what do you think sixth wave emo will sound like?
gonna be honest i feel like even the definition of fifth wave emo is a little flimsy. it includes a mix of artists that are just continuing emo revival (4th wave) without rly changing it as well as artists who are so far removed from emo that putting them under the umbrella is a little reductive. but emo is just such a polarizing genre that if there is 1% emo in a band's sound they immediately become for emo fans only.
just real quick for any followers who don't know the waves (this is off the top of my head so might not be perfect):
1st wave (late 80s): Washington DC emotive hardcore, not very far removed from post-hardcore at all, just more focused on emotions whereas post hardcore tended (at the time) to be more political. ie rites of spring, moss icon
2nd wave (90s - early 00s): the start of "midwest emo" - develops the sound further through the influence of post-rock among other things, tends to use less distortion & gentler singing. some bands became minor successes through the post-nirvana alternative rock gold rush but many were not appreciated til way after they were active. american football, capn jazz, sunny day real estate, the promise ring, mineral, etc etc etc
3rd wave (00s): what the average person knows emo to be. often known as mall emo. crosses over with pop punk frequently. this wave saw the greatest commercial success due to strong pop songwriting and slick production. spoke to a general malaise among teenagers post 9/11. my chemical romance, AFI, the used, brand new, also includes the whole "scenecore" wave towards the end of the 00s
4th wave (late 00s - mid 10s): the "emo revival". largely a reaction against the commercialization of the genre that occurred in the 3rd wave, and a revival of a more 2nd wave sound. bands in this wave tended to put out one album on a tiny label before fizzling out, and largely found success online. they also all REALLY hated 3rd wave. the world is a beautiful place and i am no longer afraid to die, snowing, the hotelier, algernon cadwallader, modern baseball (honestly i could list 4th wave bands forever it's the wave i'm most familiar with lol)
5th wave (late 10s - 20s): online, postmodern/post-postmodern, lots of influence from genres far removed from the first four waves of emo (jazz, hyperpop, folk, noise), bedroom production, digital sounds, synthesizers, odd instrument choices, autotune, pitch shifted vocals. two of the biggest influences here are Heccra and The Brave Little Abacus (i will go to my deathbed insisting TBLA is NOT an emo band though lmao). the thing is, there are bands lumped into this wave like Home is Where or awakebutstillinbed who generally have a much more 4th wave kinda sound & very few of the traits associated with 5th wave. or Origami Angel & Mom Jeans who remind me more of later 4th wave "weed emo" bands like Jank (fuck that band tho). AND THEN there's also bands here who sound more 3rd wave, like Jhariah. i'd say the bands most emblematic of a uniquely 5th wave sound (aside from the aforementioned TBLA and Heccra) are MEEEEEEEEEEEEE (glass beach), stomach book, lobsterfight, your arms are my cocoon, nouns, weatherday.
tbh the only real common thread with 5th wave is that all of these bands are friends lmao. there are very few bands I listed there that I do not know personally, some are very close friends, and the rest are like, one degree of separation from me. i believe Bea from Home is Where was the one to codify it but critics really latched onto the term because it's every critics dream to be the first to write about a new genre right as it emerges. 5th wave's variety is largely indicative of the breakup of monoculture that's been going on since the dawn of the internet, with this sort of postmodern genre collage aesthetic that has been facilitated by the increased ease of access to ALL styles of music for everyone in the world & micro-categorization of genre on sites like rym for example. i think it's going to take putting this all into historical context to really know what comes next. any new development in emo will inevitably fit under 5th wave's very broad umbrella, and as a result MANY bands in the genre reject the term. hell, the dividing lines between all of the existing waves are extremely arbitrary and there are countless exceptions to this generally accepted categorization going all the way back to the start of emo.
at this point it is genuinely impossible for there to be a 6th wave. i'm sure we'll see some new developments, some albums that shake things up, but it will take literally redefining the genre for there to be a Next Era of Emo.
if i can try to be a little deleuzian on main i predict we will see bands push the genre forward by using the components of the more uniquely 5th wave sound while not overtly referring to fifth wave (or ANY wave) at all. it'll probably take a different setting too, possibly less bedroomy, more live, maybe a more longform classical kind of approach rather than pop structure. small ensemble orchestra + autotuned screaming? tapping guitar over endlessly looping 190BPM 909 beats? otherwise by-the-numbers midwest emo bands with vocaloid singers? rapid oscillation between all of the waves, Naked City style? emo vocals with no instrumental accompaniment whatsoever? screamo jazz? 5th Wave: The Musical? Rites Of Spring meets The Rite Of Spring? fags in skinny jeans burning american flags while Courtesy of The Red White and Blue plays on a boombox? a band that's actually a tech startup that's actually a huge ponzi scheme? Talking Heads reunites but Jerry Harrison only plays in FACGCE now? drum stems from The Black Parade echoing through an abandoned parking garage? another 9/11? Emo bands that don't play music at all and just make out with each other on stage? who fucking knows. all i know is whatever comes next, online music nerds will be crying out "this isn't emo"
sorry for the essay LMAO

Disturbing bodycam video captured the moment a trained mental-health specialist was fatally shot by a veteran Virginia cop just seconds after she charged at him with a knife and repeatedly slashed him.
Sydney Wilson, 33, was fatally shot by Fairfax County officer Peter Liu in the hall of her apartment building in Reston, just outside Washington D.C., on Sept. 16 after cops were called to carry out a welfare check on her, police said.
The graphic footage, released by police on Monday, showed an “agitated” Wilson opening and then abruptly slamming her door in the officer’s face after he knocked just after 10 a.m.
After nearly three minutes of trying to convince her to re-open the door, Wilson suddenly emerged in a bathrobe, calmly asked “How are you?” — and then immediately brandished the kitchen knife, the video shows.
“Oh Jesus Christ!” the officer gasps, backing away as the towering 6-foot-tall attacker followed.
Wilson, who just months earlier posted proudly about being certified to provide adult mental health first aid, was then caught on camera swiping at the officer — knifing him in the face, police said.
The cop, a 14-year-old department veteran trained in crisis intervention, quickly pulled his firearm and backed up down a dead-end hallway, according to the bodycam clip.
A crazed Wilson, who worked as a leasing operations manager for a commercial real estate firm in DC, was filmed coming towards the officer with the blade held above her head as the officer repeatedly shouted for her to “back up.”
Just seconds later, the knife-wielding woman repeatedly stabbed the officer in the face — prompting him to open fire, cops said.
The attacker was shot three times before she collapsed to the floor, the shocking video shows.
Police Chief Kevin Davis said the officer did everything he could to de-escalate the situation but was trapped in the dead-end hallway when he opened fire.
“It could have been much, much, much worse,” Davis said as he released the clip.
“The slash, gash and slash wound he received was at the top of his forehead.”
Wilson was pronounced dead after being rushed to a nearby hospital, police said. The officer, meanwhile, was treated in the hospital for non-life-threatening injuries.
“Any loss of life is something that we all mourn,” Davis said.
“The person whose life was lost in this particular case is no different; she has a family and friends and loved ones who love her very much, who care about her and undoubtedly are grieving and upset and we acknowledge that and we pray and our thoughts are with this particular family.”
The video of the shooting emerged just months after Wilson revealed in a post on LinkedIn that she had become certified in “adult mental health first aid.”
“As a people manager, mentor, teammate, friend, big cousin, daughter … the list goes on, it’s important to be able to help / identify challenges in myself and others. I think this is the greatest act of love,” she wrote in the post.
“With mental health awareness month starting May 1 (today), the timing feels right,” she added.
Wilson, who attended Georgetown University on a basketball scholarship, became a motivational speaker to young female players after graduating, according to her online obituary.
“Sydney’s legacy of friendship, empathy and love will live on in the hearts of everyone who ever met her,” the obit read.
Meanwhile, the officer who fired the fatal shots remains on administrative duties amid an ongoing investigation into the fatal shooting.

I think the real reason why people don’t like superwonder is because it’s such a threat to clois. Like no one cares when it’s Lana lang or Lori, it’s only Superwonder do clois act like childish. What do you think?
At the dawn of comics, there was this persuation superheroes needed a human partner to make them down to Earth or, at least, narrate their aventures from a human perspective.
I was okay with that since most romances never were supposed to reach conclusion. They were mostly an aspiration, for the hero and the human.
There was also this need for heroes to have a secret identity, since there's not enough work for them to be on the job 24/7. The culmination was the hero, the secret ID and the human ended in a love triangle, like the infamous Lois-Superman-Clark affair. It made writers work much easier, because there was always something to write about.
Superwonder meant the end of it: no more secret ID, no more hiding, no more hillarious situations. Heroes all the time. Hell. Hell and madness. What are we supposed to write about?
At least, with Batso and family we have nice situations, disfunctional family situations. Ha-ha. Anything a limited human reader can understand.
With Lois we have greed, selfishness, ambition on overdrive, ego, intolerance...a writers paradise.
What do we have with Superwonder? Heroism...boring, generous heroism. Care, compassion, love, understanding...okay, okay: with Lork we also have understanding, but all of it must come from Clark. We have love... if that selfish thing Lois has for Superman, not Clark, can be called love.
Superwonder has no conflict. What can conflict them? Diana having a bad hair day? Kal having a wrinkle on his cape? Besides, together they can create a new superrace to end humanity. The horror. The horror. Because Jon Kent is not the first of a new superrace...naah.
People is not entirely against Superwonder. I remember, back in 2012, when it first appear, many were on board, and happily. It was a breath of fresh air. DC was having legal problems with the Siegel estate and they needed a way out to show them they didn't need Lois. So they convinced the World Superman didn't need Lois. Later, when an agreement was reached they had to convince the readers Superwonder was bad. Unfortunatelly, readers are gullible and took it at face value. Gullible people are not too prone to think for themselves, so even those in favor of Supèrwonder considered it a danger: an evil Superman and a crazy Wonder Woman. All their stories pointed in that direction. Without human guidance, heroes can't find theit North.
It all came from legal, commercial and creative difficulties. There's nothing intrinsically wrong with Superwonder. The only wrong thing is DC Comics is a commercial company, focused on making their profits as easy as possible. Screw quality.

Southern Infrastructure Megastructure Gothic
@eightyonekilograms, in a post about why levees and dikes won't save Florida from Sea Level Rise:
dams and levees won't work because southern Florida is a limestone sponge and the water will just come up through the ground— but with a trillion dollars of other people's money to spend, they'll figure out something. That's what real estate investors are banking on, and they are probably correct.
NOAA has a Sea Level Rise map, which you can jack all the way up to 10 feet above "Current Mean Higher High Water", and then scroll around the entire coastal United States to see what gets flooded.
Pensacola is fine; they know what storm surge looks like from being in the splash-damage radius of every time New Orleans gets fucked.
St. Pete/Clearwater loses its waterfront, but retains significant infrastructure inland.
Naples and Cape Coral lose their entire downtowns, but the inland suburban sprawl survives. I guess they'll need to convert some of those tract houses into neighborhood-scale commercial.
Miami, Fort Lauderdale, and indeed most of Miami-Date and Broward Counties are awash, and become the basis of new coral reefs for the Northern Florida Keys.
But West Palm Beach is okay.
By Congressional mandate, NASA adapts the Cralwers to work as amphibious vechicles, in order to continue using Shuttle-derived hardware at Pad 39, with the new Sea Launch System rated to withstand salt spray inside the engine bells at launch.
SpaceX stops leasing in Texas, where South Padre Island is completely underwater, and buys up an entire subdivision's worth of now-island land in South Miami. The neighbors won't complain about concrete dust if there are no neighbors!
Saint Augustine dies, but Jacksonville is like Pensacola, and picks up its skirts to avoid the puddles.
Trillions of dollars of dikes aren't the answer. The solution will be to jack everything up ten feet, from roads to ports to homes. If you can't adapt to life in a saline intertidal wash, you'll move inland.
No, the real issue will be whether they can build a seawall around DC's National Mall and National Airport that won't offend the sensitivities of climate-denying Congresscritters.

Frank And Punch - Show #3
Title: The Frank and Punch Show
Show Release Date: April 28, 2021
We are officially Musical Shenanigans.
Your big question is how much effort, research, committee formation, surveys, and subcommittees went into the development of this title, and the answer is none of the above. I found the Buzzsprout website where we could host the first two shows that were recorded and I was in the midst of editing the third show when I needed to create a name for the site. I just threw out the two words, validated that they were not in use anywhere else in the podcast world (PodSphere? PodVerse?), and sometime before we recorded this show, I floated the name out, and everyone seemed agreeable. And that is about it. I know, it's not real sexy. Sorry.
Now, before I get into the show, I want to drop a quick poll here that will end sometime in the very far future (It ends in a week, but I will try to kick it off again), because there is not enough people putting eyes on this (at time of posting) to really matter.
So let's dive into the show.
Admittedly, the title of this specific show was given more time and effort than the name of the Podcast. Believe it or not, it actually has a few meanings. The first, which is discovered in the show, is that Scott does not like Frank Sinatra and listening to his voice made him want to "punch someone in the anus" - he really does wax poetically, doesn't he? The second meaning plays on the punching and is taken from the old puppet show Punch and Judy - where the two puppets beat the snot out of each other. And finally, the third meaning is a little more of a reach, but if any of you every watched the television show CHiPs from the 70s and 80s, one of the leads, played by Erik Estrada, was named Frank Poncherello - and that was why the name Frank came first and the show was not called the Punch and Frank Show. Of course, I do not think anyone likely knew about that reference until this moment.
Also on this show is the introduction of Scott's "Rocket to the Sun" and the respective passengers he is placing aboard. The subject comes up for a few more shows and then gets forgotten for a long time. Eventually, we bring it back as a centerpiece (Author's Note: The Centerpiece is the bit that happens between the two rounds that occur in the future, and we are still a few shows away from the concept of "rounds" and doing what we are doing now.)
We are starting to gel and the rhythm of the show is coming together and the number of albums was boosted to five. And at twenty minutes, with two ridiculous commercials, we are still not hitting at the depth we would eventually hit. Don't get me wrong, the conciseness works, and this method will work brilliantly when we get to our bracket system way down the road.
The commercial (maybe one can hear the sighing from wherever they are).
Buford's Second Chance Homes was the concept of honest advertising in Real Estate. They are not trying to hide that a house is haunted, or that a heinous crime occurred in it. I don't think it really landed, but I have a huge thank you to Scott, my daughter, and Cathy for their voice talents. Cathy is a veteran podcaster from the show "Stuck in the 80s" - and listening to the very early episodes that she is in, I learned about the dynamics of managing three voices in a podcast and attempting to find the right balance (and I am still learning). Otherwise, the premise kind of works, but still not a great execution.

Frank Sinatra - "In the Wee Small Hours" (1955):
"In the Wee Small Hours" is a landmark album by Frank Sinatra, released in 1955. The album features songs that explore themes of heartbreak and loneliness, and is considered one of the earliest concept albums. The music is backed by a small jazz ensemble, with Sinatra's crooning vocals front and center. The album's melancholic tone and introspective lyrics have made it a favorite among fans of jazz and pop music.
Boogie Down Productions - "Criminal Minded" (1987):
"Criminal Minded" is the debut studio album by Boogie Down Productions, released in 1987. The album is considered a classic of the golden age of hip-hop, featuring hard-hitting beats and politically charged lyrics. The group's leader, KRS-One, delivers his rhymes with a commanding presence, touching on issues such as police brutality, racism, and inequality. The album's impact on hip-hop is still felt today, with its influence on later artists in the genre.

The album's mature and introspective themes have made it a favorite among fans of singer-songwriter and adult contemporary music.
AC/DC - "Back in Black" (1980):
"Back in Black" is the seventh studio album by Australian rock band AC/DC, released in 1980. The album is considered a classic of hard rock and heavy metal, featuring hits such as "Hells Bells," "You Shook Me All Night Long," and the title track "Back in Black." The album was a tribute to the band's former lead singer, Bon Scott, who had passed away earlier that year. The album's driving beats, thunderous riffs, and singalong choruses have made it a staple of rock radio and stadium concerts.
Fleetwood Mac - "Rumours" (1977):
"Rumours" is the eleventh studio album by British-American rock band Fleetwood Mac, released in 1977. The album features hits such as "Go Your Own Way," "Dreams," and "Don't Stop," and is considered one of the best-selling albums of all time. The album was written and recorded during a time of interpersonal strife and romantic entanglements among the band members, and the songs explore themes of love, betrayal, and heartbreak. The album's blend of rock, pop, and folk influences, as well as its rich vocal harmonies, have made it a classic of 1970s rock music.

The woke-washing of right-wingers in opposition to public health.
Spare me arguments that someone against public health is going to solve public health issues.
I’ve been a little disturbed by people trying to bully me into watching some interview, in order to “understand” that (not true) Bernie Sanders is a supporter of RFK Jr. (he’s not). And worse, that (also not true) RFK Jr. is an embattled savior against big business (he’s not).
I’m always disgusted by and suspicious of people claiming to be on the left trying to tell me I should like this or that because of this or that person - seemingly thinking someone like Bernie Sanders is like a god to people assumed to be progressive, or generally on the left. It’s an insult to my autonomy. I don’t decide to think something because Bernie Sanders says it. I almost feel like that reveals the person to be right-wing in some way. Looking for “heros” like the flag I’ve seen in a neighbor’s yard with Trump depicted like a Fabio figure from the cover of a bodice-ripping period romance novel.
I do happen to like a lot of what Bernie Sanders has to say because it happens to coincide with a lot of stuff I already thought, and witnessed for many years. And in fact a lot of the policies and issues Bernie Sanders talks about happen to be what a lot of Americans actually agree upon. But he’s not some god. He’s a politician who makes deals and compromises - he’s a U.S. Senator wheeling and dealing in Washington DC. That’s his job, and he seems to do it better than most, but that’s not my role - I’m not a representative of the entire population of Vermont who needs to find bipartisan ways to get things done or whatever. I’m a person who wants good public health policy. And RFK Jr. is objectively against basic forms of effective public health. And the idea that hes going to get more regulation on processed food as part of an administration with highly articulated and distinctly mapped out plans to dismantle the administrative state that does the regulation in order to get rid of regulation… Well that is completely ridiculous magical thinking.
The American Prospect - Dr. Strangekennedy - Or, how you should learn to worry more about illiberal politics in liberal guise by Rick Perlstein November 27, 2024 The HHS chapter includes this line: “We must shut and lock the revolving door between government and Big Pharma.” It sounds like something Bernie Sanders would say. Read the whole chapter, and you recognize it as part of a saga meant to frame all COVID-era public-health measures as an elite conspiracy to enrich what it calls “a small group of highly paid and unaccountable insiders.” Calls to ban pharmaceutical advertising, for which RFK has also received praise from some on the left, sound great, too—but in context, they come off as a Trump-style vengeance play against a rival power center: something to use as a bargaining chip to bend Big Pharma to their will.
And even if one man was able to go against the entirety of the Trump administration and all the Project 2025 big business backers, and the Great Barrington Declaration proponents, and the fossil fuel and commercial real estate interests… all who are against public health in various ways. Even if RFK Jr. could keep one one and only one regulatory body for exclusively processed foods (or more likely just foods he thinks aren’t “pure” whatever that might mean)… even so what good does that do when the rest of the food supply is contaminated with infectious diseases and we can’t get vaccines for stuff?
Perhaps people think he’s going to “raise awareness” about ultraprocessed foods and thereby solve the problem? The deal with that is we’ve been aware of the problems with ultraprocessed foods for years!
Don’t wait for the influencers. Don't Wait For Everybody - Episode 010 Chloe Humbert Sep 21, 2024 I’m all for more science. We definitely need more studies and more data, advancing science-based preventions and treatments. I’ve been shouting from the rooftops for years that we need more good science out there being published, considering all the pseudoscience product purveyors and the anti-vaxxers keep pumping out their publishing, even if some of them keep having work retracted. But information alone will not bring change, clearly, as demonstrated about the worsening climate situation we’re in. In July 2024 there was a New York Times article about ultraprocessed foods and why they’re so hard to resist. There was also a New York Times article published way back over a decade ago — in February 2013 explaining the science of addictive junk food. And yet, you can find a science publication in 2022 pointing out that ultraprocessed food is still offered in schools despite it being associated with a higher risk of all-cause mortality. Awareness is not change. Publishing is not political praxis.
We’ve also been aware about climate change, and air pollution - but they’re still planning on burning tires in Pennsylvania for no other purpose than to print cryptocurrency.
None of these problems get solved via “consciousness” of anything. That’s an elitist right-wing wellness fantasy. It takes people pushing for regulations - and the right-wing agenda is the opposite of that.
And Matt Stoller seemed to think that JD Vance and Matt Gaetz were signs that Trump was leading pro Lina Kahn conservatives. But as we see, that didn’t come to pass. Already Trump has announced a guy to replace Lina Kahn who’s promising to undo the pro-worker anti-corporate agenda at the FTC and make it more pro-business.
Lina Khan Proves Right-Wing "Populists" Are Con Artists The Majority Report w/ Sam Seder Dec 11, 2024 Matt Lech: “this is one good thing that was and why it was preferable to have Democrats in power versus Republicans now um because of this sort of uh these sort of Labor policies and it is a stark difference and don't let people uh confuse you with election spending it is absolutely corrupt that Democrats take so much money from these businesses but these businesses invest in Democrats because they're worried Democrats might win and do something about them whereas they don't need to buy Republicans cuz Republicans are already theirs and just as evidence of this this is in the financial times the paper I read every day today merger Monday buying spree signals deals Revival since Trump election this was yesterday us companies forged more than $35 billion in deals yesterday marking the clearest surge in deal making confidence since Trump's election Victory including uh Mars uh the Giant Food conglomerate and a Capital One um so yeah this populism stuff or this idea that um like like very clearly we have two capitalist parties but there is one which is has the knives out and one which has a difficult Balancing Act to do and now that Trump and the Republicans have won all of these business people just get to go hug wild and consolidate and become bigger and bigger and bigger”
If there was populist demand for anti-monopoly, perhaps Republican politicians would have to budge a bit. But most conservative and liberal voters don’t speak up against corporations for fear of being called “unemployed losers” for daring to criticize “job creators”, and most anti-monopolists are Democrats who just don’t see the value in writing to their Republican senators who could’ve mounted support for Khan, because they don’t agree with their Republican senators. I hear so many people who say “I don’t need to write to my Democratic Senator because he already agrees with me” and also will say “I don’t bother writing my Republican Senator because they won’t agree with me” and this couldn’t be a worse self-own frankly, because the right-wing is very busy pressuring all your representatives, scaring their Republican representatives and persuading Democrats to “reach across the aisle” and become more conservative to please their vocal right-leaning constituent frequent fliers.
The Dark History Behind RFK Jr.'s Health Policies The Majority Report w/ Sam Seder Dec 11, 2024 in the case of uh RFK Jr um couple points can be made one is that you know um even though you know a lot of what he says is you know very enticing and sounds quite humanitarian you know taking apart big Ag you know uh nailing big pharma to the wall which is also a big part of Project 2025 uh even though it sounds enticing uh it often means kind of eviscerating the kinds of institutions that it actually requires to do those things but the other point I made in the piece is that actually there's actually a long tradition on the right of this kind of purity - bodily purity politics which is actually one of the scarier kind of fascist traditions on the right - right and I gave as you know the example from the early 60s uh the right-wing crusade that held that fluoridation of water was a communist plot right so anyone who's seen Dr. Strangelove knows you know that hilarious scene in which the right-wing General says that um the Communists are trying to sap our purity of essence and have you ever seen a commie drink a glass of water right
I see it all as more evidence that humane people need to step up into putting more pressure on politicians. I don’t think we’re going to have anything but more backsliding into a new dark age in the immediate future. But sometimes the payoff isn’t seen immediately - it’s the support that’s built up for the future which needs to be communicated now. The right-wing have been at this for years while the left has been divided and co-opted.
So we can’t wait for anybody else. Certainly not some weirdo who buys into right-wing eugenicsy kind of stuff. And casting about for “signs” of hope that something good will come from “behind the scenes” or “where we least expect it” is not going to lead anywhere good. But there are things you can do. Organizing does work. But there’s something you can do without without having to commit to any political party, or having to formally join any organization - and that’s speaking up to your elected politicians about what you actually care about.
You don’t need RFK Jr. You don’t need Bernie Sanders either. You can start lobbying the government right now on processed foods or about any other public health concerns you have.
American Journal of Public Health - LAW AND LEGISLATION - JAMES A. TOBEY, LL. B., DR. P. H. Pass the Parker Bill - 1928 (NIH.gov) Though the Parker Bill by the amendments lost a certain effectiveness, it is still a very important measure, especially in its provisions for allowing the detail of U. S. Public Health Service personnel to other government bureaus; in granting a commissioned status to sanitary engineers and other scientific personnel of the service; in providing for a Nurse Corps; and in setting up a national advisory health council. Sanitarians are still interested in this excellent measure and keenly desirous that it be passed now. If it is not, the bill must be reintroduced and passed all over again in the next Congress. It would be helpful if sanitarians would communicate with their United States Senators and Representatives regarding this important matter. Do it now.
Join me. Write your reps. Do it now.

Key Zoning Regulations When Buying Real Estate Plots in Chennai in 2024
Chennai’s real estate market is buzzing with opportunity, and if you’re ready to invest, the time has never been better! But hold on—before you start dreaming of your perfect property, it’s crucial to grasp the zoning regulations that will shape your investment.
Zoning laws determine how land can be used, guiding everything from the height of buildings to the type of activities allowed on your plot. Understanding these rules can save you from potential headaches and costly mistakes in the future. Here’s your go-to guide to buy plots in Chennai.
Why Zoning Matters for Buyers in Chennai
Zoning laws define how land can be used—whether for residential, commercial, or mixed purposes. These laws help maintain the city’s organization and ensure property investments align with Chennai’s growth plans. For those looking at plots for sale in Chennai, understanding zoning ensures you build legally and avoid future issues.
CMDA and DTCP: Chennai’s Regulatory Bodies
Chennai’s real estate landscape is overseen by two key regulatory bodies: the Chennai Metropolitan Development Authority (CMDA) for urban areas and the Directorate of Town and Country Planning (DTCP) for suburban zones. Always check if a plot is CMDA- or DTCP-approved, as these certifications ensure compliance with Chennai’s planning standards, safeguarding your investment and peace of mind.

Key Zoning Rules for Residential and Villa Plots
For those eyeing villa plots in Chennai, here are some core zoning rules to consider:
Land Use Classification: Chennai's zoning laws categorize areas into residential, commercial, and agricultural zones. Knowing these classifications is essential for determining how you can utilize your plot.
Plot Size and Setbacks: Zoning laws specify minimum plot sizes and setback requirements, which define the distance from your structure to roads and neighboring properties.
Height Restrictions: Residential plots may have height limits, particularly in densely populated areas, impacting multi-story construction plans.
Floor Area Ratio (FAR): This ratio determines the total allowable built-up area on a plot, guiding the density of construction.
Land Conversion: Agricultural land must be officially converted for residential use. A Deputy Commissioner (DC) Conversion Certificate ensures the land is legally suitable for residential development.
Sustainable Infrastructure in Gated Communities
If you’re interested in gated communities or new developments, check that these real estate plots follow sustainable practices, such as proper waste management and water supply systems. CMDA-approved projects often prioritize infrastructure, ensuring a well-planned environment that adds long-term value to your investment.
