City of Toronto Real Estate Dynamics - June 2024【Daisy Huang】
- In June, the average resale property price in the city of Toronto increased by 2% year-over-year, while transaction volume decreased by 21%.
- Across different areas of Toronto, there were mixed changes in home prices year-over-year: Downtown saw the largest decline with a 5% decrease, followed by Midtown with a 1% decrease. Midtown Toronto performed exceptionally well in April, with average prices increasing by over 11% year-on-year and month-on-month, while Etobicoke saw a 5% increase in both year-on-year and month-on-month average prices.

City of Toronto Real Estate Dynamics - January 2024【Daisy Huang】
In January, the average price of homes in Toronto decreased by 3% year-on-year, while the transaction volume increased by 33% compared to the same period last year.
Looking at the different regions within Toronto, the average price in Downtown decreased by 3% year-on-year, while it remained flat in midtown. Scarborough experienced a 6% decline, Etobicoke dropped by 2%, and North York saw an 8% increase in average price compared to the same period last year.
By housing type, detached houses in Toronto saw a 6% year-on-year increase in average price, while semi-detached houses increased by 4%. The average price of Condo apartments remained stable. Townhouses showed big fluctuation in average price in January, however, due to their low transaction volume, the January price itself may not be very representative.
In terms of transaction volume, all regions and home types in Toronto experienced an overall increase, with the highest volume increases observed in the downtown area and Condo segment, with transaction volumes rising by 58% and 46% respectively compared to the previous year.

In October, the average housing price in the downtown area of Toronto increased by 4% compared to the same period last year, while the transaction volume showed a slight year-on-year decrease of 2%.
Looking at different regions within Toronto, the average price in Downtown decreased by 9% year-on-year, while Midtown surged by 25%, North York increased by 11%, Scarborough saw a slight decrease of 1%, and Etobicoke's average price rose by 3%.
