A Peek at Kanye West’s Old NYC Bachelor Pad—and Why It Just Sold Amid a Pandemic

Kanye West may live in a museum-like mansion in Los Angeles right now, but let’s not forget that not too long ago, he holed up in a New York City bachelor pad—which was just sold to a new owner, amid the coronavirus pandemic no less!

According to the New York Post, the rapper-turned-entrepreneur’s 2,500-square-foot, one-bedroom, 1.5-bath condo—where he lived both solo and later on with his wife, Kim Kardashian West—was created from a two-bedroom he snapped up in 2014 for $1.89 million and an adjacent studio he added in 2016 for $1.25 million.

In 2018, West sold the massive apartment for $3 million to an undisclosed buyer. Given what West paid for both units, not including his renovations, he sold it at a $140,000 loss.

Now things seem to be looking up for West’s old digs: In September it went back on the market for $3.99 million. While the final sales price is still under wraps, the deal had reportedly begun before the pandemic gripped the Big Apple. It is expected to close soon.

Located in the tony neighborhood of SoHo, this light-filled loft was designed by Italian architect Claudio Silvestrin and features 13 giant windows facing north and east. Ten-foot ceilings and a minimalist aesthetic grace the main rooms and master suite. The kitchen boasts luxuries ranging from a stone island and limestone floors to Miele and Sub-Zero appliances.

Owning a SoHo loft comes with bragging rights, in addition to the celebrity tie of West’s previous ownership, says Sara Burack, a real estate agent at Nest Seekers in New York City. And the new owner of his apartment in this nine-story building will bump into a few boldface names in the elevator, including “Top Chef” star Padma Lakshmi.

Yet here’s one possible reason West didn’t make money on this early real estate acquisition: It’s not exactly a family-friendly apartment.

“SoHo has always been a hot neighborhood, so it was natural for Kanye to want to live where the action is,” says Dolly Lenz, a real estate agent at the eponymous firm in New York City. “But he likely took a loss on this purchase because it’s a super specific apartment—a huge one-bedroom with a very manly feel to it.”

Still, if the latest sale came through anywhere close to asking price, that bodes well for the current seller—and maybe even New York City’s real estate scene at large.

As one of the earliest epicenters of the COVID-19 pandemic, New York City took a hit on the real estate front. With in-person home showings, open houses, and other steps of the real estate process on hold, many home sales took longer to close.

But multimillion-dollar sales like this one could mean the city’s real estate market is showing new life.

“The deal for this unit is yet another sign that New York will continue to be a desirable place to invest in real estate,” Dolly adds. “Luxury seekers haven’t given up on the city.”

In fact, once the New York market gets rolling, it could make up for lost time.

“Once New York opens back up, we’ll continue to see many more deals like this one due to pent-up demand created by the lockdowns,” adds Jennifer Lenz, a real estate agent at Dolly’s firm.

The Lenz team backs their prediction of a future upturn with the fact that their own real estate site’s searches are up over 1000% since mid April.

“And mortgage interest rates are at record lows, so this will also help to spur New York City’s real estate markets,” says Dolly.

Manhattan and its tony enclaves will always be a draw—particularly where West once lived.

“The SoHo neighborhood has been on an incline over the years, and it won’t see a slowdown anytime soon, since there’s a finite number of best-in-class lofts and buildings here,” adds Burack. “Educated and experienced buyers are confident knowing that even though the city has been through 9/11 and the Great Recession of ’08 and ’09, the pandemic will be just another obstacle to overcome.”

When people ask how she’s doing, Kathren Cavanaugh tries hard not to sound too cheerful.

She can’t deny she is extremely happy with her life amid the global coronavirus pandemic. Her husband’s general-contracting work has evaporated—but that’s given him time to focus on renovating their own house, and they are cooking and working out together more.

But she also feels a sense of unease that things are good for her while they are so bad for others. That guilt spurred her to start volunteering last month for Meals on Wheels, delivering lunches to seniors.

“The hardest thing has been realizing what a bubble I live in. I don’t know anybody who knows anybody who has the virus,” says the 62-year-old strategic-planning consultant from Lake Oswego, Ore.

Guilt is a subject that is coming up a lot in therapists’ offices around the country right now. Counselors say clients who can work from home are expressing discomfort with the dichotomy between the improvement in their lives during lockdown and the devastation caused by the coronavirus pandemic. They are asking themselves whether it is fair that they are not experiencing the same pain they are seeing in the news.

Of course, feeling guilty is a good position to be in. Few if any of the people feeling guilty would want to change places with those who are sick or have lost their jobs. Yet the pain of guilt is also real, and it is important that people acknowledge it. For one thing, to ignore it carries more-serious psychological consequences. And to accept it has broader societal benefits as people channel their guilt into volunteering and other positive endeavors.

FOUR WAYS TO PROCESS GUILT

Shift your guilt into gratitude, suggests Hilary Jacobs Hendel, a psychotherapist in New York and author of “It’s Not Always Depression.” Instead of feeling guilty for not being affected by the crisis, feel grateful not to be affected.

Give yourself permission to express feelings, says therapist and coach Christine Forte in Brooklyn, N.Y. She likens reaction to the coronavirus crisis to survivor’s guilt, when people think they don’t have a right to be fine because others have suffered. “Being able to enjoy your life isn’t wrong,” she says.

Don’t compare yourself to other people, says Carla Marie Manly, a clinical psychologist in Santa Rosa, Calif. “Stay in your own lane,” she says. There is no benefit to feeling shame because others are feeling pain. Instead, focus on how you can bring joy to other people.

Allow yourself to hold two opposing feelings at the same time, says Alisa Kamis-Brinda of Philadelphia based Serenity Solutions. Instead of saying “This stinks but I am grateful for what I have,” say, “This stinks and I am grateful for what I have.”

Managing the negatives

“Ninety percent of my clients who are doing well feel an edge of guilt,” says Carla Marie Manly, a clinical psychologist in Santa Rosa, Calif. She warns patients of the toxicity of comparing themselves to other people: There is no benefit to feeling bad because others are feeling pain, and such guilt only leads to anger, sadness and depression.

One way to stop the progression to anger is to process that feeling, says Alisa Kamis-Brinda, owner of Philadelphia-based therapy practice Serenity Solutions, who is also seeing many people racked with guilt right now. She advises that the way for people to cope with guilt is to accept that they are feeling great even though the current crisis is terrible.

“You can’t push away the emotion. You have to validate it,” she says. Then, she says, recognize that you can feel bad about doing well in this crisis at the same time that you feel grateful you’re doing well.

“People are feeling really conflicted right now,” says Jennie Steinberg, founder of Through the Woods Therapy Center in Los Angeles. She likens the feeling to survivor’s guilt, when there is a sense of injustice. She recommends a positive action to correct that feeling and to express gratitude.

Gratitude is what has worked for Jennifer O’Donnell, a 49-year-old stay-at-home mom in Houston. She and her husband, an investor, have friends in the oil business who are suffering from the economic impact of the coronavirus pandemic. “We are really aware of how blessed we are and how easily it could not be like this for us,” she says.

Ms. O’Donnell is cherishing the time she is spending during the lockdown with her husband and three daughters. She is also reaching out, making an effort to connect to her community by getting to know the farmers she buys vegetables from at the market every week. And the family is giving money to their church’s community projects.

Indeed, guilt doesn’t have to be destructive, some philosophers argue—in fact, properly understood, it can motivate people to address some of the inequities that the virus is revealing.

“If you haven’t done anything wrong, there’s no reason to feel guilty,” says Susan Wolf, a professor of philosophy at the University of North Carolina at Chapel Hill and author of “Meaning in Life and Why It Matters.” Everybody’s life has been changed by the current crisis; even if a person is fine overall, they are still likely feeling the frustrations. “You’re allowed to feel frustration,” she says.

She adds that although there’s no reason to feel guilty, there is reason to feel sympathy, compassion, and a desire to help those in one’s community who are seriously harmed and suffering as a result of the pandemic.

Many people are feeling guilt that goes beyond the personal level. Guilt is pervasive now because the coronavirus crisis has opened up a very real class division in the country between those whose jobs allow them to stay home and those whose lives and livelihoods are in the process of being destroyed, says Wilfred McClay, a professor of history at the University of Oklahoma.

Make it better

Krista Thomason, associate professor of philosophy at Swarthmore College, sees it as valuable for a person to worry about being good, as long as it makes them think about what they can do to change a situation instead of blaming themselves, since an appreciation of happiness during quarantine isn’t tied to other people’s suffering.

Guilt tends to promote reparative action, such as helping those in need, says Patricia Greenspan, a professor of philosophy at the University of Maryland, College Park, and author of “Practical Guilt.” She says those benefiting from the crisis have an ethical responsibility to contribute to efforts to alleviate others’ suffering.

Catherine Wilson, author of “Moral Animals: Ideals and Constraints in Moral Theory,” thinks that someone who feels guilty should think instead about what kind of world would be an improvement on the one we are living in now. If people don’t feel bad about enjoying themselves but see that they can make life better for others, they can use their energy and talent to activate moral leadership, sparking innovations to make society more just and fair, she says.

Ben West, a 39-year-old Boulder, Colo., entrepreneur, feels guilty that he had to let two of his 26 employees go as a result of the crisis. To alleviate that emotion, Mr. West, who is in the middle of launching a grill company, is working to keep his startup going and the rest of his staff in their jobs.

However, Mr. West is not conflicted about how some aspects of his life during quarantine are better. He now gets to see his 6-month-old daughter before bed every night. He saw her eat her first solid food, and he caught her first laugh.

“It has let me fall in love with my daughter a lot faster,” says Mr. West.

What was the most creative and fun part of designing this retreat?

The most creative and fun part about designing the DIY Network Ultimate Retreat 2018 was exploring the region and incorporating the ideas and objects I found into the project. Sapphire is situated in a beautiful part of North Carolina. There is an abundance to see and do for sportsmen, nature lovers, history buffs, and antique shoppers alike.

Does the design process differ for you when it’s a renovation of an existing property versus a new build?

My approach for renovations and a new build is similar, but a renovation is definitely more challenging, after all, you inherit the bad with the good and have to make a design work regardless. New builds are technically a clean slate, but in design there will always be something that requires tweaking.

How did you marry modern and traditional elements to create the right balance of wood, metal, color and texture?

Repeating core elements such as color, surfaces or textures help to create a rhythm and flow from one room to another. Mixing more traditional choices with modern ones make the home appealing to a wide audience. The dining chairs are the perfect example. I chose a very traditional Windsor style frame but had them painted in a bright modern color, then I paired them with a modern metal-based table. I’d say I kept the ratio of traditional to modern elements in the home to 60/40. 

How did the surrounding environment inspire you for the design and color palette?

The first cue for the color scheme came from the surrounding North Carolina landscape. As a result, earth tones play heavily in the home’s bigger color moments. There were two strong design themes that originated in the shape of the main hexagonal room of the house. I repeat that shape in the door hardware and decorative objects throughout the house. I was also inspired by the rich gem mining history in the area, so faceted items like cabinet hardware, pottery, wallpaper patterns, and planters make an appearance too. During one of my frequent trips to antique shops, I found vintage gem prints and other items with the same local flair. 

The master bedroom used to have a sink right out in the open. How did you achieve both function and a spa-like experience to create a true master bathroom?  

While roomy, the old master bedroom had outlived its usefulness. After absorbing the square footage of the entire wing, we were able to carve out a generous master suite as well as a cozy study and guest bath off the entryway. It was shocking how much wasted space was discovered on that side of the house. The original bathroom was actually quite small considering the amount of space in the bedroom. The finished space has a freestanding soaker tub, a double shower, a double vanity and a private loo. All of it included without sacrificing flow or space.

One of the most interesting rooms features custom bunk beds and mountain scenery. How did that concept come to life?

I knew the house could use a fun younger looking space and a double bunk seemed appropriate for the room shape. It also needed an equally impressive moment on the opposite wall. I’ve collected vintage paint by numbers for ages and I knew in my travels I had seen interesting mountain-scapes. I found some old pictures and postcards of North Carolina mountain valleys and commissioned a mural from a talented painter friend. He drew up an original image and seamlessly incorporated the paint palette I used in the rest of the house. The mural painting took six days, but the resulting work of art was well worth the wait.

What were your favorite vintage finds that were used in the house?

Oh goodness, I love so many! In no particular order … the antique bird, fish and gem prints because they felt SO very North Carolina. The old wooden crates bought for looks, but the bonus storage makes them pretty fantastic all around. A fat vintage dictionary and the globe, which, really, every good study needs one of each! Two old Windsor chairs I rescued before the construction crew tossed them in the dumpster, and a collection of primitive augers I found at a local antique shop, because they were sculptural and manly additions to the study.

How did you carry the design aesthetic from the interior to the deck so that it flows well with the natural backyard setting?

Because the back deck is visible from every room in the house, I chose furniture pieces and accessories that reflected the color and texture choices from the interior. Keeping the seating areas looking like extra living spaces helped as well. For the more casual lower deck, I picked rustic mountain furniture and a fire pit but painted it to match the main deck furniture and added cedar to connect it to the home’s exterior and the surrounding environment.

When it comes to wildlife and woodland accents, a little goes a long way. My advice, if you keep a majority of those items in the accessory category they are easy to edit as you tire of them. Investment pieces and bigger commitments like furniture or cabinetry should be more timeless. There is nothing wrong with incorporating cabin-esque items but balancing it out with other sophisticated or classic items will give your interior longevity?

We had a chance to get the inside scoop from interior designer Elizabeth Demos on all the design details of this gem of a home, located in Sapphire, North Carolina, where charm meets luxury.

What was the most creative and fun part of designing this retreat?

The most creative and fun part about designing the DIY Network Ultimate Retreat 2018 was exploring the region and incorporating the ideas and objects I found into the project. Sapphire is situated in a beautiful part of North Carolina. There is an abundance to see and do for sportsmen, nature lovers, history buffs, and antique shoppers alike.

Does the design process differ for you when it’s a renovation of an existing property versus a new build?

My approach for renovations and a new build is similar, but a renovation is definitely more challenging, after all, you inherit the bad with the good and have to make a design work regardless. New builds are technically a clean slate, but in design there will always be something that requires tweaking.

How did you marry modern and traditional elements to create the right balance of wood, metal, color and texture?

Repeating core elements such as color, surfaces or textures help to create a rhythm and flow from one room to another. Mixing more traditional choices with modern ones make the home appealing to a wide audience. The dining chairs are the perfect example. I chose a very traditional Windsor style frame but had them painted in a bright modern color, then I paired them with a modern metal-based table. I’d say I kept the ratio of traditional to modern elements in the home to 60/40. 

How did the surrounding environment inspire you for the design and color palette?

The first cue for the color scheme came from the surrounding North Carolina landscape. As a result, earth tones play heavily in the home’s bigger color moments. There were two strong design themes that originated in the shape of the main hexagonal room of the house. I repeat that shape in the door hardware and decorative objects throughout the house. I was also inspired by the rich gem mining history in the area, so faceted items like cabinet hardware, pottery, wallpaper patterns, and planters make an appearance too. During one of my frequent trips to antique shops, I found vintage gem prints and other items with the same local flair. 

The master bedroom used to have a sink right out in the open. How did you achieve both function and a spa-like experience to create a true master bathroom?
