This lovely 1928 Spanish villa in New Castle, IN looks in need of repair on the exterior, but the interior is beautiful. 5bds, 4ba, $779k.
Tumblr media
Isn't this amazing? It's bringing the outdoors in, b/c it looks like a outside courtyard.
Tumblr media Tumblr media
This is so beautiful, I wonder if they would leave the big plants. Look at the stairs and balcony. Love the arches, too. And, look at the wood & lattice leaded glass doorway on the left. The architecture is wonderful.
Tumblr media
The ceiling is glass, so to block out too much sun and give it a real outdoorsy look, they've installed a canvas canopy with delightful yellow & white stripes.
Tumblr media
The wood doorway opens to this living room with a fireplace and tall ceiling with wood beams.
Tumblr media
The fireplace is stunning.
Tumblr media
Very large dining room- it has 2 tables. The room has a lovely wall of wood accents and a matching wood ceiling.
Tumblr media
Here's a wrought iron rail that blocks a steep step. The home has so many pretty touches. The floors are typically terra cotta in color, but a fancier style.
Tumblr media
The kitchen is smallish, but there's a double stove and lots of cabinets.
Tumblr media
Part of it is galley style and it's unique. Look at the scrolled wood door.
Tumblr media Tumblr media
The mezzanine is beautiful with it's railings and arches.
Tumblr media Tumblr media
The bedrooms are all large, but this is the primary. Look at the crown light fixtures.
Tumblr media
This bedroom has a pitched wooden ceiling with a built-in desk.
Tumblr media
Cute vintage bath.
Tumblr media
Upstairs sitting room.
Tumblr media Tumblr media
A larger vintage bath. This house has wonderful bathrooms. I hope the new owner doesn't renovate them.
Tumblr media
One of the smaller bedrooms is an average size.
Tumblr media
Look at the tile in this bath.
Tumblr media
They use this basement room for storage, but there's a great stone fireplace down here.
Tumblr media
Wow, this is a large wine cellar. It could use a little decor.
Tumblr media
And, there's also a workshop down here. Looks like kitchen cabinets. I wonder if there was kitchenette.
Tumblr media
There's a very large brick patio with a privacy wall.
Tumblr media Tumblr media
The property is 2.90 acres, so there's a lot of land.

You've talked before about renovating your house. If money were no object, what renovations would you do?
Here’s the list! It’s long and most of it pipe dream stuff, so prepare yourself.
Change the front of the garage from a temporary wall and into a permanent one. We removed the door with a wall because the garage is serving as a room and the door was useless at keeping out weather, insects, and animals. Replace the current floor to flatten in, then raise it up so it’s even with the rest of the house. The garage will then be turned into a kitchen and dining room, with windows and proper walling, actually turning it into a room that looks part of the house rather than an add-on, which it is.
The backroom of the garage is also and add-on. The laundry room has the original wall and window of where the house use to sit, and you can see into the backroom. It was an open cement poor. We’ll knock it off, and then add a second living room or sunroom, level with the rest of the house. The storage room connected to it will be opened into a staircase and full bath with a stand-in shower. The stair will lead to what will serve as Husband’s room, complete with a small (not mini) fridge, counter, and microwave. An open porch will also be added so he can smoke in peace and the smoke will never bother me. He never smokes indoors, but when he does smoke, it leaks into any other windows.
The hawthorn tree next to the house will be knocked off. It smells like trash, sewage, and sex fluids. Fucking disgusting. It’s in the neighbor’s yard, but if we pay to cut it down and mulch it, he’ll let us. Then replace the fence where it was. In the summer, people come over and complain about the smell. The city even came over, thinking the sewage was leaking into the yard. Nope, it’s the fucking tree. I’ll make offerings to the tree spirits to prevent them from fucking us over, planting fruit trees for them instead.
The current kitchen will be no more with the new one in place. The wall between the current kitchen and dining room will be knocked out. The original outside wall will remain, though upgraded, because it bares the weight of the house. Plus, I hate houses with open flooring. No escape from noise or smell. The current dining room and living room will have the ceiling raised and the stucco on the walls removed and replaced. The outlets will also be moved, windows replaced, and insulation upgraded. The old dining room will serve as our library with all our books, magazines, and comic books. Bubby will probably have his DnD stuff, movies and shows only he likes (like the superhero stuff, anime, cartoons, and martial arts stuff) up in his room or the second living room. Wherever he decides to have his DnD sessions. I want bookshelves installed as part of the walls. Oh, and the current kitchen will have the wall pulled forward to be even with the rest of the house, expanding it.
The current bathroom will be removed and turned into a hallway, it’s that narrow. My current sewing room will be the location of the new bathroom with an expansion to serve as the laundry room, with space for our color-coded laundry hampers, an industrial sink that will double as the bathroom sink, and shelves and cabinets for laundry and bathroom stuff. The bathroom itself will have a deep tub large enough for two people to face each other comfortable, the drain and facet in the middle. The closet will be a walk-in with enough space for two people to be comfortable in there, as well as a bench or seat because sometimes feet hurt or balance is fucked.
The hall will lead to the master bedroom, guest room, and sewing room. The bedroom will be large enough for a potential king size bed and walking room around it, a walk-in closet that can fit all seasonal clothes for two people. I fold nearly all our clothes, with just a handful hanging. That means shelves, and lots of them. I use those foldable fabric boxes, and can make them as well, and those hold all my clothes except for just a very few. I think an 8x10 foot space will more than suffice. Plus there’ll be other stuff closets hold as well. I want a good size window, but not deep set. I need to cover this with blackout curtains. Space for a rocking chair, lamp, and a foldable wall so I can read while my husband sleeps would be fantastic.
My sewing room will be no less than 15x15 feet, ideally 20x20, with one 10 foot ceiling. The wall on that side will serve for displaying quilts and hosting my design wall (which is basically flannel hanging on the wall, but I wanna staple it to solid wood sheets to prop up nice and neat). Space for all my sewing stuff, bespoke shelving for fabric, books, and magazines, and a portion of the room for a day bed and side table for displaying quilts “in use”. Lots of windows, but at least two are solar. Think solar panels, but windows. They even come with outlets!!! Current pricey, but I fucking want them. I also want a bay window for plants to hangout in, plus my cat loves sunny windows. Space on the floor for an area rug will also be good. The rug will need to be just larger than a queen size quilt so I can baste them without taping the backing to bare floors. Oh, and a closet. This will host all finished and unfinished quilts, keeping them away from light, dust, and cat hair. Shelving for finished quilts (I fold and roll them for space and lack of folds and space to hang finished quilt tops.My sewing room will also be my studio. I’m a painter, favoring watercolors but occasionally acrylics. Currently, I have no paint. Mine was in tubes that solidified and nothing I did could cut them open. I have paints on my Throne list for anyone to buy on my behave; if any of you have suggestions for cake style paints, please direct me to them so they can be added to the list. I miss painting, but the good stuff is all I’ll buy, and it’s fucking pricey. I have plenty of paper though!
The guest room will be small enough for a queen size bed, two side tables, and possibly bunk beds that can fold down from the wall. My baby sister and her two children can visit comfortably, and if any of them is uncomfortable in there, they can sleep in the second living room near the other bathroom. My sewing room will never be used for a guest to sleep in. That is a very private space for me and will not be shared like that. The theme for the guest room will be Hawaiian florals. I fucking love Hawaiian print! That stuff is BEAUTIFUL, and when I have the money, I’ll be ordering some from Hawaiian quilt shops. Make my own clothes with it, curtains, and just go hog-fucking-wild. I wore my Hawaiian shirts and Hawaiian print shorts to death. They were mostly patches before I finally decided to toss them out.
The hallway will also lead to a backdoor. The door is to a fully enclosed patio/porch. The sort that could qualify as a room. It’ll be a good place for time in the morning an evening, space for potting indoor plants, a catio, and enjoying a meal or tea “outdoors.” I’m a redhead, have low heat tolerance, and I’m a feast for mosquitos. My dream would also have an above ground black lined pool with a roof over it for shade, and connected to a patio. Just deep enough to tread, and wide enough for two people to float. So maybe 8x8 feet. We love water, we love swimming, but I will not swim in public pools. I worked at a public pool and know what’s in that water (red eyes are caused by a chemical reaction between ammonia, aka urine, and chlorinated water). Fuck that. Black lining means no algae and fewer animals, btw.
The front will also have a (mostly enclosed) porch. Not very wide, and long enough for the front door and cover a the length of the living room. A trellis for roses will serve as cover from the sun, which shines right in the front window for half the day. I don’t use blackout curtains because of all my plants, but with the other rooms set up as mentioned above, I can spread them out. The porch will be a pun because Bubby and I find the idea funny. The bench will look like a bar of butter, “slices” will be pillows, a hanging seat will look like a ladle that’s been cut off the handle. A ramp will lead into it.
In front of the new kitchen will be a carport with a gate at the front. Simply to deter thieves, complete with a motion detector light and a camera. That that invasive shit, but a closed-system kind. Oh, and a speaker so I can let the trespassers know they’re seen.
The front yard fence will be removed, and the brick pillars that once housed lamps will dismantled and the bricks used to create raised beds. The fence will be replaced with a wood picket fence I’ll paint to look like colored pencils. A couple fruit trees, possible avocado, will be planted near the fence with a sign that says “help yourself” near them. I firmly believe those with gardens that make a surplus of food ought to share the excess, free of charge, with public pantries and any plants near a walking border of the property should be free to pick. That’s me though.
The front yard will also have a bathtub and toilet as containers, plus big tires, and may levels made this way. Pack the entire thing with wildflowers and native plants to attract hummingbirds, butterflies, bees, and other pollinators. A screen between the trellis and front porch will help keeps these all out so we can sit up there without being bothered. I want the front yard to be 100% wild as I can manage. Turn it into a haven for wildlife and eye candy for those who appreciate natural and (mostly) untamed beauty. Decor will also be more subtle for the local spirits, partially for the removal of the tree and massive remodeling of the house.
The backyard will be where we have order. Decor will be altars and statues to various spirits and deities will be much bolder and pronounced in the backyard. Beds raised enough I won’t have to bend over much or get on my knees, mosaic style pathways between the beds, portions of the yard left semi-wild with wildflowers. Lots of fruits, veggies, herbs, and root foods (like potatoes and parsnips). A kitchen, culinary, medicinal, and witch garden. I want the containers and beds to bed made out of found items so as to produce less waste, and multi-level for different plants. Those that require more moisture will be at the bottom, those at the top like it drier. Get more for my space kinda deal.
The roof will be replaced with a metal, light colored, roof. These have a 60 year lifespan, are less prone to damage, and light colors mean less heat is absorbed. Summers here are hot af, with 100+ F for several days on end. Our heating and a/c will be replaced, of course, with a ductless system operated by a heat pump (something I hadn’t heard of nor seen until we moved out here). Helping those put less effort into keeping the place comfortable will help keep utilities down. That and solar panels on the roof and solar windows for the areas that get the most sunlight. The house itself will be a light color, probably a sea green or similar, with white or a shade not far from terracotta. The gutters will collect water and store it into tanks under the yard; one of my neighbors does this and uses it for gardening. We have a lengthy rainy season, which means our “winter” results in green grass. Having water to care for the yard during the summer will be key to keeping costs down and wasting less. A pond for frogs and fish will also be nice, and having water collected to operate it will be necessary.
Each room within the house will have a theme, a few will have at least one stained glass window or a portion of the windows stained glass, and I’ll likely do all the decor and painting, go full Martha Stewart and homemaker. Ahem. The living room will have a “scrap quilt” theme, meaning a little bit of everything but set up in such a way it looks like it ought to be that way. Bare floors with area rugs because I Hate Carpet. The theme for the library will be green, white, and light brown, and the walls will have plants painted on them. The library will house my pothos, spider plants, and various other green non-flowering plants. I’ll add in daisies and flowers with cuttings from the yard or bouquets. As for the flooring, light colored material that looks like wood but is recycled stuff that’s significantly less effort and less expensive. We have it on the floor now, but it’s gray rosewood. The bedroom will be the most extensive, with the walls looking like a forest and an open canopy at the top to look at the arm of the Milky Way. The flooring will be the same as the front of the house, and have a couple area rugs. Some softly glowing paint, not that sticker stuff, and not black light. My sewing room will have mostly white walls to keep fabric color true, but the area with photograph furniture will be colored, probably a light green. Trim in the room will be light brown, probably maple wood color, to add depth to the space.
The bathrooms will have tile or linoleum floors because water/moisture, but I want the walls to be colorful. I haaaaate white bathrooms. They hurt my eyes when I turn the lights on. The main bathroom will probably be a meadow theme with lots of flowers, and even go so far as the light fixtures to look like flowers. The other bathroom will set up to look like a science lab, because I can, and it’s funny. The walls will be slightly off, the light fixtures will look like beakers or something along those lines. If a curtain is used to cover the doorway to the shower, it’ll have the elemental/science table on it. You get the idea.
The kitchen will have a strawberry/cherry them with green cabinets and cupboards that are transparent with windows. We have ADHD; outta sight, outta mind. The handles on everything will have strawberries or cherries, the wall will be white with strawberry/cherry wallpaper or tiles, with concrete or cement countertops to look like marble but a fraction of the cost and sealed against moisture. I want the colors to be green, dark pink/rich red, white, and brown. I favor farmer’s style kitchens, Bubby prefers chef style, so we’ll need to compromise. An island is a must, with a fantastic fan to pull smoke up outta the house, and space for prepping. I’m a baker, he’s a cook, and we currently have a tiny kitchen. Space to hang our pots and pans too. Oh, and a section set aside specifically for my tea. We call the little mobile island we got for me my “tea station” because I fucking love tea. I also collect teacups and mugs, and want a place to display these without them falling. Some are massive, some are tiny, a few are display only due to damage or being strictly decorative. I wanna show off my growing collection and have a place for my electric kettle and all my teas (black, green, white, herbal, herbal coffee).
The dining room will be an orange/white/green theme for color, but items will vary throughout the year, like lightly color flowers in the summer, butterflies and darker flowers in the summer, pumpkins in autumn, and something random in the winter. The flooring is currently undecided. I don’t want the dining room and kitchen to be open because smell and noise, plus I like separated spaces. The flooring will be light colored, possibly the same color as the front of the house. The table will be expandable, going from four seats to eight or ten, for DnD because I make terrains, buildings, and such for Bubby’s games. I don’t play, I build, and I want there to be space for all those to be used without feeling crowded. These will be stored either upstairs or in the second living room.
The second living room is undecided, but if it houses the stuff mentioned above, it’ll be something that fits it. Because I can. If it doesn’t house all that, it’ll likely be scrap quilt as well, with light flooring and dark blue walls. No built in shelves here.
Upstairs is up to Bubby. He wants lots shelves, a space for his TV, which he wants big, his video gaming consoles, his comic books, and DnD books. He has suggested he have the second living room to serve the purpose of his DnD stuff, including painting his miniatures, leaving the upstairs just for him to chill. That works for both of us too, though it leaves guests forced to share the guest room regardless of comfort level. That may work in our favor because guests are unlikely to outstay their welcome, which is vital for my mental health.
The extra storage will also likely be connected to Bubby’s room. Because most of what we have in storage is simply made of things we have no space for, the storage room itself will need only be small enough for what little is actually needed.
The entire house will be wheelchair accessible, meaning there will be one of those elevator seat things that goes upstairs, ramps to and from the outside doors, grips in the bathrooms, and wide doorways.
Every room will have space for an altar or devotional section. Bubby is Theravada Buddhist, I work with portions of two pantheons as well as local spirits, house spirits, ancestor veneration, and am a pagan and witch. He has a little altar in his space right now, and I have a fairly large one in mine. Some spaces in our dream house will be shared, like Frigg and Freyja in the sewing room, Frigg in the kitchen, The Morrigan, Hel, Freyr and Freyja in the bedroom, Cernunnos, Thor and Freyr in the garden and other workspaces (I intend to take on carpentry because I fucking love building stuff), Cernunnos by doors leading in and out of the house, The Morrigan and Thor near the gate to the carport and into the front and backyard, etc. I’ll have wallhangings for each, plus sections on shelves, counters, etc. They play a huge role in our lives, and deserve a more than just the small space they have.
As for consoles, I have a PS2, XBox One, and Nintendo Switch, and intend to get an XBox Series X. He has an XBox 360 and XBox One, neither of which reads discs anymore, so he also has a Blue Ray player, and I intend to surprise him with an XBox Series X this year after paying off our debts. Said debts are Care Credit with $1300 left and collecting credit and a monthly $100 bill due monthly, our water heater installation which was $3k and is down to $2400 with $110 due monthly and not collecting interest for another five years, and our Discover card, which was debt transfer, the account closed as soon as it was transferred five years ago to stop collecting interest. We had opened the original debt when we needed money to move across the country. Now it has just under $5k left to pay off. It’s a monthly $132 bill. One hefty commission or selling any of the larger quilts I’ll be finished this year will cover the Care Credit bill in one go, a few quilt purchases or commissions for the rest. This will be  the year of lap to queen size quilts, and those range from $600 to $4k, seeing as most of the work is done by hand. Once these are paid off, though, I intend to spoil the ever-loving-fuck outta my husband because he’s done such great work as my caregiver and works so hard to bring in money. I’m on SSDI, now less than $800/month because we make too much to qualify for state-covered Medicare premium coverage, which is nearly $200/month.
This is an extensive pipe dream that will require a lottery of some sort or a very rich patron who wants to support me with millions of dollars. If any of you decide to be that patron, you will get first dibs on every quilt or painting I create that isn’t a gift, commission, or personal item. Contact me if you wish to, and can, be this person.

Understanding What Your Property is Worth in Melbourne
Knowing the value of your property is essential whether you're planning to sell, refinance, or simply curious about your asset’s worth. Melbourne’s property market is dynamic, influenced by various factors that can significantly affect property valuations. This guide will walk you through the key aspects of determining what your property is worth in Melbourne and how you can maximize its value.
Factors That Influence Property Value in Melbourne
Location, Location, Location
One of the most crucial factors affecting property value in Melbourne is location. Property values vary dramatically depending on the suburb, proximity to key amenities, and overall desirability of the area.
How Melbourne suburbs affect property value:The more desirable the location, the higher the property value. For instance, inner-city suburbs like Fitzroy and Carlton are known for their vibrant lifestyle, proximity to cultural hotspots, and strong infrastructure. As a result, property prices here tend to be higher than in outer suburbs.
The impact of proximity to schools, transport, and amenities:Families prioritize areas with access to reputable schools, while professionals often look for easy transport links. Proximity to public transport, shopping districts, parks, and entertainment hubs can significantly boost property value. Buyers are willing to pay a premium for convenience.
Trends in specific areas: Inner city vs. outer suburbs:Inner-city areas like South Yarra and Richmond see consistently high demand due to their central location and thriving community. In contrast, outer suburbs like Werribee and Craigieburn may offer more affordable properties, but they often appreciate more slowly compared to inner-city neighborhoods. However, with infrastructure improvements, some outer suburbs are becoming hotspots for buyers seeking larger homes at a lower cost.
Property Size and Condition
The importance of land size and usable space:In Melbourne, the size of your property, including both land and floor space, plays a significant role in its valuation. Larger plots in prime locations often fetch higher prices. Even in dense areas, the ability to expand or develop land can increase a property’s worth.
How property renovations or age affect its value:A well-maintained or recently renovated property is often valued higher. Upgrades to kitchens, bathrooms, and living spaces can provide a substantial return on investment. Conversely, older homes in need of repairs may see their value decrease, although heritage properties can still attract buyers looking for unique character.
Examples of properties with high valuations due to upgrades:Properties that have undergone substantial renovations, such as adding extra rooms, modernizing interiors, or enhancing energy efficiency, can experience a significant boost in market value. For example, a home in Hawthorn that added a second story and modern kitchen recently sold well above initial expectations due to these improvements.
Market Conditions and Economic Trends
How the Melbourne real estate market fluctuates:Property values are highly influenced by the state of the broader market. During a boom, when demand outstrips supply, property prices soar. Conversely, during a downturn, values may stagnate or even drop.
The influence of interest rates and economic health on property prices:Lower interest rates make borrowing more affordable, driving up demand for homes and, consequently, property values. Economic factors like employment rates and consumer confidence also influence the market. A strong economy typically results in rising property prices, while economic uncertainty can lead to lower valuations.
Examples of market trends shaping current property values:In recent years, Melbourne’s property market has seen significant changes due to a combination of low interest rates, population growth, and increased demand for suburban homes as people seek more space post-pandemic. This trend has driven up prices in both central and outer suburbs, with some areas seeing double-digit growth in property values.
How to Find Out What Your Property is Worth in Melbourne
Professional Property Valuation Services
The role of certified valuers in determining property value:Engaging a certified valuer is one of the most accurate ways to determine your property’s worth. Valuers are licensed professionals who assess the property based on its location, condition, and market trends.
How valuations work: What’s included in a report:A property valuation report typically includes an analysis of the land, the structure of the property, comparable sales in the area, and local market conditions. The report provides a detailed estimate of the property’s current market value.
When to use a professional valuation and the costs involved:You may need a professional valuation when applying for a mortgage, during property settlement, or for legal purposes like divorce or estate planning. Valuation fees typically range between $300 to $800, depending on the complexity of the property.
Online Property Value Estimation Tools
Overview of popular Melbourne property valuation websites:Websites like Domain, CoreLogic, and RealEstate.com.au offer free online tools for estimating property values. These tools provide quick estimates based on recent sales data and market trends.
Pros and cons of using online tools for estimating value:While these tools can offer a rough estimate, they lack the nuance of a professional valuation. Factors like unique property features, condition, and specific buyer demand are often not fully captured by algorithms.
Tips for interpreting results from online property value calculators:It’s important to use online valuations as a starting point. Compare results from multiple websites and consult a local agent or valuer for a more precise estimate.
Comparative Market Analysis (CMA)
How real estate agents use CMAs to estimate property value:A CMA involves comparing your property to similar recently sold properties in the same area. Real estate agents use this data to gauge a reasonable asking price.
What factors are considered in a CMA report:CMAs consider factors like the size of the property, location, age, and recent sales of similar properties. This method is widely used by real estate agents to determine competitive pricing.
Case studies: How accurate are CMAs in Melbourne’s market?CMAs are generally reliable in stable markets. For example, a property in Brunswick was priced based on recent sales of comparable homes, and it sold within the expected range. However, in fluctuating markets, CMAs may need to be adjusted based on emerging trends.
Maximizing Your Property’s Value in Melbourne
Renovations and Home Improvements
Cost-effective ways to increase property value:Simple upgrades like repainting, modernizing fixtures, or upgrading energy efficiency can significantly boost your home’s appeal without breaking the bank.
Which home upgrades offer the best ROI in Melbourne:Kitchen and bathroom renovations often provide the highest returns, followed by adding outdoor living spaces or converting unused spaces into functional rooms.
Before-and-after examples of Melbourne properties that increased in value post-renovation:A property in St Kilda recently saw a 20% increase in value after undergoing a kitchen and bathroom remodel, proving the impact of strategic improvements.
Enhancing Curb Appeal
The role of landscaping and exterior maintenance in property valuation:First impressions matter. A well-kept garden, freshly painted exterior, and clean driveway can significantly boost your property’s value and appeal to buyers.
Simple improvements that can boost your home’s first impression:Landscaping, new fencing, and exterior lighting are small yet effective ways to enhance curb appeal and attract potential buyers.
Case studies: Melbourne properties that sold for more after curb appeal improvements:A house in Preston sold for $50,000 above its expected price after the owners invested in landscaping and a new exterior paint job.
Staging and Presentation for Sale
How property staging influences buyer perception and valuation:Staged homes often sell faster and for higher prices because they allow buyers to envision themselves in the space.
Tips for staging your home effectively before an appraisal or sale:Focus on decluttering, neutral color schemes, and strategically placing furniture to highlight the home’s best features.
Examples of staged homes that attracted higher offers in Melbourne:A staged property in South Melbourne received multiple offers within days, selling for $75,000 above the initial listing price.
Working with Real Estate Agents to Determine Property Worth
Why a Local Real Estate Agent Matters
The importance of working with Melbourne-based agents who know the local market:Local agents have a deep understanding of Melbourne’s diverse suburbs and can provide accurate insights into your property’s value.
How agents use their network and knowledge to give more accurate valuations:Real estate agents often have access to off-market data and industry trends that influence property value assessments.
Case studies: Success stories from Melbourne homeowners who worked with local agents:A home in Northcote was sold for 10% above its valuation after the owners worked with a local agent who marketed the property effectively within the community.
Negotiating the Best Price for Your Property

August 30th - National Beach Day
Death by Beach Read by Eva Gates
It’s spring in the Outer Banks of North Carolina, and Lucy and Connor have moved into their new home at last, a historic cottage on the Nags Head Beach. The house needs a lot of renovations, but they worked hard over the winter to get it ready. Lucy is now happily immersed in her work at the Bodie Island Lighthouse Library, planning her wedding, and decorating the house. That is, until a dead body disrupts their peaceful new abode.
The first night Lucy’s alone in the house, with the company of Charles the library cat, she hears sounds. Investigating they see footsteps in the dust of the unfinished living room, and the door to the outside is open. Lucy's reminded that the house is said to be haunted: forty years ago the teenage daughter of the owners fled in the night, and never again stepped foot inside her family home.
But the sounds have an all-too-human origin and one evening Lucy and Connor find the dead body of a man they don’t even recognize in their kitchen. They soon realize he has a long-time connection to their house. Lucy's forced to find out what happened all those years ago and why it’s threatening her happiness today.
Meanwhile, the Classic Novel Reading Club is reading The House of the Seven Gables by Nathanial Hawthorne, a book about another old house full of secrets. Can Lucy find parallels to her own situation in Hawthorne’s fiction before the killer strikes again?
This is the 6th volume of the "Lighthouse Library Mystery" series.
Mermaid Beach by Sheila Roberts
Bonnie Brinks and her all-woman band, The Mermaids, are the pride of Moonlight Harbor. They’re the house band at The Drunken Sailor, and that’s just the right amount of fame for Bonnie. A lifetime ago, she went to Nashville to make it big, but she returned home with a broken heart and broken dreams. Now she’s got a comfortable life and a brilliant daughter, Avril, who plays for The Mermaids alongside Bonnie and Bonnie’s mother, Loretta.
Avril has big dreams of her own. Her life in Moonlight Harbor is good—she loves singing and playing guitar with The Mermaids, and she has the sweetest, most loyal boyfriend a girl could ask for—but it all feels so…small. She can’t help wondering if there’s something more out there for her. And she doesn’t understand why her mom won’t support her going to Nashville to find out.
Meanwhile, Bonnie threw in the towel on her love life long ago, but Loretta sure hasn’t. She’s determined to be swept off her feet, and she wants the same for her daughter. When the hunky new owner of The Drunken Sailor turns the tables on the band and Avril announces she’s leaving Moonlight Harbor, Bonnie’s comfortable life seems to be drifting away. Will these three generations of Mermaids find their happy endings on the Washington coast? Or will the change in the winds leave them all shipwrecked?
This is the 7th volume of the "Moonlight Harbor" series.
The Beach at Summerly by Beatriz Williams
June 1946. As the residents of Winthrop Island prepare for the first summer season after the sacrifice of war, a glamorous new figure moves into the guest cottage at Summerly, the idyllic seaside estate of the wealthy Peabody family. To Emilia Winthrop, daughter of Summerly’s year-round caretaker and a descendant of the island’s settlers, Olive Rainsford opens a window into a world of shining possibility. While Emilia spent the war years caring for her incapacitated mother, Olive traveled the world, married fascinating men, and involved herself in political causes. She’s also the beloved aunt of the two surviving Peabody sons, Amory and Shep, with whom Emilia has a tangled romantic history.
As the summer wears on, Emilia develops a deep rapport with Olive, who urges her to leave the island for a life of adventure, while romance blossoms with the sturdy and honorable Shep. But the heady promise of Peabody patronage is blown apart by the arrival of Sumner Fox, an FBI agent who demands Emilia’s help to capture a Soviet agent who’s transmitting vital intelligence on the West’s atomic weapon program from somewhere inside the Summerly estate.
April 1954. Eight years later, Summerly is boarded up and Emilia has rebuilt her shattered life as a professor at Wellesley College, when shocking news arrives from Washington—the traitor she helped convict is about to be swapped for an American spy imprisoned in the Soviet Union, but with a mysterious condition only Emilia can fulfill. A reluctant Emilia is summoned to CIA headquarters, where she’s forced to confront the harrowing consequences of her actions that fateful summer, and a choice that could destroy the Peabody family—and Emilia’s chance for redemption—all over again.

Garden Report & Frugal Living 23.08.16
We have one grow box almost rebuilt. The scrap lumber we had saved was starting to rot with all the moisture so went to recycle mode and started using larger seasoned limbs from the hawthorn that was cut last year. Will start renovating that box area gently as it has some of my asparagus that has bolted and making seed. The one box we rebuilt last year, I put down a layer of cardboard because the seabuckthorn is trying to come up. Its easy to root out by hand but want to make the attempt at blocking & discouraging that. On top of the cardboard barrier i placed a good build up of aged manure (complete with worms! and worm eggs!) and then a layer of potting soil. Have planted mustard greens, two types of lettuce (loose leaf prizehead and a 'jericho' israeli lettuce (both slow to bolt because all of a sudden we have summer type weather), some king leek seedlings. Later i plan to take out a large sharp knife to 'cut' a few rows (cutting through the cardboard) to plant root crops of french radish, white egg type turnips, little finger type carrots, some chioggia/bullseye beets. The parsley may in the end sown in pots , and red chard will try to cram in. The mid box we decided not to cut a path space through as 1) the lemon cuc is smack dab in the middle and just now starting to produce after three months; 2) we would loose a good portion of grow space in the box since they are 2mx1m/3ftx6ft. A compromise is to reevaluate the rotting lumber to use as a compost base and the good wood to build up half the box (cutting in half across with wood). I have another little rhubarb that i grew from seed that will go in the low half with the grandmother plant.
The hens are slowing in egg production. They always slow as the days shorten and then when the cold weather sets in, they decide to discard all their feathers. I use to worry but they do this every year so we are all just resigned to the fact that this is what they do. My other previous flocks had always molted earlier in the year but they were also different breeds.
The vermi wormy bins need to be divided and sorted. I am so slow on this! There are two bins ready in the stack. I thought about releasing them all but then i would have to throw away the kitchen generated compost due to it being a critter lure and all the saints know i don't need any more wild critters in my urban homestead! The creatures i have think i plant and tend just for them .. that is is a free for all and a party every day&night.
The apples are still to green too harvest but that doesn't stop the rat(s) from sampling the produce and the sparrows come along and then what is knocked to the ground by those animals invite the skunks. We are in a race to get the blackberries in the garden before they do. We share but they don't! The autumn raspberries might give a second lite crop since the first came in so early. The hops are just beginning to flower so probably no crop unless winter holds back. The quinces are so late and small, not bigger than a walnut and with the warm weather will probably start dropping fruit so there will be no crop which is a trade off considering last year was so magnificent (but we just adore quince so we are sad on that point).
Scrapping out shirts and raggety pants into squares. Depending on the material, some will be designated to the cleaning rag bag while the others put in a bin for quilt making/ other projects like android cover slip, potholders, tote bags, patches for mending jobs ... Those that are still good/have plenty of wear but are too small are going to a Free Closet that is available at a local shop. People can bring their gently used clothes and household items for those that need/want them. It really helps out the community iby helping those in need and recycling goods.

Two Best Hotels in Altamonte Springs Orlando
Tumblr media
Altamonte Springs is a beautiful place, immensely known for its commercialized stretch of SR436 that runs through it like a great river of multi-generational strip malls. This place is also known for having one of Orlando's most popular shopping centers, a beautiful lake-set park and something of a "Where's Waldo?" of hidden dining gems. It is an ideal example of the rich array of nature reserve parks and lovely recreational areas, where tourists can find the needed source of inspiration and meditation at the end of a thrilling day. When it comes to food, it is not implausible to estimate that it would take someone years of eating out three times a day to hit up every restaurant in Altamonte Springs. Another pretty amazing significant-stop within the limits of Altamonte Springs is the exceptional Cranes Roost Park, which to all intents and purposes serves as the cultural point of this cozy place. While planning your trip we’ll suggest you do a little bit of research for Hotels in Altamonte Springs to avoid any kind of hassle during your vacation.
If you are wondering about good budget-friendly accommodation? We have got you sorted to Best Hotels in Orlando for your comfortable stay below!
 Hilton Orlando/Altamonte Springs
Located at 350 North Lake Boulevard, Hilton Orlando/Altamonte Springs is a three-and-a-half-star accommodation offering free Wi-Fi, recent renovations, and super-cozy beds. The Hilton Orlando has recently completed a top-to-bottom renovation housing 311 guest rooms fully equipped with premium mattresses with down comforters and delish deluxe bedding, HDTV with premium cable connection, coffeemakers, and free wifi. Work out on your fitness regime in the brand-new fitness center, then make a splash in the heated outdoor pool. Guests can relax and unwind in the sauna, and to really take relaxation to another level, book a treatment in the hotel's on-site spa. The property also houses a restaurant and lounge on-site as well as a café for a casual meal and a chat over coffee. Keep up with the office work at the business center. Free shuttle service and parking are available as well. Business guests find the property’s location very convenient to North Orlando, Maitland, Apopka, and Heathrow business districts, yet SeaWorld and Disney are only about 40 minutes away. The property has easy access to all the major highways. Orlando International Airport is 18 miles away, and Sanford International Airport just 15 miles away from Hilton Orlando/Altamonte Spring.
 Hawthorn Suites by Wyndham
Located at 644 Raymond Avenue, Hawthorn Suites by Wyndham, a three-star property with spacious kitchen suites, the pool, and free parking. The three-story building houses 120 non-smoking studio and one-bedroom suites, each featuring a work area with a desk, a queen bed, free Wi-Fi, full kitchen that includes a full-size refrigerator, a stovetop, a microwave, and a dishwasher and flat-panel TVs with movie channels in the living area. Guests can kick off their day with the breakfast buffet, and stop by the manager's receptions, held three evenings a week, for food, soda, beer, and wine. The amenities also include a fitness room, a business center, and an outdoor pool. Parking is available for free. The property is less than one mile from Altamonte Mall. It’s 10 minutes drive to reach downtown Orlando, where you can visit the Orlando Museum of Art and Orlando Science Center. The Hawthorn Suites is 25 minutes north of Universal, 30 minutes north of SeaWorld, and the Magic Kingdom is 40 minutes southwest. Orlando International Airport is 36 minutes from the property.
So, these were the two finest Orlando Hotels and will make your visit even more memorable.
