Do You Have To Pay Residential Realtors In Chicago?
Highlights
Understand realtor fees in Chicago.
Buying? Fees aren't your worry.
Selling? You'll pay a bit.
Top residential realtors earn their keep.
Are you thinking about entering the Chicago housing market? Whether buying your first place, selling your family home, or seeking an upgrade, you've probably wondered about the cost of involving professionals.
Specifically, do you have to loosen the purse strings for residential realtors in Chicago? Let's untangle this using simple language and clear insights.
The Buyer's Side: Free Help?
If you're looking to buy, here's good news! Typically, you don't directly pay your realtor. Instead, the seller covers the realtor's fee as part of the selling costs.
It's a relief to know that you get the expertise of top residential realtors in Chicago without directly paying them. They help you find your dream home in your area (hire a local agent, agency, or team), negotiate deals, handle paperwork, and guide you through the buying process, all on someone else's tab.
Sounds pretty sweet.
The Seller's Side: Paying for Support
Now, if you're selling, things look a bit different.
Home sellers are usually responsible for paying the commission, often split between their agent (the listing agent) and the buyer's agent.
This fee is a percentage of the sale price, typically around 5% to 6% in Chicago. So, while you have to pay, consider what you're getting: local realtors will market your home, bring in potential buyers, negotiate on your behalf, and smooth out the selling process.
It's a worthwhile investment in a service that could significantly boost your sales.
They're like your personal home-selling team, working to get the best possible outcome for your sale.
Why Paying Makes Sense
Whether buying or selling real estate, having a knowledgeable realtor offers value.
Buyers get a hassle-free experience and insider insights into the market without the burden of fees.
Sellers, on the other hand, might fork out for fees but gain significant benefits.
Experienced realtors can boost the final sale price, handle all negotiations, and make the selling journey as smooth as possible.
It's about investing in a service that could save you money, time, and stress.
What About Exceptions?
Of course, real estate isn't one-size-fits-all.
In some rare cases, a buyer might need to cover their agent's commission, especially if they're buying a for-sale-by-owner (FSBO) property where the seller isn't offering to pay the buyer's agent fee.
However, these instances are rare, so you can rest assured that the typical arrangement holds in most cases. Always discuss payment structures with your realtor upfront to avoid surprises.
Always discuss payment structures with your realtor upfront to avoid surprises.
The Realtor's Worth
You might wonder if realtors are worth the cost.
The answer, for many, is a resounding yes.
For sellers, they're your ticket to landing the best deal possible.
For buyers, even though you're not directly handing over a check, you're getting an ally who knows the ins and outs of Chicago's complex market.
Realtors do more than show homes or list your property.
They provide market analysis, strategic advice, and negotiation expertise that can turn a listing into your home or property into a sale. Their network of contacts, from home inspectors to mortgage advisors, can also be invaluable.
Bottom Line: What Chiocago's Real Estate Professionals Saying?
In Chicago's bustling real estate scene, whether you have to pay realtors depends mainly on whether you're a buyer or a seller.
Buyers generally enjoy the luxury of professional guidance without the fees, while sellers invest in expertise that pays off in a smooth, profitable sale.
The value a realtor offers becomes apparent when you consider what realtors do and the peace of mind they provide during one of life's most significant transactions.
So, whether securing your dream Chicago home or selling for the best price, residential realtors are vital players in your real estate journey.

What is Bring Chicago Home?
In the bustling city of Chicago, where the skyline is as diverse as its population, a heartfelt initiative is making waves: "Bring Chicago Home."
This initiative isn't just another policy or program; it's a testament to the city's resolve to tackle one of its most pressing challenges: homelessness.
Understanding Homelessness in Chicago
Before exploring what "Bring Chicago Home" truly stands for, it's crucial to grasp the context behind its emergence. Chicago, like many major cities, grapples with homelessness.
This issue isn't just about not having a physical roof over one's head; it's about lacking a sense of security, belonging, and community.
Many Chicagoans have found themselves on the fringes for too long, looking in at a city bustling with opportunity that seems just out of reach.
The Birth of an Initiative
"Bring Chicago Home" isn't a top-down decree; it's a movement that has blossomed from the people's collective will.
It heralds a fresh, community-backed approach to addressing homelessness in a city known for its broad shoulders and big heart.
At its core, the initiative seeks to provide a sustainable and systemic solution to ensure all Chicagoans have a place to call home.
The Plan Behind the Passion
So, how does "Bring Chicago Home" plan to transform passion into actionable change?
The key lies in an innovative funding strategy to support services and housing for those experiencing homelessness.
This plan hinges on a proposal to increase the real estate transfer tax for Chicago properties sold over $1 million.
The additional funds from these sales would then be exclusively allocated to combat homelessness, providing a steady stream of resources to fund critical services and housing initiatives.
The Impact in Numbers
The impact of "Bring Chicago Home" could be transformative.
The initiative promises to channel substantial funds toward making a tangible difference in the lives of homeless individuals and families by leveraging a slight increase in taxes on high-value real estate transactions.
This isn't just about offering shelter; it's about offering a foundation upon which people can rebuild their lives - through access to housing, healthcare, job training, and more.
Why It Matters
At this point, one might wonder, "Why is this initiative so crucial?" The answer extends beyond the individuals it directly benefits.
Homelessness is a multifaceted issue that touches on public health, safety, and economic stability.
By investing in solutions that address homelessness, "Bring Chicago Home" contributes to the city's overall well-being and vibrancy.
It's about uplifting the entire community by ensuring no one is left behind.
Broad Support for a Bold Vision
Support for "Bring Chicago Home" spans a wide spectrum, from grassroots activists to policymakers.
This broad base of backing underscores the initiative's appeal across different sectors of society.
It's a movement that transcends political affiliations, driven by the universal understanding that housing is a fundamental right.
The Path Forward
The journey for "Bring Chicago Home" is not without its hurdles.
Transforming this vision into reality requires legislative approval and a sustained commitment from the entire community.
It calls for an ongoing conversation about our city's values and our willingness to invest in solutions that foster inclusivity and resilience.
How to Get Involved
For those inspired to be a part of this transformative movement, there are numerous ways to engage.
Every action counts, from advocating for policy changes to supporting local organizations working on the ground.
"Bring Chicago Home" offers a platform for Chicagoans from all walks of life to contribute to a collective effort that embodies the city's spirit of solidarity.
A Hopeful Horizon
As "Bring Chicago Home" gains momentum, it paints a hopeful horizon for thousands of individuals and families in Chicago.
It represents a step towards reimagining a city where homelessness is not an insurmountable challenge but an issue met with compassion, innovation, and collective action.
Bottom Line
"Bring Chicago Home" is more than a campaign; it's a testament to the power of community and the belief that together, we can forge a more inclusive, empathetic, and home-filled Chicago.
In a city famed for its architectural marvels and cultural riches, the initiative invites us to contribute to perhaps the most important construction project of all: a stronger foundation for those who lack a home in our city.
As Chicagoans, we have an opportunity to dream of a better future and actively build it, ensuring that every resident can proudly say, "This is my home."

Two North Riverside Plaza was designed by Holabird & Root as the headquarters of the Chicago Daily News. It was completed in 1929. Regarded as one of Chicago's premier Art Deco edifices, it was also groundbreaking in its urban design, with several firsts to its credit: • First in Chicago to have air rights over railroad tracks • First in America with an open-air plaza • First to take advantage of the Chicago riverfront as a visual and commercial. asset. The Chicago Daily News ceased operations in 1978 and the building has simply been known by its address since. The ramped concourse on the building's south side, which was originally the main lobby, now serves as the main entrance of the Ogilvie Transportation Center (formerly known as the Chicago & North Western Terminal). #Chicago #ChiTown #DowntownChicago #ArtDeco #Skyscraper #Modernism #ChiArchitecture #Chitecture #HolabirdandRoot #archi_ologie #BrickStory #ChicagoHome #VisitChiTown #EnjoyIllinois #ThisPlaceMatters (at Two North Riverside Plaza) https://www.instagram.com/p/COStl8Hjnw2/?igshid=92a4ka4r8gji

Why Your Asking Price Matters Even More Right Now | KM Realty Group LLC
If you’re considering selling your house this month, here’s something you need to know. Even though it’s still a seller’s market today, you can’t pick just any price for your listing.
While home prices are still appreciating in most areas, they’re climbing at a slower pace because higher mortgage rates are putting a squeeze on buyer demand.
At the same time, the supply of homes for sale is growing. That means buyers have more options, and your house may not stand out as much if it’s not priced right.
Those two factors combined are why the asking price you set for your house is more important today than in recent years.
And some sellers are finding that out the hard way. That’s leading to more price reductions. Mike Simonsen, Founder and President of ALTOS Research, explains:
“looking at the price reductions data set . . . it all fits in the same pattern of increasing supply and homebuyer demand that is just exhausted by high mortgage rates. . . as home sellers are faced with less demand than they expected, more of them have to reduce their prices.”
That’s because they haven’t adjusted their expectations to today’s market. Maybe they’re not working with an agent, so they don’t know what’s happening around them. Or they’re not using an agent who prioritizes being a local market expert. Either way, they aren’t basing their pricing decision on the latest data available — and that’s a miss.
If you want to avoid making a pricing mistake that could turn away buyers and delay your sale, you need to work with an agent who knows your local market. If you lean on the right agent, they’ll help you avoid making mistakes like:
Setting a Price That’s Too High: Some sellers have unrealistic expectations about how much their house is worth. They base their price on their gut or bottom line, not the data. An agent will help you base your price on facts, not opinions, to hit the mark better.
Not Considering What Houses Are Selling for: Without an agent’s help, some sellers may use the wrong comparable sales (comps) in their area and misjudge the market value of their home. An agent has the expertise needed to find true comps. And they’ll use those to give you valuable insights into how to price your house competitively for you and your future buyer.
Overestimating Home Improvements: Sellers who have invested significant money in home improvements may overestimate how much those upgrades affect their home’s value. While certain improvements can increase a home’s appeal, not all upgrades will get a great return on their investment. An agent factors what you’ve done and what buyers in your area want as they set the price.
Ignoring Feedback and Market Response: Some sellers may resist lowering their asking price based on feedback they’re getting in open houses. An agent will remind the seller how important it is to be flexible and respond to market feedback to attract qualified buyers.
In the end, accurate pricing depends on current market conditions — and only an agent has all the data and information necessary to find the right price for your house. The right agent will use that expertise to develop a pricing strategy based on current market conditions and designed to sell your house. That way, you don’t miss the mark.
Bottom Line
The right asking price is even more important today than in the last few years. Let’s work together [KM Realty Group LLC] to avoid making a costly mistake.

Who Bought the "Home Alone" House in Chicago?
Have you ever wondered about the iconic "Home Alone" house? This charming piece of cinematic history is not only a reminder of Kevin McCallister's hilarious and heartwarming adventures but also a real house located in the serene Chicago suburb of Winnetka, Illinois.
Let's dive into the story of who bought the "Home Alone" house and give it the spotlight it deserves.
The Iconic House
First off, the "Home Alone" house is more than just a set; it's a real house where people can actually live. It's located at 671 Lincoln Ave and was built in the 1920s.
The house itself is a gorgeous Georgian-style building, which became famous worldwide after the release of the "Home Alone" movie in 1990.
Its red brick exterior, classic symmetry, and cozy interior became the backdrop for one of the most beloved family movies of all time.
A New Chapter
So, who owns this piece of cinematic history? The house was bought by a private buyer in 2011. The details about the purchase include that it sold for slightly less than $1.6 million.
Considering the fame and architectural beauty of the house, it was quite the buy!
The new owners, who prefer to keep a low profile, became the custodians of not just a house but a slice of movie history.
While the buyers remain private individuals rather than celebrities or public figures, their purchase of the "Home Alone" house showcases a desire to preserve the film's legacy while making new memories in this historic home.
Living in a Movie Landmark
Owning such a famous house comes with its perks and quirks. For instance, the "Home Alone" house has become a tourist attraction, especially during the holiday season, mirroring the film's Christmas setting.
The new owners have embraced this unique aspect of their home, though they also value their privacy.
Making It a Home
While the "Home Alone" house has retained much of its original charm and exterior design, the owners have renovated to suit their tastes and needs.
The house's interior, famously staged for the movie's chaotic and fun-filled scenes, now reflects the personal style of its current residents. Yet, it still possesses the warm and inviting spirit millions fell in love with on the big screen.
A Symbol of Warmth and Family
The "Home Alone" house, beyond its physical beauty and design, symbolizes warmth, family, and the unforgettable adventures of childhood.
For the new owners, it's not just about owning a piece of movie history; it's about creating a loving and nurturing home for their family.
The house continues to symbolize creativity, resilience, and the importance of family—values that "Home Alone" portrayed so well.
Preserving History
The purchase and ongoing preservation of the "Home Alone" house demonstrate a commitment to maintaining the architectural and cultural heritage of this iconic home.
By keeping the house well-maintained and respecting its historical significance, the owners ensure that this cinematic and architectural history remains alive for future generations to appreciate.
Bottom Line by Chicago Real Estate Brokers
The "Home Alone" house in Chicago is more than just a filming location; it's a home that continues to inspire and captivate imaginations worldwide.
The private individuals who bought the house have undertaken the role of not just homeowners but also guardians of a piece of cinematic treasure.
While the house remains a private residence, its legacy as the setting of Kevin McCallister's unforgettable Christmas adventure lives on.
As the "Home Alone" house stands tall in Winnetka, Illinois, it reminds us of the joy, laughter, and warmth the film has brought into the hearts of millions.
For the new owners, it represents a unique blend of personal sanctuary and public fascination, proving that a house can be a star in its own right.
