I have finally acquired Microsoft Word! I really didn’t want to pay a monthly subscription for it, but it is the best writing software out there. Every time I mention myself spending money, a small prayer goes out to all the tax-paying members of the nation, since all my money comes from Universal Credit, which is the United Kingdom’s cute name for a type of welfare money. I much prefer just calling it ‘welfare,’ or even better ‘NEETbux,’ which I discovered used in online forums as a word for the money people receive when they are not in education, employment, or training (N.E.E.T), which has been my status for about two years now. Then ‘bux’ is just ‘bucks,’ obviously. Bucks is just money, obviously. Many people receiving Universal Credit also work as well; they just receive less - enough to supplement their wages if they aren’t getting enough money from their jobs.  

My last job was working in a busy restaurant for just about a year. Before that I was in university, but I dropped out after only completing the first year out of three. Before that, I worked as a carer for elderly people for just under a year. Before that, I was in college for two years, and I actually passed the course. I only passed it because the subject was forensic science, which included lots of writing about psychology, criminology and lab reports. I was never that good in the lab practically. I got flustered and bewildered in such a bright, sanitary environment that required precision and organisation to achieve the desired results. When it came to scrambling together a report to submit the next day though, I was pretty golden. I only dropped out of university because I had a mental break down as a result of poor mental health and just the fact that going outside and interacting with people was and still is incredibly exhausting for me. After a year of doing that consistently it seems, I get fatigued. In the end I got an average grade for the college course because some of the work was difficult, or boring, and that fatigue was hitting me by the second year. However, the grades I was getting on my university assignments for psychology and sociology were anywhere between top marks and good marks (Between 1st – 2:2 in UK student language). I never once read the feedback from the tutors who marked my work. All I needed to know was the mark was okay and moved on to the next assignment, firstly because I was arrogant and secondly, I couldn’t handle criticism. The mental break down itself involved me walking through the campus one day only to find myself slipping into a dissociative state. Nothing had happened immediately prior to trigger this, it just happened. It felt strange, like I wasn’t really real, and neither was anyone else. Everything felt distant and off, both externally and internally. It was frightening and strangely peaceful, as if at any moment someone could come in and blow the building up and I wouldn’t even react to it. That wasn’t normal. The only way to snap out of it was to lock myself in a toilet cubicle and lightly slice my arm with a tiny knife I had on my keys. It worked, but now I was in floods of tears and a state of distress, so I went to the student welfare services to see if they could help me or at least let me sit somewhere nicer than a toilet while I calmed down. It was an open office waiting area at the side of the bottom floor of a building that matched the layout of a prison ward with the stairs and the upper floors creating a square boarder of classrooms, that would have been cells for a prison. More for practical purposes than for aesthetic reasons, I’m sure. Still sobbing, and hiding my self-inflicted cuts, I asked the person behind the desk if I could ‘see someone,’ which is one polite British way of asking for help. After waiting a little while, a plump middle-aged lady appeared and brought me into her own little private office to ask me what had happened. She gave me her sympathy and asked me about my life and my history, and gave me some more sympathy, while relating her own experiences to mine. She was a good counsellor, basically. But having a good counsellor on site wasn’t enough to keep me on the course after that incident. Getting a degree just wasn’t worth it at the time. Being such a depressed and pessimistic person, I was only actually doing the course for ‘fun’ anyway, not for the hope that it will bring me a better future. Until recently, I never saw a future for myself. It wasn’t even a bleak future I imagined; it was just blank. I couldn’t even conceptualise it.

It’s not a mystery where all my misery came from. My childhood was a bit inconsistent to start, and from what I’ve observed, children need consistency more than anything to develop promisingly. I remember reading a study once that found children raised by parents who were consistently abusive to them were in fact more mentally stable than those raised by parents who could be lovely one day and nasty the next. It was not knowing what treatment they were going to get that did them in. It makes sense because if you’re always expecting to face a thrashing or a shouting at every day, you can at least prepare for it and train yourself to deal with it. We’re very adaptable creatures, but we need to be able to recognise patterns around us to do that. If there is no pattern, then how can we possibly make predictions? Without predictions, how can we possibly feel secure about our future? Having said all that, I was never abused in any way growing up, but I was sometimes neglected by my young mother, who was only 16 when she gave birth to me. Of course, it’s understandable now, but from a child’s perspective all you think is ‘why doesn’t my mum want me?’ When she sends you to your room for no reason and tells you not to come down for hours at a time. I asked ‘why’ a lot. Never got a good reason. I’m sure plenty of people who were raised by a drug-addicted parent can relate to this. She herself was a good mother, not amazing, but good. She told me she loved plenty of times, she gave me what she could, including a little sister when I was three years old. I think it was shortly after her birth that mum started taking heroin. It was only during drug education in year five of school (I would have been about 11) that I put the pieces together. She hid her addiction pretty well from us, but I sometimes found pieces of tin foil lying around the living room with lines of black residue on them, and once or twice witnessed her junkie friends ‘nodding off.’ There’s also a clear memory in my mind of being taken along by her and my nan to score some brown out of town and I can picture in my head the massive set of old-fashioned scales this drug dealer had sat on his coffee table right in front of me. I was too young to understand any of their lingo, though. Yes, I mentioned my nan, my mum’s mum. They got smacked up together, and they eventually got clean together. I’ll never know the details of how that came about because neither of them are alive anymore to ask. Mum died when I was 14 by taking an overdose of her methadone, then nan died when was 21 of a heart attack, likely due to the COPD she had developed from years of smoking.

My nan was so full of love for my mum, my sister and me. Some of my favourite childhood memories are being snuggled up in bed listening to her read me stories, which she did with flare and enthusiasm. She would affectionately call us her ‘wobblies,’ and give us more hugs kisses than we ever wanted. My mum definitely inherited her loving nature from her. But love on its own isn’t enough to keep kids clothed and fed and able to go out and do things. This is where the legend that is my grandad comes in. He is still going strong at 66 years old as of writing. God knows where I’d be without him. He’s been my father figure all my life since I never knew who or where my real dad was. He’s hard-working, reliable, responsible and strong. He supported us immensely despite not relating to him biologically. My biological grandfather was a free-spirited busker who liked to smoke and drink a lot, who I only met a hand full of times before he hanged himself when I was 19. His death did not affect me, but my mum’s and nan’s certainly did. I’ll probably have to see my grandad die as well eventually, and I don’t dread anything more.

Although I started off describing my family background by saying it’s obvious where my source of misery comes from, I must emphasise that my family is not the source of my misery. My childhood overall was pretty forgettable. I only have a few memories and they’re fond memories, despite the unfortunate situation I just described. Even getting my face ripped open by the neighbour’s dog when I was six didn’t faze me. It was only when puberty hit me that life started to feel horrible, and it just got worse.

I was an early bloomer, if blooming is what you call it. I call it mutating. I started getting hairy and growing tits when I was 10, and got my period about a year later. Now THAT is a traumatic memory. Waking up and going for a morning wee as usual, sitting down on the toilet and being overcome with horror at the sight of blood covering my pyjamas, realising there’s only one place that could have come from, then investigating the source only to confirm ‘Oh shit, I’m bleeding from between my legs!’ I was living with my nan and grandad at the time and I stayed there (or here, since I’m still living in the same house as of writing) under their guardianship while mum sorted herself out. After the shocking discovery of blood, I immediately ran into nan’s bedroom to wake her up. I vividly remember what and how she responded to me. With a sigh of what seemed like unsettling disappointment she said “Oh, darling, I’m sorry, I’m afraid you’ve got your period.’  I wonder now if she said it like that because she felt guilty for not warning me about this, as she should have. Someone should have. In all fairness I was young, but the other kids in my year at school were soon popping into adolescence alongside me, so I thought that soon enough everyone else would be going through what I was going through, but that wasn’t the case. I was bullied for having chronic acne. I was also a bit of a chubby boffin, but it was mostly the acne that people targeted me for. The girls shaved their legs once they started to get hairy, and I remember thinking ‘Damn, I suppose I’ve got to do that too,’ despite never wearing a skirt. They also seemed to relish in showing off and comparing their bras in the changing rooms, while I hid away as very best as I could. Make-up was a constant battle between students and teachers because they all wanted to look pretty, but it wasn’t allowed in middle school (Year 5-8), so luckily, I had an excuse for not wearing it. I’d regularly complain to my family about hating going to school, and how depressed I was, but it was all put down to teenage blues. ‘You’ll be alright once your hormones settle down,’ I was told more than once.  I remember my nan telling me I would miss going to school when I was older and so far she’s been proven wrong.

T: I knew Harry was coming and you did it very well actually. I’m glad you didn’t do it in a restaurant. It was a bit emosh

 D: It was pretty emotional. It would have been awful if Tom was just like “HI” 

T: yeah ah hi guys how you doing

T: it took me a minute to figure out what was going on though. I was tired from working and I’m so homesick 

D: that’s why we came btw

 T: you didn’t just decide to come on holiday 

D: I cancelled gigs at pubs(?) to get here 

T: what pub? 

D: the turks head in Switzerland 

S: I thought it was the badcat 

D: Yeah S: ah thats a good gig

T: but yeah it took me a minute to figure out what was going on 

S: Your reaction was unreal

T: Because I saw your face first (Sam) and then I saw dad’s face and I really thought I was hallucinating

 S: its the sign of disappointment 

T: I was like I am so tired or I’ve had too many beers. Because I surprised dad in Edinburgh

 S: that was massive 

 T: and we have a video of that that we’ve never shown

 D: It got into my show didn’t it. The Glory year. Remember the Glory year? Other three: Yeah

 D: You had to leave, you had to leave before the end.

 T: oh did the video. Did the video play at the end of the show? 

S: no it didn’t play but dad spoke about it. 

T: ohhh okay 

H: dad’s not. Dad’s not able to do that

 D: I told the story about how excited i was and how I was wearing pjs, your (toms) pjs, coming off a first class flight. 

T: which I still want back btw 

D: what about the other surprise in um Thailand.

  T: oh yeah. That was a good one. You’re good at surprises

 D: your birthday and your end of filming, mom called me up in london and said dad, you old dog, come out to Thailand. So I wen, I flew out on Thursday and flew back on sunday.

T: oh yeah, I went scuba diving that day

 D:  that right you came out 

T: I came out and you came out from a pillar

D: and you were telling everyone what you saw

S:yeah bc you were on a ripstick(?) werent you. You were going around a fountain 

T: right right right 

S:and then dad just walked out

 T: my reaction was not as good as harry’s

T: the surprise in Edinburgh, we surprised mom for her birthday. 

H: coming from Canada 

D: we’ve got a lot of surprises going on don’t we 

T: sam ruined that one S: yeah lets talk about the shit

 D: we kept this one quite 

T: I actually had no idea

 S: thing is though it was so on a whim 

D: well it was on a thursday that we came. Mom flew me in

 S: I think it was wednesday that we kind of thought about it 

D: nah

 S: I remember I was like are we doing this then and you said ah its all good 

D: yeah cool and here we are in Atlanta. Played golf today

T: ugh I played so bad 

D: Harry and I played Sam and … Tom.

 D: I’m jet lagged and what was the score boys 

T: it was all square. We were one down going up the 18th and then dad cracked under the pressure 

S: I was one down

 D: and who won the hole then

 T: Sam did because I was exhausted 

S: I’m jet lagged

 D: Sam you played really well

 S: I did. I was very pleased. It was that driver you kno

w D: you diver was well. You know it was all very square.

 S: I was glad it ended like that 

H: We should have won 

T: no you shouldn’t have 

D: yeah we definitely should have 

T: no you finished like one hole on the front line 

H: your point is.? 

D: Harry lost his, how many balls did you lose man?

 H: too many man 

T: I lost a lot of balls. I think I lost an entire 

S: you threw one in the lake 

T: well that was a stupid ball. I missed the par

 H: in golf you have expensive golf balls and they’re like 8 pound each

 T: no they’re 5 pounds

H:okay so 5 pounds. And I took paddy to play golf a week ago and out of his bag. He’d obviously going to your drawer and taken 6 pro-b1s. And i was like paddy you can’t be hitting pro-b1s. You can’t soi took all of them out his bag and out them in mine and replaced them with my crummy ones. I lost all 6 in 6 holes. 

D: its expensive being a dad with 4 kids but talking about expenses. We’re very excited because the brother’s trust has just launched this new event. It’s gone brilliantly. 

S: it was launched friday 

T: its raised over 90(?) thousand dollars 

D: what is it. It’s now sunday so we launched it Friday in london during the screening time  

T: what screening

T: oh right 

D: your mom and I phoned it.

 S: oh is that why she left? 

D: yeah to make sure it was up. She was on wifi, she launched it. So while we were watching the film we were also looking at the counter at how many views

But whats really exciting is the ability to go to the far from home premier, we’ll give you $1000 spending money, we’ll put you up in a snazzy hotel. The winner will basically get the opportunity to fly with a friend from anywhere in the world to LA to attend the FFH premier with me. Harry will be there, Sam and dad will probably be there. On the carpet, we’ll take pictures, there’s an amazing after party that we’ll go to. Obviously we’ll get to see the film which is the most exciting part of the process. I haven’t even seen the film yet so you’ll be watching the fim for the first time with me watching for the first time which will be pretty awesome. And uh yeah, it’ll be pretty awesome

D: good I’m glad that resolved. So the brother’s trust when we founded it we have the idea that we would shine light on the charities that don’t get the publicity that big charities can generate. And we wanted to use charities that are very sort of cost effective. That sort of have most of the money going to the recipients not offices in london or new york. The big things what we didn’t want the money being spent on. And one of the charities is Lunchbowl and you just been to kibera so you 

S: you (Harry) go on all the trips, you do

H: I went to Kibera, Which is the second largest town(?) in the sub saharan in africa and its the place of a charity we support, lunchbowl. What lunchbowl does is they have a nursery and now a primary/ secondary school and they basically take kids out of the slum and provide them with school and then on saturdays I believe it is they have a feeding program within the slum where they have 300 kids from within kibera come and they feed 300 children and they give them food and a stash of milk and then on sunday they have rugby. 

T: they play rugby?

 D: yeah they go to a posh school

 H: they go to a regular posh school in Kenya. The posh schools have it then they have these coaches that come 

S: we bought one of the busses, didn’t we?

 H: yeah. So one of things the brother’s trust did was we bought a bus which when I first heard that I was like why do they need a bus. But really the rugby ground is 5 kilometers 

D: a long walk

 H: so what happens is the bus is completely full to the point of them sitting on top of one another like this. And then what happens is when I was there, I saw like 20 kids at the gate. They’re just outside waiting at the gate and I went over with the head coach and he was explaining to me that these kids walked there 2 hours. Some of them are barefoot. To play rugby and then they get a meal afterwards. Another thing the bus does is take the kids from kibera to the new secondary school. I think the reason its so great is because the chance of a child making it to 5 years old is 50%. So you’re talking like the flip of a coin. So taking a child out kibera for the day. For 8 hours, 10 hours a day drastically improves the chance of survival 

S: mom was telling me during holidays they get really upset because they miss school so much.

 H: they say teachers can tell a massive change in behaviors after a holiday

 T,S: Really? 

H: because for these kids going to school is like, its like heaven

 D: and what they’re trying to do in kibera is what we take for granted. We have school from 4 - 18 mandatory, free for us in Britain/England. And what they’re trying to do is give these kids a chance to become educated.

 H: They want, so they used to have this school that went from I think 2-6 which is great but its not great because when a kid finishes at 6 years old where are they going to go? They go right back into the slum. So now that it goes up to 15, they only started that last year, that’s so massive for them. Because they can take a child from 2 years old to 15 and they can really shape the person they are with the teachers. 

D: its worth saying in light of what I was saying earlier, every pound that we give to lunchbowl, 97p is given to the children, 3p is postage. 

S: last campaign did 406? 

D: yeah yeah and we had a guy come over from america 

T: was his name Erik? 

D: yeah

T: he was really nice that guy 

H: we gave him a tour of set 

T: he came to set, we had a good time. He was lucky because they were about to tear down that venice set weren't they

I have a thoracic disorder which I was born with and I may need surgery. I have had health insurance under my parents until 23, then I got this insurance with UnitedHealth care when I turned 24.

Too Much Information…

Have you ever had gum-grafting?

I did.  On Friday.  And it was far worse than I thought it would be.

I almost chickened out, to be quite honest.  After they froze my teeth, mouth, lips, gums, and basically half my face, I panicked.  But eventually I calmed down, and in the words of Gary Gilmore I just said, “Let’s do it.”

It’s awful.  I’ve been splitting blood for three days, and that made for some very interesting client interactions on Saturday & Sunday.

In 2019, I see just as many examples of people caring too much about things that don’t affect them as I do the complete opposite: people not caring at all.

Toronto City Council, in its infinite wisdom, is contemplating (ie. this is already a done deal) the creation of a new land transfer tax threshold for those properties selling over $3,000,000.

Man, it must be nice to be a city councilor!  You just sit around all day and come up with ideas for new taxes, without consulting anybody in the process.

This idea is being floated by none other than Joe Cresey, he who would literally put a safe-injection site in your living room if he could.  In fact, he might have already tried, but you wouldn’t have been told, because he doesn’t like communicating with his constituents when they disagree with him.

Now I understand that people who don’t own housing, or people who purchased for $985,000 really don’t care about the land transfer tax that those buying over $3,000,000 are going to pay.  But maybe they should.

Let’s not forget, the Toronto Land Transfer Tax didn’t exist until 2008 when Mayor David Miller essentially pulled it out of nowhere.  Well, not nowhere, of course.  The Ontario government already had the same tax in place, but the Toronto government thought nothing of doubling the tax.  Imagine Toronto City Council suddenly coming up with a 13% sales tax to match the HST?  And suddenly we paid 26% in tax on every purchase we made?  Crazy, I know.  Except that this is exactly what happened with land transfer tax, and the fight against it just wasn’t strong enough.

Toronto expects to collect a whopping $730 Million this year from land transfer tax, which goes a long way toward paying the bills at city hall.

But how much is too much?

City council has increased the land transfer tax amounts twice already since its debut in 2008.

And we’re constantly hearing the boo-hoo’s of city council about “missing their targets” and not raping home-buyers enough, as per this December 2018 article:

Just couldn’t quite make that $818 Million “target,” eh?  Boo-f’ing hoo.

Imagine that.  A “target” for tax revenue.

Am I the only one insulted by this?

I just can’t get over the fact that this tax didn’t exist just over ten years ago, and now the city cries when it can’t quite get it’s billion dollars for absolutely, positively, nothing.

This is a nothing tax, plain and simple.

We pay property tax to the city, which is a tax directly attributable to services received in exchange for home ownership.

And the insult to injury here is the new’ish fee of $75.00 required in order to pay your land transfer tax bill just to begin with!

Folks, don’t delude yourselves into thinking that city council’s pending increase in LTT for homes over $3M is an isolated event.  It merely opens the door to further taxes down the road.

Every resident of the city should be outraged.  Or, I dunno, maybe you just love paying taxes…

Can I Get A Do-Over?

This is from the library of “Worst possible scenario.”

Imagine you put your home on the market and everything is going according to plan.  You’re getting showings, the open house is busy, and you’re gearing up for an “offer night” on Monday.

But then imagine the worst possible scenario.

What could it be?

Perhaps, I dunno, a massive tree falling down in a storm and crushing the house?

Close.

A couple of weeks ago, a house flooded during the Sunday open house, and this was one day before offers were scheduled to be reviewed on the following night.

If I were the listing agent for the property, there’s no question what I would do: I would terminate the listing, fix the problem, and re-list in a couple of weeks, or a month, when the buyer pool is less scared of the problem.

What did the agents in this particular case do?

They went ahead with the offer night!

They sent an email to everybody that had shown the house and disclosed what had happened, which was great; that’s exactly what you’re supposed to do.  But it just reeked of “Nothing to see here, folks.  Just this little spot of water, which we’ve cleaned up, and now there’s no problem.”

Why in the world would they go ahead with the offer night?

What buyer in his or her right mind would purchase a house that just flooded?

The listing agent sent a 3-page email complete with times, dates, repairs, and photos, which, again, is exactly what you’re supposed to do if and when making a disclosure.  But the tragic decision to go ahead and try to sell this house on the scheduled offer night, to buyers that wanted to purchase a newly-flooded house, was terribly misplaced.

The house still sold, and over asking too.  I know, I know, “over asking” means less and less these days, but it did sell a good amount over list.

However, there’s absolutely, positively no doubting that one, two, or ten buyers said, “Thanks, but no thanks” at the prospect of buying a house that just flooded, and for the life of me, I just can’t understand this course of action by the sellers and the listing agent.  Unless they needed to sell, like, that day, then there’s just no reason for this.

How Tough Is The Rental Market?

Really tough, if you’re incapable of performing common, routine, day-to-day functions.  Honestly, just listen to this…

I have a listing right now in an area in the northwest-GTA, and the interactions I’m getting with would-be tenants and agents are bizarre.

I’m looking at an Equifax Credit Score of 522 right now.  Five-twenty-two.

I have never seen a credit score that low in 15 years.  I’ve never actually seen one below 600.  Bless these folks for trying, but two prospective tenants who both have credit scores in the 500’s, one of them unemployed, and looking to spend 65% of their household income on rent.  It doesn’t make sense.

But the real kicker here was the folks who took eight days to get their offer and supporting documentation together.  For real, an agent sent me an offer to lease eight days ago, with zero accompanying information.  Even if it wasn’t common knowledge in the agent community that you need to have a credit check, employment letter, and rental application (plus often pay stubs and references from previous landlords), I always write this on my listings!

I told the agent that the offer wouldn’t suffice, and he just said, “Oh.  Okay.  So now what?”  It made me want to spit blood….

I outlined exactly what the agent needed to do, and every day for the past eight days, I’ve been receiving one more piece of the puzzle.  Except even those pieces don’t fit.

For example, I received an email saying, “Here is the husband’s credit report,” only it wasn’t a credit report, but rather it was an iPhone screen-caputre of the first page of an Equifax Credit Score Report, which is typically 12-15 pages in length.  I told the agent to please have the tenant download the report, save it as a PDF, and email it.  I was told, “He doesn’t know how to do that, and I can’t help him right now.”

Really?  Then how is he going to take care of a house?

These folks completely disregarded the process required to find housing in this market, and seemed to be willfully ignorant about what they needed to do.  The agent kept asking me, “Is this really necessary?  These are good people.  I promise!”

This went on for eight days; I’m talking employment letters that aren’t signed by anybody, and are in an MS Word file, upside-down photos of the OREA Rental Application, only 1/3 filled out, and a screen-capture of a TD Bank account with 10-15 debits/credits, but no date, no name, no account number, nothing.  So, this would-be tenant spent $87.20 at Fido last month?  Great!

And you know what?  I don’t blame the prospective tenants.  I blame the agents representing them.

It’s times like these I couldn’t be happier that it now takes a 2-year college course through Humber College to get into real estate.

Not In My Backyard!

A friend of mine is part of a running group that passes through several different areas of the city with a horde of joggers every week, and I was shocked to hear about his latest experience.

Do you know Heath Street?  Great spot, right?  Family-friendly, scenic, really nice jogging trails connecting to the ravine.

Well, a local yahoo apparently told this group of runners that they “weren’t welcome” and stressed that they, apparently, had no right to trespass on this particular section of city-owned streets.

But it didn’t end there; this yahoo also called the head of the running group (I suppose this person was listed online?) to complain, and tell them to stay away.

Isn’t that nuts?

It reminds me of the Nike ads from the late 1990’s comparing the treatment of skateboarders to other athletes.  They did one about running…

Bottom Of The Barrel?

You know we’ve really become lax with the rules surrounding home building when you see this noted on the MLS listing:

“All Building Permits In Place And All Done Legally”

Really?  We’re actually advertising this now?

It’s like a parent bragging, “I take care of my kids.”  We’re just noting things that are supposed to be done?

A person selling a newly-built house got permits?  And it was done legally?  And this simply MUST be noted on the listing?

Yeah, well, I guess that’s where we are now.  That’s how far we’ve come.

Toronto is full of homes that were renovated without permits; some even built without permits!  And I have a sneaking suspicion that the Canada Revenue Agency is going to start coming after the buyers of homes if they can’t go after the builders.

Consider the “substantial renovation.”  You all know what this is, right?

The developer keeps the side walls of a brick bungalow so he can claim this wasn’t a “new build” but rather a “substantial renovation,” and then doesn’t apply for the TARION warranty so he doesn’t have to charge GST.

The Canada Revenue Agency has become more fierce than ever.  Just ask your accountant, and he or she will tell you stories.  And guess what, folks?  They’re coming after your substantial renovation.

Like every other agent in Toronto, I have sold homes without a TARION warranty.

But going forward, consider the red flag raised.

Car insurance company discriminate against me because I was not born in the UK?

I had a quote for car insurance through a well-known national company. They were aware I had a UK licence for 5 years and had no convictions, claims etc. I rang and spoke to a representative and she confirmed the quote. The following day I decided to accept and called them. We went through my information and the agent said, so you were born in the UK? I said no, I am a UK citizen but I was born abroad. The quote then went up by 200 !!!! I took issue and spoke to a manger who said this was legitimate when I told him I was certain it was illegal since the only information that had changed was my place of birth, he eventually said he would honour the original quote. I then bought the policy with a one-off payment. Insurance is a racket and I don't think they should be alllowed to get by with this. Does anyone know anything about this and what can be done next to make sure it doesn't happen to other people?""

Too Much Information…

Have you ever had gum-grafting?

I did.  On Friday.  And it was far worse than I thought it would be.

I almost chickened out, to be quite honest.  After they froze my teeth, mouth, lips, gums, and basically half my face, I panicked.  But eventually I calmed down, and in the words of Gary Gilmore I just said, “Let’s do it.”

It’s awful.  I’ve been splitting blood for three days, and that made for some very interesting client interactions on Saturday & Sunday.

In 2019, I see just as many examples of people caring too much about things that don’t affect them as I do the complete opposite: people not caring at all.

Toronto City Council, in its infinite wisdom, is contemplating (ie. this is already a done deal) the creation of a new land transfer tax threshold for those properties selling over $3,000,000.

Man, it must be nice to be a city councilor!  You just sit around all day and come up with ideas for new taxes, without consulting anybody in the process.

This idea is being floated by none other than Joe Cresey, he who would literally put a safe-injection site in your living room if he could.  In fact, he might have already tried, but you wouldn’t have been told, because he doesn’t like communicating with his constituents when they disagree with him.

Now I understand that people who don’t own housing, or people who purchased for $985,000 really don’t care about the land transfer tax that those buying over $3,000,000 are going to pay.  But maybe they should.

Let’s not forget, the Toronto Land Transfer Tax didn’t exist until 2008 when Mayor David Miller essentially pulled it out of nowhere.  Well, not nowhere, of course.  The Ontario government already had the same tax in place, but the Toronto government thought nothing of doubling the tax.  Imagine Toronto City Council suddenly coming up with a 13% sales tax to match the HST?  And suddenly we paid 26% in tax on every purchase we made?  Crazy, I know.  Except that this is exactly what happened with land transfer tax, and the fight against it just wasn’t strong enough.

Toronto expects to collect a whopping $730 Million this year from land transfer tax, which goes a long way toward paying the bills at city hall.

But how much is too much?

City council has increased the land transfer tax amounts twice already since its debut in 2008.

And we’re constantly hearing the boo-hoo’s of city council about “missing their targets” and not raping home-buyers enough, as per this December 2018 article:

Just couldn’t quite make that $818 Million “target,” eh?  Boo-f’ing hoo.

Imagine that.  A “target” for tax revenue.

Am I the only one insulted by this?

I just can’t get over the fact that this tax didn’t exist just over ten years ago, and now the city cries when it can’t quite get it’s billion dollars for absolutely, positively, nothing.

This is a nothing tax, plain and simple.

We pay property tax to the city, which is a tax directly attributable to services received in exchange for home ownership.

And the insult to injury here is the new’ish fee of $75.00 required in order to pay your land transfer tax bill just to begin with!

Folks, don’t delude yourselves into thinking that city council’s pending increase in LTT for homes over $3M is an isolated event.  It merely opens the door to further taxes down the road.

Every resident of the city should be outraged.  Or, I dunno, maybe you just love paying taxes…

Can I Get A Do-Over?

This is from the library of “Worst possible scenario.”

Imagine you put your home on the market and everything is going according to plan.  You’re getting showings, the open house is busy, and you’re gearing up for an “offer night” on Monday.

But then imagine the worst possible scenario.

What could it be?

Perhaps, I dunno, a massive tree falling down in a storm and crushing the house?

Close.

A couple of weeks ago, a house flooded during the Sunday open house, and this was one day before offers were scheduled to be reviewed on the following night.

If I were the listing agent for the property, there’s no question what I would do: I would terminate the listing, fix the problem, and re-list in a couple of weeks, or a month, when the buyer pool is less scared of the problem.

What did the agents in this particular case do?

They went ahead with the offer night!

They sent an email to everybody that had shown the house and disclosed what had happened, which was great; that’s exactly what you’re supposed to do.  But it just reeked of “Nothing to see here, folks.  Just this little spot of water, which we’ve cleaned up, and now there’s no problem.”

Why in the world would they go ahead with the offer night?

What buyer in his or her right mind would purchase a house that just flooded?

The listing agent sent a 3-page email complete with times, dates, repairs, and photos, which, again, is exactly what you’re supposed to do if and when making a disclosure.  But the tragic decision to go ahead and try to sell this house on the scheduled offer night, to buyers that wanted to purchase a newly-flooded house, was terribly misplaced.

The house still sold, and over asking too.  I know, I know, “over asking” means less and less these days, but it did sell a good amount over list.

However, there’s absolutely, positively no doubting that one, two, or ten buyers said, “Thanks, but no thanks” at the prospect of buying a house that just flooded, and for the life of me, I just can’t understand this course of action by the sellers and the listing agent.  Unless they needed to sell, like, that day, then there’s just no reason for this.

How Tough Is The Rental Market?

Really tough, if you’re incapable of performing common, routine, day-to-day functions.  Honestly, just listen to this…

I have a listing right now in an area in the northwest-GTA, and the interactions I’m getting with would-be tenants and agents are bizarre.

I’m looking at an Equifax Credit Score of 522 right now.  Five-twenty-two.

I have never seen a credit score that low in 15 years.  I’ve never actually seen one below 600.  Bless these folks for trying, but two prospective tenants who both have credit scores in the 500’s, one of them unemployed, and looking to spend 65% of their household income on rent.  It doesn’t make sense.

But the real kicker here was the folks who took eight days to get their offer and supporting documentation together.  For real, an agent sent me an offer to lease eight days ago, with zero accompanying information.  Even if it wasn’t common knowledge in the agent community that you need to have a credit check, employment letter, and rental application (plus often pay stubs and references from previous landlords), I always write this on my listings!

I told the agent that the offer wouldn’t suffice, and he just said, “Oh.  Okay.  So now what?”  It made me want to spit blood….

I outlined exactly what the agent needed to do, and every day for the past eight days, I’ve been receiving one more piece of the puzzle.  Except even those pieces don’t fit.

For example, I received an email saying, “Here is the husband’s credit report,” only it wasn’t a credit report, but rather it was an iPhone screen-caputre of the first page of an Equifax Credit Score Report, which is typically 12-15 pages in length.  I told the agent to please have the tenant download the report, save it as a PDF, and email it.  I was told, “He doesn’t know how to do that, and I can’t help him right now.”

Really?  Then how is he going to take care of a house?

These folks completely disregarded the process required to find housing in this market, and seemed to be willfully ignorant about what they needed to do.  The agent kept asking me, “Is this really necessary?  These are good people.  I promise!”

This went on for eight days; I’m talking employment letters that aren’t signed by anybody, and are in an MS Word file, upside-down photos of the OREA Rental Application, only 1/3 filled out, and a screen-capture of a TD Bank account with 10-15 debits/credits, but no date, no name, no account number, nothing.  So, this would-be tenant spent $87.20 at Fido last month?  Great!

And you know what?  I don’t blame the prospective tenants.  I blame the agents representing them.

It’s times like these I couldn’t be happier that it now takes a 2-year college course through Humber College to get into real estate.

Not In My Backyard!

A friend of mine is part of a running group that passes through several different areas of the city with a horde of joggers every week, and I was shocked to hear about his latest experience.

Do you know Heath Street?  Great spot, right?  Family-friendly, scenic, really nice jogging trails connecting to the ravine.

Well, a local yahoo apparently told this group of runners that they “weren’t welcome” and stressed that they, apparently, had no right to trespass on this particular section of city-owned streets.

But it didn’t end there; this yahoo also called the head of the running group (I suppose this person was listed online?) to complain, and tell them to stay away.

Isn’t that nuts?

It reminds me of the Nike ads from the late 1990’s comparing the treatment of skateboarders to other athletes.  They did one about running…

Bottom Of The Barrel?

You know we’ve really become lax with the rules surrounding home building when you see this noted on the MLS listing:

“All Building Permits In Place And All Done Legally”

Really?  We’re actually advertising this now?

It’s like a parent bragging, “I take care of my kids.”  We’re just noting things that are supposed to be done?

A person selling a newly-built house got permits?  And it was done legally?  And this simply MUST be noted on the listing?

Yeah, well, I guess that’s where we are now.  That’s how far we’ve come.

Toronto is full of homes that were renovated without permits; some even built without permits!  And I have a sneaking suspicion that the Canada Revenue Agency is going to start coming after the buyers of homes if they can’t go after the builders.

Consider the “substantial renovation.”  You all know what this is, right?

The developer keeps the side walls of a brick bungalow so he can claim this wasn’t a “new build” but rather a “substantial renovation,” and then doesn’t apply for the TARION warranty so he doesn’t have to charge GST.

The Canada Revenue Agency has become more fierce than ever.  Just ask your accountant, and he or she will tell you stories.  And guess what, folks?  They’re coming after your substantial renovation.

Like every other agent in Toronto, I have sold homes without a TARION warranty.

But going forward, consider the red flag raised.

Okay, if you see me this week, just cut me some slack.

Yes, I look like a vampire.

Yes, I look like I have the mumps too.

Yes, I scare my daughter daily with my bright purple mouth, dripping blood like a zombie.

And yes, I have consumed eight packs of Kraft Dinner, five cans of Zoodles, and a family-pack of Spaghettini cooked so soft you could almost drink it.
