Work appears to be underway on the historic Odd Fellows Building on Auburn Avenue -- it's being converted from offices to housing.
According to Invest Atlanta, which provided some funding for the project, this beautiful 1913 structure will be the new home for Georgia Works, a nonprofit that helps men who are chronically homeless overcome barriers and achieve self sufficiency.
Four retail spaces on the ground floor will also be renovated and leased to local businesses at below-market rates.
The housing will include 40 spaces for men participating in the Georgia Works program, as well as transitional housing for up to 124 program graduates in 60 two- and three-bed shared units.

Tameka’s kids have essentially been out of school since COVID hit in March 2020. She and her kids have had a consistent place to live, but nearly everything else in their lives collapsed during the pandemic. (Tameka is her middle name. The Associated Press is withholding her full name because Tameka, 33, runs the risk of jail time or losing custody of her children since they are not in school.)
Tameka’s longtime partner, who was father to her children, died of a heart attack in May 2020 as COVID gripped the country.
His death left her overwhelmed and penniless. Tameka never graduated from high school and has worked occasionally as a security guard or a housecleaner for hotels. She has never gotten a driver’s license. But her partner worked construction and had a car. “When he was around, we never went without,” she says.
Suddenly, she had four young children to care for by herself, with only government cash assistance to live on.
Schools had closed to prevent the spread of the virus, and the kids were home with her all the time. Remote learning didn’t hold their attention. Their home internet didn’t support the three children being online simultaneously, and there wasn’t enough space in their two-bedroom apartment for the kids to have a quiet place to learn.
Because she had to watch them, she couldn’t work. The job losses put her family even further below the median income for a Black family in Atlanta — $28,105. (The median annual income for a white family in the city limits is $83,722.)
When Tameka’s children didn’t return to school, she also worried about the wrong kind of attention from the state’s child welfare department. According to Tameka, staff visited her in spring 2021 after receiving calls from the school complaining her children were not attending online classes.
The social workers interviewed the children, inspected their home and looked for signs of neglect and abuse. They said they’d be back to set her up with resources to help her with parenting. For more than two years, she says, “they never came back.”
When the kids missed 10 straight days of school that fall, the district removed them from its rolls, citing a state regulation. Tameka now had to re-enroll them.
Suddenly, another tragedy of her partner’s death became painfully obvious. He was carrying all the family’s important documents in his backpack when he suffered his heart attack. The hospital that received him said it passed along the backpack and other possessions to another family member, Tameka says. But it was never found.
The backpack contained the children’s birth certificates and her own, plus Medicaid cards and Social Security cards. Slowly, she has tried to replace the missing documents. First, she got new birth certificates for the children, which required traveling downtown.
After asking for new Medicaid cards for over a year, she finally received them for two of her children. She says she needs them to take her children to the doctor for the health verifications and immunizations required to enroll. It’s possible her family’s cards have been held up by a backlog in Georgia’s Medicaid office since the state agency incorrectly disenrolled thousands of residents.
When she called for a doctor’s appointment in October, the office said the soonest they could see her children was December.
“That’s too late,” she said. “Half the school year will be over by then.”
She also needs to show the school her own identification, Social Security cards, and a new lease, plus the notarized residency affidavit.
She shakes her head. “It’s a lot.”
Some of the enrollment requirements have exceptions buried deep in school board documents. But Tameka says no one from the district has offered her guidance.
Contact logs provided by the district show social workers from three schools have sent four emails and called the family 19 times since the pandemic closed classrooms in 2020. Most of those calls went to voicemail or didn’t go through because the phone was disconnected.

ATLANTA (AP) — Activists announced an effort Wednesday to force a referendum that would allow Atlanta voters to decide whether the construction of a proposed police and firefighter training center should proceed, in a potential last-ditch effort to halt the project that its opponents refer to as “Cop City.”
A day after the City Council rejected protesters' pleas to refuse to fund the police and firefighter training facility, the activists returned to City Hall to file a referendum petition, hoping to take the fight to the ballot box. Under the proposed referendum, voters would choose whether they want to repeal the ordinance that authorized the lease of the city-owned land upon which the project is being built.
In order for the language to get on the ballot, though, organizers must first gather the signatures of more than 70,000 Atlanta voters over 60 days once the city clerk approves the petition. They would also have to raise hundreds of thousands of dollars to pay canvassers to help them do that.
“The exciting thing about the referendum is that it’s a silver bullet,” said Alex Joseph, a local attorney who is helping to lead the legal effort. “If we win, it shuts down the project.”
Joseph said the campaign is modeled after a successful effort in coastal Georgia, where Camden County residents voted overwhelmingly last year to block county officials from building a launchpad for blasting commercial rockets into space.
The Georgia Supreme Court in February unanimously upheld the legality of the Camden County referendum, though it remains an open question whether citizens can veto decisions of city governments.
Opponents of the proposed training center say they need to gather the signatures of 15% of the approximately 469,000 city residents who were registered to vote in the last election, which would be 70,330 signatures. Among the groups backing the effort are the NAACP Legal Defense Fund and the Working Families Party.
Construction crews have already begun clearing wide swaths of the overgrown, urban forest in unincorporated DeKalb County ahead of the planned construction of the 85-acre (34-hectare) campus. Project opponents said they plan to seek a court order to halt the work pending the outcome of their proposed referendum.
City officials say the $90 million facility would replace inadequate training facilities and would help address difficulties in hiring and retaining police officers that worsened after nationwide protests against police brutality and racial injustice three years ago.
But opponents, who have been joined by activists from around the country, say they fear it will lead to greater militarization of the police and that its construction will exacerbate environmental damage in a poor, majority-Black area.
The “Stop Cop City” effort has gone on for more than two years and at times has veered into vandalism and violence, with protesters having been accused of throwing rocks and Molotov cocktails at law enforcement officers.
More than 350 people signed up Monday to deliver impassioned speeches against the facility, with testimony inside the City Council chamber lasting so long — more than 14 hours — that the 11-4 vote in favor of funding the facility did not take place until around 5:30 a.m. the next morning.
Having been unable to convince the council to halt the project, Joseph said it’s time for activists to make the case to the larger public.
“Hundreds of us have spoken and yet (city officials) have moved forward with this project,” Joseph said. “To me, in the face of being ignored like that, this calls for direct democracy.”
As approved by the City Council in September 2021, the land is being leased to the private Atlanta Police Foundation for $10 a year. The proposed referendum would seek to cancel that agreement.
Atlanta native and local organizer Clara Totenberg Green said gathering enough signatures in time will be difficult, but she thinks it's doable.
“There are hundreds, thousands of folks that are mobilized and ready to act," Green said. "We can absolutely get the signatures. The challenge is the fast turnaround, but we can do it. People are ready.”

The Wonder Of It All
The way we dine out—or in, as it turns out—continues to change before our very eyes. Third-party delivery is an industry now. We have evolved from boring, bland food courts at the shopping mall, which are primarily populated by miniature versions of the same brands we find along city streets, to food halls, where mom-and-pops occupy stalls among shared kitchen facilities.
Ghost kitchens have also become common, with established brands running secondary brands out of the same facility, as well as those owned by DoorDash that welcome mom-and-pops, along with corporately-owned ones like Inspire Brands’ kitchen in Atlanta with Arby’s, Sonic, and all of their other brands. It’s all about delivery.
And then there’s yet another wrinkle, this one from Wonder and its 30 proprietary brands all created under one roof, and ready for pickup or delivery. Wonder just raised $700 million in capital to fund a rapid expansion. The company had started with food trucks trying to deliver the same concept to wherever they could find a place to park, but has now opted to go with brick-and-mortar locations. With 10 units now in New York and New Jersey, and one inside a Pennsylvania Walmart, the company plans to have 90 food halls by the end of 2025.
Tumblr media
And it’s a great idea. Some 90% of orders are made online at their current kitchens. But perhaps more impressive is the fact that the smoke and mirrors they have created to shroud the fact that they own all of the brands attests to the veracity of the concept. The diversity of offerings is impressive, from American comfort food and burgers, to Asian, Mexican, Indian, salads, and more.
Oh, and all from the same commercial kitchen. That’s no small task, and to be able to pull it off without accidentally putting the wrong food into a bag or box labeled for one of the other brands they offer, means that they probably ought to stick to just using Wonder as the umbrella for it all. One name, no problem.
The concept addresses multiple needs and desires. Top of the list, of course, is convenience. Busy American households don’t have as much time to cook as they would like, especially after a long day at the office and a tedious commute home.
And there’s the beauty of everyone in on the order can pick whatever they want, with no one bound to pizza or any other stand-alone food genre. You want Indian street food? Fine. And I’ll have Pad Thai.
Lastly, it builds on the food hall concept, that it is free of the big brands we see everywhere. It is no secret that fast food has been struggling a bit of late as dietary preferences continue to expand.
To be fair, Wonder is not the first to try this. Two other companies have tried in the last few years, and not fared well. One of them even partnered with Kroger to allow for pickup as well as delivery. Some fine-tuning is in order here, and perhaps Wonder can make it work. The Walmart unit reflects the giant retailer’s shift away from Subway and McDonalds leasing space inside, and if the one unit thus far is successful, look for more in other Walmarts.
I like this idea a lot, perhaps because I do love me a good food hall in the first place. The people with whom I am most likely to dine don’t like fast food, and prefer more esoteric categories of food. Being able to choose from among multiple options is golden.
To be perfectly honest, I have made myself hungry while writing this. While I don’t have the option of something like Wonder out here on the High Plains, I can at least whip up something tasty and healthy, and not otherwise available at a diner or fast food joint.
And that is pretty much the Wonder business plan in a nutshell. Evolution is a very good thing. Bon appétit, y’all!

Assessing the Importance of Optimal Office Space Solutions
In today's rapidly evolving business landscape, the significance of creating optimal office spaces cannot be understated. A well-designed office environment has the potential to significantly impact employee well-being, productivity, and overall business success. This article delves into the topic of optimal office space solutions across Georgia, exploring the current state of office spaces in the region, key factors to consider when designing an office, innovative design trends, and the economic benefits of investing in an optimal workspace. By understanding the importance of creating effective office environments, businesses in Georgia can enhance their competitiveness and foster a thriving work culture.
Assessing the Importance of Optimal Office Space Solution
Let's face it, office space matters. It's not just a place where we shuffle papers and stare at computer screens for eight hours a day. The design and layout of our work environment can have a significant impact on our well-being and productivity.
Studies have shown that a well-designed office space can improve employee satisfaction, engagement, and overall mental health. From the colors of the walls to the layout of desks, every detail plays a role in creating an environment that fosters creativity, collaboration, and efficiency.
But it's not just about the employees. Office space also plays a crucial role in attracting and retaining top talent. Modern professionals are looking for more than just a paycheck; they want an office that reflects their values and offers a comfortable and inspiring place to work.
So, whether you're a small startup or a large corporation, investing in optimal office space solutions is essential for the success of your business.
Exploring the Current State of Office Spaces in Georgia
When it comes to office spaces, Georgia offers a diverse and thriving market. From bustling Atlanta to charming Savannah, there are options for every business.
However, traditional office setups come with their fair share of challenges and limitations. The rigid cubicles and confined spaces may stifle creativity and hinder collaboration. Moreover, the rise of remote work has transformed the way we think about office spaces. With more employees working from home or coffee shops, the traditional office is no longer the only option.
This shift towards remote work has also led to a change in office space utilization. Companies are evaluating their needs and looking for flexible and cost-effective solutions that can accommodate a hybrid work model.
Key Factors to Consider for Optimal Office Space Solutions
When it comes to finding the optimal office space solution, there are a few key factors to consider.
First and foremost, it's crucial to assess your company's specific needs and goals. Do you need a large open space for collaboration or individual offices for privacy? Understanding what your employees require and what will support their work is essential in creating an office that works for everyone.
Secondly, the location and size of your office space matter. Consider the accessibility for employees and clients, as well as the potential for future growth. Finding the right balance between convenience and affordability is key.
Lastly, budget considerations should not be overlooked. While it's tempting to splurge on extravagant office designs, it's important to find a solution that fits within your financial constraints. There are plenty of cost-effective options available, from shared co-working spaces to flexible lease agreements.
Innovative Office Design Trends in Georgia
When it comes to office design in Georgia, there are some innovative trends that are gaining popularity.
Biophilic design, for example, incorporates natural elements into the office space to improve well-being and productivity. Think lush greenery, natural lighting, and even indoor water features. These design elements can create a calming and inspiring atmosphere that boosts creativity and reduces stress.
Flexibility is another key trend in office design. With the rise of remote work, companies are looking for spaces that can adapt to different needs. Flexible workstations, movable walls, and multipurpose areas allow employees to work in a way that suits them best.
And let's not forget about sustainability. Georgia is no stranger to eco-friendly practices, and office design is no exception. From energy-efficient lighting to recycling programs, incorporating sustainable features into your office space not only benefits the environment but also enhances your company's reputation.
In conclusion, finding the optimal office space solution is crucial for the success of your business. Understanding the importance of office design, assessing your specific needs, and staying up to date with innovative trends can help you create a workspace that is not only functional but also inspiring and enjoyable for your employees. So, go ahead and create an office space that doesn't just make work bearable but actually makes it a pleasure.
Maximizing Efficiency and Productivity with Flexible Workspaces
Looking for ways to boost efficiency and productivity in your office? Consider incorporating flexible workspaces into your office design. Coworking spaces and shared offices offer numerous benefits that can transform the way your employees work.
By providing employees with the option to work in a coworking space, you create opportunities for collaboration and networking. These shared spaces often bring together professionals from various industries, leading to valuable connections and potential partnerships.
Implementing hot desking and activity-based workstations can further enhance productivity. Hot desking allows employees to choose a workspace that suits their needs for the day, promoting flexibility and adaptability. Activity-based workstations, on the other hand, are designed for specific tasks, such as quiet zones for focused work or collaborative areas for team projects.
Open-plan layouts also contribute to a more collaborative work environment. Removing physical barriers encourages communication and idea-sharing among employees, ultimately leading to improved productivity and innovation.
Leveraging Technology for Smart Office Solutions
In today's digital age, technology plays a crucial role in optimizing office spaces. By integrating IoT devices, you can streamline space management and create a more efficient workplace.
IoT devices, such as occupancy sensors and smart locks, can provide real-time data on space utilization. This data allows you to identify underutilized areas, optimize space allocation, and reduce wasted resources. For example, if certain meeting rooms are consistently vacant, you can repurpose them for other needs or even consider downsizing your office space.
Smart lighting and climate control systems can also help save on energy costs. These systems adjust lighting and temperature based on occupancy, ensuring that energy is not wasted when spaces are unoccupied.
Additionally, leveraging digital tools and software can further streamline operations. Project management software, communication platforms, and virtual collaboration tools enable efficient remote work and facilitate seamless communication among team members. Embracing technology allows for increased productivity, improved connectivity, and smoother day-to-day operations.
Creating a Collaborative and Engaging Work Environment
Well-designed office space goes beyond functional aspects; it also plays a significant role in fostering a collaborative and engaging work environment. Here are some ideas to consider:
Design communal areas that encourage informal interactions and brainstorming. Comfortable seating areas, foosball tables, or even a dedicated break room can serve as spaces where employees can connect, exchange ideas, and recharge.
Incorporate breakout spaces and meeting rooms that cater to different collaboration needs. These areas provide private spaces for focused discussions or larger rooms for team meetings. valdosta office suites offer diverse spaces for collaboration, and you empower your employees to work together more effectively.
Fostering a culture of communication and teamwork is essential. Encourage regular team meetings, brainstorming sessions, and open-door policies to promote transparency and collaboration. A supportive work environment cultivates creativity, and productive discussions, and ultimately improves overall team dynamics.
The Economic Benefits of Optimal Office Space Solutions in Georgia
Investing in optimal office space solutions not only improves the overall work environment but also has economic advantages. Here's how:
Increased productivity and employee satisfaction are key factors that lead to higher profitability. By providing employees with a well-designed and comfortable workspace, you create an environment that enhances their well-being and productivity. Happier and more motivated employees tend to go the extra mile, resulting in better performance and increased profitability for your business.
Well-designed office spaces also have a positive impact on business growth. A visually pleasing and functional workspace creates a positive first impression for potential clients and investors. It sends a message that your company values professionalism, attention to detail, and innovation. A well-designed office space can help attract and retain clients, investors, and top talent.
In conclusion, when considering office space solutions in Georgia, prioritizing flexibility, technology integration, collaboration, and employee well-being can lead to significant benefits. By optimizing your office space, you can maximize efficiency, and productivity, and ultimately contribute to the economic growth of your business. So, don't hesitate to explore the various options available and create an office environment that truly works for you.
In conclusion, investing in optimal office space solutions is not just a luxury, but a necessity for businesses in Georgia. By carefully assessing the specific needs and goals of the company, embracing innovative design trends, and leveraging technology, organizations can create work environments that promote productivity, collaboration, and employee satisfaction. The economic benefits of investing in optimal office spaces are undeniable, as they contribute to increased efficiency, attract top talent, and support business growth. By prioritizing the design and functionality of their office spaces, businesses in Georgia can position themselves for long-term success in today's competitive marketplace.

Idalia projected to hit Florida as Category 4 hurricane with ‘catastrophic’ storm surge (AP) Hurricane Idalia strengthened to a dangerous Category 3 storm early Wednesday as it steamed toward Florida’s Big Bend region, according to the National Hurricane Center. Florida residents living in vulnerable coastal areas were ordered to pack up and leave as Hurricane Idalia gained strength in the warm waters of the Gulf of Mexico, and authorities warned of a “catastrophic storm surge and destructive winds” when the storm moves ashore Wednesday morning. Idalia was packing sustained winds of 120 mph (190 kph) early Wednesday, after growing into a Category 2 system on Tuesday afternoon. It was projected to make landfall later Wednesday morning as a Category 4 storm with winds of at least 130 mph (209 kph) in the lightly populated Big Bend region, where the Florida Panhandle curves into the peninsula. The result could be a big blow to a state still dealing with lingering damage from last year’s Hurricane Ian.
‘Urban doom loop’ could pose the next economic threat (Washington Post) In Indianapolis, the technology giant Salesforce is paring back a quarter of its office space in the tallest building in Indiana, where it has been a key tenant for the past six years. In Atlanta, the private investment giant Starwood Capital defaulted on a $212 million mortgage on a 29-story office tower. And in Baltimore, a landmark building sold for $24 million last month, roughly $42 million less than it fetched in 2015. All across the country, downtowns, office spaces and shopping centers are at risk of becoming ground zero for a new economic hazard: the urban doom loop. The fear is that a commercial real estate apocalypse could spiral out and slow commerce, wrecking local tax revenue in the process. Ever since the pandemic drove a boom in remote work, hubs such as New York and San Francisco have drawn attention for their empty offices in previously bustling skyscrapers. But many economists are even more worried about midsize cities that have fewer ways to offset the blow when a major company slashes office space, the sale price of a building craters, or a downtown turns into a ghost town. The worst-case scenario would go like this: With more people working from home, companies from Milwaukee to Memphis are rethinking their leases or pulling out of them altogether. That drives vacancy rates up and makes it harder for landlords to attract new tenants or sell buildings for a healthy price. Then property owners might struggle to pay off their mortgages or clear other debt. Business districts would dry up, stifling tax revenue from commercial properties or employee wages. Shoppers and tourists would have fewer reasons to venture downtown to eat or shop, choking off spending and forcing layoffs at restaurants and retail stores. Economists caution that such a train wreck is not guaranteed, and the spiral has not kicked into gear anywhere yet.
Pentagon Vows to Move Quickly to Buy More Drones, Citing China Threat (NYT) The Pentagon announced on Monday that it would buy thousands of unmanned drones and other autonomous devices over the next two years, adding that it had been far too slow to embrace new technology that is “small, smart, cheap” and that could bolster the U.S. military as it prepares for possible future conflict with China. The commitment came from Kathleen Hicks, the deputy defense secretary. She said in a speech at a gathering of military contractors that the Pentagon would soon change how it buys the kind of autonomous devices that the Ukrainian military has used over the past 18 months to help defend against the Russian invasion. The Pentagon, Ms. Hicks conceded, is “too risk averse” as “our system was built for the industrial age, not the information age, let alone the age of A.I.,” referring to artificial intelligence and citing criticism she has raised or heard from others. China, Ms. Hicks said, is effectively forcing the Pentagon to confront its risk-averse bureaucracy, which has slowed innovation.
Guatemala progressive’s presidential victory certified, but his party is suspended (AP) Progressive candidate Bernardo Arévalo was confirmed the winner of Guatemala’s presidential election by the country’s Supreme Electoral Tribunal on Monday, but the same day another government body ordered his political party suspended. Arévalo has faced a slew of legal challenges and allegations of irregularities since his unexpected victory over a candidate favored by the country’s conservative elite. Arévalo appears certain to take office as president on Jan. 14, but it was not clear whether his Seed Movement lawmakers would be able to take their seats in the country’s Congress. Arévalo’s victory has left much of the country’s political establishment reeling, while his supporters have held protests against attempts to thwart his taking office.
Thousands take to Colombia’s streets to protest 50% increase in gasoline prices (AP) Thousands of protesters on cars and motorbikes took to the streets of Colombia’s main cities on Monday to reject recent hikes in gasoline prices that have drastically increased the price of fuel in the South American country. Protesters say that the monthly price hikes set by Colombia’s first leftist government are making it harder for small businesses to operate, and could push up the price of food. But the government of President Gustavo Petro says the gasoline subsidies cost about $11 billion a year. It says it must eliminate the subsidies to pay debts to the national oil company Ecopetrol, which produces most of the country’s fuel, and to free up more funds for social programs.
UK air travel disruption to last for days—minister (Reuters) British transport minister Mark Harper said it would take days to resolve the widespread disruption to flights into and out of the country after air traffic control systems were hit by a technical problem. Hundreds of flights were cancelled or delayed on Monday—one of the country’s busiest travel days—after air traffic controllers were forced to switch to manual systems. Heathrow Airport, Britain’s busiest hub, told passengers on X, formerly known as Twitter, to contact their airline before travelling to the airport on Tuesday. Airlines said they were making changes to their schedules to try and fly as many people as possible but some planes and crews were not where they should have been.
Record-breaking blaze (Foreign Policy) Greece is battling “the largest wildfire ever recorded” in the European Union since the bloc began keeping data in 2000, according to the European Forest Fire Information System on Tuesday. Eleven planes and one helicopter—nearly half of the EU’s firefighting air wing—have been dispatched to a forest north of Alexandroupoli, Greece, where the blaze has already burned an area larger than New York City.
Poland investigates train mishaps for possible Russian connection (Washington Post) Polish authorities are investigating a series of sabotage attacks that brought dozens of trains to a standstill over the weekend amid heightened concerns about Russian attempts to disrupt the country. The trains were affected by several incidents between Friday night and Sunday involving the unauthorized use of an emergency stop signal, according to Polish rail authorities. Poland has already ramped up security on its railway lines after foiling a plot by Russian intelligence to monitor railway networks and derail a train carrying weapons for Ukraine. Around 80 percent of Western arms deliveries to Kyiv pass through Poland, making it the most crucial transit hub for logistical support.
Taliban bar women from overseas study (BBC) Since the Taliban swept back into power, in August 2021, the only hope of formal education for women has been to travel abroad. Last December, an Emirati billionaire announced 100 scholarships for Afghan women to study at the University of Dubai. However, the BBC can reveal 60 young women were turned back from Kabul airport. Photos seen by the BBC show young women standing next to their luggage in a state of shock and devastation. And one 20-year-old tells BBC Afghan’s Noor Gul Shafaq: “They said girls are not allowed to leave Afghanistan on student visas.” Voice breaking, she adds: “I don’t know what to do or what will happen to me next.” The Afghan government claims no knowledge of the situation.
Air pollution now a major risk to life expectancy in South Asia (Reuters) Rising air pollution can cut life expectancy by more than five years per person in South Asia, one of the world’s most polluted regions, according to a report published on Tuesday which flagged the growing burden of hazardous air on health. The region, which includes the world’s most polluted countries of Bangladesh, India, Nepal, and Pakistan, accounts for more than half of the total life years lost globally to pollution, the University of Chicago’s Energy Policy Institute (EPIC) said in its latest Air Quality Life Index. Rapid industrialization and population growth have contributed to declining air quality in South Asia, where particulate pollution levels are currently more than 50% higher than at the start of the century.
A Global Cyber-Scam Industry Is Booming in Plain Sight in Cambodia (NYT) Around the world, reports of cyber-scam schemes targeting unsuspecting victims online have proliferated rapidly. Southeast Asia has become a center of gravity for those criminal syndicates, often in remote and war-torn corners. But in Cambodia, the scam industry has been flourishing well within the reach of officials. For much of last year, dozens of nations reported that criminal gangs operating in Cambodia had lured tens of thousands of people into the country with the promise of high-paying jobs and free housing. Instead, they were forced to work for online scam mills while under intense surveillance in nondescript compounds, part of a multibillion dollar industry that has entrapped victims on both sides. Under pressure, Cambodia announced a crackdown in August 2022. Since then, the authorities have said they have rescued more than 2,000 citizens from other countries, shut down five companies and detained 95 people. But New York Times interviews with law enforcement, rights groups and rescued victims detail how the shadowy industry has nonetheless continued to thrive because of powerful businessmen with close ties to senior officials in the Cambodian government, and a system of patronage that protects the mills from being investigated by the police. The victims say they answered ads that they thought were legitimate, promising high salaries. Once trafficked into these scam compounds, they were held captive and forced to defraud people. Many were told to entice victims online with fraudulent investment opportunities, the promise of interest-free loans or the chance to buy items on fake e-commerce apps. If they performed badly, they were sold to another scam mill. Those caught trying to escape were often beaten.
To Escape the Heat in Dubai, Head to the Beach at Midnight (NYT) Toddlers squealed, the sea roared and a portable speaker abandoned on the shore played a love song. Perched on a giant inflatable hot dog, a child paddled through the shallows. This could have been any beach anywhere on a summer weekend, if you closed your eyes tight enough to shut out the light of the moon. But it was midnight on a recent Monday. The lifeguards were working a night shift, and blazing spotlights were trained on the water, staining it an eerie, luminescent turquoise. Even at this hour, it was 90 degrees, with 79 percent humidity. That is pleasant, relatively speaking, for summer in Dubai. “It’s so hot we can’t come to the beach during the day,” said Ramshah Ahmed, 36, a Pakistani teacher who had traveled to Dubai to attend a wedding and spent most of her days inside air-conditioned malls. She was delighted to find a beach open at night so her children could burn off some of their energy; newcomers were still arriving on the sand as she and her son whacked a pink badminton shuttle back and forth. Each year, as the suffocating heat of summer creeps in, Dubai’s beaches gradually grow emptier. Weather that would constitute a deadly heat wave in Europe or the United States is the norm in the Arabian Peninsula, and in August, Dubai feels like a steam room. But the coast comes alive long after sunset, when joggers and bicyclists emerge and families set out picnics on folding tables.

Jacksonville Zoo and Gardens in FL
Since 1999, the Jacksonville Zoo and Gardens have had a breeding colony of wood storks on the grounds. At the beginning of 2003, in cooperation with the US Fish and Wildlife Service, they began monitoring their population and nesting victory in North Florida. I like the zoo because you can see various animals in the area. Aside from this, Jacksonville Zoo and Gardens is currently teaming up with the Atlanta Botanical Garden and other partners to monitor the population and the presence of selected species of orchids to identify and recommend protection strategies. The species of orchids include Chapman’s fringed orchids, Cigar orchids, and more. Jacksonville Zoo and Gardens conserve and preserve not only animals but also plants for the next generation to come.
Two People Are Arrested, 1 Year Old Dies
The two people are detained after a one-year-old Jacksonville toddler dies from severe injuries. According to officials, the boy died from injuries four days after being admitted to the hospital. In order to assist the Florida Department of Children and Families with the investigation, Jacksonville Sheriff's Office deputies were called to a nearby hospital on Sunday. According to the police, the victim, a one-year-old child, was immediately taken to the hospital with severe injuries. According to JSO, the Special Assault Unit detectives were also alerted and dispatched to conduct their initial investigation. According to the police, officers looked over the material and interviewed people throughout the ensuing inquiry. The 39-year-old Tracorvis Levon Strickland was named a suspect in the infant's death. On Saturday, detectives sought and successfully obtained an arrest warrant for the subject, and he was discovered and accused of murder and severe child abuse. Detectives realized a second suspect played a role as they continued their investigation. Read more.

My Legal Battle with my Family and their Co-horts / Co-conspirators (60):
So, as I stated in post #58 of this blog, after I fired attorney Brad Brownlow on or around April 1, 2008, my father, Leonard Sumter Jr., gave me his credit card and told me to find whatever attorney I wanted and to hire him.
As I stated in post #58, my father paid Brad Brownlow $15,000 and after Brad Brownlow would NOT do his job and tried to surreptitiously convince me that I had run a red-light at the intersection of Cheshire Bridge Rd. and Buford Hwy, which I did NOT run, I fired him.  I then tried to convince my father to get his money back from attorney Brad Brownlow, to which my father refused again stating that he didn’t want to cause any “waves” before my pre-trial hearing.  This was very odd to me because my parents had always given the image of being cost-conscious and frugal, if you will.  So, again for some strange reason believing that my parents loved me and had my best interest in mind, I digressed and just believed that what my dad was telling me was the truth.  BIG mistake on my part.
So after speaking with a lawfirm I found on the Stonewall Bar Association website, and it was recommended to me that I contact and hire attorney Tom Clegg, I called him and set up a consultation at his Decatur office.  I explained the details of my vehicular homicide case.  He said he would charge me thirteen thousand dollars ($13,000) to represent me in my pre-trial hearing.  I called my father, Leonard Sumter Jr., just to make sure this was okay with him.  He said, “no problem, give him my credit card.”  I then gave Tom Clegg my father’s credit card and he electronically had my father sign for the transaction.
Now, just before hiring Tom Clegg as my attorney I was also in the process of securing a new residence as the lease at my Brookhaven Apartment (Gables Lenox Hills) was ending.  Well, with my lease ending and the ONLY condition of my bond being that I would not operate a motor vehicle until my case went to court, it made sense to look for a place to rent that was more “centrally located” and where I could walk to things like the grocery store, the MARTA train, etc.  I found a condo for rent at Cornerstone Village Condominiums in Midtown Atlanta.
The man who owned the Condo at Cornerstone Village Condominiums was a professor at Georgia Tech in Atlanta.  His name was Mitch Pomerance.  The condo was a really nice wharehouse space in the newer of the 2 buildigs.  It was 1000sq ft, all the utilities were included in the rent price as was cable.  Mitch Pomerance even offered to pay for movers to move me from my Brookhaven apartment to the midtown condo he was looking to rent out if I would please rent it as he was looking for a tenant.  We worked out a price of $1000 / month for a 6-month lease, which anyone knows is an amazing price for Midtown.  My parents offered and agreed to sign the 6-month lease and pay the rent every month for me to live at Cornerstone Village Condominiums.
As the movers were literally unpacking the moving truck and placing all the boxes and furniture in the condo at Cornerstone Village Condominiums a sherrif’s car shows up and two law enforcement officers asked me if I was Craig Sumter.  I confirmed that I was.  They then told me that I was under arrest and needed to come with them.  They said that I had violated my bond and this was the reason a warrrant was filed against me and why I needed to come with them.  I explained that I was moving into a new residence, the condo at Cornerstone Village and could they please come back later.  Surpirsingly, they actually agreed.  They told me to give them a call the next day and they could come by and pick me up then.  The next day I called them as I had agreed to do.  (I am a man of my word.  Integrity to me is paramount)  They picked me up and booked me at DeKalb County Jail.
Remember this literally occured within a week of me firing attorney Brad Brownlow as my attorney and hiring attorney Tom Clegg.  I had only seen attorey Tom Clegg the day I hired him and we hadn’t spoken since then.
So, let’s look at the facts:
(1) The first and most important fact is that the ONLY conidtion of my bond was that I would not operate a motor vehicle until after my case went to court.  Which I NEVER did.
(2) This alleged bond violation was filed on the exact same day that I was too move into a new condo in Midtown for which my parents, Leonard Sumter Jr. and Gloria Sumter, signed a 6-month lease and agreed to also pay.
(3) The alleged bond violation was filed by ADA Jill Polster, the prosecutor with whom my mother, Gloria Sumter, initiated contact and remained in contact with not just prior to my pre-trial, but through my pre-trial, after my pre-trial, and the entire time I was incarcerated.
(4) The Motion to vacate my allegedly violated bond literally filed 6 days after attorney Brad Brownlow was released as my council as I fired him for surreptitiously attempting to convince me I had run a traffic light just before my vehicular homicide car accident and for refusing to provide me with my Discovery Packet.  [Anyone that knows the law knows that it is illegal for your attorney to withold your discovery packet, ANY discovery and even more illegal is for the Prosecution / District Attorney’s office to withold any exculpatory evidence was decided in the Federal Precident Case of Brady vs. Maryland]  This is very convenient as I began to question everything, including my lawyer, the validity of this “traffic light,” and many of other alleged facts of the case.
(5) After I was arrested for the allegedly violated bond, which was complete b.s. I received the toxicology report on the decendent from my case, Rebecca Jakubcin.  This was very important as it showed not only was her BAC (Blood Alcohol Content) a .645 which means that over 64% of her entire blood content was alcohol, but it also showed that she had illegal substances in her blood.  I will post this toxicology report next.
So not having my new attorney, Tom Clegg’s, contact information as I had only met with him once and I was completely dismayed by the fact that it was even being alleged that I had violated my bond, I called and spoke to my mother, Gloria Sumter, from DeKalb County Jail.  I asked her to please call my attorney Tom Clegg and have him come down to the jail as I saw some very important information in the toxicology report that would be beneficial to my case.  She reponded by non-chalantly stated that she would send him an email.  It was very apparent that she couldn’t have cared less about what I was saying or what was happening to me.  I then assertively asked that she please call him that it was very important and that is for what she and my father had paid him for.  She basically refused and ended the phone call with me.
This is very important because it shows that my mother, Gloria Sumter, was working with ADA Jill Polster who prosecuted me in order to screw me over and aide in the ADA in prosecuting me all while playing me, pretending that she and my father loved me.  (I have a multitude of evidence and documentation which is indicia of this)  ---- Being that I was arrested literally on the day that I was moving into the condominium that my mother, Gloria Sumter, and my father, Leonard Sumter Jr., had agreed to lease for me, at a minimum, for 6-months, the landlord / owner of the condo, Mitch Pomerance, released my mother, Gloria Sumter, from the lease and didn’t charge her a penny.  Literally zero, even after he paid around $400 for the movers to move me from my Brookhaven apartment to his midtown condo.  She played the, “I’m a pore helpless mother whose son is being taken from her card” to get out of having to pay a single dollar on the lease and literally also screwed over the landlord, Mitch Pomerance.

Why Boston Properties is Laying Down Roots in the Seattle Real Estate Market
Why Boston Properties is Laying Down Roots in the Seattle Real Estate Market https://ift.tt/zIOs0rF Boston Properties, the largest publicly traded owner, developer, and manager of Class A office space in the U.S., has long had a presence in Boston (where it was founded in 1970), New York City, Washington D.C., and San Francisco. These major cities have been the REIT’s focus, excluding a more recent entry into Los Angeles. As more Americans migrate to the Sunbelt and cities like Dallas, Atlanta, and Austin, real estate money has followed them. Boston Properties could’ve chased the crowd and moved into these cities, but executives say the logical expansion of their investment strategy was in another city: Seattle. Seattle is known by some as a secondary real estate market but is on the cusp of becoming a gateway market as its economy and population grow. In July 2021, Boston Properties announced its acquisition of the Safeco Plaza, a 50-story, 800,000-square-foot Class A office property in Seattle. The purchase marked the REIT’s initial entry into the Seattle market, and, true to the company’s form, the property is LEED-Platinum certified and has a prominent position in the city’s skyline. Boston Properties acquired the building through a joint venture with a participant in its recently announced Co-Investment Program, and the gross purchase price for Safeco Plaza was about $465 million. Safeco Plaza occupies an entire city block in Seattle’s central business district and is billed as a highly desirable location for tenants because of its superior walkability and transit access. The property was 90 percent leased when Boston Properties purchased it, with The post Why Boston Properties is Laying Down Roots in the Seattle Real Estate Market appeared first on Propmodo. via Real Estate Archives - Propmodo https://ift.tt/aBN6tfh September 29, 2022 at 12:31PM
