More collages by Lance Letscher.
Lance Letscher’s collages are accumulations of tiny bits of paper taken from a myriad of sources. His compositions, driven by a piecemeal aesthetic with a meticulously obsessive sensitivity to color and content, evoke both the expansiveness of the cosmos and the complex detail of microcellular life forms. Crafted with a rich and vibrant vocabulary eliciting discovery by his viewers, Letscher’s works engage us with their poetry and intricacy.
Since the late 1980’s, Letscher has used the raw materials of wood, marble, old books and paper in such a manner as to remove them from their original context. As a youth, he cleaned out vacated rental properties owned by his grandparents and developed a curious habit of imagining other people’s lives from the traces left behind. Trained as a printmaker, Letscher’s early career focused on intensely conceptual sculptures of marble or wood: a doll-sized marble wheelchair, a dwarfed piano of wood, a rumpled child’s pillow in marble. In the mid-1990s Letscher shifted from his conceptual sculptures towards paper and collage but took away from his experience as a sculptor incredible patience and ability to focus on labor-intensive compositions. He began to collect antique paper, ledgers, old notebooks, diaries, letters, record covers, magazines and books from thrift stores, junk-shops, used-booksellers, and even dumpsters.
He meticulously organizes and stores these weathered materials, which he later surgically deconstructs and deploys, creating new narratives from shards of a memory. Letscher’s geometric and contemplative juxtapositions of color and pattern call to mind the classic craft of quilt making, which he has cited as an influence. Other frequent comparisons are to a wide and varied roster of other artists: Josef Albers, Piet Mondrian, James Castle, and Martín Ramírez, among others. Letscher’s most recent works explore notions of locomotion, technology, and the creative impulse at the heart of human nature. Letscher re-visits his sculptural roots as his collages leap into three dimensions, using vibrant colors and letters to cover the surfaces of such varied subjects as guns, motorcycles, rockets, tools and toy planes. A diligent and nearly constant worker, Letscher follows, with enthusiasm and gratitude, wherever his source materials lead him.
Lance Letscher attended the University of Texas where he received both his Bachelor of Fine Arts and his Master of Fine Arts. He later apprenticed for Amado Peña, an artist known for his Southwestern-style prints. He currently lives and works in Austin, Texas. His work is held in public and private collections around the country and has been reviewed in Art in America, The New York Observer, and Harper’s Magazine, among other publications. A full-length monograph of his work, Lance Letscher: Collage, was published in 2009.

478. 93 things about 1993, part 4
(part 3)
(source)
18. ValuJet flies for the first time (October 26)
ValuJet's first flight was from Atlanta to Tampa on October 26, 1993. By 1994, the planes with their silly mascot on them had made 15 emergency landings! 1 On June 8, 1995 one of their ancient planes had an engine fire on the tarmac in Atlanta.
We all know what happened to ValuJet just 2 1/2 years later.
19. Kenneth Junior French kills 4 because of "gays in the military". (August 7th)
He got four life terms + an extra 35 years tacked onto his sentence.
Newsweek, February 8, 1993
20. Socks Mania
People went absolutely feral over Bill Clinton's cat, Socks. There was merch:
Such as this Socks cat food container (eBay seller passalong)
This Socks watch that I still remember seeing at my local Kmart in 1996. Yes, the battery was dead. (eBay seller ha-340226)
This socks doll I also remember seeing at Kmart on a family vacation in Ohio that I desperately wanted. (eBay seller 13navybeans)
I don't have the date on it, but here is a clip of kids petting Socks at Christmas.
21. Julia Roberts and Lyle Lovett get married (June)
When Roberts returned to the set of The Pelican Brief following her wedding, the cast and crew (including co-star Denzel Washington) threw her a party in which they all wore shirts that read: "He’s A Lovely Boy … But You Really Must Do Something About His Hair" on the back. 2
They only lasted til 1995, but they were cute together.
22. Base Closings (March)
Growing up, I thought this was the first time bases closed in the U.S., ever. No, a whole bunch closed just a couple of years prior!
(source)
23. Florida tourists killed
The state government ordered that all company logos be removed from rental cars, and it abolished special license tags for such vehicles. Rental car agencies now give customers detailed safety brochures in English, Spanish, German and other languages, and they play tape recordings with similar messages over the public address systems in their rental offices every five minutes. 3
There was even a bit in the SNL episode (hosted by Shannen Doherty) where Phil Hartman played Disney's Michael Eisner, alerting tourists that you'll won't get murdered in northern Florida where Disney is:
Hi, I’m Michael Eisner, speaking to you from the Magic Kingdom here in Orlando. You know, for the last few months, Florida has been victim to a terrible tragedy: the horrific murder of nine foreign tourists in Southern Florida. We here in Northern Florida express our sympathies.. to the families of those murdered hundreds of miles away.. in Miami, the capitol of Southern Florida.
8 tourists were killed in 1993. 4
24. Miller Clear
Faced with lackluster sales, the Miller Brewing Company has ended its market test of Miller Clear, the brewing industry's first clear beer. "We're not manufacturing it any longer for the near term," Eric Kraus, a spokesman for the Milwaukee-based brewer, said on Tuesday. "We had a tremendous initial trial, but repeat business was not necessarily as good." The beer that has been made will be sold, but no more will be brewed, Mr. Kraus said. In April, Miller began test-marketing its clear beer in Richmond, Minneapolis and Austin, Tex. 4
(there's some more about it on Weird Universe)
25. Tonya Harding's dress pops (January)
Earlier this year, a snap on her costume broke at the United States championships. At the 1992 Olympic trials, her blades were mounted slightly out of position, leaving her stranded with a broken axel. Skate problems also delayed her arrival at the 1992 Winter Games in Albertville, France, where she finished a disappointing fourth. By 1993, fourth was the best she could do at the United States championships. 5

A Little Catch Up on My Life and Travels
My last post was about selling our beloved place in Mexico. I haven't posted since then, but I've been busy, both with closing down the business, and then taking to the road.
I'm writing this from a hotel room in San Antonio, Texas. We have just finished a 5 day vacation with family, and my husband and his brother attended 3 days of the Formula One in Austin. They are very close to each other, and I think they enjoyed everything about their 3 days together. My sister in law and I are also close, and we enjoyed hanging out: there was a day of walking and checking out the River Walk, and a couple of days of relaxing and reading, (things we both enjoy).
Today we parted ways, with my BIL and SIL returning home and Craig and I staying one more night then flying onward to Mexico to meet up with my dad and a friend. We are headed to the town where we have spent 16 happy years, but this time we're not staying at our own place. Instead we are staying with our former property manager who also has rental apartments. While we will be doing many fun things with our local friends, we will NO be painting or fixing things, (a staple of our previous trips). It will be a different trip for sure.
However, I started my travels the last week of August, when my sister invited me to accompany her and my niece back to Ontario, (where my niece attends university). While I've passed through Toronto, both just within the airport, and by vehicle, I've never actually spent any time there, so I jumped at the opportunity. It was a fun and busy 5 days, sightseeing, catching a Blue Jays baseball game, and touring the infamous Kingston penitentiary, as well as getting my niece settled into her new house.
In between the two above trips, we took our travel trailer down the Washington and Oregon coasts, before cutting into more central California to Yosemite National parks. We stayed at both National Parks and State Parks, and boy to do I have a lot to say about those...however, that will be in another post. We had two nights in the San Francisco Bay area, staying in fabulous new regional park in the East Bay, where we spend an unexpected $900+USD when the water pump, followed by the serpentine belt gave out in our truck! Fortunately, we were in a big centre with lots of access to mechanics and parts!
We picked up friends who arrived from Scotland and together the 4 of us made our way back to Canada, via wine tastings and microbreweries!
We loved catching up with family en route, and it was fun to play tour guide to our Scottish friends! We took them out to my favourite place in the world, (the west coast of Vancouver Island), as well as visiting the famous Butchart Gardens, (in the POURING rain), finishing with 2 nights in Vancouver.
So...I've definitely not been lollygagging or wallowing in sorrow over the sale of our place, although when I see it tomorrow evening for the first time since the sale, I may have a wee wallow. Until next time...

From understanding market trends to evaluating property values, this guide will equip you with the knowledge to make informed investment decisions. Join us as we delve into the world of real estate investment and uncover the best opportunities to grow your wealth.
Why Now is the Perfect Time to Find an Investment Property for Sale?
The real estate market is currently experiencing a unique period, making now the perfect time to find an investment property for sale. With interest rates at historic lows, financing your purchase has never been more affordable. Additionally, market trends indicate a steady increase in property values, ensuring that your investment will grow over time. Furthermore, the rental market is booming, providing a consistent income stream for property investors. By securing an investment property for sale now, you position yourself to benefit from both immediate rental income and long-term appreciation. Investment Property for Sale
When evaluating an investment property for sale, several key factors must be considered to ensure a sound investment. Location is paramount; properties in thriving neighborhoods with strong job markets and amenities tend to appreciate faster and attract reliable tenants. Additionally, the condition of the property should be scrutinized—investing in a well-maintained property can save substantial costs in repairs and renovations. Financials are also crucial; analyzing the property's cash flow, potential ROI, and any associated costs will help determine its profitability. Furthermore, understanding the local real estate market and regulatory environment can influence your investment's success.
Top Locations to Find High-Return Investment Properties for Sale
Identifying top locations for high-return investment properties for sale is essential for maximizing your investment. Urban centers with strong economic growth, such as New York, Los Angeles, and Austin, offer promising opportunities due to their thriving job markets and increasing population. Additionally, emerging markets in cities like Nashville, Charlotte, and Orlando are gaining attention for their affordability and potential for rapid appreciation. Coastal areas and vacation destinations also present lucrative investment opportunities, as they attract a steady stream of tourists and renters.
The Benefits of Diversifying Your Portfolio with Investment Properties for Sale
Diversifying your investment portfolio with properties for sale offers numerous benefits. Real estate investments provide a tangible asset that often appreciates over time, offering both capital growth and a hedge against inflation. Additionally, rental properties generate consistent income, enhancing your cash flow and financial stability. Diversification into real estate also reduces overall portfolio risk, as property values tend to be less volatile compared to stocks and other investments. Furthermore, leveraging the equity in investment properties for sale can finance additional acquisitions, creating a cycle of wealth-building.
How to Finance Your Investment Property for Sale: Tips and Options?
Financing an investment property for sale requires strategic planning and understanding various options. Traditional mortgages are a common route, offering competitive interest rates for qualified buyers. However, alternative financing options such as hard money loans, which are based on the property's value rather than the borrower's credit, can be useful for quick purchases or renovation projects. Additionally, leveraging equity from existing properties can provide funds for new acquisitions. It's also beneficial to explore government-backed loans, like FHA or VA loans, which offer favorable terms for eligible investors. By researching and selecting the right financing option, you can efficiently secure an investment property for sale and optimize your investment strategy.
Investment Property for Sale: Understanding Market Trends and Projections
Understanding market trends and projections is crucial when considering an investment property for sale. Keeping an eye on economic indicators, such as employment rates, interest rates, and housing supply, helps predict future property values and rental demand. Analyzing historical data and market cycles also provides insights into potential appreciation and downturns. Additionally, staying informed about local developments, such as infrastructure projects and zoning changes, can impact property desirability and value. By comprehensively understanding these trends and projections, you can make informed decisions about purchasing an investment property for sale.
Common Pitfalls to Avoid When Buying an Investment Property for Sale
Buying an investment property for sale can be lucrative, but it's essential to avoid common pitfalls that can jeopardize your investment. Overpaying for a property is a significant risk, as it can reduce your potential ROI and complicate financing. Failing to conduct thorough due diligence, such as inspecting the property's condition and verifying legal status, can lead to unexpected costs and legal issues. Additionally, underestimating ongoing expenses, including maintenance, taxes, and insurance, can strain your cash flow. It's also crucial to have a clear investment strategy and avoid emotional decisions. By being mindful of these pitfalls, you can navigate the process of purchasing an investment property for sale more effectively.
Conclusion
Investing in real estate presents a multitude of opportunities to grow your wealth and diversify your portfolio. From selecting the right investment property for sale to understanding market trends and managing your assets effectively, each step is crucial to maximizing returns. By considering key factors, exploring top locations, and avoiding common pitfalls, you can make informed decisions that align with your financial goals. Whether you opt for residential or commercial properties, or focus on long-term or short-term investments, the potential for substantial returns and financial stability is significant.

Evaluating the Condition of Investment Property for Sale
Before purchasing investment property for sale, thoroughly evaluate its condition. Inspect the property for structural integrity, necessary repairs, and overall maintenance. It’s also beneficial to have a strong credit score and a substantial down payment to secure favorable loan terms.

Consulting with a real estate attorney or a professional familiar with local real estate laws can prevent legal issues and protect your investment.
Leveraging Property Management for Investment Property for Sale
Effective property management is vital for the success of any investment property for sale. Consider whether you will manage the property yourself or hire a professional property management company. Professional managers can handle tenant screening, rent collection, maintenance, and legal compliance, freeing up your time and ensuring the property is well-maintained. This can lead to higher tenant satisfaction, reduced vacancy rates, and consistent rental income.
Forecasting Long-Term Appreciation of Investment Property for Sale
When evaluating investment property for sale, consider its long-term appreciation potential. Research historical property value trends in the area and future development plans that could impact property values. Locations with planned infrastructure improvements, new business developments, and community enhancements are likely to see property value increases. Investing in such areas can lead to substantial appreciation over time, adding to the overall profitability of your investment.
Conclusion
Identifying prime locations for investment property for sale is crucial for maximizing returns and ensuring long-term value. Urban centers with robust job markets, coastal cities with high tourist traffic, and emerging markets with rapid growth present excellent opportunities. Additionally, areas with top-rated schools and desirable amenities attract stable, long-term tenants. Thoroughly researching these prime locations and understanding local market dynamics can lead to lucrative investment decisions. By focusing on areas with strong demand, favorable economic conditions, and potential for property appreciation, investors can secure profitable and sustainable real estate investments, ultimately achieving their financial goals and building a successful property portfolio.

SEEN YESTERDAY ON FREE HAWAI`I TV
KHON2.com - Gov. Josh Green announced that he backed down from a moratorium on short-term rentals in Maui County on Wednesday, March 27. Community organizers are now focused on legislation that would give power to the counties to phase out high-priced vacation homes. Members of the Lahaina Strong community group gathered at the Hawaii State Capitol on Thursday, March 28 and said they understand a moratorium is no longer needed since displaced families have started to trickle into more permanent housing. “We still need to tackle this short-term rental issue,” Lahaina Strong organizer Paele Kiakona said. “Because the short term rental industry has exacerbated the housing market and made it way too expensive for anybody to even afford a family home here in Hawaii.” Organizers are now highlighting legislation — HB1838 and SB2919 — that would give counties the power to gradually phase out short-term rentals. “Giving counties the clear authority to phase out vacation rental uses is a key tool for helping Maui residents find adequate rental housing in the wake of the wildfires,” Lahaina Strong organizer Katie Austin said. Rep. Elle Cochran added cutting through the red tape to find long-term housing is simply too much for some residents who are still displaced. Organizers said 60% of Native Hawaiians in West Maui who were affected by the fire have left the island. “Every time they get a different case manager, they have to re-tell their story,” Rep. Cochran said, “they have to get this paper, get it signed, go back, I mean, it’s just been nonstop. We’re almost nine months in and we still haven’t built a home?” Some new help is available. The Office of Hawaiian Affairs announced one-time grants for Native Hawaiians affected by the fires — $9,000 to eligible homeowners and $4,000 to eligible renters. “People wonder if things are forgotten, if Lahaina is forgotten,” Hawaiian community advocate Archie Kalepa said. “This is a reminder for our community, the help is there.” The State also announced it has acquired a former hotel in Kihei with 175 guest rooms to be used initially as temporary housing for the displaced and eventually repurposed as a teacher and workforce rental housing project. Hale ʻO Lāʻie — formerly the Haggai Institute property — is expected to open to wildfire survivors in early May, 2024.
