Real Estate Photography: 3 Great Tips to Win More Customers
To attract the attention of customers and potential buyers, just having a fantastic property in your portfolio is not enough. It is essential that brokers have good photographs of real estate to better publicise these opportunities.
Tumblr media
After all, the sale of a property begins with the first contact that the client has with the ad and, in most cases, it is the photograph that arouses interest in the place. In addition to being powerful visual information, it has the ability to communicate a lot about each environment.
What is important for an excellent real estate photo?
Real estate property photography Northern Beaches points out that good photography is the suit and tie of your property. That is, when capturing the most important thing in the property, an image has the power to attract interested parties and produce in them the desire to visit the place.
According to the property photography Northern Beaches expert, to get an excellent real estate photo, you need to be aware of four important points: Lighting, Background and Focus.
1 - Lighting
Photos with the correct lighting add vividness to the environment. The idea is that all the windows of the property are open and the lights are on at the time of the photography. For this item, it is also interesting to observe the camera's EV adjustment, which means the exposure value of that image. Thus, negative values generate darker photos and positive values are used to achieve clearer, more vivid and sharp photos.
2 - Background
If in the ad you speak in a large room, it is necessary to choose a frame that shows this amplitude. Before taking the photo, walk around the four corners of the room, test different locations to capture the image and what will appear on the camera from each one. Choose the one that communicates more about the environment, showing details from ceiling to floor, space, openings.
3 - Focus
The focus of an image is one of the most important adjustments when making visual records. It allows you to highlight the main subject of the photograph and also guide the look of the receiver of this image to all the elements that make up the environment. Because it is useless to have a house or apartment with all the characteristics that the client wants if, when it comes to seeing the images, he/she cannot understand exactly what he/she looks like.

Sharon Stone’s Sea Cliff Mansion in SF

Sharon Stone’s Sea Cliff Mansion in SF is on the market again for $39 million!
Location: Sea Cliff, San Francisco, California, USA

Sea Cliff Mansion, San Francisco
With her blonde hair and blue eyes, actress Sharon Stone is best known for playing femme fatales. One of the most popular sex symbols of the 1990s, she rose to international prominence with her role as an alluring psycho killer in Paul Verhoeven’s Basic Instinct, for which she was nominated for a Golden Globe for Best Actress. Later, she would win a Golden Globe for her role as a trophy wife in Martin Scorcese’s Casino, as well as a Primetime Emmy and two MTV Movie Awards.
In 1998, during the height of her fame, Stone purchased Sea Cliff Mansion in San Francisco’s tony Sea Cliff neighborhood with her then-husband, journalist Phil Bronstein. The couple paid $6 million for the 8,500-square-foot, Italianate-Victorian mansion, then sold it in 2005 for $13 million, following their contentious divorce. Now on the market again for $39 million, it is currently the Bay Area’s most expensive home listing.
Built in 1908 after the San Francisco Earthquake inspired the original owners to flee the city, it was the first home built in Sea Cliff. The historic mansion has been updated with all the latest modern amenities but retains its Old World charm. Classic and elegant, the home features tall ceilings and beautifully maintained dark wood parquet floors.
The main level features ultra-wide towering doors and custom-built fireplaces with massive surrounds. Creamy walls contrast with dark wood doors and accents. Gorgeous picture windows provide jaw-dropping views of the ocean and the Golden Gate Bridge from many different rooms. The dramatic formal living and dining rooms connect to more intimate spaces, including a cozy den with a fireplace and a reading room. The kitchen has been updated with Viking and Wolf appliances and connects to a family dining area with access to the sizeable north-facing terrace and deck looking out on the Pacific Ocean.
The home’s seven bedrooms and eight bathrooms are topped by a stunning primary suite featuring turn-of-the-century details and hand-crafted moldings, an office, a generous walk-in closet, two luxurious dressing rooms, and his-and-hers baths. Two additional bedrooms include Juliet balconies, while one sports its own sun terrace looking out on the serene courtyard.
The top floor features an activity room and a guest suite with two walk-out terraces. All the gates and entry doors have secure electronic keyless access, while an integrated surround-sound system serves the first and second levels as well as the garden. A wooden stairway leads to another deck and provides private access to Baker Beach which is part of the Presidio, an enormous national park that’s full of history, art, and breathtaking scenery.
Sea Cliff, in northwestern San Francisco, is known for its large-and-expensive homes and striking views. Nearby options for entertainment include Lincoln Park Golf Course, Golden Gate Park, and the Legion of Honor Museum. Popular with celebrities, some of the neighborhood’s notable residents include George Soros, Twitter founder Jack Dorsey, actor Eugene Levy, and Metallica lead guitarist Kirk Hammett.
The listing is held by Neal Ward of Neal Ward Properties, San Francisco, CA.

The Richard Committee for Academic Excellence will bring a new parent leadership training one-day basecamp” to northern Kentucky in April. The camp will give parents a look inside public education in Kentucky and provide them with tools to effectively engage in their children's school, said Helen Carroll, NKY parent leadership coordinator. Since 1997, the Richard Committee has trained more than 300 northern Kentucky parents through the Governor's Commonwealth Institute for Parent Leadership. GCIPL is a five-day training that gives parents a deep dive into public education, including the Kentucky Academic Standards, accountability, school data and school governance.
The returns some Cold Spring businesses received Tuesday, Dec. 18, when Crossroads Elementary School students marched inside were in the form of a ‘thank you' gift. The 15-member Crossroads Elementary School Coyote Council of fourth- and fifth-graders walked up a local child care hillside from WhizKidz and through parking lots to say a personal thank you to employees at PNC Bank and Kroger in the Crossroads Shopping Center. Students stepped inside the businesses and gathered tight to briefly shout a thank you” in unison and handed over balloons, posters, candy and a thank you letter at two businesses.

MGB and I go way back to when they were Mean Gene and the Portable Jons. "This award has taken us completely off guard because there is so much incredible local talent," said Gene Baker, the founder and fearless leader of this terrific cover band who enjoys introducing new talent with "Mean Gene Presents" on the last Saturday of each month at Mongo's Saloon in Grover Beach. Guitarist and lead singer Baker renamed the group MGB for Mean Gene Band, but what hasn't changed is their excellence. The meanest thing about Gene is his gutsy guitar riffs. Three other outstanding members give the band its punch, including singer and bassist Johnny Punches, drummer Brian Monzel, and lead vocalist Kelly Atwell. They also formed the group Rebel 66, playing original metal rock. MGB has been packing dance floors statewide with their eclectic range of music. Like the sports car, they are tuned, love the road, and ready to rock 'n' roll.

So many thrilling concerts and collaborations came to life during the 2016 Young Musicians Program. Our stellar faculty and staff served as caring teachers and mentors to 57 young students (ages 9-18) from around the world. They demonstrated how to be goofy, sophisticated, creative; how to be excellent musicians as well as confident, accomplished communicators. There were 100+ new musical works debuted by both faculty and student composers. We enjoyed weekly hikes, dances, open mics and swimming at the lake. We even were treated to visits by a large bouncy house, popcorn and snowcone machines, and a giant inflatable water slide on the lawn.
In partnership with Michigan Tech, the Keweenaw Bay Ojibwa Community College STEM Outreach Department is going above and beyond for your typical summer camp. Today is part of a three week-long series of summer camps requested by the KBOCC. STEM, which stands for Science, Technology, Engineering and Mathematics, encourages students to be exposed to those respective fields at an early age.
We have many families throughout our district that were impacted by the recent tornadoes. On Friday, March 9th our students and staff raised over $1800 for families in the Campbell County schools who were impacted by the tornadoes. Thanks for all of your support.
CAMPBELL COUNTY SCHOOLS - Campbell County School District learned this week that Campbell County High School has received yet another national ranking. CCHS was ranked as one of America's Most Challenging High Schools” by the Washington Post with Campbell County High School ranking 9th out of all public high schools in the State of Kentucky. Schools who are national ranked are given an index score. The index score is the number of college-level tests given at a school in the previous calendar year divided by the number of graduates that year. Also noted are the percentage of students who come from families that qualify for lunch subsidies (Subs. lunch) and the percentage of graduates who passed at least one college-level test during their high school career, called equity and excellence, (E&E).

EVENT 003 -  END OF SUMMER EXTRAVAGANZA
The charity auction of bachelors and bachelorettes has begun and Task 003 is now closed for submissions. The profiles of the eligible bachelors and bachelorettes are listed under the read more. Each participant has been randomly assigned a number. To bid on an auction, please submit an ask to the main and include the number(s) of the auction(s)/participant(s) you want to bid on and the name of the character you are bidding from, especially if you use a sideblog (i.e., Participants 53, 76, 99 - Ashlee). Bids submitted anonymously will not be used. The bidding will close at midnight CST on Saturday, September 1st. Bidders will win a maximum of 1 auction, though characters can send in a bid for as many auctions as they want. Characters that are participants can also bid on auctions. Please do not bid on your own character’s auctions. Dates will be set-up and randomly assigned for each participant and bidder winner combo and posted on September 2nd after the bidding has closed. To keep bachelors and bachelorettes anonymous, the name, age, and species has been removed from the participant profiles. You can begin submitting bids now and threads for the event can now include the silent auction. If you have any questions, feel free to send them our way.
