Adventures in Adulting
Hello followers and friends! My fiancee and I are getting ready to take two of our biggest life steps yet in the coming months and I thought, maybe it would be nice to document them. That way I can look back later and any of you that are going/will be going through the same things can learn from our mistakes or triumphs.
First, we are getting married in June! This is honestly the life step I am least nervous about. She is amazing and I am the luckiest girl in the world and I can’t wait to be able to call her my wife!
Second, and much scarier, we are buying a house! This is the one I will be sharing about since 1) It scares the living crap out of me and 2) It’s the thing I feel the least prepared to do and I think others might feel the same way. I will tag all my posts as #adventuresinadulting so you can skip/block them if they aren’t something you’re interested in reading.

We bought a house!
Those who are friends with me on other social media platforms have already heard the good news, but we made an offer on ugly house and it was accepted! Now comes the part of home-buying that isn’t talked about on TV, the escrow period. Here’s where we are and how we got here:
We spoke with our real estate agent and she contacted a loan officer she had put us in touch with and who was familiar with our file. Together we figured out that we could afford to offer an extra $8,000 for the house in exchange for the seller covering all the closing costs. This is huge because closing costs really add up and we would have to empty both our accounts to cover the down payment and closing costs on the sale.
We waited two days for the seller to accept our offer and then the real work started. The next day we went to the Title Company our realtor sent our file to (she asked us for a preference and we picked one that was on our way home from work). There we put $1,000 down in a payment called “EMD” or earnest money down. That’s the title company/lender/realtor/seller’s way of knowing that you are serious about the purchase process. The money eventually goes toward the closing cost.
Then we had to reach a decision on which company to go through for our loan. We had been pre-approved by a loan agency and my credit union and had kept both up-to-date on our progress. We called each with the final purchase price and asked for their rates, their estimated monthly payments, and other financial questions.
Again we got lucky because the USDA has a rural incentive program designed to help professionals stay in rural areas buy purchasing property. We went with that program and in doing so chose the loan agency.
Now the realtor is working on lining up the home inspections while the loan agency is scheduling an appraisal. Now, we wait...more updates to come as we learn more!

Today is a huge day on our journey to adulthood! Today we start looking at houses. Here’s what we did to get to where we are:
1) I applied for pre-approval for a home loan from my bank. That way I know exactly what we can afford.
2) We asked around for recommendations from our friends and colleges for realtors and got a ton of input before choosing.
3) We spent many nights on sites like trulia and realtor.com and even zillow just getting a feel for what was available and what we should expect from a house in our price-range.
4) We watched way more Fixer Upper than should ever be allowed (not required but it was fun!)
5) We started working with a lender who can help us look at other loan options.
6) We made a list of homes based on our price range and “must haves.” We gave them Fixer Upper themed names like “The Bro-House,” or “Pink Countertop.”
7) We shared that list with our realtor and are looking at the top five homes today!
