New York City recently postponed plans for indoor dining, citing the rising cases of COVID-19 in other parts of the country where bars and restaurants are being asked to shut down again. Until dining rooms can safely open, Danny Meyer’s Union Square Hospitality Group will be using three venues — Marta, Intersect by Lexus, and the Union Square Events catering kitchen — to prepare meals to be distributed in the South Bronx through ReThink Food’s Restaurant Response Program.
Meyer says the community meals are to get employees used to the kitchen again before business reopens. “We really want to activate our kitchens,” he told NRN. “I don’t want to start from a crouch position. This is our version of spring training.” Brookfield Properties, which is partnering with USHG on the project, chose the South Bronx because — deep sigh — they are building the borough’s most expensive development there. “We chose to focus on the South Bronx because, first, it has been particularly hard hit by COVID-19, but also because the Bankside project is there, and it’s one of the largest private investments undertaken in the neighborhood,” said a Brookfield spokesperson. In case you thought this was just about charity!

How can established small businesses -- not startups -- get access to capital?

Running a small business is never easy. Even after 11 years, Allegra Derengowski can’t count the number of financial challenges she faces.
As the founder of Birchtree Catering, which runs out of a shared space in Frankford, Derengowski said she’s constantly trying to scrape together enough cash to cover things like paying off her startup debt or hiring experienced staff.
“That’s kind of a trap that a small business can fall into,” she said. “We didn’t start with any capital, we just built it up. So we’re just trying to make it work.”
Derengowski knows others are in the same boat. Embedded in Philly’s community of entrepreneurs, she’s on the board of the Sustainable Business Network, a graduate of the Goldman Sachs 10,000 Small Businesses program and an alum of various courses at the Enterprise Center in West Philly.
Through all of this, she’s noticed a phenomenon that she finds problematic:
There seems to be a lot of funding available for small business “growth,” but what about those who have struggled to learn the business and need financial help to keep surviving?
Derengowski submitted that question to Billy Penn via Broke is Listening, our series asking people what they wonder about economic mobility in the city.
In advance of the Broke in Philly reporting collaborative’s free event called Funding the Hustle, set for Thursday, July 18, at the University City Science Center’s Venture Cafe, we explored Derengowski’s question.
Here are some answers, and a list of ways for established biz owners to access capital they need.
Do startups have access to more independent funds than already-existing businesses?
Judy Wicks, founder of the Sustainable Business Network, told Billy Penn she hasn’t personally noticed this phenomenon — but she wouldn’t be surprised if it were true.
“It probably is the case, that they don’t get the attention because it’s not new and exciting,” said Wicks, who launched the original White Dog Cafe and cofounded Urban Outfitters, back when the fashion behemoth was itself a small business. “It’s the sickness of the brand of capitalism.”
Wicks goes out of her way to support Philly’s stock of established shops. She runs the Circle of Aunts & Uncles, which offers low-interest loans and social capital to entrepreneurs that have been open for at least six months, no less.
Her program gives priority to women and people of color — sorely needed in Philly, which ranks ninth out of the 10 biggest cities for minority ownership.
“We try to support local entrepreneurs already building our economy,” Wicks said. “Those are the kinds of businesses I value.”
Another Philly program has a similar focus. The Merchant’s Fund offers “stabilization grants” from $500 to $10,000, only open for entrepreneurs that have been in the game for at least three years.
As one of few easy-to-find funding sources for toddler-aged businesses, the application process is admittedly crowded.
“There is no guarantee of an award,” the website reads. “We recommend that merchants explore other funding sources simultaneously to the grant application process.”
So the private grant game is competitive. What’s the city got to give?
Per Department of Commerce spokesperson Kevin Lessard, there aren’t really any public grants — for new or existing businesses. But there are other opportunities that might help:
And if you’re looking for something from the city that’s not on that list, you could try contacting a business services manager, who’s assigned to help businesses navigate city services. (They’re also bilingual, BTW.)
All that’s well and good, said catering company owner Derengowski, but she still wishes there were more general cash advances available for long-term businesses — instead of funding programs allotted for specific uses.
Still, she said, it’s progress.
“I will say I think the city has changed a lot in the last 10 years, in terms of having available resources,” Derengowski said. “Things are getting much much better than when I started out.”

Carl Dranoff Breaks Ground at Broad and Spruce at Last

The Arthaus condo is the same project he announced to much fanfare almost six years ago, only different.

Today’s midday ceremonial groundbreaking for the Arthaus, Dranoff Properties’ new 47-story condominium tower at Broad and Spruce streets, was at once a triumph, an anticlimax and another testament to the perseverance of Carl Dranoff.
It also had an element of déjà vu about it, for it was just over five and a half years ago that Dranoff announced he was going to build the city’s tallest residential building, a 47-story hotel/condo combo, at this very site.
A little over a year after that, the building at 309 South Broad, the longtime home of Philadelphia International Records, fell to the wrecking ball along with two other buildings to its south.
And there the hole sat for the next four years.
And while it sat there, Dranoff was busy reworking the project so that he could get it off the ground.
After general praise for the project at a Kimmel Center ceremony, the assembled dignitaries went across Broad Street to the construction site for the ceremonial groundbreaking. Which is what made today’s groundbreaking an anticlimax, for the real groundbreaking had taken place last month when the heavy equipment showed up at Broad and Spruce to start work on the building’s foundation.

Like the original tower, this pure condo project is designed by Kohn Pedersen Fox and will rise 47 stories above Broad Street. Unlike the original, this tower will lack a hotel component, and it will rise only 524 feet rather than 567. Even at the old height, however, it will no longer be the tallest residential tower in the city when it’s finished: that honor will belong to The Laurel, Southern Land Company’s apartment/condo tower at Rittenhouse Square’s northwest corner.
Assuming the Laurel is finished by the fall of 2021, when this building should open its doors, that is. Perhaps with that project in mind, Dranoff waited until the earth really was moving under his feet to invite the dignitaries over for the formal groundbreaking. (Foundation work on the Laurel finally began two weeks ago, a little more than six months after the formal groundbreaking.)

As the renderings of the original and revised projects should make clear, there’s more than a little family resemblance between the two KPF towers. Dranoff explained the differences this way;
“After we got all of our approvals, we spent three years designing it as mixed-use. We realized at some point that we could build a very, very good condo and a very, very good hotel, but neither would be the best.”
Another factor that may have led Dranoff to shift gears: failure to receive a Redevelopment Assistance Capital Program grant for the hotel component from the Commonwealth of Pennsylvania. “That turned out to be a blessing in disguise,” he says, “for it led us to produce a better project overall.”

What Dranoff did in the wake of this was send KPF back to the drawing board to produce a condo-only project. The result was in effect the original tripartite tower with the hotel rooms turned into condo apartments. The revised project will have 108 of them: 58 two-bedroom units, 47 three-bedroom units and three penthouses with private garden terraces.
Thus residents at the Arthaus will enjoy not only the amenities one now finds in a luxury condominium — a 75-foot heated indoor pool, a dog park, an outdoor terrace with grills, fire pits and seating areas, a dog park, a fitness center, use of a chauffeur-driven town car, a 24-hour concierge desk, a library (curated by Dranoff’s favorite librarian), and a dining room with a demonstration kitchen — but also those found in hotels: A sauna, steam rooms, showers and locker rooms. A massage room. A street-floor restaurant (no word yet on whether it will offer room service). And a ballroom-size banquet facility with catering kitchen.
“We found that people wanted to have their own entertainment events in the building,” says Dranoff. “You can have a birthday party for 100 people right inside the building.”

“Garden apartments” come to the Avenue of the Arts
The removal of the hotel also added more outdoor amenities for the residents. The most distinctive ones are a greenhouse and private garden beds that residents can cultivate. Another change brought about by the conversion: private 16- by eight-foot balconies at the tower corners for most of the units and the three private terraces for the penthouses.
The north-side terrace will contain most of the other community amenities, including a mini-park with reflecting pool next to the indoor swimming pool.
In essence, what the outdoor space redesign did was give residents of this building access to the same kinds of neighborhood amenities residents of Dranoff’s previous condo project, One Riverside, can access at next-door Schuylkill River Park, only without having to compete with the rest of the neighborhood for them.
“It’s the right size,” says KPF principal Gene Kohn, himself a Philly native. “He didn’t go for all the height he could have built.”

REC Philly is opening a 10,000-square-foot flagship office at 9th and Market
REC Philly is stepping onto the Center City stage this fall.
At a town hall meeting at the University City Science Center Tuesday evening, the cofounders of the resource center and space for creative entrepreneurs announced that the membership organization will be opening a 10,000-square-foot space at 9th and Market streets.
Will Toms and Dave Silver called their existing five-year-old space in North Philly a “gym for creatives,” with equipment, event space and a network of pros to get creative endeavors off the ground. The pair thought up the organization while hanging out at Temple University (Silver is an Owl; Toms went to IUP), and in 2014, opened up a 600-square-foot space in a warehouse near 9th and Dauphin streets.
As the organization grew — it’s now up to about 800 members — Toms and Silver started dreaming of a much larger space, the founders said.
“We love the window factory, and we love our community, but we need room to grow,” said Toms, who is the company’s chief creative officer. He added that they’re keeping the existing fourth floor space in North Philly.
The blueprint for the new space was unveiled Tuesday night at a town hall, where the cofounders urged attendees to express their ideas and wants for the space, slated to open this fall as part of Philly’s new, so-called Fashion District.
Most of its features cater to members’ creative side, such as a cafe that transforms to an event space that will be sponsored by Live Nation. The space will also hold recording, podcasting, photo/video and dance studios, and a meditation room.
But the flagship office will also offer features catering to the business side, with a coworking area and conference rooms.
Councilman At-Large Allan Domb, who spoke at the event, called the proposed space a “game-changer” for folks who think that they need to move to New York City or Los Angeles to be successful in the creative world.
“I’ve always said, ‘You make a living working, but you create wealth owning,'” Domb said. “Please do it and stay here. Stay in Philadelphia.”
The space will be accessible through the mall, or by its own entrance on 9th street, founders said. This will allow for after-hours events as well as more time for members to work.
“Other cities do not have rooms like this,” Silver, who serves as the company’s CEO and lead organizer of Amplify Philly, told attendees. “To bring together art community and business community really opens doors for the people in the organization and the community at whole.”
The project is coming together with $3.2 million sourced to date, including $1.1 million raised via a Seed Round. Funding came from private investors and community leaders, including the likes of Domb (who also works as a real estate developer), philanthropist Chase Lenfest, TechGirlz founder Tracey Welson-Rossman, investor Jon Gosier and Crossbeam founder and CEO Bob Moore.
The project is also supported through many local partnerships, like WXPN, Temple University Alumni Group, Live Nation Entertainment Philadelphia, Roland, Shure and Solid State Logic.
Memberships for folks who want to use the space start at $50 a month and go up to $150 for more access to perks and industry office hours. The membership fee includes the ability to sell creative goods at the REC Philly retail storefront in the Fashion District mall.
“What began as a 600-square-foot location in North Philly is now expanding to a fully operating ecosystem, supporting creatives of all kinds in our community,” Silver said.
The team also announced that they’re hiring, but didn’t go into detail about what types of positions will be filled. More detailed information about the space will be available at the company’s Citywide Creative Summit this fall.
“This is giving us the ability for us to plant our flag and say figuratively arts is at the center of our city, but it’s also literally in Center City,” Toms said.
