[“When house hunting a few days earlier, two landlords had turned her away on account of her kids. One had said, “We’re pretty strict here. We don’t allow no loud nothing.” The other had told Pam it was against the law for him to put so many children in a two-bedroom apartment, which was the most Pam and Ned could afford. When talking to landlords, Pam had begun subtracting children from her family. She was beginning to wonder what was most responsible for keeping them homeless: her drug conviction from several years back, the fact that Ned was on the run and had no proof of income, their eviction record, their poverty, or their children.
Children caused landlords headache. Fearing street violence, many parents in crime-ridden neighborhoods kept their children locked inside. Children cooped up in small apartments used the curtains for superhero capes; flushed toys down the toilet; and drove up the water bill. They could test positive for lead poisoning, which could bring a pricey abatement order. They could come under the supervision of Child Protective Services, whose caseworkers inspected families’ apartments for unsanitary or dangerous code violations. Teenagers could attract the attention of the police.
It was an old tradition: landlords barring children from their properties. In the competitive postwar housing market of the late 1940s, landlords regularly turned away families with children and evicted tenants who got pregnant. This was evident in letters mothers wrote when applying for public housing. “At present,” one wrote, “I am living in an unheated attic room with a one-year-old baby….Everywhere I go the landlords don’t want children. I also have a ten-year-old boy….I can’t keep him with me because the landlady objects to children. Is there any way that you can help me to get an unfurnished room, apartment, or even an old barn?…I can’t go on living like this because I am on the verge of doing something desperate.” Another mother wrote, “My children are now sick and losing weight….I have tried, begged, and pleaded for a place but [it’s] always ‘too late’ or ‘sorry, no children.’ ” Another wrote, “The lady where I am rooming put two of my children out about three weeks ago and don’t want me to let them come back….If I could get a garage I would take it.”
When Congress passed the Fair Housing Act in 1968, it did not consider families with children a protected class, allowing landlords to continue openly turning them away or evicting them. Some placed costly restrictions on large families, charging “children-damage deposits” in addition to standard rental fees. One Washington, DC, development required tenants with no children to put down a $150 security deposit but charged families with children a $450 deposit plus a monthly surcharge of $50 per child.5 In 1980, HUD commissioned a nationwide study to assess the magnitude of the problem and found that only 1 in 4 rental units was available to families without restrictions. Eight years later, Congress finally outlawed housing discrimination against children and families, but as Pam found out, the practice remained widespread. Families with children were turned away in as many as 7 in 10 housing searches.”]

Unknown 9 Tips for Buying a Luxury Villa in Goa
1.    The Trend –Analyze the market trend and what people are looking at. Popular categories will be more expensive. Consider why you want Luxury Villas for Sale in Goa. Do you wish to live there, or do you prefer to rent it out? This will influence your choice of location and type of property.
2.    Personal Choice – Of course, your personal preferences will be important as well. Many individuals prefer new luxury villas with the most up-to-date amenities, yet some prefer antique heritage residences. Goa has several properties from the Portuguese era, and the architecture is distinctive.
3.    Location – This will undoubtedly have a major role in the outcome. Beachfront properties in Goa are popular, but be prepared to spend extra for them. Beside the rivers in Goa, there are a lot of waterfront houses. If you want to stay in a city for its amenities and choose a spot that is midway between the north and south, Central Goa can be a wonderful option. You will be near the beaches in both north and south Goa if you do this.
4.    Examine Each Corner – Before looking Luxury Villas in North Goa for Sale, you should undoubtedly personally inspect the villa. Pay strict attention to every corner, especially if it has been closed for a while. Examine the interior of the rooms, windows, parking, and even the garden.
5.    The Interior – Most guests are impressed by the magnificent outdoor spaces found in many Goa villas and beach houses, which include lovely lawns, seating places, trees, and flowering plants. But don't forget to take a look inside as well. Are there enough bedrooms here for the whole family? Are these the appropriate size? Exist any balconies?
6.    Age, Condition Of The Property – Villas built today typically cost more. But, historically significant old properties often cost even more. Inquire how old the property is, and pay particular attention to its condition. Does remodeling or renovations require a significant financial outlay?
7.    Estimate The Potential Of Renting Out – If you intend to rent out the villa, make an estimation of the rent it might bring in. How far away are the well-known beaches? Are there any local bars, restaurants, nightclubs, or grocery stores? Are Indians or foreigners the majority of tourists?
8.    The Selling Price – If you intend to rent out the villa, make an estimation of the rent it might bring in. How far away are the well-known beaches? Are there any local bars, restaurants, nightclubs, or grocery stores? Are Indians or foreigners the majority of tourists?
9.    The Right Agent – Always work with a real estate agency that provides the full service, including understanding your needs, assisting you in finding the ideal property, helping you weigh the pros and cons, negotiating, preparing the documents, providing legal assistance, and a brokerage firm that also assists you in adhering to all local and state regulations.
Wrap Up
If you have the correct assistance, finding premium villas for sale in Goa that fits your interests and way of life won't be as challenging. While you will undoubtedly need to handle the fundamentals, such as creating a list of your options, on your own, you may reduce the effort by assembling a team of professionals who can handle the procedure while you simply sit back and relax. As these properties are created based on the preferences of others, it might be challenging to discover a ready-made location that meets your needs and obtain the appropriate property quotes.

The Wedding Planner (1/4)
An AU in which Fleabag is a wedding planner, and Klare and Claire have found the perfect Catholic church to get hitched in... 2510 words. Also on ao3.
"Do you want some of the communion wine?" he blurted out, wanting her to stick around for a little longer. "I can't throw it away because it's holy," he explained, "and I probably shouldn't finish the bottle by myself. It's a good vintage."
She cocked an eyebrow. "Is this the part where I say 'Sorry, Daddy, I've been a bad girl'?"
He coughed and nearly dropped the bottle. "'Forgive me, Father, for I have sinned' is more traditional," he managed, fishing out two glasses and pouring them both a liberal serving.
The priest was beginning to think that officiating a wedding for the first time was going to be more trouble than it was worth.
"I realise that there are certain things that are unavoidable in a Catholic wedding ceremony," the bride was saying in clipped tones, "but if you could just tone it down a bit on the... incense."
"Right," said the priest with an uneasy half smile.
"And maybe try to keep the prayers snappy and efficient. These are very busy people, you understand."
"OK." He shifted in his seat. "If you don't mind me asking, is there some reason you've chosen my church in particular?"
"It's the only Catholic church within five minutes' walk of the company's offices," answered Claire without hesitation, sweeping her immaculate dark hair behind one ear and frowning at her Blackberry.
"And it's beautiful!" beamed her effusive fiancé, who was inexplicably also named Klare. He seemed to have a positive opinion on everything he encountered, so the priest didn't judge the compliment as holding much weight.
"Oh," said Claire, clearly not having considered the attractiveness of the venue in her calculations. She smiled warmly at Klare, her brusque exterior melting away for a moment. "Yes, of course, it's..." she looked around the chapel as though she hadn't paid it any attention before. "It is beautiful," she said more softly, taking a private moment with Klare as she met his eye.
It was this, more than anything else, that convinced the priest to go ahead with the planning. To be able to celebrate love and to mark the key occasions in people's lives were the shining bright points in his quiet, peaceful career, and the love between these two was easy to see.
"I'm sure we can create a lovely ceremony together," he said with his most winning smile. "Are your family Catholic?"
She scoffed in a way that he was fairly sure she didn't mean to be offensive. "God, no."
"My family are old Catholic, very old," said Klare delightedly. "Many, too!"
"Yes, there are so very many of them," said Claire tightly, giving the priest a significant look that her blithe fiancé entirely failed to notice.
"The whole Korhonen family!" rhapsodised Klare. "So much blond hair that it will look like the sun!"
Suddenly, a matching his-and-hers cacophony of phone alerts began to chime. Claire and Klare both consulted their PDAs.
"It was so wonderful to meet you," said Klare earnestly, shaking the priest's hand in both of his as he rose to his feet. "I am so sorry that we have to leave!"
"Yes, right," said Claire briskly, pulling a small business card from her pocket. "I'm too busy and important to deal with this at the moment so you'll mostly be dealing with my sister," she said, handing it to him.
The card was emblazoned with the name "Hillary's Events", some contact information and, incongruously, an illustration of a guinea pig.
"She has my explicit instructions, so she should be able to handle it," continued Claire, pulling more cards from her purse, "but if anything goes wrong here's my work number, and here's my mobile, and this one's for my secretary."
"Oh, your sister's a wedding planner?"
"Yes, she is wonderful!" said Klare.
"She's good enough," said Claire with a tight smile. It was impossible to tell whether that was the highest praise that she was capable of giving or if her reticence betrayed genuine misgivings. "If she tells you anything about the hen do, it's not true."
"Well, congratulations on your engagement," said the priest politely, following them to the front door. "You must be excited to begin your marriage."
"It's a vestigial patriarchal tradition based on the handing down of women as property from father to husband," said Claire vaguely, looking at her phone again, "but it's what you do."
She flashed him another smile and they left. The priest managed to summon up a dazed smile in response to Klare's effusive waving, and then repaired back inside to find a stiff drink.
The CEO, customer service representative, creative director, office manager, head of human resources, tsar of morale, and sole employee of Hillary's Events was hiding under the desk in her office.
"M'lady!" hollered the lawyer through the keyhole. She burrowed further underneath the table, pushing a pair of shoes, a surprising amount of paperwork, and half a Mars bar out of her way.
A lunchtime quickie had seemed like an excellent idea at 3am when she'd sent him the original text, but the cold harsh light of day and one rapid but effective wank had dispelled the urge, and the prospect of trading half an hour of his loathsome company for some admittedly excellent sex no longer appealed.
A better adult, she reflected as she gave the Mars bar a sniff and began to eat it, would probably have simply cancelled their meeting and apologised, but if a successful businesswoman who ate a salad earlier couldn't do something grossly immature, who could?
Her desk phone began to ring and she groped blindly above her head to grab the receiver.
"Hillary's Events," she hissed into the phone. The lawyer continued his relentless pounding at the door.
"Uh, hi," said a voice on the other end, sounding confused. "I'm, uh, I'm calling about Claire's wedding? I'm the priest?"
Fantastic timing. "Great, thanks for calling," she whispered. "I'd like to send you over some bits about the ceremony to go over when you've got a moment."
There was a long pause. "I'm sorry, but why the fuck are you whispering and what the fuck is that noise?"
"Get back out here, you little minx!" shouted the lawyer at possibly the worst moment.
"If you're in the middle of something, I can call back some other time," said the priest, radiating discomfort over the phone.
"That's just a... colleague," she breezed, settling more comfortably in her hideout. "He usually tires himself out in a couple of minutes."
"Do you need me to call someone? The police, or..."
"No, Father, it's fine." She scrabbled around on her desk again and retrieved a pen. "What's your email address?" She uncapped the pen with her mouth and made assenting noises as she scribbled it down. Thankfully, the lawyer got bored at this point and left.
"AOL?" she teased gently, reading the address back to him. "I thought the Catholics were stuck in the 1690s, not the 1990s."
"Oh, fuck you," he laughed.
"I hope you're going to swear this much during the ceremony. It would certainly liven things up."
"I'll try to keep a lid on it. I get the impression your sister wants it to be... efficient."
"Yes, she was very specific. Brides don't usually give me binders that are colour-coded and have bullet points and subheadings."
The main instructions that Claire had left her with, other than the binder, were "don't fuck this up," and "the priest is quite hot, don't make it weird." She had to admit, he did have a nice voice.
"How long have you been in the wedding planning business?"
"A few years. I started it with my best friend, but she's... it's just me now." She paused for a minute and let the wave of grief hit her and then recede. "I need to come and check out the space sometime," she said, businesslike. "When's good for you?"
"I've some time this afternoon after Mass?"
"Great, I'll meet you there at four."
It was a few moments after she hung up the phone that it occurred to her that she could emerge from under her desk and sit in a real chair. Hillary and Stephanie had the run of her desk at the moment while she refreshed the sawdust in their cage, and they were enthusiastically nibbling on Mr. and Mrs. Dollner's silver wedding anniversary invitations.
"Let's put you back," she murmured to them, brushing some tiny rodent poops off a stack of place cards. "Mama's got to get to work."
The priest was just saying his farewells to the last few stragglers when Claire's sister walked through the door. She was easily recognisable, both due to family resemblance and the fact that, strangely, she looked exactly how she sounded on the phone.
"You must be the wedding planner," he said, greeting her with a handshake.
"You must be the priest."
"I guess this is a bit of a give-away," he said, gesturing to his robes.
"You're either a member of the clergy or you've got a very specific fetish," she breezed, walking past him to survey the church. He gaped at her for a moment and then shook his head and let out a laugh. She looked back at him over her shoulder, a pleased twinkle in her eye.
She strode along the aisle, gesturing around with an assessing air. "It's a pretty straightforward set-up. Flowers at the ends of the pews, videographer here, photographers here and here, string quartet up here. One bridesmaid, one groomsman."
"You've got this down to a science, wow."
"I've learned through trial and error that you can half-ass up to 80% of a wedding before anyone notices."
"That's... good to know."
"Do you have any of these," - she gestured up and down at his robes - "in some other colours? The scheme has a lot of purple in it."
"I have just the thing," he said, ushering her through into his office. He pulled his favourite purple robes out of the wardrobe and held them up for inspection. Drawing a card of swatches from her handbag, she squinted at them and then gave an assenting nod.
"Right, I think that's all I-"
"Do you want some of the communion wine?" he blurted out, wanting her to stick around for a little longer.
"I defy you to tell me the difference."
Sitting down on an ancient chair and gesturing for her to do the same, he chuckled. "Well, fuck, you've got me there. You only have to say that if you want to confess your sins to me, anyway. Which you're welcome to do, if it helps."
"Can't," she said wryly, taking a sip and relaxing onto a chair. "I've sworn a blood oath to never reveal what happened on Claire's hen do."
"Lots of sinning?"
"Tons." She swirled the wine in her glass and held it up to the light. "The blood of our lord and saviour is pretty tasty."
"I take it you're not religious."
"Afraid not. I won't burst into flames, will I?"
"I don't think He would mind," said the priest, making a vague gesture at the ceiling. "You're doing God's work, after all."
"Wedding planning?"
"He's quite into marriage, on the whole."
She snorted. "Makes one of us."
He leaned back in his chair and stifled a laugh, enjoying the enigma of this contradictory woman. "You made a fucking strange choice in profession, then."
"I find that the fact that I don't believe at all in the institution of marriage really helps calm people down."
"You know, the Bible says that-"
She cut him off with a wave of her hand. "Yes, the Bible is very clear that marriage is a sacred and beautiful union between a man and one or many women."
"So cynical!" he crowed, throwing his head back in laughter. "I was going to say that it says that a cord of three strands is not easily broken."
"Are you inviting me to a threesome, Father?" she smirked, her lips stained a tempting red from the wine. "Because I'm not saying no."
"No," he said, shaking his head. "I'm saying that the way you help to join people together makes them stronger."
"On average, marriage knocks 1.4 years from a woman's lifespan, and adds 1.7 years to a man's."
"So that's a net gain of," he waved a hand vaguely, "0.3 years!"
"That's one way to look at it."
"Don't you see anything wonderful in what you do? You're helping people to celebrate their love!"
"In the most meaningful and legally binding way. Tell me, why do people choose to make the most significant expression of their love predicated on a legal construct that the government can take away from them at the drop of a hat?"
"The protections that marriage can afford are-"
"If I fell in love with a woman and wanted to marry her, there are only 28 countries in which that marriage would be legally recognised. If I'd fallen in love with someone of a different race, that marriage would have been illegal in some countries until the late 20th Century."
"You've put a lot of thought into this, haven't you?"
She put a foot up on the wooden chest in front of her, really getting into her stride. "That's not even taking into account the children who are forcibly married off to men twice their age, the women killed for not being virgins on their wedding night, and the fact that spousal rape was technically legal in this country until 1991." She took a gulp of her drink. "This isn't some abstract philosophical problem from the past, this is something that's happening to real people right now."
"So why-"
"I guess... I grew up thinking that marriage was some bizarre thing from the olden days that we didn't have to do any more, but then when I was an adult all my friends started getting married, and it meant something to them."
She looked down at her hands, clasped around the glass. "I think the thing that it means to them is beautiful."
"So you do believe in love."
"Absolutely, it's just that it sometimes feels like I'm shoving a princess into a white dress so I can send her off to live in a dragon-guarded castle."
"That sounds fucking amazing."
"Sorry, that was a bad example."
"Don't you find it beautiful that for thousands of years, people have chosen to celebrate their commitment to each other in front of their community?"
"If you think it's so beautiful, why have you chosen a profession which forbids you from getting married yourself?"
"I am married... to God," he mumbled, aware of just how that sentence sounded.
She screwed up her face. "Ugh."
He buried his face in his hands. "I know!"
"Just... ugh."
"Fuck, I can't believe I said that out loud. I really wanted you to think I was cool."
"Sorry, Father, I think that train has sailed."
"No, no, no, no, the wedding's not for another few weeks, I have time to convince you."
"I'll drink to that," she murmured, and then she did.

After such a hectic night,  we reach the warehouse and we're asked to show off our diamonds to prove we're members.  All of us forget this fact though,  showing this poor guy some zombies and a whole bag of organs before we realize what it is he actually needs.  A little embarrassing,  but we turn in our goods and collect our reward;  bidding the Rattlesnake Rascals good-bye.  We make plans to go see a construct fight before we leave,  but after a day of shopping,  we promptly forget the cool thing we could've done and make our leave.  We get back on track,  promising each other that there's going to be absolutely no more detours;  and follow the map through another valley and along a desert stream.  A plume of smoke rises in the distance,  but there's something off about it.  What was that about no more detours?
Soon enough,  Amelia leads us to a secret door beneath a rock and we find a trio of dwarves working over a cauldron.  They're not exactly thrilled about a bunch of outsiders in their hideout and when we refuse to leave,  they get aggressive.  We mercilessly bully these boys until we trap them in here,  going topside to plug their chimney to slowly suffocate them.  While we were thinking they were brewing questionable potions that we could've snatched up the recipe for,  it turns out it was little more than a moonshine operation.  Yet again,  we prove ourselves to be complete dicks for no good reason.  After a few more days of travel,  we find ourselves in a small town in the middle of nowhere.  It's a bit arid in these lands and this town's like something out of a western movie.  There's hardly any people around though,  so we follow the sounds of frantic yelling nearby.
And there they are!  We're pulled into their meeting,  all of them accusing one another of being werewolves.  The town drunk is the main accused today,  desperately trying to plead with the crowd that he didn't do anything wrong.  But somebody else claims that they saw him meandering about at suspicious hours and the robber confirms this.  He saw the drunk stumbling around while he was busy breaking into some houses,  so he could also confirm the alibis of some of the people who claimed they weren't out that night.  The seer also throws her judgment against the drunk and with all the odds stacked against him,  the town has him executed.  Afterwards,  a strange,  old lady approaches us to discuss what happened.  She tells us of what's been going on in town the past few days and warns us that we should leave as soon as we can.  Something strikes me as odd about her and it's at that point I realize she's the werewolf,  but I need to know if there's more.
While TT goes off to buy herself a gun,  Owkbanok hits up the local inn to get us some rooms...and finds himself some new company.  A cute bartender by the name of Noah flirts with him for awhile and asks him about what it's like outside the town,  wistfully wishing he could leave too.  Meanwhile,  Amelia helps me investigate the corpses of the three townsfolk who were accused of being lycans.  There's Jimmy,  the drunk;  a young girl,  and an older woman.  While the old woman is diseased,  it's not lycanthropy.  None of these people had it,  so we leave to alert the others so everyone can be on guard.  By the time we reach the bar,  TT's already drunk and showing off her new double-barreled pistol.  She's successfully scared the shit out of all of us as she swings it around carelessly,  but with the stress of a literal werewolf on the loose;  I decide to get drunk with her and Amelia soon joins us.
Owkbanok makes his leave with Noah for some private time and the rest of us file to the yard behind the bar to play around with the gun.  We're all decent shots...except for Amelia,  who just grazes the bottles we've lined up to shoot.  Instead of keeping our eyes on the target,  which was the ranch that our treasure map has marked an X over;  me,  Amelia,  and Inami sneak off for some much needed stress relief and TT orders some room service for her and Cayde.  Come morning,  it's another town meeting to determine who the werewolf is and with Owk being gone all night,  we're worried he's dead.  But luckily,  he shows up at the meeting with his new boy toy and the discussion begins.  We're all tired of the back and forth,  so I tell the people I can find their werewolf with no problem.  I tell them all to line up so I can inspect them,  but this sparks some outrage,  especially from the old lady we spoke to yesterday.  I know she's the prime suspect,  but a little suspense goes a long way.
When everyone still refuses to do as told and starts pointing fingers everywhere,  TT fires her gun off above their heads and demands they get in line for me.  The intimidation factor works as they all file in immediately.  I begin my inspection,  looking each and every one of them over carefully.  There's not a single other lycan here except for the old lady,  Lenora.  As soon as I call her out,  she starts to protest,  but we have evidence against her.  Besides the physical signs such as blood underneath her fingernails,  the woman sleeps all day,  so what the hell is she doing at night?  She can't argue that,  but tries anyways,  so TT puts a silver bullet in the back of her skull.  With that,  the town's werewolf problem is solved.  It's finally time for the treasure we traveled two weeks here for!  And it's in the wealthy ranch where nothing will be as easy as walking onto their land and digging a hole.
This requires a bit of finesse.  And by a bit,  I mean a lot.  So what better team to take on the task of casing this place before a midnight assault than TT and Cayde?  They're the sneakiest of our party,  so we have no doubt they can handle this task while the rest of explore the rest of the town in case of more werewolves or other exciting secrets.  They manage to take note that the grounds of the ranch are chock full of servants and servant housing.  There's no basement entries into the actual house itself,  but there's several above ground entrances we could use to sneak in.  So TT orders Cayde to stay outside and if he hears her servant bell go off,  he's to run away and hide.  He does as told,  taking shelter in a nearby bush to wait while she slips inside.  She gets familiar with the layout of the place,  but there's a lot to remember.  Considering the family's wealth,  their home is huge and as of currently,  it's full of people.
Besides the servants,  the family themselves are here and according to some of the townsfolk,  the Hillcocks never leave their property.  Suspicious as fuck,  but TT carries on up the stairs to look for any rooms of importance.  She finds the family's office,  but upon picking the lock,  she triggers a magic alarm.  What is assumed to be the man of the house,  William,  races up to check it out with one of his servants.  He orders them to keep watch and once gone,  TT slips up to the servant to tell her to stay quiet.  She opens up to her,  letting her know that she's a slave too,  but unfortunately for her;  these servants aren't slaves at all.  A little startled by that and with no other choice,  TT stabs her,  but it's not enough to kill her.  The servant alerts William to TT's presence and with some successful casting on his part,  he manages to charm her.
He talks her down,  asking why she's even here.  TT lies,  stating that the townsfolk hired her to come poking around to see if she could figure out their werewolf problem.  William takes the story for what it is for the time being,  leading her downstairs to have a "chat".  Before she was charmed though,  TT rang her servant bell to alert Cayde,  who possibly now holds her fate in his paws.

So my mom fell in love with this house outside town
It's in the middle of nowhere and on a corner lot about a half block from a very very very old church and some woods
And it's built in 1901 with a wrap-around porch and a wood fireplace. The listing boasts pocket doors on the formal dining room. Four bedrooms, one full bath one half bath downstairs. (usually means a toilet in a closet off of the kitchen.)
But it's been listed for sale since may of 2018 and listed again without sale since this last may again
No photos of the inside on any realty site. Realtor said it's cause there were tenants inside renting it. Turns out that's bullshit. There were never any pictures taken of the inside cause it's not a "Victorian Charmer", it's beyond a fixer-upper. It's a money pit. All the realtor told us when we first called about it was, "coal furnace (good thing, coal is cheaper than oil), cast iron radiators, and a 100amp electrical service" (that's bad and dangerous, modern houses run on 200amps, installing an upgraded box can cost $3,000)
Yesterday we had an appointment to go see it but the realtor canceled and rescheduled for tomorrow. My mom snuck out there anyway and took pictures of the whole property and snuck up to doors and took pictures of what she could see inside.
There's holes in the walls, no storm windows on the house, screens in the windows all over the house are ripped, there's two old sheds on the back of the property that look like something out of the Texas Chainsaw Massacre. The "back covered patio" from the listing is actually a shack with REALLY old fashioned fiberglass "walls" built onto the house, and the window on the back screen door TO the patio from the yard is actually busted with broken glass everywhere. And there's an old entrance door on the side of the house that leads to nowhere with a metal bar over it cause someone removed the stairs at some point and just left the fucking door there.
Just now, my vet's assistant who my mom is friends with, told us that when she looked at the house when she was moving last year, the floors were all rotted out and buckled inside from being "soaked in cat piss".
So I'm fuming, I'm still going to see it tomorrow but I want to rip the realtor and the owners' heads off for trying to sell a property they obviously had no intention of taking care of when they lived there and trying to get $87,500 for a "Victorian Charmer" that may need $40k worth of repairs. We have no idea how long it's really been vacant, given it's "for sale by owner" and not a bank. We don't know how old the furnace is, when it was last serviced, what kind of water heating it has, what shape the pipes and plumbing are in, what kind of wiring is in the walls, what shape the foundation is in, why there is a giant hole in the dining room wall covers with wallpaper, how long it's really been since someone lived in it, and how the fuck it passed an inspection to be legal to sell as a dwelling. I want to speak to the appraiser and the delusional owners who think someone has to pay them 80k for something like that. Honest to God, fuck you, pay ME 80 thousand dollars to take this shithole off your hands.
It'd be better if it was just haunted, honestly. I could deal with that.
On top of this shit, I gotta worry about getting a real job to pay for it, getting approved for a loan, and not having the offer rejected once that's all done cause you could go through the hoops of checking out houses and applying for financing and shit only to have the current owner reject your bid.
Forreal tho look at what my mom took and tell me you'd be able to keep a straight face on a walk through. I'm devastated. The "witch house" pictures I posted last week from the original listing are so misleading 😒

TRUELY CUTE
After 1 day that quickly turned into 2, then 3 and finally four, it was time to leave Monopoli. It is a gorgeous old town full of winding narrow alleyways, a small cove of a sandy beach well patronised, some excellent restaurants, a little fishing harbour, many magnificent baroque churches, grand buildings and happily some locals.
Like all beautiful towns/cities it attracts the masses (us included of course). Here is the age-old dilemma. As tourists we all want to experience the authenticity of such a place and in doing so slowly erode that authenticity. The ‘invasion’ of this town by tourists is in its infancy but we heard a number of times that due to the recent popularity of Puglia, Monopoli has changed significantly in the last 5 years. Of course new hotels can’t be built in the old town so opportunities abound for people to convert old buildings into apartments thereby flooding the town with tourists in summer. Apparently in winter it’s quiet and deserted. Of course with the influx brings many opportunities for tradies converting and renovating buildings, establishment and growth of businesses etc. But we as tourists continue to spoil what we love. So I guess the message is get here fast before Monopoli becomes another Dubrovnik because it’s only a matter of time.
Anyway we absolutely loved our experience there and will take away happy memories from it.
Had received a couple of recommendations of places to visit but a quick breakfast before heading out of town. The breakfast arrangement with our apartment was to hand over a token to the downstairs cafe in exchange for a modest but adequate breakfast. Coinciding with the serving of our croissants, tea and juice was the arrival of the sewer cart. Not sure if this was a regular clearing visitation to the house 10 metres away or a one off blockage. It smelt like there’d been no clearance since it was occupied by the Byzantines. Luckily we could retreat into the cafe where the sympathetic owner whacked on the fan and air conditioner, he himself peeved as no customers in their right mind would come within 100 metres of his restaurant with that stench pervading the air.
Wheeled our luggage 300 metres and I minded it while Chris fetched the car. Followed our well rehearsed packing system and headed to Alberobello about 30 kilometres south west of Monopoli. This region of Puglia is famous for its truilli and Alberobello is truilli central. Truilli are drystone conically roofed houses. The oldest surviving ones date back to 16th century. Various stories claim they were built for storage or as temporary accommodation that could be quickly dismantled when property tax collectors came to town. If only we’d known this prior to renovation Fergie Street. We could have replaced our cottage with a truilli and dismantled it at valuation time significantly reducing Yarra Council’s hefty capital improvement rates. Splendid plan.
Once you get to the region the truilli pop up in singles, pairs or clusters that look like a family community. They are squat round buildings with stone conical roofs with a cup shape top filled with a little ball. I couldn’t decide if they looked like pert breasts or tagines scattered through the fields. They also looked a bit like a man made version of Cappadocia.
Alberobello has the historic centre full of them so we parked up and braved the heat to explore. On the right was a little village of them all pretty and clustered together, maybe a 100. They were all beautifully painted white or left stone with the little ‘areola and nipple’ on the top painted white. We wandered through the heat for a while admiring their hobbit home like quality. Crossed over to the other side of the Main Street which was a far more touristy affair. Lots of little shops selling tea towels, fridge magnets and you know the rest. Probably another 200 more over this side too and happily all in excellent condition. One was furnished and open for inspection so we went in. Straight into the small windowless main room that housed a double bed, fireplace, tv and small table. Off that room was another pokey windowless single bedroom. And that was it. Not sure where ablutions were undertaken but no sewerage cart required there.
Now about 36 degrees with the heat bouncing off the white flagstones and very little shade. Back to the car with lunch on our mind. Next recommendation was Martina Franca a hillside town once again only 30 minutes away. On arrival we had had the usual confusion about parking metres but finally worked out parking between 2pm until 5pm was free. Guess demand is reduced because Italy still enjoys its siesta.
Short walk to the main historical centre and went into the massive church while it was open. A bit of a cold impersonal interior so a quick whip around was all that was required. Meanwhile a lot of activity with lights for Fiestas being put up through town. This was also happening in Monopoli so we assume August is not only crazy with tourists but also with fiestas. After last night’s delicious pizza we went in search of another. Unfortunately not in the same league but it did the job.
While it was a grand town we didn’t feel particularly drawn to it so back in the car again to our third recommendation Ostuni. Chris has got this left hand driving down pat and the little Fiat Punto gets is there, not in a hurry, but eventually. The drive was an easy one (says she with all the bravado from the passenger’s seat) with flat A or B roads carrying little traffic. Truilli sightings continued for most of the 24 kilometre drive along with olive groves, peach/nectarine and apple orchards, little vineyards for nonno’s grappa and fields of tomatoes and melons. Occasionally there were some cattle gathered under trees for some respite from the 36 degree sun.
While on the move I checked out some accommodation in Ostuni and one looked a winner. Only reservation was it appeared not to have a window and we both love fresh air through an open window when we sleep. So we programmed it into Narelle thinking we would check it out on arrival. Missed it on our first lap of Ostuni but second time around got lucky. Parked right out the front but it looked to be an Air BnB with the front door shut. But our timing was good as some other guests were arriving as we got there so the ‘receptionist’ showed us the room. We were in luck. Not only was it on the ground floor but it was huge and beautiful, reasonable and with an opening window. The remainder of the house was available for guests too which included two connected sitting rooms leading out to a balcony and below that a lush garden with sun beds. It was 100% perfect. No hesitation in taking this one. Not often do you land one so tasteful, in such a great position (10 minutes amble to the old town) and so reasonable. Even got lucky with the parking with a free park 10 metres along the road. Sometimes it can be a little wearing such as the frustrating hunt in Fazana while other times they land in your lap.
A bit of down time, Chris watching the Roos beat the Hawks while I had the peaceful garden all to myself for blogging.
Receptionist recommended a restaurant in town and booked it for us. The restaurant setting was lovely under a vine covered terrace allowing a cool breeze to temper the high 20 degree temperature. The dishes we ordered we great, both spaghetti one with vongole and the other with mussels. But the service bazaar. There were 6 staff and about the same number of tables but to get their attention to do anything was hard work. They had no tonic so I though I would go the shandy option. Nup. No Sprite. So tried a sip of their rosé by the glass but you could have run a Vespa on it. Waitress wanted us to order on the pretence people were coming into the restaurant and they would be busy so she got a bit pushy. As it happened by the time we left there were only 6 tables full with about 15 empty ones so we couldn’t figure out the rush. Then ordering was a bit tricky. Because we had only finished our lunch pizza at 4pm we were only after the Primi course but there weren’t any listed in the menu just the price range and not a Specials Board in sight. Managed to extract the choices from the waitress who seemed disheartened that was all we were ordering. I guess it comes as a surprise as Italians can really graze. They think nothing of antipasti followed by Primi course and then Secondi. Still we enjoyed the food, ambience and just have to put the rest down to cultural differences.
Pottered about town and found a bar with locals only. Enjoyed a duet of a female singer and the bloke playing sax. They were many notches above the Fantasy Duo of Vrsar. Finished the night off by checking out the Cathedral up the top of the hill and a jumper purchase for Chris. Enjoyed and exchange with the boutique owners who said they’d noticed a lot more Australians in Puglia in the last few years. We told them to expect a lot more as Puglia features highly in Australian travel magazines and travel supplements.
Ostuni was in party mode when we headed for home at midnight. The handsome town square was buzzing with people enjoying sitting out, the old town streets were busy with night time strollers and the grand buildings created a majestic backdrop to all the tourists at play.

From Mortgage Broker to Moving Day - 7 Steps to Your Dream Home!
Tumblr media
Buying a home is a fairly standard process and barring unforeseen circumstances, should go smoothly if you have a comprehensive checklist of things to expect and do.
ou may want a condo, or you may only qualify for a "high-risk" mortgage - those are details that you, your realtor, your mortgage broker and your family can delve into at the appropriate time; the details may be different from person to person, but the main ideas the same.
7 Steps to Your Dream Home:
Find Your Broker and Realtor
Finding your realtor and mortgage broker should be an easy task, but it may require a bit of research. The qualities of the best realtors and mortgage brokers are:
Great references (word-of-mouth is key) Proven track records Willingness to build a relationship and have Repeat clients Located near to the area you are moving to
Pre-Approval
You and your mortgage broker will be old friends by the time this process is through. After calculating your current debt, monthly salary, and other odds and ends, your mortgage broker will get you pre-approved for your mortgage. This will give you the approximate amount you can spend on your home. There's no point in shopping for a house you can't afford. When calculating your monthly mortgage budget, make sure to take into consideration that you will also be paying for: • Property taxes • Home Insurance • Condo fees (if applicable) • Utilities • Monthly living expenses • Miscellaneous items
You may want to reduce your budget after calculating your monthly expenditures versus your incoming cash flow.
House Shopping
This is the often stressful, but definitely fun part of the experience. Now that you have a budget, you will want to create your list of "must-haves"; the deal-breakers in your new home. These are necessities for you or your family as well as items you feel will add to your quality of life: number of bedrooms, proximity to schools and shopping, fireplace, garage, air conditioning, etc. Once your realtor has your budget and your Must-haves" list in hand, he or she will be able to find you several houses in your neighbourhood of choice to view. Don't be afraid to visit as many houses as it takes to find the perfect dwelling.
Making an Offer
After you choose your perfect house, you can then make an offer. Your realtor can advise you on the right price to come in at. Your offer will be subject to financing which means that the seller has to make sure that you have been approved for the cost of their house. As the buyer, you will also have conditions on your offer such as an agreeable possession date and a property inspection, as well as any other conditions you feel are fair. You may want to change your price if the property inspection is sub-par or rescind it all-together.
SOLD!
If your offer is accepted, all conditions are met, and your mortgage broker and financial institution have worked together to secure the monies needed to purchase the house, you will have a visit or two to your lawyer's office to sign on the dotted line and agree to transfer of ownership on a specific possession date. Your broker or financial institution will have a home appraisal done as well to make sure that your prospective abode is worth the price you're paying. You will also be working closely with your mortgage broker to create the best mortgage payment schedule (monthly, biweekly, weekly) based on your monthly income and current mortgage rates.
Moving Day
As your date of possession nears, you will have to start organizing your move. About two months out you should arrange a moving company or truck rental. Go with a company that has good recommendations within your community. This is also the perfect time to go through all of your possessions and have a garage sale or donate items to a charitable organization.
Your moving checklist should include:
Complete school transfer paperwork (if you have children) Submit a change of address form to your local post office Scheduling a service disconnection and reconnection at your new address Pack items that aren't used regularly
Before you go, decide on which items you will want to transfer to your new home yourself and confirm your truck about a week before moving day.
First Payment
Your first mortgage payment will be at the end of your first month in your house. Your sherwoodmortgagegroup  payment schedule will have been previously determined with your mortgage broker. Now is the time to organize, meet your neighbours and get acquainted with your new neighbourhood.

Give your Building Issued an Instant Solutions with Remedial Builders Sydney
If during a routine inspection of your building, concrete spalling and concrete cancer are discovered, you don’t have to tear down the whole structure to rectify the problem. The solution is to find reliable remedial builders Sydney. They are the antidote to your building problem.
Tumblr media
Concrete Spalling is Nature at Work
It is a fact that any manmade structure can deteriorate over time. This is caused by a combination of many factors that are out of our control. Concrete spalling for one is a natural phenomenon that is caused by exposure to the elements, mainly moisture that weakens the structure. In a way, this is nature’s doing of returning to earth what is built upon them.
However, for commercial and residential structures, you cannot return it to nature this early. You need to find a solution because continued penetration of water will cause the surface or top layer of the concrete to chip, delaminate and flake. When you do not arrest concrete spalling the building will collapse and fall into shambles.
What you need are remedial building services from Engage Construction. Their proven remedial methods can treat the spalling and prevent further deterioration of the structure. The job of remedial builders Sydney does not stop at stopping the spalling. After the problem is addressed, they work on repairing the damages to the structure to return the building in its pristine condition. This job includes applying architectural finishes to restore its beauty.
Tumblr media
The Case of Concrete Cancer
Another issue that many building owners are facing is concrete cancer. Like in human beings, early detection is the key to solving this problem. Concrete cancer is usually caused by neglect and use of poor construction material and substandard construction work. When the steel bars that are reinforcing the concrete is not encased correctly, they can be susceptible to rust. The rusted bars will expand causing the surrounding concrete to crack and chip away, exposing the bars. This destructive process will carry on if without intervention.
This is what Engage Construction specialties are in remedial construction. They apply steps to arrest the spread of concrete cancer by removing all the damages materials and exposing the steel to treat them with anti-corrosives. They will restore the integrity of the building once they have addressed the bars and apply necessary decorative finishes to give it the most attractive street appeal.
Façade Remediation
Engage Construction also offer façade remediation that will prolong the lifespan of your asset. Your property will increase its value if you upgrade the façade with new coating and enhanced finishing. With proper repairs on the building like replacing the lintels and repairing the bricks will return your building’s old glory.

Top 2022 Home Improvements to Enhance an Evolving Lifestyle
Home is more than just where the heart is. Whether creating an office, a socially distant gathering space, or making room for a loved one to move in, people are using their homes in ways they may never have before. Experts predict homeowners will focus on upgrades and home improvements that fit this evolving lifestyle in 2022 and beyond. In fact, the Leading Indicator for Remodeling Activity from Harvard University’s Joint Center for Housing Studies predicts a steady and significant rise in remodeling projects that is projected to reach $401 billion of annual spending by the third quarter of 2022.
If you’re looking to make some moves with home renovation projects in the New Year, here are five trending upgrades for 2022 that will have a lasting impact.
Refresh the staircase
You probably don’t spend much time using staircases compared to the rest of the house, so staircase design isn’t likely to top of mind. However, if you have dated carpet on your stairs, you have a prime opportunity to revamp a central component of your home for a small investment. It could be as simple as installing new treads, selecting new paint for the walls, and maybe a new stain on the trim. To go the extra mile, local ironworkers are happy to custom fabricate a handrail. If you have kids in the house or older family members moving in, keep safety in mind on stairs to help them navigate your home with ease.
Modernize the bathroom
It’s amazing how the right paint and new hardware can revitalize a row of sad old cabinets. With no major construction involved, you can transform your bathroom vanity over the course of a weekend. Select new hardware that looks bold and stately (think chrome bars, not little plastic knobs) to match the tones in your countertop, and remove the cabinets and give them a fresh, neutral shade. If you’re over the white-on-white bathroom look, try a dramatic dark finish that will make your new hardware and fixtures really pop.
Install new flooring
Flooring is quite literally the foundation of design, so it must strike a blend of fashion and function. Research flooring with a good combination of durability and timeless aesthetics, like the Duravana hybrid resilient flooring, a waterproof and eco-friendly product exclusive to LL Flooring. Duravana’s range of styles is designed to replicate the natural color, grain, and texture of real hardwood, with more unique plank patterns than traditional vinyl plank or laminate. Plus, its easy-click installation makes it DIY-friendly. Learn more at LLFlooring.com.
Organize the mudroom
A little bit of organization in an entryway can make a huge difference in the functionality and flow of the home. Start with simple shoe and boot storage, like a DIY bench or wall rack, so those items don’t spill out to hallways and bedrooms. Wall hooks are helpful for when guests arrive. And if you don’t have a true mudroom, a bit of wall-mounted storage can make even the slimmest entryway feel intentional and inviting.
Define outdoor spaces
Once the snow melts, adding a dedicated lounge to your back or side yard can feel like adding a whole room’s worth of square footage to your house. It could be as easy as a new patio set and a fire pit with some gravel or simple flagstone landscaping. Gabion baskets, framed with good-looking lumber, can be made into a simple divider or group seating. Pergolas with climbing plants continue to be popular. This outdoor space can become a year-round retreat that everyone will love. (BPT)
