Don’t Wait to Start Budget Preparation; Start Preparing Them Now

For many community and property managers, you are probably just finally getting over the trauma of completing your 2018 budgets. The very thought of having to do it all over again is terrifying and overwhelming. But we all know that in just a few short months, you are going to have to start the process all over again. No one wants to think about budgets, but you need to get a jump on it now! Whether you are a manager, owner, or Board member, take a few minutes and think back to last year. What went badly? What do you wish had happened during that process? Start thinking about it now so that when you start putting that budget together, you don’t fall into the same trap that you fell into last time.

 For example, during my first few years of management, I would start to prepare my budgets in August or September and have all of my information ready for budget meetings in October. Inevitably, though, schedules would change, and all of my budget meetings would be rescheduled for late November or early December. For many of you that manage community associations and have to send out the budget to owners by a certain date prior to it taking effect, this can become a big problem. It can sometimes mean having to hold back a necessary fee increase until February or later.

 Be sure to schedule your budget meetings with your Boards well ahead of time, as well as scheduling when you will have preliminary drafts of your budget to the Board. Give your Boards or property owners lots of time to review the budget and ask questions; as managers, we get into the habit of sending our Boards or owners draft budgets just a few days or weeks prior to the budget meeting. What kind of fiduciary responsibility is a Board member exercising if they only have a few days to review a budget (and probably little opportunity to ask questions)? Get that budget out early!

More importantly, be sure that you are scheduling time to review the budget with your boards prior to the budget meeting. This allows them to ask questions and understand the budget so that they can help you present it to the homeowners. In fact, if they are willing, have the Board present the budget to the homeowners and answer their questions. This will help educate your Board and your homeowners, and make passing that budget a much more pleasant experience.

On April 29 a broad movement of environmental and climate justice, labor, student, and social change organizations are coming to Washington, D.C. to demonstrate a continued and growing public demand for action on combating climate disruption.

Donald Trump and his band of climate deniers in his Cabinet and in the Congress want to turn the country back to a reliance on climate disrupting dirty fossil fuels by killing the Clean Power Plan and the Paris Climate Accord. But the people in this country, and around the world, aren’t buying it and are prepared to take to the streets to demand continued action on climate change, a new clean energy economy, and safe and healthy communities for all.

Important information:

In addition to getting a bus ticket, we also ask that you sign the general sign-up for the March to receive other updates and info at sc.org/pcm

All riders must travel round trip (don't want to waste a seat).

You will need to purchase a roundtrip metro card to get to/from RFK stadium and the National Mall, or walk.

Riders must sign a standard waiver to participate and minors must be accompanied by a parent or guardian who will need to sign an additional waiver for the minor. Click on these links to preview the standard waiver, minor waiver and minor medical release forms.

We will contact the purchaser for passenger information, to provide more specifics and general information about the People's Climate March as the march date approaches.

Sierra Club transportation starts and stops with the buses, though we can advise on public transportation. Passengers are responsible for getting to and from pick up and drop off points.

Where

Are there any discount or FREE seats for those who can't afford the full price?

Yes! See the ticket purchase board for scholarship seats.

Should I bring food, water, signs with me?

Yes! Bring anything you’ll need to make you feel comfortable, safe and ready to march! It will be a long day and Sierra Club will not be providing food. (Email seth.bush@sierraclub.org if you can volunteer to donate food.)

Will there be restrooms on the bus?

Yes!

Will the driver stay with the bus while we're marching?

Yes, but neither Sierra Club nor the bus company can be held liable for anything you leave on the bus. We recommend you only bring what you can carry for the day or wouldn't mind losing if you keep it on the bus.

Is there a waiting list?

We’re working on hiring as many buses as we can to accommodate everyone. If the tickets are sold out, you may get on the waiting list by clicking "tickets above. Also email the bus captain (Cortez Elliot) at cortez.elliot@mdsierra.org and he’ll make sure you're on the waiting list. You might also want to consider taking the MARC train to/from Union Station in DC.

Who can come on the bus? Do I need to be a Sierra Club member?

The bus is open to anyone attending the People's Climate March.

Are unaccompanied minors allowed to ride on the bus?

Yes, but anyone under 18 who is not traveling with ther legal parent or guardian MUST have a waiver and release form signed by their legal parent or guardian before they can get on the bus. Please email cortez.elliot@mdsierra.org for details.

Will this march be permitted?

Yes!

Can we bring signs?

We recommend it! However, please do not bring wooden or metal poles/sign-posts. Only paper and cardboard (i.e. -- cardboard tubes).
