Theyingi market is Myanmars foremost textile market and an important national retail and wholesale outlet for acheik textiles. Located between the quarters of the City historically inhabited by Indian and Chinese migrants the market has also traded fabrics from these countries since it’s construction in 1905. Market traders rent stalls still fitted with the original teak joinery fabric shelves and cupboards.
My preservation project looks to illuminate this historic textile market as a living heritage. A cultural practice that captures a body of knowledge and provides continuity, dynamism, and meaning of social life to generations of individuals, social groups, and community. A bridge between traditional and contemporary cultural values as defined by UNESCO.
Earlier, I was influenced by the writings of the architect and preservationist Evgenii Mikhailovskii who wrote of the ephemerality of preservation and that the aim of preservation aesthetics was not to change monuments but rather to change the viewer’s understanding of them, And that’s pretty much of what I intend do. My preservation project looks to enhance a historic textile market as a living heritage, seeing it as a new bridge between traditional and contemporary cultural values.
Myanmar has a long history of making yarn, fabric and garment. However there are threats to the markets which they have been traditionally traded. Handmade fabrics are often expensive and raw materials for the yarns are in declining availability.
It is essential that Such traditional cultural practices need to be sustained through greater global visibility and commercialization and not rely on tourism and nostalgia. Therefore, I propose to augment the existing market activities with a college of textile design, aiming to attract and give the younger generations a shout to the creative possibilities of yarns and weaving techniques.
Site Analysis
As you may know, the studio site is based in Yangon Myanmar. And the particular site I’m looking at is a market called Theingyi Zay. Theingyi Zay or Theingyi market is Yangon’s biggest textile trade hub for more than a century. This atmospheric shows the building with its existing surroundings.
These 5 blocks of markets lay in between the indian and chinese community, offering a very unique atmosphere as it vividly represents the life and diversity of downtown Yangon in such a very dense space.
As Yangon can be regarded as a melting pot, the downtown area of Yangon is spatially characterized by ethnic groups and religious. However,Theingyi Zay assembles a mixture of this diversity as the market is operated and used by people with Burmese, Indian and Chinese ancestry as well as people with different religious backgrounds. This diagram shows the different religious buildings around the site. As you can see there are buddhist, Chinese, and Hindu temples as well as mosque and churches.
There are 5 distinct blocks named alphabetically from A to E . Each block sells different types of commodities. But This project will focus only on The building B, which is an important national retail and wholesale outlet for textiles.
Building Analysis
Located between the quarters of the City historically inhabited by Indian and Chinese migrants the market has also traded fabrics from these countries since its construction in 1905. Market traders rent stalls still fitted with the original teak joinery, fabric shelves, and cupboards.
The existing market is organized as a front building to the South - that accommodates some shops at ground level and market administrative offices at the upper level. Two tall parallel market halls extending back northwards either side of a central circulation spine which has a raised roof and clerestory windows.
There are 544 shops in total. Each shop block is divided by a lane that connects to the entrance door. I was especially interested in the long side elevations to the market halls which conceal a 2-layered façade inhabited with peripheral shops, cafes and small businesses that support activities in the market halls. Also significant are the original braced teak trusses that span the tall market halls.
Established by an indian building company, the indian architectural elements such as Jali screen, symmetrical proportion, and ornament is clearly visible on all its exterior facade.
Plans
For the Preservation plan, In many instances, I’ve felt that Heritage preservation in Yangon focuses mainly on tangible heritage which tries to protect the old, aesthetic and important buildings. Yet, there is no specific regulation to protect the intangible aspects of it. So In this project, I want to preserve beyond the physical elements of the building, considering the new intervention that will not only maintain the life and characteristics within the building but also introduce the new program that can still fulfil its historical purpose.
As mentioned before, I’m doing this textile college on top of the existing Market. Additional mezzanine floor levels will be inserted in places of the tall existing market halls to provide space for the new college.
The current issue is the existing roof covering and clerestory glazing is dila-pidated and leaking in places. Building B is one of the only 2 original buildings that still remains. The new intervention also offers an opportunity to renovate the impaired part of the building that has not been maintained properly.
So here’s a diagram showing what to keep, add, and remove.
And this is the overall concept diagram of the project. The purpose is not to preserve the building the way it is but more like to supplement its original intention for a contemporary audience.
The physical preservation including the skin and structure of the building. The skin consists of all sides of the facade and Jali screen on the secondary wall. Also the structural elements including column, beams, and the most importantly, teak roof structure.
The impaired roof will be removed and replaced with the new one, and the Additional mezzanine floor levels will be inserted above the market.
The new mezzanines are not continuous but multi-level with cutouts and breaks to give cross views to the textile market activities below. The intention is to allow the sights and sounds of the market intrude into and define the open work spaces of the college, drawing direct connections between design, prototyping and commercial trading.
Construction and Technical Plan
The new mezzanines will be inserted in 3 phases in order to try to keep the market running during construction. The new mezzanines are to be constructed on large steel beams fixed to and spanning between existing reinforced concrete piers in the perimeter walls and the reinforced concrete portals of the central spine. By reducing alteration to the existing fabric the new intervention has a suggested temporality, and reversibility - in the event that the intervention ceases to be meaningful to a future audience.

A new roof covering will be placed on top of the retained existing trusses and introduces new rooflights that modulate the level and quality of light entering the college spaces and market halls below. It also brings a new roof line to the urban landscape and provides stack-effect natural ventilation through the floor levels.
Spacing and Program
The college incorporates studio spaces and specialist weaving, printing and dyeing workshops that will combine traditional equipment as well as state-of-the-art digital looms and silk screen printers. Toward the front building escalators bring students and the public up to an information centre dis-seminating knowledge about traditional and innovative emerging textile design and manufacture techniques. The openness of the college is intended to retain the linear flow of the existing market halls. The workshop area is An area of co-working space which intends to encourage entrepreneurial students to channel some of their creative energies towards commercial opportunities for spin-off businesses.
The circulation will mainly happen at the central spine of the building connecting the left and right wings together by ramps and steps due to the difference of floor levels. The fourth extra floor is introduced on top of the spine. This full length glazing offers maximum sunlight to get in the room. These two extra floors can be entered from behind the staff office and the center back staircase. And there’s an elevator to ship the material up to the storage room at the back end

Next Stop Chi Town
Hot off my appearance at The MoneyShow Seattle last weekend I am ready for TradersEXPO Chicago July 21-23 and then I’ll be looking for my heart again at The MoneyShow San Francisco August 15-17. On my way to TradersEXPO Chicago I will swing through AAII Los Angeles Chapter on Saturday Morning July 20.

SAFE with STAR as the largest shareholder and manager has revolutionized mezzanine financing into a profit center for large commercial properties with ground leases – masterminded by Chairman and CEO Jay Sugarman. Both REITs have been on a tear. Mr. Gaffney runs TIAA’s precious metals and foreign currency account division which gives individual investors direct access to industry experts with online accounts that have super low minimums.
Then, back by popular demand from Vegas I refereed Mike Larson, Senior Analyst at Weiss Ratings and Jon Markman, Editor of Tech Trend Trader, The Power Elite, and Strategic Advantage in Market Bubble vs. Market Boom? They Debate, You Decide! I won of course, just kidding; it was a lively discussion where Mr. Larson made the case that we are seeing signs of recession and market slowdown and it’s time for safety in defensive sectors whereas Mr. Markman made the case that we have only just begun and the market is set to achieve new heights with only minor setbacks. We of course opened the floor up to Q/A with attendees.

Skidmore, Owings & Merrill (SOM), QuadReal and Thor Equities announced the completion of 800 Fulton Market, located at the threshold of one of Chicago’s fastest growing neighborhoods, the Fulton Market District. The 326-foot-tall mixed-use office tower includes pandemic-responsive design features, from seven landscaped terraces that allow for indoor/outdoor workspaces, to assistive smart building systems. The project is certified LEED Platinum, WiredScore Platinum, SmartScore Platinum and targets WELL Building Standard certification, and is home to offices for leading companies such as The Aspen Group and John Deere.
Designed by SOM, 800 Fulton Market relates to the rhythm and scale of the neighborhood’s historic low-rise streetscape as well as Chicago downtown high rises through a series of stepped terraces. Drawing from the industrial character of the neighborhood, the 19-story building features a facade of brick, glass, and exposed structural steel bracing, while generous landscaped outdoor spaces with native plantings and trees offer tenants access to the outdoors.
“We set out to design a building that would feel like it had always been part of Fulton Market’s historic, industrial character, but also recognized the pressures and concerns of the new vibrant neighborhood,” says Brian Lee, SOM Consulting Design Partner. “This sensitivity informed everything from our material choices to the gracefully stepped form, in conversation with both its immediate context as well as Chicago’s famous skyline.”
800 Fulton Market features a range of smart building systems that promote wellness, sustainability, and energy efficiency. To best support tenants and maintain the building, Thor engaged Buildings IOT to deliver cloud-based machine learning insights to the property team for resolution and observation. The technology monitors spaces and circulates fresh air throughout the building. The building also features electronic charging stations and scooters for tenant use, a centralized tenant mobile app to house access control, and offers employees the ability to reserve amenities. Through extensive analysis of the building’s life cycle and sustainable design program, the design team reduced its enclosure and structures embodied carbon by 65% when compared to an industry average commercial office, meeting the 2030 target reduction set by AIA.
The building is distinguished by its external steel X-braced frames, a continuation of SOM’s history of creating structurally expressive architecture. Engineered to withstand Chicago’s harsh winters and strong winds, the frames are designed to contract in cooler weather and expand in warmer temperatures. Together with an offset core made of glass suspended along the north side of the building, this unique structural system enables large, open floor plates and flexible, light-filled workspaces.

Inside, a triple height main lobby is defined by a cantilevered staircase and mezzanine that create layered spaces of activity. The material palette of exposed concrete, wood and red brick matches the tower’s exterior and draws inspiration from the neighborhood’s industrial character. With its flexible seating and informal spaces for working and collaborating, the lobby becomes a place of exchange that blends seamlessly into the busy streetscape.
A vibrant mix of retail, community and conferencing spaces, a fitness center and lounge activate the site throughout the day. On the 18th and 19th floors, visitors can enjoy panoramic views of Chicago from the rooftop bar and terraces. Six site-specific murals are featured throughout the space, all completed by Chicago-based artists.

Viking to Launch Expedition Cruises in Great Lakes, Arctic
Viking has announced plans to launch a new expedition product, called Viking Expeditions. In addition to itineraries in Antarctica in the Arctic, the brand will also sail the Great Lakes, as the two new ships planned will be built small enough to navigate the Welland Canal Locks. Plans call for the plans to launch with its first ship, the Viking Octantis, in January 2022, sailing voyages to Antarctica and the Great Lakes. A second expedition vessel, Viking Polaris, will debut in August 2022, sailing to Antarctica and the Arctic. As part of an exclusive preview, past Viking guests have been able to book select Viking Expeditions polar itineraries since October 9. Now, all expedition voyages—including the new Great Lakes itineraries—are available to the public for booking. To develop the new expedition voyages, Viking teamed up with scientific institutions including the University of Cambridge’s Scott Polar Research Institute, its lead partner. This relationship is underpinned by a major Viking endowment for scientific research into the polar regions, The Viking Chair of Polar Marine Geoscience, a Cambridge University full professorship based at the Scott Polar Research Institute, as well as a sponsorship fund supporting the Institute’s graduate students. As part of this endowment, the Institute’s scientists will undertake fieldwork on board Viking’s expedition vessels and join voyages to share their expertise with guests. Additionally, Viking has partnered with the National Oceanic and Atmospheric Administration (NOAA), whose scientists will join expeditions in the Great Lakes to conduct research focused on changes in the region’s weather, climate and ecosystems. NOAA scientists may also offer lectures about the Great Lakes’ unique environment to Viking guests during these voyages.

The New Expedition Ships
The two new expedition ships are currently under construction and will be delivered in Norway by Fincantieri’s VARD. They will be Polar Class 6-rated, and they will each have a capacity of 378 guests in 189 staterooms. Designed by the same nautical architects and engineers behind Viking’s ocean ships, the new vessels will be built small enough to navigate remote polar regions and the St. Lawrence River. Viking said that the ships’ public spaces will be “familiar to Viking’s ocean cruise guests,” but “reimagined for expeditions.” The ships will also have new public spaces purpose-built for expedition cruises. In addition to a Polar Class 6 ice rating, the ships will incorporate straight bows, longer hulls and fin stabilizers for smoother sailing, as well as U-tank stabilizers that Viking said will be able to decrease rolling by up to 50 percent when the ships are stationary. Highlights of the new ships include: The Hangar: This enclosed, in-ship marina permits the launch of small excursion craft through the ship’s multiple shell doors. An 85-foot slipway allows guests to embark on RIBs from a flat, stable surface inside the ship, shielded from wind and waves. There is also a FerryBox, a set of instruments continuously collecting and displaying data on water quality, oxygen content, plankton composition and more. The Laboratory: Viking Octantis and Viking Polaris, while hosting guests, will also be working research vessels with an onboard team of Viking Resident Scientists working on a variety of studies. Developed in consultation with Cambridge University and Viking’s other academic partners, The Laboratory, at 430 square feet, is designed to support a broad range of research activities and is equipped with wet and dry laboratory facilities, a sample processing area, fume cupboard, freezer and cool storage, comprehensive microscope optics and extensive bench space for analysis-specific instruments. Guests will have supervised access to The Laboratory, which is located in a glass-enclosed mezzanine above The Hangar, to learn from and participate with scientists undertaking primary research. Expedition Equipment: Viking will offer a variety of ways for guests to experience their destination, according to their interests and activity level, at no extra charge. With a program of complimentary experiences, expedition equipment available for guests on Viking Octantis and Viking Polaris will include a fleet of Zodiacs; a fleet of two-seater Arctic-tested kayaks; and two 12-seater convertible RIBs. Each ship will also have two six-guest submarines with revolving seats and 270-degree spherical windows. Guests will also receive a Viking Expedition Kit with items such as boots, binoculars and waterproof pants; each excursion will also carry a full range of Safety Equipment, such as satellite phones, VHF radios, ropes, life jackets and a comprehensive shore survival kit; and all guests will receive complimentary use of Viking Excursion Gear, which includes specialty items like trekking poles, snowshoes and skis. The Aula & Finse Terrace: A venue for learning at sea, The Aula will be a panoramic auditorium at the stern. Inspired by the University of Oslo’s famed ceremonial hall where the Nobel Peace Prize was historically awarded, The Aula will serve as a venue for lectures and entertainment, with floor-to-ceiling windows and 270-degree views. Adjacent to The Aula through sliding glass walls is the Finse Terrace, an outdoor lounge area with comfortable couches and warming lava rock “firepits” whre guests can take in panoramic views of the surroundings. Together the two spaces can be combined to create an indoor-outdoor al fresco experience. Nordic Balcony: All staterooms onboard Viking Octantis and Viking Polaris will have a Nordic Balcony, a sunroom that converts into an al fresco viewing platform. The balconies will have floor-to-ceiling, distortion-free glass windows at the very edge of the ship, the top of which will lower to transform the stateroom into a sheltered lookout, with an observation shelf at elbow level to stabilize binoculars or a camera. Guests can choose from six stateroom categories that range from 222 square feet to 1,223 square feet: Nordic Balcony, Deluxe Nordic Balcony, Nordic Penthouse, Nordic Junior Suite, Explorer Suite and Owner’s Suite. All staterooms have a Nordic Balcony, as well as a king-size bed and large bathroom with spacious glass-enclosed shower, heated bathroom floor and anti-fog mirror. Every stateroom is also equipped with a floor-to-ceiling drying closet that circulates warm air to dry and store clothing and expedition gear. Expedition Ship Suites: Nordic Junior Suites (322 square feet) and Explorer Suites (580 square feet) on Viking Octantis and Viking Polaris will aim to be comparable to those on Viking’s fleet of ocean ships, with wood detailing and amenities that include additional storage and seating, an expanded bathroom with extended shower and double sinks, welcome champagne, a fully stocked mini-bar replenished daily, complimentary laundry and shoeshine services, priority restaurant reservations and more. Explorer Suites have two separate rooms, a Nordic Balcony and a full outdoor veranda. Additionally, each ship has one Owner’s Suite, which at 1,223 square feet, is twice the size of the Explorer Suites. With the most exclusive accommodations and amenities on board, it has two separate rooms—a living room with a six-seat dining table and a bedroom – as well as a 792-square-foot private garden with a traditional Norwegian badestamp (wood-sided hot tub) and outdoor dining table. Aquavit Terrace & Pools: Located at the stern and with a retractable glass dome, this indoor-outdoor heated sanctuary will have three different temperature-controlled pools, including an “inside-out” swimming experience. The Nordic Spa & Fitness Center: In keeping with Viking’s Nordic heritage, The Nordic Spa onboard is designed with the holistic wellness philosophy of Scandinavia in mind—with a thermal suite that has a Sauna, Snow Grotto and chaise lounges, as well as a warm hydrotherapy pool and badestamp (hot tub), surrounded by floor-to-ceiling windows. It will also have a fitness center. Explorers’ Lounge: Similar to Viking’s ocean ships, Viking Octantis and Viking Polaris have a two-deck Explorers’ Lounge at the bow of the ship for taking in the scenery through double-height windows over a mug of mulled wine or glass of Norwegian aquavit. Dining Choices: Viking’s expedition ships will offer an array of dining options that build on the venues from Viking’s ocean ships, but which have been redesigned for expeditions. The Restaurant will offer fine dining serving regional cuisine and always-available classics; the casual World Café will be a new “market” concept that offers live cooking, an open kitchen, bakery, grill and premium seafood and sushi choices, as well as a range of international flavors; Mamsen’s, named for “Mamsen,” the Hagen family matriarch, will serve Scandinavian-inspired fare; Manfredi’s will offer Italian cuisine; and 24-hour room service will be complimentary for all guests. Enrichment Onboard and On Shore: Viking’s exclusive partnerships with the Scott Polar Research Institute at Cambridge University and The Cornell Lab of Ornithology will match researchers and educators with each expedition. The onboard expedition program is designed to prepare guests for their onshore experiences, with more than 25 experts accompanying each journey—the Viking Expedition Team (expedition leader and staff, photographer and submarine pilots) and Viking Resident Scientists (biologists, botanists, geologists, glaciologists, oceanographers, ornithologists, polar experts and researchers). Onboard, guests will enjoy daily briefings and lectures about their destination—and engage with working scientists from renowned academic institutions in The Laboratory or participate directly in citizen science programs. On shore, guests can assist in fieldwork or interact through experiential activities during landings—such as monitoring birds to help identify migratory patterns; accompanying scientists to collect samples; or taking their cameras ashore alongside a professional photographer to learn how best to capture scenic landscapes. Sustainable Features: Compliant to all guidelines and regulatory requirements from AECO, IAATO, the Antarctic Treaty System and the Governor of Svalbard, Viking’s expedition ships minimize environmental impact and meet the most stringent emissions and biosecurity standards, the cruise line said. Additionally, the straight bow reduces fuel consumption, and a dynamic positioning system enables the ship to hover over the seabed without anchoring, allowing access to pristine environments without damage. Fare Inclusions: Every Viking Expeditions cruise fare includes a Nordic Balcony stateroom or suite, virtually all shore excursions, all onboard meals, and all port charges and government taxes. Just as with Viking’s ocean cruises, guests will also enjoy many complimentary amenities as part of their fare, including beer and wine with lunch and dinner service; premium dining reservations; lectures; Wi-Fi; self-service laundry; access to The Nordic Spa; and 24-hour room service. As part of their fare, Viking Expeditions guests will also receive charter flights for hard-to-reach locales and the use of Viking Expedition Gear specialty equipment for land and sea excursions. On polar itineraries, guests also receive their own Viking Expedition Kit, which includes everything needed to be comfortable—as well as a Viking Expeditions Jacket to keep.

Antarctic Explorer (13 days; Buenos Aires to Ushuaia) – This adventure takes guests into the heart of the Antarctic peninsula, where they will see where penguins and seals. Launch Event
Viking Chairman Torstein Hagen announced the brand’s plans during a celebratory launch event in Beverly Hills, CA. Hagen also announced that adventurers and educators Liv Arnesen and Ann Bancroft will be honored as ceremonial godmothers to Viking Octantis and Viking Polaris, respectively. Arnesen, a native Norwegian, became the first woman in the world to ski solo and unsupported to the South Pole in 1994. Bancroft is the first woman to successfully ski to both poles. Arnesen and Bancroft also became the first women to ski across Antarctica in 2001. Together they co-founded Bancroft Arnesen Explore / Access Water, an initiative that aims to engage and empower more than 60 million minds to create a sustainable tomorrow. Arnesen will also periodically serve as a member of the Viking Expedition Team. During the launch event, attendees were treated to a performance by Sissel Kyrkjebø, one of the world’s leading crossover sopranos and ceremonial godmother to Viking Jupiter, the newest ship in Viking’s ocean fleet. Before her performance, Sissel officially “named” Viking Jupiter as the ship sailed between the Falkland Islands and Cape Horn. As part of the naming, Sissel offered a blessing of good fortune and safe sailing for the ship and then instructed crew members currently on the ship to break a bottle of Norwegian aquavit on the ship’s hull.

Disclaimer: In exchange for a two-night stay at this #BangkokCityHotel, I am writing this review.
The Pullman King Power Bangkok is located in the Phaya Thai neighborhood of the sprawling Thai capital. It is near to the transportation nexus of Victory Monument, from which one can take buses to both Don Mueang Airport and Suvarnhabumi Airport. Furthermore, the #PullmanKingpower is very close to the Phaya Thai BTS station, and the Phaya Thai (Suvarnhabumi) Airport Express train line.

Although the #PullmanKingpower is operated by the France-based Accor Hotels group, this particular hotel is directly associated with Thailand’s largest duty free company King Power. In fact, in the same complex as the hotel is the headquarters for King Power, as well as its largest duty free store in the country. In addition to chits for select hotel services, in-house guests receive discount coupons for the duty free shopping experience:
The #PullmanKingpower has 354 rooms and suites – ranging between Superior Rooms, Deluxe Rooms, Deluxe Rooms with Balconies, Executive-Level Rooms, and Suites – twenty meeting rooms, and two ballrooms with capacities of up to 600 people.
Check-In
Alighting the Airport Express from Suvarnhabumi, I saw that the #PullmanKingpower was within walking distance of the terminus. However, I ended up walking the long way around (my advice for those taking public transit, look for Exit #4, then there will be a shortcut by way of pedestrian bridge). With luggage in this constant heat, it was no fun, especially as the closest intersection has a nearly interminable traffic light.
At the front desk, Milk, a jolly and helpful trainee, and Pai both helped with check-in, informing me about the King Power duty free store across the way, and about the Accor Hotels membership program. Thereafter, Milk walked me to my room, and shared with me that I had access to the Executive Lounge.
Indeed, for those guests expecting a higher level of service, the Executive Lounge, which can be found on the 20th floor, is accessed by a simple swipe of one’s keycard in the elevator.

The Executive Lounge is open daily from 06:00-23:00, and offers both breakfast and a happy hour with canapes from 17:00-19:00. It also offers one meeting room, ample seating, and floor-to-ceiling windows. Kan, the executive lounge manager, Music and North, two floor attendants, were pleasant to chat with, and helpful in suggesting lesser-known (to non-locals) places to visit in Bangkok.
Room
I had a Deluxe Room on the 11th floor, fortunately (for me) located in the corner. The hallway had a muted aesthetic, and like every other public area at the #PullmanKingpower, it was quite clean.

The Deluxe Room was in good shape, and nothing looked worn. My biggest issue was maintaining a stable connection to the internet – though there was no problem with connectivity anywhere else in the hotel. Another negative was the presence of small, single-use plastic containers; even at Accor’s Ibis properties, showers have large, easily refillable containers. Nevertheless, the bed was comfortable, the corner location of the room made it quieter, and the water pressure in the bathroom was good. Two water bottles were offered daily, since water isn’t potable in Thailand.
And what Southeast Asian hotel would be complete without a pool and gym? Many, but not this one.
Hmm, merely thinking of physical activity is making me hungry…
Food & Beverage
Before getting into detail about the restaurants available at the #PullmanKingpower, I’d like to emphasize that the hotel has received an official HACCP (Hazard Analysis and Critical Control Points) certificate, offered by the Swiss-firm SGS, a group that recognize companies excelling in food safety and quality, as well as in the reduction of food loss and waste.
At this #BangkokCityHotel, there are three primary restaurants, two bars that serve cocktails and snacks, and a co-working space that combines a café with a new-age bar.
Cuisine Unplugged
The first restaurant that I tried is called Cuisine Unplugged. Although it also offers an à la carte option, it is most popular for its buffet. However, in a crowded field of hotel buffets in Bangkok, does this one stack up well with the rest of the lot?
For the most part, I wouldn’t say so.

As usual for buffet days, I woke up to be at the restaurant as soon as it opened, so as to take photos with less human traffic. Although the presentation of the food and seating areas was clean and welcoming, there didn’t seem to be much staff until about an hour later, ostensibly because more diners had showed up.
Although the Thai breakfast section – two different types of porridge with various toppings – was one of the more positive notes, and the fruit and sugar-free “detox” juices also stood out, the main prepared dishes were just satisfactory.
Moreover, when I stopped by the night before to reserve a specific table, the woman at the Cuisine Unplugged reception gave me a hard time, not to mention the duty manager warned me to “be on time,” as if 06:00 was the usual peak period. Nice try.
Cuisine Unplugged open weekdays for breakfast from 06:00-10:30, and weekends from 06:00-11:00. Their lunch buffet lasts from 11:30-14:30, Grand Ocean Seafood and Barbecue Dinner Buffet runs between 18:00-22:30, and the Grand Sunday Brunch with Free-Flow Beverages goes from 12:00-15:00.
Tenshino
On the second night, I had dinner at the Japanese-French “fusion” restaurant Tenshino. Although most dishes use ingredients shipped straight from Japan, some cooking styles and finishing touches, as well as much of the ambience of the restaurant, reflect French inspiration.
Private Dining Room
Although Tenshino was busy that night, Nancy, the manager, and two of her waitresses, Baitoey and Cake, showed that they were well-trained, and enjoyed chatting about the seasonal menu and sake selection at their restaurant.
Speaking of the seasonal menu, I was quite eager to try the autumnal flavors of Japan, in spite of being in a city whose coldest temperatures are found either in a fridge, or a shopping mall.
Let’s have a look!
First, choose your chopsticks and hashi oki (chopsticks rest).
Kanpachi (greater amberjack) otoshi (Japanese amuse-bouche) with ponzu sauce at the top, and maguro (tuna), madai (sea bream), and kanpachi sashimi with salmon roe. All very fresh and clean tasting, even though it all made it to Bangkok – direct from Toyosu Market in Tokyo – by plane.
The only miss of the evening, the pumpkin croquettes were uninspired, and I feel would have paired better with tempura sauce than the more savory tonkatsu sauce.
The highlight of the night was also the main dish. Grilled kanpachi with houjicha (black tea) sauce served with chestnut steamed koshihikari rice. The sea bream was very well cooked, lightly salted, and paired expertly with the slightly bitter and sweet houjicha sauce.
Chestnut parfait with a coconut cream base. Another delectable course in one of the 4-course fall menus. The earthiness of the chestnuts balanced well with the tropical sweetness of the coconut cream. This dish obviously borrowed a bit from Japan, France, and Thailand; I wish there had been more of this mix scattered throughout the menu!
Paired with carefully selected sake, each bite of the seasonal menu transported me to a rural part of Japan, as if I were peacefully gazing at fall foliage while enjoying the delicious kanpachi. Save for the croquettes, I would gladly return to Tenshino for another meal, and for the good service common to restaurants in Japan.
Other eating options include Tenko, a Japanese restaurant known for its omakase (let the chef decide), The Junction at Pullman, a co-working space, the Glen Bar with its private mezzanine and modern Thai eats, and the Pool Bar on the 4th floor.
At the end of the day, the most important factors in a hotel for me are peace and quiet in the room, ease of access, and a stable internet connection. The #PullmanKingpower hits the first two marks, but my room had very spotty internet throughout my stay, requiring me to re log-in numerous times. Of course, that may vary depending on which room you’re in, and not everyone stays at a hotel to use the internet, but it’s a necessary evil these days.
Except for Cuisine Unplugged, service was friendly throughout, and facilities looked clean and taken care of. The hotel works for shoppers, business people, and people on short trips transiting between the two airports. I would stay here again, but would feast at another Bangkok buffet instead.

SUAN KWANG TOONG COMMUNITY A community on the edge of displacement.
The vulnerability of this community has been discovered... Eviction of local people, destroying authentic shophouses, building a hotel instead, and increasing apartment rents. A project that carefully study this issue and listens to both sides; developers and locals; and try to balance the benefit between both. A project that would acts as a case study saying that gentrification is a serious problem. And as a designer, we can start by changing little designs to make land owners reconsider about evicting local people.
If you think of Yaowarat or china town, i’m sure you would probably think about the busy streets, food vendors, gold shops, signage, very busy tourist attraction. it turns out that these people on main street are not the real yaowarat resident, they are employees.I found out that the actual yaowarat people live in the small alleys where it’s more domestic such as these 2 communities I have found.
I narrow down to focus on these 2 communities. Most resident are elderly and small children, so I generate a mind map to interview them and map out their activity.
Elders they tend to sit and hang out in groups all day. while children like playing around with imaginary urban toys. The communities depend on their social ties, and many of the residents have lived there for 3 or more generations.
However, after spending many days with them, I discovered that there is an eviction plan for residents in the Suan Kwang Toong community, because developers plan to build a new hotel and renovate the existing apartment block, raising rental prices. This is a standard case of gentrification, common throughout the city.
So I recorded a documentary which exposes the perspectives of both the local residents and landowners.

Gentrification is an inevitable phenomenon, and happens all over the world. Many of the residents in this community are likely to move away by the end of this year. It may increase income for the land owners, however, by moving locals out, the developer’s intentions for an “authentic neighbourhood” would be destroyed, and many families and individuals would be displaced and dissociated from their close social network. Many of the elderly residents are especially dependant on this SOCIAL system.
I accept that gentrification, to a certain degree, is unavoidable: cities change, and areas evolve according to economic opportunities. However, I believe there should be ways for new developments to benefit both sides - landowners and existing residents. The developers of this community are interested in maintaining authenticity, but they don’t know how. They tell me that they are going to just build a new building that “matches” the style - as if this is enough?
In reaction to this, I decided to design an event that would commemorate and celebrate this current moment in time, as a “memorial” for the Suan Kwang Toong Community. I don’t think that this issue is discussed enough in Thai culture, these issues are not taken very seriously.
The intention for this memorial is to generate media attention...
The use of tension on the string structure is metaphorically saying that, if you take one of us out, it won’t be the same anymore. Because the people are the identity of the community. visual representation of the connected community/ spirit of community
I design a couple of forms using this idea of tension.
I’m not the one who design the form but it’s actually the community itself who define the form. The structure would connect to everywhere throughout the community.
This is the result, by building hotel that hovers over the existing shophouse, we could save a lot of shophouse. The hotel would be indented inwards and the material used would looks light as possible so that the people below won’t feel like they are trapped.
At the bottom of the structure, the fabric down would turn into a seating relaxing space for the neighbourhood.

This is the study model studying how the form the the structure might change according to the movement of the string location or tension.

Is this enough? But after rethinking, discussing with many people, I don’t think that this is enough, well, I’m satisfied with the idea of generating a reaction but I felt like that by rethinking the development plan, it could make more of an impact. I questioned whether my device could become the start of a media campaign that links with the re-brand of the inclusive neighbourhood.
Since I get to talk with the developers and since i’m an architecture student they mentioned to me that they are interested in hearing my ideas for the development of their hotel, so I realise there was a potential to start talking to them about different ways to design the hotel.
I did an analysis of the number of eviction and expected costs and design a total of 4 scenarios and compare them.

And below is the finalise one, i use the shophouse material to look as heavy possible to show that the hotel that is floating on top is a light structure.
Considering I had about 4 weeks left to design a hotel, I decided rather to focus on which spaces would create connections between the guests and locals.
The main entrance of the hotel is very open, the design welcomes everyone into the space, i make it look welcoming so that it can become a public space for local can use as well. And if you talk this escalator up...
It would lead you to this lobby right here at the mezzanine floor where you can check in. If you finish checking in you can take another escalator up...
To this auditorium right here where you can go to your room. The space are in the middle are shared with the communities, as you can see, there are local children playing around, and tourist hanging out at the same time.
This is also a similar space, the unused rooftop of the shophouses has been renovated into a shared space among the communities and tourist, shops, street vendors and bars are available.
Coming down the the ground floor, as I mention already that the ground floor will be shared space, the ground floor will be connected to the back which is the market. This means that the market itself will actually be integrated inside the ground floor of the hotel. Front of shophouses will be open inwards the hotel, creating another communal space.
The hotel also offers a class for the locals to learn how to host their own shophouse as an airbnb to tourist...
So that the hotel can act as a centre piece with many guestroom nodes around the community.
There will still be normal hotel rooms in the hotel, design features that can be found in the local community will subtly be found hotel room as well, so that the tourist will feel connected to the community all the time.
Another scenario would be - when a tourist wants to order room service...
The food for room service can be from the market, street vendors. This creates more bond between hotel and community. This large opening also welcomes people inside the hotel
The tourist can then enjoy the street food even if they are in the hotel room.
The hotel can also promotes the culture of the local communities by advertising or help sponsor the chinese opera organised by the community. This can both promote tourist for both the hotel and the community.
Developing an area doesn’t always have to mean that you’re throwing away what's already there and built a new huge grand building. But I believe it’s being able to see what can be the potential to be develop, not ignoring the past and develop it together parallel with each other. I’m sure it wouldn’t go as this extreme as proposal, but my role is to question things and give them ideas, so that it would make them reconsider the effect of getting rid of these local people or it can triggers the beginning of even just little changes.
