No, no, you didn’t read that wrong. And yes, I spelled it right. How so, you ask… Well, the reason is that we are going to talk about enjoying Lake Ray Roberts in North Texas.
One such way to enjoy Lake Ray Roberts is by fishing. Whether you and the kiddos load up early in the morning, or you and some friends climb aboard a guided tour.
Making Memories on Lake Ray Roberts
First of all, fond childhood memories are created waking before the sun to find that best fishing spot. Filling your thermos with coffee (hot cocoa for the kiddos) and tossing some fruit and snacks into a lunch pail for later. Piling in the truck and driving to the store for some worms and/or minnows.
Then arriving at that best spot on the bank and tossing a line in. Unfolding some chairs and taking a seat as the bobbers float and the sun peaks over the horizon. Or, perhaps, you prefer fishing from inside a small boat. Out in the middle of the lake finding that school of fish huddled in their hiding spot. Nothing but the sound of the boat gently tapping the water as the waves come and go.
Of course, fast forward to Summer and Lake Ray Roberts is a place to take the family and cool off. There is plenty of space to have a family picnic or cookout. While the burgers cook, watch the kids splash in the water off of the shore which looks just like the beach. Off in the distance some passing sail boats may catch your attention. The sounds of laughter, chatter, splashing and jet skis are all part of a North Texas summer on Lake Ray Roberts.

Indeed Lake Ray Roberts is also the place for those who are just looking for a relaxing nature stroll. Leash up the dog(s) and lace up those walking or running shoes. Enjoy strolling along the trails observing the sights and sounds of the season. Thick, lush trees and foliage clothe the trees and landscape in the spring and summer. From the trees along the path you may see an Indigo Buntings, the Scissor-tailed flycatcher or a Western Kingbird. Fall brings with it gorgeous leaves of red and orange. Decorating the drab, leafless trees during the cold season are cedar waxwings, goldfinches, spotted sandpipers, yellow-bellied sapsuckers, winter wrens, to name a few. With all of this talk about birds, let’s not forget the tall, long-legged egrets.
Certainly, Lake Ray Roberts has something to offer every member of the family each season of the year. What will you do on your next visit?

Valley View, TX has so much to offer her residents. This small town has no grocery stores, but abounds with several convenience stores and a variety store offering necessities. Those living just on the outskirts of town appreciate these conveniences for that quick trip for milk or gas. However, this North Texas countryside has so much more to give those who want to get away from the sounds of the city.
To begin with is the peaceful tranquility of the country. Just the sounds of a few cows and perhaps the neighbor’s dog barking as the delivery truck drives by. Oh, and the sounds of the birds visiting each season.
In fact, there is nothing like sitting on the porch sipping coffee and listening to the birds wake the countryside up with their early morning chatter. Admire the roadrunners as they scurry across the street and across your property. These tiny birds look nothing like the famous roadrunner of our childhood. Have you ever heard their sound? They sound like a playing card in the spokes of a spinning bicycle tire. Not something you would hear in the busy city streets.
North Texas Comforts of the Country
Then there is the mind calming presence of a pond. When work and life’s responsibilities have your mind going in too many directions just take a stroll down to the pond. Just stand at the edge of that pond and listen to the water gently trickle. Watch the small circles form on the water when the tiny minnows come up for air. Careful! A frog might just jump from the grassy edge into the pond after those minnows. What a beautiful spot to wash away the day’s worries!
Also, there is the opportunity for growing and raising your own food. From livestock and poultry providing milk, eggs and meat, to crops providing herbs, fruit and vegetables. Making the dependence on a supermarket less necessary. And with the over abundance that grows, many stands can be found along the backroads selling meat, dairy and produce. Most using the honor system for payment. One mustn’t forget the bees and their honey. A delicious natural sweetener, local raw honey is also packed with medicinal properties the store bought variety lacks. Local raw honey is also beneficial for those suffering from allergies.
Lastly, one of the best landscapes for watching the sun kiss the trees each morning or those hypnotizing colors of pink and orange paint the evening sky is the North Texas countryside! All part of another peaceful day on the farm on the North Texas backroads of Valley View.

Valley View, TX is one of 5 cities in the north Texas County of Cooke County. The city sits in the southern part of the county and is home to nearly 800 people. Boyd, ISD is in the city of Boyd in Wise County, Texas. The school is located at 550 Knox, Avenue, Boyd, TX 76023. Boyd is the home of the Yellowjackets who proudly wear the school colors of green and gold.

As a matter of fact, the Boyd Yellowjackets are led by Coach Brandon Hopkins. The team consists of a roster of 32 players. They are 3A-1 Region I District 4. The school has a national ranking of 5545 and a TX state ranking of 626.
In fact, some Yellowjackets have been named Boyd Football Players of the Game for two of this season’s past games. Those being the games vs Nocona and Howe.

ORDER OF SALE: REAL PROPERTY and or PERSONAL PROPERTY
Each property subject to special terms and conditions separate and to stand alone for each sale.

Auctioneer and Sellers do not warrant or covenant with Buyer with respect to the existence or nonexistence of any pollutants, contaminants or hazardous waste prohibited by federal, state or local law. Additionally being subject to the Lead Base Disclosures for residential housing built prior to 1978 and purchaser’s hereby agrees that the inspection period has been waived.
Subject to any tax for residential, commercial or other use, present or future. Buyer(s) accepts all responsibility of local. State, Federal or other Municipal Tax.
Any construction plans, drawings, renderings, or contracts posted or otherwise will not be promised as part of any property offered. The Seller shall have no obligation to perform any construction work on any property advertised or otherwise after bid award. The use of any construction document is for illustration purposes only. Construction approvals and or permits may have been obtained but shall not be guaranteed. Transfer of any permit is the sole responsibility of the Purchaser. Purchaser is responsible for setup at new location.
Seller will not grant or guarantee construction rights, permits or approval for building, remodel or setup. It will be the sole responsibility of the purchaser to obtain any and all permits or approval for assumed dwellings, structures, road construction, sewer, water or other facility requirements for habitual use. Purchase assumes all responsibilities this day forward for any alterations on or about the property.
Subject to all conditions of soil to include all soil types including shifting, cracking, contraction, expansion or any erosion prior to or after sale.
Subject to any septic or all other discharge connections. Water connections to public or private sources available or not available for consumption or otherwise
Subject to all environmental hazards weather natural, man-made in the course of construction or otherwise. Including but not limited to radon gas, asbestos, lead base paint, carbon monoxide, known or unknown chemicals, mixtures, paints, or other building product or any potential reoccurring hazard. Subject to natural disasters present the day of, prior to or after auction.
Subject to foundation shifts for soil conditions, adverse weather, product failure or other.
Auctioneer, Brokers, Agents herby disclaim all liability from all construction, building parts that make up or are a part of any structure, foundation strapping or connections from structure to soil, soil conditions, ingress or egress into or about the property.
Subject to all construction regulations for entry (ingress) and exit (egress) furthermore Purchaser shall be responsible for all applications to permit or other wise construct any road entrance, parking lots or parking areas, drainage or holding pond, curb requirements, utility discovery and compliance, and / or any building that may be placed within the bounds of acquired property.
Subject to all Conditions and Restrictions unrecorded or recorded with the county clerk of court and additionally Government Easements regulated by any governing body that included Local, State, Federal Authority or other regulation that may affect the rights of the purchaser.
Purchaser will be responsible for any clean up of debris and accepts property in the “as is” condition
Any map or diagram now or previously provided is for reference and informational purposes only. The Auctioneer/Broker and its agents expressly disclaim any liability for alleged loss or damage in which may result from reliance upon such map(s) or diagram(s). Plats are for reference only and have been provided for the convenience of the bidders.
All Bidders shall not rely on estimated field measurements but shall rely on their own judgment in the individual tract purchases and all Bidders are bidding on the tracts on a conceptual plat.
Purchaser agrees that this transaction shall close no later than March 5th 2015. Any survey ordered shall not delay closing. The current Parcel Identification Number on file with each parcel may refer in part to the legal description on file less and except previous conveyed property or parcels recorded or unrecorded.
Any additional closing fees including, but not limited to, documentary stamps, recording, financing expenses, intangible taxes, title fees, title insurance, appraisals, inspection reports, any additional legal work required by a lender will be the Purchaser’s expenses.
Sellers Responsibility shall cease at the final gavel call as awarded then confirmed in this agreement, Purchaser shall be responsible for all terms and condition set forth in this agreement.
Property may be subject to any association dues, fees, annual costs or other assessment as required by the covenants, additionally subject to the restrictions thereof. Purchaser may be required to pay for and assume fees in conjunction with Owner Association Requirements, and shall become the sole responsibility of the Purchaser upon acceptance of the Bid Acknowledgement and Contract for Sale of Real Property.
Purchaser agrees that they have sought all necessary professional and and/or legal guidance prior to auction and has all terms and conditions of this agreement. Purchasers agree and affirm that prior to bidding he/she has had the opportunity to comply will all terms as set forth in this agreement including but not limited to inspections, approvals, advisement, and the inspection of all property prior to submission of this offer including the inspection all documents of record.

Springtown is a Texas city in Parker County spanning 1,792 acres. It has an estimated population of 2,911 (2017).
Springtown Texas 1859
In fact, back in 1859 Springtown Texas name was Littleton Springs. Here 25 cold springs were flowing from the base of a rolling hillside. A gentleman from New Jersey by the name of Captain Joseph Ward had just arrived in Parker County. He chose a spot he was fascinated with because the beautiful landscape was so accommodating to a variety of wildlife. Providing shelter for deer, panthers, even wild turkeys were elm and oak trees decorating the countryside.
Springtown Texas Growth
Springtown Texas. Ultimately, Ward decided to establish a town here and began laying the groundwork. There were some road blocks along the way. The Civil War for one. However, Ward did not let this hinder the development.
Along with growth came the changing of Littleton Springs’s name to Springtown. Eighteen years after Ward’s arrival Springtown was a bustling town including: 2 blacksmith shops, 3 cotton gins, 2 general stores, 1 hotel and a school. Then another seven years later Springtown, TX became incorporated.
Eventually Springtown, TX became the area’s educational hub. Largely due to the city founding two education facilities. The College Hill Institute and the Springtown Male and Female Institute. Through the years the Male and Female Institute became the Springtown High School. College Hill Institute became the City Hall after moving to the town square. Renovations were made to the building adding an open area for larger gatherings which became called the “Tabernacle”.

Springtown Texas After spending shortly more than 50 years in its location on the town square, City Hall and its “Tabernacle” were moved. With time came the building of a new “Tabernacle”. Today it is a local gathering place for numerous community activities such as funerals, graduations or weddings, to name a few.
Indeed the population grew generously. From 500 in the late 1800’s to today’s estimate of more than 2,000. All the while Springtown, TX has been keeping and sharing the characteristic of hospitality. Welcoming visitors with a smile and new families to town with open arms.
