Jump Start Your Dazzling Fall Garden With Just 1 Simple Plant
Jump Start Your Dazzling Fall Garden With Just 1 Simple Plant

Imagine the impact of a pot of brightly blooming flowers set on your doorstep. The eye is immediately drawn to the color, skimming over other areas of the porch, perhaps not noticing details like peeling paint or steps in need of a sweep. In the same way, adding just one colorful perennial or a shimmering ornamental grass can rejuvenate tired, end of season borders. Give them a boost with one…

Eastwood Residence, Chicago House
Eastwood Residence, Chicago Building, Chicago Real Estate, Illinois Residential Development, Architecture Photos
Eastwood Residence in Chicago, IL
Nov 25, 2021
Architecture: Searl Lamaster Howe Architects
Location: Chicago, Illinois, USA
Eastwood Residence
The defining characteristic of the Eastwood Residence is its contextual responsiveness. While contemporary in expression, it relates to its location in Chicago’s leafy Lincoln Square neighborhood. in a number of ways. Its scale aligns with the surrounding century-old houses. The generous front porch repeats a common detail of the block and serves as a spot to hangout and socialize with neighbors. The exterior’s board and batten siding was inspired by the wood cladding of other frame houses in the district.
While the site had many advantages, one contextual constraint was the pair of large houses that hug the property. These structures prompted the pulling of sunlight into the interior in innovative ways without compromising privacy. An exterior atrium cuts into the core of the house bringing light into what normally would be its darkest parts. The atrium footprint is evoked in a double height space that houses the staircase and it is topped with a series of skylights that flood the space with light on even the cloudiest of days.
Clerestory windows appear at multiple locations including on the west side of the kitchen where they perfectly frame the view of a large birch tree and provide a wash of light along the surface of the ceiling at sunset. A slight tinting on the south facing windows minimizes solar heat gain at the back of the house while the same tint on the street facing windows enhances privacy.
Despite the expanses of glass, the house far surpasses energy standards due to a number of features. A carefully calibrated mix of seven types of insulation optimizes thermal performance. Motorized dampers reduce energy costs and increase comfort. The neighborhood, with its direct links to public transportation, plethora of services, and its extreme walkability embraces the best aspects of urban living.
What were the key challenges? One key challenge was bringing light into the home without sacrificing privacy. This was a key issue since the neighboring houses are just feet away. Clerestory windows, a series of skylights, strategically placed conventional windows, and a central atrium were used to achieve the objective. Another key challenge was honoring the scale of the neighboring houses while allowing for extra high ceilings in the kitchen and family room. By locating these rooms at the back of the house and lowering them down 2.5’ feet from the main level, an appropriate scale for the house street side was possible.
What was the brief? We were called upon by a young active family to design a serene, casual, refined house that was responsive to its neighborhood context, unfussy, unexpected, and light filled yet private.

We Asked 13 Wine Pros: What Will You Be Drinking on Election Night?
Tumblr media
In what will undoubtedly be one of the most important and intense elections in our country’s history, the clock is counting down with less than a month to go. Even though the final result will likely not be known on election night, the magnetic pull of the cable news voting tallies will be hard to resist.
For advice on what to pop open on election night, VinePair asked winemakers, sommeliers, and restaurant owners from around the world to share the libations they plan to turn to on Nov. 3. Whether they’re paying tribute to an American-made wine or sipping on a potent classic cocktail, these wine pros offer expert tips on what to sip for a dose of liquid courage.
The Best Drinks for Election Night Recommended By Wine Pros:
Talisker single malt Scotch
Overproof Ti’ Punch
2015 Clean Slate Riesling
Old Fashioned
Mosel Riesling
Dry Grapefruit RAMONA
Chambolle-Musigny ‘Les Feusselottes’
Arrow & Branch 2015 Estate Cabernet Franc
Tequila Sunrise
Crémant du Jura Extra Brut
Reisetbauer Blue gin Martinis
JP Cellars Passe-Tout-Grains Syzygy Red
Varnelli Amaro dell’Erborista
Don Ciccio & Figli’s Amaro delle Sirene
Keep reading for details about all of the recommended bottles!
“I’m going to brew a cup of tea and go to bed on election night. My plan thereafter is to buy a bottle of Talisker single malt Scotch whisky to sip on for the next month, and watch the real drama unfold.” — Rachel Rose, Winemaker & Vineyard Manager, Bryn Mawr Vineyards, Willamette Valley, Ore.
“Overproof Ti’ Punch, and keep ‘em coming until the final whistle.” — Lauren Hunter Lee, Wine Director, Montrose Cheese and Wine, Houston
“For election night, I will be drinking the 2015 Clean Slate Riesling, from the vaulted Mosel region of Germany with its famous steep riverside slopes that catch the sun, because we need a little light in these times. These grapes were even lucky enough to be born in 2015, a time when we didn’t have to worry as much about massive election tampering. Ahh, alcohol.” — Adam Berlin, WSET Level 2 Sommelier/Owner, Buena Vida Tapas & Sol, Atlanta
“I am going to be drinking an American wine and hoping that democracy prevails on election day!” — Danny Lledo, Executive Chef/Sommelier/Owner, Xiquet DL and Slate Wine Bar, Washington, D.C.
“With Election Day being in the fall, something that is both booze and fall-forward is a must. Here in Colorado, the temperature will likely be getting cooler by November, so whiskey will do the trick for keeping you warm and sane! I will be enjoying a play on an Old Fashioned using Laws Rye Whiskey, Amaro Lucano, Leopold Bros. Apple Liqueur, and orange and black walnut bitters. The local apple liqueur is a really fun ingredient to keep handy on your shelf for seasonal cocktail application, as it adds some sugar and acidity to any beverage. If you aren’t a huge fan of whiskey, try a simple vodka, apple liqueur, and soda, with a dash of Angostura bitters to add some fall spice.” — Julie Masciangelo, Wine Director/Manager, Il Posto, Denver
“As an American in France, in a normal year I’d stay up and party with friends all night till the results rolled in, but this year I’m going to consider self-care as the most important thing, since it’s unlikely we’ll have any real results on the day. I’m going to enjoy a very nice bottle of fine Mosel Riesling, my ultimate yummy comfort wine, in [a] bubble bath with a good novel and lots of candles. I’ll pair it with 5 grams of melatonin and live to fight another day.” — Caroline Conner, Virtual Wine Teacher/Founder, Wine Dine Caroline, Lyon, France
“I’m going to start my night with a Dry Grapefruit RAMONA, of course, and then transition to a bottle of Chambolle-Musigny ‘Les Feusselottes’ made by two groundbreaking women, Marie-Christine Mugneret and Marie-Andrée Mugneret. They are two of the first women to make wine and run a domaine in Burgundy. Hopefully all of that groundbreaking energy will result in the first Black, first female, VP!” — Jordan Salcito, Sommelier/Founder/CEO, RAMONA, NYC
“This election night, I’ll need a wine that takes my mind off of all the craziness for a second. In a nod to all my friends in Napa Valley who are going through a tough time, I’ll be opening an Arrow & Branch 2015 Estate Cabernet Franc from their Heritage series. Made by the amazing Jennifer Williams, and producing one single barrel in 2015, 2016, and 2017 from the Estate Cabernet Franc vineyard, these wines are true showstoppers. I’m so going to vote!” — Randy Hester, Winemaker, C.L. Butaud, Austin, Texas
“Tequila Sunrise: Honestly, tequila may be the only thing that makes the night better. So, pass the bottle of Milagro, as we’ll need something with a little punch as we watch the states alternate blue and red. Adding a splash of OJ may be just the reminder I need to realize that my vote has been counted and the sun will rise tomorrow (we think…). Until then, make it a double…” — Tim Carron, Winemaker, The Infinite Monkey Theorem, Colo.
“I’ll be drinking a magnum of Crémant du Jura Extra Brut from Stéphane & Bénedicte Tissot, a blend of Chardonnay, Pinot Noir, and their native Poulsard. It’s great value, made by lovely people practicing organically.” — Henry Rich, Owner, The Oberon Group (Rucola, June Wine Bar, Rhodora Wine Bar + Purslane), Brooklyn
“Some coffee to stay up and watch the entire thing: Ethiopian blend because it has BLUEberry tones; maybe some Syrah because it has a BLUE hue to it; Reisetbauer BLUE gin Martinis.” — June Rodil, Master Sommelier/Partner, Goodnight Hospitality, Houston
“I will be drinking something young, energetic, and made in some innovative way on election night. I’ll be doing this for two reasons: The first is simply because those are the types of wines I’m really enjoying drinking right now. Secondly, it’s my hope that the youth will be driving this election. Climate change is a major issue at stake, and young people in our country will sadly ‘pay the bill.’ People who are older than 60 right now will not be alive to see the full effects of the world they have created. In other words, I’ll be drinking a wine of energy and forward-thinking, not a wine that’s about pedigree or tradition. I have a bottle from my associate winemaker Jared Pierce ready to go, the JP Cellars Passe-Tout-Grains Syzygy Red.” — John Grochau, Winemaker, Grochau Cellars, Willamette Valley, Ore.
“Being on the East Coast, election night tends to be a long, drawn-out affair. I recommend staying away from any high-proof spirits or high-alcohol wines. An easy drinking Vinho Verde, Loire Muscadet, dry Riesling from the Finger Lakes, or Alsatian Pinot Noir would all be great choices to have on hand. I will also have handy a bottle of Amaro, as you never know when something stronger might be needed to match the bitter mood. My ‘go-to’s are Varnelli Amaro dell’Erborista and the local Don Ciccio & Figli’s Amaro delle Sirene.” — Darlin Kulla, Beverage Director/Sommelier, Knead Hospitality, Washington, D.C.

Ardmore House, Chicago Building
Ardmore House Building, Chicago Real Estate, Illinois Residential Development, Architecture Photos
Ardmore House in Chicago, IL
Nov 22, 2021
Architects: Kwong Von Glinow
Location: Chicago, Illinois, USA
Ardmore House
The Ardmore House borders an alleyway on a traditional Chicago lot, Kwong Von Glinow flips the traditional residential section, arraying bedrooms on the first floor and living spaces on the second. This approach supports contemporary ways of living, emphasizing communal areas, interconnectivity, and flexible live-work spaces that receive ample natural light and engage the surrounding urban context.
A curved double-height atrium runs lengthwise from front to back doors, creating an interior courtyard that vertically connects the common areas on the first and second floors. Defined by a large picture window and a curving wall, the courtyard offers an informal multi-purpose area where residents can relax and their children can play.
The design of the home balances privacy and openness on the urban site. Off the courtyard’s curving inner wall lie all of the home’s bedrooms, pushed away from the alleyway towards the neighboring lot.
The two bedrooms nearer the front of the house have windows that look toward the neighbor’s Chicago brick wall, providing privacy from the view of the street and neighbors. The primary bedroom suite is located at the back of the home, overlooking a private garden.
A stair tucked behind the courtyard’s curving wall leads to the second floor. The open plan is organized around four trusses that support the house’s Chicago balloon frame. These trusses distinguish five areas set around the curve of the balustrade: the kitchen, the island, the dining room, the powder room, and the living room.
For this home, the architects specified a considered palette of wood materials by Austin-based wood manufacturer Delta Millworks for the interior and exterior to reinforce the programmatic delineations of space. All of the shared and public spaces on the second floor are oriented towards a ribbon window that spans the length of the interior courtyard. The 56-foot-long window floods the home with natural light and opens panoramic views that capture the fullness of the surrounding neighborhood: century-old trees, the back balconies and fire-escapes of neighboring buildings, and street lamps with their meandering cabling.
The exterior of the home engages the neighborhood’s traditional vernacular style while reflecting the organization of the interior spaces. The design shifts the facade hierarchy from the street to the alleyway, the most urban of the contexts. The street-facing facade has a row of half-height ribbon windows along the second floor and a single door on the first level, maintaining privacy for the front bedroom.
On the alleyway side, floor-to-ceiling windows on the second floor and a large picture window facing out to the alleyway from the interior courtyard open the interiors to the urban surroundings.
The exterior materials approach emphasizes the sectional flip and lends visual rhythm to the monolithic building. The house sits atop a concrete base with a dual-color Accoya wood rain screen system. The bottom half of the first level is clad in grey wood, while black wood lines the top half of the first level and all of the second.

Average US Family Can't Afford A Home In 71% Of The Country

Average US Family Can't Afford A Home In 71% Of The Country
Average US Family Can't Afford A Home In 71% Of The Country
by Tyler Durden   More Americans are getting priced out of purchasing homes than ever, as soaring prices continue to outpace wages, according to a new report. ATTOM Data Solutions' Q4 2019 US Home Affordability Report says the average wage earner can't purchase a home in 344 out of 486 counties, or about 71% of the US. The report revealed the top five largest populated counties where median-priced homes outpaced wages in Q4 that made it unaffordable to the average American -- were in Los Angeles County, CA; Maricopa County (Phoenix), AZ; San Diego County, CA; Orange County, CA (outside Los Angeles) and Miami-Dade County, FL. The top ten least affordable counties in Q4 were: Kings County, NY; Dallas County, TX; Riverside County, CA; Queens County, NY; and San Bernardino County, CA.
Tumblr media
About 142 out of 486 counties, or about 29% of the US, had an affordable median-priced home in Q4 for the average wage earner. Those counties were: Cook County (Chicago) IL; Harris County (Houston), TX; Wayne County (Detroit), MI; Philadelphia County, PA, and Cuyahoga County (Cleveland), OH. The report listed ten more counties where the average American could afford to purchase a home in Q4: Franklin County, OH; Oakland County, MI; Allegheny County, PA; Mecklenburg County, NC; and Fulton County, GA.
Tumblr media
Stagnate wages and excessive monetary policy via the Federal Reserve have contributed to an affordability crisis across the country. At least 34% of Americans, or approximately 100 million people, are in the renting economy, which has plunged homeownership rates to lows not seen since the 1960s. Almost half of US workers between ages 18 to 64 are employed in low-wage jobs, a recent Brookings Institution report found. Low wage jobs represent between 33% to 66% of all jobs in more than 400 metropolitan areas across the country. "The Greatest Economy Ever" could be a reality for the top 10% of Americans who are a majority of the asset owners and have benefited from the Fed pumping trillions of dollars into the financial markets over the last decade. Still, the middle class has been wiped out, now referred to as the bottom 90%, most of them have been left behind and can't purchase a home in a majority of the country. Something has to change in the early 2020s, or the extreme wealth inequality that is building up could lead to social unrest. We're sure the Fed, government and financial elites have a plan to launch People's Quantitative Easing to thwart riots. https://www.zerohedge.com/personal-finance/average-us-family-cant-afford-home-71-country https://global.goreds.today/here-are-the-5-five-hats-real-estate-pros-wear/   Read the full article

I Do! Historic Memphis Wedding Venue Is the Week’s Most Popular Home
realtor.com
Real estate watchers this week were romanced by an Italianate villa in the heart of Memphis, TN, that serves as a wedding venue and which wound up as the most popular home on realtor.com®.
Surrounded by lush gardens and filled with crystal chandeliers, hand-painted ceilings, walnut paneling, and marble, the Annesdale Mansion has been the site of weddings, rehearsal dinners, and other local events. Once the bouquet was tossed, folks lined to up to catch a glimpse of it. It’s priced at $5 million—and what truly matters is making a potential buyer swoon.
In addition to the restored mansion in Memphis (which comes with 7 acres), every other home on this week’s list is surrounded by wide-open spaces. The smallest piece of property in the 10 most popular properties is a half-acre mansion in Palm Beach Gardens, which opens up to a lake. Perhaps people are feeling a desire to spread out,, in our current virus-fueled climate?
There’s a 25-acre property surrounded by an actual moat in Illinois, a couple of farmhouses with plenty of space between neighbors, and an Ohio barndominium on nearly 6.5 acres in the country. For high-end home shoppers, there’s the waterfront Connecticut mansion of former AOL CEO Tim Armstrong.

11 megadevelopments that will transform Chicago
Tumblr media
Chicago developers are making bold plays to turn long-vacant brownfield sites, obsolete industrial corridors, and underutilized historic buildings into megadevelopments. The recent push to “go big or go home” represents a desire to land big corporate tenants, like Amazon, and attract more company headquarters. At least five sites across the city were pitched to Amazon during the HQ2 search in 2018, and although the tech giant passed, the developers there are all forging ahead. Some critics say that supersized projects lack an authentic, organic feeling, but the big projects are sometimes the only way to bring new housing, parks, offices, and infrastructure to Chicago’s otherwise vacant sites. Right now there are 11 major Chicago megadevelopments in the works. Some are already under construction, while others remain long-term visions for the future. Here’s a look at the large, multiphase projects that will reshape the city in the decades to come.
1. Lincoln Yards
Few Chicago developments in recent memory have received as much attention as Lincoln Yards: a $6 billion plan to turn more than 55 acres of industrial riverfront real estate between Lincoln Park and Bucktown into a sprawling mixed-use campus. Here, developer Sterling Bay envisions 14.5 million-square-feet of high-rise buildings supporting 23,000 full-time jobs and 6,000 residential units as well as 21 acres of parkland, three new bridges, and an extension of The 606 trail. To help pay for the public infrastructure improvements, the company has a deal with the city to receive $1.3 billion in controversial tax increment financing (TIF).
Tumblr media
Sterling Bay plans to start work on athletic fields as well as a cluster of phase one office buildings on the site’s northern end soon. It’s unclear if a pending lawsuit against the project will affect the developer’s timeline. The entire Lincoln Yards development is expected to take roughly ten years to complete.

2. The 78
1364 S Clark St Chicago, IL 60605 While Lincoln Yards looks to build a neighborhood from scratch on Chicago River’s north branch, developer Related Midwest is planning to do the same on the south branch with its 62-acre mixed-use plan known as The 78. Located between Chicago’s South Loop and Chinatown communities, the ambitious project is approved for 13 million-square-feet of buildings—some rising as high as 950 feet—which are expected to house a combined 10,000 residential units and 24,000 workers. The site is also earmarked for a University of Illinois-affiliated innovation center. Before work can begin, The 78 has its own set TIF-supported infrastructure improvements including a realignment of existing Metra tracks, new streets, a riverwalk, and a $300 million Red Line station at Clark and 15th Street.

3. The River District
554 N Jefferson St Chicago, IL 60654 This third riverfront megadevelopment is located roughly halfway between Lincoln Yards and The 78, on 30 acres of Tribune Media-owned land in River West. Known as the River District, the 8.5 million-square-foot project has zoning approval for up to 14 mixed-use buildings supporting an estimated 4,100 residential units and 19,000 jobs. Phase one of the River District calls for 1,500 residential units in two high-rises between Grand Avenue and the Ohio-Ontario feeder ramp. Although Tribune Media said that construction could begin by 2020, the company is currently seeking a buyer or joint venture partner for its River West megaproject.

4. Riverline and Southbank
720 S Wells St Chicago, IL 60699 Even though its developers Lendlease and CMK agreed to part ways and split their $2 billion project in half, the Riverline and Southbank developments will still transform 14 acres of vacant land along the Chicago River’s south branch between Harrison Street and Roosevelt Road. The plan, by architecture firm Perkins+Will, calls for 3,700 residences spread across eight waterfront towers and blocks of townhouse and includes new commercial retail space, a public riverwalk, and water taxi stops. So far only one building, a high-rise apartment tower known as the Cooper at Southbank, has been completed. Crews are currently at work building the new riverwalk segment south of Harrison Street.

5. Wolf Point South, East, and West
343 W Wolf Point Plaza Chicago, IL 60654 (833) 556-3481 Visit Website Located at the confluence of the Chicago River’s main, south, and north branches, Wolf Point is among the city’s most prominent developments sites. After spending decades as a parking lot, the high-profile peninsula will eventually host a trio of glassy skyscrapers. The 485-foot Wolf Point West apartment tower opened in 2016 and will soon be joined by the 660-foot Wolf Point East rental tower, currently under construction. The final piece of megadevelopment, an 813-foot-tall Salesforce-anchored office skyscraper, is expected to break ground in 2020 and open in early 2023
Tumblr media
6. Lakeshore East: Vista, Cirus, Cascade, Parcel I, Parcel O
400 East South Water Street Chicago, IL 60601 After decades of gradually welcoming more than a dozen mixed-use buildings, downtown’s 28-acre masterplanned Lakeshore East community is just five towers away from being complete. The most visible addition is Jeanne Gang’s Vista Tower which recently topped off at 1,191 feet on its way to a spring 2020 completion date. The supertall hotel and residential tower will eventually be joined by a 47-story condo tower known as Cirrus, a 37-story apartment tower called Cascade, and an 80-story residential building at Parcel I. Magellan Development’s last piece of the Lakeshore East puzzle is a 650-foot-tall combination apartment and hotel tower proposed for Parcel O.

7. One Central
1590 S Lake Shore Dr Chicago, IL 60605 As the most recent megaproject to make an appearance, the $20 billion One Central proposal looks to cap the train tracks west of Soldier Field and build skyscrapers, parks, and a transit hub above. The 34-acre plan would also serve Metra, CTA, and Amtrak trains plus a proposed “Chi-Line” tramway utilizing the sunken bus lanes between Millennium Park and McCormick Place. Wisconsin-based Landmark Development is hoping to strike a deal with lawmakers in Springfield to have the State of Illinois pay for—and eventually own—the project’s $3.8 billion transit center with the new tax revenue it is expected to generate. If financing can be secured and state and local officials sign off on the plan, Landmark wants to start work on the transit center as early as next year and anticipates a three-year construction timeline. The full $20 billion One Central development could take more than a decade to complete.

8. Old Post Office
433 W Van Buren St Chicago, IL 60607 While the redevelopment of Chicago’s abandoned Old Post Office includes only a single building, the project is nonetheless massive. In fact, the plan to transform the 2.8 million-square-foot-building into brand new office space is the nation’s single largest adaptive reuse project currently under construction. Developer 601W Companies acquired the property from the late British billionaire Bill Davies in 2016 and work to bring the old building back to life began shortly thereafter. The Gensler-designed redo includes a renovation of the Art Deco lobby and the creation of tenant amenitiesincluding a fitness center, lounges, a food court, and a huge rooftop deck. The first office tenant, Walgreens, hopes to move into the Post Office in late 2019 and will be eventually joined by Ferrara Candy, the Chicago Metropolitan Agency, ad agency AbelsonTaylor, and Kroger. There’s a rumor that Uber is considering an enormous 450,000-square-foot lease in this historic downtown building.

9. Union Station
225 S Canal St Chicago, IL 60606 Just north of the Old Post Office, a $1 billion plan is underway to redevelop Chicago’s Union Station and surrounding Amtrak property. The project, led by Riverside Investment & Development and Convexity Properties, got off to a somewhat awkward start. After proposing an unpopular seven-story apartment addition atop the station’s historic headhouse, the redevelopment team scaled back its planand instead opted for a more conservative design that would convert the unoccupied upper levels of the building into new hotel rooms and add only a single-story penthouse. Union Station’s redevelopment also calls for a new 700-foot office toweranchored by BMO Financial Group to rise a block south of the historic train depot. That building is expected to break ground in 2019 and open in 2022, but an existing Amtrak parking garage must first be demolished.

10. Burnham Lakefront
2929 S Ellis Ave Chicago, IL 60616 On Chicago’s Near South Side, a team led by Farpoint Development has plans to revitalize the long-vacant 100-acre Michael Reese Hospital site located just south of McCormick Place in Bronzeville. Although the redevelopment team showed Amazon a massive 8 million to 14 million-square-foot vision for the site—dubbed the Burnham Lakefront—during the 2017 HQ2 derby, its latest plan is moving forward more slowly. Farpoint is currently working with the surrounding community to shape a conceptual design for the first phase of the plan which may include affordable housing, a research facility, public art, parks, and plazas. The team will still need to take control of the site and go through city approvals before any work can begin.

11. South Bridge
2310 S State St Chicago, IL 60616 Status: Approved The Michael Reese site isn’t the only large-scale, multi-phased project in the works for Bronzeville. A joint venture formed by McCaffery Interests is preparing to begin construction on an 11-acre redevelopment of the demolished Harold L. Ickes public housing complex. Known as South Bridge, the plan calls for nearly 900 mixed-income residences to spread across clusters of townhomes, six-story apartment buildings, and a mid-rise tower at the southwest corner of Cermak and State. According to its zoning application, the project also includes 75,000 square feet of retail, public plazas, and at least 270 on-site parking spaces. Work on South Bridge could start as early as this summer, according to 3rd Ward Alderman Pat Dowell.

What’s The Real Estate Market Like Here?
Barrington is an affluent suburban village and has the largest residential historic district in Illinois. We still have many homes in the downtown area that were built in the 1800’s. Lining the primary cross streets of Main Street and Hough Street are many older style properties. These styles and ages expand out to many of the downtown residential streets. They have small yards up to a quarter acre, but are within walking distance to shops, schools, the Metra train station and local businesses. Some of them have been converted into businesses.
As time passes older properties have either been renovated or torn down and new buildings constructed. There is now a varied mix of old and new and likely the regeneration will continue for many years. Village residences are on public sewers and water supply. The water is supplied from an underground aquifer, which feeds to 4 wells in the village and then pumped to the residential and commercial buildings. It is not fed from Lake Michigan water.

What About Unincorporated 60010?
Many of the areas surrounding the Village have been incorporated into new communities. Lake Barrington, North Barrington, Barrington Hills, South Barrington all share the same zip code but are independent villages. However woven between all of these are areas that were not incorporated into any of our villages. They fall under county jurisdiction and have the Barrington IL address. They are far and wide in location and some have acreage too and some are zoned for horses.
Unincorporated properties have the appeal of less community rules and are often sought after because of this. Styles are typically Colonial, Contemporary, Tudor, Georgian, Craftsman, Ranches; very few Victorian, you’re more likely to find Farmhouses here.

History of Our Village
Back in the mid 1800’s when Barrington was first starting to develop into a village the homes were typically log style. It was known as Barrington Station. The attraction of a train station at the center attracted people to the area and it was a great place to move to with stores opening. People that became wealthy during the 1920’s gravitated to Barrington Station. Growth slowed down during hard times but resumed in the 1950’s and on with the post war baby boom and Chicago’s suburban expansion, building what is now known as Barrington Village. The population now is just over 10,300, about a quarter of the population of all the village’s in zip code 60010 combined.
Our homes are generally focused around the center of the village with some in unincorporated areas on the outskirts. Barrington expanded the footprint over 100 years with homes built for each era. Early homes were Victorian, Queen -Anne style; Tudor, Colonial, American Four Square or Craftsman. As time passed more modern homes were built with ranches, Colonial, Split Level homes becoming the new styles.
Tumblr media
A Word About Fences In Village Center
We are often asked if fences are allowed in backyards. Owners are permitted to have fences and many do. This makes it good to keep fido contained and for the security of letting children play outside. The same is not true of our other communities in the zip code 60010. Fences are permitted in Unincorporated Barrington but keep in mind the open country character you have chosen to live in, and then decide if it may detract from the surroundings. Smaller dog runs are usually permitted. For horse zoned properties paddock fencing is allowed.
New Construction Options
Because Barrington has other villages on it’s boundaries and because it’s now 150+ years old there is not much room left for growth and new construction. There will always be re-generation of the housing stock but that will be very gradual. There are a few small areas of undeveloped land, some of which is sold off from owners who have larger parcels, it get’s subdivided and then a small planned unit subdivision is created.
The small amount of vacant land remaining has allowed new townhouses to built, something many buyers are looking for when downsizing from luxury homes in this revered zip code.
Why Choose Barrington Village
Variety and sizes of homes to match variable buying budgets.
Smaller lots to take care of.
220 School District (Outlying Unincorporated 60010 areas do NOT all attend 220 Schools.)
Children can walk to schools from many of the subdivisions, especially elementary grades.
Close to Metra Station for commuting to Chicago.
Local shops and stores within walking distance.
Walk to restaurants for breakfast, lunch or dinner.
Unincorporated properties allow a greater freedom for things like working from home & parking an RV.
10 minutes from I-90 to travel east or west
40 minutes from Chicago’s O’Hare airport with direct flights all over the world.
Local parks.
Tumblr media
Which Schools do Students Attend?
Children living in the village attend Barrington School District 220, which is sought after. Most schools here have excellent report cards. We have 8 elementary schools, 4 of which are close to the center of town. There are 2 middle schools, one on Main Street close to the center and one high school also on Main Street. Search homes by school name.
Although enrollment sizes fluctuate the elementary schools have on average 450/500 students, middle schools 1,000 and the high school 3,000 or more. The 11 schools educate nearly 9,000 students and the graduation rate is around 96%. Average class size is 22 students.
Children living in unincorporated Barrington may be on the fringes of the zip code boundaries. Although the majority of homes are in School District 220, some fall inside other townships. This includes Wauconda and Algonquin. When buying homes and schools are a critical factor, always call the school district offices to verify the schools for a property.
Local Colleges
Closet to the Village and in Cook County is Harper Community College. It offers vocational courses and the first two years of a four year degree can be completed here. High school graduates can complete their general education credits and also associate degrees.
Lake County College is in Lake County, north of the village center and offers similar programs but also 4 year degree programs. Many high school graduates do their degree locally making use of community colleges or one of the many choices of 4 year colleges in Chicago and the suburbs.
Park District & Leisure
Nature and Wildlife – We have many marshes nearby most of which have walking trails, so if wildlife and bird watching is  what you enjoy you want have to travel far. The Heron Rookery on Bakers Lake in Barrington is home to colonial nesting birds. You’ll need binoculars but come spring the lake is filled with activity.
The Park District –  Encompassing five parks offering a wide variety of recreation facilities. There are events from April though October and the Aquatics center is open late May with swimming lessons and open pool hours all through the summer. Parks are:
Langendorf Park
Citizens Park
Ron Beese Park
Columbus Park
Miller Park
Our newly renovated library is large, with adult and children centers, rooms for hire for conferences, meeting and study rooms, digital studios, computers and internet access and plenty of summer programs for the kids.
As we are are a country suburb local leisure is limited. For ball games, hockey and football head over to Chicago where these facilities are in plentiful supply. Lake Barrington has a sports center. South Barrington has a tennis and swimming club. Golf courses are available in North Barrington, Inverness, Lake Barrington.
Churches
With over 10 churches of various denominations in the center of the village, services are available for all faiths.
Hospitals and Doctors
In the village center you’ll find plenty of Doctors and Dentists to choose from. Most are connected to Good Shepherd Hospital just a few miles north. Good Shepherd Hospital is a trauma care center, has a respected cardiac unit and in the last few years has undergone a facelift. Rooms are now all private.
There is also a Sunrise senior memory care center. The Garlands is a retirement community, there are several elder care locations too.
Restaurants and Shopping
The village has banks, local stores, opticians, a large grocery store and a smaller one. The big box stores are found in nearby towns as Barrington is not large enough to accommodate them.
In the town center there are coffee shops, fast food restaurants, and many eateries with Italian, Greek, Mexican, Japenese and American food. There’s an Irish Pub too. Whether you are looking for comfort food, fine dining or take out, there’s plenty to choose from.
Transport
For commuters we have the Metra line stopping in the village on a regular basis. It’s about a one hour commute into Chicago, trains arrive at Ogilvie Transportation Center at Madison St. and Canal St. The trip from Barrington takes about an hour to 65 minutes. There is a good sized parking lot.
The same commute by road will make use of I-90. With light traffic expect an hour, rush times add up to 30 minutes more. Car parking is a premium so factor in costs before dismissing the train!
Chicago O’Hare airport is a busy airport about 40 minutes away. With direct flights all over the world and nationally there are 5 terminals. It’s an easy drive down Barrington Rd and along I-90. Location of the airport makes traveling reasonably easy for business or family to visit.
