“Blaming others is excusing yourself.” – Robin Sharma
You cannot accuse UK’s right-wing press and commentators of lacking a sense of humour.
“Humiliation for Angela Rayner as she's told UK doesn't have enough builders for 1.5m homes." Daily Express: 14/12/240
The humiliation and national sense of shame belongs not with Angela Rayner and the Labour party but with the construction industry, successive Conservative governments and right wing British politics.
The construction industry cut the number of apprenticeships and training places, preferring instead to recruit from abroad. Looking at training the 2016 UK Commission for Employment and Skills found that the construction industry had the third lowest percentage of trained members compared to other industries, adding:
“…construction investment in training in development is low in comparison to other sectors."  (Brooks,T., & Mcllwiane, 2021, "Why Does Anyone Want To Work in the UK Construction Industry?
One of the reasons investment in training is so low is because it is easy to recruit cheaper labour from overseas. The Labour Party was warning against this over a year ago.
“Labour has demanded loopholes allowing employers to rely on cheap labour from abroad are shut - to focus instead on training UK workers. Ministers were urged to "get a grip" on immigration after labour shortages forced them to relax visa rules for key trades such as bricklaying and social care. Failure to develop homegrown talent has been blamed, with latest figures showing the number of construction apprenticeships has plummeted by 38% since 2017."  (Mirror: 23/08/23)
As well as the construction industry cutting the number of apprenticeships available, successive Conservative governments have cut further education training in colleges.
“12% fall since 2010: Further education has faced the biggest cuts in recent years.”  (fe news: 18/09/21)
The Tory commitment to Austerity has cost the country dear in so many ways and construction trade training has been no exception. It's no good right-wing newspapers like the Express complaining we don’t have enough construction workers when they supported the Tories in cutting government funding for training.
More ironical is the Daily Express’s championing of Brexit.
“How we celebrated when the country voted to leave the EU. How we cheered when the Prime Minister stated categorically: “Brexit means Brexit.”  (Daily Express: 15/12/2016)
Having been successful in their Brexit campaign it really is hypocritical of them to then blame others for the consequences their success had on the construction industry and the ensuing lack of skilled workers.
“The building sector has suffered from an acute lack of workers since Brexit caused many European labourers to return to the EU”  (Independent: 09/03/23)
The humiliation the Express would like to heap on Angela Rayner and the Labour Party is merely a distraction from their own culpability in the skills shortage this country faces.  From construction companies maximising short-term profits at the expense of de-skilling the countries workforce, from the Tory obsession with free market economics and cutting public spending on training, to the ending of free-movement under Brexit, the right-wing press is in a state of denial as to the consequences of its own right-wing policies.

Why should you opt for stainless steel door handles for your home?
Tumblr media
When it comes to door hardware, stainless steel door handles are one of the best options available for modern homes. From their durability to sleek design, they provide numerous advantages that make them stand out as a top choice for many homeowners and builders. In this blog, we'll cover the benefits of choosing stainless steel door handles, supported by 5 real-life case studies and multiple statistics that demonstrate why they're superior to other materials.
1. Why Is Stainless Steel Door Handle So Strong and Long-Lasting?
One of the reasons stainless steel is so well-known for its strength and durability is the level at which it can perform in extreme usage and wear; stainless steel is very ideal for use on internal and external doors. Stainless steel is resistant to corrosion, rust, and tarnishing, even in high-humidity conditions prevalent in bathrooms and kitchens.
Case Study 1: Using Stainless Steel Door Handles in a Home Located in a Seaside Area
The home dweller put up stainless steel door handles in a seaside estate of Brighton, UK. Though the salt sea air has elicited fast corrosion on other fixtures of metal, this kind of door handle remained rust-free for more than five years. A study of homes by the sea reports that 60% of homeowners documented issues with rust from other kinds of door hardware. No rusting was documented on the stainless steel hardware.
How Do Stainless Steel Door Handles Provide Low Maintenance?
Stainless steel door handles require minimal maintenance. Unlike brass or bronze, which have to be polished time and again, stainless steel doesn't lose their superficial attractiveness and beauty, unless dinged and battered, from simple cleaning. A mild soap solution and a soft cloth are all it takes for these handles to look new.
Case Study 2: Hotel Chain Switches to Stainless Steel: An Easy Way Out for Maintenance
This luxury hotel in London replaced all bathroom hardware with stainless steel door handles due to frequent need for upkeep. These changes resulted in a 45% saving in labor costs attributed to maintenance on the doors, as well as improved guest satisfaction. It established annual savings of £20,000 in maintenance.
3. Are Stainless Steel Door Handles Stylish and Versatile?
Stainless steel door handles are stylish and versatile in style besides being long-lasting. If you like minimalist designs or elaborate pieces, there are numerous styles and finishes to choose from. The color of stainless steel is neutral in hue, fitting well into almost every kind of interior design-from contemporary to industrial.
Case 3: Stainless Steel Handles in the Modern Office
Stainless steel door handles were incorporated into a London office building to provide a clean, professional overall look. The architect chose the brushed stainless steel door handle because it did not tend to collect fingerprints or smudges, and its sleek lines fit nicely with the minimalist theme of an office. In a survey given to office workers, 85% of the participants said that they preferred the new hardware compared to using the old bronze handles as it was easier to operate.
4. How Does Stainless Steel Provide Safety and Hygiene Benefits?
One of the biggest benefits of stainless steel door handles is their antimicrobial property. The surface of stainless steel is not porous, thus, no bacterial growth can be encouraged on such a surface. As such, stainless steel is widely used in healthcare settings and kitchens along with bathrooms where hygiene is much more crucial.
Case Study 4: Hospital Replaces Door Handles with Stainless Steel Door Handles
A hospital in Manchester put in place stainless steel door handles at every patient room and restroom. After one year, they boasted a 30% reduction of bacteria on the door handles as opposed to brass door handles that had been placed there before. This reduction led to a decrease in infections from the patients themselves and healthcare workers  .
5. Are Stainless Steel Door Handles Cost-Effective in the Long Run?
While stainless steel door handles cost more than other types of materials in terms of initial investment, a long-lasting and hassle-free lifestyle will save you extra costs associated with frequent reinstallation. The door handle won't have to be replaced anytime soon.
Case Study 5: Residential Property Increases Value with Stainless Steel
A Birmingham developer has upgraded all door hardware at a mid-range housing development to stainless steel door handles. After the upgrade, property values increased 8 percent and potential buyers said they preferred the attractive, durable fixtures. Studies have also found that stainless steel equipped homes generally sell faster and for more money compared to homes without the feature.
6. What are the Environmental Benefits of Stainless Steel Door Handles?
Actually, stainless steel is 100% recyclable and, hence, properly lines up with the resource-friendly consideration of any conscious ecologically aware homeowner. It means that choosing stainless steel door handles for your home not only means you'll be investing in a product that could last you for a lifetime but also one that reduces environmental impact.
The International Stainless Steel Forum (ISSF) reports that over 90 percent of stainless steel is recycled when its life is over. So, you are actually supporting a cleaner and greener construction process when you opt for stainless steel door handles .
7. Why Are Stainless Steel Handles Excellent Choices for Bathrooms?
Since a bathroom is rather a high-moisture area, stainless steel door handles really stand well against the humid conditions. However it is corrosion-proofed material with the absolute merit of being chosen for bathroom doors and other hardware items which are more often drenched in water and steamed up.
Conclusion:
Why You Should Choose Stainless Steel Door Handles for Your Home
Summarily, stainless steel door handles have many benefits, among which are their durability, low maintenance aspect, hygiene, cost-effectiveness, and sustainability in environmental aspects. Being supported by real-life examples displaying their effectiveness in running and at all different settings, it is clear enough to adopt this one as the best for modern homes and businesses. Be updating your bathroom or your total property; stainless steel door handles are such an investment that pays off in form and function.

British Assets Climb, Mid-Cap Stocks Lead Following Labour Election Win
Tumblr media
British domestic-focused mid-cap stocks were the biggest gainers on Friday after the centre-left Labour Party achieved a decisive win in the parliamentary election. This resulted in gains for blue chip stocks, government bond prices, and the pound. Hopes for economic stability under the new government, following 14 years of Conservative Party rule, boosted the FTSE 250 midcap index by as much as 1.8% in early trading to its highest level since April 2022. The blue-chip FTSE 100 index rose by 0.2%, and the yield on 10-year British government bonds, or gilts, dropped 3 basis points to 4.17%, slightly better than other European markets. Bond yields move inversely to prices. Labour secured a massive majority in the 650-seat parliament, while Rishi Sunak's Conservatives faced the worst defeat in the party's history, attributed to voter dissatisfaction over the cost of living crisis, failing public services, and various scandals. "A landslide victory provides the sort of clarity and stability that equity markets need in an increasingly volatile world," said Ben Ritchie, head of developed market equities at abrdn. He noted that businesses with significant exposure to the UK economy, especially those in the FTSE 250 and FTSE Small Cap, stand to benefit. British home builders were particularly strong, with an index tracking their shares up 2.3%. Aruna Karunathilake, portfolio manager at Fidelity, believes a Labour-majority government will positively impact housebuilders and construction materials by reinstating housebuilding targets and investing in local planning departments to alleviate planning bottlenecks. Analysts at Goldman Sachs noted that Labour's policies imply relatively limited changes to fiscal policy but would modestly boost demand in the near term, leading them to raise their forecasts for British GDP growth by 0.1 percentage points for both 2025 and 2026. British government bonds, or gilts, will be closely watched, especially given the memory of the market chaos triggered by former Prime Minister Liz Truss' "mini budget" in September 2022. Truss lost her parliamentary seat in Thursday's election. The new government will need to maintain investor trust while addressing numerous economic challenges, although the stability brought by the election result is seen as a positive for the gilt market. James Lynch, fixed income manager at Aegon Asset Management, remarked that the election result reduces one of the sources of volatility in the gilt market, providing stability for the coming years. The premium that investors demand for holding gilts over top-rated German 10-year bonds has remained stable this year at around 160 basis points, down from 230 basis points during the mini-budget crisis of 2022. The focus for bond investors will now turn to the Bank of England, which is expected to lower interest rates either in August or September. The pound rose nearly 0.13% against the dollar to $1.2775 and remained steady against the euro at around 84.72 pence. The British currency has been edging up since Sunak called the election in late May and is the strongest-performing major currency this year, up 0.3% against the dollar. On a trade-weighted basis, the pound is back to its level at the time of the Brexit vote in 2016, reflecting trader and investor optimism that a period of intense market volatility under the Conservatives may be coming to an end. How a £1.5 million development loan from Homes England helped a regional housebuilder deliver an outstanding Waterfront scheme.

V A Homes Yorkshire Ltd., Waterside, Knaresborough. Photo by Homes England.   Developer: V & A Homes (Yorkshire) Ltd Scheme: Waterside, Knaresborough V&A Homes is a family-run SME developer based in Harrogate, North Yorkshire. Waterside, a stunning nine-home scheme overlooking the River Nidd, was their second Homes England-supported development. The brownfield site, a former abattoir, is located on a steep waterside location which required complex groundworks to complete the build. Homes England worked closely with the team at all stages to provide both financial and specialist support. Today all three three townhouses and six semi-detached homes are occupied, with residents benefitting from spectacular views and outstanding design. Following the success of Waterside, V&A Homes is now completing a scheme of homes opposite Thirsk Racecourse and is working on their next scheme which will deliver 60 new homes in Sharow near Ripon. Victoria Denman, Managing Director of V&A Homes said: We first worked with Homes England after agreeing a land deal to bring our first development to market. From the outset I found the experience of working with the team extremely supportive. I was guided with care and consideration through the process and given reassurance at all stages. We are now working on a scheme which will deliver 60 homes - our biggest project to date. We wouldn’t have grown as we have without the great partnership we have developed with the agency.   How the Levelling Up Home Building fund enabled a first-time SME developer to achieve their development ambitions

Developer: Windyridge Property Investments Scheme: Sienna Way, West Bromwich In March 2022 Homes England supported Windyridge Property Investments, a new developer, with a £1.4m development loan to deliver Sienna Way, a scheme comprising of 9 homes based in West Bromwich. As a first-time developer, Windyridge had experienced numerous funding barriers before receiving support from the Levelling Up Home Building Fund. Funding was legally contracted in 54 days from credit approval, demonstrating Homes England’s ability to provide SMEs access to much-needed funding at pace. Our regional team worked closely with the developer to design a flexible funding structure that incorporated possible delays in build completions and generous timeframes to sell the homes. Completed in July 2023, Sienna Way meets the latest energy efficiency standards and provides a high-quality living environment for first-time buyers, key workers, and young families. Features include private courtyards, electric car charging points & underfloor heating. The scheme uses locally sourced, sustainable products, minimising waste in the construction process. Jatinder Singh Gakhal, Managing Director, Windyridge, said: As a new SME housing developer, we found securing development funding particularly challenging given the macro-economic factors affecting the construction industry. However, thanks to the team from Homes England, who provided exceptional support and guidance throughout the application process, we swiftly secured a development loan to fully fund our scheme. We look forward to delivering our first sustainable housing development to meet the needs of the local community in the Black Country and strongly recommend SMEs consider Homes England funding to help unlock their future development sites.   How a £4.5 million loan helped a Birmingham-based SME developer deliver 72 high-quality independent-living apartments

Developer: Michael Blanning Trust Housing Association Ltd (MBTHA) Scheme: The Shires, Birmingham In 2021, Homes England supported the Michael Blanning Trust Housing Association (MBTHA) Ltd, an established SME retirement home operator, in the delivery of a new purpose-built retirement village near Birmingham. MBTHA had already secured funding with Barclays but required additional financial support in response to market challenges. The flexibility of the development finance Homes England offers meant that we were able to work in partnership with Barclays to provide mezzanine funding to unlock the potential of this outstanding scheme. Today the scheme has achieved practical completion and is now in the sales stage. With its contemporary design, exceptional build quality, and emphasis on green communal spaces, The Shires aims to transform the lives of residents by building a sense of community and providing a welcoming, inclusive atmosphere. Rob Kennedy, Co-Chair of MBTHA said: The need for exceptional accommodation for senior independent living has never been greater and our scheme in Moseley answers this. The project was many years in the making, with many challenges along the way and we are grateful for the shared vision and support of our funding partners, Barclays and Homes England, to enable the scheme to come to life.   Sources: THX News & Homes England. Dream's discord podcast. Basically him answering questions for 2.5 hours. This will sort of be in order but I fucked up my notes so it might not be in order completely. (From 13th May 2021)
For reference the photos at the end are: A prototype of fidget spinner merch as loads of people asked, a reference photo of his favourite merch and a photo he sent of his hair to prove he wasn't a brunette.
•He said his teeth are mostly straight but he's thought about getting Invisalign. He's never had braces. He has a tiny gap in the left side of his mouth and his canines are longer and sharper (vampire arc). He's never had teeth surgery so has his wisdom teeth still.
•He thinks pineapple on pizza is good.
•He likes seafood like lobster and crab. He had crab made in an air fryer last night. He like peas. He thinks quesadillas are good and likes most food.
•He hates Coffee and most drinks
•The Dream Shorts team is Ken who is his personal reminder (Ken's main job is to spam him with texts so he doesn't forget things as he's got a habit of reading texts and not replying) and also comes up with a list of sets for Dream shorts. The builder is a friend and munchymc builder "his talent gets wasted on Dream's shorts but we pay him so"
•His editors are currently Dizzy, Firesale and Mjcr. Willz doesn't edit for him anymore
•The mask animation isn't done but Mask should be released May 21st. He wants to release them together as "the whole song is a double meaning and the whole nuance will be lost without the animation" but no matter if the animation is done the song is getting released on the 21st.
•He and Sapnap eat together often.
•He and Sapnap prefer medium rare Steak
•He wants a home gym it's something he's willing to splurge on. They currently have a weight rack but they haven't even set it up.
•"Eat the rich? Shut up shut up" - Dream
•Talked about money basically saying "Most people don't understand how money works I don't have millions in my bank account it's in assets like merch, land and warehousing for that stuff" (He's not in his landlord arc)
•He's been debating Pride Merch because of Rainbow Capitalism. He doesn't want it too be seen as a money maker and if he does most proceeds would go to charity. He's currently super busy merch wise with Sapnap joining and George in the middle of joining. He did say "Only if the LGBTQ+ community in this community wants it" He thinks he's going to at least change the merch website to a pride one. Sapnap wants to make pride merch including a rainbow flame on his.
•He wants to create a charity that's centered around helping LGBTQ+ one day because he thinks that there's a lack of them. He mentioned that creating a charity was expensive and took a lot and was a complicated process including a board of directors but he wants to do it someday.
•He wanted to buy a bunch of houses in Florida which was a service to house mostly LGBTQ+ youth and people stuck in abusive households for free to get them out of bad home environments. But he didn't because he didn't want people thinking he was profiting of of abuse victims and LGBTQ+ community.
•He said he's terrible with time management and replying to people which is why Ken helps him (and also helps George and Sapnap). He mentioned how Sam messaged multiple times and Dream just forgot to answer but felt bad "I feel like people think I hate them..... Cause I'd be mad if people did that to me"
•He tries to reply to a few texts a day (community number). He also can't do birthday messages everyday because you can only reply at certain times so it's not abusing the system so if you get one it's special. He said he does try but it's got a weird time gap.
•Him and the manhunt winner are trying to come up with a good time to film
•He wants to stream this MCC on twitch and says his team is good.
•He talks about why he's not partnered with Twitch. Basically Twitch has a lock rate (in which you make money) and you legally can't stream on YouTube. So legally if Tommy wanted to stream on YouTube he couldn't. Someone then mentioned how Bad is a twitch partner but still streams on YouTube "Bad streams on YouTube but he has for a while and I don't think that he cares" - Dream
•He likes to reply to every donation he gets on stream and feels bad when he doesn't so he'll turn them off when he streams and wants a platform deal where he can be payed to stream (not twitch). If he gets a streaming partnership he will stream a couple of times a week. He looked in to Facebook but they don't have an alias system meaning you can see everyone's actual Facebook account and personal info, he doesn't like seeing real names on Facebook so it would require a lot of altering if he was to stream there so he's thinking it's probably going to be YouTube.
•He was asked about if his demographic was what he expected and he said he went in with no expectations, he didn't even know what stans were, wasn't really on social media so he wasn't aware of the fan culture. "You guys are a handful sometimes but it's worth it"
•He also mentioned how he and the DreamSMP changed the twitch audience demographic. It used to be male dominated in both streamers and audience and now it's almost split which is unheard on.
•He has 5 fidget spinners in his house. Two in his bedroom. Two in his office. One in the living room.
•He likes his Minecraft skin as he thinks the arm is cook and you never see the rest of his skin really. He says it's unique and different and "me". Dream: You can't even tell half the skins apart on MC.
•He's not lost the motivation to stream. Most of the times if he wants to stream he gets George or Sapnap to do it and he just turns up. It's more beneficial to them as they have donos and subs on. (Don't we fucking know it "can you say hi to")
•He has listened to Lovejoy. Says the ep was great and they're very talented and awesome. Doesn't know what his favourite song is but probably would pick One Day because the chorus slaps.
•RIP to acoustic Roadtrip. He said instead of acoustic Roadtrip we get Mask so no losses today for Dream stans.
•"With Roadtrip I went to Parker and I said Hey I have a story I want to tell through music. I have no experience with that can you help me" He said sure. He crafted the music and melodies and how things are formed where it's catchy. I have less comfort singing that. I love the song and it's my song, it's very representative of me and I'm sure I could sing it but it's a song I'd be kinds of scared to sing live, with Mask I basically did everything. I sat there the entire time and maybe an hour out if the 100 I wasn't in the call. Dream came up with the lyrics and main melody for Mask (First one he's ever come up with) "That was just notes in my fucking voice memos"
•The clip we heard of Mask was a prechorus not the actual chorus. He thinks he'd be more comfortable to do a mask acoustic and it's more melodic than Roadtrip. The chorus also has a lot of instruments similar to Roadtrip. Mask starts of slow and guitar with minimal reverb and is more raw.
• He doesn't want music to be his main thing. It's something fun to do and he's passionate about it as it's a way to express emotions. He wants to release mask then go from there. He wants to release at least one more song but has nothing on his mind currently. His two ideas were Roadtrip and Mask.
•He wouldn't quit his job to become a pizza delivery man.
•His favourite features on himself are eyes or freckles and he also confirmed that he does have eyebrows.
•He was told that Parkour warrior would be bought back some time in the near future and he got excited for it. "Even if I don't win, which I will, it'll be fun"
•Went on about his MCC team but I'm not going to put that in as we should be getting them today. He did say he wasn't on Pink but he did sound confused. (For reference he's always in Pink as it's the last team announced and keeps the hype up by announcing the biggest streamer last)
•Said he and his mum had the Mr Beast burger. He recommends because he likes the avacado. He mentioned how Mr Beast uses "Ghost Kitchens" which is basically where he gives restaurants permission to cook his food so it's restaurant quality food.
•His favourite piece of merch is the circle smile. (The pool photo on Instagram). He said the quality was bad (he worked with a different company and didn't have his own company) and it was elasticy feeling and he's planning on re-releasing it again but with good quality.
•He's started to send merch out in custom packaging. So his bags have the smile and will mostly be green. Sapnap's has the flame and is either black or white. He's also trying to make it so every order has the sticker packs for both him and Sapnap.
•He loves the coins as it's cheaper than a hoodie but still celebrates the milestones and will last a long time. He mentioned how the old coins are getting removed off the site and how if you have any of the coins your special because only a few thousand get made. He's kept around 100 of each coin that he wants to give away in person.
•He wanted to have a cool store where you could access computers that give you access to the DreamSMP in spectator mode. But it's too costly and would require too much time and isn't safe fight now. He doesn't think it'd be worth it financially.
•Most of the hoodie are black instead of multiple colours because of limited supply and covid. Getting the colours are harder because if the pandemic which hopefully won't be an issue soon.
•He wants to do a short meetup tour with Sapnap and George with a few locations in the US (and if others nearby want to join like Quackity or Karl they can). He also wants to visit Australia, UK, Canada, Mexico and Philippines and do something like that there but definitely at least visit with George and Sapnap.
•He's never been to the Philippines but his mum has. He wants to set up a place in the Philippines where he can ship merch in bulk and it would help to reduce shipping. However it would probably be big milestone merch.
•He's not got the vaccine yet but will get it when he needs to. He doesn't leave the house so he doesn't see the point.
•He's the ideas man. George's footcam video was Dream's idea. The T-shirt video was Dream's idea. Most if not all of the Dream Team's videos are Dream's ideas.
•Said he's got a similar/the same hair colour as Froy (Dream buddy at this point the only difference between you and Froy is that one of you is dating Richard Madden /lh)

Creative industries research
If you had asked anyone in the UK before about 30 years ago about the UK Creative Industry you would have been met with the reply “What you on about?” as the concept of Creative Industries hadn’t been invented yet.
Tumblr media
In the late 90s, *Tony Blair’s New Labour decided that it was time to repackage the very boring and old-fashioned sounding Department of National Heritage, established by the boring and old-fashioned Conservative party then under the leadership the human embodiment of boring and old-fashioned, *John Major, in 1992 to bring together various functions related to the arts, sport, history, film and broadcasting as well as historic sites, parks and tourism. At the time in the early 1990s the UK government didn’t really have a clue as to how profitable creative industries could be but they were now begin to be on the lookout for new income for the treasury since the economy was still in a stake of change after the decline and end of Heavy Industry in the UK such as coal mining, steel, shipbuilding and Car companies being closed or sold off by an old woman in a blue blazer and a big bouffant hairdo from the home counties.
A few years later under the premiership of Tony Blair, the Department of National Heritage was re-branded as the Department for Culture, Media and Sports. Blair established the Creative Industries Task Force, their aim to create awareness and highlight the financial benefit from the UK’s creative output which had never really been tapped before.
Tumblr media
In 2017 under the Premiership of *Theresa May, the department was renamed Department for Digital, Culture, Media and Sport. The department’s biggest time to shine was in 2012 when they handled many of the responsibilities for putting on the London 2012 Olympic and Paralympic Games. The range of responsibilities now belonging to the DDCMS are: The Arts, Broadcasting, Internet and Internal Information and Communication Technologies, Telecoms, Architecture, Cultural Property and Heritage, Entertainment Licencing, Gambling and Racing, Tourism, Digital Economy, Libraires and Museums, and Creative Industries (including advertising, arts market, Design, Fashion, Film, the UK Music Industry and Publishing). With all these sectors under the Creative Industry’s belt, it makes up for a chunky contribution to the UK economy, making up almost 10% of the UK Economy as a whole. A reported £115.9 billion was contributed in 2019.

Snag List: Who Needs to Get One?
Purchasing a house is not as straightforward a process as it might appear. As a responsible buyer, you need to do your due diligence to ensure that you are getting a property that’s in excellent condition. This includes ordering a snagging survey.
Tumblr media
Who Should Order a Snag List?
Buyers of newly built houses should have a snag list drawn up. Ideally, the property should be surveyed when it’s completely finished and before the sale is finalised.
But ordering a snagging list is not just for those purchasing a home for their own use. It is also for people who are acquiring investment properties – to be more precise, new build homes they intend to let.
A snagging survey is also recommended for newly renovated houses, specifically those that underwent a major overhaul.
Is a Snag List Really Needed?
Many home buyers are surprised to find out that part of their to-do list before moving into their newly built house is to schedule a snagging inspection.
Some even see the survey as an unnecessary expense. They think that the property wouldn’t have any defects since it is brand new. Hence, from their point of view, a snagging inspection is a waste of time and money.
Well, this reaction is normal and understandable. After all, one of the reasons people buy new build dwellings is that they are supposed to be in an excellent state. All parts are in tiptop condition, and everything works. As such, it is seen as the more cost-effective option as compared to buying an old house which typically requires extensive and expensive repair work.
Ideally, newly constructed properties should not have defects. If they do, it should just be a few minor issues. They should be built according to the standards you and the builder or developer agreed on. Unfortunately, this is not the case!
Snagging Survey for All New Build Houses – No Exemptions
In Ireland and other European nations like the UK, there’s a so-called “crisis of quality” in newly built properties.
Over the years, the number of unsatisfied buyers of new build dwellings has been growing. Many of them say that they had to deal with a catalogue of issues involving their newly acquired property. The problems they had to confront ranged from minor stuff like scratches on their window to major ones such as leaky pipes and holes on the walls or floor.
Even houses developed by supposedly reputable builders are plagued with issues. In Britain, for example, one of the biggest developers was under scrutiny after buyers of their “premium brand” started talking about the poor quality of the houses they’ve bought.
Simply put, new build houses, including those constructed by renowned companies, are not perfect. The truth is that, nowadays, it is rare to see one that only has a handful of snags.
Clearly, given the growing number of poor-quality new build houses, a snagging inspection is not something you should forego.  It is necessary to protect your investment as well as to ensure your safety and peace of mind.

ICSM Credit Latest News: high risk credit ratings for firms listed plus Hotel Chocolat in trouble and the taxman is after firms abusing the furlough scheme
ICSM Credit Latest News: high risk credit ratings published - includes a house builder and a school; Hotel Chocolat's problems, Next in trouble and the taxman is after firms abusing the furlough scheme
The latest news from Companies House shows several firms have had their credit ratings moved to high risk and a credit limit of zero as the present Covid-19 crisis continues.
Bowbridge Homes (Site E) Limited, Motive Agency Limited, Martins Waste Clearance, Rope Access Man Power UK Limited have all suffered the indignity of a zero rating while the privately owner Park School in Somerset currently in administration is also placed in the high risk category. Opened in 1851 the school moved out of the centre of Yeovil in 2018 in a bid to attract more pupils at a larger site but has struggled ever since. The Covid-19 outbreak has meant a drop in parents signing up their children for the new term plunging the enterprise into administration with Grant Thornton charged with finding a buyer.
Chocolate problem
Meanwhile on the High Street John Lewis has announced they may not reopen all their stores after lock down and Next has seen a 52% fall in sales in the year up to April 25. Another casualty – this time of the lucrative Easter egg market – is Hotel Chocolat who were forced to close their stores for the industry’s second biggest season of the year. However they did get a sales spike just before the closure and are concentrating on online sales but have had to alter their bank lending facility as a result reported Elena Cherubini in The Grocer.
The taxman cometh
ICSM Credit understands from its sources that HMRC are pursuing several big name firms for forcing furloughed staff to work in direct contravention of the rules - which if proved could lead to massive fines. The Guardian reported this week that Sports Direct and House of Fraser have allegedly breached the rules by sending managers into work and asking them not to clock on. Don’t forget the taxman doesn’t stop working during the lock down.
Logistic issue
Despite the boom in logistics there has been another casualty in the industry with Carters Haulage in Hertfordshire entering administration. Chris Tindall writing in Motor Transport said the firm had expanded from one lorry to 40 in just three years to service a blue chip client and then lost the business months later. He reported: “In a report to creditors, administrators at SFP also said it was now investigating ‘certain transactions’ prior to their appointment and that it may be advisable for the business to remain in administration for the time being.”

Lemmings (Psygnosis, Amiga, 1991)
Tumblr media
Gallup all formats individual formats chart, Computer & Video Games Issue 114, May 1991
[Elements of this post are based on sections of a previous piece I wrote on Oh No! More Lemmings.]
Tumblr media
AAA of the 1980s has been a story of computer games as a source of surging creativity in the UK, but also a story of a local audience in splendid isolation. The compromised remakes of Japanese games that made it to #1 in the UK were pretty much a one-way trade. By the end of the 1990s, British developers would be responsible for two of the world's most famous and successful games. Those games would be made to a much bigger scale. In 1991, as mainstream games got more complex, for them to be the effort of one or two individual programmers was already increasingly rare. It was a time when having the right conditions for teamwork paid off.
Tumblr media
A small team called DMA Design made Lemmings, which is not quite one of those giant British games but did sell millions and get ported to a large proportion of the world's game formats. Lemmings’ hook is inspired by the Disney-constructed idea that the rodents of the title deal with over-population by rushing off cliffs en masse. The game’s ‘lemmings’ are more human, tiny people with white skin, blue clothes and green hair who drop into each level from an undisclosed location and walk steadily forward until instructed otherwise, even if it's to their own doom. Each level has an exit back out of its world, and your task in Lemmings is to use a set of limited abilities to work out a route to get your team of charges from A to B, where sometimes B is across the C, or A and B are both in L. You can get lemmings to knock through walls, block others from moving forwards, build bridges, blow shit up, and so on, with each level giving you both a different map and a different number of each of the abilities.
Tumblr media
Once Lemmings has got through teaching you how its abilities work, it moves on fast to both using them in increasingly complicated combinations and making you think laterally about ways to use each one. The form of the appeal of this is highlighted in a mock warning on the game’s cover and title screen text scroll disclaiming responsibility for “loss of sanity, loss of hair, loss of sleep”. The suggestion is that the appeal to the player lies in their own frustration, or at least in building that frustration to the point where the relief of release from it is ecstatic. The ideal Lemmings level, perhaps, should appear initially impossible until a sudden mental breakthrough that reveals it’s really easy, followed by the realisation of a complication that renders it impossible again. And so on, perception swinging wildly but settling in on a mid-point final realisation that yes, everything is accounted for and it’s just about doable. Here is where the decision to make each level goal a percentage of lemmings safely to the exit, and often a percentage below the optimum outcome, is a particularly smart one. The slack sometimes allows a sudden realisation that you are losing lemmings to lead to an improvised solution on the fly and resultant success, and that’s another exhilarating feeling of its own.
As a logic puzzle loving, computer game playing child, when I got a brief chance to play Lemmings on a family friend’s Amiga it immediately became one of my favourite things ever. It was an unusual type of game, but it’s easy for me to see how its developers’ policy of getting as many demos of it as they could out there worked so successfully, and how Lemmings had such an impact across the UK and beyond.
There is still a statue of lemmings in Dundee, the game’s hometown. A port city on the East coast of Scotland, Dundee is something like the 50th biggest urban area in the UK and has a totally outsized place in the UK video games story. You could put it down to random happenstance that the handful of people led by Dave Jones who made up DMA Design were from Dundee. But a game like Lemmings coming from Dundee is no more complete coincidence than the procedural space exploration of Elite being the work of Cambridge maths and science students was.
Dundee was once the centre of the jute industry, making fibre for bags and ropes. As the economic viability of that dried up, many skilled (and mostly female) workers transferred to working in a new form of production at the Timex watch factory. Later on, watch sales not being what they had been, that factory diversified into making other technology. It was perfect for our old friend the ZX Spectrum. For Dundee, that meant lots of Spectrum computers available on the cheap, a low-risk chance to experiment, and other opportunities besides. And with that availability, there was an increased chance for connections and community. The Kingsway Amateur Computer Club, where many of the makers of Lemmings met, for instance. For Dave Jones in particular, the Timex connection was more direct as he worked there as a Spectrum tester. When he was made redundant, he used the money to support him and his friends in Dundee to form DMA Design and a few years later they developed Lemmings.
Tumblr media
With their own experience with home computers and with British audiences in mind, they made Lemmings for the Amiga first. DMA also drew on a recent British lineage of games led by resource management and clicking on menu options, like Supremacy and Populous (almost as crucial to Lemmings’ form as the lemming was that other rodent-derived computer item, the mouse). Lemmings was a collaboration right from the start, even the most basic animation of the tiny characters being the work of two people. Lemmings wouldn’t be the same without all of those contributions. To take one obvious example, it wouldn’t have the same warmth without Brain Johnston and Tim Wright’s familiar but copyright-avoiding soundtrack, taking “Ten Green Bottles”, “London Bridge is Falling Down” et al on a toytown funk trip. Beyond even a list of credits though, as the series of particular circumstances which brought DMA together in Dundee show, every game is the result of a whole community, providing skills and resources in the right place and right time along the way.
Even above its problem-solving, what stands out about playing Lemmings is that the same message of collaboration is integral to the game itself. So many games that I’ve played for AAA have been about the lone wolf, the highly able individual prevailing against the odds. In the Britain of the late ‘80s, perhaps it’s no surprise that messages of individualism resonated with the prevailing culture. For alternatives, we have seen sports games where you take collective charge of a group of people, and there were precedents for successful games that had you overseeing large populations, even if Populous and SimCity didn’t make it to my UK #1s list. But sports games are limited to a different kind of competitive narrative, Populous had the player as a God and SimCity as combination planner-architect-builder. You were still the one responsible for taking all of the actions. In the more radical Lemmings, you can’t create earthquakes or new electricity supply lines or do anything at the macro level. All actions must be carried out via an individual lemming. The player is but an advisor, or as Martin called the player’s role in the Lemmings post for his original AAA, “an avatar of community spirit”.
It’s not long into Lemmings before you reach situations where you need different lemmings to support each other. Two lemmings might need to be send ahead so one can turn the other around to dig their way back to the group. One lemming might need to build a staircase to put another in place to remove another obstacle. Individual lemmings take actions but afterwards they get subsumed back into the herd. You can only succeed by getting lemmings organised to work together, and they succeed or fail as a group. Each lemming that reaches the end of a level has depended on the resources of the level and the skills of other lemmings being in place along the way. Text on the title screen tells players to remember that the needs of the many outweigh the needs of the few.
Tumblr media
The lack of narrative ego is striking. While as the player you are in a head-to-head battle of minds with the level designers, within the narrative world of Lemmings the player is taken out altogether. Even outside of the game itself, Lemmings welcomes further collaboration. There are tests of physical precision and speed in some levels, but with so much of test the game provides being mental, it lends itself to sharing thoughts and ideas. My best memories of playing Lemmings aren’t of playing it by myself, but of sitting with my mum and my brother and working as a team to come up with different possible solutions. Fittingly, it turns out that this was similar to the process by which DMA themselves designed the levels.
There are signs of something darker in Lemmings too, particularly in hindsight. It's in the choice it offers you each time you play a level, a more dramatic version of the deal in Dizzy that if you lose, at least the game will entertain you in the process. If you decide that you can’t complete a level, or you just get bored, you can double click the mushroom cloud icon and watch all of your lemmings explode to maximum dramatic effect, a choreographed carnival of cute violence. The lemmings’ tiny stature and outsized physical expressions, wonders done with a few pixels like the way they shrug when they finish building a staircase, encourage the player to care for them, but the player can blow them all up too.
Tumblr media
That’s only a discordant note if you don't look too closely. The game is filled with grizzly traps that kill lemmings in inventive ways, squashing or incinerating them out of nowhere. It turns out, in fact, that those animations were the origin of the whole game, the point in another project at which it became clear that the tiny animated people had the personality to stand alone. There's an irreverence and black humour very recognisable from other British culture in going on to make the cute save-the-lemmings game but still leaving the horror in there. Lurking within Lemmings is the power of a particular kind of anarchic freedom and its possibilities. DMA would go on to take the idea of just letting the player blow everything up and make Grand Theft Auto, after all.

Wherever it started from as a game, though, the strongest message that comes through from Lemmings is the generous one about the importance of people working together. Without everything that community and collaboration provided along the way, Lemmings wouldn’t have been possible, just as its lemmings can only reach their goal by building on the work of many.

Home loan fears demolish house builder share prices | City & Business | Finance
Barratt, the UK’s largest builder of homes, said it had seen an impact from mortgage rate hikes and reduced availability.
It comes as a survey today from the Royal Institution of Chartered Surveyors warned of “storm clouds” gathering.
The number of would-be home buyers fell in September for the fifth month running, with properties coming on the market also down and members predicting prices will dip.
Simon Rubinsohn, RICS’ chief economist, said: “The turmoil in mortgage markets in recent weeks has compounded the increasing level of economic uncertainty resulting from higher energy bills and the wider cost of living crisis, in shifting the dial in the housing market.”
Barratt also blamed the cost of living crisis for a sharp year-on-year fall in reservations.
It added: “The outlook for the year is less certain with the availability and pricing of mortgages critical to the long-term health of the UK housing market.”
Barratt’s share price slumped as much as 8% in early trading, despite chief executive David Thomas saying full-year profits were still on track to be in line with current expectations.
The update triggered a sell-off in other house builders’ stocks, with Berkeley, Taylor Wimpey and Persimmon closing down between 3.1 and 6.2 percent.
It comes amid nervousness among investors that the housing market is heading for a sharp slowdown.
Lenders have pulled hundreds of mortgage deals since Chancellor Kwasi Kwarteng mini-Budget last month to concerns over borrowing costs.
Sophie Lund-Yates, an analyst at investment platform Hargreaves Lansdown, said: “A deterioration in the affordability of mortgages, especially for first-time buyers, is just about the biggest spanner that could be thrown at the builders.”
Russ Mould, investment director at broker AJ Bell, said: “If government ministers needed any evidence of how policy missteps can affect not just the financial markets but the real economy, then Barratt Developments’ first quarter results statement provided it in spades.”
