City of Toronto Real Estate Dynamics - June 2024【Daisy Huang】
- In June, the average resale property price in the city of Toronto increased by 2% year-over-year, while transaction volume decreased by 21%.
- Across different areas of Toronto, there were mixed changes in home prices year-over-year: Downtown saw the largest decline with a 5% decrease, followed by Midtown with a 1% decrease. North York remained stable, Scarborough saw a 1% increase, and Etobicoke saw a 4% price increase year on year. Additionally, North York and Etobicoke saw month-over-month price increases of 2% and 3%, respectively.
- Category-wise, detached houses and condos in Toronto saw slight year-over-year decreases of 1%, while semi-detached houses decreased by 9%, and townhouses increased by 2% year-on-year

- In April, the average price of homes in Toronto increased by 3% year-on-year, while the transaction volume decreased by 5% compared to the same period last year.
- Looking at different areas within Toronto, the average price in Downtown decreased by 2% year-on-year but increased by 2% month-on-month. North York saw a 5% year-on-year decrease, while Scarborough remained unchanged year-on-year but increased by 4% month-on-month. Midtown Toronto performed exceptionally well in April, with average prices increasing by over 11% year-on-year and month-on-month, while Etobicoke saw a 5% increase in both year-on-year and month-on-month average prices.
- In terms of housing categories, except for townhouses, which saw a 6% year-on-year decrease in transaction prices, detached houses, Condo apartments, and semi-detached houses all saw a 2% to 3% year-on-year increase in average prices. Month-on-month, prices increased by 5% to 7% across these categories.
- In April, transaction volumes for detached houses and Condo apartments in Toronto decreased slightly year-on-year, while semi-detached houses and townhouses saw slight increases. Looking at different areas, except for Etobicoke, transaction volumes contracted year-on-year in other regions.

City of Toronto Real Estate Dynamics - January 2024【Daisy Huang】
In January, the average price of homes in Toronto decreased by 3% year-on-year, while the transaction volume increased by 33% compared to the same period last year.
Looking at the different regions within Toronto, the average price in Downtown decreased by 3% year-on-year, while it remained flat in midtown. Scarborough experienced a 6% decline, Etobicoke dropped by 2%, and North York saw an 8% increase in average price compared to the same period last year.
By housing type, detached houses in Toronto saw a 6% year-on-year increase in average price, while semi-detached houses increased by 4%. The average price of Condo apartments remained stable. Townhouses showed big fluctuation in average price in January, however, due to their low transaction volume, the January price itself may not be very representative.
In terms of transaction volume, all regions and home types in Toronto experienced an overall increase, with the highest volume increases observed in the downtown area and Condo segment, with transaction volumes rising by 58% and 46% respectively compared to the previous year.

In terms of transaction volume, the area with the largest year-on-year increase in Toronto's transaction volume was the downtown area, expanding by 6%. North York experienced the largest year-on-year decrease in transaction volume, declining by 10%.
