"Faced with declining membership, aging buildings and large, underutilized properties, many U.S. houses of worship have closed their doors in recent years. Presbyterian minister Eileen Linder has argued that 100,000 churches may close in the next few decades.
But some congregations are using their land in new ways that reflect their faith – a focus of my urban planning research. Some are repurposing their property to provide affordable housing, as the housing crisis intensifies across the country.
Take Arlington Presbyterian Church in Arlington, Virginia. In 2016, the church sold its historic stone building to the Arlington Partnership for Affordable Housing to construct a 6-story complex with 173 apartments, known as “Gilliam Place.” The building still houses space for the congregation, as well as La Cocina, a bilingual culinary job training facility and cafe. In Austin, Texas, St. Austin Catholic Parish is partnering with a developer to build a 29-story tower providing 200 beds of affordable student housing, in addition to new spaces for ministry.
Other houses of worship are pursuing similar projects today.
Same mission, new projects
Faith-based organizations have been building housing for many years, but generally by purchasing additional property. In recent years, however, more houses of worship are building affordable housing on the same property as the sanctuary.
This can be done in a variety of ways. Some congregations adapt the existing sanctuary and other faith-owned buildings, while others demolish existing buildings to construct a new development, which may or may not have space for the congregation. Another option is to build on excess property, like a parking lot.
Depending on how a development deal is structured, a faith-based organization may receive proceeds from the sale of its land, or from leasing their property to a developer – funds which they can then spend on ministry or on a new space for worship. If a new development includes space for the congregation, sometimes they rent out those spaces when the space is not being used for worship, which can also financially benefit the congregation.
Faith-based organizations often see these projects as a way to do “God’s work.” In some instances, they include community services beyond the housing itself.
Near Los Angeles, the Episcopal Church of the Blessed Sacrament in Placentia partnered with a nonprofit affordable housing developer – National Community Renaissance, also called National CORE – to develop 65 units for older people. The complex also includes a 1,500 square foot (140 square meter) community center. The city’s diocese has a goal of building affordable housing on 25% of its 133 properties.
For some congregations, these are mission-driven projects rooted in social justice.
In Washington, D.C., Emory United Methodist Church redeveloped its property and constructed The Beacon Center – which has 99 affordable housing units, community spaces, and a commercial kitchen that provides job training for recently incarcerated people – while preserving the sanctuary. In Seattle, the Nehemiah Initiative is working with Black churches in the Central District, a historically African American neighborhood, to redevelop its properties into affordable housing to keep residents from being displaced."
Potential to evolve
As states and cities struggle to provide affordable housing, studies have been conducted from Nashville to New York City on the amount of land faith organizations own, and their potential as housing partners.
In the D.C. metro area, for example, the Urban Institute found almost 800 vacant parcels owned by religious organizations. In California, a report from the Terner Center at University of California, Berkeley found approximately 170,000 “potentially developable” acres of land owned by religious organizations and nonprofit colleges and universities...
When thinking about the redevelopment process, Arlington Presbyterian member Jon Etherton told me, “the call from God to create, do something about affordable housing was bigger than the building itself.”"

The Death Star project casts its shadow over the early years of the Empire, the course of the Galactic Civil War and, indeed, this study so far. In many ways the declaration of the Death Star reaching full operational status, its use on Alderaan, and then destruction at Yavin split the timeline of the Empire in two. Before this point all the efforts, resources, and energies of the state were deployed in making the battle station a reality. Afterward, the Empire was left to try and construct a new short-term strategy to combat the Rebel Alliance while Palpatine insisted on a new and improved design, to be constructed at Endor. Virtually all who played a major role with the first Death Star were either killed or changed by the experience. While Darth Vader and General Tagge survived -for a while at least - the disaster, the likes of Admiral Motti, Director Orson Krennic and, most crucially, Grand Moff Tarkin perished. The vacuum left by those figures - Tarkin especially - and the destroyed Death Star warped almost every aspect of the Imperial military and significant parts of the Imperial state infrastructure. Never had the Empire suffered such a grievous defeat, nor had the shortcomings of its military and propaganda wings been left so exposed. The destruction of the Death Star was, in many ways, the first sign of the Empire's eventual collapse.
However, to truly understand why this was the case, it is necessary to explore, analyze, and reconsider much that we previously "knew" about the Death Star project. It has become apparent just through the material explored so farm that the Imperial military was nowhere near as unified behind the project as those within the Rebel Alliance may have believed. Similarly, the power struggle between Krennic and Tarkin took place largely out of sight of the rebels, with much of the maneuvering happening in the upper echelons of the Imperial hierarchy. While the Death Star has become indelibly linked to Tarkin, it certainly appears that ownership of the project was a more contested issue than was once appreciated. Furthermore, the dissolution of the Senate occurring just as the Death Star was brought online no longer looks to be quite the coincidence that it may have appeared at the time. It seems apparent that Palpatine himself had placed a great deal of importance on the weapon's construction, and it formed the cornerstone of his long-term plans for galactic domination. What did those plans actually look like and how well did the Empire - and the Emperor - react to losing what was to be the central pillar of their military power?
On the surface, the point of the Death Star seems entirely obvious - to destroy planets and eliminate their populations. But while the Empire had no compunctions about committing genocide or causing widespread destruction, the Death Star was not envisioned to be a casual weapon. It had a greater purpose than that. Dead civilians do not, in the long-term, produce much benefit for the Empire in isolation. But the fear their deaths created was a much more useful and sustainable resource. In this sense we should not simply look at the Death Star as a genocidal weapon, but as a terror one instead. Its construction and use were the final step in a political strategy shared by both Emperor Palpatine and Grand Moff Tarkin - and in fact pioneered by the latter. This strategy had informed virtually every major decision and project undertaken by the Empire in the first 19 years of its existence. It was collectively known as the Tarkin Doctrine, and while it resulted in untold death and suffering across the galaxy even before Alderaan, it may also have cost the Empire the war.

Reverend Patrick Bell was born on May 12th 1799 at Auchterhouse near Dundee.
Born into a farming family Bell was brought up at the farrm at Mid Leoch and attended Auchterhouse Parish School, Patrick Bell was only 27 when he had the idea that led to his invention, which was one of the first pieces of mechanical agricultural machinery to be used. He failed to profit financially from his invention, preferring instead to become parish minister. He studied Divinity at St Andrews University and was ordained as minister of Carmyllie Church in 1843.
Two stained glass windows at Carmyllie Church commemorate his life. He was minister in the parish from 1843 till his death in 1869.

The 2008 harvest has been a trial, but spare a thought for those who had to struggle in the far off pre-combine days, when crops were cut and bound into sheaves. All highly labour intensive stuff but at least the binder could cut and bind the sheaves in one operation - before that it was sickle or scythe for cutting and hand binding.
It was an Angus man who started the world's farms on the way to harvest mechanisation. Patrick Bell, a farmer's son from Mid Leoch, near Auchterhouse, developed the first successful reaper in 1828.
He had a very analytical mind and was especially interested in engineering. He installed a gas lighting system at Mid Leoch and even took an interest in the cultivation of sugar beet, growing some and extracting sugar from it a century before the industry came to Scotland.
Many people, historians included, have mistakenly credited Cyrus McCormick of America as the inventor of the reaper in 1831. However, it should be Patrick Bell who is recognised as the designer of a machine that was deemed far more efficient and reliable than any previous attempts. Four of his reapers went to America where it is likely they influenced the designs of both McCormick and his contemporary Obed Hussey.
Patrick Bell designed and built his reaper when he was a divinity student at St Andrews University, getting the idea for his cutting system from a pair of garden shears that were stuffed into a hedge. He took the shears through a gap in the hedge and tried them on some standing grain. His first design was built in model form and with the help of a Tealing carpenter a full size version was assembled. Fear of derision led him to spread earth on the floor of his shed where he planted stalks of harvested grain to trial his machine.
The reaper cut the grain adequately but it fell unevenly for gathering for hand binding. Undaunted, he developed a canvas conveyor that the cut grain fell back against. It was then transported to the side of the machine falling into a neat windrow. A revolving reel to pull the crop on to the knife was also included in his design.
Eventually satisfied with his machine's performance he and his brother took the reaper out to a field of wheat at 11pm when prying eyes were asleep. The "guid horse Jock" was yoked, but the trial started disappointingly. In their excitement the brothers had forgotten to attach the reel. They hurriedly brought it out to the field and fitted it. The machine then worked very satisfactorily. Confident of the reaper's ability a public trial was staged at Powrie Farm on the 10th of September 1828. It received a favourable report in the "Quarterly Journal of Agriculture" and received a premium of £50 from the Highland Agricultural Society, which barely covered costs.
Bell did not file for a patent believing that his invention should benefit all. This led to various copies being made that were inferior to the Bell-made machines and they did nothing to encourage wide-spread usage. However around 10 of Bell's machines were sold in east central Scotland and, as previously mentioned, four crossed the Atlantic, others went to Australia and Poland.
At this time in history labour was still cheap and many farmers did not see the benefit of such a machine, preferring to stay with traditional methods. This was another case of a good invention being too far ahead of its time. However, the Bell machine was to prove itself as far as reliability and longevity was concerned, as the original machine continued for many harvests at Mid Leoch before going to work for many more at his brother's Inchmichael Farm.
In 1852 it was put in a good state of repair and shown at the Highland Show at Perth where it was thought by many to be the latest machine on the market. However, the Americans eventually began to sell greater quantities of reaping machines no doubt due to their lightness, manoeuvrability and competitive mass-produced pricing.
Meanwhile, now ordained, the Reverend Bell became minister of Carmyllie parish where he continued an interest in engineering, working at his bench at the manse. He remained unaffected by all the clamour that his machine had caused.
The Inchmichael machine, fastidiously looked after by his brother, ended up in the Science Museum in London where it still resides today.
Two contemporary models of the machine were presented to the National Museum and one is on show at the National Museum of Rural Life at Kittochside, East Kilbride. A third was presented by his daughters to the agricultural department of Aberdeen University.
Today's combine harvester has thus developed from the work of two ingenious Scotsmen - it is a combination of Andrew Meikle's threshing mechanism and Patrick Bell's reaper.

With his shrewd eyes and his forks of corn-yellow hair, Julian Sands was a natural choice to play the valiant, romantic George Emerson, who snatches a kiss from Lucy Honeychurch (Helena Bonham Carter) in a Tuscan poppy field in A Room With a View (1985). “I wanted him to be real, not a two-dimensional minor screen god,” he said. “I liked him in his lighter, sexier moments, less so when he was brooding.”
Sands, who has died aged 65 while hiking in mountains in California, was dashing in that film, but he could also project a dandyish, effete or sinister quality. He was blessed with a mellifluous voice and a lean, youthful, fine-boned face, even if, as a child, his brothers insisted he resembled a horse. (He agreed.) In James Ivory’s film of EM Forster’s novel, he was pure heart-throb material. His participation in the notorious nude bathing scene was no impediment to the picture’s success.
Prior to that, he had played the journalist Jon Swain in The Killing Fields (1984), Roland Joffé’s drama about the bloody rise of the Khmer Rouge in Cambodia. The picture marked the beginning of his friendship with his co-star John Malkovich. “I’d been cautioned by Roland to keep my distance from John because he was an unstable character,” Sands recalled. “And John had been told by Roland to stay away from me, because I was a refined, sensible person who didn’t want to be distracted. In fact, we bonded instantly.”
Malkovich directed Sands in a one-man show in which he read Harold Pinter’s poetry. First staged in 2011, the production had its origins in an occasion six years earlier when Pinter, suffering from oesophageal cancer, had asked Sands to read in his stead at a benefit event in St Stephen Walbrook church in the City of London. The writer “sat in the front row with his stone basilisk stare”, Sands recalled.
Not all his work was so highfalutin, and a good deal of it fell into the category of boisterous, campy fun. In Ken Russell’s Gothic (1986), he played the poet Shelley, who indulges in sex, drugs and séances with Lord Byron (Gabriel Byrne) and the future Mary Shelley (Natasha Richardson), and is prone to recite verse naked in thunderstorms.
In a similar vein but far less deranged was Impromptu (1991), which brought together other notable 19th-century figures including George Sand (Judy Davis) and Frederic Chopin (Hugh Grant). Sands, who played Franz Liszt, described it as “Carry On Composer”.
Born in Otley, West Yorkshire, he was raised in Leeds and Gargrave, near Skipton; he later described his childhood as “part conservative and part Huckleberry Finn”. His mother, Brenda, was a Tory councillor and leading light of the local amateur dramatic society, while his father, William, who left when Julian was three, was a soil analyst. Julian made his acting debut in a local pantomime at the age of eight.
At 13, he won a scholarship to Lord Wandsworth college, Hampshire. He moved to London to study at Central School of Speech and Drama, and while there became friends with Derek Jarman. He played the Devil in an extended promotional video that Jarman directed in 1979 for Marianne Faithfull’s album Broken English. The role had been intended for David Bowie, who dropped out at the eleventh hour. “You’re devilish,” Jarman told Sands. “You can play it.”
The actor’s first film appearance came in an adaptation of Peter Nichols’s stage comedy Privates on Parade (1983), starring John Cleese and Denis Quilley, from which his one line of dialogue was cut. There was more rotten luck when he won the lead in a new Tarzan movie, only for the financing to fall through. It was eventually filmed as Greystoke: The Legend of Tarzan, Lord of the Apes (1984), with Christopher Lambert donning the hallowed loin-cloth.
On television, he starred with Anthony Hopkins in the miniseries A Married Man (1983). In Oxford Blues (1984), he was a rower butting heads with a Las Vegas parking attendant (Rob Lowe) who has tricked his way into a place at Oriel College. He was in The Doctor and the Devils (1985), inspired by the Burke and Hare case. “I had a roll in the hay with Twiggy which took about 15 takes,” he said.
Following A Room With a View, he agreed to play the lead in Ivory’s next Forster adaptation, Maurice (1987), before abruptly dropping out and fleeing to the US. In the process, he left behind his wife, the journalist Sarah Sands (nee Harvey), who described him as “restless” and “dramatic”, and their son, Henry. “I’m not the first person to create stability and security and then dismantle it even more effectively than I created it,” the actor said.
Once in America he took on an array of film parts. In Warlock (1989), he played the son of Satan, wreaking havoc in modern-day Los Angeles. Investing this pantomime villain with lip-smacking brio, he was likened by the Washington Post to a “hell-bent Peter Pan” and nominated for best actor in the Fangoria Chainsaw awards. He reprised the role in Warlock: The Armageddon (1993).
As an entomologist in Arachnophobia (1990), he was called upon to have as many as a hundred spiders crawling all over his face. Alternating these mainstream projects with arthouse ones, he played a diplomat in pre-war Poland in Krzysztof Zanussi’s Wherever You Are … (1988) and a monk in Night Sun (1990), the Taviani brothers’ adaptation of Tolstoy’s short story Father Sergius.
For the Canadian horror director David Cronenberg, he starred in the warped and witty Naked Lunch (1991), which disproved those who had declared William S Burroughs’s original novel unfilmable. Just as outré but less accomplished was Boxing Helena (1993), directed by Jennifer Lynch, daughter of David. Sands played a surgeon who keeps a woman captive by making her a quadruple amputee.
After starring as a young classics teacher in his friend Mike Figgis’s film of Terence Rattigan’s The Browning Version (1994), Sands worked a further six times with that director, appearing in his movies even when he was an unorthodox choice for the job in hand. One example was the part of a menacing Latvian pimp in Leaving Las Vegas (1996).
Later roles include a mysteriously unblemished Phantom in Dario Argento’s version of The Phantom of the Opera (1998), Louis XIV (whom Sands described as “the first supermodel”) in Joffé’s Vatel (2000), a crime kingpin named Snakehead in the Jackie Chan vehicle The Medallion (2003), a computer security wizard in the comic caper Ocean’s Thirteen (2007), a younger version of the businessman played by Christopher Plummer in David Fincher’s take on The Girl With the Dragon Tattoo (2011) and a sadistic paedophile in the gruelling wartime odyssey The Painted Bird (2019).
On television, he was a Russian entrepreneur in the fifth season of 24 (2006) and the hero’s father, Jor-El, in two episodes of the Superman spin-off Smallville (2009). For the BBC, he played two very different actors in factually based one-off specials: first Laurence Olivier in Kenneth Tynan: In Praise of Hardcore (2005), then John Le Mesurier in We’re Doomed! The Dad’s Army Story (2015).
His recent work includes Benediction, Terence Davies’s haunting study of Siegfried Sassoon, and the thriller The Survivalist (both 2021), which found him back in the company of Malkovich. One of several titles still awaiting release is the drama Double Soul (2023) starring F Murray Abraham and Paz Vega.
Sands never stopped wandering, walking, running and climbing. “I am on a perpetual Grand Tour,” he said in 2000. Asked in 2018 about his eclectic career, he explained: “I was looking for something exotic, things that took me out of myself. I think I found myself a little boring.”
He was reported missing while out in the San Gabriel mountains, north of Los Angeles, in mid-January 2023. His remains were found in June.
In 1990 he married Evgenia Citkowitz. She survives him, along with their two daughters, Imogen and Natalya, and his son.

Acupuncture has roots in traditional Chinese medicine (TCM) for over 2,500 years. The general theory is that health depends on the proper flow and balance of qi (vital energy) through pathways or meridians in the body.
Illness or dysfunction occurs when there's an imbalance or blockage of qi flow. Inserting ultra-thin needles into strategic points along the meridians is believed to restore proper energy balance and flow, thus treating disease.

As they rolled their eyes at the frustratingly familiar sight of price markups in grocery store aisles, shoppers in 2022 might have wondered whether corporations were doing everything they could to keep prices down as inflation hit generational highs. The answer now appears to be a resounding no.
A joint study by think tanks IPPR and Common Wealth found profiteering by some of the world’s biggest companies forced prices up significantly higher than costs during 2022.
Greedflation
Inflation soared across the globe last year, peaking near 11% in the eurozone and above 9% in the U.S.
The source of that high inflation has become a well-trodden line. Analysts have typically laid the blame on supply-chain bottlenecks created by excess demand during the COVID-19 pandemic and exacerbated by Russia’s invasion of Ukraine.
The war also increased energy prices, leading to further rises in inflation as suppliers factored in higher transport and running costs.
While this obviously contributed to rising prices, the report finds that company profits increased at a much faster rate than costs did, in a process often dubbed “greedflation.”
Profits for companies in some of the world’s largest economies rose by 30% between 2019 and 2022, significantly outpacing inflation, according to the group’s research of 1,350 firms across the U.S., the U.K., Europe, Brazil, and South Africa.
In the U.K., the research found that 90% of profit increases occurred among just 11% of publicly listed firms. Profiteering was more broad in the U.S., where a third of publicly listed firms were responsible for most of the increase in profits.
The biggest perpetrators were energy companies like Shell, Exxon Mobil, and Chevron, which were able to enjoy massive profits last year as demand moved away from Russian oil and gas.
Food producers including Kraft Heinz realized their own profit surges. The war in Ukraine rocked global grain supplies and fertilizer prices, significantly increasing the cost of food, which remains sticky.
The findings add to a growing body of research seeking to highlight the role of major businesses in forcing up inflation last year.
A June study by the International Monetary Fund (IMF) found that 45% of eurozone inflation in 2022 could be attributed to domestic profits. Companies in a position to benefit most from higher commodity prices and supply-demand mismatches raised their profits by the most, the study found.
CEOs of the world’s biggest companies consistently sounded the alarm on inflation as a significant barrier to growth. Many blamed rising input costs on their own price hikes. However, lots of those CEOs appear to have instead used the panic of rising costs to pump up their balance sheet.
In April, Société Générale economist Albert Edwards released a scathing note saying he hadn’t seen anything like the current levels of corporate greed in his four decades working in finance. He said companies were using the war in Ukraine as an excuse to hike prices in search of profits.
“The end of Greedflation must surely come. Otherwise, we may be looking at the end of capitalism,” Edwards wrote. “This is a big issue for policymakers that simply cannot be ignored any longer.”
Prices coming down
Inflation is now beginning to regulate in most major economies and coming closer to most central banks’ targeted 2%. Some companies that previously passed rising costs on to customers to continue making a profit have now sought to repay them with price cuts.
Last week, Ikea stores owner Ingka’s deputy CEO said the company would be spending $1.1 billion to absorb inflation and bring down the prices of goods in its stores.
“People have thin wallets, but they still have needs, dreams, and frustrations,” Juvencio Maeztu told Fortune.
In November, Walmart CEO Doug McMillon suggested the era of high inflation in the U.S. was over, and shoppers may soon begin to experience a contraction in prices—known as “deflation”—in company stores.

Reverend Patrick Bell was born on May 12th 1799 at Auchterhouse near Dundee.
Born into a farming family Bell was brought up at the farrm at Mid Leoch and attended Auchterhouse Parish School before going on to study divinity at the University of St Andrews, leading to a career in the clergy.
It’s not as man of god that the good Reverend is remembered for, although he was a good man of the cloth, the reason for this post and how he went down in history is that he came up with an idea that saved a lot of time for farmers the world over in his invention of a reaping machine.
This reaping machine used a revolving 12 vane reel to pull the crop over the cutting knife, that was made from triangular reciprocating blades over fixed triangular blades. A canvas conveyor moved the grain and stalks to the side in a windrow. This machine was pushed by livestock and ran on 2 wheels.
Bell had a very analytical mind and was especially interested in engineering. He installed a gas lighting system at Mid Leoch and even took an interest in the cultivation of sugar beet, growing some and extracting sugar from it a century before the industry came to Scotland.
Many people, historians included, have mistakenly credited Cyrus McCormick of America as the inventor of the reaper in 1831. However it should be Patrick Bell who is recognised as the designer of a machine that was deemed far more efficient and reliable than any previous attempts. Four of his reapers went to America where it is likely they influenced the designs of both McCormick and his contemporary Obed Hussey.
On 10th of September 1828 he demonstrated his invention and later received a favourable report in the “Quarterly Journal of Agriculture” and received a premium of £50 from the Highland Agricultural Society, which barely covered costs.
Being a man of god, Bell did not file for a patent believing that his invention should benefit all. This led to various copies being made that were inferior to the Bell-made machines and they did nothing to encourage widespread usage. However around 10 of Bell’s machines that were sold in east central Scotland were sold in east central Scotland and, as previously mentioned, four crossed the Atlantic, others went to Australia and Poland.
At this time in history labour was still cheap and many farmers did not see the benefit of such a machine, preferring to stay with traditional methods. This was another case of a good invention being too far ahead of its time. However, the Bell machine was to prove itself as far as reliability and longevity was concerned, as the original machine continued for many harvests at Mid Leoch before going to work for many more at his brother’s Inchmichael Farm.
In 1852 it was put in a good state of repair and shown at the Highland Show at Perth where it was thought by many to be the latest machine on the market. However, the Americans eventually began to sell greater quantities of reaping machines no doubt due to their lightness, manoeuvrability and competitive mass-produced pricing.
Meanwhile, now ordained, the Reverend Bell became minister of Carmyllie parish where he continued an interest in engineering, working at his bench at the manse. He remained unaffected by all the clamour that his machine had caused.
The Inchmichael machine, fastidiously looked after by his brother, ended up in the Science Museum in London where it still resides today.
Two contemporary models of the machine were presented to the National Museum and one is on show at the National Museum of Rural Life at Kittochside, East Kilbride. A third was presented by his daughters to the agricultural department of Aberdeen University.
Today’s combine harvester has thus developed from the work of two ingenious Scotsmen - it is a combination of Andrew Meikle’s threshing mechanism and Patrick Bell’s reaper.
