In Nepal, a country known for its rich cultural heritage and breathtaking landscapes, navigating the market of real estate in Nepal may seem daunting for first-time homebuyers. However, with careful planning and preparation, you can make a confident and informed decision. This article offers seven valuable tips to help you navigate the process of buying your first house in Nepal.
Tumblr media
Establish a Budget and Secure Financing:
Before embarking on your homebuying journey in Nepal, establish a budget based on factors such as your income, savings, and expenses. Consider getting pre-approved for a home loan from reputable banks or financial institutions to determine your purchasing power and streamline the buying process.
Define Your Priorities and Needs:
Identify your priorities and needs regarding the location, size, and features of your future home in Nepal. Consider factors such as proximity to your workplace, amenities like schools and hospitals, and the overall neighborhood environment. This will help narrow down your options and make the home search more focused and efficient.
Engage a Reliable Real Estate Agent:
Working with a trustworthy real estate agent who has extensive knowledge of the local market in Nepal is crucial. They can guide you through the entire process, provide valuable insights, negotiate on your behalf, and ensure a smooth transaction. Research and interview multiple agents, seeking recommendations to find the one that best suits your needs.
Conduct Thorough Due Diligence:
When you find a potential property in Nepal, conduct thorough due diligence to ensure it meets your requirements and is legally sound. Verify the property's ownership, land size, zoning regulations, and building permits. Consult a legal professional specializing in real estate to review the documentation and guide you through the legal procedures.
Inspect the Property:
Prior to making an offer, arrange for a comprehensive inspection of the property in Nepal. Engage a qualified professional who can assess the condition of the house, including structural integrity, electrical systems, plumbing, and any potential issues. This inspection will provide you with valuable information and help you make an informed decision about the property's worth and potential maintenance costs.
Negotiate the Price and Terms:
Once you have identified a property in Nepal that interests you, negotiate the price and terms of the purchase. Rely on your real estate agent's expertise to determine a fair market value, advise on negotiation strategies, and advocate for your best interests. Be prepared to negotiate on price, payment terms, and any necessary repairs or renovations.
Seek Professional Assistance for Documentation:
The final step in buying your first home in Nepal involves handling the documentation and legal formalities. Seek the assistance of a legal professional to ensure all necessary paperwork is completed accurately and efficiently. This includes the sale deed, transfer of ownership, tax clearances, and other legal documents required by the government and local authorities.
Conclusion:
Buying your first home in Nepal is an exciting and fulfilling experience. By following these seven tips, you can navigate the process with confidence and make an informed decision. Remember to establish a realistic budget, define your priorities, engage a reliable real estate agent, conduct thorough due diligence, inspect the property, negotiate effectively, and seek professional assistance for documentation. With careful planning and guidance, you'll soon be the proud owner of your dream home in Nepal.

Seized gold weighs 60.789 kg after removal of attachments
Tumblr media
The actual weight of the gold that was seized last month is likely to be much less than the gross weight, which included motorcycle brake shoes and electric shavers, a senior official of the Nepal Rastra Bank (NRB) said on Monday.
On July 18, the Department of Revenue Investigation (DRI) seized the smuggled gold at Sinamangal, Kathmandu right after it cleared customs at the Tribhuvan International Airport (TIA) undetected. The gold, packed in eight sealed cartons, was then sent to the Mint Division of the central bank for weighing. The gross weight of the consignment seized was determined to be 155kg.
Now, with the DRI handing over the task of investigating the case to the Central Investigation Bureau of Nepal Police, the police had requested the NRB to melt the seized gold to find out its actual weight.
“The gold, weighed after removing the brake shoes, came to be 60.789kg,” said Thaneshwar Acharya, director at the Mint Division of the central bank. “We will start melting it on Tuesday to determine its quality and actual weight.”
Acharya said it might take a week to complete the process and find out the gold’s actual weight. Earlier, the DRI had stopped short of asking the NRB to melt the gold. After the CIB took up the task of investigation, the police unit had requested the central bank to melt the gold.
Earlier, the consignment containing the gold was wax-sealed and sent to the safekeeping of the Mint Division. The smugglers had stashed the gold in other metal items to pass them off as regular merchandise.
The CIB chief, Additional Inspector General of Police Kiran Bajracharya, said the brake shoes were removed and the weight of seized gold was taken on Monday, as a part of the investigation. “Representatives from the NRB, the CIB and the DRI were present during the process,” she added.
In early August, the CIB had taken over the task of investigating the matter. Earlier, the DRI had arrested 18 people on the charge of being involved in smuggling the gold. It had also raided a factory at Tokha in Kathmandu, a suspected site used by smugglers for melting gold.
The CIB also raided the warehouse of Ready Trade, a private firm, at Sorhakhutte in Kathmandu and seized 66 boxes of motorcycle brake shoes. Many of the brake shoes were found to be lighter than those seized at Sinamangal, raising suspicions that gold from the motorcycle component had already been extracted.
The DRI also raided the house of Rakesh Kumar Adukia, one of the prime suspects in the smuggling case, as part of efforts to find the actual owners of the seized gold. Later, on August 11, the immigration office at the TIA took Rohan Adukiya, the son of Rakesh Adukiya, in custody in connection with the gold smuggling case.
CIB chief Bajracharya, however, said that the bureau has not taken him in custody for lack of evidence.
The latest seizure suggests that the Tribhuvan International Airport continues to be a gateway for large-scale smuggling of gold. In 2017, authorities had busted a smuggling case involving 33 kg of gold, but the gold went missing.
Since the fiscal year 2018-2019, the NRB has purchased 375.6 kg of gold seized by the government authorities including the police, according to Acharya.

The Net-Zero Emissions Strategy's Advantages for Nepal
We are a Net Zero consultant in Agile Advisors, Nepal’s long-term strategy for net-zero emissions was examined by the researchers using the Low Emissions Analysis Platform (LEAP), a modelling tool created by the Stockholm Environment Institute, for their study. The tool incorporates GHG and other environmental pollutant emission factors by the IPCC guideline for national GHG inventories, and it includes both energy-related and non-energy-related emissions within a single modelling framework. The researchers were also able to examine the relationships and consequences between the business sector, the environment, and the energy and non-energy sectors, thanks to LEAP. By analyzing several co-benefits of Nepal's long-term goal for net-zero emissions for the first time, the study seeks to close a research gap in the following areas.
Tumblr media
Agile Advisors can provide Net Zero Carbon, Emissions of seven additional air pollutants, which include particulate matter (PM2.5), carbon monoxide (CO), nitrogen oxides (NOX), sulfur dioxide (SO2), non-methane volatile organic compounds (NMVOC), soot, and organic carbon (OC), The analysis of energy security focused on the affordability, accessibility, and availability of energy’s 7's objective of access to enough electricity was used to gauge how the net-zero strategy affected energy equity. The study analyzes the effects of two significant policy intervention scenarios on these parameters with that of a reference scenario (REF). The latter does not account for recently enacted policy changes and instead expects that present patterns will continue. Plans and policy measures enacted up until 2020 are included in the With Existing Measures scenario (WEM).
In our role as Net Zero in Agile Advisors, the implications of more practical mitigation measures for the nation are also considered in a third scenario called With Additional Measures (WAM). Both scenarios promise significant reductions in air pollutant emissions, enhanced energy security, and equity compared to the reference scenario. For instance, by 2050, emissions of seven distinct air pollutants would have decreased by at least 40% under the WEM scenario. This reduction would rise to roughly 70% or more in the WAM scenario. Lower levels of air pollutants, exceptionally short-lived climate-forcing pollutants (SLCPs) like methane and soot, would positively impact the climate and agriculture by preventing adverse health effects and crop production losses. As the nation's share of renewable energy sources rises and energy imports fall, so will energy security. As a result, the cost of imported gasoline would decrease relative to GDP.
As an expert Net Zero Consultancy, adopting a net-zero lifestyle is a prudent choice since it proactively addresses the pressing global issue of climate change. Assuming accountability for our carbon footprints and making an effort to decrease greenhouse gas emissions, we participate in the joint Endeavor to alleviate the consequences of climate change. It's also a wise decision in terms of finances. There are numerous chances for innovation, job creation, and economic growth in industries, including sustainable technology, energy efficiency, and renewable energy, as the globe moves toward a low-carbon economy. A net-zero lifestyle also encourages resilience and self-sufficiency. We actively contribute to a resilient and sustainable society by adopting a net-zero lifestyle, guaranteeing a better future for our planet.
Being a Net Zero, the study examined the potential benefits of net-zero GHG emissions methods in Nepal. The authors contend that while developing and implementing decarbonization solutions, these co-benefits—such as enhanced health outcomes and energy security—must also be considered.
To prioritize research and development needs, make investment decisions, and encourage societal change in the direction of sustainable development pathways, decision-makers will find excellent guidance from the results of this study when evaluating current and future policy options. As Nepal moves toward net-zero emissions, further research may be done to calculate the advantages for human health or the impact of lower environmental emissions on agricultural production.

The 7 Wonders of the Nature
Tumblr media
The Aurora Borealus or Norhten lights
Tumblr media
The northern Lights are one of the most beautiful phenomena in both science and nature According to how stuff works The Northern Lights occur asthe electrons enter the earth's upper atmosphere, they will encounter atoms of oxygen and nitrogen at altitudes from 20 to 200 miles above the earth's surface. The color of the aurora depends on which atom is struck, and the altitude of the meeting.
  Green - oxygen, up to 150 miles in altitude
  Red - oxygen, above 150 miles in altitude
  Blue - nitrogen, up to 60 miles in altitude
 Purple/violet - nitrogen, above 60 miles in altitude
All of the magnetic and electrical forces react with one another in constantly shifting combinations. These shifts and flows can be seen as the auroras "dance," moving along with the atmospheric currents that can reach 20,000,000 amperes at 50,000 volts. (In contrast, the circuit breakers in your home will disengage when current flow exceeds 15-30 amperes at 120 volts.) The auroras generally occur along the "auroral ovals," which center on the magnetic poles (not the geographic poles) and roughly correspond with the Arctic and Antarctic circles. There are times, though, when the lights are.farther south, usually when there are a lot of sunspots. Sunspot activity follows an 11-year cycle.
The Grand Canyon
Tumblr media
The Grand Canyon located in Arizona is truly a spectacular sight. It's hard to look at the canyon and not be curious about geology. Rock that dates back 1.8 billion years lies at the bottom. Exactly how the river formed the canyon is still unclear, but geologists generally agree that most of the cutting occurred within the last five million years.
 The Great Barrier Reef
Tumblr media
The Great Barrier reef is the largest living organism in the world and cover an area almost twice the size of Italy. The reef can be seen from outer space. Thirty species of whales, dolphins, and porpoises and 17 species of sea snake have been recorded in the Great Barrier Reef.
Harbor at Rio
Tumblr media
The Rio de Janeiro Harbor is regarded as one of the most intriguing of the Seven natural wonders of the world. The reason for this is that it plays tricks on the eye to all that behold it, sometimes looking like the mouth of a river and at other times looking like a beautiful lake. Indeed, the Harbor of Rio de Janeiro is like no other and is simply a naturally formed harbor. This is why it deserves its place on the list of the Natural wonders of our world.
Victoria Falls
Tumblr media
Victoria Falls also known as Mosi-oa-Tunya 'The Smoke that Thunders' - forms the largest curtain of falling water on the planet and is one of the world's greatest natural spectacles and a must see when on safari in AfricaVictoria Falls waterfall is on the Zambezi River, bordering Zambia and Zimbabwe in Africa One can view the falls face on (mostly from the Zimbabwe side), as facing the falls is another sheer wall of basalt, rising to the same height and capped by a mist-soaked rainforestIn Nov 1855 the falls were made known to the outside world by David Livingstone and the town in Zambia was named after him
Mount Paricutin
Tumblr media
The story of Paricutin is a fascinating one. From flat ground, the volcano grew to a height of 1100 feet in just one year! Paricutin is part of a large volcanic field that covers much of west central Mexico, but Paricutin is unique due to the fact that it formed such a short time ago.
Mount Everest
Tumblr media
Mt Everest is a really really big mountain in nepal in fact it is the biggest in the world. Its safest year was 1998 when out of 126 people that tried to climb it only 8 died, she stands at 29000ft.
Roraima
Tumblr media
Serving as inspiration for Sir Author Conan Doyels The Lost World T. Roramia is truly worth honorable mention as a wonder of the natural world. Mount Roraima is also home to angel falls (click the picture for a complementary photo of angel falls) a waterfall that in itself is worth the journey. Mount Roraima is the highest of the Pakaraima mountain chain in South America. The 31 square kilometer summit area of Mount Roraima is defined by 400 meter tall cliffs on all sides and includes the borders of Brazil, Venezuela, and Guyana. The tabletop mountains of the Pakaraima’s are considered some of the oldest geological formations on Earth, dating back to some two billion years ago. The result is the staggering landscape of Mount Roriama The top of Roraima is so high and isolated that much like Austrailia or Madagascar their are species of animals that can be found no where eles on earth and because of the remoteness of the area many of those species have yet to be identified, Truly a lost world.
