Tumblr media
you sort of always considered that you got a late start in life. never in academics and such, but in adulthood. you had your first kiss way later than everyone else, at 18. you got your driver license late at 20, due to your fear of driving, and you got your first flat around 22 years of age. you were now 26 and living a very, well, uneventful life. you worked at a real estate corporation for the last 3 years of your life. you worked, sometimes went to the gym afterwards, and went home.
everyone you knew were beginning their lives, getting married, having kids, or simply just moving in with their significant others. you lived in a shared apartment, with no kids, and certainly no lover. your last known boyfriend was back when you were 20. the guy was a major narcissist, who nearly liked to kiss himself in the mirror and never really treated you well. it lasted for about 6 months before you were done with him.
you would occasionally go out with your roommate, oliver. whenever the two of you had the evening off. oliver is relatively a nice guy, who had a small wild side. whenever the two of you would go out he would always outdrink you and you never could catch up with his tolerance. you loved challenging him even if you could never beat him. other than hanging out with oliver, work was practically your life.
who you worked for, was a little more interesting. about six months ago, you switched buildings under different management. it was rather very abrupt in the day. you walked into your job and sat down at your desk outside your boss's room before your then boss asked you why you were here. you were confused, before she explained that you were moved under a different building and why. that morning you quickly drove to your new workplace and practically ran through the cubicles. you finally made it to the elevator and press floor 60, the top floor, and ran down the hall in your black mary janes and short pencil skirt.
you cursed to yourself for wearing such a skirt on this day. why did this have to happen to you of all people? a sudden job switch was not on the list this morning. you finally arrived at office room 636 quickly checked the time. you were exactly 5 minutes early.
oh thank god. i can breathe..
you began to slow your breathing. suddenly, you noticed how this particular office door was auburn brown instead of black like all the other doors. your brows narrowed before finding the nameplate on the door.
" farleigh start
saltburn estates, CEO "
you gulped, darting your head to each end of the ironically empty hallway. you've only worked under general managers and supervisors, never a CEO. why were you even hired for this job? your hand grabbed the door and you pushed it open, knocking simultaneously. you wore a mostly confident smile as you finally faced your new boss.
"good morning, sir." you greeted. the male brunette looked up from his laptop and his brows immediately furrowed.
"who're you?" he asked, clearly perplexed.
"i'm– [y/n, l/n] ..your new secretary. i uh ..i was moved from a different building to fill your last one's spot after she left." you explained. farleigh subtly looked you up and down that morning before smiling gently at you.
"well hello [y/n], wonderful to meet you." your cheeks warmed, nodding at him. he seemed charming for sure.
"same to you." you looked down at your shoes, smiling to yourself. you thought he was pretty, gorgeous even. his curls were tight and defined. he had shiniest brown eyes with the longest lashes and god, his cheekbones fit him so well. the lined-up scruffiness that occupied his jaw and chin made him more intimidating. not in a bad way, but more of a mysterious and intriguing one. he wore his black on black suit very well. you dont think you've seen a more handsome man in your life.
"you like croissants?" he suddenly asked. you were taken back at the sudden random question but immediately nodded. he snapped, and pointed a finger gun at you, smiling.
"fantastic, can you grab us some croissants from the cafe block down? doesn't matter what kind you get. use the company card." you nodded and shuffled your way to the door to exit his office. you couldn't help but smile, getting a feeling that this job may be more eventful than your last.
fast forward 9 months, life ironically got just a little brighter after switching job positions. working for farleigh was the same work, essentially but somehow it felt different. you were looking forward to working nearly every shift now. farleigh's various food requests left you on the craziest goose chases around the city. from getting thai food on the west side of london to vietnamese or very specific macarons on the east.
what made these adventures more fun was due to farleigh texting you throughout your walks or drives through the city. he wanted your number to make sure you updated him on your way there, and for your safety. you never texted him outside of work, you were too afraid he would turn you down in a way, and that would be super embarrassing.
"and so you saw two pigeons break dancing on the sidewalk?" farleigh asked with a grin. you laughed, nodding in response to his question. you placed the 16-count box of assorted macarons on mr.start's desk, smiling.
"well, they sure were not playing rock-paper-scissors. so i went with the realistic decision that they were break-dancing." you grinned. a chuckle slipped past farleighs lips, causing your chest to feel warmer.
"right, [y/n]. because pigeons fighting wasn't another good answer." the brunette playfully deadpanned before laughing one last time. he eagerly opened the box of fresh macarons, grabbing a coffee flavored one. he took a bite and immediately closed his eyes in contentment. you made a mental note he always saved most of the coffee macarons for last. whether it be 2 or 6 in the 16-count, he made sure he ate one first and another last.
"talk to me about today, [y/n]." farleigh mentions. you snap out of your mental folder on your boss and open your laptop up for today's schedule.
"you have a 10:30am call with finance, a 12:00pm call with crisis management, a 2:00pm meeting with advertisement, and a 4:00pm team meeting with floor supervisors." farleigh grabs another macaron, raspberry flavored while listening.
"hmm ..let's reschedule my 2:00pm with the advertisement team tomorrow, that way i won't be completely bored with my one meeting tomorrow with janet." he suggested. janet was the chief operating officer, the COO.
"yes sir." you nod and began rescheduling the preferred meeting. he thanked you, eating the rest of the macaron in his hand. your eyes then glanced over, watching as his thumb wiped the corner of his mouth. he licked his lips, causing you to immediately look away. you felt a little flustered in the face, because anything that man did was attractive to you.
"i think for the brunch meeting on friday i move it to monday ..and ...so i can.." you vaguely listened to farleigh ramble. your boss always rambled out of anxiousness yet he did everything so calmly and smoothly. how he did it was so attractive to you. he wasn't a boy with a high position, but a man with a well-deserving job. the way he carried himself simply lured you in. you blinked away your thoughts of your boss and cleared your throat.
"siiir," you start with a singy-songy tone. "you have 10 minutes to speak to finance. floor 59." you add, chuckling as farleigh caught himself rambling. he pursed his lips together trying to both shut up and not smile. he held up his index finger to signal you to give him a a moment and then rigorously typed away at his computer. a moment passed, and the tall male slowly began standing up out of his chair as he typed.
"sir.." you press on, giggling. he playfully hushed you, finally stopped typing and closed the laptop. farleigh grabbed his blazer off the back of his chair to exit.
being mr.start's secretary has allowed you to learn to relax at work. maybe it's because you never knew the word around your last job, but farleigh would catch you stressing out before telling you to take a breather. he wasn't the most extroverted person you knew but the minimal talking you two did, you cherished. you recapped your day in your mind every evening before bed. if you didn't know any better, you'd say he was your work crush. but of course, you'd never admit that even to yourself. the two of you walk out the office together, side by side.
°°°
it was early evening and many employees were wrapping up their shift. it was a rather smooth day of talking business and building contracts.
"its getting late in the day, you sure you want to stay until i leave?" farleigh questioned, groaning as he sat back down in his own personal office chair. he was drained from speaking to several people today, but glad he could enjoy another few macarons now.
"why not? i don't have anything better to do." you shrugged and laughed sheepishly. farleigh had raised a brow, eating a vanilla macaron.
"you don't go out?" you open your mouth to answer farleighs question and close it, thinking of a way to explain your social status. there was nothing to fully elaborate on really but you really didn't want to look like a loner to mr.start.
"well," you began. "i go out with my roommate occasionally, but other than that my schedule consists of work, the gym, and home." farleigh hums in response. he grabbed another coffee macaron and held it up towards you, offering it. you got up and happily accepted the sweet pastry from the mams slender digits.
"i understand, i'd like to say i'm the same way. but this weekend i am going to a business event. it's not the greece or new zealand but atleast im out of this damned building." the two of you share a laugh at his words. his phone digs, and his brown eyes divert to the notification appearing on his phone.
"oh nonono.." you hear your boss mumble, making you perk up.
"whats wrong, sir?" you ask. he sighed loudly and flipped his phone over, rubbing his scruffy jaw with his hand.
"i uh– my babysitter just canceled on me the day of the business event." babysitter? you tilt your head, trying to keep your shock suppressed but slowly fail.
"you have a child?" you ask, clearly bewildered while farleigh looked up at you chuckling. his pearly whites nearly mesmerized you.
"yes, [y/n] i have a child. a son." you swallow thickly at his words. your mind couldn't help but wander. how have you worked for the ceo of one of england's biggest real estate companies for nearly a year now and never knew he had a son?
"i didn't know that. what's his name if i may ask?" you continued. you didn't want to pry, but this was the type of news that needed questions to be asked. it made you wonder if farleigh was married now.
"his name benjamin. i didn't expect you to know that i have a son. i keep my personal life very separate from work. behind the scenes as such." farleigh explains, picking up his phone to respond to the text.
"and your babysitter just canceled?" you repeat, trying to quickly piece together an image of farleigh with a miniature version of him.
"yes, unfortunately. it's so last minute considering it is thursday and the event is saturday." farleigh sets his phone back down and opens just computer again, sighing. a mildly comfortable silence laid over the room, yet you were still tense. your mind gears kept generating the same idea and you kept silently denying it until–
"i could babysit for you." you blurted out. farleighs fingers stopped typing at the keys and he looked your way. he raised a brow with inquisitiveness, scanning your face to see if you were serious. you were.
"you, would babysit my son?" he asks. you cleared your throat awkwardly, nodding.
"w-why not? i mean– i am your secretary, the closest person to you in his building." farleigh tried his damndest to keep his smile to a minimum as he gazed at you and you watched at the corners of his lips twitched. "be at my place at 1:30pm. i'll send my address the morning of."
you finally smiled, nodding before going back to your work on your laptop till the end of your shift. admittedly, you were excited to meet benjamin, and a little more excited to see mr.start's home.

Pre-alpha Lancer Tactics changelog
(cross-posting the full gif changelog here because folks seemed to like it last time I did)
We're aiming for getting the first public alpha for backers by the end of this month! Carpenter and I scoped out mechanics that can wait until after the alpha (e.g. grappling, hiding) in favor of tying up the hundred loose threads that are needed for something that approaches a playable game. So this is mostly a big ol changelog of an update from doing that.
But I also gave a talent talk at a local Portland Indie Game Squad event about engine architecture! It'll sound familiar if you've been reading these updates; I laid out the basic idea for this talk almost a year ago, back in the June 2023 update.
youtube
We've also signed contracts & had a kickoff meeting with our writers to start on the campaigns. While I've enjoyed like a year of engine-work, it'll be so so nice to start getting to tell stories. Data structures don't mean anything beyond how they affect humans & other life.
New Content
Implemented flying as a status; unit counts as +3 spaces above the current ground level and ignores terrain and elevation extra movement costs. Added hover + takeoff/land animations.
Tumblr media Tumblr media
Gave deployables the ability to have 3D meshes instead of 2D sprites; we'll probably use this mostly when the deployable in question is climbable.
Tumblr media
Related, I fixed a bug where after terrain destruction, all units recheck the ground height under them so they'll move down if the ground is shot out from under them. When the Jerichos do that, they say "oh heck, the ground is taller! I better move up to stand on it!" — not realizing that the taller ground they're seeing came from themselves.
Fixed by locking some units' rendering to the ground level; this means no stacking climbable things, which is a call I'm comfortable making. We ain't making minecraft here (I whisper to myself, gazing at the bottom of my tea mug).
Tumblr media
Block sizes are currently 1x1x0.5 — half as tall as they are wide. Since that was a size I pulled out of nowhere for convenience, we did some art tests for different block heights and camera angles. TLDR that size works great and we're leaving it.
Tumblr media
Added Cone AOE pattern, courtesy of an algorithm NMcCoy sent me that guarantees the correct number of tiles are picked at the correct distance from the origin.
Tumblr media
pick your aim angle
for each distance step N of your cone, make a list ("ring") of all the cells at that distance from your origin
sort those cells by angular distance from your aim angle, and include the N closest cells in that ring in the cone's area
Here's a gif they made of it in Bitsy:
Tumblr media
Units face where you're planning on moving/targeting them.
Tumblr media
Got Walking Armory's Shock option working. Added subtle (too subtle, now that I look at it) electricity effect.
Tumblr media
Other things we've added but I don't have gifs for or failed to upload. You'll have to trust me. :)
disengage action
overcharge action
Improved Armament core bonus
basic mine explosion fx
explosion fx on character dying
Increase map elevation cap to 10. It's nice but definitely is risky with increasing the voxel space, gonna have to keep an eye on performance.
Added Structured + Stress event and the associated popups. Also added meltdown status (and hidden countdown), but there's not animation for this yet so your guy just abruptly disappears and leaves huge crater.
UI Improvements
Rearranged the portrait maker. Auto-expand the color picker so you don't have to keep clicking into a submenu.
Tumblr media
Added topdown camera mode by pressing R for handling getting mechs out of tight spaces.
Tumblr media
The action tooltips have been bothering me for a while; they extend up and cover prime play-area real estate in the center of the screen. So I redesigned them to be shorter and have a max height by putting long descriptions in a scrollable box. This sounds simple, but the redesign, pulling in all the correct data for the tags, and wiring up the tooltips took like seven hours. Game dev is hard, yo.
Tumblr media Tumblr media
Put the unit inspect popups in lockable tooltips + added a bunch of tooltips to them.
Tumblr media
Implemented the rest of Carpenter's cool hex-y action and end turn readout. I'm a big fan of whenever we can make the game look more like a game and less like a website (though he balances out my impulse for that for the sake of legibility).
Tumblr media
Added a JANKY talent/frame picker. I swear we have designs for a better one, but sometimes you gotta just get it working. Also seen briefly here are basic level up/down and HASE buttons.
Tumblr media
Other no-picture things:
Negated the map-scaling effect that happens when the window resizes to prevent bad pixel scaling of mechs at different resolutions; making the window bigger now just lets you see more play area instead of making things bigger.
WIP Objectives Bullets panel to give the current sitrep info
Wired up a buncha tooltips throughout the character sheet.
Under the Hood
Serialization: can save/load games! This is the payoff for sticking with that engine architecture I've been going on about. I had to add a serialization function to everything in the center layer which took a while, but it was fairly straightforward work with few curveballs.
Finished replacement of the kit/unit/reinforcement group/sitrep pickers with a new standardized system that can pull from stock data and user-saved data.
Updated to Godot 4.2.2; the game (and editor) has been crashing on exit for a LONG time and for the life of me I couldn't track down why, but this minor update in Godot completely fixed the bug. I still have no idea what was happening, but it's so cool to be working in an engine that's this active bugfixing-wise!
Other Bugfixes
Pulled straight from the internal changelog, no edits for public parseability:
calculate cover for fliers correctly
no overwatch when outside of vertical threat
fixed skirmisher triggering for each attack in an AOE
fixed jumpjets boost-available detection
fixed mines not triggering when you step right on top of them // at a different elevation but still adjacent
weapon mods not a valid target for destruction
made camera pan less jumpy and adjust to the terrain height
better Buff name/desc localization
Fixed compcon planner letting you both boost and attack with one quick action.
Fix displayed movement points not updating
Prevent wrecks from going prone
fix berserkers not moving if they were exactly one tile away
hex mine uses deployer's save target instead of 0
restrict weapon mod selection if you don't have the SP to pay
fix deployable previews not going away
fix impaired not showing up in the unit inspector (its status code is 0 so there was a check that was like "looks like there's no status here")
fix skirmisher letting you move to a tile that should cost two movement if it's only one space away
fix hit percent calculation
fix rangefinder grid shader corner issues (this was like a full day to rewrite the shader to be better)
Teleporting costs the max(spaces traveled, elevation change) instead of always 1
So um, yeah, that's my talk, any questions? (I had a professor once tell us to never end a talk like this, so now of course it's the phrase that first comes to mind whenever I end a talk)

All for the best pt. 3 - Toji x Fem! Reader
Tumblr media
Toji’s pov 🫣
Your company was hosting afternoon drinks at the yacht club, and Suguru being your boyfriend- was your plus one.
There you were casually chatting with your colleagues wearing a beautiful sundress with the sunset in the background.
“Honey~ come here! Let me introduce you to my coworkers” you say to your boyfriend.
Suguru introduces himself politely to your co-workers and they’re all charmed by how poised this man was and even more shocked to find out he was the CFO of Gojo Enterprises. The very company yours was about to have a merger with.
He’s running circles around the small of your back, and slowly he takes a sneaky squeeze of your ass. He whispers into your ear and you’re blushing hard.
Toji watched the entire thing happen from a distance. The glass in his hand nearly cracking.
Your boss is well aware of the fact that you’ve been with your partner for 6 years now, it’s 2023 after all and he follows your Instagram account. He sees just how sweet and perfect you are to your boyfriend yet he wonders why he hasn’t put a ring on it yet.
~
It’s 10:14 am at Gojo Enterprises, Toji’s meeting had just wrapped up. He makes his way to the elevator and just as the doors were about to close, Suguru walks in with a woman who’s blouse had one too many buttons open giving a clear view of how plump her tits were. This peaks Toji’s interest.
It was obvious the woman was very interested in your boyfriend, and your boyfriend didn’t seem to mind.
Interesting indeed.
Your boss overheard that you were in the market for a new apartment, so him being a thoughtful boss made sure to recommend a good real estate agent.
“Naoya, do you still have the number of that real estate agent?”
“The one with the huge tits? Fuck yeah! Planning to get a new penthouse?”
Toji knew he had to lure your boyfriend into this trap. This man wanted you to himself and honestly, he wanted to know just how loyal your boyfriend was.
Your boss made sure that on the days you were supposed to be out apartment viewing, you’d be busy at work.
“Sir, I’m not sure if I’m the best candidate to be here with you? I’m not too well acquainted with fine dining”
Toji asked you to come with him on the pretext of making sure the merger was to be a success, but here you were on your 6th dish of the night in this extremely fancy restaurant with your boss
“Y/n I had to know the opinion of my employees about the menu, it also helps if it’s from a female perspective”
It wasn’t a total lie.
On other days your boss sent you out on stupid little errands that he knew would take up all your time.
“Sir, I’m terribly sorry but the shop said they didn’t have any of what you asked for and neither did any other of the shops you had on the list”
Of course they didn’t. Hell he just made up what he asked you to look for, clearly intending for you to spend as little time as possible to being with your boyfriend who was busy being seduced by none other than the real estate agent he highly recommended 🤭
But why you?
He had his reasons, many honestly. But ever since the day you accidentally spilled some of your iced coffee on his leather shoes and you bent down to wipe it for him, he knew he liked the sight of you on your knees.
Now, Toji simply dangled a treat for Suguru to take, it’s not his fault that your boyfriend took it right?
Your thoughtful boss was doing you a favor. If your boyfriend truly loved you, he wouldn’t have taken the bait.
~
It was at your wedding that Suguru was forced to attend, and it was during dinner when he hears Naoya talking about that hot real estate agent with the big tits, saying he thought for sure Toji was gonna fuck her but instead he’s a married man now. And that’s when it clicks. Your ex boyfriend realizes it was a set up.
Fucking hell. He lost you but he couldn’t do anything about it now, not with the fact that you were now married and he was all too guilty for fucking the real estate agent.
He comes home and she’s already getting ready to undo his belt, “did Toji Fushiguro send you?”
“Huh?” She says with a puzzled expression, “oh Naoya’s cousin? Yeah they told me you were in the market for a new apartment” she says as she takes his balls in her mouth
Fuck. Fuck fuck fuck fuck. Suguru thinks to himself. Toji set him up.
~
You wake up to big strong muscular arms holding you as your dear husband sleeps soundly. You give him a few kisses and cuddle up more into his chest. Toji loves waking up like this. It was well worth destroying your 6 year relationship. After all, it’s all for the best <3
Honestly, Toji is so manipulative in this whole story, he’s lowkey a home-wrecker but he justifies it by saying he’s treating you better than your ex could ever
If it wasn’t obvious yet, in this au, Suguru is a boobs > ass guy (I’m planning to write Satoru as a boobs < ass guy) :p

Historical Fiction meets Fantasy (Middle-Grade and YA)
Here's a list of books that take real world history and give it a supernatural spin. Sometimes it's a full alternate universe (1860s NYC--WITH DINOSAURS) and sometimes it's more subtle.
Middle-Grade (about 8-12)
Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media
Dactyl Hill Squad by Daniel José Older
When?: 1863
Fantasy element?: There's dinosaurs around that people can ride and it's AWESOME
Elevator pitch: During the Draft Riots of 1863, a group of Black and Latine children escape the destruction of their orphanage and must outwit a gang of kidnappers--by riding pterodactyls!
The Night Gardener by Jonathan Auxier
When?: the Victorian era
Fantasy element?: a tree that grants wishes...for a horrible price
Elevator pitch: An Irish girl and her disabled little brother manage to get a job at an English estate after their parents are lost. But they soon learn their new refuge is haunted by a strange spectre guarding a mysterious tree. An excellent spooky story.
The Inquisitor's Apprentice by Chris Moriarty
When?: the turn of the 20th century
Fantasy element?: magic, in many specific cultural forms, is real, and there's a lot of politics and regulation around its use
Elevator pitch: Picture your standard turn of the century immigrant New York coming of age story: All Of A Kind Family or An American Tail. Now imagine that in this world, magic is real, and much like any valuable tool, there's a whole lot of laws and discrimination governing who can use it and how. Sacha can see magic, and is immediately pressed into service helping an investigator. He's thrust into a deadly world of politics, labor rights, organized crime, and strange new magic technologies that threaten everything Sacha holds dear.
The Inquisitor's Tale by Adam Gidwitz
When?: 1242
Fantasy element?: 3 magical children and their holy dog
Elevator pitch: The Middle Ages were weirder than even comedy has led us to believe, and this book taps into the stories and history of the era. Many people in an inn take turns telling tales of three children with superpowers (one super strong, one gifted with visions, and one healing) and their dog (who's a saint). Somehow these unexpected friends made an enemy of King Louis IX, and the road to get there (and how it resolves) is unpredictable, playful, yet grounded in a solid context of medieval history and literature.
Deephaven by Ethan M. Aldridge
When?: the Great Depression
Fantasy elements?: A boarding school full of occult secrets.
Elevator pitch: Nev Tallow receives an invitation to a boarding school in the middle of nowhere that no one has ever heard of, but it's the Great Depression and options are limited. Mysteries soon abound--the prefects aren't quite right, the classes include occult languages, and nobody's supposed to talk about the collapse that killed a student last year...despite the wing where they supposedly died still standing. They're going to get to the bottom of this with help from their friends, even if they have to take on a monster with nothing but a fencing foil and some barely-understood spells. The first in a series!
Ophie's Ghosts by Justina Ireland
When?: the 1920s (particularly the Great Migration)
Fantasy elements?: ghosts
Elevator pitch: Ophelia first starts seeing ghosts after her father is murdered in an act of racial violence. Now she works with her mother in an old manor in Pittsburgh, dealing with the racist lady of the house. And the ghosts. Ophie becomes determined to help one of them, but the price--and the secrets buried with her--may destroy the fragile life her mother has made.
Young Adult (13+)
Tumblr media Tumblr media
Lovely War by Julie Berry
When?: World War I
Fantasy element?: A peanut gallery made up of half the Greek pantheon
Elevator pitch: Hephaestus catches Ares and Aphrodite cheating in his net, so to teach them all about love, Aphrodite launches into the stories of four young adults caught in WWI, torn between their ambitions, their pasts, and love. Other gods drop in and out to put in their two cents, and on occasion they influence the story in mortal guise.
The Shadow War by Lindsay Smith
When?: World War II
Fantasy element?: Mysterious shadow magic that grants visions and can tear people apart.
Elevator pitch: Picture Inglorious Basterds but some of the ultraviolence is from extremely horrifying shadow magic. It's a roaring rampage of gay, Jewish, Black, and Algerian teens and young adults avenging themselves on Nazis and keeping them from acquiring the power of Eldritch horrors beyond our world. It's a tough balance to get right tonally, but imo they made it cathartic instead of trivializing.
If you have any questions about any of these, message me, shoot me an ask, or comment!

Courtney Barnett, Bob Mould, & Squirrel Flower Live Review: 7/26, Illinois Science & Technology Park Field, Skokie
Tumblr media
Courtney Barnett
BY JORDAN MAINZER
The three artists who played the inaugural night of Out of Space Skokie at its temporary new location took advantage of the open space's clear sound and turned up the fuzz.
Headliner Courtney Barnett, three years removed from her third studio album Things Take Time, Take Time (Mom+Pop), made even that album's understated songs come alive, live. Backed by bassist Thomy Sloane and drummer Stella Mozgawa (of Warpaint, and co-producer of Things Take Time), Barnett elevated sad sack jam "Rae Street", the motorik "Turning Green", the wiry "Before You Gotta Go", and jangly single "Write a List of Things to Look Forward To", emphasizing sounds and lyrics performed and delivered much more subtly on record. "Time is money, and money is no man's friend," she sang on set opener "Rae Street", as if to contextualize the drawn-out nature of some of her back catalog highlights: the wandering "Avant Gardener", bluesy dirge "Small Poppies", and driving bass-led "City Looks Pretty". Vocally, Barnett's screamed rasp was as gravel-throated as ever, a perfect contrast to her droll sprechgesang, confirming the status of "Pedestrian at Best" as a justified shout-along.

Yet, true to Barnett's penchant for storytelling, the anthem of the night was also the slowest song, perhaps her best: the prescient "Depreston". At once a treatise on gentrification, mortality, and time itself, it's the type of song that stops you in your tracks when you realize you're singing back at Barnett, "If you've got a spare half a million / You could knock it down and start rebuildin'," occupying the persona of the grimy real estate agent viewing what was someone's home as a pure capital good. I suppose, after all, the ease at which we sing the song is a tribute to Barnett's empathy, evidence that those of us who participate in the same society with the same set of restrictive rules, have the potential for good and evil. Or maybe it's just a catchy melody.

Bob Mould
Bob Mould, meanwhile, performed solo, but electric, and the set was basically the answer to the question, "What would it sound like if you took away bassist Jason Narducy and drummer Jon Wurster from a normal Bob Mould band set?" Indeed, Mould played at the same breakneck pace as always, running around the stage during solos as if he was hyping up his invisible band. The warmth of his vocals was discernible even beside his distorted guitar tones, whether burning through a Hüsker Dü song or solo material (my one gripe from the setlist: only one Sugar song, the chintzy classic "Hoover Dam"). "Out of Space...out of breath!" Mould proclaimed in triumph after finishing "Siberian Butterfly", nonetheless a reminder to himself to keep on going even when you're the one doing all the work.

Squirrel Flower
Local artist Squirrel Flower, the project of singer-songwriter Ella O'Connor Williams, opened up the night, playing what she said may be her last show in Chicago for a while. For one, drummer Jacob Getzoff is going to nursing school, an announcement that garnered rapturous applause from the crowd. Moreover, ever prolific, Williams shared she hopes to take a break from playing live and write and record, despite having released her most recent and best album Tomorrow's Fire (Polyvinyl) less than a year ago. I'm glad I got to catch Squirrel Flower now, then, each song from Tomorrow's Fire leveled up, the slowcore "Almost Pulled Away" becoming full-on shoegaze, the crunchy "Intheskatepark" featuring drums that could have been audible even at the expansive Canal Shores. If you really want to get a sense for what Squirrel Flower sounds like live, though, simply take a look at the project's discography from start to finish. In other words, the same artist who self-released the stark early winter songs from middle america in 2015 is now faithfully covering "Cortez the Killer". To clarify, Squirrel Flower played only original material for Williams' first ever show in Skokie. "I've only been up here to get bagels," Williams said. No word on whether she's a New York Bagel & Bialy or Kaufman's person.

The Visual Revolution in Florida’s Real Estate Marketing
Tumblr media
Introduction
Welcome to the dawn of a new era in Florida's real estate scene! Today, drone videography is not just an option but a necessity for those looking to make a mark. In this article, we’ll delve into the advantages that drone visuals offer in transforming your real estate enterprise.
Dive Into the World of 360-degree Virtual Tours
Imagine taking your clients on a journey through their dream home without stepping outside of their seats.
Drone videography has revolutionized the way we think about property listing, with the inclusion of virtual tours offering an immersive experience. This isn't just a fancy feature; it's a game-changer. According to the National Association of Realtors, listings with virtual tours get up to 87% more attention than those without.
So, what are the advantages?
1. Aerial Perspectives
Drone visuals offer a unique bird's-eye view that ground-level photography can't match. This perspective provides any potential buyer with a deeper understanding of the property, its layout, and its surroundings. Buyers get a clearer picture of what living in that space would be like.
Letting prospects wander through a property from their screens not only boosts its appeal but increases the chance of sealing the deal. And if Zillow's insights hold true, by combining high-quality visuals and compelling content in your listing, your property is set to sell 32% faster.
2. Highlighting Property Features
Every property has its unique selling points, such as a pretty backyard or proximity to a lake. Drone visuals help you highlight these features. By capturing wide-angle shots from great heights, drones can show the aspects of a property that make it special, ensuring that these are front and center in your listing.
3. Increased Engagement and Interest
In the digital age, capturing and maintaining the attention of potential buyers is crucial. Drone visuals are always engaging, as they offer a viewing experience that static images and traditional video tours cannot replicate.
Did you know? A whopping 67% of millennials and 60% of Gen Xers lean on virtual tours during their home hunt, as per Google.
Embedding these tours in your listings is a strategic move that boosts your visibility across search engines. Also, drone visuals not only widen your audience but also simplify the home-buying process, offering 24-hour property tours without the logistical hassle of scheduling an in-person visit. We’ll explore that more below.
4. Cost-effective marketing with High ROI
While high-quality drone visuals might seem like a premium investment, they're surprisingly cost-effective, especially when considering their impact on your listing's appeal.
The unique perspective and detailed overview provided by drone footage can reduce the need for numerous site visits, saving time and resources for both buyers and sellers. Moreover, the compelling nature of drone visuals can expedite the sale, leading to a higher return on investment.
5. Competitive Edge in the Market
In a competitive market, differentiation is key to attracting buyers and closing deals swiftly. Integrating drone visuals into your listings places you above competitors that rely on conventional photography.
This not only showcases your commitment to staying up-to-date with the latest marketing tools but also positions your listings as premium offerings in the eyes of potential buyers.
6. Building Trust and Credibility
It's all about trust. A survey by the California Association of Realtors revealed that 73% of sellers prefer agents who use video marketing. Why? Because drone footage doesn't just show a property in detail, but it elevates your reputation.
Conclusion
In conclusion, integrating drone visuals into real estate listings is more than just a trend; it's a strategic decision that can elevate your property's appeal, differentiate your listings, and of course, drive sales.
While the advantages of drone videography stand on their own, we must also stress the importance of hiring an experienced team to create the visuals you need. That is why we have partnered with Drone Sky Visuals here in Florida ! With a team of skilled photographers and videographers, you're ensuring that every listing not only meets but exceeds the new standards of real estate marketing.

What Does The Real Estate Market Look Like Currently?
Tumblr media
As we dive into the third quarter of 2023, it's a perfect moment to reflect on the housing market's journey so far this year and project what lies ahead. The real estate landscape has been marked by some notable shifts, and understanding these trends can help both homebuyers and sellers make informed decisions in the coming months.
The second quarter of the year saw a significant rise in mortgage interest rates. Starting at 6.32 percent in early April, the average 30-year mortgage loan rate climbed to 6.84 percent by late June. Alongside this, the national median home price rose from $375,400 in March to $396,100 by May. These changes in rates and prices have set the stage for an intriguing Q3.
Experts are cautiously optimistic about the upcoming quarter. Despite traditionally buoyant summer months for real estate, Q2's elevated rates led to a somewhat subdued environment. The ongoing challenge remains a severe shortage of housing inventory, with new listings for sale hovering around 25-30 percent below last year's levels. This scarcity of homes, coupled with higher mortgage rates, suggests that the third quarter of 2023 might not witness robust home-buying activity.
Mortgage interest rates, a pivotal factor, are projected to remain within the 6.4 to 6.7 percent range for a 30-year fixed mortgage, according to financial analysts. While recent data suggests that inflation may ease in the coming months, leading to a potential drop in mortgage rates, the predictions vary. Some experts believe rates could even dip below 6.5 percent, while others expect them to hover around 6.75 percent initially and eventually decline toward 6.0 percent by September.
The lack of housing inventory will continue to exert pressure on home prices throughout Q3. Buyers may encounter fierce competition, with a higher percentage of homes selling above the asking price. While home price growth is predicted to average around 4 percent this year, median home prices are anticipated to slightly decrease, settling around $385,000 in Q3.
For potential homebuyers, the current market presents affordability challenges. High home prices combined with elevated mortgage rates mean careful consideration is essential before making a purchase. Experts advise potential buyers to ensure job stability and steady earnings before committing to a home transaction.
On the flip side, sellers continue to have the upper hand in many markets due to tight inventory levels. However, sellers should weigh the benefits of selling against the potential challenge of finding a new home in a market with elevated rates. The decision to sell should take into account the balance between current low mortgage rates and potentially higher ones in the future.
The real estate market in the third quarter of 2023 promises a mix of challenges and opportunities. While the housing shortage and increased mortgage rates pose hurdles, the potential for stabilized or slightly reduced home prices may provide some respite for both buyers and sellers. As you navigate this complex landscape, remember that careful consideration and expert guidance are essential to make the right decisions for your unique circumstances.
