There is one consistent location in my paracosms that shows up time and time again. That being, RoseWood Manor. I have made a post talking about it, though it’s a bit old and slightly outdated, so consider this a re-introduction of sorts.

OVERVIEW
RoseWood Manor was built in the late 1600s for a wealthy vampire by the name of Richard Irvine. To assist in managing the house, Richard employed Emory Warwick and Myriam Travers. This proved to be a horrible mix, as the two quickly caught on that something wasn’t right with the house or their boss. Unfortunately, they ended up turning their suspicion on each other, leading Emory to become a cat and Myriam to become a poltergeist. 
With those two out of commission, Richard continued to employ anyone who was willing to work for him over the years. Most were merely servants, tending to the various guests the manor had and making sure it didn’t fall into disrepair. 
Due to the nature of his job — nobody truly knows what he does — Richard has to travel frequently, causing him to leave the manor in the care of a handful of trusted employees. The current caretaker of the manor is Daniel Hayward, with assistance from Emory Warwick. 
The manor’s location is…questionable. To sum up, it varies. Not like it actually teleports — I don’t think so, anyway — it just…exists in a lot of places at once. Notable locations include:

LAYOUT
On the surface, RoseWood’s layout is nothing special. It is your typical old mansion, complete with a basement, three floors, and an attic. Also on the property is a greenhouse, pool (with an accompanying pool house), stables, and an infirmary. Of course, renovations have been made, and this was built for a vampire, after all.
Note that some rooms have been assigned different purposes over time.
Basement: Divided into two layers. Layer 1, the lower part, is hidden from most residents. It is full of old torture equipment. Layer 2, the upper part, is the layer that is accessible to all residents. It’s a normal basement, and where the laundry room is located. 
Floor 1 [Necessities]: Includes the lobby, dining room, kitchen, living room, training room, and a half-indoor pool that leads outside. 
Floor 2 [Rooms]: Where most bedrooms are located. All rooms have a built-in bathroom. Other than that, there isn’t really anything special here.
Floor 3 [Entertainment]: Full of paranormal activity, which is unfortunate as this is where most of the entertainment is. Includes a music room, office, med bay, library, art gallery, and an investigation room. 
Attic: An oddly normal attic. I mean, there’s probably weird ass shit up there, but the space itself isn’t anything special.

TERRORS
As if RoseWood wasn’t a nightmare enough, there are also “Terrors”: supernatural occurrences that cannot otherwise be explained. They also can’t be avoided or prevented. 
Shifts: Every night the layout of the house changes. It’s usually small differences, often feeling like you just went down the wrong hallway. Sometimes, though, rooms will change floors completely, leaving guests lost and confused. It is recommended you do not leave your room past 11:00 PM. 
Mirrors: If you look into a mirror for a long period of time (the exact time seems to vary/is unknown), then there’s a large chance of getting possessed or accidentally creating a Doppelganger. Said Doppelganger will then try to kill you and take your place. 
Rain: Sometimes it will rain blood. Thankfully, this only happens during a blood moon, so it’s not as bad as the others. 
Woods: The surrounding woods are full of various dangerous fauna and flora. They can mostly be avoided by staying on set paths and knowing where you’re going. Still, it's best not to wander too far.

RESIDENTS
Due to its nature, RoseWood has many rotating residents that largely depend on the time and location. However, there are a few that are tied to the place, whether they like it or not. 
Emory Warwick: Mysterious stray cat that somehow knows everything. 
Delilah Warwick: Emory’s sister. Haunts RoseWood as a ghost. 
Myriam Travers: Poltergeist that haunts RoseWood’s mirrors. 
Claude, Cyril, Céleste Aydelotte: Siblings that worked for Richard in the 1790s. The twins (Cyril & Céleste) died, then later drove their brother to insanity. All three haunt RoseWood as spirits, Claude as a ghost & the twins as poltergeists. 
Willow Murphy & Connor Wolfe: Ghost girl & cannibalistic werewolf that live in the surrounding woods. 
At least two ghosts in the music room.
At least one ghost in the interrogation room.
Just a lot of spirits in general.

TIME: 10:00
LOCATION: In front of the Hotel Emelia
There is a discontent that has settled over the city, a quiet seething that has beset it since the Witches had met their violent fate. No grand moves have been made quite yet, each side licking their wounds though the Montagues made a show of revelling in their turn of luck. They had grandly acquired the Teatro Nuovo, keen to turn it into a means of revenue as soon as they managed to get the blood stains out of the floor. The blow they had dealt to the Capulets, robbing them of their underboss in a time where it was so crucial, was known to all, but the fact that the other mob had yet to turn the other cheek was whispered about in even the most exclusive of circles. Did they not know how to take a beating? Did they not know that it was safer to stay down than to grind your teeth, clench your fists, and rise up swinging? They had lost their precious fight club, but had won it back -- only to fall prey to their own shortsightedness. The Montagues had been one step ahead, for, while the Capulets were seeking to gain back their pieces, they had not realized that their rivals sought to upend the board. And they did so. And for good measure, they set the board on fire and watched it burn to ash. Shamelessly, they stepped upon the ash and had taken the pieces from the Capulets while they had not been looking, but it was not long before they caught onto the new game that was being played -- as did the rest of the city of Verona. 
 It was well known that both sides were biding their time. Like packs of wolves, they circled one another, teeth bared and glistening with blood, haunches raised as feral growls are loosed -- one not descending upon the other until the moment seems right. The city grows restless. When will the moment be right? 
They have yet to learn that some questions are better left unasked. 
Some answers are too bloody to ignore. 
They gather together once more, the photographers and journalists who had gathered together not too long ago by the steps of the theater. Some of them have their tape recorders ready, the older ones tap their pen against their battered notepads nervously. All of them huddle together in a circle, oddly quiet as they wait for the great Montague man to stand atop on the throne that he had savagely acquired. When they glance at one another, the thought passes: the last time they had gathered like this, three pairs of feet had swung and three pillars of Verona had been toppled down. Who was to be next? They wondered. What other travesties will we have to be witness to? They thought. The wind blew a little harsher. They pressed together a little closer, faces upturned to the empty podium. Someone cleared their throat. Footsteps sounded, heads turned, and the man that had changed Verona in a single night stepped into their sight. 
Damiano took to the steps of the Hotel Emelia -- another lucrative acquisition -- to announce the great news to the press: the Montague name, and associates, will be hosting Verona’s annual Festa Dell’amore.  The press lapped this up, questions overlapping one another, a cacophony of nerves and noise. Roman stood behind his father quietly, then raised his hand, hushing them with a self-deprecating smile that had all settling down a little more. Damiano glanced at his son and inclined his head in what could only be interpreted as a grateful nod. He stepped back and Roman took to the podium. No one was going to notice the way that his hand grasped at it until his knuckles were pale. No one was going to see the slight tremor in his leg. All they saw was Roman, reaping in the rewards of his father’s apostasy and duplicitousness. Was he, too, willing to do anything and everything to acquire the singular throne? 
“La festa this year will be hosted by the Montagues,” he said. There was no elaboration as to why, everyone knew why.  “After all that our city has suffered, we want to give back in the grandest of ways. This festival will be our own love letter to the city that we adore. To our hearth and home. No expense will be spared, no want of our citizens will be out of reach. No longer will the likes of Paris be holding the title as ‘The City of Love’. That honor will be stolen away by Verona once la festa dell’amore has finished.” 
His father looked on, face indifferent, save for that small curl of his lips that many assumed to be a smile. No one would ever think of it as a sneer of disdain. It did not matter, though, the cameras were not pointed his way. 
“It will not be a single night, as it once was. It will be a week long festival, and there will be nothing but the celebration of love from the dawn of the Valentine’s Day to the 18th. There will be a day of markets and imported goods, a day dedicated to paying homage to the greatest art and poems depicting the nuances of love, songs and dance meant to entangle affections. Love will be bleeding from this city and we will forget all the transgressions that came before it.” 
“And, on the last day, the culmination of our celebrations will be a grand ball -- and it will be  held here, at the Hotel Emelia, which was placed in our hands.” In a more honest way of speaking, it was pried out of the cold, dead hands of the Witches. But it was not a point that Roman was keen to elaborate on. “And, in the most Italian of fashion, we will celebrate the end of these festivities in a magnificent way. Our love letter to our beloved city will no doubt speak to the ardor and affection that we hold in our hearts.” 
Roman looked to his father, who nodded with a smile upon his lips. Damiano looked at the small crowd before him, eyes glinting. “Any questions?”

Cosimo threw the book against the wall, shouting in frustration as he was confronted with the news that he dare not believe. The video continues playing, though, until Rafaella pressed the spacebar, her brow knitted together in thought. She steps back and exchanges a glance with her cousins, while they all watch Cosimo reign himself in, the only sound in the room being the deep breaths that he takes in an effort to calm himself. Juliana reaches for his hand and he grasps it, pressing a small kiss of thanks to it before pulling away. He turns to the window, looking out at the city that sprawls beneath them, teeming with locals and tourists alike that know not what overlords watch over them. These past months have been trying, but the last month even more so. They had lost Measure by Measure, and with it had hemorrhaged a significant amount of money that they were only just beginning to reconcile. They had won it back, of course, thanks to the efforts of Everett and his team -- but at what cost?
Their victory had made them arrogant, and the lesson was one that had been beaten into them now. 
And, from what Cosimo had gathered, they would continue to do so. 
But not all of the Witches properties have been revealed yet. Rafaella had made it clear that there was more to be gained -- their roots were sunk deep into the grounds of the city, and it would be difficult to pull them out. This meant that the Montagues were only beginning to scratch the surface of the network the Witches had to offer. There was still more to be found. But how were they to do that when the territories that were once neutral were now crawling with the despondent likes of the Montagues? He turned away from the window with a sigh, face drawn and weary as he leaned forward onto his desk, knuckles pressing into the dark, rich wood. When he lifted his head, he realized that his niece, nephew, and daughter were staring at him expectantly, as though waiting for him to arrive to a conclusion that they had already come to. Juliana, in particular, seemed rather disappointed that he was taking so long to get there. 
“Cosa?” He asked in annoyance, voice edged and biting. “You think that this will be something easy to overcome? They’re going to be funding all their revenue into their own pockets. What we will see? Nothing.”
“You forget something, zio,” he said with a smirk on his face. He paused as he waited for his uncle to arrive to understand, but when he did not, he continued on, cocking an impatient brow. “This will be the new city of love, won’t it?”
“And what is more loving than sharing with one another?” Rafaella smiled, falling into her seat in a languid and careless sort of way, legs throne carelessly across the arm of the chair.  “Our people know so well how we hope to share with the rest of the city.”
“Not only that, papa, you must remember something very important.” Juliana’s cousins turned to her with wide grins, while Cosimo only looked on with a perturbed frown. The principessa sat upon the edge of her seat, posture as perfect as any prima ballerina’s. “Who is more loved in all of Verona than me?”
Slowly, the furrow of Cosimo’s brow began to ease away. 
What love was stronger than the love of family -- reinforced with bitterness and an insatiable thirst for vengeance?

Posters were made and posted about town, marketing agencies, vendors, performers and caterers contacted to truly make a production of it all. The schedule was well known among the Montague ranks by the first of the month -- for Damiano trusted them, and only them, to execute it efficiently. The two weeks leading up to the 14th will no doubt be busy, but keeping such things secrets gave the Capulets less time to interfere. It was not difficult for the Capulets to piece together a picture of which Montague was to take charge of what. The list being circulated about by the Montagues made it all the more easy to decipher it as well. Among the mob, there was a certain amount of excitement surrounding all of this, for it truly determined what Damiano thought of those who were under him. Most notably, he placed SEBASTIAN and CELIA in charge of the security surrounding this event. 
February 14th -- the main celebration will be taking place in the piazza in front of the Hotel Emelia. The vendors there will be “selling gifts and artifacts dedicated to love” -- imports from all over the world will be hosted. There was to be a horse race to open the week of festivities, in which the jockeys would have to race to acquire the golden heart.  These vendors, though were selling more beneath the table. It was likely that OPHELIA, PORTIA, and BEATRICE were involved in this. 
February 15th -- the second day of the festival was meant to showcase Verona’s local artists, as well as a host of touring artists as well. The Twelfth Night was pointedly not featured or acknowledged, but no fear, for much of the art was going to be exhibited in the Lamberti Tower. At the end of this night, the wealthier sponsors were to have a private concert where the revered ARIEL was to sing. It was likely that HAMLET and MERCUTIO were to take point in this case. 
February 16th --  the third day of the festival, the main festivities will be centralized in the Montague’s newest acquirement: the Teatro Nuovo. Actors from all over the world will be coming to showcase their talents and whoo the people of Verona as well as the tourists passing through. It is said that interspersed with these actors and actresses, there will be Sparrows looking to earn a coin or two. This is certainly one way for the Montagues to earn their way into the wealthier citizen’s good graces.  It is said that CLAUDIUS and CRESSIDA had a hand in negotiating this. 
February 17th -- the fourth day of the festival was to be more American in its origins. The city will be set alight in hues of pink and purple, and within the main piazza of the once neutral territory there will be a carnival -- complete with a ferris wheel, a carousel, and a house of mirrors. What could possibly more romantic than that? Beware of what you eat, though, for it is said that you may get more than you bargained for if you indulge in some of the food on that night. Not that the prospective clients will be complaining, though. There is no doubt that VIOLA, ROSALIND, and BENVOLIO commandeered this. 
February 18th -- the fifth, and final day of the celebrations will be a grand ball. It will be open to any who have the dresses to wear or the suits to don. But only the most elite will be allowed to the more exclusive parts of the Hotel Emelia. There, many will be reminded of the opulence that Verona carries in its name. There, the new trade deals with the Americans -- among others -- will close. Damiano of course put ANTONY, ROMEO, and MALCOLM in charge of this. 
All Veronans are abuzz, are hopeful of what this celebration might determine for the rest of the year that will come. Perhaps it won’t be so bloody and violent, perhaps this festival will turn a new leaf. But none of them can quite shake the feeling that they have become so terribly, so intimately familiar with: there is a vengeance that must be exacted. There is a sin that must be purged from the hearts of those who committed it. 
OVERVIEW: Welcome to the beginning of Act II, Veronans! What better way to ring in this beginning than by bringing Verona back to its roots -- a city that became famous because of it was the setting to the most iconique love story of all time. Now, to get to the nitty-gritty: the Montagues are hosting this event for a number of reasons. They want to appease the citizens that they’ve upset by killing the Witches so brutally ( the Witches kept much of the economy going and helped with the more impoverished of Verona ), they want to try and build international relations, and cement their claim on the neutral territories that are now free game. 
But not all of the Witches’ sources of revenue have been discovered yet and the Capulets have the support of the citizens, although it is something whispered about rather than talked about openly. They are also able to keep tabs on the Montague going-ons as well, thanks to a source that will not be revealed by Cosimo, Vivianne, and Rafaella. So, make sure to keep that in mind when writing! Please date your threads between FEBRUARY 1ST through FEBRUARY 13TH. Montagues, you’ve received your missions (organizing these events, making contact with clients, appeasing the locals involved, and scaring away Capulet/Capulet sympathizers), so make sure to plot them out. Capulets, you will be getting your mission assignments soon, so please make sure that your inboxes are open!

Or, Belle wants to save the Great Library of Alexandria, and things unexpectedly get deep.
“Have you ever thought about going to Egypt?”
The surprising thing, Adam thought, was not that Belle asked the question. That was exactly the sort of question she would ask. The surprising thing was that Belle asked it in the same sort of tone she would use to ask a thoroughly mundane question, like, “Have you ever thought about planting lilies here?” or “Have you ever thought about painting the drawing room green?”
Then again, that was his Belle. If she wasn’t surprising him, he should probably be checking one or both of them for a pulse.
As it was, however, he was too startled – to say nothing of shaken from his concentration on the blasted account books – to do anything other than say, stupidly, “I’m sorry, what did you say?”
“Have you ever thought about going to Egypt?” That same question, that same blasé tone.
“Do you mean—do you mean for our honeymoon?” Now that was a thought … but while the old Adam would have jumped at the chance to take an exotic, once-in-a-lifetime trip that he could then lord over everyone in his acquaintance, the new Adam – or the man Adam was now trying to be – was caught on the knowledge that such a trip was likely to be inordinately expensive, and that there had to be better use of his tenants’ rent-money, etc. than that.
“No,” Belle replied. “Just going, for an afternoon or so.”
“… I’m sorry, I’m afraid I’ve completely lost the thread of this conversation. Are you saying you want to go to Egypt? For an afternoon?”
“Yes, I—” Now Belle stopped and stared at him, narrowing her eyes and wrinkling her nose in a way that managed to both succinctly express her annoyance and be thoroughly adorable.
She sighed.
“The book, Adam.”
“… Oh.” The book, yes, of course, the book. Adam had almost forgotten about it. He’d been trying to forget so much – while still retaining the lessons learned – of his time under the curse that it was only natural that he be a bit slow on the uptake with things like this.
Although, now that Belle mentioned a book … Adam glanced at the one spread open in her lap.
He recognized that book. He smirked.
“Antony and Cleopatra?”
“What? Oh—hell!” Belle glanced at the book and pouted, annoyed at being found out. Adam was seized with a desire to kiss that pout clear off her face.
Alas, before he could act on it, the pout vanished of its own accord. “Well, why not?” Belle shrugged. “It’s a decent read, and it … makes me want to see the places where those people lived. After all,” and now her tone turned teasing, “you already nixed Verona for our actual honeymoon.”
“It is my firm belief that the location of a honeymoon ought not to make the groom want to tear his own hair out.”
Belle smirked, and the old Adam could practically see the oh-so-naughty thoughts whirring through Belle’s mind (and the new Adam was wondering if that was such a bad thing).
Unfortunately Belle in the grips of an idea could not be deterred for long. “Besides, don’t you want to see it, Adam? The pyramids? The Nile? The bustling streets of Alexandria?”
When she put it like that … it was tempting. He glanced guiltily at the account books, but they would keep. How often would he have a chance to join his lovely fiancée on an afternoon’s stroll in Egypt?
“Do you know, I think that might be an excellent use of our time this afternoon.” He smiled and pushed himself up from the chair. “Shall we?” he asked, extending a careless hand to Belle.
If he’d stopped there, it might have been a blessing. Unfortunately for Adam, knowing when to stop had never been one of his talents.
“Although it’s a pity that so much of what made the city wonderful to Antony and Cleopatra is gone now. The lighthouse, the library …”
Belle sighed. “True. But—”
She stopped suddenly, her face frozen like the world after a lightning flash, when all of nature held its breath and counted heartbeats until the thunder arrived.
“Belle?!” Adam asked in no little alarm.
Belle blinked once and turned her brilliant hazel eyes to his. “Adam!”
“Er, yes? I’m standing right here, love. Haven’t moved, in fact.”
“We could save it!”
“Save what?” Adam asked, stupidly.
“The library!”
“The library?” Adam looked around. They were standing in the library now. It appeared to be in no danger.
Then what she was saying hit home for him. “The Great Library of Alexandria? What? No, we couldn’t!”
“Certainly we could.”
“How?”
“Use the book to go back in time before it was burned.”
Adam blinked furiously. “How—you don’t—the book cannot do that.”
“Yes, it can.”
“How do you know?”
“Because it already has.”
Adam’s jaw fell. How could she—“How do you know?” he asked, once again, and perhaps a bit stupidly.
He wasn’t sure what upset him more: the fact that Belle somehow knew more about the book’s properties than he did, or the admittedly much more likely possibility that she’d been using it to go off on adventures without him.
“Montmarte,” Belle whispered.
Adam was suddenly no longer upset.
He didn’t get a chance to say anything – not a word of comfort, not a syllable of encouragement. Belle was already stumbling forward. “My mother—my mother died over twenty years ago, Adam. The rose-rattle, the doctor’s mask – there’s no way they would have just sat there, gathering dust. People would have moved in, moved out, thrown away the things they didn’t need—”
“Belle, your mother died of plague,” Adam said as gently as he could. “People might have been too frightened to go in—”
“Then where was she?” Belle demanded, her voice cracking dangerously on the last syllable. “If—if people were too afraid to go in—then she should have …”
Belle shuddered, and so did Adam. But Belle shook it off faster. “Even—even so. If people were that scared, they would have burned the place down. They wouldn’t just let valuable real estate sit empty and untouched for over twenty years.”
The thing about Belle was that no matter how topsy-turvy the world around her went, she never let any of it derail her common sense. It was one of the things he loved most about her. It was also one of the things that might drive him into an early grave or the maison des lunes.
“Belle,” Adam asked, “how long have you been thinking about this?”
She said nothing, but the helpless look on her face and the beseeching expression in her eyes said it all. Adam did not waste a moment before closing half the distance between them with one loping stride and closing the other half by gathering Belle into his arms.
Belle came instantly, resting her head on his shoulder and making a sound that could have been a sob or could have been a groan. “It doesn’t make any sense!”
“It’s magic, darling. It doesn’t have to make sense.”
“It should! Everything else about this made sense! Twisted sense, yes, the sort you have to tilt your head sideways and squint to see, but sense!”
Adam didn’t have a reply to that, satisfying himself with rubbing her back and making vague soothing, clucking noises.
“Was it even real?” Belle whispered into his shoulder.
Adam stiffened.
This was the question, wasn’t it? It wasn’t a problem of real estate or rose-rattles that bothered Belle, but rather the fundamental truth of what she had seen. She’d waited twenty years to get some kind of closure on her mother’s death. What if it was a lie?
There was nothing Adam could do but answer with the truth. “I don’t know.”
Belle mewled.
“But I think,” and he made sure to pause here and draw her attention, “that it wasn’t a lie. That it was real for a given value of real. True without being the truth, so to speak.”
Belle’s forehead wrinkled.
“That is to say – maybe we didn’t see your parents’—your old home as it was at any particular moment in time. Maybe what we saw was a representation, not a literal scene. Enough to help us—to help you—reach the proper conclusion, without being, er, overly traumatic.”
“‘Your bait of falsehood takes this carp of truth. / And thus do we of wisdom and of reach, / With windlasses and with assays of bias, / By indirections find directions out,’” Belle murmured.
“Er. Yes. Something like that. Although I feel compelled to note that Polonius was being a bit of a heel during that speech.”
Belle looked up at Adam and shrugged. “His lips were moving. What do you expect?”
Adam laughed. Belle chuckled. Adam kissed the top of her head. “Feeling better?”
“I think so.” She nuzzled against him, and Adam thought he could stand like that forever. “Although,” she sighed and Adam went stiff, “I suppose this means the Library of Alexandria is a lost cause.”
He relaxed. If that was all that was bothering her, he could live with it. “It’s just as well. I imagine most of those books – er, scrolls – would have been Greek to me. Er, us. Either because they were literally in Greek or because they were in that odd Egyptian picture-writing.”
“True.” Belle rested her head against his chest for a few heartbeats, and Adam said nothing, savoring the moment.
She looked up. “We still could see the pyramids, though.”
Adam blinked.
He thought about it.
He glanced over his shoulder at the account books.
… He wasn’t going to be going back to the account books.
He smiled at Belle and detangled them enough to bring her hand to his lips and kiss it.
“Lead the way, my lady.”
I actually did it! I actually wrote a fic! Do I think I’ll get 7 done before the end-of-January deadline? HAHAHAHAHA no. But I got one down!

People tend to underestimate Seo for their uncultivated status—a mistake most come to regret very quickly. After all, it never pays to piss off the person in charge of managing one’s dormitory… and Seo is very good at their job, magic or no magic. Seo was the division head of Thom Lovelace’s squad, back when he’s a cleaner like them, and they’ve always thought his habit of tinkering with the clients’ property was terribly unprofessional.
With a mild appearance and an unassuming demeanor, Blake nonetheless has a spine of steel when the situation calls for it. While his formal certifications aren’t anything to write home about, novices are thankful for his vocal Talent for soothing minor ailments.

Celebrating its centenary, the IRCCS Sacro Cuore Don Calabria Hospital is in Negrar, Verona, and thanks to the expert team and technology in place, it is considered one of Italy’s top medical facilities, and in fact at European level it is recognised as a leader in the healthcare sector. The hospital is made up of eight buildings with more than 30 medical departments, operating theatres, offices, canteens, and conference rooms. In recent years, the hospital has undergone considerable renovation and expansion and along with this the improvement and adaption of the life safety system. The update to the fire detection system is to ensure the best possible protection for the thousands of people who visit the facility every day as well as the preservation of property, patient data and vital medical equipment. The healthcare sector has a duty of care for its patients, staff and visitors as well as having to provide constant protection of its property and assets from the threat of fire. After extensive assessments and a rigorous qualifying stage by the Hospital technical team and Amperia srl, the installation company, Hochiki fire detection systems and equipment were found to offer the best solution and offered the highest quality standards for the hospital. Hochiki is a well-respected name in healthcare across Europe and famed for its reliability in Italy, particularly when it comes to reduction in false alarms. Minimising this risk was critical to the hospital who wanted to avoid unnecessary and hugely problematic evacuation situations, especially where some patients may find moving around independently difficult and, in some cases, impossible, especially for patients in critical care departments. Following consultation, 26 fire detection panels, including Syncro and Hochiki’s Latitude system, and two Vision remote panels were installed in the hospital, all of which were networked. The project brief stated that it was important the systems and any devices used must be installed with minimum impact on the day to day running of the hospital. Hochiki ESP range was recommended because these devices have been specifically designed to be quick and easy to install and therefore ensured minimal disruption was achieved by the team at Amperia srl. Another priority for the project was that any fire detection system needed to be able to alert every person in the building to an emergency, including visually and hearing-impaired visitors. Hochiki’s range of VADs (visual alarm devices) were used to provide a visual indication of an alarm condition to those people who would not normally be alerted to a fire by standard audible-only devices such as sounders and bells. The final key priority was the ability for the entire system to be continuously monitoring 24 hours a day. During the consultation period between the installers and Hochiki, the fire detection system was designed to provide 24/7 monitoring. This was thanks to the I/O modules and technological fault alarm signals which were also implemented and connected to the fire control panel loop. These were then monitored by the personnel 24 hours a day thanks to two supervision systems, one for the fire detection system and one for the technological alarms. This project at the IRCCS Sacro Cuore Don Calabria Hospital was one of the largest and most complex projects that Hochiki have ever been involved in Italy involving the installation of multiple detectors, Detectors, 10 fire extinguishing systems, 14 gas detection panels and 10 aspirating panels. Davide Montoli, Product Manager at Hochiki Italia, explains: “An interesting aspect of our systems is the “Bridge” communication between different generations of fire alarm control panels. In the case of this Hospital, the possibility of connecting the new L@titude control panels to the existing network of Syncro control panels made it possible to expand the system even though many years had passed since the installation of the original control panel. In fact, Hochiki’s L@titude platform can adapt its communication protocol to ensure backward compatibility with previous generation control panels” Thanks to the expert Hochiki team working closely with both the installer and the technical team at the hospital a high-quality installation was achieved, with the best products on the market installed ensuring that fire safety for patients and staff is kept as a top priority. Idiopathic Pulmonary Fibrosis (IPF) is a fatal interstitial lung disease. As the morbidity and mortality rates associated with IPF remain high, prompt Idiopathic Pulmonary Fibrosis treatment is critical to safeguard individuals’ lung function, reduce the risk of acute exacerbations, and improve outcomes. Currently, there are only two FDA-approved drugs for Idiopathic Pulmonary Fibrosis treatment, including Esbriet (cytokine inhibitor) developed by Hoffmann-La Roche and Ofev (tyrosine kinase inhibitor) developed by Boehringer Ingelheim.
With prior experience in the Idiopathic Pulmonary Fibrosis treatment, Boehringer is accelerating the development of another drug named BI 1015550 with a novel mechanism of action to treat IPF patients. BI 1015550 represents the first molecule in the class of phosphodiesterase 4B (PDE4B) inhibitors studied for Idiopathic Pulmonary Fibrosis treatment and other progressive fibrosing interstitial lung diseases (ILDs). The drug has combined antifibrotic and anti-inflammatory effects. It recently received Breakthrough Designation by the US FDA in February 2022 for Idiopathic Pulmonary Fibrosis treatment.
At the recently held American Thoracic Society (ATS) International Conference, the Company has published the safety and efficacy of BI 1015550 18 mg twice daily in IPF patients (Phase II (NCT04419506)). In the 12-week data, the drug has shown promising results in both groups, i.e., the rate of lung function decline in patients who were not on approved antifibrotics and those who were taking existing antifibrotic therapy.
The primary study outcome was the change in FVC (measured in mL) from baseline at week 12. In patients who were not on approved antifibrotics, the median change in FVC was increased by 5.7 mL for BI 1015550 and decreased by 81.7 mL for the placebo arm; in patients who were already on antifibrotic therapy, the median change in FVC was increased by 2.7 mL for BI 1015550 and decreased by 59.2 mL for the placebo arm. It was found that BI 1015550 had a >98% probability of being superior to placebo in slowing down the worsening of lung function in IPF patients. Over 12 weeks, the trial also met its secondary goal, and the proportion of patients experiencing any adverse event (AE) was greater in patients treated with BI 1015550 compared to placebo in both AF patients (73% versus 68%) and non-AF (65% versus 52%).
Overall, the study concluded that BI 1015550 at 18 mg BID, either given alone or with antifibrotic medication, preserved lung function in IPF patients. The Company expects to initiate a phase III program for the drug later this year. The drug can be a promising oral therapeutic option for Idiopathic Pulmonary Fibrosis treatment and other fibro-proliferative illnesses due to its preferential inhibition of PDE4B and anticipated enhanced tolerability in humans and its anti-inflammatory and antifibrotic properties. Suppose this drug gets approval in the upcoming years. In that case, it will compete with already approved treatments, and Boehringer Ingelheim might continue to be a leader in the Idiopathic Pulmonary Fibrosis market.

♕ -  Making his return always stirred such an invigorating thrum within his chest. Content, eager, such a brightened storm that intends to draw glories compared to any edge of catastrophe from allowing things to take their nature course. Within this kingdom of Fantasia that managed to hold such a pivotal, important person within his life, it only conjures a more beautiful scenery that found itself attempting to brighten the very scenery before them. Two songs, joined into one, just sensing it alone reveals a side to that certain someone that makes him chuckle softly with a growing sense of eagerness.
Sora couldn’t be thankful enough to the heart, this world, in allowing the shared sentiment to reverberate so crystal clearly just from their physical presences closing the very distance. “Just how I was lookin’ for..” The words hold an edge that reflects just how much the greater journey and growth aligned with the keybearer, allowing those shoulders to reflect in broadness and for that grand power to shine with a sense of pride within his eyes. Once he stepped past the grassy clearings and up to property of her home, within that moment, it seems as if it was time to let that tension briefly rise!
For what explodes out those doors would be a sight many consider to be their curse. An end to their time, danger incarnate, that flourish of brightened luminescence turned into haze being the exact being this brave soul sought. By now it was impossible to let his lips curve into anything else outside of that brightened smile, instinct alone prompting him to meet her halfway as he leaps towards her. “Verona! Hey!” Sora immediately causes as he swears a tinge of those pleased, golden eyes briefly flicker outside of that phantasmal form as he’s suddenly tackled.
This weight. Familiar, adored and so relieved to see in it’s current state, there’s no sight in allowing himself in being entirely taken airborne. As the way of her form to the skies above flicker across his vision, soon the both of them were rolling along the grassy hill, his laughter impossible to contain as those strong arms immediately take Verona into a careful embrace. And by the time they reached the bottom...

’Defeat’ never tasted sweeter to him. For a moment he just allows the moment to be, to soak in the ecstatic glow and the nurtured strength they brandish by reuniting. Tugging his arms a touch more, he allows those eyes to remain close as he ensures this particular champion of Fantasia is pulled close to him, a huff, pleased sigh escaping him as his fingers absently brushes across the course of her back.

Most of the blocks pictured were acquired in the mid-1980s from a former Georgia Marble Company cutting yard site just two miles away from my studio. It was just a cutting yard — not a quarry — and it had closed down during the Great Depression with the site eventually reverting to woods. For most of the intervening decades the site was inaccessible except for foot traffic — on one side was a high berm for a railway track, on another side there was several acres of swampy ground, and on the third side was a shallow stream at the bottom of twelve-foot deep gully. Then in 1982 the land was purchased by the manufacturing company across the railroad tracks so they could expand their facilities on both sides of the tracks. They installed culverts to accommodate the waterway (the shallow stream at the bottom of the gully) and graded the ground level over the culvert so their dump-trucks could get into the site.  For a year or so they dumped excavation dirt and more chunks of marble from a building site across the tracks. I approached to the plant manager, explaining that I was a stone sculptor and asked if I could haul-off some of the marble. He gave me permission after I signed a waiver of liability. He told me I could haul-off whatever marble I wanted as long as it was lying above the surface of the ground — I was not to dig any holes.  
For the next several years when I had free time and the weather was dry (I did make the mistake once of going while the ground was wet and got stuck in the mud) I drove my little half-ton Toyota HiLux pick-up and loaded it up with marble and brought it back to the studio — probably about eight or nine tons altogether from mostly 50 to 200 lb. pieces to a couple of half-ton blocks. I shared the wealth of material site with other sculptors, even getting two nearby university art departments to send a big flatbed truck and load them up. The types of marble I acquired there were of course Georgia marbles (white, pink, gray, verde), but the cutting yard also had blocks of Tennessee pink and gray marbles, the no longer quarried Carolina blue marble, a few blocks of Colorado Yule, Vermont white, Alabama white, Carrara white, Italian Travertine, Perlato Sicilia marbles, and the one block of Norwegian Rose marble.  
The manufacturing company never did end-up expanding their facilities onto the site because twice it was bought-out by larger companies who just wanted to run the business the way it was except for the name on the sign out front. In the late eighties they put a chain across entrance to the site to restrict access because people had started dumping trash back in the woods where it couldn’t be seen from the road. A couple of times in the early '90s a fellow sculptor and myself got permission to unlock the chain and use equipment to get some large blocks of marble (1 to 3 ton blocks), but by the late nineties the six acre site (swampy ground included) was clear-cut of trees and then bulldozed level — burying all the tons of marble remaining.  Concrete curbs were installed for making the site into a business park, but no paving was ever done. A metal wire cyclone fence completely encloses the property, and there it still sits vacant with weeds growing up from both sides of the curbs for the last twenty-odd years.

The days and nights that follow the Trial come and go not unlike the trial itself-- strangely, and without a true sense of closure, any hint of justice lost to the currents beneath the Castelvecchio. The verdict on Alvise’s murder remains murky and Celeste remains hidden behind Capulet walls, her status largely unknown to the Montagues except for what slivers of truth her captors are willing to parcel out in their mercy. Violence continues, unfettered and everblooming, each day bringing rising casualties and minor destruction, each day there’s new smoke on the horizon, new ash littering the cobblestone streets. The Witches remain silent and unseen, absent from their usual posts at their properties, unfamiliar faces wordlessly taking their place.
The more superstitious of Veronans in the know must surely wonder what the price of a witch’s bruised ego is. Would they take their guests’ insolence in stride? Had the city lost its sentinels of centuries to their own pride and exasperation? Had a breaking point finally been reached? “Nonsense,” their more secular counterpoints scoff, “Not every silence is ominous.”
But the avid reader might have already learned that circumstances are not so simple, and something as tricky as fate is not so easily brushed off by mortals who fancy themselves gods. Luck and tragedy have a way of walking in tandem, one striking after the other, one wearing the other’s face while speaking in their own voice. If there was luck to be had, it would come bearing tragedy’s likeness.
There was only a light drizzle at first. Citizens walked with a quicker step, lifting their newspapers above their heads; most continued on in their business, as most would. But the drizzle quickened into a brisk pouring; doors closed shut, tables were taken in from outside; still, no one had any reason to be worried— and why would they? The weather has been sunny in Verona for months, a blessing upon the tenuous peace that had been so lasting. But every peace lasts only for so long.
It began with the whipping winds, the gales strong enough to shake windows and tear plants from their roots; debris flew, striking the shingles off rooftops, colliding with ancient monuments and shattering window panes. Then, the lightning. One great bolt, the thunder so deafening one would wonder if the gods themselves bore a grudge against Verona. All at once, darkness blankets the city. No power, no lights, all as evening arrives, the secondary player to the storm, indifferent to the destruction wrought.
But just as some may think a reprieve has finally come with the shadows, the flood begins. The Adige rises before anyone can beg for its mercy, filling the streets with rapidly moving water, first to the height of one’s ankles— then to their waists. The masses desperately make their way to higher ground, racing to cathedral rooftops, the very top of Lamberti Tower, anywhere to be shielded from the rain above and the rushing current below. It seems as if no one is safe in Verona, and certainly not either of the two most notorious families.
MERCUTIO and CELIA were in the middle of a skirmish on Capulet territory with MACBETH and PARIS when the storm struck. The four are forced to seek refuge in the The Dark Lady. The Capulets attempt to bar the Montagues out to strand them, but the Montagues manage to force their way in, enraged and hungry for blood. The power goes out— a dangerous game of cat and mouse ensues.
Elsewhere, VOLUMNIA encounters ANTONY in peril— the adviser was in the Gardens of the Twelfth Night Museum when a tree collapsed onto one of the standing statues, the fallen marble pinning him underneath. Not long after, BENVOLIO arrives, having heard the commotion from inside, and helps ANTONY regain the upper hand— only to earn the adviser’s ire against the Capulets manifested in a punch straight to his jaw.
CORDELIA and TITANIA, meanwhile, find themselves stranded on Montague territory in the midst of rising waters. Wading through, they find refuge in the first building they can find— the library of Montague headquarters. HAMLET and SEBASTIAN are waiting for them and take the opportunity to either separate the two or use one to get the other to talk about Alvise.
GONERIL, having accompanied ANTONY to the museum thinking CRESSIDA could have been hidden there, split up with the adviser to investigate the offices on the lower level. She runs into ROSALINE, who is prepping the museum for the storm, and the Capulet immediately goes on the offensive, to the soldier’s delight.
BIANCA, having been tasked with integrating herself in Montague contacts, finds herself in To Tame A Soup the hour the storm strikes. As the patrons realize the severity of the storm and begin to panic, she attempts to leave before the situation worsens. ROMEO spots BIANCA and gives chase— she realizes she can play dumb or own up and risk the consequences or explain herself by giving the appearance of a genuine interest in the soup kitchen and possibly gaining the Montague’s mercy as the storm worsens around them.
TYBALT, having left Measure by Measure not long before the storm hit, resorts to breaking into an abandoned building to reach safety, only to injure himself in the process, catching his skin on the broken glass. NICK BOTTOM, already having sought refuge inside, spots the Capulet and can’t help but taunt and provoke him into a fight, wanting to see if even the Tiger has limits. It’s broken up quickly when the water reaches inside and they’re forced to climb to the roof and find safety.
REGAN, having been sent to investigate Measure by Measure, finds herself and the rest of the fight club patrons plunged into darkness. Chaos erupts among the fighters laden with adrenaline, and there’s no clear way out in the confusion and dark. BRUTUS emerges, having recognized the Capulet, and is torn between throwing REGAN into the middle of it all or helping her gain control and command over the situation.
LAVINIA and LADY MACBETH are out near Montague territory when the storm strikes, LADY MACBETH intent on toughening up LAVINIA. They run across a stranded Montague who, having nearly been caught by the floodwater, scaled up to the rooftop of the Two Gentlemen. A rookie, they are, having just joined the Montagues as a drug runner, they tearfully confess. It’s too late to turn back from the filth of this life, Lavinia— this is war. However, a sudden appearance by CLEOPATRA puts a halt to their plans, and she steps in front of the Montague rookie, intent on making it clear that the Capulets’ antics stop here. Another target upon which to set our crosshairs, LADY MACBETH reminds LAVINIA.
At the Lamberti Tower, OPHELIA and IMOGEN have met to discuss the aftermath of Alvise’s death for a possible story to go to the press. As chance would have it, HIPPOLYTA was in the right place at the right time, catching sight of them meeting at the foot of the tower. As the storm worsens, she follows them up, suspecting them of working against the Capulets— she ambushes them both, emerging with her gun drawn, and grabs IMOGEN. OPHELIA, in all her grief and anger, refuses to let the situation spiral out of control. A shot rings out.
CELIA, following her skirmish, is crossing a treacherous path back to Montague headquarters when she finds VIOLA helping pull an injured Capulet free from flood waters. The Capulet recovers, only to pull a blade out at the sight of CELIA, lethal and full of newfound adrenaline. CELIA only has a split second to gather her bearings and ready herself for a fight; VIOLA realizes the situation needs to be diffused before anything worse comes from it.
JULIET is alerted to a massive crash in the area of Capulet headquarters where CRESSIDA is being held hostage. The wall had been partially damaged in the storm, enough for Montague to slip through, leaving the space she had once occupied empty. The heiress frantically runs out of the headquarters and runs into PORTIA who, sensing something is amiss, corners JULIET and demands answers.
HORATIO finds himself caught in a rapid current and barely has enough energy to stay afloat and breathe. He tries desperately to cling to whatever he can find, but to no avail. As the water takes him towards Capulet territory, MIRANDA, having found some higher ground, spots him and hurriedly goes to save him. Grabbing him, she is suddenly pitted against nature, and by sheer force manages to pull him to safety, the both of them exhausted beyond belief. Relief comes in the form of HELENUS, who was in the middle of conducting mass when the storm struck.
CRESSIDA, having not escaped very far In the storm due to a sprained ankle, runs into EDMUND who admonishes her attempt at escape. However, they catch the attention of FORTINBRAS who recognizes his chance to win Damiano’s favor. The Capulet draws his gun at FORTINBRAS, but is shot at before he can, a bullet grazing his wrist and causing him to drop his gun. PUCK emerges, balancing the scales for his offense against BEATRICE, and allowing FORTINBRAS and CRESSIDA to escape.
OVERVIEW: Welcome to the third scene of act one, dear friends and roleplayers! A terrible, ominous, almost supernatural storm has gripped Verona, and our Montagues and Capulets and in-betweens are caught right in the middle of it. Many muses were performing their daily duties when the storm struck, and now find themselves in precarious situations— please feel free to play out any of the above scenarios out on the dash! And just because your muse is in one location doesn’t mean they can’t be anywhere else before or immediately after the storm, which takes place on September 29th. Please date threads anytime from September 29th to October 9th, with the storm starting to affect Verona at 4:45PM on September 29th.                                        Jarmila Novotná became a celebrity, respected by the leading musicians of her time, first in Europe and later in America. Although Novotná's lyric soprano did not quite match in sheer loveliness to its owner's physical appearance, it was amply attractive and always at the service of an unusually perceptive and highly musical artist.                
                                       Beginning her voice training in her middle teens, Novotná principally worked with the famous dramatic soprano Emmy Destinn. Destinn set down a focused approach to vocal study and first led her pupil to the coloratura repertory. Later, Novotná moved into lyric roles and remained in that fach for the duration of her career. The young soprano was not yet 18 when she made her successful June 28, 1925, debut at the Prague Opera as Marenka in Smetana's The Bartered Bride. A still greater sensation surrounded her performance in La traviata six days later. During her studies in Italy, she appeared in several venues in that country, including Verona, where she was approached by the claque and, having no money with which to pay them, feared the worst. She prevailed in Rigoletto, however, and was called upon to encore Gilda's big scene. Her Duke was Giacomo Lauri-Volpi. Her success there led to a L'elisir d'amore at the Teatro San Carlo in Naples, where she sang with Tito Schipa. Despite tempting offers from several Italian houses, Novotná accepted a contract with the Kroll Opera in Berlin, then-regarded as one of Europe's most progressive companies. Under the musical direction of Otto Klemperer and the stage supervision of Gustave Gründgens, the soprano made great advances as an artist. When the Kroll was closed in 1931, Novotná was given a position with the parent Staatsoper and performed under such important conductors as Leo Blech, Erich Kleiber, and George Szell. Later performances with stage director Max Reinhardt at the Theater am Kurfürstenendamm added still more depth to Novotná's interpretations. With the rise of National Socialism, she transferred her activities to Vienna where she enjoyed enormous popularity from 1933 to 1938. Franz Lehár sought her for his Giuditta and, in 1934, she and Richard Tauber sang the work to cheering crowds at the Staatsoper and continued to regularly appear in it until 1938. Novotná became equally popular at the Salzburg Festival, her Pamina under Toscanini's baton being especially memorable. Her other Mozart roles there included Fiordiligi, Cherubino, and the Countess. After the Anschluss, she sang there no longer, nor did she continue at the Staatsoper. Asked by Toscanini to come to New York for performances of La traviata and Falstaff that failed to materialize due to an unsatisfactory venue, she was taken by the maestro to Metropolitan Opera general manager Edward Johnson, who offered her a contract. Her American debut actually took place, however, at San Francisco in a 1939 production of Madama Butterfly. Following her January 5, 1940, Metropolitan debut as Mimi, the soprano sang at that house for a total of 16 seasons, distinguishing herself in Mozart and as an alluring Manon and an impetuous Octavian. Hoping to reside once more in Europe after WWII, Novotná and her husband, Baron Daubek, found their property in Czechoslovakia confiscated by the Communists. After living in America once more, the couple eventually retired to Vienna. Novotná also enjoyed considerable success in film.

QUEENS 1930s
I’ve begun to think about “stuff” lately.
Forgotten New York celebrated its 20th anniversary this year, and I didn’t start on it until 1998, when I was 40 years old. This was just a few years after the World Wide Web started getting really popular; had the internet been around in the 1970s, think of how large Forgotten NY would be by now. If you’re keeping score there are 3,715 separate posts, which consist of tens of thousands of images, if you estimate ten images per page (many posts have one image but many have 100!) To cut to the chase, I’m thinking about legacy. In the immediate offing, I’m covered by the Greater Astoria Historical Society, which will continue the hosting if I’m run over by a streetcar or something. Long-term? I’m 61 now (in 2019), and hope to do this as long as I’m physically able. My energy levels are still as good as ever — I do a lot of walking and bicycling, though I can’t walk 20+ miles a day like some friends (to my frustration).
How will Forgotten New York be remembered when it ceases everyday production? Well, as a photographer and chronicler of New York city infrastructure, I’d be honored to be whispered about in the same breath as photographers Percy Loomis Sperr, Eugene Armbruster, Edgar “E.E.” Rutter, and the anonymous photographers who shot every property in New York City for tax purposes; their work can be found in the New York Public Library archives and in the NYC Municipal Archives. Their photography was primarily documentarian over esthetic: there wasn’t a budding Ansel Adams in the bunch. For esthetics, you’d be advised to turn to Berenice Abbott, who deftly managed to combine both everyday chronicling and beautiful photography, having been influenced by the great Parisian art photographer Eugene Atget and by artists Man Ray and Marcel Duchamp. I don’t aspire to Abbott’s artistry, but I certainly aspire to the great documentary powers the other photographers I mentioned were able to achieve.
Remember, photography was an expensive, cumbersome business for all mentioned above. I have a camera with a small, thin chip in it that can record over 1,000 pictures depending on its setting, as well as a portable telephone that has an excellent camera almost as an afterthought. Street photography has never been easier. As far as modern work goes there’s Matt Weber, one of the best New York street photographers, and for night photography the best I’ve seen is Mitch Waxman, who sticks mainly to western Queens, especially the Newtown Creek area.
A few years ago, I got my mitts on nearly 1,000 photographs taken all over Queens between 1929 and 1940 primarily as a method of recording recent street paving jobs. Thus, the focus is on roadways, either those recently repaved or are about to be repaved. Everything else seemed to be done as a sidelight though, as you’ll see, some fascinating building interiors were also recorded as part of the project. I have a somewhat busy weekend with a tour scheduled, so I thought I would take a few of these and scribble something about what I’m seeing in each.
164th Street at Jewel Avenue, looking north, July 7, 1936
In the late 19th and early 20th Century, a trolley line connected Flushing and Jamaica, running originally through the farms and fields of Fresh Meadows. The above image was captured at 164th Street and Jewel Avenue in 1936, just a few months before service ended in 1937. In short order, the tracks were pulled up, the weeds paved over, a center median added, and 164th Street became the fast and furious stretch we know it as today between Flushing Cemetery and the Grand Central Parkway.
South of Grand Central Parkway the trolley line veered off 164th and rode on its own right of way to a terminal on Jamaica Avenue at about 160th Street. In the decades since, most of this trolley route has been either eliminated or hidden pretty well, but the four-lane width of 164th Street is a legacy of the route. As you can se there was one lane of traffic on the east side of the street, with the rest taken up by trolley tracks. This photo was about a year before service ended, and the line seems to be in decline, with plants and weeds sprouting between the tracks. In the photo, the lengthy building seen on the right distance is still there in 2019.
Jewel Avenue is an unusual named street that runs from Forest Hills across Flushing Meadows-Corona Park all the way to Fresh Meadows. It’s the only remnant of a group of streets east of Queens Boulevard in Forest Hills named in alphabetical order that turn up on maps from the early 20th Century. The streets in sequence were named Atom, Balfour, Chittenden, DeKoven, Euclid, Fife, Gown, Harvest, Ibis, Jewel, Kelvin, Livingston, Meteor, Nome, Occident, Pilgrim, Quality, Ruskin, Sample, Thurman, Uriu, Verona, Webb, and Zuni; it’s likely the streets were only on the planning boards till they were built mid-century, by which time they carried the numbers (68th Road, 68th Drive etc) they do today. I don’t know why the Jewel Avenue name was kept; it’s one of the few non-numbered streets, along with Northern Blvd. and Roosevelt Avenue, that cross Flushing Meadows-Corona Park.

Ocean Promenade (Rockaway Beach Boardwalk) at Beach 101 Street
I cropped out the date on this photo to get my optimum width, but again, it’s sometime in the mid-1930s in late April. The season is just getting started at Gobel’s hot dog and hamburger stand. Note the barrel that was used to dispense Hires’ Root Beer. Silex coffeemakers debuted in 1915 and merged with Proctor Electric in 1960, creating the Proctor Silex company, which merged with Hamilton Beach in 1990.
The photos have largely yet to see the light, but in October 2018 I walked the length of the Rockaway Beach boardwalk, which aside from a short section by Riis Park near the Marine Parkway (Gil Hodges) Bridge, runs continuously from Beach 126th to Beach 9th Street (numbered streets on the peninsula get bigger from east to west). In 2012, Hurricane Sandy did a number on the old wooden boardwalk and it needed to be rebuilt virtually for its entire length. It’s now a state of the art seaside walk, but at the loss of the old “boardwalk” feel as synthetic materials were used instead of good old wood planks.
What is also missing are boardwalk-side vendors like this; I have a wealth of photos depicting these stands which numbered in the dozens. What happened to them? The closure of the Rockaway Playland amusement park in the early 1980s didn’t help, and today, not one remains. Also: “Specifically [Robert Moses’] 1939 road to nowhere called Shore Front Parkway. As part of the construction, no businesses or dwellings were allowed within 200′ of the boardwalk and a lot of homes, businesses and about half of Playland. 
Capitol Diner, Lawrence Street, February 18, 1932
This E.E. Rutter photo of a roadside railroad-car style diner was taken in an era when fast food franchises such as Starbucks and McDonalds did not exist. Yet it can be said that the Dunkin’ Donuts of the world are the direct descendants of such road food stands, which evolved into steel and chrome diners. Such diners are now themselves dying out, as their owners retire and developers prefer to build multistory buildings in their footprints.
Yet, these small diners, the earliest of which were located in decommissioned railroad cars, were nearly ubiquitous even in downtown areas in the 1930s and 1940s; they’re all over scenes in the Municipal Archives linked above.
In 1969, the Department of Traffic (now Transportation) decided to rename 122nd Street, College Point Causeway, Lawrence Street, and Rodman Street under the single moniker College Point Boulevard. a short stub still bears the name Lawrence Street in Queensboro Hill. You have to be a little careful with the labeling on these photos; the “College Point Causeway” moniker only applied to the current stretch of College Point Boulevard on the diagonal stretch between 26th Avenue and the Whitestone Expressway; south of that, the bulk of the road was called Lawrence Street and that’s where this photo was likely taken.
On the ads, the Willys-Knight Company produced autos between 1915 and 1933. Willys, named for John Willys, developed one of the first “jeeps” used in World War II and the brand name survived until the late 1950s and a series of mergers. The Whippet was a popular model named for the racing dogs, in production between 1926 and 1931. And,
The Scranton & Lehigh Coal Company was one of Pennsylvania’s large coal companies, supplying the Northeast with anthracite and other coal products. The engines that powered Brooklyn ran on coal; everything from heating homes and apartments, to heating the offices, schools, and churches of the borough, to the huge boilers that powered the many factories in the city. Coal was the fuel that kept it all going until well after World War II. Even today, a coal furnace still turns up here and there; they were long lasting, powerful, but simple heat producers. “Theater building,” Lawrence Street, February 19, 1932
Another Rutter photo from the same period, also labeled College Point Causeway, shows a former domicile that has been turned into a billboard for several local movie theaters and the features playing at the time.
On the top floor are bills advertising the Taft Theatre, opened on Main Street in 1917 Flushing and renamed after President William Howard Taft, who passed away in 1930. It was a first run theater, but could not compete with the nearby RKO Keiths and Prospect Theatres, and closed in 1955. Both the Keiths and the Prospect survived until the mid-1980s: the RKO Keiths shell building is still on Main and Roosevelt Avenue, awaiting redevelopment. The Loew’s Valencia in Jamaica has been a church for several decades, but its near-phantamagorical detail has been preserved.
As far as the features go, The Champ was a 1931 film directed by King Vidor about a broken-down boxer played by Wallace Beery (who won the Best Actor Academy Award) and his son, played by Jackie Cooper, who had a lengthy career: he played Daily Planet editor Perry White 47 years later in the first Christopher Reeve Superman. Little-remembered today, Marie Dressler earned a Best Actress nomination in Emma.
Newsstand, Cross Island Boulevard, July 22, 1938
This photo is slugged “Cross Island Boulevard” which is the former name of Francis Lewis Boulevard; when the Cross Island Parkway was built in the late 1930s, Cross Island Boulevard was renamed shortly afterward to avoid confusion.
Depicted is a typical newsstand of the period. The top shelf is full of romance and movie magazines, few of which survive today. Titles such as Popular Science, Better Homes and Gardens and Good Housekeeping are still in business today, but none of the newspapers shown, The Long Island Daily Star, The New York Sun, and the North Shore Daily Journal, are. The New York Sun was revived as a daily in the 2000s and still exists in online form.
Laurel Hill Boulevard and 47th Street, March 28, 1938
Nothing in this photo remains; the buildings on both sides have long been razed, and Laurel Hill Boulevard is now the service road on either side of the Brooklyn-Queens Expressway. Changes were soon to come to this placid scene as the first Kosciuszko Bridge was spanning over Newtown Creek and the BQE was planned to connect Brooklyn and Queens. Once in Queens, the BQE was slated to follow the diagonal route of Laurel Hill Boulevard between the creek and Queens Boulevard, whereupon it would turn north to fork into two sections at Grand Central Parkway.
Laurel Hill Boulevard, named for a small neighborhood in Queens between Calvary Cemetery and 50th Street north of the LIRR Montauk tracks, dates back to the colonial era when it was paved with shells and known as Shell Road. It skirts the right end of Calvary Cemetery before following the BQE to Queens Boulevard.

The James Gilder bar was located in one of the buildings depicted in 1938 that would soon give way to BQE construction.
Interborough Parkway, Cypress Hills Cemetery, January 27, 1932
The Jackie Robinson Parkway along with the Grand Central were the first of NYC’s “parkways” providing express (more or less) auto through-routing built within New York City. The “Jackie” unusually begins at the confluence of Jamaica and Pennsylvania Avenues in East New York, twisting through a convoluted route through the “cemetery belt” and Forest Park at the Brooklyn-Queens border, meeting the Grand Central at Flushing Meadows.
Here it is pictured as it was constructed in Cypress Hills Cemetery on January 27, 1932 in an E.E. Rutter photograph. Rutter chronicled the “Jackie,” which was called the Interboro Parkway until 1997 when it was renamed in honor of the first African American major league baseball player, who himself is interred in Cypress Hills. The parkway was rebuilt to handle modern traffic volumes from 1987-1992, eliminating the last traces of the original railings and overpasses seen here.
Metropolitan Beer Gardens, Metropolitan Avenue at Union Turnpike, June 28, 1933
Before the Interborough Parkway opened in 1935, narrow, two-lane Metropolitan Avenue was one of the main traffic routes connecting the Brooklyn waterfront and Jamaica. It was constructed as the Williamsburg and Jamaica Turnpike during the James Madison presidential administration in the 1810s and renamed Metropolitan Avenue after the Civil War. Union Turnpike (its name suggests it was originally tolled, as Metropolitan avenue had been) is a somewhat newer route and remained incomplete until the early 20th Century as an extension of Union Avenue, originally a short route in Glendale.
In the early 1930s, the Interborough Parkway was under construction, paralleling Union Turnpike for a portion of its route. No trace of the Metropolitan Beer Gardens exists today, and either the parkway construction or Prohibition (repealed in December 1933) may have done it in; beer gardens around town either went the speakeasy route or sold “near-beer” containing less than 0.5% alcohol by volume.
PS 63, October 30, 1929
Public School 63, which still exists today in a newer building (a massive edifice at Sutter Avenue between 90th and 91st Streets in Ozone Park) is pictured in a 1929 photo by E.E. Rutter. Though it’s slugged “Linden Boulevard” I can’t be sure it was located on that street as in the early 20th Century, Linden Boulevard, which has its origins miles to the west in Flatbush, was extended east through Queens in a halfhearted fashion; today Linden Boulevard exists in a number of separate pieces in Ozone Park, regaining traction for good in South Jamaica, where it runs continuously into Elmont in Nassau County along the former route of Central Avenue.
I suspect this photo was taken on Old South Road which decades ago was renamed in sections as Pitkin Avenue and Albert Road. Indeed, the present PS 63 is called the Old South School, which might cement it for you.
Soda Candy, Rockaway Beach Boulevard, April 26, 1938
Though Rockaway Beach Boulevard was rerouted in the 1970s a block north of this location and given extra lanes, a short, one-block stretch was left over and actually this portion of the road still exists. One thing you notice about this corner grocery is the Meadow Gold Ice Cream “privilege sign” in which a company would pay for a sidewalk sign, provided its product was prominently shown on the sign (several Coca-Cola signs around town in this category still exist. Meadow Gold, which also distributes other dairy products, is still found in several parts of the country.
Smith Brothers Ice Cream, Ditmars Boulevard and 23rd Avenue, East Elmhurst
One such Coca-Cola “privilege sign” can be found at this roadside grocery at Ditmars Boulevard and 23rd Avenue near Glenn Curtiss Airport, now LaGuardia Airport. In the forefront is a placard for Smith Brothers Ice Cream, a popular brand in the early 20th Century. This brand was not originated by the bearded fellows on the cough drop boxes, but company scion Richard Smith developed the Früsen-Gladjé, Chipwich, Eskimo Pie and other dessert brands.
Van Wyck Expressway at 95th Avenue, September 7, 1934
The furiously mustachioed Robert Anderson Van Wyck was the first mayor of Greater New York, serving from 1898-1901. His involvement with American Ice, a monopoly in the necessary commodity before the age of universal refrigeration, cost him his political career. Nonetheless when a major route was built between Jamaica Avenue and Rockaway Boulevard in the early 20th Century it received his name, Van Wyck Boulevard.
In the early 1950s, NYC traffic czar Robert Moses built the Van Wyck Expressway along this route from Flushing Meadows south to Idlewild, now JFK Airport. The west side of Van Wyck Boulevard was retained, while everything on the east side was demolished; the buildings ween on the right side of the photo at 95th Avenue still stand. Since hundreds of residences were retained this is one of the few Expressways in NYC that have numbered addresses.
Van Wyck likely pronounced his name with a long “why” but today, most locals use the WICK pronunciation.
Lawrence Street (College Point Boulevard) at 36th Avenue, February 18, 1932
The Flushing Main Street station is so-called because there used to be a Flushing Bridge Street station located on the Long Island Rail Road Whitestone Branch, which operated from the mid-1800s to 1932, branching from the Port Washington line at Flushing Meadows and running north and east to Whitestone Landing at the East River at 152nd Street. After the LIRR unsuccessfully tried selling the line to NYC to operate as a subway line (presumably a connection would be made to the Flushing Line, today’s #7 train) the LIRR shut it down for nonridership.
This photo shows the branch as it crossed Lawrence Street, now College Point Boulevard; the Flushing Bridge Street station was just east of here. When the tracks and signals were cleared away, the one-block stretch of King Road would replace them.
Gas station, Whitestone Parkway, July 27, 1937
Among the items seen are a coin-operated public telephone, a Gulf calendar, and an ad for the upcoming World’s Fair to be held in Flushing Meadows in 1939. The Parkway gained expressway status some years after the Whitestone Bridge opened in the mid-1930s.

Vito Dragone has been president of Dragone Realty Investments (DRI) since 2006. As president of the Bethesda-based firm, Vito Dragone oversees its realty investment, construction, and property management activities.
DRI focuses primarily on multifamily units numbering 200 or more in the Washington DC Metro area. The company’s portfolio lists an impressive group of apartment holdings, including the Verona at Naylor Metro, a rehabilitation project complex.
