For less than the price of a small “shack” in my current neck of the woods,* you can buy a designated historical masterpiece by none other than Frank Lloyd Wright.  And once again, thanks to the magic of a real estate listing, we get great photos of the inside of such a usually private work!  Lo, let us feast our eyes upon the Pappas house:
The Pappas residence was one of FLW’s “Usonian” houses.  Usonia was a concept that Wright developed and turned into a manifesto of sort, espousing ideas about housing and living and community planning.  They were squarely intended to be for middle class families, built with materials and methods that were straightforward to manage costs, yet at the same time coupled with a strong design to make them sing.
While the Usonian concept calls for strong integration with the site and nature around it, and many homes were built on sloped or otherwise interesting lots, that isn’t as much on display here at the Pappas house.  But what is fits with many of the moves that FLW brought to his design:  a strong horizontal feel, high clerestory windows to bring in light, breaking down corners and even whole walls through windows and glass doors, and a masterclass in using differing levels and ceiling heights to create a playful and interesting set of interlocking spaces. Material use is also well on point, marrying the mosaic-like solidity of concrete blocks and tile with the warmth and continuity of wood, punctuated by all that glass.
The house for sale even comes with original FLW furniture!
Compared to the monumentality of the Ennis house, this is anything but.  Yet in no way does that diminish the qualities within.  It may not be the strongest of FLW’s Usonian designs, but it’s still darn good.

* To be fair, some of the shacks (albeit not too many) are Eichler houses, which are quite amazing in their own right.  And I do mean that; I live in an Eichler-inspired home, and it’s fine, but walking into a true Eichler just hits you with how exquisite the space and design is.   Of course, to buy an actual Eichler in this area is going to cost you wayyyyy more than buying a “Like-ler” (as the local planning department has named them) and certainly way more than the Pappas house out in Missouri.

Nearly Seven-In-Ten New Jersey Voters Support Marijuana Legalization Ballot Measure, Poll Finds
A supermajority of New Jersey voters say in a new poll that they support a marijuana legalization referendum that will appear on the November ballot.
The survey, which was conducted by DKC Analytics and released on Tuesday, shows that 68 percent of respondents back the policy change. That’s a seven percentage point increase compared to a separate poll on the issue released in April.

The survey also shows that voters support allowing social consumption lounges for cannabis, 50 percent to 38 percent.
Most respondents (56 percent) agreed that online ordering and home delivery for marijuana products would be a “good way to provide adults with access.”
Supporters of the legalization initiative were asked to select the reasons they hold that position.
Seventy percent said they feel a regulated system will curb the illicit market, 61 percent said it would generate tax revenue, 61 percent said regulations would ensure safer products, 60 percent said ending criminalization would save taxpayer dollars that would otherwise go to law enforcement, 57 percent said legalization would stimulate the economy and create jobs and 43 percent said cannabis is safer than alcohol.

The main reasons people said they oppose legalization were concerns about impaired driving (38 percent), increasing youth access (27 percent) and marijuana serving as a gateway drug (24 percent).
Seventy-one percent of respondents said that cannabis consumption should be limited to private property. And opinions on whether individual jurisdictions should be allowed to ban marijuana businesses were split, with 44 percent saying they should and 41 percent saying they shouldn’t.
Another supermajority (68 percent) said people with prior low-level cannabis convictions should be able to have their records expunged.
The same percentage of respondents said that marijuana tax revenue should go toward drug education and awareness programs.
“The polling results confirmed our belief that there is overwhelming support for the creation of a regulated, adult-use cannabis marketplace in New Jersey,” John Fanburg, an attorney at Brach Eichler, which commissioned the survey, said in a press release. “Respondents supported it because it will create tremendous opportunity. It will create vitally needed new businesses, the state will receive significant tax revenues and illegal sales will be dramatically reduced, if not eliminated. Voters see this as a win for everyone.”
As has historically been the case, people who identified as Democrats are more likely to support legalization (78 percent), but majorities of Republicans (57 percent) and independents (63 percent) also favor the policy change.
Another interesting finding was that most people who participated in the survey (57 percent) said they do not personally consume cannabis. The poll involved phone interviews with 500 New Jersey likely voters from July 7-12.
”The strong level of support for correcting this decades-old inequality, especially in the context of recent protests of inherent bias in law enforcement, should be well noted by our legislators who will be tasked with correcting this unfortunate consequence of the failed policy of prohibition,” Charles Gormally of Brach Eichler said.
While the New Jersey legislature wasn’t able to pass a legalization bill on its own, lawmakers opted instead to place the issue on the ballot through a referendum question.
Gov. Phil Murphy (D) is supportive of the move and said earlier this month that legalizing cannabis is “an incredibly smart thing to do” both from an economic and social justice perspective.
Last month, the Assembly approved a bill to decriminalize possession of up to two ounces of marijuana.

Fresh Off a Starring Role, a Rare New York Eichler Is Up for Sale

East Coast fans of Eichler homes, take note. A rare New York Eichler has come on the market either for rent or to buy. And if a buyer needed any additional encouragement, the home had a recent makeover to accommodate a film director’s vision.
One of only three Eichlers on the East Coast, this midcentury modern abode appears as if it were dropped in Spring Valley, NY, directly from California, where the innovative tract homes were built in the 1950s and 1960s.
As with many Eichler homes, this 1962 home designed by Jones & Emmons architects and built by Joseph Eichler features many trademark elements, including walls of glass, an open-air atrium, and a double A-frame roof. 
This home was on the market in 2016 for $490,000, and picked up by the current owner in 2017 for $475,000. This is a lot less than what a buyer would pay in the San Francisco Bay Area, where these homes fetch in excess of a million dollars.
For example, a recent listing for a $2.65 million Eichler in Palo Alto was snapped up within two weeks. Although Eichlers were originally intended as modest family dwellings, interest in midcentury modern design (and the homes’ relative rarity) has hiked the prices way, way up in California.

But on the East Coast, these homes appeal to a niche audience. 
“It’s a specific type of buyer—someone who wants something different and no one else is going to have it,” says co-listing agent Avigayil Perlman. The home is available to rent for $3,250 a month or to buy for $575,000. Perlman holds the listing along with agent Devorah Sekula.
The owner, whose circumstances have changed due to work, has decided to let it go. But the home needed some work before it could come on the market. And then, Hollywood came calling.
The single-level home was featured in “After Yang,” a sci-fi film starring Colin Farrell, which was shot in the home in June.
But before the cameras rolled, the home received a face-lift: The roof was replaced, and floors were redone with wide-plank wood in a herringbone pattern. The original radiant floor heating was left in place.
A wall came down between the kitchen and dining area, opening up the layout. Other updates included new windows and paint.
After the filming, the owner renovated the kitchen, which now features stainless-steel appliances and quartz countertops. 
This classic Eichler measures 2,060 square feet, including five beds and two baths. Walls of glass look out to the backyard or the atrium.
The open living and dining room features exposed beams and a wood-burning fireplace with a brick surround. The master suite opens to an updated bathroom with dual vanities, and accesses the backyard through a sliding glass door.
This picturesque locale is just 30 minutes from New York City. 
And even if you don’t end up living in this one, you can always enjoy its appearance on the big screen. The movie is slated for release in 2020.
