The Canadian Real Estate Association's latest figures confirm what buyers, sellers, and owners have suspected for some time: the housing market is in a slump. According to a release issued Friday by the organization that represents 155K Realtors across the country, sales for September were down by more than 30% compared to the same period a year ago.
Prices are also down year over year, with the average selling price of a home listed on the MLS system being $640,479. This is down by 6.6 percent compared from a year ago and more than 21 percent from the all-time high of $816,720 set in February.
That was before the Bank of Canada began its aggressive rate hike campaign to tame runaway inflation. In the last six months, the central bank has raised its benchmark lending rate by more than three percentage points, pushing variable-rate loan rates above five and even six percent. That has put a damper on the once-hot housing market.
"The important thing to remember is we're still in the middle of a period of rapid adjustment, with buyers and sellers trying to feel each other out while a lot of people have had to take their home search plans back to the drawing board," CREA's chief economist Shaun Cathcart said in a release. "As such, resale markets may remain on the quiet side for some time yet, with the flipside of that coin being even more pressure on rental markets."
This is true in many markets across the country, including Brampton, Ontario, where realtor Shaun Ghulam has noticed an interesting dichotomy: the market for owning has cooled, but competition for rentals is fierce. In an interview, he stated, "Lease prices are ridiculous now. If it's $3,000 per month, people are paying $3,500."
The uncertainty in the rental market is one of the reasons why Earl Hypolite and Naomi Zitt-James say they want to buy a home sooner rather than later. The couple currently rents an apartment in downtown Toronto, but with a seven-month-old baby, and a large dog, they believe the time has come to make the move "I think it was really appealing when it was just the two of us," Zitt-James said of renting.
"But having that amount of money… go into renting rather than paying down something that we own is a little less appealing now than it was when we first moved in." While they have no immediate plans to purchase, they have been looking at properties outside of the city, where prices have dropped significantly.
"I feel a lot better now that I know the prices have dropped a little," Zitt-James said. "I just feel sorry for those people who went in and got those houses only to have them destroyed."
According to Realtor Ghulam, selling prices in Brampton have dropped significantly since the spring. Sellers are still asking for prices that they might have gotten six months ago, and when they don't get any offers, they delist their home and relist it at a lower price, hoping to spark a bidding war that rarely occurs.
"Look at the number of times the property has been listed," Ghulam advised. "If it's been listed four or five times, you know the seller isn't serious about selling and is only playing." As a result, there is a significant gap between seller and buyer expectations. "Sellers are holding off, waiting to see where interest rates go," he explained. "Buyers are hesitant because they want to wait for prices to fall further."
According to TD Bank economist James Orlando, the numbers show that recent rate hikes have sapped market momentum, frightening buyers and sellers.
"Listings fell for the third month in a row, indicating that a softening economy and higher interest rates have yet to force a meaningful increase in supply," he said. "If anything, low prices are keeping potential sellers on the fence."
