I guess I should start looking into apartments for next year. I don't know where I'm going to be working after I graduate yet, but I'll have a car by then, so it shouldn't matter too much. And I'm hesitant to move when I don't know where I'm going to end up... but I will be honest, I cannot live in this place for another year. They've increased the rent by a literal 50% since I started living here 3 years ago, the air conditioning doesn't work, I have to do laundry by *coin operation*, and worst of all there is no patio or balcony to speak of. I need outdoor seating!!! For my mental health!!!! Adding in the fact that it's far too cramped with all the furniture I got from my dad...
Yeah. Even if I only live there for a year, I Got to move.
Gonna be working on sorting through all the shit in my apartment, especially the boxes from my dad. Once I get a car, I wanna make it my personal project in the next year to cut down on the shit that I own. Go through my old clothes and donate anything that I Never wear and Never would. The goal being that by the time I do move, I want there to not be a fucking boatload of shit to move. There's still all this furniture but like. Eh. Ya kno. Still wanna make it better than it could be.

As some of you know, my main project currently in development is yet to release. I have been and still am the only person working on it, in charge from things like code and music to art and voice acting. It is just a passion project of mine and was never funded, and so far I've been developing it on a negative budget.
I have currently hit a wall where I want to do bigger things for the game but can't - I simply can't afford it. For example, inviting voice actors to do some lines for it. I feel hesitant to ask money for an unreleased project, so I've decided to instead make this little game in collaboration with wonderful ghost-realms to fund Online Obsession and help us financially.

The Guest House - Chapter 1
Pairing: Dean x Reader
Series Summary: Dean Winchester is going through a nasty divorce. He doesn't have much left to his name, but what he does have is his house. Leave it to his soon-to-be ex wife to find a way to even ruin that for him. Enter Y/N, who is looking to get away from life for a bit, and stumbles right into the middle of it all.

Your fingers drum along the steering wheel as you navigate the winding backroads, nothing but bare trees and a littering of snow to keep your mind occupied as you hum along to the radio station.
You had exited the highway almost an hour ago, and the longer you drove, the less cars you passed and the more trees appeared.
A part of you was worried you were making a mistake; what if this town ended up being too small? Or what if your rental was a total sham and you got scammed? You could always dispute the charge with the bank, but the embarrassment of being conned and having to admit that to your family would be the worst part. An “I told you so” would definitely be waiting for you from your mother.
But your GPS showed another thirty-five minutes before your arrival, so you figured you might as well check it, hoping to be pleasantly surprised.
This was definitely out of your comfort zone, but you deserved this. A month of no work or responsibilities. Just taking each day as it came and answering to no one but yourself.
This is going to be good for me. You keep reminding yourself.
About twenty minutes later, a few buildings appear in between the trees; houses and some small, specialty shops like a hardware store and a car repair shop. As you drive further in, brick buildings, all connected to each other line your path. You slow down as you begin taking in the shops and restaurants, noticing an antique store and Irish pub first, as well as some art galleries and thrift stores. The town is certainly picturesque, with a charmingly old downtown, the stone sidewalks dotted with trees that are surely full and vibrant in the warmer months, but their bare branches still clinging to string lights from the holidays.
You smile, this was exactly what you were hoping for. Maybe this was going to work out after all.
True to the posting, your GPS announces your arrival about ten minutes later. The driveway is long and unpaved, and your eyes widen as the log cabin that sits proudly to your left comes into view behind the trees. Large, dark logs, perfectly sat on top of one another, leading up to a green, gable roof and thick stone chimney. A large porch adorns the front facade, and you see two empty rocking chairs swaying in the winter wind.
Continue past the main house for another 15 seconds or so, and the guest house is located towards the back of the property. Lisa had messaged you instructions after your booking was confirmed.
As you keep driving, more trees appear, the back of the property not as cleared out as the front. But through the lifeless trees you spot your home for the next month, exactly how it appeared in the posting; gray, wooden siding with two porches; one off the front and another off the bedroom. The same gabled roof graces this home, though shaded red. A small, tin chimney sits perfectly atop, completing the picture you saw online.
Turns out, you didn’t get scammed at all. Maybe it was your Aunt Rose, or a guardian angel, but someone was clearly looking out for you and made sure you were getting exactly what you deserved.
You park on the side of the house, per Lisa’s instructions, and gather up all your bags, not wanting to make more than one trip. You struggle with your suitcase against the gravel, but thankfully it doesn’t take you long before you arrive at the front, all-glass door, allowing you a sneak peek before you even step foot inside.
Key is under the flower pot to the left of the door. And you smile when you find it exactly where it’s meant to be.
You unlock the door and push it open, and despite the purse and backpack you're carrying, your shoulders immediately slump and you take in an easy, deep breath of relief. The house is immaculate; bright, pine plank floors, plaid, comfortable looking couches facing the tv and wood-burning stove. The living room continues into the kitchen, the whole floor plan wide and open. The cabinets match the floors, and the countertops are a forest green granite. The appliances are a bit outdated; the older, white stove and microwave combo that looks very similar to the one you had in college, but that doesn’t bother you. You can see straight back to the only bedroom, the open door and revealing a sliver of the bed for your next month. The house is adorned with floor to ceiling windows, making the atmosphere feel light, even in the dark, winter twilight.
You drag your stuff back to the bedroom, heaving your extra large suitcase up the four steps that lead to the space.
The bedroom is simple; a queen bed with cream comforter, curtains that match the bedding, and two pine nightstands, each with a glass-bottomed lamp.
You drop your suitcase onto the floor and carefully place your purse and backpack on the small ottoman in the corner of the room.
As you turn in the space, you spy the hot tub on the back patio, string lights strung above, and you smile.
After three and half hours in the car, you knew exactly how you were going to start your trip.
The clock on the radio dash illuminates 6:27 as Dean throws his car in park and cuts the engine, exhaustion radiating through his shoulders and down his back as he steps out, the gravel crunching beneath his work boots. He’s looking forward to reheating leftovers, pouring himself a beer, and hitting his bed early tonight.
The shop had been overrun today, and with Benny out sick and Adam on vacation, Dean found himself without a single break since he started at 7:30 this morning. He usually tried to be home around 5, but by the time he finished the last car, cleaned up and closed up shop, it was well past 6.
As he takes a few steps across the unpaved driveway towards the front steps of his house, he perks up, his ears catching a sound. He stops, narrowing his eyes as he realizes it’s music. He can’t quite make out the lyrics or the beat, but it’s definitely music. And as he focuses closer, he realizes it’s coming from the guest house. The empty guest house.
With careful steps, Dean hurries to the garage, unlocking the side door instead of using his automatic opener which would make enough noise to alert whoever wasn’t supposed to be here. Dean makes quick work of opening the locker along the wall and typing in the code to his safe, revealing his pistol, the marble-handled one his father got him when he turned eighteen. He checks to make sure the magazine is loaded and clicks off the safety, not wanting to be caught off guard by whoever was where no one was supposed to be.
With his weapon ready, Dean takes quiet steps towards the guest house, expertly avoiding the creaky first step as he walks up to the porch and peers in through the open windows. He doesn’t see any movement, but his brow furrows at the shoes resting to the side of the door.
He reaches for the handle, and it twists open, the lock undone, but not broken, and steps inside. His eyes scan the front room, looking for anyone or anything out of place besides the shoes, and seeing everything in order, starts towards sliding back doors that lead to the patio, where the sound of the music grows louder. As he reaches the door, he peers out, his shoulders dropping as he notices the string lights illuminated and the hot tub cover pushed off, a head lounging against one of the built-in pillows.
God damn kids pool hopping again. He sighs and clicks the safety to his gun back on. This was the last thing he wanted to deal with after the day he had.
This wasn’t the first time he’s found someone using his hot tub when they thought he was at work, but he figured he had put a stop to it after the McDowell twins and their girlfriends had snuck in and he called the cops on them for trespassing. Granted, he didn’t press charges, Dean wasn’t out to ruin the kids' lives, but the embarrassment of getting picked up naked and brought to the police station was enough to scare them and anyone else from trying it again.
Or so he thought.
The tension in his shoulders builds again as he pushes the door open, making his presence known with heavy steps before he shouts, “I thought you kids would know by now to stop–”
His words drop as a woman jumps up from the hot tub with a screech, her eyes wide as she takes quick steps away from him, or as far away as she can get in the hot tub.
She’s definitely not a kid. From the looks of it, she’s probably in her late twenties, or maybe someone who looks good for her thirties. Her short and wet Y/C/H drips onto her shoulders, and Dean unintentionally follows the path of a water droplet as it races down her chest, through her bikini-coveraged cleavage and down to her navel, before getting soaked into her bottoms.
Yeah, definitely not a kid.
“I’m calling the cops!” She shouts, her phone in hand, music blaring from the speaker as her fingers are ready to press the three numbers as she stares at him with fear in her Y/C/E eyes.
“Take it easy,” Dean holds his hands up, and the woman looks like she’s going to have a heart attack as she notices the gun in his right hand. Realizing his mistake, he quickly tucks it away into his waistband and holds his empty hands out to her, wanting her to know he’s not a threat.
“First off,” Dean holds up a finger at her. “If anyone should be calling the cops, it’s me.” He points back to himself. “Secondly, what are you doing in my house?”
“Your house?” Her voice drips with confusion as her brow furrows.
“Yes my house.” He echoes, emphasizing his ownership. She continues to frown.
“Well if it’s your house, you would know I’m renting your guest house for the next four weeks.” She crosses her arms defiantly, confusion and fear gone as she challenges him.
“What are you talking about?” Now it’s Dean’s turn to be confused. He’s never rented the guest house out, nor would he ever. Especially not for a fucking month.
Dean had no problem chatting with people at the shop or meeting friends for drinks downtown, but here at home, this was his private space, where he came to get away from it all. He rarely had anyone over as he just didn’t want to bother with people in his space.
“I rented this house from you and your wife on AirBnB.” She states simply, having no idea the weight behind her words as realization crosses Dean.
“That bitch.” He mutters under his breath and runs a hand down his face.
“Excuse me?” The woman seems to have heard him and he looks back to her.
“No, not you.” He quickly clarifies with a sigh. “My soon-to-be ex wife. I’m gonna take a guess she’s behind this.” Her brows fold again.
“Is her name Lisa Brandon?” She asks, and with a tight lipped, ghost of a smile, Dean nods, noting the use of her maiden name. He hadn’t heard her called that in years.
“How’d you know that?”
“She’s listed as the homeowner. She sent me the instructions for how to get into the house.”
Dean lets his head fall back and groans. His day was getting worse and worse.
Now he had to call his bitch of an ex and find out why there’s a woman planning to stay in his guest house for the next month.
“Got it,” Dean straightens himself out though his shoulder slumps. Leave it to Lisa to bring some poor woman into the middle of their mess.
“Seems we have a miscommunication. Sorry to ‘ave scared ya.” He holds his hand up in a half wave and forces a smile as he begins to turn back to step off the patio. “I’ll get out of your hair.”
Dean hurries down the small path around the side of the house, not wanting to cut back through the house now that he knew someone was staying there, even if it was his space.
He vehemently shakes his head as he makes his way to the main house, his fists tight by his side as he prepares for his upcoming battle.
This was actually the last thing he wanted to do after the day he had.
Dean and Lisa have been separated for almost two years now, both unhappy for a long time before Lisa declared one day she had enough and had met someone else.
As he stomps into the house, he kicks his boots off messily at the door and removes the pistol from his waistband and drops it next to the keybowl. Initially he was thinking a beer, but now, he wandered over to the bar and poured himself a finger of whiskey, quickly throwing it back and feeling the warmth spread as it travels down to his stomach.
He runs a hand through his hair before taking a deep breath and pulling out his phone.
Her. Is what her contact is now. It wasn’t always. But that ship had long sailed.
He closes his eyes and licks his lips as the line rings, four times, before she answers.
“What do you want, Dean?” Her exasperated voice sighs through the other end of the line. He’s bothering her, but he’s only calling because she’s started it.
“You’re renting out my guest house?” He barks. He knows her well enough to know she’s smirking.
“Our guest house.” She corrects him and his hand balls into a fist. “Figured I’d make use of that house. No one’s used it in years.” He lets out a deep breath through his nose.
Except you and your boyfriend. He wants to throw in, but he won’t get anywhere if he starts throwing low blows, even if they are well deserved.
“You’ve got my attention, Lisa, now what do you want?” Dean cuts to the chase. He wants to keep this call as quick as possible.
“I want the property.” Dean scoffs. This was the one reason the divorce hadn’t been finalized yet. Both Dean and Lisa wanted to keep the house they bought together. She wanted it for a second income, and he wanted to keep it just to spite her because she wanted it. Was he proud of it? No. But after everything that happened, he wanted to keep her from getting the only thing she wanted in the divorce. Plus, she couldn’t marry her boy toy until their divorce was finalized, so Dean saw no reason to give in anytime soon.
“Nice try. You know that’s off the table, and I’ll have my lawyer look into this little stunt of yours.” Dean figures he can either hit her with a cease and desist since she was the one who left and moved away or negotiate getting half of the income she’s going to earn off the rentals. Not that he wants anyone in his space, but if he figures he can take half the cut, Lisa may just stop bothering.
“In case you’ve forgotten Dean, we’re still married.” No one needed to remind him that. “And my name is still on the property agreement. So that house is just as much mine as it is yours, and I have every right to rent it out. But feel free to get the lawyers involved. All you're doing is wasting my time and yours, not to mention your money.” Dean shakes his head and tightens his jaw.
The goddamn lawyers. As much as he was enjoying prolonging the inevitable, it turned out, lawyers were pretty damn expensive to keep on retainer. He made good money at the shop, but it wasn’t two-years-worth of lawyer money, and Dean knew that he was close to ruining his finances just to satisfy his pettiness. But Dean was stubborn, and wasn’t ready to give in just yet.
“Get her out or I will, Lis.” And with that, Dean ends the call. He picks up the bottle of whiskey, this time forgoing the glass as he takes a big swig. There was no way he was going to bed early tonight now.
Once your heart had finally settled and you were sure you weren’t going to pass out from the fear of the strikingly tall and broad-shouldered man who apparently was the co-owner of the home sneaking up on you as you relaxed in what was his hot tub, you whipped out your laptop and settled down on one of the bar stools that sat under the extended kitchen counter. You had opened the bottle of red wine you had brought up with you, not expecting to open it so soon, but after your hellish meet-and-greet with the actual owner, you needed it.
You cross your legs underneath you as you pull up your AirBNB inbox, finding Lisa’s name and starting a message as you take a big sip of wine that you had poured into a coffee mug, the cabin not equipped with any barware.
You sigh through your nose and purse your lips. The other shoe had to drop at some point. Between the amazing rental price, picturequest town, and beautiful guest house, everything had seemed too good to be true. Turns out, it was.
Hi Lisa, it seems there is a miscommunication. I met your husband this evening and it sounds like he was unaware I’m renting the space. I’m not looking to get in the middle of anything so would you please be able to refund me and I’ll stay elsewhere? Your message flies off with a whoosh and you take another sip.
Your life had been enough of a mess the last few months, you had no interest in getting involved in someone else’s drama. So you would have Lisa refund you for the stay, try to find a new spot to stay, and hopefully be on your way in the morning, even if it meant spending more than you initially were planning.
You’re about to stand up and head to the tv but your inbox pings with a response from Lisa.
Don’t worry about him. You rented the guest house and it’s yours for the four weeks. And per the booking site, I do not need to issue you a refund for any reason unless the house is uninhabitable, which it isn’t. So if you are going to leave, that’s up to you, but I will not be refunding your stay. But if you will be canceling, let me know.
You stare at the text flabbergasted. What a bitch. You don’t even know her and you were getting a glimpse into why this marriage didn’t work out.
You really didn’t want to be a part of her mind games, you had had enough of that in your own life. Your vacation had barely started and it was already on the verge of being ruined.
You hop onto the booking site and start looking for other options, with a check in starting tomorrow. As you scroll through, the few options available are wildly expensive, and seem to be a room share versus a private rental. And you couldn’t return to your apartment; you had told your landlord about your trip and agreed to let him sublease the space while you were gone, which initially you agreed to since it would cover your rent for the month, but now was just another series of bad decisions since you quit your job.
Which really just left you with one option; suck it up, keep your head down, and try to make the most of your trip.
Well this sucks.

“Look,” You snap and point a finger at him. “I’m not here to be the pawn in your divorce game. I came here to relax. Problem is, every other place I’ve looked at in the area is either sold out or way more expensive than here, and I can’t afford it. You wife-”
“Ex wife-” He interjects curtly.
“Whatever,” you snarl at his interruption. “Rented this place for a good deal, and considering I don’t have a job right now, I can’t really afford to go somewhere else.”
“If you don’t have a job, what the hell are you doing here then?” He challenges, crossing his arms and matching your stance.
“That’s none of your business.” He tsks his tongue and throws his head back with an exasperated sigh.
“Look,” You lower your voice, hoping a calmer tone will help ease the situation. “Unless you need this house for anything, I promise I’ll stay out of your way. I won’t bother you, and you’ll barely know I’m here. But I already paid Lisa and I don’t have any other options, so you’re stuck with me.”
The man takes a deep breath through his nose and purses his lips.
“Fine.” He snaps. “Enjoy your freakin’ vacation.” He huffs before he storms away from the porch and back to the main house. You shake your head at his antics.
Like a toddler having a temper tantrum.
Between Lisa’s bitchy attitude and his man-child behavior, it’s a wonder how those two ever actually liked each other enough to get married.

That’s all the ad said. You couldn’t help but be intrigued. After all, who even finds a roommate via the newspaper nowadays? You’d only found it because you were absentmindedly flicking through an old paper someone had left on your table in the coffee shop. In the last few weeks you’d spent hours trawling through apartment listings online, viewing terrible dump after terrible dump. Damp. Cold. Tiny. That one apartment with literal mushrooms growing on the ceiling. Another where the other roommates had clearly put a single mattress in a closet and were trying to shave a few bucks off their own rent. You’d met with potential roommates who all ranked highly on the awful scale – everyone from that potential serial killer looking guy who insisted you didn’t need a lock on your bedroom door, to that girl who kept jars of her toenail clippings on the coffee table.
Frankly, you were getting desperate. You weren’t looking for much, just a non-closet sized, clean bedroom that you didn’t need a lottery win to afford. But that was apparently a tall order.
You had been crashing on your friend Wanda’s couch for too long now. As welcoming as her and her boyfriend Vis were, enough was enough. Your break up with Peter had left you homeless. After a well-deserved period of mourning and ‘what the fuck?-ing’, it was time to move on. Move out. Give Wanda and Vis their space back, stop being a burden and get back on the horse.
…And that’s how you found yourself on the doorstep of a beautiful, nineteenth century townhouse in Brooklyn at 7.30pm on an autumnal Wednesday.
It was worth a shot, right? You genuinely had nothing to lose by now.
Maybe the room was perfect for you. Maybe they were hipsters who put the ad in the paper as a retro throwback thing. Maybe they were super old. Whatever, at this point as long as they were clean and not sociopaths you were willing to overlook all sorts of potential flaws. And rent was negotiable, so maybe you wouldn’t need a bank loan just to pay the deposit.
Steve had sounded nice on the phone when you’d enquired yesterday. Not super old. Friendly and sweet. Very polite. He had given you the address and directions. It was actually refreshing to speak on the phone, as normally your apartment enquiries took place over tedious exchanges via the SpareRoom app. When you told him 7.30pm was a bit of an odd time for a viewing he just explained that he and his roommate worked long hours throughout the day, so evenings were best. Fine. It was New York City, a night time viewing was hardly going to raise an eyebrow.
Even so, you were a young woman going into a stranger’s house alone at night. In the city. You weren’t stupid, you dropped your location pin to Wanda and texted her the address and details. Just in case.
You took a deep breath and rapped your knuckles on the front door. You’d done so many of these that they were almost muscle memory now. Be polite, charming, make them want to live with you. You stretched out your shoulders as you waited and took another look at your potential new home. The building really was beautiful, a classic caramel colour with period features. Tall with big bay windows. A whirring noise caught your attention and you spotted a security camera perched just above the door. It turned to face you before whizzing back to its original place. They were clearly security conscious, so that was a plus.
Moments later the door swung open to reveal a tall, handsome man who must’ve been in his 30s standing in front of you. He wasn’t at all what you expected, blonde and classically handsome, a rugged beard and bright blue eyes. A bit on the pale side, but then summer was long gone. Your gaze couldn’t help but switch to the muscles clearly lurking under his tight white t-shirt, before you caught yourself and looked back at his face just as quickly.
“Hi…I’m-” you told him, slightly flustered.
“Hey. Right on time, I’m Steve” the man grinned, extending his hand to you as you shook it and introduced yourself. You were struck by how cold his hand was, hoping it wasn’t a tell-tale sign of the lack of heat in the house.
Steve smiled warmly and gestured for you to come in. “Thanks for coming. Let me show you around, and I’ll introduce you to my roommate, Bucky”.
You nodded, following him mindlessly. There was just something about him…something magnetic. He was cute. God, was he cute. But it was something else. You had no idea what had come over you.
Steve enthusiastically gave you the tour, guiding you throughout the ground floor. The house was just as stunning inside as out, with clean white walls and a mix of modern and antique furniture. A blend of modern and classic art adorned each room but didn’t seem to clash. The whole place was somehow both pristine yet comforting, spotless yet lived in. He showed you around the enormous kitchen with its big oak table, then the kitchen island which would bring any Pinterest interior design enthusiast to their knees. Huge windows framed the sink, thick blinds were pulled down and stopped the evening darkness from creeping in.
“Wow” you muttered as you took it all in.
Steve chuckled. “Yep…we’re pretty lucky” he smiled.
He took you through to the living room which to no surprise was equally stunning, your eyes found a chic cream couch which looked comfier than any bed, but you knew you would destroy with food and drink stains in a matter of days if unleashed upon it. Your feet padded on the wooden floor as she showed you the fireplace, then the television unit custom built into the wall which you knew must’ve cost a pretty penny.
The tour continued and he showed you a bathroom (one of many) and utility room (no more trips lugging all your clothes to the laundromat…genuine bliss) before leading you up the winding staircase. The stairs each creaked underfoot and you noticed every single window you’d seen had been fitted with heavy duty blinds. Even the tiny ones which must only allow the smallest sliver of light in. A little odd. But hey, it’s their house.
Steve was animated and charming throughout the tour, pointing out his favourite parts and telling anecdotes about where they found certain belongings. Asking questions about you and your job. He took you to the first floor and walked up to a closed door.
“And this would be your room”.
He opened the door and you nearly gasped at the size of the place, an enormous bedroom with a huge double bed and antique wardrobe. The vast window was covered by the yet another ubiquitous blind.
“Obviously it’s looking a bit sparse right now, but you could really make it your own if you took the place. We don’t care if you paint or whatever” Steve added, smiling as he moved to open another interior door across the room.
“And here’s the bathroom. This would be just yours, Buck and I have our own upstairs”.
You couldn’t hold in the loud, appreciative whistle you made as you walked in - which made Steve laugh.
“Are you kidding me?” you scoffed.
The bathroom was enormous. Perfect white tiles, every inch spotless. A beautiful waterfall shower stood in the corner, a vastly superior upgrade to the slightly dribbly shower head over the bathtub at Wanda’s. Along the wall was an immaculate marble sink mounted with a stunning vanity mirror, and the pièce de resistance was a huge copper bathtub in the centre – so deep that you could clone yourself and fit at least three of you in there comfortably.
After taking in the impressive room you spun excitedly on your heel to face Steve.
“You like it?” he said teasingly, a flash of mischief darkening his baby blues.
“Like it? I would happily live in just the bathroom, never mind the bedroom” you practically squealed.
Steve laughed good naturedly at your excitement. He seemed to view you with slightly bewildered amusement, but it didn’t feel patronising or snooty.
“Great. So you’re interested?”
You nodded enthusiastically. “God, yes. I just don’t think I can afford it…this place is so nice…” you mumbled, the realisation of how much this must all cost sinking in.
Steve eyed you with interest. “Well, let’s see shall we? It’s negotiable. We’ll have a talk with Bucky and see what we can agree”.
You nodded again, following him out into the hall. You had fallen hard for the room. It was the best place you’d seen by a country mile, let alone the ridiculous plus of having a private bathroom. Steve seemed…nice. Normal. Well, aside from being insanely hot and you clearly having a weird crush on him which made you feel strangely dazed…but that was okay. You would get over your crush. If your biggest problem with him was him being too hot, you would cope. Especially for your own copper bathtub. You wondered what exactly ‘negotiable’ meant. And what about this Bucky guy? You and Steve seemed to get along fine, but what was the other roommate like?
“Uh…where do you sleep?” you asked as Steve led you back towards the stairs.
He flicked a finger upwards. “Next floor up, Bucky and I have our bedrooms there. I would take you up there but it’s not particularly interesting” he said dismissively as he guided you back down the stairs.
You thought it a bit strange that he had left out an entire floor, after all the rest of the tour was so thorough he’d shown you inside cabinets and drawers downstairs. But bedrooms were personal, you wouldn’t be in their rooms or their bathroom anyway – so you supposed it wasn’t relevant.
Steve led you into the living room and you were surprised to see the wood fire roaring, as if it had been like that for hours. You had been in here not a few minutes earlier and there wasn’t even a hint of a spark. Someone must’ve got it going in record time…
“Hi there, nice to meet you” came a voice from behind you.
You flinched, surprised as you hadn’t noticed anyone else in the room when you came in. You turned and your stomach dropped when you locked eyes with the owner of the voice.
There sat nonchalantly in an armchair was possibly the most beautiful man you’d ever seen. He was dressed in a tailored black suit, every thread hugging his body perfectly. He had long chestnut hair slicked back into a small bun, and a jawline that could cut glass. A bit pale, like Steve, but it made his skin look porcelain. His lips were full and pouty, and you could see a glimpse of his shirt straining over his broad shoulders. What had stopped you in your tracks though, were his eyes. Perfectly cerulean pools that seemed to pierce into you, to penetrate your very thoughts and dreams. If you thought you’d felt a pull towards Steve, then this was like a blackhole – unstoppable and relentless.
You gawped open mouthed at him for a moment before remembering you were trying to impress and charm here, shaking yourself out of it.
“Oh yes, hi. You must be Bucky?” you managed to utter, extending your hand to his as you gave him your name.
He smiled back at you and for a split second you could’ve sworn he was smirking, entertained by how flustered you were. But it was a tiny glimpse, quickly swallowed by a more genuine smile.
“Yep. James Barnes, officially. But everyone calls me Bucky” he replied. His voice was soft yet deep. His hand was just as cold as Steve’s had been, you almost flinched as his cool flesh met yours.
“Ooh, I think you’re a little chilly. Hopefully the fire will warm you up” you stammered, still ruffled by the effect he’d had on you.
Bucky just smiled dryly in response, gesturing for you to sit on the couch as Steve slipped down in the armchair next to his.
As you sat you were suddenly aware of how warm it was in the room. How could he possibly be cold? It was sweltering in here with that fire.
“So it’s great you’re interested in the room” Steve began. “We just want to check our compatibility, make sure you’re a good fit. And then we can talk about rent payment, alright?”
You nodded, grabbing your purse and pulling some documents from it.
“Here are my last six pay stubs” you said as you passed the papers over to Steve, doing your best not to look at Bucky in case you had another meltdown. “I work full time, and I have good references from past landlords. So I can prove I’ve got a steady income and I’m good for the rent” you explained, with slightly more urgency than planned.
Steve nodded and looked at them briefly, but didn’t really seem to read them. He passed them to Bucky who seemed just as disinterested. Your heart sank, that wasn’t a good sign.
“So where are you living now?” Steve asked.
You giggled awkwardly and launched into the much shorter, less warts and all version of your break up and subsequent forced eviction. You explained you were staying on your friend’s couch but needed to move out, and that’s why you were house hunting now. Both Steve and Bucky seemed intrigued, studying you carefully as you awkwardly gestured with your hands, laughing nervously to fill the silence.
“Sorry to hear that” Steve finally said. “Break-ups are tough. Especially when you’re cohabiting. Did you just want different things?”
You nod. “Uh yes. I wanted to be in a relationship with him, and he wanted to be balls deep in other women while I was in the next room. You know, classic incompatibility”.
Steve looked at you sympathetically while Bucky let out a strangled laugh.
Up your hand went to your mouth as you realised what you’d said.
“Oh wow, I’m so sorry that was…too much” you cringed.
“Don’t apologise. Sounds like you’re far better off” Bucky said sternly, his eyes practically burning into you.
You nodded, you felt your face flushing slightly from the intensity of his attention.
Your eyes must’ve been playing tricks on you in the firelight as they both men seemed to tense up for a second. But then it was over as quickly as it started.
“Thanks…I guess it’s all still pretty raw” you chuckled weakly.
They told you that they were business partners, dealing in antiques and doing some book restoration on the side too. They’d been friends for years, more like brothers really, meeting in the army and setting up their company after they were discharged. You were impressed, you didn’t know any former soldiers turned antique dealers.
They proceeded to fire questions at you. Standard stuff about your job as a copy editor, you explained you worked from home mostly and they said that was fine as they weren’t around much during the day and the WiFi was decent. Perfect.
They asked if you did any drugs or drank heavily. No and no. Maybe a few glasses of wine or a cocktail at the weekends.
Then they asked if you had any medical conditions they should know about. You cocked an eyebrow, unsure of why that was necessary information for a roommate interview.
“I’m sorry, I promise we aren’t trying to pry” Steve advised, noticing your discomfort. “And obviously you don’t have to share anything you don’t want to. It won’t affect your chances of getting the room. It’s just we had a diabetic roommate once who didn’t tell us, he went into a hypoglycaemic coma in the kitchen and we had no idea what was going on and couldn’t help him. He was fine, an ambulance came in time. But now we just like to know if it’s not too intrusive to share, just in case we ever need to help”.
You nodded. That made sense.
“No, no medical conditions”.
They smiled at you, then exchanged glances. Both of them looked at each other for a moment before nodding in unison.
“Okay, the room is yours” said Steve.
You couldn’t hide your squeal, your fists clenching in excitement. You almost wanted to run up and hug them both, but restrained the urge. You were already daydreaming about that tub.
“Oh wow, amazing!! Thank you” you beamed. “But what about the rent…?”
They exchanged another look before Steve spoke again.
“Well, you see. That’s where the more uh…unconventional elements of the contract kick in” he replied warily.
Your brow furrowed in confusion.
“The thing is…” Steve continued, his voice solemn. “We don’t need your money for the rent. We require something else from you”.
You frowned, suddenly uncomfortable. “Look, I know this is the twenty-first century but I don’t do stuff like that to keep a roof over my head, no matter how bad the rental market is” you spat, getting to your feet as you felt your anger rise. Who did they think they were?
Steve and Bucky shook their heads, laughing, which just made you madder.
“No, not that” Steve soothed. “We want your blood, sweetheart”.
You scoffed. “What?”
“Your blood” replied Bucky nonchalantly. “We’re vampires, Doll”.
You rolled your eyes. “What kind of sick joke…”
“We’re vampires and we need your blood” Bucky explained, cutting you off. His tone deadpan, as if he was explaining something as trivial as how to use the stove. “So you can stay here for free, no payment needed, we just need to feed from you every couple of days. We won’t take more than you can give. You won’t feel any ill effects, and you’re not in any danger”.
You laughed incredulously, clutching your face with exasperation.
“Really? Is this how you fuckers get your kicks? Pretending to rent a room so you can pull messed up jokes?” you hissed. You should’ve known it was too good to be true.
Steve and Bucky seemed unfazed by your disbelief. They both watched you with merriment as you got up and grabbed your purse, stuffing your wage stubs back inside.
“You wanna show her or should I?” Bucky asked Steve.
“Knock yourself out” Steve replied dismissively. He reached for his phone.
As you headed to leave you had just managed to wrap your hand around the doorknob when Bucky was suddenly inches away from you in a single second.
You sputtered, turning to face him. “H-how did you get here so fast?”
You looked over at Steve who was mindlessly scrolling on his phone, unbothered by whatever was happening just a few feet away from him.
Bucky grinned. His eyes glowed yellow for a brief moment which made you gasp and slump against the door. You watched in horror as his canines grotesquely lengthened, morphing into something like animal teeth before your very eyes.
No, not animal teeth. Fangs.
At first you thought it was a prank, some sort of special effect or trick of the light. But it wasn’t, you saw it with your own eyes and you knew it deep down. This was real.
Suddenly it all clicked. Their inhumanly cold skin despite the warm house. The insistence on meeting at night. The way Bucky had soared across the room in half a second. The covered windows.
They were vampires.
“This can’t be happening” you muttered under your breath, your chest rising and falling as fear gripped you. You wanted to run but you couldn’t, your terror freezing you on the spot like a deer in headlights. Panic had overtaken you.
“Hey. Don’t get yourself too worked up, like Buck said - you’re not in any danger” Steve offered casually, not looking up from his phone.
“You’re safe” Bucky echoed, and you saw his fangs slowly switch back into normal, human teeth as they were before. It was almost like it never happened.
Almost.
“You wanna continue this? Or you wanna go home?” Bucky asked. He sounded annoyed, like you were somehow the unreasonable one here, wasting their time.
“You’d just…l-let me leave?” Your eyes widened with fear. “Even though I know your secret?”
“Sure” said Steve, as if it was nothing. He was much softer and gentler than Bucky. “We can hypnotise you into forgetting and send you on your way. You’ll just think the room was a bust and that’ll be it. You think this is our first viewing?”
You flapped your mouth open and close like a goldfish while they patiently waited for you to decide. It was too much. You couldn’t process it. Vampires existed?? Really? How could this be happening?
You wanted to tell them to hypnotise you, to erase all of this and let you go back to your life. You could return to blissful ignorance, rent a shoebox room somewhere else with actual humans. Human roommate toenail clippings and all.
But something inside you rebelled against all reason. A tiny voice of dissent amongst the otherwise harmonious chorus. You had no idea where it came from, it was against every survival instinct you had as adrenaline coursed through you. You battled against the urge to leave, to run as fast as you could out into the night and never look back. You couldn’t justify it, you knew it was stupid…but you listened to that tiny voice.
“Tell me more about how this works” you whispered, as your rational brain screamed at you.

Talia hadn’t actually been to Chris house before, his parents didn’t count, that was a whole different thing after all. Not to mention, that even was something that she really didn’t want to think about when it came to what had happened the day she had been there. It had been a wonderful day to start, meeting so many of the band, Laura, Justin, Ryan and his partner had been wonderful, she did look forward to seeing them again, but that day… She couldn’t think back on that day and not remember what else had happened. Now she knew why, it did make her less embarrassed and ashamed of what she did, how she’d behaved. Didn’t make her want to slap Ricky any less when he’d demanded she strip, though. The man wanting her naked, could have gone about it a completely different way. But no, he had to be an asshole about it.
He’d be so mad at her for thinking it, but in his shoes, she understood it though, why he was being an asshole. She stood by her statement about slapping him, but she understood it.
Especially after finding out about Grace being in his house when he got home. Insane. She’d just been another stalker for him not to trust. Again, she stood by the urge for slapping.
Talia wondered if anyone was checking his house while it was empty, and half hoped that even with Grace seemingly off the grid, Ricky wasn’t just jumping at the chance to go home yet. Let everything calm down. Too much was up in the air for her not to be worried. Maybe she was just paranoid, but Grace had kept this up for years.
With Ava spending the day with Vinny, Talia had borrowed her rental car for the day to drive to Chris’ house. Considering she wasn’t sure how long she’d be here, she hadn’t planned to get one herself, but maybe she should at this point, she’d been here a few weeks already. Everything that was piling on, she wasn’t sure how long this was going to last now. On one hand, Ava and Vinny seemed convinced the worst with Grace was over. Ava was getting all kinds of praise and love online from Vinny’s fans, well, those that weren’t crying because now it meant they couldn’t be his soulmate. However, on the other front, she wasn’t sure how to tell Ava about what was happening involving her soulmate tattoo; at least while also making sure she knew how serious it was without tell her about the party, and the kitchen, and, about her breakdown. She wasn’t ready for that yet.
She was the worst best friend in the world, still hiding all this from her.
Walking up the drive to Chris, she pressed the doorbell, only for almost instantly, as if he’d been waiting pretty much on the other side of the door, a rather dishevelled looking Chris, opening the door. He pulled her into a hug, a tight hug, with a groan, his voice muffled into her shoulder, a feat considering how tall he was compared to her.
“JellyBean.”
Sighing at the hug, feeling so much warmth and comfort in his hugs, she couldn’t possibly explain it. Her arms wrapped around his tall frame tightly as he seemed to nuzzle into her neck and shoulder for a moment,
“Chris, Spookie, are you okay?”
Her voice so soft as she hugged him, not wanting to disturb him too much from the comfort he seemed to be seeking from the contact. Turning her head to press her cheek against his shoulder lightly, but a surprised breath came from Chris then, and she wasn’t sure why before he was pausing and pulling away..
“I, yea, come on in.. Ricky is through here.. We all need to talk about something.”
Oh god, it was about something to do with Grace, wasn’t it? She knew her being gone was too good to be true. She’d been texting Ricky about it earlier. Se got the feeling he didn’t seem to be as enthused by her deleting her social media profiles as she Vinny and Ava did either. He didn’t say anything specifically, it was more about what he wasn’t saying, than more about what he did say that spoke to her. Maybe she was reading more than she should into it, maybe not, she could just be paranoid, but Grace, she wasn’t right.
Next, Chris led her into his living room where Ricky was waiting, it was so very different from Vinny’s in every way. Chris was all about the dark spooky vibe, and she loved it, but he still had a very modern element to his home. Glancing around, the aesthetic of the house was very tasteful, it wasn’t all dark, depressing when most thought of the halloween vibe that Chris often associated with. Though, it was thread in there a little, but not depressing, it was fun, and enjoyable, just like Chris, just how she liked it.
Moving to sit down, still across the room somewhat from Ricky, half turned to face Chris, looking between the two expectantly, hoping, and praying, that this didn’t have anything to do with Grace.. However, dreading that it really would. Could also have to do with having to do with having to see a therapist about their marks, but if Chris was right, just her and Ricky getting to know each other like friends, should help each it, at least.
“So, what’s going on, what was with the invite over, 911 text?”
Looking between them expectantly,
“Wait, what, 911?”
Ricky was looking at her confused, and Chris, Chris was suddenly very interested in his phone..
“Chris?”
“Okay, I sent the 911.. I panicked! I wasn’t sure she would just come over, so when you said invite, I might have thought, nudge her a bit.”
“Oh my god. She agreed, I told you she agreed.”
Talia couldn’t help but giggle at the back and forth between the boys,
“How about you guys just tell me what's going on that sent Chris into a panic in the first place, because as someone who would rather not get 911 texts, and not see him in a panic?”
Looking between them..
“Right.. Chris do you want to..”
Talia looked from Ricky and back to Chris now as he gestured and Chris nodded, setting his phone down and rubbing his thighs..
“So, it's about my soulmate tattoo.”
Chris took in a deep breath as he looked to Talia, glancing quickly to Ricky for a little bit of support. He’d already done the hardest part last night, she already knew his soulmate was dead, but still, this felt so strange to talk about. This whole thing was so, how did you tell someone you think you're connected to their soulmate? And that their soulmate thinks that you're connected to them? Hello, talk about a bit of soulmate love triangle here, how did that even work? Did they even have soulmate love triangles? He’d never heard of them before!
Sure, he’d heard of soulmate tattoos causing love triangles. Everyone had heard of that, but actual soulmate love triangles, with a three-way soulmate link. Was that even possible? What would Talia even think about it? Ricky, he wasn’t even sure what he had thought about it in a romantic sense, friendship wise was one thing, and he knew his friend was struggling enough with everything that was happening.
“What about your tattoo, Chris?”
Okay, face the music time, taking in a breath, he focused on Talia.
“It seems to be, reacting, a bit, similar, but different I guess, not as severe, I think… anyway,”
Yet. He shook his head, he wasn’t making any sense and he knew it.
“I mean, reacting similar to how yours is.. Sort of.”
“What?”
The shock, was understandable, Chris sighed as he continued.
“I wasn’t sure what it was reacting to, as the sensations have been all over the place during the week, I’ve not been paying attention to when they’d been happening, the ache, it was just an ache, I didn’t make the connection. I didn’t want to make the connection, I suppose, but it has just been coming and going. Then, it started to get more pronounced, until I couldn’t deny something was happening anymore.”
Letting out a slow breath to steady himself before he kept going, his head just all over the place.
“The doctor found nothing.. And then.. Well, I thought it reacted to Ricky.”
Chris nodded in Ricky’s direction, and he watched as Talia glanced over to him surprised, Ricky choosing that moment to speak up finally.
“But I’ve noticed that Chris has been reacting to you more than me Sweetheart, his shoulder was playing up the entire time we were helping you, and he was looking after you. That was about you, he was worried about you, not me at all.”
Blinking slightly as he looked at her, and then between them both, holding his breath, not sure what to think, how to react, how should anyone react to this, he wouldn’t be surprised if she started laughing. But… Chris knew she wouldn’t. Not after everything she’d been going through with her own tattoo lately. She wouldn’t tell him he was insane, she wouldn’t treat him like he was crazy. What he didn’t expect was what Talia did say.
“Can I see it?”

“What?”
He felt a bit dumb for a second there, and Ricky wasn’t helping, sitting back in his chair with a that little knowing smirk of a smile on his face, as if he’d expected she’d be curious. Damn him.
“Your tattoo, Spookie, can I see it?”
When Ricky chuckled from the background “Spookie?” Chris could help but roll his eyes at him with a muttered “Shut it.” he didn’t have the energy for him to make fun of him right now.. He tried to talk Talia out of it okay, he had, but his love of Halloween came back to roost on that nickname. Still he swallowed, right, his tattoo. She didn’t even react to the little moment about the joke aside from the slight growing of her smile which made him think she was trying not to laugh as he told Rick to shut it as he chuckled. He wouldn’t lie, though, her having a special name for him, had him feeling as warm and tender as that glorious hug when she came in at the front door. He wouldn’t give it up, her giving him one for the world.
Chris reached up to his shirt, considering he’d been at the doctors this morning, and needed to access his shoulder, and didn’t want to just keep taking his shirt off and off.. He had a button up on already. So he undid the first couple of buttons from the collar and pulled it to the side. He widened the collar all the way over his shoulder, wiggling it down, now his whole shoulder blade was exposed, his soulmate tattoo was the front of his shoulder. It wasn’t exactly Halloween inspired like so many of his other tattoos, but in a sense, he could use it for the theme. It was a spectral like figure he’d worked into the surrounding piece, and it was so detailed in the shading, not like some of those simple soulmate tattoos either, which he enjoyed. That had been something he had considered himself lucky about when he started tattooing himself, that he didn’t have a crappy soulmate tattoo to blend in.
However, it was always stark again his colour pallet though, black or white. Most of Chris’ tattoos could be colourful, except his soulmate tattoo, and that was why his he’d worn shirts and tank tops a lot.. And the paint had started with the band, the soulmate tattoos. It was a great way to deal with the insanity.
“Why isn’t it white?”
Talia’s soft tentative voice hesitantly asking him that caught him by surprise. What? Of course, it was white. The shock hitting him had him looking over to Rick, and he’d been looking to Talia, Chris looking between the two. What, what was it? What?!? Looking down, he couldn’t get the best look from above, it was, he couldn’t crane his neck to look right at his shoulder properly! Shit, his heart started racing as he called out to his best friend in a panic.
“Ricky!?”
He was moving from his chair closer and Chris was grabbing for his phone to try and use it as a mirror with his camera, shit, how could his soulmate tattoo be changing, again? Had anyone ever had their dead soulmates tattoo change? Was that even humanly possible? Chris’ heart was starting to race, and he felt like he couldn’t breathe as he struggled to get his phone open, and his camera up, flipping open the selfie side and bringing it up to see his shoulder. In his panic it felt like his fingers weren’t working on the screen, and he couldn’t even figure out how to use his fucking phone! There, there, he had it, searching the image he could see on the screen.. He… that… what…
“Oh my god.”
The colour was off. Talia was right.. It wasn’t white. It wasn’t white at all, it was getting darker, it was significantly darker. Grey, it was turning fucking grey, what did this fucking mean? Chris swallows heavily with how close Rick is looking at the darkening outline of the formerly pale white tattoo,
“Chris, it’s changing shape too.”

A report by a Montreal tenants' rights association says 79 per cent of the roughly 30,000 units in Quebec that were available for rent in February on Airbnb were not certified by the province.
Short-term rental company Airbnb contributes to the housing shortage because the online platform takes units off the long-term rental market, the Coalition of Housing Committees and Tenants Associations of Quebec said in its report released Tuesday.
The group said that in some regions of the province, the number of February listings without registration numbers rose compared to the prior month. The report also said that 95 per cent of Airbnb listings in Montreal's northern suburb of Laval were uncertified.

CHAPTER 1: Hollowsdill
Hello, my name is: (Insert Y/N)
You are an author and an artist but lately you’ve been feeling a little lost. Your writings and your art are no longer the same. Getting inspiration from movies you decided you should stay in a small town for inspiration for my next book.
Small towns were always interesting to you. A close knit community where everyone knew each other, all the drama, all the secrets. So quaint and cute but also mysterious and intriguing. Could there possibly be a dark secret hidden amongst the smiling faces?
You thought Hollowsdill might have been the perfect place but after looking around you realized that the only places available for you to stay were decrepit and over priced. Being desperate you went looking anyway. Maybe the places were not as bad as the internet showed.
When you got to the town it wasn’t exactly what you expected. People gave you shifty looks and there was an ominous silence. The buildings did look to be in good shape except for the few ins scattered around. They looked as if no one had stayed in them for years. Disappointed, you headed toward the inn that had gotten the best reviews out of the ones in the town (Which wasn’t saying much.) which was a small rental room on top of the general store.
When walking up to the store something on the bulletin board caught your eye. It was a flyer with a picture of a beautiful building. Under it said Hollowsdill Stay In. The thing that caught your eye the most however was the big writing at the bottom that said:
$12.00 A MONTH!
It seemed too good to be true. On the back of the flier it said, “Find more details in the general store.” Reading this you decided to go inside and check it out. The clerk was an older man, overweight, with a greasy look to him. You inquired about the Stay In and all he said was, “fifty cents” Slightly confused, you handed him 2 quarters and he handed you a booklet with the same flier on the front. Inside was a list of amenities. There weren’t pictures of them but there were a lot listed and it said it was included with the $12 price. There were however pictures of some beautiful scenery that you knew would be great inspiration for my art.
Even though there were no pictures of the amenities and you couldn’t find the place online it was too good of an opportunity to pass up. You called up on the general store's pay phone. They had one vacancy and you took it immediately. All you had to do was wait for the ride to take you the next morning. So you rented a room in the general store for the night.
In the morning you rushed out carrying your bags and almost dropped them when you saw a limousine parked at front of the door. In a white letters on the back window was the words Hollowsdill Stay In
You knocked on the driver's side and the window and it rolled down.
Driver: Y/N?
Y/N: Yes, is this for me?
Driver: …
Without a word the driver stepped out of the car, grabbed your bags and threw them in the trunk. Then they opened the back door for you and got back into the front. You sat in the back and closed the door behind you. You were still a bit confused but there was a wall between you and the driver so you couldn’t talk to him. Instead you looked out the windows.
You drove out of the town and things began to look more jovial. Soon the paved road turned into the cream colored masonry you had seen leading up to the house in the photo and the limo began to drive up a steep twisting up climb. The sides of the “driveway” were aligned with beautiful hedge work and rose bushes and it stretched on so far that you couldn't see the end of the street. Finally after about five minutes he pulled up into a large circular parking lot in front of the beautiful mansion. It seemed to be just as beautiful as the flyer had said which confused you even more on why it only cost $12.00 a month, but you weren’t about to complain.
Standing on the steps was a petite woman with red violet hair and warm golden brown eyes. She wore a copper vest over a ruffled white blouse and a tight plaid skirt with heels that matched her vest. She smiled warmly and waved at you as you stepped out of the car. As soon as you did so the driver drove away quickly.
CHAPTER TWO: Welcome Welcome
Woman: (Waving) Hello! You must be Y/N! I’m so glad you will be staying with us, at the Stay In. (She points to the building behind her.

Reply to anon. I disagree. Jamie doesn't have a house in Malibu he rent an apartment in Malibu and recently he seems to move and about to Atlanta. I'm not gonna say he's no longer rent a place in Malibu but it's obvious to see he moved to Atlanta for months after taking the last picture with Jess and some stranger bold guy on the beach in June this year.
The anon has to be wrong because you can easily look up the listing for his house online, and it’s listed as a rental. If he owned it, it would say so. There’s no way Jamie owns it—he’s just renting. Not saying he couldn’t buy a house, but if he’s not a U.S. citizen and only here on a work visa, that definitely makes it more complicated and expensive. I know it’s possible because plenty of famous British actors and musicians have bought homes here before getting citizenship, but they also had way more money than I think Jamie has. So yeah, this anon pretending to have insider info clearly doesn’t, because their claim can easily be debunked just by looking up the house online.
Also notice how they haven't come back to even try to clarify what they meant.

Real Estate Vocab.
In tutoring yesterday we talked about apartment hunting and how different it is here compared to the US/other countries. This is a mix of words I already knew & ones I learned yesterday~
부동산 - real estate, real estate agency/office
허위 매물 - false listing/offering (on apps/websites; this describes apartment/house listings where the photos are photoshopped beyond reality, the place isn't actually available, the price online is fake, etc.)
보증금 - deposit, "key money" (way higher than in the US...like $10,000, but you get it all back at the end of your contract [usually 2 years])
월세 - monthly rent
전세 - "jeonse" is a deposit only rental system. You put down a huge deposit (like, in Seoul, at least $100,000) and then you don't pay rent
Usually, if you don't see a counter on the prices, they're in 만 (10,000). If it's in 억 (100,000,000), it'll be written. For example: 월세 2,000/65 = 20,000,000원 보증금 / 650,000원 월세 월세 500/90 = 5,000,000원 보증금 / 900,000원 월세 전세 3억 1,000 = 310,000,000원 전세 12억 = 1,200,000,000원 [currently, 1 USD = 1,300 KRW]
선순위 보증금 - deposit priority (in the event your landlord loses your deposit, you want to be 1위/first in line in order to have the best chance of getting your money back...)
세대주 - head of household
세대원 - family member (i.e. not the head of the household)
융자 - financing, loan
빚 - debt
담보 - collateral (like for a loan)
건물용도 - purpose of a building (like it's zoning)
거주시설 - housing facilities
근린생활시설 - commercial/neighborhood facilities (don't live here!!!)
신탁건물 - a building owned/operated by a trust/company (don't live here either!!!)
등기부등본 - certified copy of the register (of the real estate) (this is the document you check to make sure the landlord is the legal owner, the real estate agent isn't scamming you, the property isn't being used as collateral for other loans, etc.)
갑구/을구 - these sections on the 등기부등본 are where you check your 순위 #, the property's ownership, etc.

Landlords and property managers can’t collude on rental pricing. Using new technology to do it doesn’t change that antitrust fundamental. Regardless of the industry you’re in, if your business uses an algorithm to determine prices, a brief filed by the FTC and the Department of Justice offers a helpful guideline for antitrust compliance: your algorithm can’t do anything that would be illegal if done by a real person.
Today, the FTC and Department of Justice took action to fight algorithmic collusion in the residential housing market. The agencies filed a joint legal brief explaining that price fixing through an algorithm is still price fixing. The brief highlights key aspects of competition law important for businesses in every industry: (1) you can’t use an algorithm to evade the law banning price-fixing agreements, and (2) an agreement to use shared pricing recommendations, lists, calculations, or algorithms can still be unlawful even where co-conspirators retain some pricing discretion or cheat on the agreement.
The agencies’ work in this space is especially important given rising residential housing rental prices. Rent is up nearly 20% since 2020, with the largest increases concentrated on lower- and middle-tier apartments rented by lower-income consumers. About half of renters now pay more than 30% of their income in rent and utilities, and rising shelter costs were responsible for over two-thirds of January inflation.
Meanwhile, landlords increasingly use algorithms to determine their prices, with landlords reportedly using software like “RENTMaximizer” and similar products to determine rents for tens of millions of apartments across the country. Efforts to fight collusion are even more critical given private equity-backed consolidation among landlords and property management companies. The considerable leverage these firms already have over their renters is only exacerbated by potential algorithmic price collusion. Algorithms that recommend prices to numerous competing landlords threaten to remove renters’ ability to vote with their feet and comparison-shop for the best apartment deal around.
What’s the message for other businesses?
Agreeing to use an algorithm is an agreement. In algorithmic collusion, a pricing algorithm combines competitor data and spits out the suggested “maximized” rent for a unit given local conditions. Such software can allow landlords to collude on pricing by using an algorithm—something the law doesn’t allow IRL. When you replace once-independent pricing decisions with a shared algorithm, expect trouble. Competitors using a shared human agent to fix prices? Illegal. Doing the same thing but with an agreed upon, shared algorithm? Still illegal. It’s also irrelevant that the algorithm maker isn’t a direct competitor if you and your competitors each agree to use their product knowing the others are doing the same in concert.
Price deviations don’t immunize conspirators. Some things in life might require perfection, but price-fixing arrangements aren’t one of them. Just because a software recommends rather than determines a price doesn’t mean it’s legal. Setting initial starting prices or recommending initial starting prices can be illegal, even if conspirators deviate from recommended prices. And even if some of the conspirators cheat by starting with lower prices than those the algorithm recommended, that doesn’t necessarily change things. Being bad at breaking the law isn’t a defense.
The housing industry isn’t alone in using potentially illegal collusive algorithms. The Department of Justice has previously secured a guilty plea related to the use of pricing algorithms to fix prices in online resales, and has an ongoing case against sharing of price-related and other sensitive information among meat processing competitors. Other private cases have been recently brought against hotels and casinos.
Technology is a promise. Used correctly, it can make our lives healthier, safer, and more efficient. But its efficiency can also be used by bad actors to crush competition or bilk consumers in novel ways. No matter the tool law violators use, the FTC and the Department of Justice stand vigilant on the side of consumers and competition.
