Percy hadn’t always been a good kid, but he was surely one of the better ones. Pushed away with a scowl and enough lectures to curve his interest in the usual rebellion most of his peers had, he found other ways to explore the world and its limits. He was born and raised in Seattle and crossed the threshold of a white picket fence the day he left the hospital. For a long time, he thought of that fence as the gates to his kingdom but little did he know that it was his father’s way of keeping the struggles that plagued their family far away.
The Dawson’s weren’t a picture perfect family, but they had some shine to their grime. Percy and his sister, Andromeda, were inseparable and he was always the one pulling her away from the things their father advised them against. The two were different, but they had a loyalty like no other and so when Andy passed away their junior year of college, everything he ever knew seemed to have finally spoiled. He believed every chance he saved up, every karma point reserved for him to share with his sister, had not just rotted but never existed at all. More importantly, his father had never prepared them for the world he had belonged to. He hadn’t protected them.
After his sister’s death, his family seemed to shrivel up under their grief and his parents divorced. His father relocated to his sister’s happy place in Helltown, and PJ stayed far away from it. He couldn’t understand trying to chase a memory in those places forgotten from their youth and more importantly, ruined by the person his sister had eventually become after she began taking drugs. He had done his best to be a bridge between her and their parents, but it wasn’t enough. That guilt ate away at him and one night he gave in to the poison that took his sister’s life, and he’s yet to stop.
PRESENT DAY
He lived with his mother after the divorce but after his use became too heavy, and sleeping on porches in the middle of winter after she refused to let him come in high, he decided maybe he needed some change but not without raising a little hell first. He’s come to Helltown not to turn a new leaf, but find another reason of spite to carry on. He hopes that he can use whatever sympathy his father has left until it’s run dry, and until he’s on to his next move.

He wasn’t the best child but compared to Andy he was the family’s golden boy.
Due to the closeness of him and his twin it was no surprise that they wanted to attend the same college together. At college Andy got involved with a man who introduced her to the party scene and the drugs that went along with it and Percy watched her fall deeper and deeper into the hole. He tried his best to pull her out of it, flushing her slash whenever he could, etc. But eventually Andy pulled away to push herself deeper into her toxic relationship where her addition ended up overwhelming her.
He was concerned when he hadn't heard from her and was the one who ended up finding her. It was a lot for him to process and from that point leading up to her funeral Percy was there to move her belongings from college back home and ended up finding her drugs and he felt inclined to try them to feel closer to her and he hasn't really stopped. He's not at the point of addiction but the fact that he's taken this troubling path is alarming especially to his mother. This resulted in her locking him out of the house and him spending nights on the porch because she wouldn't let him in high. He's still got his care free spirit but over the years has gotten more rebellious and reckless to go along with his adventurous side. He waited for his mother to go to work one morning, after she caved and let him back into the house and packed his belongings to go to his sister's favorite place and ended up at his father's/their vacation house's door step. So Dawson isn't aware of Percy's drug usage at this point and yeah he's still going through it.

This motel is one that is particularly frustrating for me as it is one of the properties Tony Hsieh bought for his misguided, easily manipulated "Downtown Project" that resulted in like two good things and a whole lot of bad.
He bought this motel with who knows what plans for it, probably just because he could, closed it, and it sat empty. And sat, and sat, and sat, and nothing happened except layers of graffiti and homeless people using it as a wind block. And then they put up chain link fencing to try and stop that but it didn't. And then he died without a will. So it sat empty, and sat, and sat, and sat. No one at Downtown Project ever had an idea of what to do with it, or bothered to ask the community they claimed to be a part of. In point of fact, years before he died they shut down the office in downtown to stop people from giving them feedback or participating. Businesses in Portland, OR and Seattle, WA got "Vegas downtown" money but no one in Vegas did. Because at the end of the day the supposed Downtown Project was just a premier tier of the Cult of Zappos that Tony built. He had billions, decided it would be fun to live in Las Vegas, and then pretended to be a member of a community he never talked to and didn't understand.
I used to sit across from it and sip drinks and talk with my friends about all the things it could be used for. Artists conclave, return to its motel days, micro-festival site. And none of that ever happened. It just sat, boarded up, blacked out, empty.
Then in June of 2023 its roof caught fire and collapsed. That is not a one off tale for the Downtown Project bought buildings. The buildings he bought, many never touched by his supposed project, are still empty and unsellable due to probate issues. They are a blight, as they were after he bought them.
Ten years. Ten years where it housed no one, hosted no one, sold no products, helped nobody. Ten years where it did nothing but degrade.
The actual downtown revival isn't on Fremont St where Tony staked his flag. It's south of Charleston, between Commerce and 3rd and it was done by individuals with an idea and a will and who got the community they were actually a part of to help them build.

Lucky Motel, 1111 Fremont St (1951-2012). Postcard, 50s-60s.
The U-shaped, 28-unit Lucky Motel was built on Block 1 of Ladd Addition, the second motel by brothers J.T. and Al Franklin, and completed October 1951. The pool was added in ‘57. Franklin bros also helped to build the shopping center across the street (1100-1126 Fremont) which was completed in the mid 50s.
Franklins sold the motel to Roy Williams in ’61; Williams sold to Allen & Dolly Zender in ’74; the motel changed hands several times, and was last sold in 2013 to Downtown Project who closed the motel.
The motel’s neon sign is seen in the earliest dated photos of the motel. In the 00s, Steve Wyrick bought the motel sign for a private collection and placed it in storage. It was bought by the City of Las Vegas and returned to the closed motel in 2020.

I’m never excited about the prospect of riding the same route over and over, though once I’m actually riding, it always works out just fine. This is one of my favorite loops in Seattle (or near Seattle). Either direction is fine: today I rode it counterclockwise. Eleven of the 13 miles are on Mercer Way (West and East), a curvy, rolling two-lane road with very little midday traffic. The other 2-3 miles are a mixed bag - all perfectly good riding - across the north end of the island parallel to I-90. The only intersections are on the north end, so most of the ride is wonderfully smooth and uninterrupted.

There are relatively few good views - they’re blocked by trees, fences, and big homes - although there are occasional glimpses of Lake Washington or of Downtown Seattle and Bellevue in the distance. And it’s a fairly short, fast ride that doesn’t lend itself to stops, so my only pictures are pretty unspectacular ones of Luther Burbank Park (my favorite start and end for this loop). I think the highlight of this ride is the big curves in and out of the ravines on the east side of the island.
