Renovation Diary Part 2: Designing a modern home in an old Trinity

After years of fixing up homes throughout rural Pennsylvania and abroad, RoseAnn Hill had the itch again to renovate. Only this time, the home she fell in love with was in Philadelphia, and at 776 square feet, it was the smallest property she’d ever taken on. Follow along the renovation process from start to finish in real time, as the 52-year-old works with local architect Timothy Kerner of Terra Studio to fix up a traditional Trinity in Queen Village.
I’ve never worked with an architect—I always thought it was a luxurious thing like having a lawyer on retainer. But I live far away and I can’t really manage it myself. I know I’m paying up, and I know it’s not the sanest financial decision, but the time is right and I’m doing it.
When I started looking for a local architect, I came across Tim Kerner’s work. His aesthetic is matched to what I’m looking for.
Kerner said told me, “I have worked on various projects for a good number of small row houses, but not one that would be considered a Trinity, so this is my first.”
When we met at the house, he was really thorough and it took about two hours. We went through the Trinity from top to bottom and discussed first of all, what needs to happen structurally, as far as updating the plumbing and electrical and taking a lot of it offline to see what we’re dealing with. We also talked about whether we can keep the fireplaces and get them in working order.
Exterior and first floor

The exterior also really needs sharpening to make it crisper and more in line with a nice Trinity. The wood floors are original, so we plan to keep those.
Basement

The basement is where the kitchen is located—it just bums me out to have a kitchen down there, but we can’t do anything about that. But we’re hoping to expose some beams in the kitchen. The plan is to put in two new windows down there to bring more light into the space. I think the configuration could make a lot more sense and make the kitchen more usable.
Second and third floors

The bathroom is teeny-tiny, but it can be done correctly if we take out the cheap tub and replace it with a standup shower.
After our tour, Tim sent me a really detailed list of what we discussed and his three-part plan for the renovation, which will include schematic design, construction documentation, and bidding, permitting, and construction:
As we discussed, the project would include new windows on the front façade, a new furnace and central air conditioning in the basement with new ductwork throughout, new cabinets, appliances and counters in the kitchen, new doors and wood trim throughout, reworked stair areas at the first and second floors and repair of damaged stair treads and risers, removal of existing plaster walls and installation of new drywall and increased exposure of the existing brick walls, removal or reconfiguration of the first floor closet, removal of the second floor doorway to the front room, a new laundry closet on the second floor, new fixtures and finishes in the bathroom with a shower instead of a bathtub, removal of the partial closet on the third floor, reconfiguration of the third floor closet to remain, new electrical outlets, new insulation in the attic, the possible installation of insulation on the two exterior walls and the possible repair of the existing fireplaces and chimney.

Vinyl Coated Wallpaper coated with acrylic vinyl or polyvinyl chloride. It is the most common type of wallpaper. They are easy to clean, easy to remove, and very durable. Ideal rooms are the kitchen and bathrooms.
Foil This type of wallpaper is very difficult to work with. It can show the wall imperfections and gets wrinkled easily. However, it adds brightness to any room because of its metallic surface.
Flock Great for decorative highlights and it gives off a formal ambience. They have patterns with velvet-like raised designs.
Grass Cloth Made up of weave of grasses. Not to be used on areas with high traffic and humidity. They are difficult to remove.
Fabric Made from textiles and they are not easy to clean. A special clear paste should be used in sticking it to a wall.
Embossed Easy to clean and hang. Hides wall imperfections. The textured paper can be painted.
When looking for wallpaper, you should also know how to clean them. Different materials have different ways of cleaning them. You should ask the manufacturer on their recommendations in cleaning their products.
However, dry cleaning is the safest cleaning method on any kind of wallpapers. Avoid using any moisture on wallpapers that are absorbent like paper and fabric. Some stores also sell a clay-like material to be used on wallpapers.
This clay-like cleaning material is good in absorbing soils from the walls. If you found a mold or mildew in the wallpaper, it is advised that the wallpaper be removed and replaced.
If you have removed the wallpaper, clean the walls first with water and chlorine solution. This is to kill any mold and mildew on your wall. Rinse it with clean water and let it dry before installing new wallpaper.
There are also different ways to remove wallpaper. As with cleaning, different material have different ways in removing them. Some materials are easy to remove, while some are very difficult to remove.
Water If the wallpaper is a simple paper, just brushing it with water can remove it off from your wall.
Chemicals A chemical wallpaper stripper can be found in most home improvement stores. It is mixed with warm water or warm water with vinegar. You must saturate the wallpaper as the mixture dissolves the wallpaper paste. When the paste is completely dissolved, you can remove it easily by stripping it off with a putty or drywall knife.

With Each Hole in the Wall
The blog has fallen silent for a few months but the work has gone on so while I've been regretfully distracted from This Walls Gotta Go updates that hasn't meant I've taken time off of the actual, physical work on the project. It never stops! I live among the wreckage of my crumbling castle in the heart of Fishtown, Philadelphia. That said, with every step in the renovation process, repairing a brick wall or framing the third floor bathroom for example, I see the light flickering at the end of the tunnel. I see the possibilities of what these walls will offer in the future: comfort, protection, warmth, family and friends, etc. and it reminds me why I took on this project in the first place. It is exciting and sometimes overwhelmingly painful when you've been pushing Roxul insulation between ceiling beams for six hours at a time. So much depends on a days work, the rate of progress, and how much muscle was needed!
One of the biggest skill-sets I’ve been developing is certainly my old-school, masonry expertise. This is the first brick house I’ve ever lived in so it is a specialty that my family and I are learning about as we go along. My parents had actually taken an workshop at Lime Works (www.limeworks.us) in Quakertown, PA several years ago on the traditional use of hydraulic lime mortar. So up their alley! These workshops are primarily created to share the traditional methods and techniques that are, more often than not so much better than modern materials. The skills involved in using these time-tested materials have often been lost on younger generations as cheaper, faster, more readily available options are more easily found at Home Depot.
After a quick tutorial from my dad, I shot to the top of my very, very small class of one and consider myself a sub-par, sloppy professional at this point. I managed to get a handle on the process pretty quickly but certainly have much to learn in regard to the final finishing work. I’m getting there though and what matters is the end result sometimes and not exactly how tidily you get there. 
The first project was reinforcing the walls on the 3rd floor that had begun to crumble in places. The biggest surprise here was actually the poor condition of the old plaster walls and not the brick walls behind them. The major concern was the quarter brick wall that so much of what I’ve written about so far has focused on. I had not expected it to exist at all but once a solution was found to stabilize what lay beneath it, the design impact of such a wall was rather charming. Or could be. Or would be once I re-pointed and restored it. 
With the removal of the chimney, the first serious lesson in mortaring became evident. The water damage in this area of the wall was rather serious. It was obvious that water had crept in and deteriorated the bricks around the chimney for countless years. With the chimney removed, I got a nice view of the gapping hole that existed that should not have existed in your average, normal, healthy wall. Time to get busy. Time for lime mortar!
Last year, if you asked me what the steps would be to address this, I would certainly not have had an answer for you. Certainly not an educated answer. Now, I’ll chat your ear off about lime mortar and all the repair work I’ve done and practice I’ve had on this fixer upper. My mastering of this age-old skill and my oh, so beautiful repairing of brick after brick after brick has been a pretty awesome, if not grubby, dusty, graceless process on my part. Luckily, most of my handiwork will never be seen by anyone as it is primarily repair work that will be hidden behind a layer of Roxul insulation and new drywall. This is a good thing as it gives me time to practice and yes, get messy, and not worry about the visual appearance of an exposed brick wall for example. That will come later!
Next I will share my not-so-secret but personally tested recipe for lime mortar and why I like using this material. Stay tuned.

Hyperallergic: Exceeding Capacity

PHILADELPHIA — If you’ve ever wondered how much room you might need for a gallery, pay a visit to the artist-run co-op Tiger Strikes Asteroid, and you’ll see that you can get by with very little. For the current exhibit, Remote Control, curated by Jessica Hough and Francesca Richman, nine works by four separate artists are contained within a room that’s roughly 8×12 feet.
Part of the University of Pennsylvania’s Incubation Series, the exhibit brings together graduate students in the university’s Fine Arts and History of Art programs. According to the website, the series “is a laboratory to experiment [with] new ways of making and seeing art, embracing a process of collective development.” Tiger Strikes Asteroid doesn’t necessarily offer a new way to see art, but the work by Danielle Cartier, Kasey Toomey, Alex Snowden, and Christopher Richard shows the promise of this through collective activity.
Danielle Cartier’s two collage works, “Transfer” (2016) and “Construction” (2016), use the seductive appeal of commercial images to invoke our unacknowledged doubts and desires. The latter, with its mix of Swisher Sweet cigar labels, beachside men and women, and handwritten notes saying “admit it*” and “never did*,” seemingly ripped from a daily planner, suggest the visual and sometimes guilt-ridden cacophony inside one’s head. Cartier’s adept assembly of images pressed me to ask, “What do I need to admit?”

Kasey Toomey’s assemblage, “My Island, Like a Sea,” (2016) is a complementary companion to Cartier’s collages. A large wooden panel, affixed with plastic hot dogs, a bladeless oscillating fan, a full set of color markers, a white dish tub, and a clear, plastic sign that reads “Lew Blum,” it has a lighthearted appeal. Blum’s name emblazons hundreds of signs warning of steep fines in parking lots throughout the city. According to a 2002 article in the Philadelphia Weekly, “It’s Lew Blum’s world — we just park in it.” My hunch is that Blum has ruined Toomey’s day more than once.
A TV is placed mysteriously behind a series of rowed venting incorporated into the wood panel below the plastic Blum sign. The imagery, by design, is hard to see. The one decipherable image is a pink, rectangular, eraser-shaped monolith that ricochets around the screen. The imagery is accompanied by a tropical soundtrack that blends in with the sound of water running into the white dish tub; a lemon and a lime with their rinds scraped away float in water. The title, “My Island, Like a Sea,” captures the attitude of this work; grounded in detail, yet open to the fluidity of incongruous references. It also evokes John Donne’s poem, with the lines, “No man is an island entire of himself; every man/ is a piece of the continent, a part of the main.”
Alex Snowden’s “Portal” (2016), a large tapestry printed with a red brick pattern hanging at the back of the space, called to mind Carl Andre’s “Equivalent VIII” (1966). In Andre’s piece, bricks piled on the floor shape the viewer’s experience of the gallery. Snowden’s tapestry, which blocks the windows in the tight industrial space of Tiger Strikes Asteroid, exerts similar control over the viewer’s experience. To navigate that end of the gallery, one needs to squeeze around the obstruction, with some concern over whether visitors are even allowed behind the tapestry.

Two untitled works by Snowden are placed in opposite corners of the room. In any other setting, these sculptures would seem like construction-site detritus. For both works, Snowden applied drywall plaster and canned foam insulation to rectangular pieces of plywood and affixed them together, creating small spaces at the lower end of the works. The space near the bottom of “Untitled (Lime Tree, Exotic Blossom, After Rain)” (2016), which sits in the back left corner, seems appropriate for large leaflets or collections of construction materials. In the opposite corner of the gallery, Snowden outfitted the small space at the bottom of “Untitled” (2016) with a red, velvety pillow, perfectly sized for a cat or a small dog, but with a spooky, almost David Lynchian character.
Along the right wall, there are three large framed textile works by Christopher Richard. In “Puppet Theatre” (2016), the title adds depth to the richly colored textures of cloth and plastic tape that run vertically in a shabbily ornate frame. The strips, which have the bygone feel of seventies and eighties clothing and interior design, form a makeshift curtain, waiting to be lifted so that the show can begin. In the upper right corner of the frame, there is a patch of slick brown material with a garland of tiny yellow flowers. It’s a nice touch for a work that operates as visual abstraction while simultaneously inviting viewers to imagine a puppet show. In each piece, Richard displays an acute understanding of how to play smaller details off the larger image.
While I appreciated the creative arrangement of the works in Remote Control, I felt crowded and uncomfortable. Perhaps that’s the point. The gallery’s website explains “Remote Control envisages the myriad manifestations of the approach of bodies and beings to form.” But I was frustrated that a few of the works, particularly Richards’ “Every Sunset Strip” (2016), suffered from compromised views. Navigating that corner of the gallery made it feel as if I were squeezing into the stock room of a corner store. The arrangement of this show worked as an experiment, but the artworks would be better served had they been allowed some space.
Remote Control continues at Tiger Strikes Asteroid (319A N. 11th Street, Suite 2H, Philadelphia, Pennsylvania) through today.
