Campground Advice

Hi! So my sister and I are currently under contract for just over 100 acres in eastern TN. We intend to live on a few acres of the land and use the rest to develop a campground. Our extended family currently lives in the southeast and we all love to camp, but we’ve struggled to find available, reservable sites that don’t feel like you’re staying in a tent subdivision.

To start with we’re thinking half-acre sites at a minimum (possibly full acre?). Some of the sites would be accessible for car camping and some would be hike in only. We’re not planning for RV’s at this point. There is already good infrastructure in place at the top of the property and there are cool water features throughout. Around 80 acres of forest hasn’t been touched at all. We want conservation to be a priority, so we’ve been discussing wooden tent platforms and fire dishes to preserve the land as much as possible.

We would love any advice or experience you could share with us. Are there particular features or services that would be important to you? Are there things we should stay away from? Thanks in advance for your help!
