So, I did a thing recently. I jumped into the world of off-plan properties in Dubai, and it’s been quite the experience! If you’ve ever wondered what it’s like to buy a piece of the future before it even exists, let me take you along for the ride.
First off, I’ve always been mesmerized by Dubai. There’s something about this city that feels like it’s constantly evolving, like you’re living in tomorrow, today. That’s what drew me to off-plan properties in the first place. The idea of owning something that’s still being built, that’s part of the next wave of Dubai’s growth, just felt right.
I found myself particularly drawn to areas like Dubai Creek Harbour and Emaar Beachfront. I mean, who wouldn’t want to wake up to views of the world’s next tallest tower or have private beach access right at your doorstep? It felt surreal to think that one day, I’d be walking through these neighborhoods, calling them home.

Looking back, I realize that this journey has been more than just buying a property—it’s been about being part of Dubai’s story. I’m not just investing in a building; I’m investing in a vision of what this city is becoming. It’s a ride that’s had its ups and downs, but I wouldn’t trade it for anything.
So, that’s where I am right now—waiting for the day I can finally step into my new place, knowing I was part of its journey from the very beginning. I can’t wait to share more once I’m finally moved in, but for now, I’m just enjoying the process.

According to a Reuters poll of property analysts, house prices in Dubai increased by 21% in late 2021, and international demand is expected to increase much more this year. This could be an ideal opportunity for many expats or foreign investors to invest in real estate in the country as a passive income stream.
However, as with any other real estate investment, one of the most important problems you’ll have to address is how you’ll pay for it. Your Borrowing Limit is Determined by Your Residence and Homeownership Status:

For example, houses worth more than AED 5 million usually have a maximum LTV value of 75 percent for Dubai locals and 70 percent for expats.

Those buying property in Abu Dhabi or Dubai, for example, must pay a 2% transfer fee to the Dubai Land Department. This is in addition to your Dubai Real Estate Broker 2% commission. The reason for purchasing a house in Dubai will also have an impact.
Finally, don’t feel rushed when it comes to purchasing a home. Emaar soars high with 74% growth in revenue -Best Business Media in Dubai
Emaar Development, the UAE build-to-sell property development business majority-owned by Emaar Properties PJSC (DFM: EMAAR), recorded growth in net profit of 42 per cent during 2018 to AED 3.901 billion (US$ 1.062 billion), compared to the net profit of AED 2.743 billion (US$ 747 million) during 2017. Total revenue for 2018 was AED 15.433 billion (US$ 4.202 billion), an increase of 74 per cent over the revenue of AED 8.863 billion (US$ 2.413 billion) last year. In the fourth quarter of 2018 (October to December), Emaar Development reported a net profit of AED 1.403 billion (US$ 382 million) and revenue of AED 5.400 billion (US$ 1.470 billion), an increase of 120 per cent and 129 per cent over the fourth quarter of 2017, respectively. Strong Sales In Q4 2018Online Media in Dubai Highlighting the strong investor interest for Emaar’s residential launches, the company reported record sales of AED 4.210 billion (US$ 1.146 billion) in the fourth quarter of 2018, an increase of 60 per cent over the fourth quarter of 2017, resulting in strong sales of AED 14.240 billion (US$ 3.877 billion) for the full year 2018.  Emaar Development now has a total sales backlog of AED 36.30 billion (US$ 9.88 billion), which will be recognised as revenue in the next three to four years.During 2018, Emaar Development marked the sale of over 6,500 residential units in Dubai, which recorded positive investor response, including from international buyers.UAE Business Media residential destinations in Dubai with over 29,800 homes currently under development.
