omg the europe thing reminded me of how this summer I worked social media/comms for a shakespeare in the park tour. as you might assume, park shows are very reliant on it not being rainy, and this summer was incredibly rainy. Even though we would only find out if we were cancelling the day of, we prob had a lot less money than dan, we had to transport our own lights and sound equipment, and I think an equally large team as dan, we still managed to cancel fewer shows than Dan's team. We might be even w dan if we count the times we had to move indoors .
The day of our first show, we had a tornado warning, flooding and a huge thunderstorm. We thankfully had an indoor location! Except the bathrooms of the location flooded, meaning we could not host a public show. We had to cancel, and that set the tune for the rest of tour... And STILL, by the end of it we were running out of space in the parks. I have no idea what Dan's team's excuse was.
I tried to keep our socials v, v active, so our audience could trust that should there be any changes, they would know immediately (we also told them they'd know by 4pm the day of). They could also message us, and I tried to clarify the voice and personality of the company to emphasize our accessibility. I got really good feedback, and NO ONE said they missed a show bc they couldn't find us, or came to a venue when the show was cancelled. This was my first time doing that type of job, and I'd id like to think i did a better job than dans team lol rip.
Also our shows were free, so unlike w dans audience, our audience wasnt losing money. sigh
ahahahha, you're a hero, you know. that's a crazy and great experience to have! i hope it helps you with any career of your choosing.
i'm not sure if Dan's promoters or venues were sending emails in time. i didn't keep up with it on twitter (where people were more active). i only know about how the communication was done with Oxford and Cambridge postponed shows. poorly. but it was done officially through AXS, they just waited for too long and the text needed editing 😂 also, if people were moved closer to the stage they were getting emails as well.
but keeping socials very active and having updates in one place is such a good tactics! emails are good but sometimes they go to spam or don't come to inboxes at all.
most of Dan's shows were cancelled because of poor ticket sales. only Kitchener was cancelled because the venue wasn't renovated in time (i think). and they couldn't find a replacement for it. they managed to not cancel Auckland despite the flooding. idk who we should credit for that :) that show was handled quite well actually. they waited till the last minute but they offered refunds to those who couldn't make it because of the weather.
but you did an excellent job! 👏 i can't even imagine how hard it was.

DM said belvedere is too small for their needs (6 bedrooms, it would be hard to host all those midds)
Apartment 1A is a lot smaller and seems to work just fine for hosting the Midds. So Kay's (or was it Rebecca?) statement about Fort Belvedere being too small for their needs is straight up wrong.
"The Cambridges live in Kensington Palace 1A, a 20-room, four-story apartment. It boasts generous living space, including five reception rooms, three main bedrooms, dressing rooms and bathrooms, a night and day nursery, staff bedrooms and ‘ancillary’ rooms.”
"Fort Belvedere is a fifty-nine acre estate within the grounds of Windsor Great Park. It's been renovated with an outdoor swimming pool, tennis court, stables, six bedrooms, central heating, a steam room and the addition of en-suites added to most bedrooms. The renovations totalled £1.4 million (in 2020’s money) and amounted to 30-40 rooms within the house.

The fort was occupied by numerous members of the British royal family and associated personages from 1750 to 1976. From 1929 Fort Belvedere was the home of Edward, Prince of Wales, who greatly renovated the house and grounds, and it was the site of Edward's abdication as King in 1936. The property remains part of the Crown Estate, and is home to private tenants. It is not open to the public.
Fort Belvedere was built 1750–1755, by Henry Flitcroft, for Prince William Augustus, Duke of Cumberland (1721–1765), younger son of King George II and Queen Caroline, and was featured in an engravings in 1753 and 1754, where it was described as the "New building on Shrubb's Hill".
It was, at first, merely a folly. It was used as a summer-house, and seven counties could be seen, as now, from the top of the flagstaff tower. The triangular turreted structure was set amidst a dense plantation of trees and overlooked Virginia Water, a man-made body of water constructed by Thomas and Paul Sandby at the behest of the Duke.
Sir Jeffrey Wyatville, who was responsible, under King George IV, for the rebuilding of Windsor Castle, enlarged the house in 1828 at a proposed cost of £4000. Additions included an octagonal dining room in the north-east side, in which the King regularly had dinner. A three-storey annex was added for the accommodation of the Bombardier, with a new wall linking a heightened turret to which a large flagpole was added. The addition of further Gothic details enhanced the interior and exterior of the fort in 1829.The fort is built of brick with an applied wash that imitated the appearance of stone. Queen Victoria used Fort Belvedere as a tea house, and the fort was opened to the public in the 1860s
By 1910 the fort was occupied as a grace and favour residence by Sir Malcolm Murray, the Comptroller to the Duke of Connaught. The Duke was the owner of nearby Bagshot Park.[6] The fort was extended with a new service wing and entrance porch in 1911–12, which was subsequently demolished.[6] The dining and drawing rooms were also extended and new entrance lodges were built.[6] After the departure of Murray, the fort was described as suffering from "dust inches deep, splintered doors and sagging floors" in 1929.[6]
The ruins in the grounds can be seen from the shore of Virginia Water and are part of an ancient temple brought from Leptis Magna near Tripoli. The ruins are located between the south shore and Blacknest Road close to the junction with the A30 London Road and Wentworth Drive.

In 1929, the building became vacant, and was given to Prince Edward, Prince of Wales, by his father, King George V. The king had originally expressed surprise at Edward's request asking him "What could you possibly want that queer old place for? Those damn weekends I suppose", but then smiled and gave his permission. Edward's previous residence had been York House, part of St. James's Palace in London, which he had thought "more an office than a home."He would later write that he "created a home at the fort just as my father and grandfather had created one at Sandringham ... here I spent some of the happiest days of my life."
During Edward's occupancy, extensive renovation of the interior and grounds was carried out.
He built a swimming pool at the fort between 1931 and 1932, that replaced an old lily pond, and added a tennis court and developed stables in the grounds of the fort. Edward added modern conveniences at the fort, many of which were still rare in British homes, including bathrooms adjacent to nearly every room, a steam-room, showers, built-in cupboards and central heating. The prince initially renovated the house with the assistance of his then mistress Freda Dudley Ward. By 1959 only one room, the drawing room, had survived from Edward's renovations. The drawing room's painted walls were designed to resemble the pinewood panelling of a Scottish shooting lodge. The total cost of the redecoration including plumbing and repairs came to £21,000 (£1.49 million as of 2020).
The relationship between Edward and Wallis Simpson blossomed at Fort Belvedere; the couple spent their first weekend at the fort at the end of January 1932, and by early 1935 two rooms had been combined at the fort for her use.  Notable interior decorators to work on the fort under Edward included Sybil Colefax, Lady Mendl, Maison Jansen, and Herman Schrijver. Edward and Wallis entertained most weekends at the house; guests present included 'courtiers and diplomats, American men of affairs and English Society, garnished with a sprinkling of statesmen, soldiers and sailors'. Giles Gilbert Scott added a guest wing to the fort after Edward's accession as king in 1936. In 1936 Wallis moved permanently to the fort after receiving threatening anonymous letters, and left Fort Belvedere for the final time on 3 December 1936, a week before Edward's abdication.
Cabinet Office files released in 2013 revealed that during December 1936, the Home Secretary, Sir John Simon, had ordered the General Post Office to intercept Edward's telephone communications between the fort and the European continent.[16] Government officials were caused further alarm by Edward's habit of leaving his official "red boxes" unguarded around the fort.
Following opposition to the potential of Edward's marriage to Wallis Simpson from the British government and autonomous Dominions of the British Commonwealth, the fort became the final setting of Edward's abdication as king. He held several meetings with Prime Minister Stanley Baldwin at Fort Belvedere during the crisis, and on 10 December 1936 signed his written abdication notices at the fort, witnessed by his three younger brothers: Prince Albert, Duke of York (who succeeded Edward as George VI); Prince Henry, Duke of Gloucester; and Prince George, Duke of Kent. The following day, it was given legislative form by special Act of Parliament: His Majesty's Declaration of Abdication Act 1936.[18] Following his abdication at the fort, Edward described himself as feeling "like a swimmer surfacing from a great depth ... I left the room and stepped outside, inhaling the fresh morning air." He retained the visitor's book from the fort, and it would be used at all the subsequent homes he and Wallis Simpson would share.
Edward continued to pay for the gardeners, insurance and upkeep of the fort in the initial years following his abdication, because it was his wish that he would return there. His possessions from the fort were transferred to the Château de la Croë in the south of France (where he had named the sitting
room "The Belvedere") in the spring of 1938, but many were damaged in transit. Edward was informed in March 1940 that the fort was no longer in his possession as his warrant to occupy the grace and favour residence had expired on the termination of his reign and was not to be renewed by the present sovereign, his brother, now George VI.  Edward was greatly upset by this, writing in 1940 that "It is crystal clear that this proposed reserving of the Fort by the use of Crown Lands is nothing more than a piece of bluff, and the first excuse that the king has been able to find to deprive me of my right to occupy the place should I ever desire to do so ..." Edward believed that the incident was an example of his 'brother's failure to keep his word to me' after the fort had apparently been reserved for him if he should reside once more in England.
In 1977 the fort was used extensively for the filming of Edward & Mrs. Simpson, an ITV serialisation of Edward and Wallis's relationship.

Fort Belvedere Grounds
The grounds of Fort Belvedere are about a hundred acres in size and include forests and a lake. The gardens of Fort Belvedere, Virginia Water and the nearby Clockcase are Grade I listed on the Register of Historic Parks and Gardens.
Edward said of the fort that "By the time I came upon it, it had become a pseudo-Gothic hodge-podge. A profusion of yew trees kept one side of the house in perpetual shadow, staining the wall with green acidulous mould. But the half-buried beauty of the place leaped to my eye."
Edward's subsequent passion for landscaping and horticulture briefly eclipsed golf and hunting in his affections, and he would often get his weekend guests, including his brother Bertie, the future George VI, to assist him in the landscaping of the fort. The garden designer Norah Lindsay also worked on the fort's garden at the behest of Edward, he would later describe how her "unusual use of roses in the herbaceous border" had justified her payment. Edward planted roses and irises along the walls of the battlement. Prime Minister Baldwin complimented Edward on the beauty of the garden; commenting on the "silvery radiance of the birch trees and the delicacy of the autumn tints" in late 1936. Edward also mowed hay on the fort's estate in the summer months and built a rock garden with cascading water pumped from Virginia Water.
The Westons have carried out substantial landscaping at the fort, and recruited Rosemary Verey to help with the design of the gardens at Fort Belvedere in the early 1980s. Verey's designs for the rose garden and the 120 ft long borders along the battlement remain, and have been reworked and maintained by garden designer Tom Stuart-Smith.

You flip the pages of the newspaper, looking for your precious crossword puzzle and the man across your kitchen island sighs deeply. Mindful of not tearing your eyes away from the paper and accidentally give him the attention he craves, you blindly reach for your pen.
“You ever think about the whole complex lexicon that’s related to eggs?”
He starts, just as your fingers finally wrap around the precious tool, but you purposely don’t respond. You learned a long time ago that’s the only way to perhaps get peace in the mornings when Jae’s over at your place. It’s the only downside to have him sleep over, but eventually, he’ll give up. Nickel, two letters. Tracing the letters ‘N’ and ‘I’ carefully in the puzzle, you see him wiggle on his stool from the corner of your eye, impatient.
"Like…"  Jae thinks for a moment, pushing his breakfast around with his fork. "Over Easy. Sunny Side Up. Soft Scrambled. Hard Scrambled?" When he pauses briefly, you feel his eyes study your concentration and he whines, like a two years old child not getting what he wants. Jae can't stand being ignored, especially not by you. "Poached? Basted. Over Medium… I think there's Over Hard too. AHH!" At his yelp, you almost fall back, and he exclaims, self-satisfied: "Omelette! I almost forgot that one, but I’m not sure if it’s relevant to the ‘eggs lexicon’… It’s more of a recipe, don’t you think?” He takes a sip of his coffee and you frown, unable to conjure up of the demonym for citizens of Cambridge because of his blabber. He’s awfully lively this morning for someone who came in so late. He’s like that sometimes when he has something else on his mind. Oh… That’s it. Jae has something to tell you and he’s trying to force small talk.
“So… Have you?”
“Have I what, Jae?” Giving up, you raise your head from the puzzle only to find him shrugging like it all doesn’t matter, even after his long monologue. You’ll never be able to finish the crossword if he keeps talking non-stop like that, and now you’re kind of curious.
"Think about the lexicon related to eating eggs?" Jae finally shoves a few scrambled eggs in his mouth, shutting up for a little while. "Since you don't eat any, I bet you didn't know that."
“Well, I do now." Looking back down at your crossword puzzle it's your turn to sigh, irked. "Thank you so much for that life-changing piece of information, Jae."
“You’re welcome.” He replies with a chuckle although he knows you’re being highly sarcastic.
“What’s an eleven letters word for ‘Annoying’?”
“Am I annoying you?”
“D-I-S-T-R-E-S-S-I-N-G”, you write slowly in the crossword as you spell it.
“Wow. Why are you always so harsh in the morning?” Jae carefully pushes your coffee mug closer as a peace offering. “Here, little goblin. Drink this magic potion, you’ll feel a lot better. You’ll turn into my favourite girl.” Your heart flutters, and not from the caffeine.
"What are people who live in Cambridge called?" You ask, drinking the black scorching liquid, not minding the bitterness.
“Are you gonna see Hyunki or what’s-his-name again?” Jae blurts that out of nowhere. Ah, now you’re getting to the core of his agitation. The first date you went on yesterday with a man you met at one of Jae’s gigs.
“Hyunbin." After freezing for half a second, you correct him patiently. Hopefully, he's testing the waters for a long overdue conversation. "Well, I dunno, we still haven't texted each other yet… He's probably gonna ghost me like every other guy out there."
“Cantabrigian," Jae answers your previous crossword question like it's nothing, mouth full of eggs. "Then why did you even agree to go out with him." His tone is more accusatory than inquisitive, something you don't miss.
“It fits!” Half-amazed, you squeal, writing the twelve letters word in the puzzle. “Hyunbin’s whipped for his cats. He even has a Catstagram for them.”
“I keep telling you, I’m smart in the mornings. Of course, it the right answer.” Jae snorts at your evident surprise, munching. “So what? You already have a cat. You don’t need another one.”
“So what? Everybody knows I’m whipped for guys who are whipped for cats. That’s my Krypto… Thingy.”
“Kryptonite? That’s the single dumbest thing you’ve said. Like… In the past three years that I’ve known you. And you say stupid stuff daily. Don't you have any criterias, standards, self-respect? That Hyunki's a douche."
“Hyunbin.”
Leaning back at the correction, Jae crosses his arms over his chest, an abnormal attitude that causes you to fully look up at him. You’re used to his hyperactivity; his stupid eggy monologues in the mornings; him listing his favourite 90s high profile power couples outside the bathroom while you’re trying to pee, but he rarely gets serious or talks about your dating life. Much like yourself if it’s not about your hopeless crush on him. He’s cute when he’s getting jealous, perhaps you are really having an important discussion this morning.
“Cats. Guys.” You raise two fingers to illustrate your point, wanting to know exactly where you can push him. “Those are my two criteria."
“Half the world fits those low standards.” Jae rolls his eyes back, exasperated. He raises his fingers in a similar fashion. “I’m a man and I’m whipped for your cat.”
Wow. This makes you pause, heartbeat accelerating. “Three days ago, you freaked out when he threw up on the carpet.”
“I’m eating.” Jae immediately reacts at the mention of the mess, making you laugh. He theatrically shuts both eyes and pushes his plate away.
“See? You’re just a guy friend who crashes at my place and freaks out when my cat barfs.” Smirking, you take a bite of your toast, voice so low he probably doesn’t even hear. That’ll do it.
“Doctor Mozzarella knows I love him despite my little hairball... Incapacity. He knows I’m whipped for him.”
At that, you laugh, Jaehyung didn't even love cats a year ago. He ranted about how "rude” your kitten was being to him for months after you adopted the timid stray. Nowadays, however, they seem to be in a committed relationship. Meaning your cat made a move on Jae way before you manage to do it, that little fucker. It's gotten way worse now that Jae's band has a regular gig at the pub on the corner of your street. You barely get to see your cat on the weekends anymore. He's always sleeping in your guest's room with him. At least every Friday and Saturday nights, the days when his band plays. It always ends around 3 am, which is why he crashes at your place so often, officially. Not that you’re complaining, it’s just that you secretly want them to sleep in your own bed...
“Fine, you’re both whipped for each other.” You admit, nodding your head towards Doctor Mozzarella, asleep on the stool next to Jae. Taking another bite of your toast to hide your thoughts, you wonder if Jae’s finally making a move on you. Because that’s your unofficial theory about why he's always over. For a while, you've been pretty sure he has a thing for you too. But God, the boy moves slowly... “So, what’s your point?”
“You need to raise the bar y/n, or you’ll always end up dating douches and complain about getting ghosted.” Jae stammers, laughing to cover his uneasiness. “I mean, even I fit your criteria!"
You put your elbows on the wooden table to stare at him, discarding your puzzle. Now he has your full attention, dating advice, really Jae? He’s the worst at dating, he only has music and his friends. You can’t believe he got through three years of friendship without saying anything, only to try to bring this up ‘casually’ over breakfast.
“You’re totally right.” You smile at him, discovering he can blush at least three shades darker.
“W-What?”
"About needing to raise the bar. I should start looking for a man who can at least bench my weight. You know? Someone really strong and reliable."
Jae pouts in distaste and wiggles again on his stool: “That’s the second dumbest thing you’ve ever said to me. You’d never date a gym rat.”
"I don't know…" You chuckle, enjoying the nervousness peeking under his usually cool and friendly exterior. "Then tell me, Jae, what kind of guy would you see me with?"
“I know someone…” He lowers his voice until it’s nothing but a murmur. “... Who can help you with your crosswords, you know? A guy who smart in the mornings...”
Your world stops for a moment there and you blink, waiting for everything to slide back in place but it doesn’t. You aren’t daydreaming. Jae’s still there, looking back at you, flushed and hopeful, decisively taking the plunge.
“Wow, then I am doomed.” You snort so awkwardly you startle yourself. Not cute, y/n. You waited years and now you’re totally freaking out. “Guys are never smart!”
“Ha-ha.” Jae snorts similarly in response and the tension in the room seems to decrease dramatically. Perhaps this is some sort of complex lexicon you’ve developed to communicate with one another. At least you’re both equally bad at handling touchy feelings. “What’s another word for ‘close by’?" He tries a different approach, clearing his throat. Jae taps his fingers on your puzzle like he's reading an actual clue aloud but it's probably just to avoid holding your eyes.
“Adjacent… Nearby… Familiar… Jaehyung?” You feign to think for a moment. “Weird, that doesn’t seem to fit anywhere in there.” Frowning you also stare at the newspaper’ crossword, unconvinced. You’re almost certain he can hear your heartbeat from across the counter. Still, Jae needs to man up if he has something to ask you. You want him to say something a bit more direct.
“Y/n.” He sighs, afraid you’re still not catching on. “You’re shitting me, right?”
“What’s another word for that’s long ‘overdue’ Jae?”
After a moment, his voice rings abnormally soft, at least now he knows you got it, "Is it too late?" You raise your eyes to meet his, worried. "Or just belated?” He diverts them to the kitchen window in avoidance. “I thought maybe it was just especially careful. Patient, wise… Sensible? Am I dumb at this?”
“Weird, these all seem to fit just right for me...” His gaze snaps up and you smile, weirdly nervous now. That’s still not a direct confession but at least it’s something.
"Right?" Jae's whole face lights up. "So, you'll, um... Adjust your criterias?"
You roll your eyes, taking a sip from your mug to get filled with the heaviness of the coffee. If you don’t, there’s a possibility you’ll fly away from your stool. All of these soaring butterflies in your stomach... “There’s only one person who fits my actual standards, Jae. I don’t think they need adjusting.”
"That's… Wow… Right." He exhales slowly, relieved, then pulls closer his plate of eggs that are probably cold by now. "Er- I mean, that's me, right? Are we cool? I needed a bit of time to think this through and be cautious, I guess. I’m sorry.” “Took you three years,” you tease, glad to put that all on him when you could’ve made a move sooner too. “Smooth.”
“Hey, I just wanted us to…” Jae frowns, giddy, “... go steady.”
You laugh, giving in to the wave of happiness building into you for the past five minutes.
“What? Don’t laugh at me!” Jae whines, laughing despite himself. “What’s so funny?”
“That’s the most Virgo thing you’ve ever said to me,” his nose scrunches at the mention of his sign, disapproving, but you’re still giggling like a fool, “and you say Virgo things all the-”
“Don’t say it” Jae groans in despair, “What was that ‘annoying’ word again?”
“Distressing.”  
“Yeah, well it’s no wonder you get ghosted all the time.”
“Wow.” When you lose the smile he grins awkwardly, trying to appeal to your better side. “Seriously, Jae?”
“Too soon?”
“You should know that if you ever ghost me after all this time, I’ll kill you.”
“Oh, I know.” Jae smiles, staring at his eggs like they’re something precious. “It’s one of the things I love about you.”
Your heart skips a beat and your eyes flutter to the crossword puzzle on the kitchen table. Did Jae really just say that? Not a joke. He didn’t use the word fancy, or like, or enjoy, or adore… Love... That’s unlike him, very direct. You bite your lips, feeling your whole face start to burn. Guess he doesn’t plan on being so evasive anymore.
He clears his throat, clearly as flustered as you by his wording: “Any other Crossword problems I can help you with?”
“Sure,” releasing your lips, you smirk, “what’s another word to say, ‘you should properly ask me out’?”
"Oh", Jae laughs loudly, sounding more like the friend you know, "I think I need more than a single word for that!"

Sensitively crafted extensions and renovation of the detached Cambridge Garden House in a Cambridge Conservation Area.
The new extension allows the ground floor to feel connected to the garden, while still complimenting the solid brick construction of the original building. Curved brick piers create rhythm and relief and form deep protective window reveals. Between the piers, the family rooms are open to new patio and wonderful garden.
Internally, the ground floor is planned as an interconnected collection of rooms linked with windows and glass doors. The changes fill the house with natural light and help the family to feel they are together, even when in different rooms.
What were the key challenges? Permission to build in conservation area. How to make an extension that felt contemporary and open to garden, but also complimented original house and felt solid and robust. Make sure back of existing living room didn’t become too dark. Make sure family stay connected to each other, even if in different rooms.
What was the brief? House in a lovely area, with fantastic garden, but in need of renovation and extension to house family of 5. Wanted open kitchen and dining area to form communal heart of the house. Other new rooms required: kids snug, home office, utility room and bathroom Make the most of the garden, improving both visual and physical connections form the house, but didn’t want a glass-box. Wanted to maintain a sense of solidity and cosiness. Small roof extensions to create more usable space on first floor, including ensuite for master bedroom and larger guestroom.
What were the solutions? Carefully made case in submission to council and early engagement with Planning Officers. Used red brick and white windows to tie-in to house. To soften the feeling of the wall, selected hand-made bricks with cownose curved ends. Arrangement of vertical brick piers creates rhythm and relief to rear of house, complimenting arts and crafts derived style of original building.
Deep window reveals give façade depth from outside and increase feeling of thick protective walls when looking out from inside. The design is for a strong new façade as a solid backdrop to the garden, while still allowing openness to the garden between the piers. The wall feels both solid and intricate, protective and open.
New snug behind living room has very large picture window framing the garden, together with central rooflight. Glass doors connecting this to living allow the light and views to benefit both rooms.
The ground floor has been planned as an interconnected collection of rooms, encouraging movement and interaction. All the rooms, aside from wc’s, have more than one door and comfortable places have been made to sit throughout, with no area used solely as circulation. Some rooms are bright and open, others offer intimate nooks for privacy.

Who are the clients and what’s interesting about them? Family of five, moving to Cambridge from London. Had lived in house for few years first – long enough to get to know it and what they needed.
How is the project unique? Craftmanship of brick extension structure, that is neither a pastiche of the original house, nor an overtly different glass-box. It is clearly new, but also increases appreciation for the qualities of the original building.

Baby boomers reassess downsizing during pandemic
When Jonathan Sweig and his wife sold their family home of 25 years in Franklin and moved into a 1,400-square-foot condo in the Back Bay last July, it was part of a plan set in motion long before anyone had heard of COVID-19.
Theirs was a fairly common migration: For years, empty-nesters in the suburbs have sold their longtime family homes and downsized to a downtown condo, where they could spend less time mowing the lawn and more time walking to theaters, restaurants, and Red Sox games, said Chestnut Hill realtor Mary Gillach.
Then the pandemic all but silenced the joyful noise of city life and hit the brakes on that inflow of suburban boomers.
“That’s so not happening now,’’ Gillach said.
Not only was it difficult to downsize during a pandemic, Sweig said, but the lockdown felt like an inopportune time to move from a spacious five-bedroom Colonial, with a yard and pool, to a two-bedroom condo in a dormant downtown. “We had to adjust because the lifestyle that we imagined didn’t really pan out right away,’’ he said.

Sweig, who works in Cambridge, also had been looking forward to a shorter commute after traveling two hours a day for work. He got his wish, of course, but not because of the move. “Ironically, now I’m 5 to 10 minutes away, and I’m not going to the office,’’ he said.
However, their first-floor unit still ticked a lot of boxes, Sweig said, with perks like an in-unit laundry setup and a patio for gardening and grilling. The couple have enjoyed strolling to favorite restaurants and walking their new puppy, a black Lab named Lilly, which has helped them make friends in the neighborhood. They’re now closer to Winthrop and its beaches, where Sweig grew up and likes to take the dog. And most important, one of their daughters lives downtown, too. “It was really hard to get her to come to our home in Franklin — now we see her once a week,’’ he said.
In fact, the top consideration for a lot of baby boomer buyers, Gillach said, has become proximity to adult kids and grandchildren. “They’re more and more interested in being near those they love, willing to give up that dream of what they were going to do in retirement to be near family,’’ Gillach said.
“Almost all the boomers I am working with seem to be moving to get closer to their adult children,’’ said Michelle Oates, a realtor with Coldwell Banker Realty in Andover. Some of her clients have even moved back from Florida to be near their kids. “COVID has afforded those who are still working with more of an opportunity to live where they want,’’ Oates added, “and I think it’s given all of us, boomers included, a new perspective on the importance of quality of life and spending time with our loved ones.’’
As Brian O’Connor and his wife planned to sell their family home in Reading, where they had raised three kids, they concluded that “Going south was out of the question.’’ The couple wanted to stay close to their children, all of whom have settled into good jobs in Boston, so they initially planned to buy something in or close to the city that would allow them to travel without worrying about maintenance. “I don’t want to be snowblowing anymore,’’ said O’Connor, 60.
Then, COVID hit, and the idea of urban living lost some of its luster. “We began to consider slightly more secluded locations away from the city that still had easy access to Boston,’’ O’Connor said. The couple purchased a new home at Millwood Preserve, a 55-plus community in Framingham across from 820-acre Callahan State Park. “With the large state park right next door for hiking and beautiful farms nearby, we felt like we were deep in the country,’’ O’Connor said, “[but] Boston is only 30 minutes away down the Pike.’’
Those preferences represent near-universal trends in 55-plus housing, said Jane Marie O’Connor, a 55-plus housing consultant — some of which started before the pandemic, but have been further reinforced by the realities of COVID.
Jane Marie O’Connor said buyers looking at 55-plus communities want to be more connected to nature, placing a premium on nearby walking trails, and have a new appreciation for outdoor relaxation and entertaining. “People are putting in fire pits, fireplaces, and outdoor kitchens in covered areas that bring the inside out,’’ she said.
Another highly valued amenity at 55-plus communities are dog parks. “Dogs are a big deal,’’ O’Connor said, and have been for a few years. “Where communities didn’t allow dogs before, now they’re putting in dog parks, they’re putting in pet grooming rooms.’’ With the MSPCA reporting a 20 percent increase in pet adoptions last year, that’s unlikely to change.
Naturally, the pandemic has led all buyers, including baby boomers, to conduct more of their home search online, at least in the early stages. That means buyers who show up to tour homes are farther along in their decision-making than in years past, she said — and represent the leading edge of what will likely be a wave of buyers who may have been waiting out the pandemic. “There’s a pent-up demand, and we’re seeing that across the country,’’ she said.
That’s perhaps good news for younger buyers, who face a stifling shortage of homes for sale. “Most of my clients are the young families who desperately want these boomer houses, which aren’t coming on the market,’’ Oates said.
Absent any urgent need, a baby boomer’s timeline for “right-sizing’’ typically takes more than a year from the decision to sell until move-in day, Jane Marie O’Connor said, so some of last year’s sales were likely based on decisions made long before the pandemic.
Indeed, Rodney Harrell, vice president of family, home, and community at AARP, said it’s too soon to draw conclusions from last year.
“Housing decisions are big decisions, and typically take a while; unlike many consumer decisions, we can’t simply ‘return’ a home to the store and buy a new one,’’ Harrell said. “We do know that the desire to stay in one’s home has remained high over the years, and I don’t expect that to drop substantially as a result of COVID.’’
Compass realtor Kevin Caulfield has seen baby boomers reacting to the pandemic in a few ways.
“Some people stayed the course. They had a plan in terms of what they were doing, sold their house, and continued on with that plan and bought something and moved into Boston,’’ Caulfield said. Others have put that goal on hold until they can safely reap the benefits of an urban lifestyle, he added, and some have stayed put, with a renewed appreciation for their no-longer-empty nest. “[They’ve] enjoyed having their college-aged kids or young adult children at home through the pandemic, and they’ve put the space back to use,’’ he said.
But Caulfield, who is lead broker for The Archer, a new 62-unit luxury conversion in Beacon Hill, said he’s seeing renewed activity and interest in the city as case counts fall and more people are vaccinated.
Meanwhile, more than three-quarters of Americans over 55 own their homes, which means many baby boomers have realized quite a bit of equity in the past eight years as prices have surged. Perhaps seeking escape from COVID contagion and claustrophobia, some have used that home equity to purchase a second property in a more serene setting, from the Berkshires to Cape Cod. “A lot of people downtown have bought other places. They have bought vacation homes that they’re living at permanently right now,’’ Gillach said, “so the Cape has gone off the charts.’’
Sales of single-family homes surged more than 20 percent in both Berkshire and Barnstable counties in 2020, with median prices shooting up nearly 16 percent in both counties year over year, according to the Warren Group, a real estate analytics firm. Sales on Nantucket were up 71.2 percent, and the median price of a single-family sold on the island rose by 34.2 percent, to more than $2 million.
Bruce Jones, a writer and retired educator, beat the latest rush into Cape Cod real estate by about 37 years. Jones, 75, and his wife, Maggie, love their home — and its location, on a half acre in Barnstable Village overlooking woods and a kettle pond. “The yard kicks my ass in a way it didn’t used to,’’ Jones admitted — enough that he started looking at smaller condos in the area, where maintenance would be included in the homeowners association fee.
After all, Jones said, with most of their adult children and grandkids now living in the Pacific Northwest, there isn’t much stopping them from downsizing. So he casually asked a realtor friend about a condo that interested him, in a converted estate off Route 6A — and crashed into a churning real estate market at high tide.
“It had sold after being on the market just a few days,’’ Jones said, so he and his wife are likely to stay put, he said. “With COVID-19, we’ve re-embraced our house, renovated a first-floor bathroom for aging in place. We’re happy and thankful for what we have.’’
In the Back Bay, Sweig is similarly content and, perhaps typical of his generation, optimistic as he waits for Boston to return to its former vibrancy.
“I was always coming into Boston as a young kid, so this is like coming home for me,’’ he said. “It definitely took time to get used to living in a smaller space, but we’re really happy here.’’

In College Park, $360K scores a stone-cold bungalow charmer from 1920s

Reader wonders aloud if city south of downtown Atlanta can’t be the “next Decatur”
Real estate agent Ryan Taylor chimes in via email this week with an interesting notion that Historic College Park has potential to be the “next Decatur.”
That might sound like broker-generated hyperbole—or even a threat to some longtime residents—but Taylor’s aim is to “highlight the restaurant, entertainment, residential growth, and progress over the last year,” in addition to “access to MARTA and the airport” and sense of community that College Park affords.
Which sounds a lot like Decatur. Minus the airport bit.
As anecdotal proof of Decatur-ness, Taylor points to his listing at 2000 Cambridge Avenue, a charmingly restored 1920s bungalow with a lower price point than what’s generally found these days in neighborhoods from East Lake to West End.
It’s maybe eight blocks from the ITP city’s MARTA transit station and historic retail strip, although restaurants, grocery options, and other businesses are closer. Also walkable: Woodward Academy.
Carved into a grassy slope, the “cute” abode counts a generous front porch, a refined interior, four bedrooms, and three bathrooms. The recently redone hardwoods on the main level are original, while appealing aspects include the butler’s pantry and stylistically fitting plantation shutters throughout.
Property records peg the square footage at just 1,638, although it’s unclear if that includes a basement level finished with a bedroom, living room, kitchenette, and bathroom. Parking is on-street only.
Records indicate the house sold in April 2018, following at least some renovations, for $329,000.
It listed about a week ago with Keller Williams Realty for $360,000.

AIA's Housing Awards program, now in its 19th year, was established to celebrate the best in housing design for new construction, renovations and restorations. Awards were given in the following categories: one- and two-family custom residences, one- and two-family production homes, multifamily housing and specialized housing. Ray Dolby’s High-Decibel Pacific Heights Mansion Available for $5.25M

Now hear this! Ray Dolby’s home in San Francisco‘s tony Pacific Heights neighborhood is on the market for $5.25 million. The pioneering sound engineer died at the age of 80 in 2013, but left behind a legacy in audio inventions—and in real estate.
According to property records, the extensively remodeled home from 1900 was purchased in 2008 for $2.3 million. A harmonious blend of old and new, the home quite simply hits all the right notes.

Along with its application in movies, Dolby Labs technology has been built into “7.4 billion consumer electronics products, from car stereos to DVD players to high-definition televisions,” according to SFGate.

For decades, royal babies have typically been born in one ultra-luxe maternity ward: the Lindo Wing. It’s where Princess Anne, Princess Diana, and Catherine, the Duchess of Cambridge all chose to deliver.
But this time around, experts aren’t so sure. Meghan Markle is only three or four months away from her due date, if we’re reading the signs correctly, and we’re still waiting to learn where she will give birth.
“Until they make an announcement, we don’t know,” royal correspondent Victoria Murphy tells T&C. Kensington Palace will reveal that information in due time—but in the meantime, we’ll settle for reading the tea leaves.
All expecting parents have a litany of pros and cons to weigh when choosing a hospital or doctor, but with a royal pregnancy comes a slew of additional concerns. Privacy is perhaps chief among them, and keeping prying eyes away is no easy feat. “What the palace officials have to take into consideration is [the danger of] disrupting day-to-day services of hospitals and maternity wards,” Murphy explains. Rather than section off a portion of a standard hospital, it’s far easier to reserve an existing private ward.

Privacy is one of many advantages to the Lindo Wing. A royal reporter, who wishes to remain anonymous, laid them out for T&C. “Obviously the Lindo Wing is unmatched when it comes to privacy, security and world class medical care,” the reporter explains. The wing “has unmatched amenities and is probably the most ‘luxurious’ hospital in the U.K.”
Just how luxurious? “Every room has a personal bathroom, specialist menus like you would receive in a hotel, massages, WiFi,” the reporter continues. “The hospital has a large intensive care unit for complicated births. Most importantly, the Lindo Wing has history of delivering a number of royal children, and a proven ability to successfully handle the press and public, while putting the royal families’ privacy first, have given them the comfort level to return time and again.”

There are, however, reasons why the Lindo Wing wouldn’t be ideal for Harry and Meghan. After all, the royal couple will reportedly have moved from London to Windsor by Meghan’s due date. According to ITV, the couple is planning to relocate to their newly renovated Frogmore Cottage home in March.
One possible alternative is Frimley Park Hospital. It’s another leading institution, located closer to Frogmore Cottage—and it, too, has royal bonafides. Sophie, the Countess of Wessex’s 2003 delivery of Lady Louise Windsor at Frimley Park distinguished the hospital, as she had a medical emergency during the birth, and “the hospital quite literally saved her life and the life of her baby,” the royal reporter says.
Still, Frimley Park is far from a shoo-in. Even if Meghan and Harry do live in Windsor, a Lindo Wing birth would still be feasible. According to Google maps, it’s only a 45-minute drive from their Windsor address. And though traffic would be a concern for us civilians, “Harry and Meghan will have a police escort just like William and Kate did,” the royal reporter explains.

“We’re not talking huge differences in the distances here,” Murphy says. “And the royals have recently had three births there, and the logistics with the public and the media and everything have gone smoothly. So I feel that [the Lindo Wing] would still be a very strong choice.”
Just this Friday, the Telegraph revealed a possible signal that the couple had decided on the Lindo Wing. “Staff at the Lindo Wing have been asked not to take holiday in April,” the source told the Telegraph. “Everyone thinks it’s got something to do with the royal baby but no one is confirming anything.”
Another royal commentator, Duncan Larcombe, who has written a biography on Prince Harry, isn’t so sure. “I think it’s almost certain now that she won’t follow in her sister-in-law’s footsteps and give birth at the Lindo Wing,” he told T&C. “There are other private maternity hospitals or wards open to them, and there’s no particular rule that says they have to have their baby there.”

Larcombe thinks Meghan could forgo the storied hospital for a reason other than distance: her relationship with fellow Duchess Kate Middleton. “It’s another clue to the fact that Meghan clearly doesn’t have the kind of relationship with Kate where she’ll take her advice and she’ll listen to her,” he says. “It’s another sign perhaps that behind closed doors they’re not as close as we might assume.”
Larcombe said that he would have expected the Duchess of Sussex to follow in the Duchess of Cambridge’s footsteps. “I find that a little bit surprising, because if you think about it, there’s nobody else on the planet that can understand some of the pressures and stresses that Meghan has had to go through in the past year or so than Kate, because she’s married into the same goldfish bowl. And I think that’s a bit of a shame that they’re not thick as thieves frankly, because they’re clearly not.”
There is one way to completely eliminate travel time: a home birth. Vanity Fair floated the idea back in November, but the consensus seems to be that while possible, it’s unlikely. “For years royal children were born at home,” the royal reporter muses. Still, “I think that’s unlikely unless they just can’t make it to the hospital but it’s certainly possible.”

“Why not? It’s 2019,” Larcombe says of a home birth. He went on to explain that in Meghan’s case, a it might not be all that different from an in-hospital delivery. “For example, when they went on the royal tour to New Zealand and Australia in September or October last year, a physician went with them,” he says. “Obviously if she had a home birth, a team will arrive, and she’ll be in safe hands.”
The royal reporter agrees on that front: “There was a team of more than 20 medical personnel on hand for the Duchess of Cambridge and I think you can expect something similar for Meghan and Harry’s birth.”
Ultimately, wherever the royal couple decides to give birth, they’ll be in good hands—and we can expect a photo opp not long after. “The last thing a woman who’s just given birth wants to do is be photographed and have pictures of them used around the world, but unfortunately on that, Meghan hasn’t got any choice,” Larcombe says. “It’s a royal baby, and the public will want to know what the baby looks like.”

It’ll be easiest to face the scrum of cameras if Meghan has an easy birth. It’s been reported that, on the advice of her mother, Meghan is planning on a natural birth. That seems to be a royal-approved option, as Kate has done so already. But Larcombe urges us to take this with a grain of salt. “I think what we have to remember with the royals is that they’re just human beings,” he says. “Like many, many expectant mothers before her, Meghan probably would like to have a natural birth, and it would all be wonderful and over in a few minutes.
“But like an expectant mother, she won’t be in control of that, her body will be… And just because she’s going to give birth to a member of the royal family doesn’t make that any different. She’s just a human being. An expectant mother. And the baby will have its own say on how easy the birth is or how difficult.”
We’ll see what the baby has to say in just a few months’ time.
