WAP #27
«As explicitly good as the undisputed hit Cardi B song, this strain is as hot and raunchy as it gets. Bred from its bold and balanced mother, Cheetah Piss, with the unique and funky 4516, this punchy strain delivers a super potent high and eye waveringly gassy flavor and aroma. The high comes on fast and hard with a sense of euphoria that launches you into a purely happy state. Its indica leaning traits will leave you relaxed and sedated once the initial buzz settles in.»

As the key witness for the prosecution, the Houston rapper, real name Megan Pete, described her account of night of July 12, 2020, saying on record that the assault was the result of an argument she had with Lanez, real name Daystar Peterson, and Kelsey Harris, her former best friend and assistant, while driving home from a Hollywood Hills pool party in the early morning hours.
Wearing a purple suit, red-bottom, black stilettos and a black bob hairstyle, Pete, 27, testified that the shooting and its aftermath have impacted her health, both physically and mentally. "I can't even be happy," she said, her voice breaking during her afternoon testimony. "I can't hold conversations with people for a long time. I don't feel like I want to be on this earth. I wish he would have just shot and killed me, if I knew I would have to go through this torture."
The Grammy winner recounted that she and Peterson had an intimate but not exclusive relationship in 2020, one that Harris did not know about at the time. Pete knew Harris had a "crush on" Tory, so she hid the relationship. (When asked specifically why she had not previously revealed the nature of her relationship with Peterson, Pete said she was embarrassed, "because it's disgusting at this point. How could I share my body with someone who could do this to me?")
The fight in the vehicle started when Peterson hinted at the relationship to Harris and then tried to pit the two women against each other, calling them "bitches and hoes" in the car.
Pete testified that, after exiting the vehicle for a second time on the drive home, Peterson shouted at her, "Dance, bitch," then fired five shots at her from the passenger side, striking her in the feet. "I felt shocked. I felt hurt. I wasn't sure if this was really happening. I looked at my feet, I saw the blood and I fell to the ground," the "WAP" star testified.
When expressly asked about changing her story to police the night of the shooting — from stepping in glass to allegedly being shot by Peterson — Pete gave context for her choice in the moment, starting with her distrust of the police.
"I don't feel safe in the car. I don't feel safe with the police," Pete said between tears as she described the aftermath of the incident, when responding officers had her, Peterson, Harris and Jaquan Smith, Peterson's bodyguard, step out of the vehicle they were stopped in.
Pete, who shared that she's grown up deeply suspicious of cops, said that wariness was further stoked by the 2020 climate, George Floyd's murder and subsequent Black Lives Matter protests: "In the Black community — in my community — it's not really acceptable to be cooperating with police officers."
Pete then spoke briefly about how "women aren't believed when they speak out." George Mgdesyan, Peterson's attorney, objected on the grounds that the comment was tangential to the case.
Beyond fear of the police and questions surrounding survivor credibility, Pete also shared the concern that implicating Peterson could negatively impact her career in hip-hop.
"This situation has only been worse for me and it has only made him more famous," Pete said during morning testimony. "Because I was shot, I've been turned into some kind of villain, and he's the victim. This has messed up my whole life ... This whole situation in the industry is like a big boy's club ... I'm telling on one of y'all friends, now you're all about to hate me."

Whitechapel series 3 press pack
Whitechapel – Real life cases highlighted by Buchan in the series
Story 1
Ratcliffe Highway Murders The Ratcliffe Highway murders were two vicious attacks that resulted in multiple fatalities, and occurred over twelve days in the year 1811, in homes half a mile apart near Wapping in London.
The first attack took place on 7th December 1811 at a home behind a linen draper’s shop on Ratcliffe Highway (now called The Highway). The victims were Timothy Marr (a 24 year old linen draper and hosier), his wife Celia, their 3-month-old son Timothy and James Gowen, their shop boy. Margaret Jewell, a servant of the Marrs, had been sent to purchase oysters, and subsequently escaped. The murder caused the government to offer a reward of 500 guineas for the apprehension of the perpetrator.
Twelve days later on the 19th December, the second attack happened at The Kings Arms in New Gravel Lane (now Garnet street). The victims were John Williamson, 56 year old publican who had been at the Kings Arms for 15 years, his 60 year old wife Elizabeth and Bridget Anna Harrington in her late 50's, a servant. Williamson's 14-year-old granddaughter, Catherine (Kitty) Stillwell, slept through the incident and was thus not discovered. John Turner, a lodger and journeyman, discovered the murders and escaped out of an upper window, using a knotted sheet to climb down to the street below.
A principal suspect in the murders, John Williams (also known as Murphy), was a lodger at the nearby Pear Tree public house in Old Wapping. He was a 27-year-old Scottish or Irish seaman. He had nursed a grievance against Marr from when they were shipmates, but the subsequent murders at the Kings Arms remain unexplained. Williams was arrested, but committed suicide by hanging himself in prison; he was buried with a stake through his heart at the junction of Commercial Road and Cannon Street Road.
Charles Manson, 1969, Sharon Tate On the night of August 8, Manson directed Charles Watson to take Susan Atkins, Linda Kasabian, and Patricia Krenwinkel to "that house where Melcher used to live" and "totally destroy everyone in [it], as gruesome as you can." He told the women to do as Watson would instruct them. The current occupants of the house, all of whom were strangers to the Manson followers, were movie actress Sharon Tate, wife of famed director Roman Polanski and eight and a half months pregnant; her friend and former lover, hairstylist Jay Sebring; Polanski's friend and aspiring screenwriter Wojciech Frykowski, and Frykowski’s lover Abigail Folger, heiress to the Folger coffee fortune. Tate's husband, Polanski, was in London working on a film project; Tate had been visiting with him and had returned to the United States only three weeks earlier.
Richard Farley Richard Farley is an American convicted mass murderer. A former employee of Electromagnetic Systems Labs (ESL) in Sunnyvale, California, he stalked co-worker Laura Black for four years beginning in 1984. Black obtained a temporary restraining order against him on February 2, 1988, with a court date set for February 17, 1988 to make the order permanent. On February 16, 1988, Farley shot and killed seven people at ESL and wounded four others, including Black. He was convicted of seven counts of first degree murder, and is currently sitting on death row at San Quentin.
Story 2
The Thames Torso mystersties of 1887-1889 The Whitehall Mystery is an unsolved murder from London in 1888. The dismembered remains of a woman were found at three different sites in central London, including the future site of Scotland Yard. Newspapers suggested a tie to Jack the Ripper's killings of prostitutes that were occurring simultaneously, but the Metropolitan Police said there was no connection.
Mary Ann Cotton Born Mary Ann Robson in October 1832 in Low Moorsley, County Durham, she died 24 March 1873. She was an English woman convicted of murdering her husband and children and is believed to have murdered up to 21 people, mainly by arsenic poisoning.
Mary Wilson Killed four lovers with phosphorus and claimed they took it in‘sexual stimulation pills’s
Mary Wilson (c. 1893 - 1963) also known as the Merry widow of Windy Nook, was a serial killer and the last woman to be sentenced to death in Durham, in 1958. However the sentence was not carried out as it was commuted to a prison sentence.
An exhumation of the bodies of her last two husbands revealed high levels of phosphorus. Her defense claimed the substance was contained in their medication. Wilson was convicted of murdering two of her four husbands with beetle poison in 1956 and 1957. The remains of her earlier two husbands were exhumed at a later date and pointed to the same cause of death.
Dr Crippen Dr. Crippen, was an American homeopathic physician hanged in Pentonville Prison, London, on 23 November 1910, for the murder of his wife, Cora Henrietta Crippen. A theory, which was first propounded by Edward Marshall Hall, was that Crippen was using hyoscine on his wife as a depressant or an aphrodisiac but accidentally gave her an overdose and then panicked when she died.
The Lonely heart Killers Raymond Fernandez and Martha Beck, who met after Beck placed a lonely-hearts ad, became known as "The Lonely Hearts Killers" after their arrest and trial for serial murder in 1949. Between 1947 and 1949 they are believed to have killed as many as twenty women.
The Black Eyed Borgia and her Playboy lover Mary Frances Creighton and Everett Appelgate, both convicted and executed for the murder of Ada Creighton (Appelgate’s wife) from arsenic poisoning.
H.H.Holmes (May 16, 1861[1] – May 7, 1896), better known under the alias of Dr. Henry Howard Holmes, was one of the first documented American serial killers in the modern sense of the term. In Chicago at the time of the 1893 World's Fair, Holmes opened a hotel which he had designed and built for himself specifically with murder in mind, and which was the location of many of his murders. While he confessed to 27 murders, of which nine were confirmed, his actual body count could be as high as 250. He took an unknown number of his victims from the 1893 Chicago World's Fair, which was less than 2 miles away from his "World's Fair" hotel.
Marquis de Sade An episode in Marseille, in 1772, involved the non-lethal poisoning of prostitutes with the supposed aphrodisiac Spanish fly and sodomy with his manservant Latour. That year the two men were sentenced to death in absentia for sodomy and said poisoning.
Thomas Huskey, 1999 Knoxville, Tennessee Accused killer of 4 women in Tennessee. Nicknamed the "Zoo Man", Huskey worked at the Knoxville Zoo and allegedly took his victims here. He talked of ‘Kyle’, a separate, darker personality that was responsible for a series of murders.
Arthur Ford, 1954 Arthur Ford became infatuated with a woman called Betty Grant who worked in his office on Euston Road. He bought a coconut nice for both Betty and a friend that he had laced with cantharidin; both died after eating it.
Story 3
Bogeyman A bogeyman is an amorphous imaginary being used by adults to frighten children into compliant behaviour. The monster has no specific appearance, and conceptions about it can vary drastically from household to household within the same community; in many cases, he has no set appearance in the mind of an adult or child, but is simply a non-specific embodiment of terror. Parents may tell their children that if they misbehave, the bogeyman will get them. Bogeymen may target a specific mischief — for instance, a bogeyman that punishes children who suck their thumbs — or general misbehavior, depending on what purpose needs serving. In some cases, the bogeyman is a nickname for the devil.
Zodiac Killer Masked serial killer in California in 1960s/1970s who said that ‘hunting humans was the most exciting of all sports’
The Phantom US, 1940s. Killed on full moons, wore a white mask and attacked eight by the light of the moon. Of whom the sheriff said “no one sees him, no one hears him in time.”
Robert Williams The case of the man who killed a girl in Hyde Park in 1928. The man claimed that the film ‘London After Midnight’ sent him insane, and that he saw Lon Chaney in the park, forcing him to murder the girl with a razor.
Scared to death In 1840, Sir Robert Warboys had heard of a tale of a parlour maid who had seen the spectral presence and had been driven insane. He wanted to disprove the haunting, and armed with a shotgun, went to spend the night in the attic room. The house was woken at midnight when a shot rang out. They found Warboys dead from fright.
Then in 1878, Lord Lyttleton stayed the night. He loaded his gun with silver sixpennies said to ward off evil. For him it worked and he survived to tell the tale.
Couple on a spree together – Caril Ann Fugate and Charles Starkweather. Nebraska, 1957. Charles Starkweather and Caril Ann Fugate. They killed 11 in all. Including her parents and two year old sister. She was only 14 at the time. Nobody knows how many she killed. She said she was held hostage by Starkweather. He said she was a willing participant. He was executed in 1959. She was paroled in 1976. And to this day she has never spoken of the murders, so no one knows how involved she really was.
Tsuyama Massacre The Tsuyama massacre was a spree killing that occurred on 21 May 1938 in the rural village of Kaio close to Tsuyama city in Okayama, Japan. Mutsuo Toi, a 21-year-old man, killed 30 people, including his grandmother, with a shotgun, Japanese sword, and axe, and seriously injured three others before killing himself with the shotgun.

Hello. Not Carol but Gerald, one of her co-workers. Carol is currently very drunk so I’m taking over. I just wanted to share some highlights of our News years party.
~~~~~~~~~~~~~~~~~~~~~~
[A video of Carol downing a bottle of Vodka while in the background people were screaming “CHUG CHUG CHUG CHUG”. It’s captioned “The start of the madness”]
[A video of a very drunken Carol singing “Sweet home Alabama”. A man, presumably Gerald, is laughing and shaking the camera. It’s captioned “We randomly shuffled Radio Stations and this song came on.”]
[A video of a ginger male with blue eyes holding Carol back from attacking a guy. Carol could be heard saying “I SPENT 45 MINUTES ON MY HAIR!! FIGHT ME YOU COWARD!!” It’s captioned “Carol does not take kindly to insults.”]
[A video of Carol doing the WAP. It’s captioned “We tried to stop her. We have no clue who taught her this”]
[A video of Carol creaming everyone in Mario party. It’s captioned “That lady should be banned from any Mario game”]
[A video of Carol shoving burgers down her throat. The sign above her says “5 dollars each 3 burgers you eat”. The caption says “This bitch (affectionate) ate 27 burgers. I owe her 45$”]
[A video of Carol mumbling random shit in presumably Russian. She sounds like she’s pretty passionate on what she’s ranting about. It’s captioned “She was talking about her grandkids and suddenly slipped into Russian. No clue what she’s saying”]
~~~~~~~~~~~~~~~~~~~~~~~~
Well those are the Carol highlights from our party. Now that I’ve shared that, someone please come pick her up? She’s asking for people named “Nimue” and “Hood?” So whoever that is please pick her up.
-Signing off, Gerald.

Constantly Evolving
The UK and Ireland is a unique retail market and in particular, the UK is one of the leading retail destinations in Europe and it is home to the highest proportion of international retailers. Over the coming pages RLI takes a closer look at the UK and Ireland markets and a selection of retail real estate projects that have recently opened and are due to launch in the years to come.
The role of shopping centres across the UK & Ireland is in an ever-changing flux as consumer behaviour continues to shift post-Covid. What is clear is that there has been an increased desire for a greater integration of leisure & restaurants, residential, healthcare, offices and technological advancements in shopping centres and mixed-use destinations.
Following what has been a relatively challenging start to the year, marginal deflation and improvements to consumer confidence suggest healthier times for retail are imminent, explains Savills in their research article ‘Spotlight: Shopping Centre and High Street – Q1 2023’.
The article moves on to explain that while the Q1 shopping centre investment volume was directly in-line with the five-year average, prices continued to fall as sentiment worsened across the commercial property markets. £369.2M was transacted in the first quarter of 2023 across 19 deals, which is a marked increase in the number of transactions on previous first quarters.
Meanwhile, Cushman & Wakefield’s ‘Irish Investment Marketbeat Q2 2023’ report highlights that investment interest in volumes slowed further in the second quarter of 2023, with only €330M reached across 26 deals compared to €920M across 27 deals in Q1. Despite this, investor interest in the retail sector has improved in recent times thanks to the increase in yield on offer from the sector as well as the resilience in Irish consumer spending.
Projects Across the UK & Ireland
Revised proposals for the final phases of the regeneration of Wapping Wharf, designed to build on the success and special character of Bristol’s popular dockside neighbourhood, have been submitted to Bristol City Council. If approved, the plans for Wapping Wharf North will secure the future of the CARGO independent businesses and create a go-to leisure destination on the city docks. They will also provide much-needed sustainable new homes, shops, restaurants, takeaways and workspaces, together with generous landscaped public spaces and more natural habitat for wildlife to improve biodiversity. The proposals, by developers and owners Umberslade, have been significantly revised following consultation. Significant changes include removing the double-storey rooftop restaurant on the tallest building and one storey on another block and redesigning CARGO and the market hall to make them more like the existing shipping container development.
Developed by Battersea Power Station Development Company, Battersea Power Station opened last year and is at the heart of one of central London’s largest, most visionary new developments, which will see this vast 42-acre (over eight million square feet) former industrial brownfield site become home to a community of homes, shops, bars, restaurants, cafes, offices and over 19 acres of public space. This legendary London landmark and surrounding area has been brought back to life as one of the most exciting and innovative mixed use neighbourhoods in the world – a place for locals, tourists and residents to enjoy a unique blend of shops, bars, restaurants, leisure and entertainment venues, parks and historical spaces. It is a place to shop, eat, drink, live, work and play.
Uniquely located within a renowned London Square addressing Oxford Street, Harley Street and Regent Street this four storey subterranean development will be a world first wellbeing destination incorporating healthcare, retail and commercial space. Cavendish Square London by developer Reef Group is the world’s first mixed-use development specifically for the health and wellbeing industry. Set over four levels below the historic Cavendish Square Gardens, the scheme will total 280,000sq ft with floors of up to 80,000sq ft. Distinct entrances to Harley Street, Regent Street and Oxford Street, offer occupier and customer flexibility; one square, three addresses. Tenant hand over is scheduled for this year.
South London’s Borough Yards has continued its emergence as one of the capital’s leading mixed-use districts with the arrival of 12 new brands. The 140,000sq ft regeneration project – providing new offices, a cinema, shops and restaurants next door to the iconic Borough Market – saw leading beauty, food, fashion and homeware operators open their doors back in June. Borough Yards is one of the most exciting and unique developments in London and the developer MARK is creating a vibrant new London destination to shop, eat, work and play, right next door to the famous culinary crucible, Borough Market. Based in and around a series of restored and reconceived railway arches, Borough Yards is a new chapter for Southwark and the wider Borough Market area. Cheyne Capital Management has provided a £122.8M senior loan to MARK, the pan-European real estate investment manager, to refinance the newly developed, mixed-use scheme. The loan provided was used to refinance the existing lender group following practical completion and partial lease-up.
Bloomsbury Quarter, a project by CCP 5, a fund managed by Tristan Capital Partners, has received resolution to grant from the London Borough of Camden to refurbish and reposition Sicilian Avenue, London’s first historic pedestrianised high street, alongside delivering high-quality, ESG certified office space at Vernon & Sicilian House and 21 Southampton Row. The first part of the refurbishment works at Sicilian Avenue will focus on the west side, delivering 10,000sq ft of retail, while 55,000sq ft of offices is being developed at Vernon & Sicilian House and 21 Southampton Row. Further plans are underway for the remaining space and once complete, Sicilian Avenue will offer 17,000sq ft of prime retail space, extensive amenities and end of journey facilities. The project is targeting a BREEAM Excellent rating. Knight Frank Asset Management is working with Tristan Capital Partners to deliver the repositioning and refurbishment of the site. Alchemy Asset Management is the development manager for Bloomsbury Quarter. Knight Frank and Bluebook are the appointed office agents with P-THREE and CBRE acting as retail agents.
Oldham Council is redeveloping Spindles Town Square, changing it from being solely retail-focused to a place for all the community to use. This means providing better shops, new space for work and an improved leisure and entertainment offer for people of all ages. Work has already started and over the coming months people will begin to see the changes that are afoot as the development works to a summer 2024 completion date. The redeveloped Spindles Town Square will provide a new home for Tommyfield Market, which will relocate to a new split-level market, purpose-built in and around the former TJ Hughes unit. It will boost the centre’s shopping, leisure and entertainment offer, as well as being better for traders who can benefit from increased footfall, access to the adjacent car parks and nearby public transport stops. Part of the transformation will see an improved retail space that will offer shoppers a better experience. The new retail area will make it easier and more enjoyable to visit, with shops in one main area instead of scattered throughout the centre.
Set to complete next year by joint developers Drum Property Group and Stamford Property Investments, Candleriggs Square is a brand-new development in the heart of Glasgow’s Merchant City. The £300M transformation of Candleriggs Square in Glasgow’s Merchant City has reached another significant development milestone with the completion of structural work for a 346-apartment build-to-rent (BTR) complex, forward funded by Legal & General. Designed to meet the growing post-lockdown demand for affordable and high-quality city centre rental accommodation in vibrant city centre locations, the 325,000sq ft building will provide 346 apartments together with a range of retail and commercial units at ground floor level creating an attractive and accessible public realm.
Planning approval has been granted for Brookfield Riverside – a major mixed use new town centre, retail, leisure and housing development for the Borough of Broxbourne. The Borough of Broxbourne and Hertfordshire County Council, together with their development partners Sovereign Centros and Peveril Securities, have received planning approval for the €580M Brookfield Riverside development, part of the wider Brookfield masterplan including a new Garden Village, at Cheshunt, Hertfordshire. Seen as a significant future economic generator for the region, the new town centre and garden village will deliver the 335,000sq m mixed-use town centre development and 1,500 residential dwellings including 1,250 homes and 250 apartments, as well as parking for 2,000 vehicles. Brookfield Garden Village will also provide a primary school, neighbourhood centre and other council facilities needed in the area. The development will also see improved road and junction infrastructure, with new cycling and pedestrian links to connect to Cheshunt and the works are expected to complete in 2025.
The Elephant and Castle Town Centre redevelopment is one of Central London’s largest regeneration projects. The town centre is being brought forward in three main phases. The first phase of development at Elephant and Castle opened in 2017 and is managed by Get Living. Elephant Central incorporates 374 homes for rent alongside 278 student studios, across three buildings. Retail and leisure within the first phase includes a supermarket, a gym, a nursery and independent retailers. The second phase is currently underway and focuses on the comprehensive redevelopment of the former Elephant and Castle shopping centre into a new town centre that will serve as the hub and focal point of the local community. With Multiplex now appointed, the second phase construction is targeted to complete in 2026. The third and final phase will be delivered on the existing London College of Communication, UAL site following their move into their new campus. This phase will provide a further 498 new homes (333 market rent, 49 affordable rent and 116 social rent) as well as retail space and a 500-person capacity cultural venue.
St Michael’s is an exciting new landmark development at the heart of Manchester’s city centre that sets a new standard in quality and experience. With 186,000sq ft of sustainable human-centred workspace, a five-star international hotel, world-class dining and a vibrant public square, St Michael’s will capture the pioneering spirit of this remarkable city. The St Michael’s project is the shared dream of Relentless Developments, KKR and Salboy. Together, they will deliver a thriving business district of Manchester, offering the best office space, in a sustainable building, that will support the health and wellbeing of its occupiers both now and into the future. It starts with No. 1 St Michael’s that will launch next year. Featuring nine stunning floors of people-centric workspace, it will be complemented by world-class rooftop dining, stunning outdoor spaces and a proper British boozer/the renowned Manchester institution, Abercromby. The second phase will launch in 2027 and bring a new five-star hotel, complete with ultra-luxurious spa, dining and leisure facilities – plus an exciting option to call St Michael’s home.
The Crossings in Dublin, Republic of Ireland is a new vibrant shopping and retail environment to serve the affluent and growing catchment and put The Crossings, Adamstown on the map in terms of modern retailing.
