Prompt! Eldritch Cult vs HOA
Several families living in a new housing development that is less than a mile from clustered houses that belongs to a cult that worships an eldritch god, have orgies, eats offal, got a library of forbidden knowledge, and conducts psychedelic rituals where everyone feels a cosmic horror. 
However, the cult is friendly, environmentally conscious, loves communal meals, is open to outsiders, cares about consent in their orgies, and makes the best offal cuisine. Their clustered houses are a cohousing community where everyone has equal access to their communal garden, community center, shared kitchen, temple, playground, and clinic (if it is not severe enough to go to the hospital). The houses are duplexes, either over and over or side by side. They are also private. Although there is no true leader in the cult, there is a priest/priestess, a sheriff, and a community representative.
Meanwhile, the housing development is full of identical McMansions under the HOA's control. Everyone on the board, including the president, vice president, treasurer, etc., are Karens. They want the neighborhood to be under a certain aesthetic, individuality be damned. People would get fined for not having their lawn at exactly 2.5 inches, different color window curtains, unapproved overnight guests, leaving their garbage can for too long, etc. There are even mandatory HOA meetings and people have to attend 75% meetings of the year or get fined. The food resembles terrible vintage food, such as aspic meals, Ham and Bananas Hollandaise, awful casseroles, and fruitcakes. Some of the people are total Karens who are always up on everyone’s business and hateful towards anyone who does not fit their standards. The development is completely gated and needs a biometric scan, or code for guests, to enter. There are even HOA officers who act as both the neighborhood watch AND bylaws enforcers. 
The story started when the housing development was trying to be friendly to the cohousing community so they could integrate them into their HOA and raise property values. However, the chaos really starts when they realize what the community really is.

Phil Levin and Kristen Berman wanted to live near their friends, but they didn’t want to sacrifice their privacy, so they started their own intentional community where you can choose your neighbors and eat together but still have your own home. They called it Radish.
Today, on their one-third-acre lot in the San Francisco Bay Area, there are 20 adults and 4 babies living in 6 buildings with 10 units. There's a 4-plex with 5 adults, 2 apartments with 2 or 4 adults upstairs and families downstairs, and 2 houses with families.
They started with a group of friends who joined together to create an LLC to buy a lot with 3 buildings, but once California changed the ADU laws, they added 2 extra structures of around 900 square feet each: one now houses a single family, and another is their community house with a kitchen, dining room, living room, and coworking space.
"Radish is built around the “Obvious Truth” — that people are happiest and healthiest surrounded by people they love and admire," they explain on their website. They all have their own homes, but they eat dinner together (nowadays, they have hired a cook which they can "afford to split among 20").
Levin wants to help other people do what they did, so he started a website called "Live Near Friends" that searches for available housing that could accommodate groups, whether a duplex, a home with an ADU, an apartment cluster, a mini hood, a pocket hood, or a full "friend compound."

The main reason why I did not share the assembled version of the world is that I am not a great builder, and I take most of the lots from other worlds or download from MTS or the exchange. I decided that it's not okay if I just put it in the download along with the world. But I know how frustrating it can be when you start the game with an empty world, so here it is: the full list of NB lots and the link on the creator's page. The post will be filled and updated. Media headlines from the past several years tell a clear story: State governments across the U.S. are taking actions to boost housing production and improve affordability. State legislators from Oregon to Montana to Massachusetts have passed laws aimed at legalizing “missing middle” housing and encouraging development of apartments near transit stations. Other states, including Arizona, Colorado, and New York, have debated ambitious bills that failed to cross the finish line. While the political battles make for great storytelling, passing state laws is just the beginning of the next, usually lower-profile process: how local governments incorporate these laws and put them into effect.
To better understand how states are implementing their new policies, in April 2023, the Lincoln Institute of Land Policy and Brookings Metro convened state policymakers and researchers for a series of conversations. This piece summarizes three key lessons from those conversations; a longer report  provides more details and state-by-state examples.
Lesson 1: The pathway to implementation is long, and may include snags or detours
Statewide pro-housing policies can take the form of mandates, incentives, or a combination thereof. For example, some require localities to allow duplexes in all residential areas, while others encourage higher-density development near transit stations.
Before taking effect, these guidelines must be incorporated into local laws. The process of doing so varies somewhat across states (or even the type of local government within a state) but follows a general sequence of events (see Figure 1). Action shifts iteratively between state agencies (which issue detailed regulations) and local governments (which revise their laws to comply with the regulations). It can easily take three to four years—or longer, if there is persistent legal or political opposition—from the time the governor signs a bill into law until all affected cities and counties have adopted fully compliant local laws.

State and local agencies are typically required to present their draft policies for a period of public comment, receiving feedback from stakeholders representing a wide range of opinions. Local elected officials, advocacy groups, and voters that oppose or support the new state policy have opportunities to weigh in—and potentially delay or derail the process of implementation. Media coverage and general public awareness of the issues may also affect the timing and pathways of local policy adoption.
Lesson 2: Successful policy implementation depends on the capacity of state and local governments
Not all state and local governments are created equal, or endowed with equivalent capacity to undertake new projects.
Public entities responsible for overseeing implementation of housing reforms at both the state and local level vary widely in terms of staff capacity (i.e., size, technical expertise, and bandwidth relative to existing duties), financial resources, and related dimensions such as data infrastructure. For example, California’s Department of Housing and Community Development employs a large professional staff, with over 100 people in the policy division alone; meanwhile, Maine’s new law is being implemented by only four staff members across different state agencies. Capacity varies even more among localities: Large, affluent cities and counties typically employ multiple full-time housing policy experts in their planning departments, but many smaller suburban or rural communities have minimal personnel.
To support local governments, states are using a variety of strategies. Issuing clear, detailed guidance on how to incorporate new regulations—including model codes and handbooks—can help avoid confusion. Some state agencies and regional planning organizations offer in-person or virtual trainings for local governments. Funding to hire outside consultants is another option in states where high-quality consultants are available.
Lesson 3: Be clear about the goals new policies are intended to achieve, and how relevant outcomes will be measured
State governments have different reasons for wanting to adopt housing policies, based on underlying housing market conditions and constituent concerns. Being clear upfront about the intended goals and desired outcomes will help during the implementation stage, both in setting expectations for local governments and putting in place systems to collect appropriate data and monitor compliance.
For example, is the primary goal to increase overall housing production, or to create more below-market homes for low-income households? Are there geographic areas of particular interest, such as transit corridors or job- and amenity-rich communities? Each of these strategies implies a slightly different set of metrics that should be tracked to assess the policy’s effectiveness.
Getting implementation right is unglamorous but essential
The excitement and public attention that follow hard-fought political battles over statewide housing policies may fade after legislation is signed into law, but subsequent events are equally important if new policies are to achieve their goals. Understanding the nuts and bolts of how state guidelines are incorporated into revised local laws will help policymakers, the media, and voters develop realistic expectations about when they will see outcomes. Absent this clarity, pro-housing advocates may get discouraged, while opponents claim that zoning changes are ineffective—all before the policies kick in and have time to impact housing supply.
Additionally, policymakers should try to anticipate implementation challenges and design policies that recognize the resources and staff capacity available among state and local governments. State-level housing policies are evolving in real time; researchers and policymakers across the country will be watching to learn what works and what doesn’t.

I like your vision for cities but how is something like that achieved practically speaking?
oh boy. here we go...
zoning reform: more mixed-use zoning. japan's zoning model is one i particularly like. but i also think there are some european cities to look to. would like for there to be some national agency that sets some standards but i know that's a longshot.
land value tax: will incentivize denser development and more efficient use of land. this, aside from zoning reform, will probably make the biggest difference.
carbon tax: decrease pollution and discourage cars.
congestion pricing: decreases traffic
build more pedestrian-friendly streets: wider sidewalks (and thus smaller streets, probably with lower speed limits but of course it will be situational), well-lit, more greenery, designate certain streets as pedestrian-only, etc.
encourage and invest in public transportation: buses (especially brt), trains, subways, trolleys, monorails, funiculars, etc. this includes intra-city transit but also transit to outlying suburbs (and ideally those suburbs would follow similar policies as discussed here -- like the streetcar suburbs of old). i also don't think it should be free, at least not at first. though maybe subsidized. i think it should cost /something/ though (i also like the idea of making lots of ways to get discounts so it gives the appearance of being high-value while also being accessible). and importantly we need to make sure it is clean and safe. which brings me to my next couple points.
law and order: police. we need more and better police. for a lot of people this is a hard pill to swallow but it's the truth. we need to be cracking down on crime and getting homeless off the street. this is probably the third most important thing after the land-value tax.
cleanliness: i think there should be some kind of public jobs program for cities where they hire people to do some basic low-skill janitorial work throughout the city. like a whole ass street cleaning corps.
beautification: incentivize businesses to build more beautiful buildings in pedestrian-heavy areas and build more public monuments and parks and plants more trees and flowers.
encourage urban gardens: not because this is going to solve any food shortages or anything but mostly as a means of fostering community.
build more diverse housing: not just high-rise apartments and single family homes (though i think they both definitely have a place). there's a range of other options; low-rise and mid-rise apartments, townhouses, multiplexes (duplex, triplex, fourplex, etc), courtyard apartments, bungalow courts, 5-over-1s, get single family homes to build accessory dwelling units, live-work homes, etc. also encourage more housing co-ops.
i do also want to mention suburbs again. like i said, i think a lot of the above principles should be applied to suburbs too. i think they should be more dense. not necessarily "high-density" like a downtown urban area but medium-density for sure. if big cities have an "urban core" i think suburbs should also act as "suburban cores" with walkable city centers where there are lots of jobs and entertainment and so on. we used to have streetcar suburbs and we should strive to revive this.
suburbs get a lot of flak and a lot of the criticisms are valid but i don't think suburbs are inherently bad. the cookie-cutter urban sprawl in the sunbelt is pretty bad. but i live in a suburban town just outside of los angeles and it's really lovely. it's full of character and community and it's walkable and has a lively and charming downtown area. suburbs can be good. we just need more suburbs that have a medium-density walkable "small town" vibes than the soulless cookie cutter stuff you see people rail against all the time.

Under the blankets like a child hiding from the fictitious monster that lives in the closet, Kimya sat. Criss crossed on her plush white sheets, one hand gripping her pajama pants desperately searching for comfort. Her other arm rested against her chest as her teeth ravaged the nubs of her fingertips as there was no more nail to bite down. She had ripped off her acrylic nails just to bite them. The points of her fingers throbbed with her quick heartbeat.
She resented this. So childlike. Infantile. It disgusted her in the back of her mind but the compulsion was too strong for her to stop.
A sharp gasp escapes her as she bites too hard into one finger and tears a chunk from a layer of skin by the hangnail. A film of blood begins to pool from the side of her nail and her eyes laser focus to it, watching it eventually form a full drop and spill slowly down the side of her finger. Her breath shakes as she tries to force herself to breathe through her nose. It makes her lungs feel heavy like lead.
Her eyelids flutter out of control till she squeezes them shut and puts her face in her hands. Finally she opens her mouth and yells out a loud growl of a whine. Anguish and defeat and genuine rage communicated so concisely in a string of random noises. No better than a toddler that can’t get what they want. Eyes open like an old house’s shutters and suddenly the blanket is off her head. Her overhead light now overstimulating to her strained eyes.
“Why? Why would he do that?”, she spits. The first ‘why’ brought acid to her lips but the second held a voice crack that struck her like lightning.
Embarrassing; her brain comments.
Lincoln came home shortly after Kimya; she didn’t notice. Too busy stuck in her head. Rationalizing is so, so loud. In parallel, he also thought he was alone. He sat himself down on the worn sofa that came with the duplex house when they moved in. Leftover from previous owners aplenty. Kimya noted it was disgusting but beggars can’t be choosers when it comes to needing furniture. Elbows rested on knees, his hands hold his tense face. Lost in thought as well, eyes darting around the room but not seeing the interior of their humble little living room. Thoughts moving a million miles a minute as flashes of images arrange and rearrange in his mind. Why was he wrong before? He’s never encountered anyone as flighty as Cori and it kept his thoughts very occupied as of late. He may as well be a detective in a cheesy cop flick with the cork board of images and documents all attached by strings of red yarn and old rusty tacks; papers and the like scattered on the floor stained with a whole pot's worth of coffee. Luckily for Lincoln, being a very composed man means this stays in his head at the least.
The only thing that could break him from his perplexing trance was the muffled sound of a deep groan and something he could hardly make out. His body tensed, eyes acting accomplice to ears to trace to source of the sound. He thought maybe Elijah was back to his dramatics or playing an online game and yelling into the mic again. But no, he couldn’t be home, it’s too obvious when he’s there. Elijah’s presence changes the air in a room. Plus he’d be whining louder than what Lincoln was hearing now, explaining to a 10 year old why they weren’t playing the game in the most efficient way possible. Lincoln almost rolls his eyes just thinking about it.
He thought harder, body still frozen in place, then more mumbled talking followed by a glass voice coming to shatter.
Kimya.
“God, what now?”, the words escape under his breath as he stands. He waited; for what he didn’t know. Maybe to hear crying if any. He wasn’t very equipped at comforting emotional people, not to mention Kimya’s tendency to not be very keen on accepting the comfort.
There was no sob he could hear.
Soon, a light knock on the door, stuttered and unsure. Kimya’s body grew rigid as she was now very aware of herself in the physical plane.. Her spine stretched to perfect posture as her eyes locked onto the inside of her bedroom door.
“What!?” The word barely escapes her bear trap of a mouth and with more contention than she admittedly anticipated. A scoff could be heard through the door though it still did not open. Her shoulders droop slowly back down to a slouch. At this moment she’s no different than a dog, scared, hair standing up all down its back.
“…Come in…” eventually she speaks again. Moments after, Lincoln enters her room, still stood respectfully (uncomfortably) in the doorway, her plush carpeting brushing the edge of his foot. The air stays thick with silence.
“I thought no one else was home.”
“Yeah, well, me too.”
They both had the habit of talking like a viper with poison on the tongue; a defense mechanism perhaps. Neither of them meant it nor did the ice the other spits affect them in any real way. Fake recognizes fake.
Silence again.
This is where, if he was here, Elijah would jump in with some stupid comment to break their faux tension. But he wasn’t so the two shared their silence a moment longer.
Lincoln’s gaze was locked on Kimya, crisscrossed on her bed, hair frizzy and unkempt from the blanket rubbing all over it. He examined her closely, grasping for any information he could possibly ascertain without having to ask out loud. His eyes locked onto hers but Kimya’s eyes were set, almost unblinking, at her hands. She looked tired, he thought, hurt.
Kimya was the one to finally cut the silence, eyes still frozen to her hands.
“My hands are shaking.”
More silence
“…okay…”
She let a sharp breath escape, had she forgotten how to breathe?
“They won’t stop fucking shaking.”
She keeps her eyes locked onto her red hands.
Lincoln doesn’t respond right away. He brings his eyes slowly to her hands, as if her noticing would set her off. He saw the little trickle of blood dried on the side of her finger. He saw her new set of acrylic nails laying in a disorderly pile on the carpet. He saw how she had chewed any millimeter of white nail she had off on every finger. And he saw her hands were in fact shaking.
Being a thorough man, he brings his eyes back to hers only to find that they weren’t even looking at her hands. Maybe physically, yes, but she was a million miles away.
“Kimya…” he breaks the flood of silence at last, “you know, you don’t need to-“ he pauses for a moment, considering his words. “-you can tell me things. You know?” He swallows the spit that fills his mouth and it goes down like a rock. He could’ve just left her alone to wallow but something tugged at his brain and his heart to see her so obviously deflecting the point. She was like an annoying little sister. Lincoln resented this feeling; it was letting someone too close without plan or expectation. It was dangerous. He couldn’t help it.
Kimyas body tensed once again and for the first time since he walked into the room, she brought her eyes to his. Her hands lowered into her lap and her eyebrows knitted together to study his face. Is this a joke? No. Lincoln’s not that much of a jokester. Her eyes held an ocean of sadness in them as she looked at him. They studied the man’s visage, trying to discern whether he was to be trusted. Her heart weighed her down further into her mattress. Was he expressing real concern for her? Her eyebrows softened but her gaze stayed intense on his icy eyes. She knew he could be trusted superficially. He hadn’t betrayed her yet, and besides the trio all knew the stakes for ratting on one another and up to this point, it has never crossed each other's mind.
She looked down to the floor.
“It’s not that serious”, she lies.
“I’m not going to sit in the other room and listen to you wail. Be an adult, c’mon.” His voice was stern and harsh but caring. He meant what he said… but he also knew not knowing what’s wrong with her would eat him alive. She looked at him again for a long, long time. A few times, her lips parted but she couldn’t get a word out. Lincoln crossed his arms across his chest loosely and leaned his weight against her doorframe. He turned his watch to his eyes dramatically to lighten the mood a little. In any other situation she would’ve found it silly.
“He doesn’t like me. He lied.” She turns away from him again and lets out a dry laugh, her eyes wide and pointed down to the bed. Without the laugh it would’ve come out as a cry. Lincoln’s face softens ever so slightly, eyebrows raising the gentlest amount. His microscopic movements displaying his practiced control. She glances up to him quickly, then back down to her sheets, wringing her blanket in her sore hands absentmindedly.
“Do you… do you know Rachel McMiller? She’s a suck up so she’s in all the clubs...” A sneer crosses her lips “… so you probably know her.” Flashes of anger and hurt and rage and disgust pass between her eyes as she gathers her words.
“Anyway- whatever- she’s uh,” she pauses to let another dry laugh pass her chewed lips. “She’s dating Finn right now.” It leaves her mouth like a hairball from a cat’s. Her breath stutters as she turns her head back away from him. Suddenly she felt like a dying animal being circled by a vulture; exposed and vulnerable. She loathed it.
Lincoln’s face softened further and he felt the pang of her pain strike him momentarily. He dropped his arms to his sides, still leaned against the doorframe. It was quiet again for a moment but eventually, Lincoln opened his mouth again only to be interrupted by Kimya’s meek voice.
“He said,” she clears her throat. “He said that thought she was a pretentious suck up.” A misplaced grin sat frozen on her lips as she spoke. She drops the blanket in her hands and fidgets with one of her rings.
“He used to tell me that she asked him to study a lot and he always turned her down… because me and him study, you know? But…” her face scrunches up ever so slightly.
“I just- I thought-“ her body loses its fight and tears begin to form on her waterline. She turns to him, eyes wide like a sad kitten malnourished and abandoned by its mother.
Lincoln leans away from the doorframe and sits on her bed next to her, leaving a foot of space between them.
“I understand”, He cuts her off. She doesn’t flinch as he takes his place on her bed next to her. She looks at him earnestly, without speaking. They stare at each other, quiet once again fills the space though it’s a welcome and full of comfort now. They have a thorough chat without words as their eyes lock. She leans her body over and lets out a long sigh, her forehead making gentle contact with his shoulder, tangled hair falling forward with her. A few tears stream down her face, he feels a few pass his bare arm.
“Lincoln…” she holds her position and he stays unmoving. He keeps his body rigid to support her leaning on him. He looks down at the top of her head leaned against him quietly. Eventually his hand raises and plants itself firmly on one of her shoulders. Again, she does not flinch. Her tears fall faster. “It hurts Lincoln…” she squeaks out no louder than a baby mouse.
“I know,” he replies gently. His mind races, grabbing for the right thing to say. He so badly wants to start planning to kill Finn; or at least beat the shit out of him. He shakes the thought, not worth his time. Kimya wouldn’t like it either. He’s so angry for her, because she won’t be. Cori flashes in his mind momentarily and a gear of sympathy turns in his heart. He continues, “but you know… Rachel is not going to be able to handle him the way you do.”
He doesn’t really know what he’s saying but it feels right. A sad laugh falls against his shoulder before she responds. “There’s no way she’ll ever love him like I do.” A malice rests on her words. Lincoln smiles sadly and bites his tongue once again. “You’re right” his words are firm, tangible. She leans up to look at him, his hand falling from her shoulder. Her eyes are red and glossy but her breathing is no longer heavy and staggered.
Kimya studies Lincoln’s face with a distant bittersweetness before leaning back into his chest, his heartbeat soft in her ear. A different air of sorrow hangs around her; it’s palpable.
“You make me miss my brother sometimes.”
“Oh.”
Seconds pass.
“I think I’d rather have you here, though.” She glances up at him, his eyes locked onto hers. She sits back up on her bed. Lincoln stands. There’s an understanding between them after this moment.
She wipes her tears into her skin, residual make up smudged around her eyes.
“Now get out of here no one is supposed to see me when I’m ugly” she laughs weakly.
He lends a gentle nod her way and grins.
“I’m tired of looking at you anyway.”
The door shuts behind him and she’s alone again. She lays on her back, eyes glued to the popcorn ceiling. A small smile sits atop her lips and eventually, sleep washes over her like the tide to the beach. She needed that. They needed it. Lincoln sits in his own room, contemplating their interaction. The duplex is at peace again.

The aunt of a friend in high-school, who just couldn't understand why my parents had kicked me out at 17, and while struggling to pay my phone bill, she put me on her family plan for years
My friends in my new town, who say I love like only a mother can
The literal family (two moms and their two kids) who took me in for a bit when there wasn't enough love at my own house, they gave me a room and bought me a bed all my own, got me a bike, kept me in school
I think about all the small old ladies at all the jobs I've worked who could sense some longing in my soul and offer me a mother's love on the clock
I think about the teachers who kept me safe, would stop me after classes to ask if I was okay
I think about the older trans woman, a client of my mother's, who kept an eye on me for years, cheering me on
I think of my manager at hot topic, a GNC trans person who taught me how open and weird gender can be, who showed me the beauty in being GNC, and who took me to my first hormone appointment (and then out for pancakes) with their partners
I think about that group I met through that manager, how at home I felt in the duplex they shared, all trans, all in one house
I think about my friends in high-school, they did so wonderful in accepting who I am, in reinforcing it, in not allowing others to "un-man" me
I think about the woman who runs this studio in Chicago, allowing kids (of all ages) to come in and use her materials every Wednesday, while also offering us a full service kitchen, gallery opportunities and community building projects
These people built me, they showed me what love was. I didn't know what love was when I was living at home the first time, I didn't know how to process my emotions or how to approach conflict resolution. It was not my parents, it was them, all them
Unfriendly reminder that while you're busy mourning the loss of your childs old gender, claiming you need to mourn the death of your son/daughter, there's a group of boys/girls/enbies scrambling to take your kid clothes shopping, snatching up the chance to take those "first" experiences from you forever. Your sons first fishing trip is gonna be with his best bros, your daughters first makeover is going to be with her girl friends, your kids first camping trip out as themselves is gonna be with the besties. Good luck getting those bonding experiences back. While you're busy trying to guilt-trip your kid with your weird manufactured parental trauma, there's a whole community ready to take your place as the better family.
