FLAT REGISTRATION PROCESS

1. Verification of the title of the property – The documentation of the property varies based on whether the property has been bought from secondary sale or developer. In the first case, due diligence would be easier as the first owner would be having the propertv documents ready for registration. However the obligation lies in the hands of the buyers to follow up.

2. Estimation of Property Value – The value of the property should valued for payment of the stamp duty. The stamp duty is calculated based on the value of the property. So its important to take this into account.

3. Preparation of Stamp Paper- You are now required to buy non-judicial stamp paper equivalent to the value of the stamp duty. It can be purchased online or from licensed stamp paper.

4. Getting Sales Deed ready – This step involves the preparation of the sales deed by getting it typed by an authorized attorney, which is done on behalf of the buyer. 

5. Payment of Stamp Duty and Registration Charges – Once the stamp papers are ready, you can may the stamp duty through the collector of stamp. These charges have to be paid before registration of the property.

6. Approaching the Sub – Registrar for Registration –

  Now the sub registrar office of the respective state has to be approached for the registration of the sales deed, accompanied with two other witnesses. An original copy of the deed and two photo copies of the same should be carried. Each person involved should carry their identification document and photographs.

7. Document Submission – Along with the sale deed, you are required to submit the requisite documents such as No Objection Certificate (NOC) if the building is located in the city collector’s land, ID and address proof, DD or cash for the payment of duty, etc. 

8. Completion of Registration – Once all the documents are verified, the registration process will be completed. You can duly collect the registered documents, while the sub- registrar maintains a copy of each of the same.
