So you guys remember last Tuesday when The Chaos Demon went full Kyle & put her head through a window as though she was on a 4 day coke binge & was asked to leave an establishment?
Well my dad put in a maintenance request that day. We were told they would be out to look/repair either Wed between noon-5 or Thursday between 10-5. Then we never saw or heard from anyone. Dad tried to call the property manager & the emergency maintenance line Friday but got nobody.
So today, with still experiencing radio silence & half out window being missing for a week as of tomorrow, Dad let me handle it because I am not a pushover who prioritizes politeness over getting shit done.
I called the property manager's office & got the voicemail. I left the following message:
"Hello, this is [Dr. Morrissey], [dad]'s daughter, at [address]. Last Tuesday we reported that a baseball went through one of our windows. We were told maintenance would be out [day & time] or [day & time] but never heard from or saw anyone. As of tomorrow half our living room window will have been missing for A WEEK. Someone from your office or maintenance department NEEDS to call either myself or my father TODAY. Our numbers are..."
All said in a scathing tone that made it clear I was barely containing my rage and only doing so for the sake of social civility. The voicemail message gives an emergency maintenance number. I called it. I was directed back to THE SAME FUCKING VOICEMAIL. So I left another message.
"Hello, this is [Dr Morrissey] again. Your emergency maintenance number apparently also goes to this voicemail, which doesn't seem terribly effective for emergencies. So let me reiterate that half of our living room window has been missing for a week & nothing has been done, nobody has been heard from. You WILL call me or my father back today & it WILL be handled today. Thank you & have a nice day!"
Same tone, except the 'thank you have a nice day' was in my customer service tone. And wouldn't you know it, within an hour they called me & said that as soon as any maintenance dude is done with his current task, they will be sent over.
As Mr. Nancy on that TRAVESTY of an attempt at an American Gods tv series said: "Angry gets shit done." (He was literally the only good thing about that show, aside from amazing casting. Goddamn they fucked that shit up. I rage quit after season 1.)
Now, I wouldn't be so angry about this except that they just notified us that as of next month our rent is being raised $300 due to 'maintenance costs'. I could see this being feasible except that the only time maintenance is ever called is for the HVAC system or the time kids shot BBs through 2 windows. Every 6 months or so for the last 7 years we've put in a work order for my dad's bedroom (which overhangs the back patio & is LITERALLY & obviously falling off the fucking house). This, along with his master bath no longer working because it leaks into the kitchen and only 3 outlets in my bed/living room working, have never even been assessed.
Everything else, we've fixed ourselves. Hell, Dad remodeled the upstairs guest bath, redid all the floors, and replaced all the lower kitchen cabinets & countertop with upgrades. He also had a prolific rat problem on the lower floor for about 3 yrs that he battled at his own expense. We handle lawn maintenance. We handle pest control. We've never talked about how thin the windows are & that the 2 paynes they replaced after the BB incident are now legitimately thin sheets of plastic like you'd use on the wooden dollhouse kits.
But ohhh mAiNtEnAnCe CoStS. The month rent goes up, dad is submitting a list of every problem & for how long it's been a problem with a note stating that if he's paying the same rent as the people who have had their units gutted & upgraded, then he's no longer willing to ignore these issues. That the property isn't worth what they are now charging with these issues.
And he intends to resubmit it every 2 weeks with every issue that hasn't been resolved until they all are.
A note about his room: it's not structurally sound. You can tell both from the outside & inside that it is cracking in half, with the half that overhangs the patio falling off. Some of the posts meant to help support it from underneath don't even connect to the ground anymore. We had to put up a post (as best we could at the time) in the hopes it would bandaid the issue. The Spawn & I refuse to go in there & yes, he still uses it as a bedroom. He just always makes sure his bed is on the wall that isn't over the patio. It heebies my jeebies.

6 Household Items You Should Replace Regularly—and What Happens If You Don’t

Until Homeownership 101 becomes a prerequisite for obtaining a mortgage, most of us will learn how to handle many household tasks through trial and error.
And even though they say “One thorn of experience is worth a whole wilderness of warning,” there are certain tasks—like replacing critical items before they reach the end of their life span—that you don’t want to learn the hard way.
We talked to experts to find out which household items you should replace on a regular basis, and what can happen if you fail to keep up with the required maintenance.
1. HVAC filters
When to replace: Every three months
It’s easy to forget about the filter in your heating, ventilation, and air-conditioning (HVAC) system. It’s not something you look at every day (or ever), but that filter works hard behind the scenes to keep the air in your home clean and your HVAC system running smoothly.
Replace HVAC filters according to the manufacturer’s instructions—every three months or so, on average. Even if you’re not DIY savvy, replacing the filter is a simple swap.
“Most homeowners can outsource it to their child, it’s that easy,” says Jonathan Faccone, founder of Halo Homebuyers in Bridgewater, NJ. “It’s a must if you want to keep your furnace operating efficiently and preserve its overall life span.”
And if you don’t replace those filters regularly? Running your HVAC system with an old filter can hurt its performance—and it can also invalidate your system’s warranty, Faccone warns.
2. Humidifier and dehumidifier filters
When to replace: Every one to three months
If you live in a climate that sees drastic temperature swings, there’s a good chance you rely on a humidifier or a dehumidifier to keep levels stable.
“This is of particular concern in the northern regions, and especially the Midwest,” says Kyle Larson, general manager at LGC, a home builder in Cedar Falls, IA. “Stability is key—failure to keep humidity in check can ultimately result in condensation, frost, mold, or other undesirable side effects.”
But your humidifier and dehumidifier can’t run on autopilot—you need to change each system’s filters according to the manufacturer’s instructions, which generally recommend every one to three months. If you don’t, your filters can quickly become a hotbed for bacteria and mold, and you may notice that your unit is less effective.
3. Vacuum cleaner HEPA filters
When to replace: Every few months, up to every few years
Life would be a lot easier if it were #nofilter, huh? Alas, the high-efficiency particulate air (HEPA) filter in your vacuum is another filter you should be replacing regularly. These filters help capture tiny particles like dust mites, allergens, and bacteria, but over time, they can get clogged and don’t work as well. If you continue vacuuming with an old HEPA filter, your vacuum may lose some of its suction, and it’s far more affordable to replace a filter than an entire vacuum.
Check with your manufacturer to see how often you should replace the filter; some suggest every six months, others say only once every two to three years.
If all this filter-changing is starting to feel like a drag, we get it. But clean filters keep your household equipment in tiptop shape, and they’re also important from a safety perspective.
“If you put off cleaning vents or changing filters, it can be a fire hazard,” says Becky Rapinchuk, author and founder of CleanMama.net.
4. Smoke detectors
When to replace: When they stop working, or every 10 years—whichever comes first
I’ll never forget when my electrician father visited my first college apartment. I sat on the couch, mortified, as he tested each smoke detector, the shrill alarm piercing everybody’s eardrums (sorry, roommates!).
In retrospect, Dad definitely knew best. Resist the urge to dismantle and abandon your smoke detector when it begins the end-of-life chirp. Keep fresh batteries on hand so your detectors are always in good working order, and test your smoke detectors once a month, Larson says. (Yes, really!)
If your smoke detectors are more than 10 years old, play it safe and replace them altogether.
If you can’t be bothered with batteries, consider investing in a hardwired system for your home.
“Despite the cost, smart-home detectors like Nest, Kidde, and others with Wi-Fi connection are great, because they report their status in real time,” he says.
5. Kitchen sponges
When to replace: Every two weeks
Your kitchen sponges do not have nine lives. They barely even have one life, it turns out—experts say kitchen sponges should be replaced every two weeks.
It makes sense, when you think about it: Your kitchen sponge endures a hard life full of daily, dirty use. It’s easy for bacteria from food to get trapped in sponges, which is not only nasty but can create an unsavory stench in your kitchen. Stock up on this staple so you can swap in a new sponge at least once every few weeks.
6. GFCI outlets
When to replace: When they stop working
Outlets with ground-fault circuit interrupters—GFCI outlets for short—are a safety must-have in any room prone to dampness or humidity, like a kitchen or bathroom. These outlets cut the power in dangerous situations (say, if you drop your toaster in the sink).
But even if your house is fully loaded with GFCI outlets, you need to test them regularly to ensure they’re working.
“I tell my clients to make sure to test them monthly to ensure they are operating correctly and don’t get stuck, and to prevent serious or even fatal electrical shocks and electrical fires,” says Jack H. Smith, a Realtor® based in Milwaukee.

We Can Become Great Career Resources for Our Schools
Did you know what you were going to do for a career when you were in high school? I didn’t. For me the future was big, empty and, in a sense, scary. My guess is that many high school students feel similarly.
This leads me to ask — are we as an industry doing enough to alert and educate high school students in particular, to the career opportunities in our green industry services industry? That question came to my mind upon receiving from the Ohio Nursery & Landscape Association (ONLA) remaining me of something we have to do more of — engage high school students, male and female, in a positive way to our industry.
ONLA on Nov. 2 hosted 250 students for its second annual Ohio High School Landscape Olympics. The event took place at Ohio State University Agricultural Technical Institute in Wooster, Ohio. The students represented 20 schools. Upon arrival to the small quaint city of Wooster in northeast Ohio they enjoyed a pizza party. Later that same afternoon they competed in 10 industry skill events, reconvening the following morning and spending the whole next day testing their skills against other students and schools. Many organizations and companies sponsored the Ohio High School Landscape Olympics. (Results of the competing and the generous sponsors that made it possible are mentioned at the end of this article.)

Of course the granddaddy of student engagement in the industry is the annual National Collegiate Landscape Competition. Put on by the National Association of Landscape Professionals (NALP) — formerly known as Student Career Days – it has taken place every March since 1977. Last spring 750 students representing 65 colleges competed for three days in 28 different skill sets at Brigham Young University in Provo, Utah. This coming year’s event is set for March 14-17, 2018, at Alamance Community College in Graham, North Carolina.
It’s an incredible event, supported by just about every major supplier to the industry, and its Career Fair attracts somewhere between 70-80 companies in a virtual feeding frenzy for eager young talent. But the National Collegiate Landscape Competition, as its name signifies, is not an event for high school students.
But college is not for every high school students, including some of the most ambitious and smart students. The green services industry may be just the thing they are looking for — but never realized it was there for them.
Starting in 2002 and for several years I was one of five advisors to a horticulture program at a vocational school just southwest of Cleveland, Ohio. The school’s primary mission is to prepare 11th and 12th graders from six surrounding schools for careers in culinary, welding, dental and medical assisting, law enforcement, HVAC, cosmetology and, at that time at least, the green industry.

Although being asked to be an advisor admittedly, tickled my ego, I don’t want to puff up my role in the program. In truth, no heavy lifting was required of us advisors, and my office at the time was just across the street from the school. I could walk to our advisory meetings in a few minutes. Mostly what we advisors did, meeting every month or two, was to help the program’s advisor build or tweak the instructor’s curriculum and to keep him informed of emerging green industry trends and issues.
As I recall, there were about 12 or 13 students in the horticulture program each of the two seasons of my involvement. We advisors did not interact with them very much them. Looking back at our involvement, that was regrettable. We could have done a much better job of getting to know them individually.
Unexpectedly, my role as an advisor came to an end as the result of two unrelated occurrences — I began working from an office more than 70 miles from the school, and the horticulture instructor that we had been working with left the school for another position.
ONLA’s recent Ohio High School Landscape Olympics is, I believe, a true gauge of the enthusiasm that we can generate among young people in our industry if we increase our outreach and keep coming up with innovative and fun ways to attract positive attention to it. We’ve got a great story to tell and some great things to show young people – things that most high school students have never likely heard or experienced before.
Let’s get to know the programs in our local high schools, become acquainted with their career and academic advisors and let them know we’re available as sources not only for landscaping but also because of our knowledge of small business. We can do our local schools and their students — those truly looking for jobs leading to satisfying careers — a great service.
