Tiny 1940 hobbity house in Vashon, WA has 1bd, 1ba, and they're asking $675K.
Tumblr media
The gardens and paths up to the house are lovely.
Tumblr media
The wild garden is great, as long as you're not allergic. I wonder what it looks like in winter.
Tumblr media
Clean up in Aisle 4! We have to try to look past the clutter. Now, the description says that the heat is from the wood stove and a "wall furnace." I imagine that's probably an electric heating unit.
Tumblr media
I love the kitchen b/c it gets so much natural light. I would put roll-up shades on the windows, though. Look at the vintage stove. I also like the blue cabinet. Cute little curtains would look adorable on the other cabinets.
Tumblr media
A small loft bedroom is on the 2nd floor, but this is all they show of it.
Tumblr media Tumblr media Tumblr media
There is a board walk that connects the outbuilding/greenhouse to the main house. The listing says it's perfect for another sleeping quarter or an artists studio.
Tumblr media
This outbuilding has the bath and the washer & dryer. I wonder if anything other than the boardwalk connects it, though.
Tumblr media
This would be the road into the property.
Tumblr media Tumblr media Tumblr media Tumblr media
The land is quite beautiful, but it clearly needs a lot of mowing.
Tumblr media
The lot is 5.2 acres.

open — mutuals only — i'll allow this one moment of respite for him..
The constant fall of rain against plastic drums in his hands, head, and above all else — his heart. A part of him wonders how much longer this one will last against the onslaught. The dinky greenhouse on 2nd Ave and 96 flooded just last week; something to do with the sheets of plastic giving under pooling rain. This one, though.. At least the lean-to's steep enough to direct the rain down into some gutters.

About the Boy Who Cried Wolf
Read the Rules as well please. Orientation: straight and yes he tried it Place of Birth: Vancouver, British Columbia Current Residence: Bailey Downs, Ontario Education: high school, college Dropout Occupation: groundskeeper, pot grower and seller
Alignment: Neutral good Traits: sarcastic, pretentious, empathetic, righteous + just, logical, rational, skeptical, nervous, romantic Interests: horticulture, botany, horror movies, werewolves, psychedelics, partying, reading, traveling Hopes: curing Lycanthropy, doing something with his life, becoming a super rich geinus with a million dollar idea Fears: werewolves, death, the dark, dying alone Quirks: meticulous, condescending, defensive, always smoking, failing to take things seriously, pervy, likes to party, usually filming things in his daily life, always making a joke out of everything no matter how serious it is, sometimes drunk, often buzzed Demeanor: Sort of carries himself as arrogant as a joke at first but now it’s a habit, aloof and detached socially, sarcastic, cynical, guarded at first, pleasant, a bit of a himbo Reputation: Sam is not as much of a scumbag as people around town like to say, but he used to be. Most of the rumors are made up by people like Trina out of jealousy after he hit and quit them or something along those lines. A lot of these antics are stupid things he did as a teenager, but for the most part Sam is polite and proper. He is good mannered and observant when it comes to reading other peoples emotions, but he does engage in promiscuous acts out of loneliness and feelings of hurt or inadequacy. He is well-liked around town by the adults who buy weed from him or don’t know anything about his underground operations since he and his father are known for keeping the roads cleared of debris and trimming hedges. He’s a helpful, well-spoken young man who always did well in school and helps out around town, but for the most part he has tried to keep to himself and keep a low profile. Headcanons:
Sam used to be an AV Club nerd, fascinated by computers and what makes them work. He shied away from it after he grew up and all his friends in grade 8 didn’t. He was hanging out with girls, and they weren’t.
Sam had a phase where he dyed his hair black and painted his nails. He used to listen to a lot of punk and metal music so that’s why you hear him listening to it even now that he’s more comfortable with his identity.
Sam works as a groundskeeper for every municipality in Bailey Downs. He recently got a gig at the cemetery, a place where he begins to see a strange creature.
Sam drives his dad’s work truck because he got in an accident while driving drunk. As a result of his injuries, he became addicted to pills and after rehabilitation he uses cannabis instead.
Sam grows weed in his greenhouse as well as other plants he intends to make into drugs or tinctures like a sassafras tree and some rare South American plants. His father is an old hippie so he doesn't mind the pot growing as long as he gets some for free.
Sam’s relationship with his father is supportive and close. His father allows him to grow weed and entrusts him with the family business.
His mother is not completely out of the picture, but after the separation, she’s moved to Ottawa to follow her dreams as an interior designer.
Sam's relationship with his mother is distant and a bit strained. She would often try and control his life when she was around and after attempting to have him live with her after an incident at his high school, things only got worse.
Sam's parents are both hippies that met while following the Grateful Dead through the States. They decided to settle down and have him in a place in BC called the Slocan Valley, a town populated by granola wine mums and lumberjacks. They moved to a rural town just outside of Toronto when Sam was 4.
After being away from his mother's influence, Sam and his father have stopped eating health food and given into addictions to junk food and alcohol, though Sam's father sticks to beer usually.
Despite having enough charisma to be a salesman, he does not like people very much or being in very crowded spaces. He throws parties to make some extra money off the rich chuds in Bailey Downs and their girlfriends, but generally doesn't have much respect for his usual clientele.
He’s no stranger to consuming certain types of media, and has even found himself going to some sleazy types of places and engaging in risky behaviours like gambling.
He prefers to stay romantically detached from people, but at the same time he's a hopeless romantic. There is always a chance that someone will change his mind and he is dreading it with each meaningless promiscuous encounter.

some kinnie questions for you :]
Amiya: did you have a favourite location that the landship visited? anywhere you wish you could've gone? or a favourite location on Rhodes Island?
Mizuki: what did you like to do in your spare time? any skills you wanted to learn but just never got around to?
Aya: favourite genre of music? or just some favourite songs in general?
Uika: what were your relationships like with the other Ave Mujica members?
Lemuen: tell me about the people you were closest with?
feel free to answer as many or few as you want to!!
👑: mm chernobog? is not my "favorite" per se but it is dear to me due to... things there. i do like lungmen a lot and i remember being there often. the whole city vibe of it is what i associate with my amiya memories a lot. on rhodes island i spent a lot of my time in the medic bay with kal'tsit and in the greenhouse to relax.
🎀: window shopping! and browsing cute things and fun places. because i'm in charge of nightcord outings so i'm always looking for things for us to do, places to go, etc. i didn't really have much else when i'm not at my job or on nightcord making mvs and i hated going to school so. and i'm not my sister so i can't make fancy clothes but i also liked making little accessories like bows and such and i'd share them with friends so we had matching things.
🌸: i just like j-pop? that's a generic thing i feel but it is what hugely inspired me as an idol and especially the fast upbeat ones. i spent a huge of my time practicing songs of that genre with singing and dancing both. and my favorite pasupare song that i associate with most is wonderland girl.
🌌: this is a complicated thing... but speaking generally i felt less close with them than i was? i got along with them well despite our different personalities, but i rarely feel seen at all by anyone except saki. she's the only one who actually knew me but i didn't really know her. or i thought i did? but crychic destroyed her in many ways, i didn't know how to truly alleviate her pain and that brings a lot of related guilt in our relationship. everyone else is pretty mild i say, me and nyamu had a lot of mingling mostly because nyamu is just nyamu, but with mutsumi and umiri they're both pretty distant, so i hardly had run-ins with them outside of band stuff. the reason for ave mujica was i mostly wanted to feel something and saki was eager to have me in her band so... yeah.
🌼: mhm. well i love my sister much, i thought about her often and i wish i did more for her even in my absence than just send letters... because it's not my intention to keep her in the dark and stuff, but i didn't want her to really worry about me. and i love fia and mostima much too. i was glad that they stayed so close and cared about each other as much, even if they wouldn't admit it to each other's faces. i had a lot of fun with them.

Thinking about.... about mountain... projecting,,, all that nonsense
He hasn't been up top very long, hardly any time at all compared to the elders and to the older humans. For fucks sake, Copia has been on this plane his entire life! Compared to mountains measly handful of years, his was nothing.
He felt like he was nothing.
Most days he felt like he didn't exist. Ave when he did, it felt like those memories belong to a little boy many, many years ago.
The days were getting harder and harder to go through. He could get up and go to work, do his chores around the Abbey... kinda. He'd show up with nothing but dread and anxiety in his stomach. He'd go through the motions on edge the entire time, ice cold anxiety settled in his chest. It felt like every nerve was exposed for hours on end. He felt like a fucking wreck
'I can't do this anymore, I can't do this' rang through his mind like a sick mantra.
'I don't want to do this, I don't want to be here anymore, I can't do this, I can't-'
His only relief was when he finished his scheduled work and was able to retreat back into his room. Even then, he found ways to make sure not a single thought was able to settle and take root.
Playing games, doomscrolling, reading, whatever kept his mind and hands occupied.
Every so often he remembered the razor blade replacements he had in the greenhouse storage shed. How he'd taken one of the pristine ones from its packaging and pocketed it. How it sat in the pockets of his work bag, used twice thus far.
'I just wanna go home' he thought.
'But you are home, this is your home' His own voice reminded him.
'I can't do this anymore'

"My turn?" Ryaan calls over his shoulder, not yet turning to see for himself as he's still wrist deep in a bag of rich soil. "Could you help me repot some of the apple mint?" The seedlings proved to grow much faster than expected, and the last thing he wanted was for them to choke out or accidentally spread through the seed starter pots.

My best friend graced me with the opportunity to make OCs for his lovely story (that you should totally go check out!!) So here they are, plus some info :) Below are Asterism and Lantern of the Mythos. Lantern is a member of the Sunshine Guild, she enjoys looking for plants that she can put in her greenhouse next to her and her friend's house. Asterism is a member of the Constellation Guild and has big dreams. He once wanted to make constellation maps for dragons but after learning that is commonplace where he lives, he decided to turn to very small (but still big!) ideas. He spends his free time out of class messing with different lenses, trying to create a device that will allow dragons to look at very tiny objects. Both Asterism and Lantern are friends who enjoy spending the night looking up at the night skies and pondering unanswered questions.
Tumblr media
Next, we have Spinal of the Maned Fires and Gladiolus of the Aves. Spinal lives in a little village next to the edge of a forest with the rest of his family and relatives. He spends most of his time hunting in said forest in order to provide for his village. He also sometimes helps train the dragonets that will help provide for the village in the future. Gladiolus lives in Dragon's Fall Gorge which is overrun with jungle flora. She tends to many of her plants that she keeps because she enjoys them and some help provide for her. She also has a small telescope that she uses to look up at the night sky.

Exploring the Benefits of Smart Infrastructure for Autonomous Cars with Industry Leaders including Peter Gregory Striker
The automotive industry is experiencing a transformative shift with the integration of smart infrastructure designed specifically to support autonomous cars. This development is redefining transportation by introducing innovative ways for vehicles to interact with their surroundings, which includes everything from road sensors and traffic lights to entire smart cities. The goal of this integration is to create a seamless, efficient, and safe driving environment where autonomous vehicles (AVs) can operate optimally, reducing the need for human intervention. By providing autonomous vehicles with a network of interconnected data points, smart infrastructure has the potential to improve road safety, enhance traffic management, and reduce environmental impact.
Enhanced Safety Through Vehicle-to-Infrastructure (V2I) Communication
One of the primary benefits of smart infrastructure is its ability to enhance safety through vehicle-to-infrastructure (V2I) communication. This technology allows autonomous vehicles to communicate with traffic signals, road sensors, and other infrastructure elements to receive real-time updates on road conditions, traffic, and potential hazards. For example, a smart traffic light can alert an approaching autonomous car of a sudden pedestrian crossing, giving the vehicle time to slow down or stop to prevent accidents. These instant updates play a significant role in mitigating risks on the road. Read more
Experts like Peter Gregory Striker mention that V2I communication enables better response times to unexpected events. When infrastructure can alert cars to upcoming road work, icy patches, or even erratic drivers, autonomous systems can make preemptive adjustments, thereby enhancing passenger and pedestrian safety. By facilitating this kind of proactive response, smart infrastructure effectively reduces the chances of accidents, ensuring a safer experience for all road users. As V2I technology becomes more advanced, autonomous vehicles will increasingly rely on it to enhance overall road safety.
Improving Traffic Flow and Reducing Congestion
Smart infrastructure has the potential to significantly improve traffic flow, an essential benefit for cities experiencing rapid urbanization. By leveraging intelligent traffic lights and sensors, cities can monitor traffic patterns in real-time, adjusting light cycles and lane usage to prevent bottlenecks. Autonomous cars, when connected to this infrastructure, can adjust speeds, merge lanes efficiently, and even take alternate routes to avoid congestion, resulting in a smoother and faster commute.
Furthermore, traffic flow improvements facilitated by smart infrastructure can lead to reduced travel times and lower fuel consumption as highlighted by leaders such as Peter Gregory Striker, benefiting both drivers and the environment. For instance, dynamic traffic signal timing, coordinated with autonomous vehicles, ensures that vehicles spend less time idling at red lights. This decreases emissions, reduces fuel usage, and contributes to a more sustainable urban environment. By optimizing traffic management through smart infrastructure, cities can significantly reduce the burden of congestion on public roads, creating a more efficient transport network for both autonomous and manually driven vehicles.
Environmental Benefits and Reduced Carbon Emissions
Industry leaders including Peter Gregory Striker convey that the integration of smart infrastructure with autonomous vehicles also brings notable environmental benefits. Optimized traffic flow reduces the time vehicles spend idling or accelerating in stop-and-go traffic, both of which contribute to higher fuel consumption and carbon emissions. By improving traffic efficiency, smart infrastructure helps to reduce greenhouse gas emissions, which is essential in efforts to combat climate change and improve urban air quality.
Tumblr media
Additionally, autonomous vehicles operating in conjunction with smart infrastructure can rely on data to select eco-friendly routes, further reducing emissions. For example, real-time updates on traffic conditions allow autonomous cars to avoid congested areas, minimizing fuel usage and pollution. As more autonomous vehicles are introduced into smart cities, these efficiencies will play a crucial role in reducing the environmental footprint of transportation, making urban areas cleaner and healthier places to live.
Cost Savings and Maintenance Benefits for Cities
Smart infrastructure also offers significant cost-saving advantages for cities. By utilizing sensors, cameras, and other digital tools, smart infrastructure can monitor road conditions, alerting city maintenance crews to issues such as potholes or deteriorating road surfaces before they become major problems. This proactive approach to road maintenance can save cities considerable amounts of money by enabling timely repairs and preventing more extensive damage that requires costly intervention.
Furthermore, autonomous vehicles that use smart infrastructure can reduce the need for physical infrastructure expansion. Efficiently managed traffic flow diminishes the need for new roads and additional lanes, allowing cities to optimize existing infrastructure. This approach not only saves cities from expensive construction projects but also contributes to more sustainable urban development. By reducing maintenance costs and optimizing resource allocation, smart infrastructure creates a more financially sustainable transportation model for cities as pointed out by experts like Peter Gregory Striker.
Opportunities for Data Collection and Urban Planning
One of the more indirect yet powerful benefits of smart infrastructure lies in the potential for data collection and urban planning. Smart infrastructure systems, equipped with sensors and communication technology, can collect valuable data on traffic patterns, road usage, and environmental conditions. This data can be analyzed to identify trends and areas for improvement, allowing city planners to make informed decisions about transportation networks and resource allocation.
Additionally, autonomous vehicles can contribute to data collection by sharing information about road conditions, traffic flow, and accident hotspots. This collective data can be utilized to create predictive models that improve urban planning, such as identifying high-demand areas for public transport or pinpointing zones with high accident rates. By harnessing the power of data, smart infrastructure enables cities to develop long-term strategies that accommodate growth and enhance overall quality of life for residents.
Advancing Smart Cities Through Autonomous Vehicle Integration
Finally, the integration of autonomous vehicles within smart cities represents a key step in advancing urban development. Autonomous cars, working in tandem with smart infrastructure, are essential components of future smart cities that prioritize sustainability, efficiency, and safety. By coordinating traffic systems, public transportation, and autonomous vehicles, cities can develop a cohesive, interconnected network that supports diverse forms of mobility.
The benefits of smart infrastructure for autonomous cars extend beyond transportation, encompassing safety, efficiency, environmental sustainability, and urban development. Leaders such as Peter Gregory Striker express that by enhancing V2I communication, improving traffic flow, and supporting data-driven urban planning, smart infrastructure provides a strong foundation for the future of autonomous vehicles and smart cities alike.

Comparing Electric and Hybrid Vehicle Power Systems: What You Need to Know
Tumblr media
As the automotive industry shifts towards sustainability, understanding the differences between electric and hybrid vehicle power systems becomes increasingly important. Both types of vehicles offer innovative automotive power solutions, but they cater to different needs and preferences. Here’s a comprehensive comparison to help you make an informed decision.
1. Understanding Power Systems
Electric vehicles (EVs) operate solely on electricity stored in high-capacity batteries, relying entirely on automotive charging systems for power. In contrast, hybrid vehicles utilize a combination of an internal combustion engine and an electric motor, providing a versatile power solution. This duality allows hybrids to switch between gas and electric, offering greater flexibility for drivers who may not have easy access to charging stations.
2. Performance and Efficiency
When it comes to performance, electric vehicles are generally known for their quick acceleration and quiet operation. The absence of a gas engine allows for a smoother ride, making EVs ideal for urban environments. In terms of efficiency, electric vehicles tend to outperform hybrids in city driving, where regenerative braking can recharge the battery. On the other hand, hybrid vehicles excel on long drives, as they can seamlessly transition between power sources, providing impressive fuel economy without the need for frequent charging.
3. Environmental Impact
Both electric and hybrid vehicles contribute to reduced emissions, but electric vehicles are typically the more eco-friendly choice. EVs produce zero tailpipe emissions, making them ideal for environmentally conscious drivers. Hybrids, while more efficient than traditional vehicles, still emit greenhouse gases due to their reliance on gasoline. If your goal is to minimize your carbon footprint, investing in an electric vehicle may be the best option.
4. Maintenance and Costs
In terms of maintenance, electric vehicles generally have fewer moving parts compared to hybrids, which can translate to lower maintenance costs over time. However, EVs require specialized automotive power management services, particularly when it comes to battery health and longevity. Hybrids, while offering a dual power system, may incur higher costs for servicing both the gas engine and electric components.
5. Charging Infrastructure
The availability of charging stations is crucial when deciding between electric and hybrid vehicles. Electric vehicles rely solely on charging infrastructure, which is rapidly expanding but may not yet be accessible in all areas. Hybrids, however, can use traditional gas stations, providing greater convenience for long-distance travel.
Conclusion
In conclusion, both electric and hybrid vehicle power systems offer unique benefits. Choosing between them ultimately depends on your driving habits, environmental priorities, and access to charging solutions. Understanding these differences will help you make the best choice for your needs. At National Energy Solutions SA, we specialize in providing expert insights and automotive power solutions tailored to your vehicle’s requirements. Whether you choose electric or hybrid, ensure you have the right support for optimal performance.

Rockefeller Building
614 Superior Ave.
Cleveland, OH
The Rockefeller Building is a historic high-rise office building in downtown Cleveland, Ohio, United States, that was built between 1903 and 1905 and sits at the corner of West 6th and Superior Avenue across from the Tower City Center complex. The building stands at a height of 212 ft., rising 17 stories above the street and is named after the Standard Oil of Ohio founder John D. Rockefeller. The massively wide building acts as an entry point into the very popular and populated Warehouse District, Cleveland.
Rockefeller's companies were instrumental in helping shape Cleveland into an industrialized powerhouse. There are many places in the city and suburbs named after the man, including Rockefeller Park, the Rockefeller City Greenhouse, Rockefeller Lagoon, Rockefeller Center At, Rockefeller Road, and Rockefeller Avenue. However, his namesake building is the most lasting and recognizable epitaph to the Cleveland billionaire. Rockefeller was known in later life for his generosity towards his adoptive city; his legacy of either providing support to or directly funding Cleveland projects and parks is widely felt today.
The Rockefeller name has been prominently displayed on the West 6th side of the building since 1905, except for a brief period when fellow Cleveland businessman Josiah Kirby (responsible for starting the gigantic Cleveland Discount Company mortgage firm in 1921 in Cleveland) bought the skyscraper from the Rockefellers in 1920 and subsequently changed the facade to the Kirby Building. However, Josiah Kirby angered the Rockefeller family by doing so. Thus, the Rockefeller family bought the building back and reverted it to the Rockefeller moniker in 1923. The signage is still quite visible today, having changed little in design since 1923. On June 4, 1973, the building was put on the list of National Register of Historic Places.
