Barriers in Your Business

If your business is not where you want it to be, it is because one or more barriers are keeping you from achieving this new level of success. Many business owners feel stuck at one point or another, but they don't take the time or have the perspective to determine the cause of the gridlock.

If you know a more-successful business is in your grasp and want to breakthrough, here are 5 steps you can take to begin to remove those barriers:

Step 1: Know Where You Are Going

It is difficult to determine the obstacles if you don't even know where you are going. Is your goal to sell x number of units or increase your income by y? Is it to achieve a certain level of sales that results in an award? Is it being able to afford the dream vacation you have always wanted? What is your expectation for success?

Start by writing down the end goal or goals. Don't go crazy - just start with a maximum of three goals.

Step 2: What Is your Current Status?

This helps you determine how far you need to go. If success if just around the corner, a tweak or two or a focused period of sales focus might help you break through. However, if you are at the beginning of the journey, then you are going to need a prolonged action plan.

Step 3: What Does the Path to Your Goal Look Like?

Let's look at some examples at this point:

BUSINESS #1

Goal: 30 sales per year Current Status: 20 sales per year. This business needs to increase their sales by 50% in order to achieve their goal. Path Forward: They have determined their best way to get from current status to goal is to ramp up their communication with their past clients for new business and referrals. This agent does not currently run any campaigns for their past clients so adding a monthly mailing campaign to the 250 people in past client database should definitely have impact. In addition, they are adding a client appreciation event. Business Needs:

Monthly Mailing Campaign to database of 250 past clients including templates, research, print and mail capability

Client Appreciation Event including plan, event venue, menu, system of invitation, RSVP, program, etc.

BUSINESS #2

Goal: $300,000 gross income Current Status: $250,000 gross income for 2023. This business needs to increase income by 20%. Path Forward: They have determined the best way to get there is to maintain the current campaigns, but add a lead generation campaign to get a few more transactions. They are going to send letters to neighborhoods that have seen homes sell very quickly. Business Needs:

Letter content that can be updated per neighborhood

Preprinted letterhead and envelopes

Postage

BUSINESS #3

Goal: Dominate a neighborhood Current Status: Have periodic sales in the neighborhood, but are not the go-to agent. The agent is receiving some of the sales, but to dominate, 30% or more of all sales would need to go to the agent. Path Forward: In order to dominate, the agent needs to be more visible. There are only two ways to do that - time or money. The agent can spend their time by holding open houses, helping host community garage sales, generating content on a community social media pages, creating local videos, hosting community events OR they can spend their money on a community-specific mailing campaign - or both! Business Needs:

Step 4: Identify the Barriers

Now that the needs from point A to point B have been established, now it is time to identify the barriers and see if there is a way to overcome the barrier, is there another path forward that avoids the barrier, or is the goal not achievable with the path and barriers? For example:

Big Sur, California is no stranger to landslides and bridge damage that cuts off that community. In 2017, there were months in which the only way in or out was to take a hike through the woods. If you wanted to go to Big Sur, there were two big barriers to you getting there. Accessing via sea was also not possible due to the cliffs. If one is not an apt hiker and able to carry in one's supplies, then that is a barrier that is insurmountable and a new destination should be chosen.

With that, let's take another look at those businesses.

BUSINESS #1 needs to develop a Monthly Mailing Campaign for their past client database and will be adding a Client Appreciation Event. After doing some digging, the agent determines that having a company take care of the entire campaign including research, stats, printing, and mailing, will cost about $1000 per month. The agent is not tech- or research-savvy, so it is easy for him to make the decision to make that investment. It is hands-off and the materials are high-impact. He has determined there are no barriers here because he is surrendering and has the funds for this investment.

As for the Client Appreciation Event, he has identified a barrier. He can't figure out an event that will appeal to all of his past clients. He has young families as well as seniors who won't go out at night and busy retirees. He is willing to make an investment, but he wants to use his time or money wisely. The barrier is that there isn't a one-size-fits-all event!

That is - until he talks to his business strategist. She recommends an out-of-the-box solution to focus an appreciation event around PETS! Most of his clients have a dog or a cat. Therefore, he opts for a pet-friendly holiday photo shoot! Barrier overcome!

BUSINESS #2 has determined they will be sending letters to neighborhoods that have seen very fast sales. They need letter content that can be updated per neighborhood situation. They had AI create a letter that they are going to edit. They need to get some letterhead and envelopes printed and have an estimate from a local printout, so mark another task off that list. Their barrier is they don't know how they are going to get addresses and print labels - that is their biggest barrier to implementing this campaign.

How many times have we run into a situation like this - we don't know how to do one aspect of a big project and it stops us from making forward progress?

Is this a barrier that can be overcome? Of course! They can:

See if there is someone in the office that knows how to do this or can do it for them.

Can someone at the company they are using to print the letterhead help or provide them with a resource?

What about a title company?

This barrier can be overcome! Now let's look at...

BUSINESS #3 wants to dominate the neighborhood and will need to implement a time- or money-based campaign to get there. Now, unlike Business #1, they don't have cash for someone else to handle a mail-based campaign and they don't have the tech skills to do it on their own. Lack of money is a barrier. Therefore, we need to see if we can take the time path to get there.

This agent has determined that, as a former teacher, providing content in front of a class is a skill they can definitely utilize. They are going to develop a number of classes on everything from first time homebuyers, buying an investment property, downsizing, getting your home ready for sale, creating great curb appeal, and a state of the market class. This plus holding open houses and serving on several of the more-fun-focused HOA committees is the way this agent is going to connect.

Step 5: Implement!

Now that you have identified barriers and how you might overcome them, there is no holding you back! Don't be afraid to do this exercise multiple times as you tweak your goals and determine additional paths for achievement. Constant improvement will get you there!

Day 18 and 19 of Building Elsa’s Ice Palace

Yesterday I crashed for like 12 hours lol. I mean I had to stay up for like 28 hours for that to happen, but totally worth it, right?

(Hopefully that won’t happen again any time soon.)

I finally looked up vrbo and boy am I late to the party. I thought it was for regular rentals, not vacation homes. Oh well there goes that idea. I guess I can try advertising on craigslist.

Well I couldn’t do anything at work (personal projects-wise) because the internet kept going out, so a bit of a delay on my end. It gives me time to plan out my weekend.

I don’t remember if I mentioned that I considered getting another overnight gig or not, but I was thinking about getting a second job to overlap with my first one, since most of my night is pretty quiet. So on a whim I decided to apply for a tumblr customer support job lol let’s see if I hear back I wanna see what happens.

Once I got home I was finally free to get my butt in gear and get my business started! :D It’s actually not hard at all filing for an LLC and making your business legal and filed with the state. Only problem is for my particular state you need to pay to file for the paperwork. :/ Oh well, small cost in the long run.

Honestly getting zoom set up took longer. It was super annoyingly hard trying to get my calendar and mail connected and set up with it. The thing wouldn’t connect through google to let me sign in at first. But now it’s done, so people can sign in and schedule appointments. I tried to make a website, but I’ll have to set up my business bank account first so that I can process payments and start actually booking appointments (gotta at least have a place for the money to go, right?)

And honestly? I feel really good. I felt super productive and started getting things done left and right. Granted it was simple stuff but it still didn’t leave me feeling exhausted like it normally does. Maybe all that praying finally worked lol. Only issue is that for any website, app, or service etc. that I can find to help me book appointments or schedule things is still a paid service (which makes sense since this is for businesses) which means I can’t do anything until next week when my paycheck comes in. Looks like it will be split between down payment costs and business start ups. But hey, at least I can write these off for my taxes!

Checking craigslist there seems to be a few people renting and a couple people looking to rent, so that’s promising. I sent a couple emails out to people so I’ll wait to hear back from them. As long as I can find a tenant a couple weeks after closing, I’ll be golden.

Speaking of closing, my loan is now with the underwriters. Basically they're the final approval process for the loan. Everything should go smoothly, and I assume I'll hear back sometime next week.

Well I’d better eat and head to bed. There’s going to be a lot more involved in the business start up than I even realized, but what else is new, lol. Wish me luck in my new ventures!

The Most Important Trait Real Estate Agents Need to Succeed

The single most important trait a real estate agent has to master isn't great selling skills, it's not being able to show a house, and it's not being able to do a great listing presentation. Don't get me wrong, all these things are useful skills that will improve your business. The single most important trait is personal self-discipline.

We get in our own way, preventing our own business from growing. We don't have systems that are working because we are missing the personal self-discipline to create them, engage with them, delegate them, and more.

Personal self-discipline is something I had to learn how to master 30 years ago and what I did - as many of you that regularly listen to me already know - is I started my daily Hour of Power. I do it first thing, every day, because I know that's the best time for me to not be interrupted. I do this because it helps me to make sure that the systems that I have and want in my business actually get executed and implemented.

The biggest problem agents have is a lack of consistency and this too starts with personal self-discipline. You must have the personal self-discipline to:

Make sure you are staying top-of-mind with your past clients.

Doing your geographical farming (or other marketing) even when it's not sprouting dollar bills.

Show up to work each day for yourself and your business.

Self-discipline can be hard when the business of the business is keeping you busy. Meaning, the phone rings and you are the fire fighter. You are off and running, “OK, I gotta put that fire out!” While you are out there fighting fires, it's the things that you neglect that require discipline. That means that you have a system and you follow it on a regular basis - whether you are fighting fires or not.

For many real estate professionals, that means having some kind of accountability in place. No, not the “I need a paycheck accountability.” By the time that accountability rears its ugly head it is getting too late! This is a business that can be pretty lonely. Most agents don't have someone that keeps them accountable - an accountability partner, a coach, a managing broker, a spouse. If you're in that boat without a partner, that means that if your business is suffering and isn't successful, then chances are you are not doing those things that you need to do to produce success and there is something that you are neglecting.

How do you do it? First, figure out what are those tasks that require personal self-discipline. For me those tasks include past client care, making sure I'm doing great with my current clients, and all that follow-up with people who are on my radar, my future clients. Set aside a regular time every day where you can consistently focus on those tasks for a limited period of time. For me that's my Hour of Power in the morning. Then do it. Set an alarm. Put it on your calendar. Build the habit of tackling that essential part of your business each day.

Every year on the anniversary of the OG fic, I always end up writing another part about their lives since they met. I'm becoming a real yearner. Anyhoo, I decided to go ahead and make a series master list because I am sure more will come, lol. -series masterlist

“I love you.” You rub Soonyoung’s hand with your thumb as he holds back tears, standing before the officiant, his football coach. You just married the love of your life and best friend in front of your family and friends on a large farm in the country. You exchanged heartfelt vows in front of one hundred people on the estate, with the birds singing in the sky and the geese swimming happily in the lake. So far, this day has been nothing short of magical, with those six little words sealing the deal. “You may now kiss the bride.”

Soonyoung pulls the veil over your face and kisses you with a fervent need that sets your nerves on fire. Everyone and everything disappears for a second, but it doesn’t matter; you got your dream guy. Your fingers intertwine with his as you finally break apart, met by the thunderous applause of your guests who watched you become one with your now husband, their approval and joy palpable in the atmosphere. Soonyoung waves your hands triumphantly in the air as you walk down the aisle, flashing your wedding rings with pride for everyone to see. You haven’t seen him this proud since he won his first Super Bowl. Two and a half years later, with two more championship rings added to his collection, his eyes have never shined brighter. Soonyoung leads you away from your guests, taking you down a short path to the lake's edge. When you looked at venues, you found this place while looking through Pinterest, falling in love with the green pastures of the farm and the shining crystal-like waters. Soonyoung didn’t care where you married as long as you were his wife by the end of it. But when you took a trip out here and looked at the place in person, you both knew this was where it was meant to be. With the sun shining through the ivory clouds, it was almost as if your dads were looking down and giving their blessing.  

“We did it, babe,” you revel at the scene. “It’s you and me officially.” 

“Darlin’, you and I were official from the day we met. You just didn’t know it yet.” 

You chuckle and lean into him because, honestly, he is right. You were interested in him the first time you met; you were in denial then. You always swore you wouldn’t be one of those journalists who mixes business with pleasure, yet here you are, marrying the said pleasure. Life works out funny that way. 

“You look so pretty, baby,” he murmurs as he pulls you close. “I can’t wait to get out of here and pump some babies into you.”

“Same here, baby,” you kiss his lips. “We might be a little late on the baby part, though.”

Soonyoung looks at you curiously as you reach into the secret pocket of your wedding dress. You had it sown in secret when it was tailored initially to keep your lipstick in if you needed to freshen up or had anything else in mind. But a couple of weeks ago, when you went for your routine check-up, you found out you were ten weeks pregnant. You and Soonyoung talked about kids, and you both want them; this will be earlier than you both planned. It explained why you felt lethargic lately and the smell of anything nauseated you. You weren’t sure how to tell him, so you carried it around just in case the opportunity arose. Now is the time. 

Holding up the ultrasound, you hand him the black-and-white photo of the baby growing inside of you. He studies the picture, then looks at you and your stomach, the dots connecting in his brain. You nod, confirming what he is thinking: you will be having his first child. 

“Aww baby,” he whispers. “You’re pregnant.” 

“Mmhmm,” you nod as you wipe his tears away. 

He kisses you again, this time sweeter, more tenderer, and full of emotion that he can’t convey in words. You naturally melt into him, feeling safe and secure that the future you two have will be bright. Soonyoung has always said he loved you more than anything, but that’s not true. You love him more. He made you believe in love again, protected you when you needed it, and showed up when you needed him the most. You never felt scared to share your thoughts with him, and even if he didn’t understand, he listened and tried anyway. He never tried to take your spotlight. He respected you and made sure others did, too. Soonyoung brings an array of colors to your mundane world that you hope never goes away. God, you love him so much that it hurts.  

“Well, it makes sense why you weren’t drinking the champagne last night,” he muses. “You love champagne.”

“Y-yeah,” you sniffle. 

A comfortable silence falls between you two, taking in the moment as you watch two geese embrace one another. If someone had told you over three years ago that you would be marrying thee Kwon Soonyoung and having his child, you would have laughed in their face. But clearly, the universe has a sense of humor. 

“I want to keep this between us,” you say suddenly. “It’s our first child, and I want to hold on to this a little bit longer before family, friends, and the media get a hold of it. You already know how it goes.”

“Of course, baby,” he readily agrees. “Whatever you want.”

He kisses your forehead, leading you back to the photographers so you can start taking pictures. Your makeup artist brushes up your makeup, and unbeknownst to you, Soonyoung gazes at you from afar, watching you with so much pride and love in his heart. The sun shines brighter as if it’s reflecting the future you will have with each other.
