The New Bleakfort Health Clinic
Tumblr media
Thanks to the expertise of newcomer Cemil Okyar, a former architect from the big city, Bleakfort now boasts a state-of-the-art health clinic that combines modern functionality with small-town charm. The previous clinic, though relatively new, quickly proved too small to meet the growing needs of the community.
Tumblr media
Upon entering the clinic, patients are greeted by a warm and inviting reception and waiting area. Comfortable seating, a selection of reading materials. The interior design, guided by Cemil's vision, incorporates calming colors, local artwork by Daisy St. James, and thoughtful touches that reflect the community's character.
Tumblr media
Through the door behind the reception desk, the staff of the health clinic can take a break and get an overview of the daily schedule with patient informations.
Tumblr media Tumblr media Tumblr media
The rest of the ground floor features Psychiatrist Antwan Bahij and Dr. Applebaum's offices, which also works as their consultation rooms. Antwan's office is kept in warm wooden colours to ensure a calming area for his counseling sessions, while Quinton's office is closer to looking like a standard examination/treatment room as per his request.
Tumblr media
In an adjacent building, the residents of Bleakfort can enter the small pharmacy. Here they can pick up their prescriptions or buy over-the-counter medicine as soon as Dr. Applebaum starts producing it.
Tumblr media
Speaking of medicine; Upstairs the clinic features a small lab where Quinton can make the medicine.
Tumblr media
Also upstairs, the health clinic has opened a patients rom. It's a shared room with only two beds, since the town doesn't have a need for anything bigger.

In retrospect the 2000s seem like a succession of crises: greeted with optimism and high expectations the new millennium already in 2001 was deeply shaken by the 9/11 terrorist attacks and seen out by the global financial crisis. Accordingly the „Time“ magazine named it „The Decade from Hell“.
As Germany’s financial center Frankfurt am Main naturally is a seismograph for the repercussions of global shocks and especially in the aftermath of the financial crisis had to cope with a diminishing communal prosperity. At the same time the overall population grew by 30,000 during the decade, a circumstance that necessitated additional living spaces for an overall rejuvenating population. As a result the building sum for housing by the end of the decade was twice as high as that for office buildings and in addition created backlog demand for infrastructural projects like schools and daycare centers. Interestingly, Frankfurt in 2004/05 introduced instruments to secure architectural quality, namely a building consultancy and a centralized application acceptance.
That these instruments proved themselves documents the latest edition of Wilhelm Opatz’s architectural guide „Architekturführer Frankfurt 2000-2009“, recently published by Junius Verlag: the editor chose ten exemplary buildings (plus a selection of „bonus“ buildings) ranging from Esther Hagenlocher’s „House L“ (2000) over Nicholas Grimshaw’s exceptional „Messehalle 3“ (2001) and David Chipperfield’s „The Frankfurt House“ (2002) to Roland Hagmüller’s „The Seven Swans“ (2008). That the documentation of the buildings even for a local can become an insurmountable hurdle proves Christoph Mäckler’s „Portikus“ exhibition hall: instead of photographs by Opatz’s trusted collaborator Georg Dörr the reader is presented with the architect’s sketchbook documenting the genesis of Mäckler’s design and his analysis of historic forms.
Against this background one cannot avoid the impression that, despite the 2000s bad records, for Frankfurt am Main the decade is associated with a spirit of departure that already fills the reader with anticipation for the next volume. A warmly recommended and, as always, highly entertaining read!

Outlines Aren't Magic
Until much more recently than I should have, I took something of a magical view of outlining when it came to writing fiction.
Outlining, as I understood it, was a process wherein I could pre-plan my story, thus avoiding the need to write blindly without knowing where I was going. Taking whatever seed-idea the story was grown out of and drawing out the implications until it had become a blueprint for a whole story, leaving no need for improvisation-on-the-big-picture as I wrote and letting me focus my improvisation-during-writing purely on relatively-local details.
This understanding actively impeded my ability to outline, because it elided over a crucial detail: outlining is, itself, a form of writing. Outlining doesn't remove the need to improvise the big picture; all it does is frontload it, allowing big-picture improvisation to be done as its own step in the writing process prior to the filling-in of smaller details. This can still have a lot of advantages—it makes it easier to edit the shape of the big picture in a skeletal form, if the first pass ends up different from what I want, without the smaller details weighing down the editing process—but it doesn't bypass the fundamental obstacle that, to produce a story, one needs to choose from among many possible options regarding what might happen in it.
For a while, I tried to resist this conclusion by way of outlining stories where the big-picture plot beyond the very first seed-idea was comprised of only those details directly implied by said seed-idea. But this didn't produce viable stories; there were too many gaps wherein e.g. the seed-idea required a character to do a thing but didn't stipulate most details of that character's personality, such that writing that character from the implications of the seed-idea alone would leave them horribly flat and boring absent further detailing. Similar problems arose in plot and worldbuilding and so forth. Fundamentally, it is necessary to make non-overdetermined choices regarding one's story's direction. Outlining doesn't avoid that; all it does is change the order in which one makes those choices.
Many writing-advice-sources talk about the difference between 'pantsing' and 'plotting', or 'gardening' and 'architecture', as approaches to story-writing—both pairs of terms are in live use to refer to approximately the same pair of contrasting concepts—generally with a suggestion that the former involves writing forward blindly or semi-blindly while the latter involves writing while already knowing where one is going because one has an outline to consult. But this is deceptive, because it requires looking only at the first full-prose draft. When one considers the overall process of writing including steps before that draft, the plotters and architects have just as much need for blind or semi-blind writing as the pantsers and gardeners. The difference is only in how many steps of that writing take place before, as opposed to during, the first full-prose draft.

September 2nd 1834 saw the death of Sir Thomas Telford, the pioneering engineer, road, bridge and canal builder.
Telford was the Scotsman who laid the foundations of industrial Britain, the Colossus of Roads, the godfather of civil engineering, Thomas Telford even had a town named after him, albeit an English one!
Born at Glendinning, Westerkirk, Dumfriesshire, on 9 August 1757, Thomas Telford never knew his shepherd father. He dies four months after the boy is born. His single mother can’t afford to raise him so relatives do. But such is Thomas’s vitality that he’s soon known as ‘Laughing Tam’.
Thomas leaves school and aged 14, he apprentices to a stonemason. He helps build new roads and a farmhouse on the estate of a local duke. Despite the nature of his day job, with its intensive long hours, Thomas studies at night to learn all there is about construction. By 25, he’s worked in Edinburgh and is off to London. He meets with two Scottish architects, one of whom, Sir William Chambers is building Somerset House. Telford secures work there.
And so began his long career seeing him build everything from canals to bridges, roads to harbours, Thomas Telford – the first President of the Institution of Civil Engineers – worked or advised on hundreds of important civil engineering projects in his lifetime .His expertise was so renowned that people from all over the world – including the Swedish and Russian governments – consulted him for their major civil engineering projects.
Telford’s most famous canal works include the 60-mile Caledonian Canal (1804-1822) and Ellesmere Canal.
In the Highlands of Scotland, Telford was responsible or about 1,200 miles of new or improved roads.
His main achievements in road-making were the London to Holyhead and Bangor to Chester roads. The road in North Wales has been designated a ‘Historic Route’.
Bridges also played a large part in Telford’s career, with the Menai wrought iron suspension bridge over the Menai Straits in Wales being one of his most famous designs. With an unprecedented span of nearly 580ft, it was considered the most outstanding bridge development of the early 19th century.
In 1783, he first started working for William Pulteney, the first Earl of Bath and MP for Shrewsbury, restoring Sudborough Rectory in Northamptonshire.
Pulteney was a strong influence on Telford’s career, and helped establish him as an engineer.
Telford worked on a number of infrastructure projects in Shropshire after being invited there by Pulteney to restore Shrewsbury Castle in 1786.
He worked on local church restorations, private houses, improved streets and drainage.
After he restored the castle in a Gothic style, Telford lived in and practised as an architect from the castle.
When Pulteney became director of British Fisheries Society in 1790, Telford advised on the improvement of numerous harbours in northern Scotland. The largest was Pulteneytown at Wick.
He also helped spread the use of Roman cement in facing, pointing and brick-jointing mortars to stop water penetration.
The aluminous hydraulic cement, patented by James Parker, set to a “very considerable extent” in about 20 minutes.
Telford’s civil engineering career started to take off from 1793 when he was appointed as general agent, surveyor, engineer, architect and overlooker to the Ellesmere Canal. The standout structure on the canal is the Pontcysyllte cast iron aqueduct over the Dee.
In terms of road construction, Telford’s roads were well-drained and had a hand-pitched stone foundation under a layer of conventional road metal.
Although they were more expensive to build, their higher quality meant that maintenance costs were lower.
Telford planned, built or advised on several thousand masonry bridges throughout his lifetime.
His first major bridge was over the Severn at Montford from 1790 to 1792, using convict labour.
Other infrastructure Telford worked on included drainage of the Fens in eastern England, the improvement of more than 100 harbours, docks or piers, and water supply schemes such as a piped supply to Liverpool from springs at Bootle.
Telford was invited by the King of Sweden to be the consulting engineer for the Trollhatte Canal’s eastwards extension to the Baltic at Soderkoping.
He was also consulted by the Russian government, and North American canal schemes.
For his achievements in civil engineering, Telford has been dubbed the ‘Colossus of Roads’ and ‘Pontifex Maximus’.
A liver problem, referred to as a “bilious derangement”, caused his death on this day 1834. He was buried in Westminster Abbey.

How to Build a Container Home Step by Step in 2025
Container homes have become a groundbreaking trend in sustainable architecture, offering affordability, eco-friendliness, and versatility. In 2025, the process of building a container home has become even more streamlined, thanks to advanced materials and innovative designs. This comprehensive guide outlines every step to create your dream container home while ensuring compliance with modern standards.
Tumblr media
Step 1: Planning and Design
Define Your Goals and Budget
Before starting, determine your purpose for the container home. Is it a permanent residence, a vacation property, or an investment rental? Establish a realistic budget, considering land acquisition, permits, materials, labor, and unforeseen costs.
Research Local Building Codes
Container homes must comply with local regulations, including zoning laws and building permits. Research thoroughly or consult a professional to avoid legal issues later.
Select the Right Design
Modern container homes range from minimalist single-container structures to luxurious multi-container designs. Collaborate with an architect experienced in container home construction to optimize space utilization and aesthetics.
Step 2: Choosing and Preparing Containers
Select High-Quality Containers
Opt for ISO-certified shipping containers to ensure structural integrity. Containers come in two standard sizes: 20 feet and 40 feet. Choose new or lightly used containers to avoid dealing with rust and damage.
Inspect and Clean the Containers
Thoroughly inspect the containers for dents, corrosion, or chemical residues. Once inspected, clean them using pressure washers and non-toxic cleaning solutions to eliminate contaminants.
Modify Containers for Your Design
Cut openings for windows, doors, and ventilation according to your design. Reinforce edges with steel beams to maintain structural strength during modifications.
Step 3: Securing the Foundation
Choose the Right Foundation
The type of foundation depends on your site conditions and budget. Common options include:
Concrete slab foundation for flat surfaces.
Pier foundation for uneven or sloped land.

Certified California Title 24 energy consultant
Get Title 24 is a certified California Title 24 energy consultant, dedicated to ensuring that your project complies with the Title 24 energy standards required by the state of California. As a Certified Energy Analyst (CEA) specializing in Title 24 energy codes, we provide professional services to residential and commercial projects, helping you navigate the complex world of energy compliance with ease. Our primary goal is to ensure that your project not only meets but exceeds California’s energy standards, which play a crucial role in improving energy efficiency and reducing environmental impact.
Our Services: Comprehensive and Tailored Compliance Checks
At Get Title 24, we offer a thorough and detailed compliance check of your project, identifying any areas that may need improvement to meet the state’s energy requirements. Whether you are working on a new construction, an addition, or an alteration of an existing building, our experts carefully review the entire project. We understand that each project is unique, so we tailor our recommendations to optimize energy efficiency while remaining cost-effective for you.
As part of our service, we provide suggestions for upgrades that will help your project meet compliance. These upgrades are essential, as California’s Title 24 standards are continuously evolving to align with the state’s goals for energy efficiency and sustainability. Our team stays updated on the latest changes to ensure that your project is always in full compliance.
Once we’ve reviewed your project, we generate a certified Title 24 report, also referred to as a CF1R (for residential projects) or an NRCC (for commercial projects). This document is critical to the project planning phase and is required for submission along with other architectural plans as part of your permit application to the local building department. Without this report, your permit application will be incomplete, potentially delaying the start of your project.
Why Title 24 Compliance is Important
The California Title 24 energy code is designed to ensure that buildings throughout the state meet certain energy efficiency standards. This includes everything from heating and cooling systems to lighting, insulation, windows, and more. Title 24 compliance is required for all new constructions and any additions or alterations to residential and commercial buildings in California. By meeting these standards, your project will not only reduce energy consumption but also contribute to a more sustainable and environmentally friendly future.
Moreover, compliance with Title 24 can lead to long-term cost savings. By making energy-efficient upgrades to your building design, you can reduce energy usage, which translates into lower utility bills for building owners and tenants alike. Energy-efficient buildings are also more attractive to potential buyers and tenants, adding to the overall value of your project.
Proven Experience Since 2015
Get Title 24 has been providing professional consulting services since 2015. Over the years, we have successfully delivered Title 24 reports for a wide variety of projects across California, earning a reputation for excellence and reliability. Our team has developed strong working relationships with architects, designers, engineers, builders, and contractors throughout the state. We are proud to be the Title 24 consultant of choice for many leading professionals in the construction industry.
Our commitment to quality service is reflected in the excellent reviews we’ve received from our clients. Whether you’re planning a single-family home or a large commercial building, our team is equipped with the expertise and knowledge to guide your project through the energy compliance process. You can check out our reviews on Google, Alignable, and Yelp to see what our satisfied clients have to say about working with us.
Affordable Pricing with No Hidden Fees
At Get Title 24, we believe that energy compliance should be affordable and straightforward. That’s why we offer our Title 24 consulting services at a competitive, all-inclusive price. For most residential projects, our fee is just $250, while most commercial projects are priced at $350. For larger or more complex projects, the pricing may vary, but you can always contact us for a formal proposal or quote. We are transparent with our pricing, so you won’t have to worry about any hidden fees or unexpected costs.
Our pricing covers a comprehensive compliance check, personalized upgrade recommendations, revisions, and registration of the report. We also provide both 8x11 and large-format PDF versions of the final Title 24 report (24x36 Arch D or 30x42 Arch E1), ready for printing onto plan-sized sheets. This makes the process of submitting your report to the building department smooth and hassle-free.
If the building department has any comments or requests for corrections, we address them within 2 to 3 working days at no additional charge. We only charge a small revision fee for design changes that occur after the report has been registered.
HERS Registration for Residential Projects
For residential projects, our Title 24 reports are registered with the HERS (Home Energy Rating System) registry, a program that further ensures energy efficiency standards are met. Each report comes with a unique HERS registration number and watermark, ensuring that it is fully compliant and ready for submission to your local jurisdiction. The HERS registry adds an additional layer of assurance that your project meets California’s stringent energy efficiency standards.
Serving All of California
Get Title 24 proudly serves clients across all 58 counties of California. We have worked on thousands of Title 24 reports for a wide range of projects, including single-family residences, Accessory Dwelling Units (ADUs), multi-family residences, and high-rise residential buildings. We also have extensive experience with commercial projects such as offices, retail spaces, clinics, restaurants, cafes, warehouses, car washes, churches, and more. We even work on mixed-use buildings, agricultural facilities, and car repair shops, making us a versatile partner for any energy compliance needs.
No matter the size or complexity of your project, we are ready to assist you in meeting Title 24 energy standards. Our team is dedicated to helping you navigate the complexities of energy compliance so that you can focus on bringing your project to life.

The Unexpected Guests?
I don't think SH’s visit to Midhope Castle had any relation with Midhope Distillery. The proposal It's outside his line and not his concern. He’s made much ado about nothing.
Tumblr media
It seems SH's interest was a public interest. During the statutory consultation period, SH made a public comment supporting the initiative, which was open to anyone in the public.
However, it's worth noting that there are ethical considerations in research, and in any other category, SH's comments could be seen as a conflict of interest and may even nullify the decision-making process that is currently awaiting a final decision. It's important to remember that the plans have not yet been approved
Tumblr media Tumblr media
Currently, there are over 50 reports from various research institutions among consultants, architects, engineers, the archaeological historical society, and other experts to complete the necessary plans for the Council. Numerous regulations have been proposed, and expectations are high. SH and AN have not any kind of string or making decisions in this project. This is the weakest field for him and his inexperienced partner AN whose sponsors are themselves.
If He visited Midhope Castle and was welcomed by the housekeeper of the bed and breakfast, Parkhead House (which is a private part of Hopetoun Estate) managed by Mr and Mrs. James Gourlay, the local family who live on the Estate, then it is most likely a display of show off to gain attention. It is quite possible that his fans will say the Laird was visiting the castle 🤦‍♀️ too fictional to be taken seriously.
In 2023, Midhope Distillery Company changed its name and now operates under a new name, but with the same persons. The company is registered in Scotland and is a private limited company by shares. However, it's important to note that SH is not involved in any category, owner, directorship or investment in this new company.
Midhope Castle’s Proposal: Application under Section 42 to vary planning conditions 1, 2, 3,6, 9 and 12 of planning permission 0543/FUL/20 is exclusively investment from Golden Decanters* and Hopetoun Estates Trust. The Estate which has traditionally grown and supplied malting barley to the Scottish whisky trade, and underground springs on the estate will provide the fresh water. If approved, the Midhope Castle Distillery will become one of a small number of single malt distilleries in the Lothians, including Glenkinchie in Tranent, and Chain Pier and Holyrood in Edinburgh.
Tumblr media
The castle lies on the same estate as Hopetoun House and its exterior has been used as a backdrop in Outlander. The new development planned for the estate will complement Hopetoun House and it will continue to be a filming location for other TV series and films. It is important to note that the plans for a distillery at Hopetoun Estate are completely unrelated to SH or Outlander.
The grounds of Midhope Castle are set to become the location of a new whisky distillery. This proposal is provided by Lord Hopetoun, (Laird Hopetown) Andrew Hope, and is intended to complement the already existing Hopetoun House and Estate, a 300-year-old Scottish estate to develop the region 🏴󠁧󠁢󠁳󠁣󠁴󠁿

Tumblr media

Start by taking your style and budget into account. Do you favor the traditional, the modern, or a combination of the three? What are you willing to pay? Following your responses to these inquiries, you can start looking for the ideal interior designer.
Asking friends or family for referrals is one technique to locate a local interior designer. Ask the architect of a space you like if you’ve seen one. Additionally, you can look up local interior designers online and read client testimonials.
Schedule a consultation with your shortlisted designers after you’ve done your research. This is a fantastic chance to get to know the designer and determine whether your personality and aesthetic preferences blend well. Make sure to inquire about their design methodology, background, and portfolio.
