Efficient Eviction Services: Navigating the Eviction Process in Connecticut with Speed and Precision
Understanding Efficient Eviction Services in CT
Navigating the eviction process in CT can be a complex and daunting task for landlords and property managers. From dealing with lease violations to ensuring compliance with state laws, the process requires meticulous attention to detail and swift action. This blog will delve into the essential aspects of eviction services, highlighting the importance of fast eviction services and how it can benefit property owners in Connecticut.
What Are Eviction Services?
Eviction services are specialized services designed to assist landlords and property managers in handling tenant issues that warrant eviction. These services encompass a range of activities, from issuing initial notices to representing landlords in court. The goal is to streamline the eviction process in CT, ensuring it is handled efficiently and in compliance with state laws.
The Importance of Fast Eviction Service
The speed at which an eviction is processed can significantly impact the financial and operational aspects of property management. Here’s why fast eviction service is critical:
Mitigating Financial Burdens: Prolonged eviction processes can lead to substantial financial losses. Delays in evicting non-paying or problematic tenants mean lost rental income and increased operational costs. Fast eviction services help minimize these losses by ensuring quick turnover.
Reducing Administrative Hassles: Managing the eviction process requires significant administrative effort, from preparing legal documents to attending court hearings. A fast eviction service streamlines these tasks, reducing the burden on landlords and property managers.
Minimizing Conflict: Speedy resolutions help prevent minor lease violations from escalating into major disputes. Fast eviction services foster a smoother relationship between landlords and tenants, reducing the potential for conflict.
An Overview of the Eviction Process in CT
The eviction process in CT is governed by specific legal procedures that must be followed to ensure a valid eviction. Here is an overview of the key stages:
Notice to Quit: The eviction process begins with a written notice to the tenant, stating the reason for eviction and the time frame within which they must vacate the property.
Summons and Complaint: If the tenant does not comply with the notice to quit, the landlord files a summons and complaint with the court. This officially starts the legal eviction process.
Court Hearing: Both the landlord and tenant present their cases in court. The judge reviews the evidence and makes a decision based on the merits of the case.
Judgment for Possession: If the judge rules in favor of the landlord, a judgment for possession is issued, allowing the landlord to regain control of the property.
Execution of Eviction: The final step involves the physical removal of the tenant from the property, typically carried out by a marshal.
Legal Requirements for Eviction in CT
To ensure the eviction is legally valid, landlords must adhere to specific legal requirements, including:
Proper Documentation: All forms and notices must be correctly completed and served to the tenant.
Valid Reasons for Eviction: Acceptable reasons include non-payment of rent, lease violations, or the end of a lease term.
Tenant Rights: Tenants have the right to challenge the eviction in court, and landlords must follow due process to uphold these rights.
How to Choose the Right Eviction Service
Selecting a competent eviction service is crucial for a smooth and efficient eviction process. Consider the following criteria:
Familiarity with Connecticut Law: Ensure the service provider has a thorough understanding of CT eviction laws and procedures.
Efficiency and Track Record: Look for services with a proven track record of handling evictions quickly and effectively.
Customer Service: Evaluate the provider’s responsiveness and willingness to address your concerns.
Testimonials and Reviews: Check testimonials and reviews from other landlords to gauge the service quality.
Benefits of Fast Eviction Service
Employing a fast eviction service offers several advantages, including:
Minimizing Rental Income Loss: Quick evictions reduce the time a property remains vacant, ensuring a steady rental income.
Maintaining Property Condition: Swift action prevents tenants from causing further damage to the property.
Psychological Benefits: Resolving tenant issues quickly reduces stress for landlords and property managers, promoting a more positive management experience.
Challenges in the Eviction Process
Despite the benefits, the eviction process in CT can present challenges, such as:
Legal Complications: Navigating the legal complexities requires expertise and attention to detail.
Tenant Counterclaims: Tenants may file counterclaims, prolonging the eviction process.
Delays: Administrative delays and court backlogs can extend the eviction timeline.
Future Trends in Eviction Services
The landscape of eviction services is evolving with emerging trends and innovations:
Digital Platforms: Technology is streamlining the eviction process with platforms for managing documents and tracking progress.
Changes in Laws: Stay informed about new tenant-landlord laws that may impact the eviction process.
Enhanced Efficiency: Innovations aim to make eviction services faster and more efficient, benefiting both landlords and tenants.
Conclusion
Understanding and utilizing efficient eviction services is crucial for landlords and property managers in Connecticut. By leveraging fast eviction service, you can navigate the eviction process in CT smoothly, minimizing financial losses and maintaining property conditions. Choose the right eviction service to ensure compliance with state laws and enjoy a stress-free property management experience.

Check out this great letter challenging the City of Kingston's plans for daytime evictions in Belle Park (from Mutual Aid Katarokwi-Kingston, March 19, 2024):
"I am a citizen of Kingston who lives on Montreal Street and volunteers five to seven days per week, for two or three hours per day, at the Integrated Care Hub with my colleague Brigit Smith.
In our role, at this grassroots level, we support the ICH shelter residents, substance users at the Consumption Treatment Centre, encampment residents at Belle Park and many unhoused in the community who have learned about the kindness, warmth and support we provide to the homeless.
As background, one of our business clients donated $10,000 to purchase a golf cart for the CTS and ICH staff to provide swift responses to overdoses, ultimately saving lives. We set up a prepaid account at BnB Pharmacy to support fulfillment of prescriptions, which we top up on a monthly basis. We raised over $12,000 this past winter to provide tents, air mattresses, sleeping bags, pillows, hygiene products, winter coats, boots, hats, gloves, running shoes, back packs, and warm clothing. We have built relationships with businesses in the community who support our efforts to take care of our homeless. We often purchase and donate coffee, donuts and
muffins so our unhoused feel, in some small way, that we care about their well-being. We process all incoming donations. We take care of everyone with respect and dignity and we are honoured to serve them. They are warm, friendly, appreciative, and respectful in all interactions. We do not deny the reality of challenges, as we see them every day, however one would think the threat to life would include concern for fires and freezing to death. We do not feel your decision is taking all complex matters into account. We feel uniquely qualified share our perspective.
The announcement of the City of Kingston to prohibit day use and evict our encampment homes on a daily basis, effective April 2, 2024, simply must not go forward.
We are in the midst of a national housing, economic, substance use and drug poisoning crisis. This is our reality. It is not going away. Delegations have approached council to talk about substance use in our schools at the elementary and secondary levels. Poverty and homelessness are growing. This is evident in the statistics authored by the Canada Mortgage and Housing Corporation. These may be the most complex times we will face in our lifetime and as citizens we can not condone the short sited and thoughtless approach of daily prohibition and daily eviction of homes. Asking our vulnerable residents who are often medically ill with complex mental illness, and or substance use and many fragile elderly, to pack up their homes and belongings daily, is inhumane. We must have more scope than knowing we will be complicit in the death of our vulnerable citizens, if we push them further into the woods and isolation, as Justine McIsaac stated at your council meeting in January 2023.
Moreover, the Office of the Federal Housing Advocate, authored by the Canadian Human Rights Commission (Feb 2024) clearly indicates the need for the City of Kingston to comply. It is a human right to receive adequate housing and yet you are proposing we dismantle the only home they have on a daily basis, destroying the little dignity they have. These are their homes, and it is incumbent upon us to improve their homes, not dismantle them. Our citizens in Belle Park are already a community in crisis, a traumatized and disadvantaged population. We have a group of seniors who depend on us to listen to their stories and memories and be present for their needs. Many, are quite sick and dropped off from the hospital in various states where continued active care is required. We also provide walkers, canes and wheelchairs. It is our norm. How can we respect and support the decision of the city when you do not seem to understand the complex matters of these very important citizens. We need to collaborate to find common ground.
Can you imagine what will happen to our emergency departments when we can no longer administer naloxone in Belle Park. An already overburdened HDH and KGH will now be providing overdose support because residents have moved further away from their support at the CTS and ICH. We serve hundreds of overdoses. These overdoses will land squarely at emergency along with the Paramedics and Police who must remain present until the emergency dept can serve them.
Our residents will find places to live in their tents further away from the ICH. Tent encampments will not cease to exist, with your dismantling strategy. Recently, you took the tent of a resident, and this particular resident continues to live at Belle Park under a tarp. You accomplished nothing but putting this resident further into crisis. This is their community, it is their home, their tents are their homes. Let that sink in, tents are the best we have provided them. This eviction will push them further into crisis, despair and desperation and as Justine stated, resulting in death.
It is our understanding, a resolution from Council is required to move forward with your April 2 directive and we did not find this resolution. Can you please advise us as to how this decision was made as we understand this directive to be illegitimate
Please let us work with our community, fire department, police and bylaw to educate and support our residents. Our outdoor engagement team has worked very hard to collaborate with citizens, police and fire and we believe with a dedicated team we can build understanding and find common ground. We are inviting the community to volunteer with us. Give us a chance to build relationships. Please reconsider your decision and work with us to support our community while we build a made in Kingston strategy together. On a strategic level, we have a made in Kingston plan to collaborate with private sector and all levels of government to lift Kingston as the innovative and dynamic city it is. Please reconsider and work with us toward a sustainable solution.
Sincerely,
Pamela Gray and Brigit Smith"

On the July 8 call of the National Political Committee Steering Committee, the SC voted to send this letter to members.
The entire process for Resolution 33 grievances and non-Resolution 33 cases may be seen here, as well as resources for chapter Harassment and Grievance Officers.
Jane McAlevey Tools from No Shortcuts to Organizing for Power Series
In the last two months, hundreds of members attended three mass organizing calls with Jane McAlevey, ending on July 10 with a call on how to use these techniques to strengthen your DSA chapter. In moments like now, when the boss class is doubling down on their campaign to divide, conquer, and spread fear, it is more important than ever that we build effective chapters who can both mobilize, but also organize.
Stay tuned for an August follow up call to see how folks have applied Jane’s lessons, and in the meantime, here are some tools she developed for chapter members in DSA. We hope you can try them out and then get on our next call!

If you missed any or all of these mass calls, click here to watch the three videos. At the link you will find a discussion guide for No Shortcuts, brought to you by the DSA Fund, dedicated to education and outreach about Democratic Socialism. Learn more or support the DSA Fund here.
Democratic Socialist Labor Commission (DSLC) Update
The DSLC is hosting a call featuring the leaders of Labor Working Groups, Committees, and Branches throughout the organization. They will be discussing the approach they take to the labor movement in their chapters, campaigns they’ve taken on, and issues they’ve faced. We are still finalizing a time and agenda, but you can pre-register for the call at this link.
And check out the DSLC’s Labor 101 curriculum! There will be an opportunity for delegates to participate in a Labor 101 session at the convention, which is a great opportunity to bring this training back to their home chapter.
Electoral Endorsements in California and Ohio
The National Electoral Committee is proud to endorse Dean Preston for San Francisco, CA Board of Supervisors and Liliana Rivera Baiman for Columbus, OH City Council!! Both are up for election Tuesday, November 5th. Vote for them if you live in town, donate to them if you can, and reach out to [email protected] to volunteer remotely for them or our other candidates like Shaun Scott in Seattle.
Dean Preston wrote the Right to Counsel ballot measure that San Francisco DSA endorsed and won, and is known as one of the lead organizers who helped save CA rent control in 2008. He has represented tenants in eviction cases and victims of police misconduct as a lawyer, and now he is running to represent working people on San Francisco’s Board of Supervisors. This is a chance to elect a DSA member who has already worked alongside the chapter to office and boost their fights for a green new deal, public transportation, and of course, tenants’ rights and affordable housing.
Liliana Rivera Baiman is a mother, labor organizer, and DREAMer activist who is running because Columbus workers shouldn’t need more than one job to survive. That means good union jobs with benefits, and a city that can support them. She’s a member of Columbus DSA and knows that without municipal ID cards and public internet, it’s hard for everyone to take advantage of everything the city has to offer. With public services that are funded by prioritizing the good of all over the good of developers, Liliana believes everyone can thrive.
DSA In Office Gathering in Atlanta
The past few weeks we have seen what happens when the Wall Street wing of the Democratic Party attacks their left flank. It opens the door for the likes of Trump to go on the offensive, galvanizing and growing his base from among those who would like to return this country to pre-Reconstruction economic and social relations.
Outside the formal political arena, DSA members across the country have attended and in many cases helped organize Close the Camps mobilizations. It is critical that our chapters be part of broad based majoritarian coalitions organizing both in direct actions and in civil society against the increasing neo-fascism of the Republican Party, the accomodationism of too many moderate Democrats, and the corporations who assist ICE and other institutions of oppression.
We are also working inside the formal political arena, supporting our members in office to use their resources to facilitate working class self defense in their communities, and helping new democratic socialists candidates run for office at all levels of government. Dozens of DSA members currently in office will gather concurrent with the national convention to build our national network and find new ways to leverage our independent, collective power.
Convention is Coming Up!
It’s been great seeing members on social media discussing some of the many resolutions before delegates at the convention, and knowing many of you are holding chapter meetings to discuss them as well. Delegates will make major decisions about the direction of the organization in just two weeks.
We will also hear from inspiring leaders both inside and outside DSA, including:
Sara Nelson, International President of the Association of Flight Attendants-CWA, AFL-CIO. During the government shutdown, Nelson released a video calling on flight attendants to stop working and support air traffic controllers sickouts. Hours later, Trump cut a deal to end the shutdown. Now she’s standing up against climate change, supporting the Green New Deal, and calling on airlines to stop enabling deportations.
Linda Sarsour, DSA member, co-founder of MPower Change, Palestinian-American community organizer, former executive director of the Arab American Association of New York and Women’s March board member.
Together we will marshall our strength for the struggles ahead. We want nothing less than a planet for the many, not the few!
Pre-Convention Budget Webinar for Members
The Budget and Finance Committee is organizing a Preconvention Webinar Budget Presentation on Sunday, 7/28th 8pm ET/7pm CT/6pm MT/5pm PT. The call will be one hour long and will include an mid-year budget analysis. This call will be limited to DSA members as of 7/11/2019.
To verify memberships are up-to-date with their dues, we ask that you RSVP for access to the call. Every member who RSVPs will receive a recording of the call.

It begins
And just like that, the long, uncomfortable process of keeping a personal blog begins. Hi, I’m Niko (you can call me that or Nikos or Nick or Disco, whatever is easiest for you, don’t worry about it) and long story short I am a university dropout who quit in order to pursue a career in the cooking/baking world. From about the beginning of 2016 up until October 2018. Due to injury to my spine (herniated disc pressuring the sciatic nerve) I had to quit my job and seek re-education in another field. I was an engineering and business administration student prior to this in Loughborough University and KULeuven respectively. I have always found myself far more comfortable working with/around computers so when a close friend of mine was about to start a new one-year course in Java development, I followed him through the registration process which included 3 days of lessons and a test on the 4th day. I was told that due to there being an unusual amount of people with some experience with Java, the few seats that they had were given to those that scored highest, even though I had achieved a decent grade. That’s when I caught the second bug of my life: coding. I found another course that begins in mid-April, although it is in Ruby and focuses more on web (and app, kinda) development but thankfully it is in English, unlike the Java course where I found that the people there had a hard time understanding my semi-broken flemmish and alien accent. It was surprising to see how frustrating it can be to not be understood.
I have created this page in order to document that journey and everything revolves around it like side projects on java on codecademy, epiphanies and whatever else comes along with it. The idea is to develop an idea that I have had for an app during my time in the pastry business. Failing that, I will find a job as a junior developer, hopefully.
There has been odd sets of circumstances and events that have led to this point. If you are curious to find out, read on. If you don’t wanna be attacked by another huge wall of text avert your eyes now!
Back in the end of 2015, I was initially working as a part-time deal for funds while being a student, but I fell in love with the work, the intensity and funnily enough the stress of it. I quit my studies 3 months in, and took on every contract they offered me. These were at most week contracts for interim work and I believe the official title was either cook or cook’s helper. After about two years of this, I was sent to a client who was making these incredible structures from pastries. Choux “glued” together with caramel towering above the guests, tartes tatins as far as the eye could see while also the pâtissiers, who were all working in a synchronous rhythm.
I was mesmerised. I knew I had to at least learn the basics.
When it had come to regular kitchen work, I was very fortunate to have learned from my mother how to cook from a very young age. Being the youngest, I usually would come home first, having to wait for my sisters to finish their classes and my parents to return from work. My poor mother at the time had been working almost every day of her life since she was 15. I would call her a woman who had to be a superwoman in her times in order to achieve what she has achieved, both professionally and in her private life. She would have food ready for all of us in pots and casseroles when we came from school, but I was not a very patient child. I would eat half of the food that was available, at first stunning my family but later aggravating them slightly. So, instead of my mother having to cook more quantities and spending more etc, I decided I would cook for myself something extra. It’s very funny to me still, how children don’t have any self-doubt when they set a goal. If I wanted to eat more than the rest, I had to cook something more. The early days are mostly a blur of Greek, Italian, Turkish, French recipes. I couldn’t seem to stick to one, since we had shelves full of books to choose from. Eventually, I found my favourites and would endlessly perfect them over the years with each iteration.
But when it came to baking, to me it was a whole other world. You can fuck up a recipe and many points in regular cooking and you can quite easily remedy them at many, if not all, stages of the process. With baking, however, the margin for error seemed to be unforgiving. It would be the ultimate test of ability: preparing something to perfection, every single time, in order to provide a consistency and quality that I had not seen before.
I asked for a small raise after working for that interim company for 2 years and was denied. I basically asked 1-2 euros more per hour, seeing as I was accepting the jobs with asshole clients that no one would take. Since I never said no, always did what was asked, covered for my colleagues when they made a mistake. Accepting the blame for something that I knew exactly who had done it, but choosing not to make a big deal of it and rather keep my head down and work harder, faster. I must say to this day, that really surprised me. Kitchens environments in general are as bad as they seem in television. The people who work there are uncultured or uneducated most of the time, the level of humour is very, very low. I had thought I had a great relationship with my boss and the many planners we have had. Many of whom I had saved their ass when they double-booked someone or had no one available (or willing) to take on the jobs with lazy clients. So I wrote myself in a 6 month crash course in baking much faster than I had expected.
It was a government funded program intended to help those who were seeking re-education in another field. During that program I did my internship at a local bakery where in the area I had just moved in to. While I may not have been treated as a real employee there all of the time and was given a lot of crap for being the young new guy (which, honestly, is understandable and common in many kitchen environments) I loved every second of working there, even on the bad days. I learned more there than I ever could have at any other educational facility. Most importantly, I lost a part of my innocence and gained more self respect. Unfortunately, being the young new guy, I always found that I had to work as fast as possible and as hard as possible (even though while I did that, I was nowhere near the level of skill of my colleagues or my boss). Which in turn meant that I didn’t always lift things properly, lifted things that I probably shouldn’t have (in order to save time or to avoid bending over every time). I first started feeling the pain on a flight as the plane was taking off and my lower back was pressed on the corner of the seat. Still kept working, thinking it was just a mild sciatica, but it became worse. I never took a break from my job during that time, seeing osteopaths for a quick 30 minute session during work and then returning back to the workshop immediately to continue working. That’s the deal with small businesses like that. We were only 4 people working in the production and that meant that if any one of us was absent, we were fucked in the sense that we would have to pull off a 18+ hour day rather than the usual 10-13 hour day and still being behind schedule. I loved most moments of it though but the pain was getting worse and worse until eventually I was stuck to the floor while emptying the dishwasher. One CT scan later I find out that I have a badly herniated disc on the L5S1 (right side). My boss was understandably not happy about this.
At the same exact time, I had been living with an old colleague from when I was an interim cook. He had many demons he had been avoiding to face over the years, always avoiding his problems with cocaine or other hard drugs and a lot of alcohol. At some point, the housemate had a mental breakdown and came to the conclusion that the people who had stood by him over the years where not worthy of his friendship (this coming from him that would always avoid his friends because he was never in a mood to talk to them just because he was in a funk all the time). I was evicted and forced to move out with no help of his, even though he knew about my back. I begrudgingly moved back to my parents place with the help of a close friend and have been living here ever since (November 2018).
Since then I am following online courses and also in-person courses concerning programming.
So there, now we have come full circle. Onward now to much, much shorter (maybe even daily depending on if I feel like it, I don’t know..) updates.

Why do we need a property management company?
A property always relates to the dream of every owner. Everyone expects profit either while buying a property or selling it in the future. However, not everyone seeks the best option to make their dream real. There comes the role of a property management company. A property management company remains well-equipped with the techniques and professionals to manage and maintain a property and work on every requirement for the same. But many people cannot recognize the importance of property managers. So, here we come with some roles played by property managers for the benefit of your property. Let’s go!
3 important roles of a property management company
The roles of property managers are very important and crucial for the landlords, especially in this busy generation where we barely get the time to spend on work other than our regular schedules. These roles are,
Less legal hassles
A property involves a lot of legal procedures, not only for buying or selling but also for maintenance. A property manager can help you lessen these hassles and make everything easy and smooth for you. For instance, when you find a tenant for your property, you will have to provide legal papers with the terms and clauses. This will be made by the property managers and thereby safeguard your interest always. Some of the legalities on which the companies for property management in CT work are,
- Screening the tenants.
- Preparing the terms and conditions to hand over the property.
- Tenant evictions.
- Handling and collecting the rents and security deposits from the tenants, etc.
Finding high-quality tenants
When we wish to put our property on rent, we always expect high-quality tenants who can keep the property the way an owner will keep it. The quality of the tenants can be ascertained well with the help of tenant screening which is quite a complex process. If you don’t have enough experience in real estate dealings, you can put the responsibility onto the property management companies. They can always benefit you with high-quality tenants based on,
- Long-term rent.
- On-time rent payment.
- Cause less or no damage or problems to the property.
- Mitigate the wear and tear of the property.
A shorter period of vacancy
Often, landlords have to put their property idle for a long time because they do not have a beneficial deal. But not with the companies for property management in CT. With all their skills and connections, they help you get the deal you want in a shorter period. So, your property will be idle for a shorter time only, and without any hassle or hardship, you can make a worthy deal. For this, they do all the needful for the property such as,
- Preparing the properties for rent.
- Consider the optimal rent for the property.
There are many other benefits that you can grab with property managers. Make the best of your property with the companies for property management in CT. Hire now!

Apparently, Cats, and Children: HOPE IN HER EYES LOVE IN HEART, A QUIET, INCREDIBLY SWEET GIRL WAITS FOR LOVE SAMMY D 63105. 5 YRS. 37 LBS. THIS LOVEBUG WAITS FOR YOUL A MANHATTAN ACC TO BE KILLED - 5/30/2019 <3 An incredibly gentle hearted, snuggly, snaggle tooth sweetheart waits with hope for love. We are all absolutely smitten with teeny tiny Sammy. Please help her! A volunteer writes: “I fell in love with little Sammy the moment I saw her, peering up at me from her bed with shining, hopeful eyes. How could anyone with a heart say no to that adorable snaggle-toothed face? She's a quiet, well-behaved girl who loves long walks in the park, appreciates gentle petting and under-chin scratches and accepts treats with the softest touch. Despite a shy start, she's now very much open to meeting new friends of both the human and canine variety and we had a lovely time together on our first date, her sweet patience not wearing thin even during our photo shoot. Sammy mingles easily with four-legged boyfriends and girlfriends, greeting them politely in the street and getting bouncy in backyard playgroup, so she'd be happy to share her new home with a respectful sibling or two. She previously led a sheltered life with just her one person but Sammy's got a big heart hiding in that tiny body and with a soft touch and a slow approach, she'll open it up to a new forever family and show them just what unconditional love and loyalty really mean.” If you can give this incredible girl a home, please MESSAGE our page or email us at [email protected] for assistance fostering or adopting her. Staff writes: PERSONALITY AS PER BOROUGHBREAKS REPORT CARD. “Walked all around central park. I am a great girl. I didn´t chase the squirrels, birds, or rabbits. I do not pull on the leash. I can be a little afraid of other dogs, but just pat my head and tell me I am safe, and I will be okay. I do like water and grass, but I am also good on concrete and stairs. I love having someone pet my head and I am very quiet, I do love to sniff things! 3 words to describe me: Relaxed / Calm, Active, Easygoing.” Sammy does have some allergy to a form of pollen. She does sneeze, but she is not itchy and it doesn´t seem to bother her. She is not aggressive at all and would be great outside the pace of the shelter. “I like parks, I am calm and laid back, I don´t mind stairs, I am housebroken, I don´t mind loud noises, I like to explore the city and to go hiking. I listen to commands.” ****************************************************** MY MOVIE: Sammy and Zeus in Playgroup https://youtu.be/yqf5hD61BZk SAMMY, ID# 63103, 5 yrs old, 37.6 lbs, Unaltered Female Manhattan ACC, Medium Mixed Breed, Brown Brindle / White I came into the shelter as a aco impound on 17-May-2019. "we all have a role to play "an online campaign of defamation and harassment of minister Chandra's wife based on completely spurious false disproven allegations which had been dismissed by the ethics commissioner including death threats that were issued against his wife I think any Alberton would understand that a husband or wife will get passionate when their spouse is being attacked and even threatened and certainly defamed" "Minister Chandra saw that his wife was being defamed by a neighbor who he had who had been an acquaintance of his for many years he went down to chat with the neighbor and asked that the post be deleted "I told Tyler he should probably just stay away from social media don't be distracted by the trolls just stay focused on his job." "we've really only had cases for about three weeks and communities spread in terms of those cases that were not known to be travel related or even more recent than that so for us it's going to take a little bit longer to be able to look at how our own data can inform our modeling "the Canadian Food Inspection Agency has shut down a production plant harmony beef that's just outside of Calgary due to concerns over Covid19 how concerned should employees who work there be and should consumers who consume beef be concerned" "as well so I am aware that there was one case in a worker at that plant and the information I received from local Public Health is that a small number of close contacts had been identified and those close contacts were being contacted today" "to inform them of the need to stay home the information I had as of this morning was that the total number of people who were impacted was not significant enough to impact the operations of the plant so "I can't comment on the decision to shut that down but this is not a foodborne illness so this would not be considered to be a concern with respect to the the food that comes out of that plant" "so again I would not be able to comment on the reasons for that whether they wanted to perform some environmental cleaning again that I wasn't aware of that decision but I do know from the information I have again that this wouldn't be considered to be a significant risk to the public and that small number of close contacts we're going to be followed up with today" "The Canadian Food Inspection Agency believes that the plant has been cleaned all the protocols have been followed and that the plant is safe to reopen for production but that some individuals see I see FIA inspectors have refused to go back to the job and so our Minister of Agriculture for Alberta Minister tree Chien is working with his officials to see if we can instead substitute Alberta inspectors into that facility or any other facilities because we also have concerns about a shortage of CFIA inspectors at some of the other meatpacking plants in Alberta" "we are seeing a huge increase in demand for those products and we cannot have the CFIA effectively impairing our entire lost livestock industry by having people refusing to go on the job" "Service Canada employees must and should take all appropriate health precautions follow all of the protocols in the case of CIF see FIA inspectors they we're basically full virtually full hazmat suits in those plants and and and masks and gloves and I mean there are there are very strict protocols about hygiene" "other provinces such as Quebec really ban all gatherings so not just limiting a number but essentially saying no one can gather together outside the home and there would be potentially some of those considerations again depending on how the situation unfolds but the important thing is again as we have always done is watching our own local situation" Read the full article

Landlord’s Witness Not Credible, Proceeding Dismissed for Failure to Serve
Laws are made to be followed. Eviction proceedings commenced under Article 7 of the Real Property Actions and Proceedings Law (RPAPL) in New York are governed by specific statutory provisions. Following a motion by Respondent-Tenant in Hirakis v. Beepat, 2018 NYLJ LEXIS 892 (Civ. Ct. Q. Co. 2018) to dismiss the petition on the ground that she did not receive the notice of petition and petition, a traverse hearing was scheduled. At the traverse hearing, the petitioner’s son (Emmanuel) claimed that he attempted service of the petition and notice of petition on the respondent on two different days at three different hours and then affixed the papers on the door of the subject premises in addition to mailing copies by certified mail and by regular mail. After testifying, Emmanuel then stated that he was mistaken on his attempts and that he attempted service on only one day. Emmanuel did not testify as to how many copies of the petition and notice of petition were affixed to the door. Emmanuel further testified that he was not a licensed process server and did not serve more than five legal papers in the past year. Noting Emmanuel’s multiple discrepancies in his testimony and his failure to testify as to how many copies of the papers were affixed to the door, Judge Hoyos ruled that Emmanuel was not a credible witness, and that petitioner failed to establish respondent was properly served under RPAPL §735. Accordingly, Judge Hoyos dismissed the proceeding. It is imperative that housing court litigants have savvy and experienced counsel.

Eviction Process in Connecticut: Dealing with Difficult Tenants and Evicting a Partner
Evicting a tenant in Connecticut follows a legal process outlined by state law. While the specifics may vary depending on your situation, the general steps typically include:
Notice to Quit: Before filing for eviction, you must provide the tenant with a written Notice to Quit, stating the reason for eviction and a deadline to vacate the premises.
Filing a Summons and Complaint: If the tenant refuses to leave after receiving the Notice to Quit, you can file a Summons and Complaint with the local housing court. This initiates the formal eviction proceedings.
Court Hearing: Both parties will have the opportunity to present their case at a court hearing. If the court rules in your favor, a judgment for possession may be issued, ordering the tenant to vacate the property.
Writ of Execution: If the tenant still fails to vacate the property after the judgment, you can request a Writ of Execution from the court. This authorizes the sheriff to physically remove the tenant from the premises.
It's essential to follow the eviction process in CT meticulously and ensure compliance with state and local laws to avoid delays or legal complications.
Dealing with Nightmare Tenants
Evicting a difficult tenant can be a stressful and frustrating experience for landlords. Here are some tips for managing the situation effectively:
Document Everything: Keep detailed records of lease agreements, communication with the tenant, and any lease violations or property damage. Documentation will be crucial evidence if the case goes to court.
Stay Calm and Professional: While it's natural to feel frustrated or angry, maintaining a professional demeanor is essential when dealing with difficult tenants. Avoid confrontations and communicate in writing whenever possible.
Seek Legal Advice: If you're unsure about the eviction process or your rights as a landlord, consult with a qualified attorney specializing in landlord-tenant law. They can provide valuable guidance and representation throughout the process.
Evicting a Partner: Navigating a Sensitive Situation
When a romantic relationship sours and cohabitation becomes untenable, evicting a partner can add an emotional layer to an already challenging situation. Here are some tips for handling it delicately:
Communicate Clearly: Have an honest and respectful conversation with your partner about the need to end the cohabitation arrangement. Clearly communicate your intentions and establish a timeline for them to find alternative housing.
Consider Legal Advice: Depending on your circumstances, you may need to seek legal advice to understand your rights and obligations as a landlord in evicting a partner. An attorney can help you navigate the process while minimizing conflict.
Focus on Self-Care: Ending a relationship and navigating an eviction can take a toll on your emotional well-being. Take time to prioritize self-care and seek support from friends, family, or a therapist if needed.
In conclusion, navigating the eviction process in CT, whether dealing with nightmare tenants or evicting a partner, requires patience, diligence, and a thorough understanding of the law. By following the legal process, maintaining professionalism, and seeking appropriate guidance, landlords can protect their rights and effectively resolve challenging situations.

Potential challenges at Level 2 include no young children, single pet home, resource guarding, on-leash reactivity, mouthiness, fear with potential for escalation, impulse control/arousal, anxiety and separation anxiety. Level 3 Dogs with Level 3 determinations will need to go to homes with experienced adopters, and the ACC strongly suggest that the adopter have prior experience with the challenges described and/or an understanding of the challenge and how to manage it safely in a home environment. In many cases, a trainer will be needed to manage and work on the behaviors safely in a home environment. It is likely that every dog with a Level 3 determination will have a behavior modification or training plan available to them from the behavior department that will go home with the adopters and be made available to the New Hope Partners for their fosters and adopters. Some of the challenges seen at Level 3 are also seen at Level 1 and Level 2, but when seen alongside a Level 3 determination can be assumed to be more severe. The potential challenges for Level 3 determinations include adult only home (no children under the age of 13), single pet home, resource guarding, on-leash reactivity with potential for redirection, mouthiness with pressure, potential escalation to threatening behavior, impulse control, arousal, anxiety, separation anxiety, bite history (human), bite history (dog) and bite history (other). New Hope Rescue Only Dog is not publicly adoptable. Prospective fosters or adopters need to fill out applications with New Hope Partner Rescues to save this dog.
