Related Group’s proposed Class-A office development on Miami Beach’s Terminal Island cleared the City’s Planning Board & now heads to the Design Review Board. One Island Park, designed by Arquitectonica, will include two 5-story office buildings with a rooftop café. Class A office space in Miami Beach is in scarce supply & with financial services & tech firms migrating here, Related President J.P. Perez says interest is high. Related has owned the 3.71-acre parcel on the southeastern tip of Terminal Island since 2013. The site is approved for cargo terminal operations which was its previous use. Initially, Related proposed a 25-story, 300-ft tall residential tower & then a taller, slimmer tower at 34 stories, 457 feet but following strong objections from the US Coast Guard, Related changed gears & in May last year proposed 2 small office towers “when the world was changing” due to COVID, Perez said. There was significant migration down to South Florida. There’s a lot of companies moving. CEOs, Chairmen buying houses, relocating their families, & they have nowhere to office in Miami Beach. There hasn’t been new product built in Miami Beach for at least 10 years, so there’s no supply. This would be meeting that new demand. The project will be good for the City of Miami Beach as it seeks to diversify its tax base away from a heavy emphasis on the tourism industry which has been hit hard by COVID & other events in recent years. The Planning Board approved a Certificate of Use Permit (CUP) required for developments over 50,000 sq. ft. One Island Park will contain approximately 161,671 sq. ft. of office space. Earlier this month, City Commissioners approved a height increase for the site from 40 to 75 feet, an increase the developer said was necessary to provide the 14-ft tall ceilings required by users of high-end office space. So, About That Distressed-Asset Feeding Frenzy... The back half of this year promises chances for private equity to make opportunistic real estate plays, but it won’t be as straightforward as the recovery from the global financial crisis.Two running themes in the real estate market in the early portion of this year are likely being monitored by private equity investors looking for a post-pandemic windfall: the anticipated wave of distressed-asset sales and the persistent discounts at which some public real estate investment trusts are trading relative to their net asset values. Private equity managers like Blackstone were able to take advantage of post-recession conditions over a decade ago to buy billions of dollars’ worth of commercial property. In late 2010, 20% of all commercial property sales were distressed-asset deals, according to Real Capital Analytics. Without being beholden to risk-averse shareholders, the thinking goes, private equity can go against the grain to place bets when others are playing defense. Billions of dollars are being raised for that purpose at this very moment, The Wall Street Journal reports. There might be as much as $200B in capital ready to invest in distressed assets, according to CoStar Risk Analytics. But conditions are quite different this time around. “The debt market is extraordinarily liquid, whereas it was frozen during the GFC,” JLL Senior Managing Director Steve Hentschel told Bisnow. “Hands won’t be forced the way they were before.” Because capital markets weren’t the root cause of this recession, its impact varies wildly depending on the sector. And because the recession changed the way society lives and operates, distress for an asset might be more of a permanent condition, which makes the job of actually turning around the property a much more arduous task. Sunset Place In Miami Trades For About 60% Of Its Former Price - A month and a half after redevelopment plans for the site formally fell through, The Shops at Sunset Place, a 9.68-acre outdoor mall in South Miami that once bustled with national retailers but has struggled in recent years, sold on New Year's Eve for $65.5M, the buyer announced this weekend. That's about 59.5% of the price the mall traded for in 2015. The parcel, located at 5701 SW 72nd St., is situated along U.S. 1, a major road. It was originally developed as a site for Holsum Bakery and in the 1980s was transformed into the Bakery Centre Shopping Plaza. That was demolished in 1996 to make way for The Shops at Sunset Place, which opened in 1999 with an FAO Schwarz and a Virgin Megastore, both long closed. The mall struggled with vacancies in recent years, and Simon Property Group sold the property for $110M in 2015 to the publicly traded, Maryland-based REIT Federal Realty Investment Trust, along with local partners Grass River Property and the Comras Co. An annual report disclosed the mall was only 62% leased in 2019, though it still had major tenants including an AMC Theatres and an LA Fitness. The owners planned to tear down half of the shopping complex, about 80K SF of vacant retail space, and replace it with three 17-story towers that would include apartments and hotel rooms. However, the partners defaulted on a $61M loan during the coronavirus pandemic. In November, Federal Realty Investment Trust CEO Don Wood said the partners would be abandoning the redevelopment plans. On New Year's Eve, FRIT Shops at Sunset Place Fee Owner LLC sold the property to Midtown Opportunities, a Miami-based firm that developed portions of Midtown Miami, including co-developing the recently opened 32-story GIO Midtown tower, and it is developing 22 acres in Orlando. Goldman Sachs May Move Asset Management Unit To Florida Financial powerhouse Goldman Sachs is reportedly considering relocating one of its major divisions to Florida after remote work this year has shown leaders some roles could be moved out of expensive New York City. The move would apply to the investment bank's asset management arm, Bloomberg reports. Executives have been looking at office locations in places north of Miami like Palm Beach County and Fort Lauderdale, as well as talking to local officials and examining the tax benefits of the state. No decision has been made, however, and Goldman could also move the division to another low-cost city like Dallas, according to Bloomberg. “We are executing on the strategy of locating more jobs in high-value locations throughout the U.S., but we have no specific plans to announce at this time,” a spokesman for Goldman Sachs said in a statement to the publication. The company is planning to save $1.3B, in part by moving employees to cheaper places. If it does happen, it would strike a blow to New York City’s status as the financial capital of the world and mean more high earners — whose tax dollars the city budget badly needs right now — would be leaving. Locals have been warning for some time that the city needs to work harder to hold onto cash-rich companies that have helped drive its prosperity, particularly in light of Amazon’s decision last year to halt plans to build a headquarters in the city. It wouldn’t be the first major financial firm to leave for the Sunshine State. Paul Singer’s Elliott Management Corp. is moving its headquarters to West Palm Beach from Manhattan. Carl Icahn signed a lease last year to move Icahn Enterprises out of its New York City and White Plains offices and into a Sunny Isles Beach building. Amazon’s Project Flash: 1 Million Square Foot Warehouse Now Being Built In Miami Dade, Among Their Biggest In The Nation. Amazon has commenced work on their biggest facility in the Miami area, and one of their biggest nationwide. The new facility is being built under the code name Project Flash, according to a utilities deal completed with the county in November. The water and sewer agreement states that Amazon is building 1,012,289 square feet of warehouse. Amazon purchased the 77 acre property from Miami-Dade County for just $22 million. Commissioners approved the deal in July, saying it was the appraised value of the land. As part of the deal, Amazon must create 325 full time jobs over a 20 year period, with an average annual salary of $32,000, or $15 an hour. Amazon’s current biggest facility in Miami is at Opa Locka – also built on land acquired from the county. The Opa Locka facility is 855,000 square feet. 🙋🏻‍♀️ I am so thankful you are here!
