Finally got desperate enough to ask my friends mom for help.
She gave me some pantry food and some frozen stuff. Along with another $100 which means I owe her $300 now which is bad but I’ll pay it back asap when I get a job.
Going to the bank tomorrow morning to see if I can break the gic. So fingers crossed they will let me break it hinging on financial hardship 😞
In the meantime, I’ll be driving around to hand out resumes in person once again.

Navigating the Expenses of Canada Study Visas: A Comprehensive Guide.
Canada is an increasingly popular destination for international students due to its excellent education system, diverse culture, and stunning natural beauty. However, planning your studies in Canada requires a thorough understanding of the expenses involved in obtaining a study visa. In this blog, we’ll break down the costs associated with the Canada study visa process and offer tips on how to budget effectively.
1.Study Permit Application Fee
The first expense to consider is the study permit application fee. As of September 2021, the cost of the study permit application is CAD 150. This fee is non-refundable and must be paid when submitting your application.
2. Biometrics Fee
International students applying for a Canada study visa are required to provide biometric data (fingerprints and a digital photograph) as part of their application. The biometrics fee is CAD 85 per person. Keep in mind that this fee is subject to change, so always check the Government of Canada’s website for the most up-to-date information.
3. Guaranteed Investment Certificate (GIC)
For students applying under the Student Direct Stream (SDS) category, the purchase of a Guaranteed Investment Certificate (GIC) is required. A GIC is an investment of CAD 10,000 in a participating Canadian financial institution. This investment serves as proof of the student’s financial ability to cover their living expenses while studying in Canada.
4. Tuition Fees
Tuition fees for international students in Canada can vary widely depending on the institution, program, and level of study. Generally, tuition fees can range from CAD 15,000 to CAD 40,000 per year. It’s crucial to research the specific tuition costs for your chosen programme and institution and budget accordingly.
5. Living Expenses
The cost of living in Canada varies depending on the city and lifestyle choices. On average, international students should budget between CAD 10,000 and CAD 15,000 per year for accommodation, food, transportation, and other daily expenses. Remember that living in major cities like Toronto or Vancouver can be more expensive than living in smaller cities or towns.
6. Health Insurance
Health insurance is mandatory for international students in Canada. The cost of health insurance can range from CAD 600 to CAD 900 per year, depending on the coverage and insurance provider. Some provinces offer provincial health care coverage for international students, while others require students to purchase private health insurance.
7. Language Tests
To apply for a Canada study visa, you must provide proof of language proficiency in either English or French. The cost of language tests, such as IELTS or TEF, can vary, but expect to pay around CAD 200 to CAD 300 for each test.
8. Airfare
Don’t forget to factor in the cost of airfare to and from Canada. Airfare costs can vary widely depending on your country of origin, time of year, and airline. Be sure to book flights well in advance and search for deals to find the best prices.

Black market hormones: How red tape is forcing a trans generation to self-medicate
HORMONE THERAPY: Treatment for trans people in the UK is woefully inadequate, forcing many to consider risky alternatives
Lachlan Mykura reports on the difficulties of treatment for transgender people, documenting his own experiences and the bureaucracy surrounding them.
Transgender issues have long been a source of controversy and debate. In recent years, these issues have come under the spotlight. Younger generations are more able to explore their gender, and the concept of a strict binary is being slowly replaced with a far more fluid and flexible umbrella.
Not everyone who is transgender will transition medically, but for those who do it can be an arduous process bogged down by bureaucracy. While it is important to note that those who choose not to transition, or have no desire to transition, are valid, this article will specifically focus on the people that do.
I am Lachlan Mykura, and I am FTM - female to male transgender. My transition has been marked by wait times, delays, gatekeeping and uncertainty, so I did what a growing number of transgender people are doing. I decided to start taking hormones without a prescription.
To understand why I, and many other trans people do this, we need to look at the system and its failures. There are currently seven NHS gender identity clinics (GIC’s) in the UK, with plans for three more in Manchester, London and Merseyside. In 2015 there were 1,408 referrals to these clinics. In 2020 there were 2,728. With only seven clinics for thousands of referrals, wait times for NHS GIC’s have skyrocketed, and many clinics no longer publish their times, estimated to be years. Indeed, many of them seem to have completely ground to a halt.
One such clinic, The Laurels in Exeter, has 2,592 people currently on its waiting list, and yet saw only 2 people in 2020. One patient has been on the list for nearly 6 years, 17 times the NHS legal guideline of 18 weeks.
Many GP’s are uneducated or unused to trans issues, and don’t know the proper procedures for referring patients on to a GIC. I found this myself when I was beginning to consider medical transition, with one GP outright telling me they didn’t know how to help me.
Nearly a year later I managed to get a referral, and my waiting game began.
These wait times add to an already time sensitive process. Transgender people under 18 cannot go to most GIC’s. Tavistock is currently the only GIC that will see underage patients, and even getting to this clinic before you become 18 is a struggle.
Although transition can be successful at any age, the younger you start medical transition, the better the results are likely to be, especially for male to female (MTF) patients. By the time you can start hormones on the NHS, you will likely have gone through puberty entirely, and will have the sex characteristics of your assigned gender at birth (AGAB).
The NHS is a clumsy beast when it comes to gender care, and with the rapidly rising number of referrals, it may fall even further behind.
The NHS is also not currently very supportive of non-binary people looking to transition. A diagnosis of gender dysphoria is necessary to start hormones, and while the NHS has become more accepting of non-binary identities in recent years, some non-binary people may struggle to meet the criteria.
If you don’t want to wait for NHS treatment then there is the option for private treatment. In the UK this comes in the form of two providers, Gendercare and GenderGP.
Gendercare is a private network of doctors, and is staffed by some of the most experienced gender specialists in the UK. Unfortunately, this means it also has a price tag to match. Each of the doctors working at Gendercare set their own prices, but most tend to be around £300 for an initial appointment, and then £150 for follow ups, which are necessary to start on hormones.
GenderGP is a cheaper alternative, although the quality of treatment they offer is arguably worse. They are a telemedicine service, working on a system of ‘informed consent’. This means that during their consultations, they will tell you about any possible risks and effects of the treatment, but the end choice to start hormones is down to you. They don’t require any formal diagnoses. On paper, this sounds like an excellent choice, and I originally decided to go with them, paying my £65 initial appointment fee and talking to one of their psychologists.
However, GenderGP is not the most reputable service. Doctors Helen and Mike Webberly, the couple who started the service, have both been struck off by the GMC for providing hormones and puberty blockers to those under 18. This gave me cause for concern, but having seen firsthand the politicization of trans treatments, especially for those under 18, I thought that this wasn’t enough for me to stop using their services. The nail in the coffin for GenderGP came in October 2020, when their pharmacy, ClearChemist, said that they would no longer be working with GenderGP. This put GenderGP’s ability to prescribe hormones in jeopardy. Even though their services were cheaper, faster and accessible online, I didn’t know if they could fulfil what they promised. I decided to switch to Gendercare instead.
“The NHS is a clumsy beast when it comes to gender”
TESTOGEL: One of the forms of hormone treatment available to FTM transgender people.
I contacted two of the doctors working for Gendercare, who I thought would have the shortest wait times. One of them said that he could not accept me as a patient, and the other said that he could offer me an initial appointment in January 2021. Progress.
This January appointment would be followed up by another appointment or two with one of Gendercare’s endocrinologists. I would have paid around £1000 without even being sure I could get a prescription. As a student, I had more important things to spend money on, like instant ramen and rent.
I was sitting with friends one evening and the topic came onto hormones. I was lamenting the trials and tribulations of transgender treatment in the UK when one of the friends I was with, another trans man, piped up “I could give you my spare bottle.”
Bingo.
I thought about the prospect for a while, I knew people who took testosterone without a prescription and their transitions were going well. However, I was really nervous about it, I had no way of knowing my hormone levels, I wouldn’t have a consistent supply and, well, it just wasn’t a very good idea.
I did it anyway.
A few weeks of soul searching later I realised that I had known I was trans since I was a young teenager. I had been sitting on these feelings, hoping they would ‘go away’ or second guessing myself as to whether or not I was ‘really trans. But they hadn’t. They had stuck like toilet paper on a shoe throughout my teenage years and into my twenties. My excuses of waiting until I was an adult had no weight, after all, I was an adult now. Years of waiting, doctors appointments, and questioning and now here I was, being offered hormones on a silver platter over a glass of wine. I had to take it.
As a student, I had more important things to spend this money on, like instant ramen and rent.
I had no way of knowing my hormone levels, I wouldn’t have a consistent supply and, well, it just wasn’t a very good idea. I did it anyway.
Gel is, in my opinion, the easiest and best way to take testosterone, the other popular one being injection. Gel is a daily application which means that your hormone levels don’t suffer from the same rises and falls that weekly injection causes. However, with these smaller doses comes slower changes, on average.
I wasn’t too worried about this, since I didn’t really want incredibly quick changes when I had no access to a specialist to help monitor my levels. Injections are also cheaper than gel, but I didn’t need to worry about that, after all, I was getting mine for free. Besides, even if I didn’t hate needles, I wasn’t about to go injecting myself with drugs unless a doctor had told me to.
In order for trans men to do their injections, they need to be shown how to by a nurse, generally at their first appointment. If done wrong, injecting testosterone can cause pain, swelling, and infection.
The gel I use is called Testogel. Testogel dosage is measured by pumps, the bottle is designed so that each pump will give the exact same amount of gel. I started on one pump, since I wanted to stretch out the amount of gel I had for as long as I could. I didn’t know if I would be able to get another one on time, and I was fully aware that I was relying only on the generosity of my friend.
The changes have, as expected, come rather slowly. I have been on testosterone for around a month and a half now, and, unfortunately, I’m no closer to resembling Chris Hemsworth or Zac Effron than I was when I started. All in good time. What I have noticed is that my voice has dropped, and I’m plagued by embarrassing voice cracks at the worst of times. Every man has to go through them at some point and I’m no exception. God help me when I get stuck trying to grow a beard.
None of my fears about making a mistake have come to pass. I have been happy with all the changes, which is not something I could ever say about going through my first puberty.
The reasons that people choose to self-prescribe hormones are vast, not least because of the cost and time that goes into getting a prescription legally. The reasons, however, run much deeper than just personal cost.
Transgender treatment is a subject of fierce debate worldwide, and the UK is no exception. Recently, a lawsuit was brought against the Tavistock GIC by a woman who started taking puberty blockers when she was a teenager, and then detransitioned at 23. She believes that the NHS did not take enough precautions before prescribing her puberty blockers - which are fully reversible.
As a result of this, under 16’s in the UK may now no longer be able to give informed consent to start taking puberty blockers before they start on hormones at 18. While people who detransition are facing a very difficult time in their lives and deserve support, the backlash falls on actual trans people.
TERF groups (trans exclusionary radical feminists) see these detransitoners as martyrs who have been brainwashed and victimized by ‘the trans cult’. As a result, actual trans people face not only increased waiting times and inaccessible appointments but also increased media scrutiny and online vitriol.
Trans issues are in the limelight. Recently, Elliot Paige, who plays Vanya in The Umbrella Academy, came out as FTM, becoming one of the most high-profile celebrities to come out transmasculine. Trans men are often left out of public conversation, as trans women are more often the focus of transphobic tabloid media and TERF rhetoric. With more and more people coming out, either as transgender, or in support of transgender rights, trans treatment should hopefully become more and more accessible.

Guide to transitioning on a budget when you’re scared to come out but certain you want to
There are a few components to this: budgeting, getting treatment, coming out, general life stuff
BUDGETING First and centrally is budgeting. I don’t know what your income is so I’m not going to assume, but here is what my expenditure has been and what I think is reasonable as a goal if you do not have uncontrollable overheads you can’t help - additionally you may find some of my spending to be a bit much (£600 a month rent is quite steep, but cos I live in Oxford and the utilities and everything are included in that price it works out as a fairly decent option)
£600 a month shared housing (+ utilities, council tax etc). This is for Oxford, you can probably find it cheaper in most other places.
£200 a month monthly spending - use a budgeting app like Emma (you will probably need to spend more if you need a car, but try and avoid one if you can, cycling is a good transport option. You should do big shops every week or two, NOT regular small ones, you will spend more. If you are really committed to making headway quickly then unfortnately you can’t go out, it will eat up money like nothing else, try and see your friends in person at your house or theirs, you can be honest or say you don’t like the atmosphere. Cook in bulk using cheap ingredients - tinned and frozen food is a huge win. If you really want to cut down on spending make sure to buy vitamin pills and psyllium husk powder - you can eat less healthily without feeling like crap all the time if you’re eating stuff like this. If you want to eat super healthily try frozen mixed vegetables, tinned tomatoes, lentils, tinned fish, and tinned pulses all mixed together in a wok with smoked paprika and salt - it’s quite cheap, imo very tasty, and very healthy.
Worth noting: over the course of a year your actual monthly spending is likely to be more liek £250 if you budget for £200 a month - you’ll need to replace phones and laptops and make big one off purchases occasionally, but remember the goal is saving, if you can avoid these costs then do (is your phone freezing for 20 seconds every half an hour really grounds for a replacement?) The £250 total spending per month is total spending - if you want to do something fun this should come out of other spending - not your savings
Medications: inhousepharmacy is a good one - make sure to buy in bulk (this goes for everything). Don’t try and include this in monthly spending, try and include it in the £50 extra a month spending. Here is a good guide for the first purchase Cyproterone acetate - 300 50mg tablets for £202.22 (1 a day) Estrofem - 364 2mg tablets for £148.94 (start on 1 a day, maybe move up to two if you feel you need to and are comfortable) - take these sublingually to increase the effective dose without spending more. So, your overall cost of living per year should be approximately £10,700 - put the rest into premium bonds, you can take it out relatively easily and you’re guaranteed not to lose your money (if the UK government collapses you have bigger problems than your savings being gone). If you’re earning £20k a year then you should be able to save £9,300 a year. If you have the time and energy try getting into some work, especially gig economy work on top of your current job/time in university (deliveroo for example).
GETTING TREATMENT Before any of the savings stuff, before you are even sure you are trans, talk to your GP about it and say ytou want to be referred to a GIC. It will take 3 years - you will have plenty of time to find yourself within that time, and if you still haven’t you can find yourself in the GIC. DO NOT wait until you are absolutely sure before telling your GP, I know it is scary but you can do it, and it’s almost easier to do it when you’re not sure. If you wait for a year you will fucking hate yourself 2 years later when you have been waiting for treatment for what seems like your entire life at this point - and private GICs are expensive as fuck.
If you can afford it go to a private GIC - if you want bottom or top surgery with any reputable surgery you will need to have been officially on hormones for a year, self-medding doesn’t count. There are a few options out there for you but most notably are genderGP (more expensive, but there is less expectation of you to prove you are trans, and they have no issue with previous self medding) and gendercare (less expensive but they may decide you are not quite trans enough - they are also less willing to take on patients who have previously self-medded). Additionally a lot of GPs will not work with (ie pay for the prescriptions for you on the recommendation of) any private GIC, but the ones that do are more willing to work with gendercare than genderGP - look into this more before deciding who you want to go with. Do not underestimate the importance of the type of HRT you are using. Cyproterone acetate and oestrogen pills are fine. GnRH analogues and transdermal oestrogen patches work far more effectively and with fewer side effects (but GnRH analogues in particular are far more expensive).
COMING OUT Coming out all at once publically is gonna be really fucking daunting. You are gonna want to identify individuals and talk to them one on one about it first. These should be people you are close with and who you think are gonna be supportive (ideally both, not just one of the other, but prioritise those who you think are gonna be supportive first - you will gain confidence as you do it if you choose the right people, and lose it if you choose the wrong ones). You do not owe honesty to your parents about this.
Once you have a good selection of people who you know who are supportive start thinking about how you want to play this - in particular how sure and scared you are. I decided to get FFS (facial feminisation surgery) BEFORE coming out publicly - but after 2 years on HRT (this restricts your choice of surgeons btw). I was absolutely certain before I did this and if you plan on doing this you should be too. I got my surgery with Dr Jesus Baez in Guadalajara (lip lift, closed rhinoplasty, type t osteotomy, hairline advancement, eyebrow raise, forehead bone shaving) and it cost £12,000 for the surgery - but a lot more than that for everything else (so I spent around £16,000 in total - and that was being tight). However, that’s less than 2 years of saving on £20k a year, so get started now. Voice training - do it, you can do it for free using transvoice on youtube - the main thing to practice if you have a deep, chest resonant voice is simply doing the *pah pah pah* exercise as often as you can (you can do it silently) and before you start talking to people.
Also GPs can refer you for voice training directly, even if a GP is unwilling to work with a private GIC they might be willing to do with this (since there is no liability associated with referring you to train your voice more effectively). I haven’t done this but I expect there is gonna be a waiting list though. You really can’t voice train too often (though you can too much in one session). HEALTH So as mentioned in the budgeting section it is very possible to eat healthily on a budget (well, the kind of budget I recommend, please please don’t try and push it too hard because you need to stay healthy for this - doctors, even gender specialists, are pretty unwilling to prescribe for trans health care because this country is transphobic, so you ideally want to be a picture of health before asking for treatment. Eat healthily, run, bulk up those legs and work that core (leg press, side leg raises with resistance band, crunches, squats, sit ups, reverse crunches, side crunches etc) - all of these things will a) improve the results of blood tests and make it easier to get a prescription, b) hopefully give you a body shape more in line with conventional standards for women and c) stimulate production of hgh which will make the estradiol more effective (but don’t even think of taking hgh as a medication without explicitly getting it prescribed by a doctor, it is seriously not worth it and it can fuck up your body a lot making it impossible to get effective treatment). GOOD LUUUUCK!!!

How Much Money Did You REALLY Make on Your Real Estate Investment?
Maybe you've heard this statement before? "I made a lot of money for this property - I bought this house for $200, 000 and I sold it for $300, 000". Perhaps you have had been in a conversation with someone and heard a story similar to this? Does $100, 000 sound like a good return on investment? This will depend on many factors. The example in this article will first focus on real estate used solely as an investment, but your guideline residence will also be examined this way if you are trying to figure how much cash you have made living in your house. How long did it actually take this specific person to make this money? If you bought a house for the purpose of $200, 000 and sold it for $300, 000 one year later, versus 20 years later, this makes a significant difference. Why? When looking at investment returns, you have to look at the span of time it took for you to achieve the return. This is valid because when looking at other investments, time as well as the come back itself will be the common yardsticks for comparison. If the rate increase of $100, 000 happened in one year, this is usually a 50% return in one year. Other investments might common 1% for cash, 2% for bonds, and 5% for stocks for that same time frame. If you made it $100, 000 in 20 years, this would mean 50% multiply over 20 years. If you do a simple linear calculation, that is second . 5% each year. Now, the bonds and stocks will be pretty attractive compared to this real estate investment. This is important given that most people hold on to real estate for a long time and forget how long it all took them to achieve the return that they received. Typically the numbers presented are usually only about the buy and sell price Does you notice that the only numbers mentioned in this example is the buy and sell prices? For most goods, these are the only prices which will matter when examining if you made money or not even. With real estate, this is not true. Why? Real estate has to be serviced, which is not the case for stocks, bonds, cash or almost every other paper based or contract based investment. Why does this unique matter? If you have ever lived in a house, you know that there are tools to pay, renovations to make, repairs to perform and taxes paying. If you were to buy a GIC at a bank, as well as bank said to you: "you will receive $100 through interest each month. However , to keep the GIC you need to pay off $20 a month for a maintenance fee. " Wouldn't the mean you would only make $80 per month, and not $100 per month? This same thinking applies to real estate. If you get a house as an investment, and you have to pay utilities, tax returns, renovation costs, mortgage interest, and repairs as well as charges to buy and sell the real estate, shouldn't these possibly be accounted for in your return? If you are renting the property, any rent collected would also add to your return. For anybody who is trying to rent a property, but it is vacant for few months, that 6 month period is not part of your returning. As an example related to the above, let's say the house was bought pertaining to $200, 000 and sold for $300, 000, also it took 5 years for this transaction. To actually buy the residential home, the legal fees, land transfer taxes, mortgage written agreement and real estate fees amounted to $1000, $3000, $500 and $5000 respectively. The total set up costs would be $9500 so far, which would be subtracted from the money you crafted, because it actually costs you $200, 000 PLUS $9500 to physically buy the house. Let's say now that you hired the house for $2000 per month, but you had mortgage prices of $600 per month in interest (note that the basic principle is not included in this figure because principle is your money you get in return). You also have property taxes of $250 each month and utilities of $500 per month. You are netting through $2000 - $250 - $500 per month or $1250 per month. With the mortgage interest deducted from this sum, you will have $1250 - $600 or $650 per month. This unique equates to $7800 per year in extra income. Since the house was initially rented for the entire 5 year period - this is a second $39, 000 in return. If for example , work had to be completed to get the house ready to rent, wouldn't this cost be part of the return as well? This is money that you have to spend, and it's only being used on this investment property. If it amount to $5000 for paint, landscaping and minor repairs, as well as come off of your investment return. If the roof needed to be fixed during that 5 year period, and you paid an alternative $5000 for that repair, the whole amount would be deducted within your return. People may argue that the roof will last yet another 25 years, which is true - but you only obtain the benefit of these repairs if you keep the house! If you market the house, you may receive the benefit of keeping the house well retained in a higher selling price, but it will also depend on how heated the real estate market is, what the local neighbourhood is similar to and other factors which are beyond your control and will come into execute only at the time that you are making the sale. This means because you have an additional $10, 000 deducted from your return. To sum up so far, the house profit generated was $100, 000. You will subtract $9500 in closing costs to buy the house, add $39000 in rental income less expenses, subtract $5000 just for minor repairs, and deduct a further $5000 for a big repair. This would leave you with $100, 000 - $9500 + $39, 000 - $5, 000 : $5, 000 = $119, 500. Since this contract took 5 years to complete, the $119, 500 could be spread over 5 years. This means that the return a year is $119, 500/5 years or about $23, nine hundred per year. Since the original price of the house is $200, 000, this means that you are making $23, 900/$200, 000 or with regards to 12% per year. This is a relatively good return, but whenever stocks are making 10% per year, this is fairly akin to what everyone else is getting. Would you have that impression checking only the original story: "I made a lot of money on this place - I bought this house for $200, 000 and even I sold it for $300, 000"? What About the time and effort in Managing the Real Estate Property? Consider the time you may be spending on your house. If you are a landlord, you will have to inspect your own home, make sure your tenants are paying you on time, seek tenants and do minor repairs. If you don't like going through these things, this is considered work and it will cost you in terms of effort you could be doing something else. How to account for this? Tabulate for how long it takes you to manage the real estate investment, and exponentially increase how many hours you spend by how much money you are making at the workplace - this would represent a substitute for what else you may be doing since you are already working in that job. If you commit 5 hours per month maintaining the house, and you make $20 per hour at your day job, this is an additional $100 phone in costs. This translates into $1200 per year in your instance. Note that with paper based investments like stocks not to mention bonds, there may also be time required to read the news, go along with how the stock market is doing and research for timing and also alternative investments. An underlying factor here is whether curbing real estate feels like a job or a hobby. If it feels like a job, the time should be treated like a job. It time spent is enjoyable and feels like a hobby, you will get many benefits that cannot be quantified and it will likely not bother you to spend an afternoon taking care of the property. If you spent time cleaning up the property or possibly moving things left on the property by previous users, this would all be included in your costs. The suggestion is that any money or resources you would have to expenditure for this property would be added to the costs and would impinge on the final return. Any extra money generated, like rent and / or credits would be added to the return. Another way to tell you this is: if I didn't own this investment property, would certainly I still be spending this money? If the answer is very little, this would be deducted from your return. If the answer is without a doubt yes, the cost would not be deducted. What about taxes? Taxation's have been left out of the calculation s so far, but should this is an investment property, there will be capital gains taxation's on the return generated. They may even be taxes within the rental income if it is deemed to be income, and all these numbers would get reduced. This is also not part of the story that people describe for their own real estate experience, however should consider this in your experience. If you borrow money, the eye is tax deductible for an investment property so the issue goes both ways. What about Leverage? It was assumed up to date that you are buying the house with cash, or you are accepting money and receiving it in return once the house was basically sold. There are calculations out there where people put the fraction of the price of the house as a down payment, borrow others and then buy and sell real estate. There are expenses similar to what was worked out above, but the base for the return calculation is much smaller sized, which makes the return much bigger. Going back to the tale in the first paragraph, you do not know if the person coppied money to buy the house or not. Most people don't take into account that as part of an investment return and don't tell you the fact that as part of their result. Let's say you would put down 10% from the value of the house when you buy it. This would equate to $200, 000 x 10% or $20, 000. Over the occasion that you borrow the money, you would be paying interest. Any rates involved in setting up the borrowed funds, like appraisal of your property, legal fees or bank fees would be the main financing costs. The interest paid would be part of your investment decision as well. If you borrow $180, 000 and the interest rate will be 4%, you are paying $7200 per year. Over 5 numerous years, this is $7200 x 5 or $36, 000. Should the cost to set up the loan was $3000 in total, the very amount of money that you invested would still be $20, 000. These prices to set up the loan and the interest charges would be taken from the return. Looking at the original example, if you have a gain or perhaps $100, 000 plus the adjustments, the total gain was $119, 500. If you subtract the costs of the leverage, you would have a very good net gain of $119, 500 - $3000 -- $36, 000 or $80, 500. If you were to be ahead and calculate the return on your investment, you would use a starting of $20, 000, and a gain of $80, 500. Since the time period to earn the return was 5 years, this would be $16, 100 per year. On this platform amount, the return would be 80. 5% per year. The number is much larger than what you had without the leverage - the only difference is that the money was borrowed in place of paid in cash. Once the house is sold, the bank have to be paid the $180, 000 that was lent, but the truth is get to keep the whole gain over and above that amount. Take advantage of can be good or bad depending on whether you produce or lose money. Leverage magnifies your gain and your decline. Since most real estate deals happen with borrowed dollars, be mindful of how these numbers get calculated. It may be the particular leverage that makes the return astounding, not the gain on the original investment using cash. If you see selling for real estate return calculations, be mindful of how much of these rewards are based on leverage versus the actual gain in the property its own matters. What if the Price of the House Goes Down? Yes, prices of properties can go down. In the long run, prices are said to move up invariably, but this is also true for stocks, bonds, and physical things as well. The reason why prices go up is not entirely because realty is a good investment - it is because inflation keeps rising, and since that happens the numbers will always get bigger. If you have a limited amount of something, and the number of dollars keeps rising, the amount of dollars available to buy each thing will get larger. That's why all investments will go up if you wait long ample and if the merits of the investment are still true over the long haul. If the price of the real estate property decline while you are holding the software, all of the expenses will still be there. This is why some people lose money on real estate. It may take 5 or 10 years for a property to get better in value once it begins to decline : so you have to be willing to wait about this long if you want typically the adage to be true. What if I Live in the House? Any time you live in the house, the wrinkle in the calculations is who some of the money you are paying is for expenses you would spend anyway. If you didn't buy a house and rented a condo, you would have to pay some equivalent in rent plus bills. You can take the difference between those couple of situations and this would be the money expended, and the return developed as well. Contrary to what a lot of people say, owning seriously isn't always better than renting - it depends on the circumstances as well as what is important to you. What you choose as a lifestyle is very important once deciding whether you have a house for the money or because you decide to live there. There will not be any taxes on a house hold that you live in compared to an investment property, which is a second important consideration. What if I Have a Business at Home? If you exist and run a business from home, this is even more advantageous to your account because you can write off expenses and reduce travelling time and other costs of going to work, while however retaining the income that the work generates. This would mostly make the expenses of owning a home cheaper for the reason that some of them are tax deducted, and the home make produce more income because it replaces location expenses. The idea of choosing your true self becomes more important here as your home life additionally your work life are being stationed in one place. If you can get issues with your home, this will have a larger effect on you. Realty is not a good or bad investment - it can be many of the above. The point of the article is that people misrepresent the things actually happens in real estate by leaving out specific information. It is usually losses and monthly expenses that are unnoticed in favour of the big gain made on the price. Most of aspects of the investment need to kept together to find out if at all really worth it for you to buy real estate.

hi anon, i just want to say, this has nothing to do with what you said, but this whole topic and a related conversation got me thinking about stuff that i did want to post about. ik like all my mutuals are trans and uk based but im kinda annoyed and i like to write and get attention so here we are. parties, events, raves, etc are not really the primary way we trans people 'crowdfund' our transitions, we use the internet! primarily gofundme, but also a lot of other of other platforms that we all know of. i've made a gofundme, lots of people have made gofundmes. and like a lot of people, my gofundme failed. and thats kind of what i want to talk about?
(i live in the uk so im not gonna talk about anywhere else. yes, the rest of the worlds trans population *also* uses crowdfunding, but i dont have that experience. thanks!)
i live in the uk and the gics in the uk are how trans people are *meant* to transition. it takes years and people are dying. a lot of people are dying and really, thats probaby intentional honestly, but lets not say the quiet part out loud rn. so if waiting however many years it is now (for reference the biggest gic is currently seeing people referred in nov 2018 which is 5 years ago and they offered only 61 appointments last month:/) you might want another option. if you already know other trans people (who have been out a while/are older than you/are on hrt themselves) theres a good chance they can help you out with diying and this is a good option (ps are u in the uk and want to go on hrt but the gic/ur gp is super mean to u? dm me, i can help:3). but what if thats not your situation, or maybe you're looking for surgery? then you can go to one of our extremely overpriced private gender clinics! or a slightly less overpriced gender clinic abroad!
but also, ur trans, so u probably dont have money (statistically speaking, i mean) and that makes these £300 an appointment clinics to diagnose u as transgender when frankly you coulda told the guy that yourself a bit out of your reach. and you havent even gotten mones yet! let alone any surgery, if you wanted that. so you do what you see everyone else doing: you set up a gofundme, post it on twitter or tumblr or instagram or all three and you pray that people will be nice to you. thats where it all kind of falls apart.
crowdfunding is not about being nice. in very much the same way that the raise funds through a party are only possible through social status, crowdfunding is kind of the same. you can only successfully crowdfund if you have a lot of followers, and the *right* kind of followers. are your followers trans/allies? are they in a position to donate in quanities that will make an actual difference (because if youre going for sugery, youre not asking for a small amount)? will your followers spread the gofundme on? can your followers spread it on to other people who will donate/spread it on? are you in an in group maybe? also, are you hot and socially cool? did you make it big online? not really big necessarily, but a couple hundred followers to a couple thousand and at least a couple hundred have to be active.
in short, its a popularity contest. theres really not much more you can say than that. and while online, it doesn't skew so heavily towards White Trans Masc Top Surgery gofundme, that being said, you can't discount the transmisogyny, racism, classism, ableism and just plain old aesthetics that play a role in whos gofundmes achieve their goals. i did ok w mine, i got just under a 7th of the way there which isnt bad in all honesty given my teensy tiny online presence. i had some bigger users as mutuals on twitter at the time which helped me out, but even then even with everything working for me, it wasnt enough. thats the nature of a popularity contest: most people *have* to lose it.
and a lot of trans women (far, far more eloquently than me, mind you. go read whipping girl by julia serano if you havent already or hot allostatic load you can click on those words the link is there!) have spoken about the fact that they are often forced out of trans spaces and forced to make their own spaces with far fewer resources. this is especially true of disabled trans women and trans women of colour. these women are more likely to live in poverty and not be able to even set up the gofundme in the first place let alone have the social network to achieve the end goal of that gofundme. i dont really want to speak over people here, i am a white trans masc with housing and technically income i am on hrt i have gotten top surgery im even in the nhs gic! so if someone wants to add on here and speak from a more experienced and knwowledgeable perspective i'd really appreciate that.
the point i want to make is even when we try and equalise the opportunities for people to get healthcare, we aren't doing that in crowdfunding. its a popularity contest to its very very core.
NOTE: UK PEOPLE WHO NEED HRT, DM ME!!!!!!!!
re the top surgery parties thing I think it’s cute I used to kind of be against them before I made more transgender friends / early transition (hadn’t started t yet) but it’s nice to support each other idk
no i do agree w u on that, its v cute and im not necessarily knocking it as something fun. though as an aside i do think its funny that u say early 'in ur transition' as i came out publically in 2017 (and online in 2014) and ive been on t since early 2019 but thats another point all together.
what i mean more is the social status u need to be able to do one of these events at all leaves a bad taste in my mouth. its a popularity contest essentially and in a community where the 'least popular' are dying and brutalised far more than the 'most popular' its a bit grotesque almost? idk. maybe i am bitter, i think thats a fair way of seeing my response to them. but given that the majority of the people *i* (note: me, personally) have seen fundraising through these events are white trans mascs who are fundraising for top surgery in their early 20s i think its fair to see where i am coming from (please note: tumblr user kankum is a white trans masc in her early 20s).
the point is was making in maybe not the best way, is that there is a certain amount of pre-existing social standing you need to have to even broach this as an idea. and white trans mascs are simply more likely to have it. we are less likely to be ostracised from our communities, live in such poverty we cant access community spaces like raves, and more likely to know organisers for music venues and djs than other members of the trans community. it is a cute and fun community centred way of helping trans ppl but it is mostly helping those who are at the top as is, or so i see it anyway.
EDIT: also, um, not to be rude, but do you think i dont have trans friends?
#kankum#hope u dont think this is me knocking u anon this has nothing to do w u#just thought it was a good continuation from what id said before#also pls feel free to rb and ADD TO THIS!#and if anyone wants me to clarify lmk:)

there isn't enough nonbinary jon sims content, here is... well i started writing this as headcanons but this is really a not!fic about nonbinary jon sims. it’s 3′300 words
it contains: nonbinary trans masc autistic jon, jongeorgie, lesbian georgie, trans guy martin & tim, trans woman sasha, team archives trans solidarity, and not-insignificant amount of internalised transphobia and references to misgendering & general cis people bullshit
(also ftr i am heavily basing jon's experiences here as a nonbinary autistic person on my own experiences as a nonbinary autistic person) (this is like 80% projection) (what else is fandom for!)
also on AO3 if you prefer your 3k of bullet points to have better spacing
tiny baby [jon] who knows she isn't very good at being a girl but doesn't have the words to articulate why
her grandmother thinks kids clothes should be durable and practical so even tho jon is not a kid who climbs trees or plays football, her wardrobe is exclusively straight jeans & 'boys' t-shirts & large jumpers
she keeps her hair roughly shoulder length because that's the length it's always been but strangers still 'mistake' her for a boy a lot. this makes her feel a way she again hasn't got the words for
when she starts secondary school she continues to dress 'masc', never starts wearing makeup, never gets any interest in dating, generally fills out the checklist for everyone else assuming she's a lesbian
she knows she's definitely not a straight girl, so she shrugs and decides sure, she's a lesbian. it's a moot point, mostly, seeing as even if she did have any interest in dating she's the only gay person her age she knows
but she does get involved in some community support stuff – she spends a lot of time in the library as a teenager, and one of the librarians is a lesbian who takes jon under her wing a bit
coffee mornings and book clubs and things like that. sixteen year old jon and a dozen queer women all in their late twenties at the youngest. they joke a lot how often they forget jon isn't also a thirty-something
(this is that autism feel of having no interest in your peers but getting on great with adults)
and then she goes to uni, and then she meets georgie
georgie is a Very Out lesbian. she goes to clubs, she's heavily involved in the lgbt society, she has a rainbow flag hanging in her bedroom window. yknow.
jon likes her a lot, and still isn't really sure if it's romantic or not, but assumes that's more due to being gay than anything else
(no one has told jon about asexuality yet)
so when, one night when they're meant to be studying in georgie's room but instead are mostly drinking shit cheap wine and complaining about their professors, georgie looks at jon with this soft look on her face and asks to kiss her, jon says yes
and then they date
they're both living in one of those massive student houses with a thousand bedrooms crammed everywhere and only a kitchen for a communal space. georgie has lived there since coming back to finish first year, and jon moved in halfway through second year after a somewhat disastrous flatmate situation
so after they graduate, moving in together seems like the natural progression of things even tho they’ve only been dating for two months
jon is still, when asked, identifying as a lesbian and using she/her, but is also still dressing what other people now call butch. she always feels kind of weird about that term, but again, just chalks it up to the mess of complicated feelings being a gnc lesbian does genuinely involve
and then, finally, jon meets some actual trans people
jon has, circumstantially, known trans people. thanks to georgie, jon goes to a lot of lgbt soc things, and is passingly familiar with most of the lgbt people on their campus
but there’s a big difference between nodding at someone when you see them in the library and having an actual, proper conversation about gender
so, jon goes to a lot of social events because georgie does. without georgie, jon would probably not leave the house except to go to work and to the library (jon is not doing postgrad. jon’s library habits do not particularly reflect this)
mostly at these events, jon sits in the corner and reads, and only talks to other quiet antisocial people, while georgie circles back periodically to report on her social butterfly escapades
and at one, one of the other quiet antisocial people is a trans guy
he’s called harry, and he asks about the book jon is reading, and after they’ve been talking a while he says, “sorry, you probably get this a lot, but what pronouns do you use?”
jon just blinks at him and says “what”
“well, i’m trans, so i’m always really cautious about assuming,” harry says, easily, and this does not answer the question jon was asking
jon.exe has crashed
she(?) eventually says, “uh. she? i’ve never– she”
and harry, who has spent the last forty minutes discussing dante with jon and is already sure they’re going to be friends, says “want the trans 101? you’re making a face like you need it”
three hours later georgie finally reappears with the intent to actually interrupt (she’s drifted past periodically, but jon was always deep in conversation with harry, so she left them alone) and get going, and jon gets harry’s email address and is then very quiet as they walk arm-in-arm back to their house
just as they turn onto their street, jon says, “i, ah. i think i might be trans?”
georgie, who has for the past couple months been having something of a crisis after realising she definitely loves jon but she isn’t in love and she can’t figure out why, says “oh thank god”
jon, very bemused, “that wasn’t the reaction i was expecting”
“i think we should break up,” georgie replies, and jon stops walking. they’re four feet from their front door, but it’s late, no one’s about, so georgie decides sure, they can have this conversation in the street
“you– because i’m trans?”
“i love you, i really do,” georgie steps closer, takes jon’s hands in hers, “but i’m not in love with you. and it was driving me crazy trying to figure out why, but if you’re not a girl–”
“i can’t tell if i should be offended by this or not,” jon says, somewhat dazed, “i’ve been trans for an hour, georgie, i don’t know if this is transphobic yet”
georgie laughs, and presses a kiss to jon’s cheek, and says “it’s nearly midnight, we both have work tomorrow, let’s table this for later. we can look up names and what word i should use when i complain to other people how you always leave your shoes in the middle of the floor when we aren’t both on the verge of passing out”
and that sounds reasonable, so jon nods, and kisses georgie on the mouth, and then they go inside
the next day jon stops by the library on the way home from work and checks out almost every baby names book they have. georgie comes home and he’s sat at the kitchen table making a spreadsheet
“you don’t have to make it this complicated, you know,” she says, hooking her chin over his shoulder to read what he’s already got. the spreadsheet has a lot of columns.
“it’s my name,” he retorts, and she hums agreeably, then points to ‘jonathan’, which has relatively few ticks in any pro columns (god, this nerd), and says, “isn’t that your grandfather’s name?”
it is. he doesn’t talk about his grandfather a lot – doesn’t talk about his family a lot full stop, but she knows, even though he died when jon was still a toddler, the stories his grandmother told had a significant impact
“my parents didn’t name me after anyone,” jon says, quietly
georgie nods. she doesn’t say they’re not here now to offer an opinion, because that’s far harsher than jon deserves to hear, and it’s not like she ever needs to remind him of it either. he’s definitely already beating himself up for taking so long to come to this realisation there’s no one left around to tell him how they’d have reacted
“i think it suits you,” she says instead, and jon nods, and then she moves away to make a pot of tea and some pasta (it’s technically jon’s night to cook, but she was anticipating coming home to find him already hyperfocused beyond the point of no return)
a week later, jon looks up from the spreadsheet to where georgie is curled up on the sofa reading and says “ugh, fine, you win, you were right”
(georgie hadn’t pressed her point any further, jon is just like that)
“jon?” she asks, and he makes an exasperated noise and nods, then closes his laptop dramatically and stands. most of his spine pops when he stretches
“this calls for celebration” georgie says, also standing, “franco’s or monsoon?”
“franco’s. i’m going to eat a pizza the size of a car”
so then jon is actually going by jon, and using he/him, and isn’t dating georgie anymore but is still living with her and spending most of his time with her and factoring her into all his major decisions
he talks to harry, and other (binary) trans people, and reads a lot of blogs, and after a few months gets a referral to charing cross gic
by the time he starts at the magnus institute, he’s had top surgery and has been on T for years, and passes as cis completely, and he doesn’t know how to articulate it but this is. bothering him.
he’s not exactly… he likes being stealth, he doesn’t need to flaunt his personal life. he can understand the impulse, but he doesn’t share it. his feelings about gender and romance are no one’s business but his own
but. everyone assuming he was a girl itched – being miss simms, georgie’s girlfriend, she, it felt like wearing a coarse knitted jumper. it was exhausting
and, for a while, everyone assuming he was a man was a relief. it didn’t make his skin crawl, it didn’t make him want to scream, it was nice. it felt good.
it didn’t feel right. but it didn’t feel bad, either, and jon has never been gendered in a way that felt right. he thought that was just part of being trans
except. he moves to london, and he starts at the magnus institute, and he wears shirts and slacks, and the long skirts and patterned dresses some of his colleagues wear keep catching his eye the way men in three-piece suits used to, and that terrifies him
he was lucky, in a way, having no family left to care when he transitioned – if anyone reacted negatively, he could just cut them out of his life, and his social circle was already queer enough that was hardly necessary
but that doesn’t mean he escaped internalising a whole swathe of shit about what being trans should mean and how he should act and what he should want and if he wants to wear skirts then is he even a man? was he making it up all along after all?
naturally, he deals with this by ignoring it. he’s a man, men don’t wear skirts, he doesn’t wear skirts, that’s that.
he manages to keep that up until he’s made head archivist, and he’s given three assistants who are all also trans
(he doesn’t know if elias did it on purpose. elias knows he’s trans, of course, because he’s never bothered to get the name on his diploma changed, but the way elias reacted lead jon to assume elias may also be trans. and if that’s true, then selecting only trans people for the archives staff feels like a kindness more than anything)
and, the thing about them all being trans, is even if jon and martin are both rather fond of being stealth, and sasha and tim aren’t used to being out at work, and none of them are exactly friends, they’re the only people who ever come in the archives, so the archives very quickly becomes the Safe Trans Zone
they all vent a lot about cis people. sasha will walk in and the first words out her mouth will be “the next person to ask me if i’d had the surgery is getting their own surgery when i cut their tongues out”, and tim will make a commiserating noise and offer her the pack of donuts martin brought in
so when, on one of the rare afternoons when jon leaves his office to lean against tim’s desk and brainstorm organisational system ideas, martin walks back from the break room upstairs with a scowl and says, bitterly, as he sits back down, “oh so when cis guys wear nail polish it’s inspiring and breaking down gender roles but when i wear nail polish, jenny from HR gets to side eye me and ask if that means i changed my mind, because surely i’m the one who’ll do that and not all the men who didn’t have to do hours of therapy to establish they are definitely, one hundred percent for sure a guy!”
tim and sasha both make the standard commiseration noises, and sasha says something about the supervisor at her last job trying to say it wasn’t appropriate for her to wear trousers, and jon stops listening and runs away moves back to his office
he hadn’t noticed martin is wearing nail polish, is the thing. or, he had noticed it, but he hadn’t thought about it, and now he’s thinking about it. he’s thinking about it a lot
martin had– martin is a guy. martin is definitely a guy, if something of a feminine-leaning gay guy, the kind of feminine-leaning no one ever questions in cis guys, and it hadn’t occurred to jon to question martin, either, even though he’s trans, and. and.
he’s still circling round a revelation he can’t quite make himself have an hour or so later, when martin sticks his head round the door
“you, uh. you alright?” martin asks, incredibly tentatively. it says a lot, jon thinks, about how nice martin is, that he’s asking even though there’s a 90% chance jon will tell him to fuck off “you kind of disappeared abruptly, earlier. i didn’t upset you, did i?”
jon stares at him for a long moment, then says, “can i see your nail polish?”
“oh!” martin’s cheeks flush, just slightly, as he steps inside the office and lets the door shut behind him “uh, yeah, of course. it’s a little chipped, now, but, yeah”
martin’s nail polish is a light, pastel blue. it’s neat, and even, though his nails aren’t that long, and jon thinks he remembers martin saying something about mostly painting his nails to try and get himself to stop biting them. jon’s never really gone for nail polish, but it’s. nice.
“it’s, uh. it’s a good colour, on you,” he says awkwardly. martin flushes even more
“oh, um, thanks? did– are you alright?”
if jon was a different kind of person, this is where he’d open up to martin, and this would be the beginning of them becoming actual friends
jon is jon, though, so he just shoves all his emotions back in the box they escaped from, nods, and says “i didn’t sleep that well, is all. not really up to socialising”
(an aside about s1 jonmartin dynamic: jon is very good at shittalking martin when martin isn’t around, but in the face of martin’s genuine care and concern, he defaults back to a far more friendlier tone than he’s aiming for. he knows, on a level, that he and martin could be good friends if he ever got his shit together, but that is something else he’s currently repressing. he doesn’t need friends! he isn’t desperate for social contact at all! what’s loneliness!)
martin says “ah, okay, i’ll just– i’ll leave you alone, then”, and then jon makes himself focus on work, and then when he gets home he opens the group chat he’s still, thankfully, in with the trans people who got him through his first gender crisis and sends ‘help i don’t know if i’m a guy after all’
three people immediately send back a link to nonbinary.org
and that’s the rest of jon’s evening
he reads through every article. he reads several articles multiple times. he opens several new tabs, and gets a notepad to make a list of books, and eventually remembers to reply in the group chat
a week later, he bites the bullet and writes an email to georgie
nothing long, just, they still tell each other about big life events
and then, another couple weeks after that, when martin brings him tea, he says, “ah, martin, could i– do you have a moment?”
“of course,” martin says, and lets the door swing closed again, “what do you need?”
“i, ah. this isn’t very professional, so, you don’t– you are perfectly welcome to say no, of course, but i. um. would you– come clothes shopping with me?”
(ideally, jon would have asked georgie, but as much as he loves her (still), they haven’t talked properly in years, and she is cis. the best cis person he knows, but still a cis person. and he’d just, rather have a trans person, for emotional support, and no one in the group chat lives particularly nearby anymore) (or, well, some of them are, but when he asked they all told him to get over himself and ask one of his ‘lovely’ coworkers)
(why does he ask martin and not sasha?) (well, dear reader, he is nursing the beginnings of a crush) (not that he knows it. but that’s absolutely what’s happening here. martin is sweet and lovely and jon definitely finds him annoying and overbearing. yes. nothing else. no other emotions.) (his chest feels all weird when martin smiles because he doesn’t like him. that always happens around people he dislikes.)
“oh!” martin says, surprised. “uh, yes, of course, is– is there an event or something…?”
jon takes a moment to stare at the wall above martin’s head before he makes himself say, “i. am non-binary, and i need– different clothes.”
“oh, god, have we been–”
“no, no, this is a, a very recent development. he is still fine,” jon says, quickly, then pauses, then adds, more haltingly, “i think. i might, if – they, as well, maybe? just, to see”
“of course. d’you want me to tell tim and sasha?”
martin, jon thinks, is maybe not all that bad “yes, please”
“cool,” martin smiles, “i’m free this weekend? for shopping?”
“this saturday would be good, yes”
and then jon and martin go shopping! it’s probably not that successful of a shopping trip, because it takes jon like four shops before they admit what exactly it is they’re looking for, but they go to several charity shops and have fun trying to one-up each other with the most ridiculous/inexplicable item of clothing, and at the end of the day jon has three skirts (a knee-length black a-line skirt, a full-length black skirt, and a full-length black skirt patterned with red flowers), two necklaces, and a skater dress they probably can’t get away with wearing to work, but they really liked the way the skirt moved when they spun
other things that happen include lunch at a cafe where the staff definitely think they’re on a date and only martin notices and also martin is dying, both of them only managing to walk past a secondhand bookshop twice before they cave and go inside, and then emerge half an hour later both holding three books (two poetry anthologies and a sci fi novel; a psychology book and two history books), and martin somehow talking jon into trying on skinny jeans and then, again, leaving this mortal coil
jon doesn’t buy the skinny jeans, which is for the best really
the first time jon wears one of the skirts to work, sasha does a victory lap around the archives because “hell yes skirts are so much more comfortable, and now you swish! tim you should get a skirt. skirts for archives uniform”
and jon is still a prickly antisocial bastard but now he’s an outly nonbinary prickly antisocial bastard, and sometimes they walk into the archives at 2PM smelling of tobacco and holding a bottle of vodka, and then the archives staff all do shots and dramatic readings of the most ridiculous fake statements, because sometimes that’s how you cope with cis people, and that’s! valid!
