The swimming pool deck of a beachfront South Florida condominium that collapsed two years ago, killing 98 people, failed to comply with the original building codes and standards, with many areas of severe strength deficiency, federal investigators said Thursday. Investigators with the National Institute of Standards and Technology gave an update on the collapse of the Champlain Towers South building in Surfside, Florida, during a regular meeting of the National Construction Safety Team Advisory Committee. The town of Surfside is located just north of Miami Beach. Besides design understrength, investigators reported signs of corrosion, misplaced reinforcement and the placement of heavier and additional plant containers on the deck than those in the original plans. These and other factors led to “ critically low margins against failure,” investigators said. Experts have previously suggested problems with the pool deck might have led to the 40-year-old, 12-story building’s collapse on June 24, 2021, but the NIST investigation is ongoing. Officials expect their technical work to be completed by next spring, with a report on the cause and any potential recommendations for updating codes, standards or practices to come in 2025. As the investigation continues, developers are working to build a new structure on the site, despite calls from victims’ family members to build a memorial at the location. Dubai-based DAMAC International, which purchased the 1.8-acre (1-hectare) site for $120 million last year, submitted plans for a new condo building this week to the town of Surfside. The proposed building, designed by London-based Zaha Hadid Architects, includes 57 units, ranging in size from 4,000 to 9,000 square feet (360 to 810 square meters). The luxury building would include a business center, event space and two pools.

Introducing Zaha Hadid Architects’ latest project: a 37-home, ultra-luxury condo on Collins Avenue in Surfside, Miami. Each of The Delmore’s 12 floors will host no more than four residences, which average more than 7,000 sq ft in size, with penthouses starting at 10,000 sq ft. This is ZHA’s second residential project in the Miami area, and one of the firm’s select few in the US. ZHA is working on The Delmore’s façade, which is sculptural and sinuous, choosing curves and crescents over corners – all hallmarks of Hadid’s style. It will be made from glass fibre reinforced concrete, which will mimic the sand of the beachfront. To replicate its hue and texture, ZHA architects actually collected handfuls from the nearby dunes. Apartments will have wraparound terraces, which will be staggered floor by floor to create a stepped configuration. The Delmore’s exterior will also feature a series of shell-shaped fins, ensuring privacy between residences while simultaneously providing shade. Then, the pièce de résistance: a 75-foot swimming pool, made of see-though acrylic, is suspended 125 feet in the air across the canyon. Visible from Collins Avenue, the pool makes an impressive statement, and is the first of its kind in Miami. Chinese Smartphone Giant Vivo Is Latest to Splurge on Tech Tower || NeoDrafts
China’s No. 2 smartphone company Vivo Mobile Communications Co. has broken ground at a high-rise building in Shenzhen to house its potential headquarters, reflecting the boom in the country’s booming technology market. Scheduled for completion in 2025, the 32-story gadget manufacturer will house 5,800 employees. It was planned by NBBJ, the designers behind Samsung’s Silicon Valley facility and Seattle’s Amazon Spheres.
The new building will feature Vivo’s flagship store, indoor gardens on all floors, and also a spiral exterior with self-shaped glass, according to the architectural firm.
Vivo joins with Tencent Holdings Ltd. and ByteDance Ltd. in investing a great deal on new office space. A lot of it in the booming technology hub of Shenzhen. It will contribute to the mega-building boom at a time when economic uncertainty is causing many companies to cut back. WeChat developer Tencent is constructing an adjacent campus roughly the size of Midtown Manhattan on reclaimed land in Qianhai Bay. It costs the company $1.2 billion.
Cost for New Buildings:
Vivo paid 1.3 billion yuan ($182 million) for the location of its new headquarters. ByteDance, owner of TikTok, recently invested 1.1 billion yuan on the property in the city’s downtown district. It is according to the local land authorities. Also Kuaishou, a YouTube-like video network backed by Tencent, is investing 3 billion yuan based on its fledgeling e-commerce business in Chengdu, complete with live-streaming studios for hawking products.
Some economists claim that building booms signify an overheated economy that precedes a crash. Yet NBBJ, which also built campuses for Google’s Alphabet Inc. and Ant Group’s associated Alibaba Group Holding Ltd., claims that China’s tech giants have outgrown their old digs. They are now merely finding space to lead a possible wave of future global expansion. Vivo, which began life during Android’s growth ten years ago, has gradually developed into a pioneer at home and throughout Asia and Europe. Alongside compadres Huawei Technologies Co. and Xiaomi Corp. The production encapsulates the way Chinese names have started to wave abroad.
“What we’ve seen right now is part of the natural life cycle of these businesses, where they’ve outgrown their current facilities and need new ones to operationally sustain their increasing global scope,” said NBBJ partner Robert Mankin, who is responsible for the Vivo project. “It’s very uncommon for businesses in the U.S. to build their headquarters building, and you still see it in Asia.”
Tencent Growth Plans:
The tech sector boom fits with China’s trillion-dollar initiative to boost the economy and lay the groundwork for networking and data centering for next-generation Internet technology. As far as offices are concerned, Tencent has among its peers the most ambitious growth plans. Dubbed Net City, the latest initiative involves solar panels, automated sensor arrays, flood control mangroves and also a pedestrian-friendly transit system. This will take about seven years to finish.
According to the local government, Tencent currently has 38,000 employees in Shenzhen. Also with headcount projected to more than double in seven years. ByteDance said it plans to create 40,000 new job opportunities this year. They also leased new offices in Hong Kong and purchased a Beijing shopping plaza to turn it into a workspace. Oppo, the cross-town competitor of Vivo, is also building new HQ in Shenzhen. The building, designed by Zaha Hadid Architects, will include a 20-story architectural lobby, an art gallery, restaurants and also shops. The building is scheduled to be completed by 2025.

ABOUT
In Tyumen has started the renovation of DSK500, a factory which produced prefabricated housing for the region’s oil and gas industry. That factory played an important role in the development of the oil and gas complex, but ceased working 20 years ago.
Instead an industrial technopark of 150,000 m² will appear. The first stage of the project requires more than five billion rubles. This sum will be invested from the regional and federal budgets. The Infrastructure Development Agency of the Tyumen Region will carry out the renovation process.
The first stage of creation the industrial technopark DSK500 begins in February 2022 from an international architecture competition, which will be held with the support of the Government of the Tyumen Region. Renovation of DSK500 will take place from 2024 to 2025. The space of the technopark is planned in such a way as to create conditions for cooperation between the manufacturing business and companies from creative and innovative clusters.
To achieve this goal, this architectural competition has been initiated.
MISSION
Create the architectural image of a unique industrial and technological complex that meets the challenges of the modern world and the goals of sustainable development. Identify a spatial and planning structure that will allow residents to effectively coexist in interconnection with each other and to increase the level of their activities.
PURPOSE
The purpose of the competition is to develop an architectural concept for the renovation of industrial areas, buildings and structures of the DSK-500 factory, which will create conditions for the development of high-tech industries, the creation of new competitive industries, and the reduction of the gap between science, education and production.
LANGUAGE: russian / english.
JURY
The international jury of the competition, including Russian architects, architects from the Netherlands, Serbia, will choose the best solutions. And also, the heads of oil and gas companies, universities and the scientific community.

The Chinese capital recently opened its newest travel hub, Beijing Daxing, a sprawling, luminous airport designed by Zaha Hadid Architects. The architects designed the new airport with an eye to expansion. Its starfish-shaped form will initially usher through 45 million passengers in its first year.
