How Baby Boomers are keeping Housing Inventory Low

The Kenny Parcel article "How prospective first-time homebuyers can succeed in today's real estate market" discusses how homeownership is becoming increasingly difficult for young people in America due to higher mortgage rates, limited supply, and rising home prices. The data in the article from the Profile of Home Buyers and Sellers report shows that the percentage of first-time homebuyers in the US has decreased to 26%, the lowest level in 41 years. The average age of first-time homebuyers has also increased to 36 years old.
One reason for the decrease in first-time homebuyers is the lagging supply of homes for sale, which keeps prices relatively high, making it harder to afford a home. The average annual income needed to afford a home has surged to more than $90,000, making it difficult for middle-class workers to reach the income threshold needed to buy a home.
But what is the reason of the low inventory? Homeowners with a golden handcuff for interest rates on their home? Uncertain economy?
Baby Boomers are Key to Inventory
I think it primarily has to do with Baby Boomers downsizing. In the last 15 years interest rates have been low so it's not like their next home had higher rates before 2022. There were plenty of opportunities for Boomers to make the move even in the low interest rate environment. And it's not because of job uncertainty because they are beginning to retire.
According to a Bank of America Study, almost 80% of Boomers would not want to move at all during retirement and only 13% would consider it. That is where it all stems from which is the cultural attitude. There has to be some kind of incentive to break this. More Senior Housing? Better Marketing of a "New Senior Lifestyle"? Not sure but there has to be a conversation nationally about this.
Millennial and Gen Z First-Time Homebuyers
To help first-time homebuyers in today's market, real estate professionals need to equip them with knowledge and resources. Programs such as down payment assistance programs, FHA loans, and other homeownership program can help first-time buyers afford a home. Here in California there down payment assistant grants for some that is forgivable after a period of time.
What will be popular this year is Loan Assumptions which many agents are not familiar with. From 2020-2022 there was not only incredible low Purchase mortgages but the Mortgage Refinance departments were incredibly busy. The opportunity for Homebuyers to get assumptions between 2.5-4% is high. Last year when I asked about Loan Assumptions, people looked at me as though I had three heads.
Homeownership still remains an important form of long-term wealth creation. First-time homebuyers need to be aware of the many programs available to help them achieve the American dream of homeownership. Gen Z and Millennials want to attain this life goal.
