You’ve Got The HashTags: Here’s How To Use Them
Now that you have your awesome list of winning hashtags, you need strategies to implement them. You can’t just go all willy-nilly and flood your posts with a bunch of hashtags. Here are a few tips to using hashtags on your social media.
1. Don’t spam your posts with hashtags. These days, social media platforms have been fitted with algorithms that can determine if your hashtags are actually helpful or are loaded with them just for the heck of it. Remember that friend who overuses hashtags? Don’t be that friend.
2. Sprinkle in some locally targeted hashtags. Yes, you can target local markets with hashtags. Consider what your farming area is and then sprinkle it in (as long as it is related to your post). Cheer for local teams, highlight specific neighborhoods and cinch it with a local hashtag. HOWEVER, make sure to use it sparingly as not to alienate other targets.
3. Use hashtags to highlight special features. Use your hashtags to highlight special features on your listings, like #picturewindows #fourbedthreebath etc. Using these hashtags could potentially bring in clients who are looking for specific features.
4. Look for and use popular hashtags. Spy on your competition or look for popular hashtags that you can use. On twitter, this can be done easily on the trends tab. Otherwise, follow your competition on their social media platforms and do searches on the hashtags they use and use them for yourself!
5. Create and categorize hashtags for posts. Do some research (start with the lists we shared) and create or copy and save hashtags and categorize them/. This will help you create your posts much quicker and more effectively.

Here are some hashtag Do’s and Don’ts from business.twitter.com:
(Some Twitter Does) - Make it easy to remember — and spell. Don’t leave room for possible typos, which will make your Tweet -undiscoverable. - Be realistic. Don’t expect people to start using your brand slogan or other one-sided hashtags in their Tweets if it doesn’t fit naturally and there is no incentive for them to do so. - Do your research. Check and see what hashtags people are already using when talking about your brand, and capitalize on those. Also, make sure to check if your desired hashtag is already being used. If so, ask yourself if it’s still relevant to your brand. - Give people a reason to use your hashtag. Whether it’s an actual prize or just recognition in the form of a -Retweet, your audience will respond better when it’s a mutually beneficial relationship. Partner with influencers. Influencers can help gain exposure and visibility for your hashtag.
(Some Twitter Don’t - Over hashtag. One to two relevant hashtags per Tweet is the sweet spot. Remember: character count matters. - Expect your brand slogan to translate to a hashtag. A hashtag is meant to be inclusive, shareable, and discoverable. If it doesn’t organically fit within a Tweet, it’ll feel forced and lose its intended purpose. - Expect people to use your hashtag without a reason or incentive. The best hashtags have the ability to draw people in and invoke curiosity to explore and join in on the conversation. - Neglect to educate on what it is and how to use it. Make sure you’re clearly communicating the hashtag and more importantly, why someone would want to include it in their own Tweet. - Use all CAPS LOCK. Unless it’s an acronym, this feels like shouting and also adds unnecessary work.
Facebook
Here are some need to know basics about hashtags on Facebook. - Every hashtag on Facebook has its own unique URL. - Search for a specific hashtag from your search bar, for example, #RealEstateTopTeams or type facebook.com/hashtag/xxx into your browser (replace the x’s with the tag you want to look up). - Compose posts directly from the hashtag feed and search results.
According to studies: - Posts with 1 or 2 hashtags averaged 593 interactions - Posts with 3 to 5 hashtags averaged 416 interactions - Posts with 6 to 10 hashtags averaged 307 interactions - Posts with more than 10 hashtags averaged 188 interactions
So going from 2 to 3 hashtags caused a significant drop in engagement!
Pinterest
Just like in Twitter, you can search for trending hashtags by searching #yoursearchterm in the Pinterest search bar. Generally speaking, you should target hashtags that are relevant to your pin, have a good amount of searches, and ideally are local. Pinterest often sorts its content by date, so if you post something with a trending hashtag, a lot of people will see your new content! It’s a good way to instantly get in front of a new, larger audience that might not yet know about you or your content.
LinkedIn
Surprisingly you can AND SHOULD use hashtags in your Linked in posts. Use them to ensure that you are reaching your target audience. Your audience size may be smaller as people do not check their linked in as much as they would other platforms like Instagram or Twitter but by using hashtags, you can ensure that they see your posts when they do check. You can add hashtags to LinkedIn Profiles and Company Pages, but they don’t behave in the same way. They’re not searchable, and they don’t highlight as a blue clickable link, which makes them a non-tagged keyword.
There are two sides to using hashtags on LinkedIn:
-Finding relevant hashtags to follow, so you can join a conversation. -Adding relevant hashtags to your content, so more people can discover you.
Instagram
Unlike Twitter, Instagram allows users to follow hashtags that they like. While this might not seem very significant, it can actually help you build a regular audience for your content. Instagram allows up to thirty hashtags per post. Keep in mind though, just because you CAN doesn’t mean you SHOULD. So, what’s the sweet spot? According to Track Maven, posts with 9 hashtags got the most engagement on social media. You don’t have to stick with exactly 9, but keep this in mind when you add your hashtags.

3 Fresh New Ways to Convert FSBOs
During the summer months, agents often look for new ways to build their business. According to a 2017 NAR study, FSBO listings made up 8 percent of home sales in the previous year. While this doesn’t seem like a large amount, if you consider that over 90 percent of these properties will eventually be listed through an agent, working this market may be worthwhile.
In previous years, yard signs or a listing on Facebook or Craigslist would be the main advertising options for FSBOs. Now homeowners are able to list through an MLS for a small fee, so it’s important for agents to change their approach for targeting and working with these sellers. Here are three new ways to convert FSBOs into your clients.
Educate the community. Most FSBOs don’t fully understand the work it takes to sell a home. As an experienced agent, you, of course, do. Use this wealth of knowledge to help steer sellers in your direction. If you already have social media profiles or a blog, use them to your advantage. The next time you’re hosting an open house, post pictures of the preparation you do to get everything ready, in addition to those you would normally post. Even if FSBOs aren’t following you, many list their properties on social media and may be using or looking at real estate-related hashtags. Use the hashtag #openhouse, #homeforsale or your location to try to get on their radar. Not only could you be drawing in new eyes, but you’ll also be bolstering your social pages for your current followers.
If you’re looking for blog post ideas, consider covering getting a home ready for the market or tips for FSBOs. Go through the checklist you use when you have a new home to list and explain the different steps. A great call-to-action could be “Like what you see? Let me help me list your home.” Again, this is good content for your current followers and can also show FSBOs the kind of time and dedication required to sell a home. It also gives them a sneak peek at the services you provide.
Create a connection. Selling a home is stressful. Even when homeowners list with an agent, they manage the stress of cleaning and staging their homes, making it available for showings, finding a new home, and preparing for a major move. Those who try to sell their homes without an agent add finding potential buyers, coordinating showings and open houses, negotiating prices, and completing paperwork when (or if) they find a buyer to their already stressful burdens. Many homeowners end up working with an agent once they realize the work involved; however, the agent they pick can be determined by the relationship they’ve built with someone they trust. It’s important to make sure that someone is you.
Because homeowners can list through an MLS, they have access to more resources. They can do a lot of the frontloading themselves for less than an agent’s commission fee. Even so, this doesn’t mean FSBOs have access to everything they need, including your experience. Rather than sending emails or letters guaranteeing FSBOs that you can sell their home for top dollar, offer a piece of advice to help them move through the process. Share an experience or something you learned through your career that you believe would be beneficial for a seller to know. The key here is not to approach this like a marketing pitch, so don’t include a call-to-action. Focus instead on creating a relationship.
Provide support materials. Once you’ve made connections with some FSBOs and have started building a relationship, you can take it to the next level. For this approach, remember that you should still avoid pushing yourself onto the seller, since they’re likely already receiving a number of offers from other agents. It’s important to make yourself stand out by doing something different. Remember, you’re building a relationship rather than pushing a sale.
First, isolate a few FSBOs that you would like to work with and who you think you could help. Then, put together a home-preparation gift basket for these select sellers. The basket could include cleaning supplies, yard waste bags, a gift card to a garden or hardware center, and a list of real estate-related vendors in your area. You could also include a CMA one sheet to show sellers where their home is priced according to your information. As with before, rather than leaving a business card and a promise to sell their home fast, leave a handwritten note that says, “I know how hard selling a home can be. Here are some materials to help you get started. If you need any advice, feel free to call me.” This is a non-threatening way to get your name in front of a potential client while also showing what kind of service they can expect from you.
The most important takeaway is that to work with FSBOs, you need to create a connection and build a relationship. Rather than looking at the listings as an easy sell, take the time and put in the effort to gain the owner’s trust and nurture it into something that can be mutually beneficial. Show your potential sellers how you plan to advertise their home in front of active buyers searching for homes in their area.
