Things Biden and the Democrats did, this week #9
March 9-15 2024
The IRS launched its direct file pilot program. Tax payers in 12 states, Florida, New Hampshire, Nevada, South Dakota, Tennessee, Texas, Washington, Wyoming, Arizona, Massachusetts, California and New York, can now file their federal income taxes for free on-line directly with the IRS. The IRS plans on taking direct file nation wide for next year's tax season. Tax Day is April 15th so if you're in one of those states you have a month to check it out.
The Department of Education’s Office of Civil Rights opened an investigation into the death of Nex Benedict. the OCR is investigating if Benedict's school district violated his civil rights by failing to protect him from bullying. President Biden expressed support for trans and non-binary youth in the aftermath of the ruling that Benedict's death was a suicide and encouraged people to seek help in crisis
Vice President Kamala Harris became the first sitting Vice-President (or President) to visit an abortion provider. Harris' historic visit was to a Planned Parenthood clinic in St. Paul Minnesota. This is the last stop on the Vice-President's Reproductive Rights Tour that has taken her across the country highlighting the need for reproductive health care.
President Biden announced 3.3 billion dollars worth of infrastructure projects across 40 states designed to reconnect communities divided by transportation infrastructure. Communities often split decades ago by highways build in the 1960s and 70s. These splits very often affect communities of color splitting them off from the wider cities and making daily life far more difficult. These reconnection projects will help remedy decades of economic racism.
The Biden-Harris administration is taking steps to eliminate junk fees for college students. These are hidden fees students pay to get loans or special fees banks charged to students with bank accounts. Also the administration plans to eliminate automatic billing for textbooks and ban schools from pocketing leftover money on student's meal plans.
The Department of Interior announced $120 million in investments to help boost Climate Resilience in Tribal Communities. The money will support 146 projects effecting over 100 tribes. This comes on top of $440 million already spent on tribal climate resilience by the administration so far
The Department of Energy announced $750 million dollars in investment in clean hydrogen power. This will go to 52 projects across 24 states. As part of the administration's climate goals the DoE plans to bring low to zero carbon hydrogen production to 10 million metric tons by 2030, and the cost of hydrogen to $1 per kilogram of hydrogen produced by 2031.
The Department of Energy has offered a 2.3 billion dollar loan to build a lithium processing plant in Nevada. Lithium is the key component in rechargeable batteries used it electric vehicles. Currently 95% of the world's lithium comes from just 4 countries, Australia, Chile, China and Argentina. Only about 1% of the US' lithium needs are met by domestic production. When completed the processing plant in Thacker Pass Nevada will produce enough lithium for 800,000 electric vehicle batteries a year.
The Department of Transportation is making available $1.2 billion in funds to reduce decrease pollution in transportation. Available in all 50 states, DC and Puerto Rico the funds will support projects by transportation authorities to lower their carbon emissions.
The Geothermal Energy Optimization Act was introduced in the US Senate. If passed the act will streamline the permitting process and help expand geothermal projects on public lands. This totally green energy currently accounts for just 0.4% of the US' engird usage but the Department of Energy estimates the potential geothermal energy supply is large enough to power the entire U.S. five times over.
The Justice for Breonna Taylor Act was introduced in the Senate banning No Knock Warrants nationwide
A bill was introduced in the House requiring the US Postal Service to cover the costs of any laid fees on bills the USPS failed to deliver on time
The Senate Confirmed 3 more Biden nominees to be life time federal Judges, Jasmine Yoon the first Asian-America federal judge in Virginia, Sunil Harjani in Illinois, and Melissa DuBose the first LGBTQ and first person of color to serve as a federal judge in Rhode Island. This brings the total number of Biden judges to 185

President-elect Donald Trump gave his first remarks since his November election victory was certified, unveiling a massive investment plan for data centers across the United States.
Key Facts:
• Trump spoke at Mar-a-Lago one day after Congress and Vice President Kamala Harris certified his victory. • He announced a $20 billion investment from DAMAC Properties to build data centers in several states. • The targeted states include Texas, Arizona, Oklahoma, Louisiana, Ohio, Illinois, Michigan, and Indiana. • Trump also pledged to speed up regulatory approvals for any company investing $1 billion or more. • He confirmed plans to reverse Biden-era bans on oil drilling, especially off U.S. coastlines.
The Rest of The Story:
Trump praised the upcoming data center initiative and said the $20 billion injection from DAMAC Properties would arrive over a “short period of time.”
According to Trump, the plan will help the country stay at the forefront of AI and cloud-based innovations.
DAMAC’s owner, Hussain Sajwani, specified that the goal is to support cutting-edge technology development nationwide.
At the press conference, Trump also introduced a streamlined approval process for large-scale investors.
He insisted that international corporations often see U.S. regulations as too complicated, which can discourage major projects.
He promised to cut through slow permitting procedures so that companies can start creating jobs and boosting local economies.
Trump further declared that on day one of his administration, he will lift restrictions on new oil drilling, particularly in offshore areas.

Excerpt from this story from Inside Climate News:
When Peter Else left the University of Arizona in 2005 to live in the San Pedro Valley full time, he planned to spend his retirement farming in one of the most ecologically intact landscapes left in southern Arizona, where the nearby river remains undammed and giant cactuses fill the space between the Galiuro and Rincon mountains.
But Else, who previously directed the Tucson Area Agricultural Centers at the University of Arizona, soon found himself in the middle of one of the most consequential debates over developing green spaces for green energy. For nearly a decade, he has been fighting the SunZia project—a transmission line connecting 3,000 megawatts of clean energy generated by wind farms in New Mexico to the power grid. The transmission line was routed largely along highways in New Mexico and Arizona but detoured into the San Pedro Valley for roughly 50 miles, cutting through a landscape that for decades avoided most of the impacts of human development. Other routes identified by developers were deemed to have greater negative impacts by federal regulators, while the company said building along existing infrastructure was too costly.
“I’ve never done anything like that before in my life,” Else said of becoming a citizen intervenor during the Arizona Corporation Commission’s (ACC) permitting process for SunZia, a role that allows citizens impacted by a project to directly participate in its permitting by providing sworn testimony and cross-examining witnesses. “I had no idea what I was getting into.”
Fifteen years since the project was first proposed and nearly a decade after state regulators began reviewing the project, Else is still involved, suing the ACC, which regulates state utilities, over its issuing of a certificate of environmental compatibility (CEC) to SunZia. The suit argues that the development has fundamentally changed since it was narrowly approved in 2016 and no longer benefits Arizona.
When SunZia was approved, the project planned to build two side-by-side power lines and connect to a planned substation in Bowie, Arizona. One of the lines built would be an alternating current line, enabling other energy projects in southern Arizona to connect to the grid, while the other would be a direct current line, which doesn’t easily allow for interconnection and is best used for sending large amounts of energy over long distances. But since Pattern Energy purchased the project in 2022, only the DC line is being built after the ACC agreed to separate the permits for both of the lines. The AC line currently lacks the funding to begin construction, and all of the project’s wind energy is slated to be sold in California, where it’s worth more.
“As a matter of law, the Commission cannot approve a CEC when on one side of the balance is zero (no Arizona purchasers) or noneconomical power, and on the other side is environmental and ecological harm,” the lawsuit reads. “This is an independent reason to remand: the Commission must require Pattern to put on evidence of actual need in Arizona.”
Else’s lawsuit is just the latest in a series of challenges facing SunZia, the biggest renewable energy project in U.S. history, despite construction on the project having already begun. Fights over the development are playing out in state and federal courts.
Transmission lines are vital to the energy grid and a major component of the transition away from fossil fuels. The lines send energy, often generated in remote places, over long distances, typically to major urban centers. But building them can be a long and tedious process, involving regulators from various states and federal agencies and the consultation and feedback of local and tribal communities, environmental groups and others.

Jacob Chansley, an infamous Capitol riot defendant known as the "QAnon Shaman," has been released from federal prison months early and moved to a halfway house in Arizona, officials and his attorney confirmed on Thursday.
A former prosecutor says it's normal for federal sentences to be cut short.
Chansley, 35, was sentenced to 41 months in prison in November 2021 after pleading guilty to one count of obstruction of an official proceeding for his involvement with the January 6, 2021 attack on the US Capitol.
But he was transferred on Tuesday from Arizona's Federal Correctional Institution Safford to "community confinement" overseen by the Federal Bureau of Prisons' Phoenix Residential Reentry Management Office, a prisons spokesperson told Insider on Thursday.
He had served 27 months of his 41-month sentence.
Chansley's projected release date from any kind of federal custody is May 25, the Bureau of Prisons spokesperson said.
"For safety, and security reasons, we do not discuss the conditions of confinement for any inmate, including transfers or release plans, nor do we specify an individual's specific location while in community confinement," the spokesperson added.
Chansley's attorney during the trial, Albert Watkins, applauded his former client's release, saying in a statement to Insider: "It is appropriate this gentle and intelligent young man be permitted to move forward with the next stage of what undoubtedly will be a law-abiding and enriching life."
Watkins wrote that he attributes the early release of Chansley — who walked the Capitol building wearing a horned headdress and paint — "to be a function of the U.S. Bureau of Prisons evaluating Mr. Chansley's eligibility for release based on the plea agreement, the sentence imposed, the model behavior of Mr. Chansley while confined, the programs he completed and a host of factors routinely taken into consideration by the U.S. Bureau of Prisons."
Former New York prosecutor Mark Bederow told Insider that it is "common" for federal inmates to get their sentences lessened under the First Step Act, which was passed in 2018.
"It's relatively common for an eligible offender to have a federal sentence moderately reduced before an offender completes the full term of a prison sentence," said Bederow, a criminal defense attorney.
Conservative pundits and personalities rallied around Chansley. Fox News' Tucker Carlson devoted a section of his show to video footage of the January 6 insurrection, saying it showed that the rioters, on the whole, were peaceful and using it as evidence that Chansley should be released. Twitter and Telsa CEO Elon Musk also called for Chansley to be freed.
The Department of Justice said in a court filing that Carlson's program had taken the video — provided by House Speaker Kevin McCarthy — out of context.
Justin Wells, the senior executive producer of "Tucker Carlson Tonight," stood by the segment. "Our team's review of available surveillance footage of Mr. Chansley is consistent with our reporting," Wells said in a statement.

Factors to Consider Before Solar Panel Installation
Solar panel installation is a significant investment that offers long-term benefits, including lower energy bills, reduced carbon emissions, and energy independence. However, to maximize these benefits, it’s crucial to evaluate several factors before starting the installation process. In this guide, we’ll explore key considerations to help ensure your solar panel installation is successful and cost-effective.
1. Assess Your Energy Needs
Understanding your household or business energy consumption is the first step in planning for solar panel installation. Review your electricity bills from the past year to identify your average monthly usage, typically measured in kilowatt-hours (kWh).
Why it matters: This helps determine the size of the solar system you need. For example, if your monthly consumption averages 900 kWh, you’ll need a solar array capable of producing at least that amount to offset your usage.
Tip: Use online calculators or consult a solar expert to calculate the number of panels required based on your energy needs and location.
2. Evaluate Your Roof’s Suitability
The condition, size, and orientation of your roof play a critical role in solar panel installation.
Roof condition: A roof in poor condition may require repairs or replacement before installation to ensure it can support the panels for 20-25 years.
Orientation and tilt: In the Northern Hemisphere, south-facing roofs receive the most sunlight. The optimal tilt angle typically corresponds to your geographic latitude.
Shade considerations: Evaluate potential shading from nearby trees, chimneys, or neighboring buildings. Shading can significantly reduce solar panel efficiency, so trimming trees or repositioning panels might be necessary.
Roof space: Ensure your roof has enough unobstructed space to accommodate the number of panels required for your energy needs.
3. Check Local Climate and Weather Conditions
Solar panels generate power from sunlight, making your local climate a significant factor.
Sunny regions: Locations with high sun exposure, like California or Arizona, provide ideal conditions for solar panel installation.
Cloudy or snowy regions: Even in less sunny climates, solar panels can still produce electricity, albeit at reduced efficiency. Opt for high-efficiency panels like monocrystalline if you live in such areas.
Weather durability: Ensure the panels you select can withstand local weather conditions such as heavy winds, hail, or snow. Look for panels with durability ratings like IEC 61215 or certifications indicating resistance to harsh weather.
4. Understand the Costs and Financing Options
While the upfront cost of solar panel installation can be substantial, there are numerous financing options available to make the transition more affordable.
Upfront costs: The average cost for residential solar systems in 2025 ranges between $10,000 and $25,000, depending on system size and location.
Financing options:
Solar loans: Spread the cost over time with monthly payments.
Solar leases: Pay a monthly fee to use the solar system without owning it.
Power Purchase Agreements (PPAs): Pay only for the energy you use from the panels.
Incentives and rebates: Explore federal tax credits, such as the Investment Tax Credit (ITC), which allows you to deduct a percentage of the installation cost. State-specific programs and utility rebates can further reduce costs.
5. Research Local Permits and Regulations
Installing solar panels often requires permits and adherence to local regulations. These vary by region, so it’s essential to understand the requirements before proceeding.
Building permits: Many municipalities require permits for structural modifications like solar panel installation.
Zoning restrictions: Check if there are limitations on the placement or visibility of solar panels in your area.
HOA guidelines: Homeowners’ Associations may have specific rules about solar panel aesthetics or installation.
Utility approval: If you plan to connect your system to the grid, your utility provider may require approval and inspections.
6. Choose the Right Solar Panel Technology
Different types of solar panels offer varying efficiency levels, costs, and aesthetics.
Monocrystalline panels: These panels are highly efficient and durable, making them ideal for limited roof space.
Polycrystalline panels: A more cost-effective option, though slightly less efficient than monocrystalline.
Thin-film panels: Lightweight and flexible, these panels are suitable for unconventional installations, such as curved surfaces or portable setups.
Emerging technologies: Consider innovative options like bifacial panels, which generate power from both sides, or solar shingles for a sleeker aesthetic.
7. Calculate Return on Investment (ROI)
The primary appeal of solar panel installation lies in its long-term financial benefits. Calculate your potential ROI by factoring in:
Energy savings: Estimate how much you’ll save on electricity bills annually and over the system’s lifespan.
Payback period: This refers to the time it takes for your savings to cover the installation cost. For most systems, the payback period is between 6-10 years.
Net metering: Check if your utility company offers net metering, which credits you for excess energy sent back to the grid.
8. Choose a Reliable Solar Installer
Selecting a qualified and experienced installer is critical to a successful solar panel installation.
Certifications: Look for installers certified by organizations like the North American Board of Certified Energy Practitioners (NABCEP).
Reputation: Read reviews, check testimonials, and ask for references.
Warranty and support: Ensure the installer offers warranties for both the equipment and workmanship.
Quotes: Obtain multiple quotes to compare pricing, services, and system recommendations.
9. Consider Battery Storage Options
While solar panels generate power during the day, adding a battery storage system can provide energy at night or during power outages.
Benefits of storage:
Greater energy independence.
Backup power during emergencies.
Maximizing self-consumption of solar energy.
Popular battery options: Consider options like the Tesla Powerwall or LG Chem RESU for reliable storage solutions.
Conclusion
Solar panel installation is an excellent investment in sustainability and financial savings, but proper planning is essential for a successful project. By assessing your energy needs, evaluating your roof’s condition, researching costs and incentives, and choosing the right installer, you can ensure a smooth and rewarding transition to solar energy.for more visit heliostrom

Trump: Expedited Permits for Anyone Investing $1B in US
![Tumblr media](https://64.media.tumblr.com/ff216ba50eac9945aafefaf9b844b193/ab979ef81fd61570-aa/s540x810/27ca80334a19fcc83008d1f9d5130be06341137b.jpg)
President-elect Donald Trump is promising expedited federal permits for energy projects and other construction worth more than $1 billion. But the idea could meet with regulatory and legislative hurdles, including a landmark law that requires federal agencies to consider the environmental impact before deciding on major projects.
In a post on his Truth Social site Tuesday, Trump said anyone making a $1 billion investment in the United States “will receive fully expedited approvals and permits, including, but in no way limited to, all Environmental approvals.”
“GET READY TO ROCK!!!" he added.
While Trump did not specify who would be eligible for accelerated approvals, dozens of energy projects proposed nationwide, from natural gas pipelines and export terminals to solar farms and offshore wind turbines, meet the billion-dollar criteria.
Environmental groups were quick to slam the proposal, calling it illegal on its face and a clear violation of the National Environmental Policy Act, a 54-year-old law that requires federal agencies to study the potential environmental impact of proposed actions and consider alternatives.
“Trump is unabashedly and literally offering to sell out America to the highest corporate bidder,'' said Lena Moffitt, executive director of Evergreen Action, an environmental group. She said the plan was “obviously illegal” and another example of Trump “putting special interests and corporate polluters in the driver’s seat, which would result in more pollution, higher costs and fewer energy choices for the American people.”
Alexandra Adams, chief policy advocacy officer at the Natural Resources Defense Council, said Trump should be careful what he wishes for.
“What if someone wants to build a waste incinerator next to Mar-a-Lago or a coal mine next to Bedminster golf course?" she asked, referring to Trump's Florida home and New Jersey golf club, respectively.
“There’s a reason Congress requires the government to take a hard look at community impacts to make sure we don’t greenlight projects that do more harm than good. Cheerleading on social media doesn’t change that reality,” Adams said.
Energy analyst Kevin Book said Trump's post showed his usual flair for showmanship, Underlying it is a strong bipartisan push for permitting reform to speed up major environmental projects that now take years to win approval.
“The substance here is he is really serious about trying to get permitting reform done," said Book, managing partner at ClearView Energy Partners, a Washington research firm.
“Permitting delays are an impediment in many sectors — including energy — and there are multiple billion-dollar investments waiting for permitting reform," Book said.
A bipartisan plan championed by Senate Energy Committee Chairman Joe Manchin of West Virginia and Wyoming Sen. John Barrasso, the committee's top Republican, would speed up permitting for major energy and mineral projects, but its chances are uncertain in the final few weeks of the current Congress.
Their plan would boost energy projects of all types, bringing down prices, creating domestic jobs and allowing the U.S. to continue as a global energy leader, Barrasso and Manchin say.
Critics say the bill would open major expanses of public lands and waters for oil and gas drilling and gut executive and judicial review.
“Checking off wish lists for oil, gas and mining companies is not permitting reform,” said Rep. Raul Grijalva of Arizona, the top Democrat on the House Natural Resources Committee. He called the bill “a dirty deal” that would exempt some oil and gas drilling projects from federal review and “let mining companies dump even more toxic waste on our public lands.”
Golden Age
Jason Miller, a senior adviser to Trump, said Trump's second term will be a “golden age of regulation-cutting,'' including a promise to “drill, baby, drill.''
“If you want to bring in money, he’s going to move heaven and earth to get that money in the door and get it invested in the United States,'' Miller said Tuesday at a conference organized by the Wall Street Journal.
The plan applies to both domestic and foreign investment, Miller said: “He wants to get the money and he wants to get the regulations cut and get the economy moving again. ”
In the short term, Trump's post makes permitting reform less likely this year, Book said, as Republicans seek to wait until next year when they will control both chambers of Congress and the White House. But the issue is likely to return quickly in the new year.

Maintaining local building laws and safety standards depends on construction and renovation projects using roofing permits. For companies, individuals, and builders all throughout Phoenix, Arizona, getting the right roofing permits is crucial. The value of roofing gilbert AZ permits, the application procedure, the many kinds of permits needed, and the repercussions of failing to get the proper permissions are explored in this article.
Importance of Roofing Permits
Roofing permits serve several vital functions:
Permits guarantee that each roofing installation satisfies safety criteria. This is very vital to ensure long-term structural safety and help to avoid mishaps during building.
Permits guarantee that the roofing project follows regional building regulations. This includes following correct installation methods, utilizing suitable materials, and satisfying energy efficiency criteria.
Correct permits may influence property prices. In order to guarantee that past work was completed safely and properly, potential purchasers and insurance companies routinely search for appropriate licenses.
Having the required licenses protects homeowners and builders legally. It offers a recorded procedure that one may consult in case of conflicts or inspections.
Types of Roofing Permits
The kind of roofer phoenix AZ permit needed will depend on the extent of the project:
Residential Roofing Permits: Any roofing operation on single-family houses and duplexes requires residential permits. This covers major repairs, re-roofing, and fresh roof construction.
Commercial Roofing Permits: These permits are required for roofing projects on commercial properties, including office buildings, warehouses, and retail spaces.
Speciality Permits: Additional permissions may be needed based on the kind of roofing work being done. For instance, licenses allowing the installation of solar panels or other roof-mounted machinery.
The Permit Application Process
Calculate Permission Requirements: Check with the City of Phoenix Planning and Development Department to find out if a permit is needed before beginning any roofing job. Often, this may be accomplished online or by visiting the department personally.
Get ready with documentation: Compile all required information, including comprehensive roofing project designs, supplies to be utilized, and the extent of labour involved. In bigger projects, one may need the evaluation of a structural engineer.
Send Applications: If they are available on the official City of Phoenix website, complete the permit application form. Send the form along with the application fee and the necessary supporting documents.
Review Procedure: The Planning and Development Department will look at the application. Depending on the intricacy of the project, this procedure could take few days to several weeks.
Allow Issuance: Permission will be granted should the application satisfy all criteria. The permit for the whole project has to be shown at the work site.
Inspections: Many times, the roofing job calls for many inspections. These guarantee that the work is following construction rules and safety guidelines and moving in line with the design. Once the project is finished, one does a last check.
Costs Associated with Roofing Permits
Phoenix's roofing permit costs depend on the size of the job. Variables affecting the cost include:
The width of the roof
The kind of roofing components used.
The difficulty of the undertaking
For house improvements, the cost usually falls between $150 and $500. Because of their bigger size and extra rules, commercial projects usually cost more.
Consequences of Not Obtaining a Permit
Ignorance of the required roofing permits might lead to large fines and penalties. Until the correct permits are obtained, the City of Phoenix has daily fines ability.
If the work begin without a permit, the city may issue a stop-work order. This causes delays and extra expenses as it stops all building activity until the proper licenses are secured.
Unpermitted work may have to be redone to satisfy codes. This may greatly raise the project's whole cost.
If the appropriate permissions is not secured, homeowners and contractors run the risk of running afoul of law. This is particularly important should the unapproved activity cause mishaps or damage to property.
Unpermitted work might complicate the selling process for a property. Purchasers of a property with possible legal and safety concerns may be reluctant to pay for it or demand a price cut.
Conclusion
Anyone intending to do a roofing job in Phoenix must first understand roofing permits. While preserving property value, permits provide legal protection, code compliance, and safety. Following correct processes, organizing required papers, and keeping current can help homeowners and contractors negotiate the permitting process quickly and without incident. Ignoring the permissions needed could result in penalties, legal problems, and other expenses, so, it is essential to follow local rules and guidelines.

If you’ve been dreaming about buying land, Arizona for sale, you’re not alone. From vast deserts to mountainous terrains, the diversity of land in Arizona can accommodate almost every dream – whether it’s a tranquil retirement haven or the perfect backdrop for adventure.
But before you take a leap into buying land, it’s essential to understand the types of land available, typical costs, and the inherent advantages and disadvantages of each type. Worried about navigating this landscape? Don’t be. Compass Land USA is here to guide you through every step of this exciting journey.
Land, Arizona for Sale
Let’s kickstart this exploration by unpacking the different types of land available for sale in Arizona:
Arizona’s expansive landscape offers a wide array of land options to suit a variety of preferences and needs. These include residential plots, perfect for building your dream home. There are also commercial lands zoned specifically to facilitate businesses, from quaint mom-and-pop operations to large-scale corporate establishments.
Farmers and agricultural enthusiasts can benefit from vast farmland plots, primed for everything from regular crop cultivation to organic farming endeavors. For those interested in the industrial sector, there’s industrial-zoned land, a blank canvas for setting up factories or warehouses.
You will find in Arizona a rich mix of habitable land; desert terrain romancing with mountainous forests, providing unique and refreshing environments. For the wild at heart, hunting lands with an extensive network of public lands are particularly attractive. These lands offer a host of hunting opportunities, from big game like mule deer and elk to small game.
Among the many offerings, you can also purchase plots for vacation properties – an investment in a lifetime of unforgettable getaways. With the average price of Arizona’s land parcels standing at $682,182, there is bound to be a plot that fits your budget and meets your expectations.
Each of these land types come with their pros and cons
Residential Land:
Pros of this type of land include the potential for immediate development, as it’s often already zoned for housing. It’s also typically located in established neighborhoods, which can make it more appealing to potential buyers. However, the cons include higher costs due to its desirable location and the potential for zoning restrictions that could limit the type or size of home you can build.
Commercial Land:
The pros of commercial land include the potential for a high return on investment, especially if it’s located in a growing area. This type of land is often zoned for businesses, which can make it easier to develop. The cons, however, include higher initial costs and the potential for more stringent zoning and building regulations. Additionally, commercial land can be harder to sell if the market is slow.
Agricultural Land:
Pros of agricultural land include lower purchase costs and the potential for tax benefits if the land is used for farming or ranching. It’s also often located in rural areas, which can offer a peaceful, secluded environment. The cons include the potential for zoning restrictions that could limit non-agricultural use and the fact that it’s often located far from urban amenities.
Undeveloped Land:
The pros of undeveloped land include lower initial costs and the potential for significant profit if the land increases in value. This type of land also offers the most flexibility, as it’s often not subject to existing zoning or building restrictions. The cons include the potential for high development costs, the need for extensive planning and permitting, and the fact that it can be harder to sell.
Compass Land USA can guide you through the process of buying land in Arizona, regardless of the type. They have extensive knowledge of the local market and can help you navigate the complexities of zoning, permitting, and development. They can also help you understand the potential costs and benefits of each type of land, so you can make an informed decision.
Comparing Costs: How Much Does Land in Arizona Typically Cost?
The cost of land in Arizona can vary greatly depending on the type and location, ranging from $1,000 to $10,000 per acre.
Given Arizona’s immense span of 114,006 square miles, or 73 million acres, it’s no surprise that land pricing varies greatly. From the sprawling desert landscapes to the rich, fruitful farmland, there’s a piece of land for every budget and purpose.
The overall average price for land parcels in Arizona is approximately $682,182. However, keep in mind that this figure encapsulates all land types, including residential, commercial, and agricultural areas. It’s not uncommon to find properties with prices as low as less than $1,000 per acre, making it an affordable option for prospective buyers.
Arizona’s robust farm and ranch industry contributes significantly to land sales, with an impressive $12 billion of these types of land currently listed. From cotton and lettuce fields to citrus orchards and alfalfa farms, the agricultural possibilities in Arizona are flourishing.
When considering the cost of land, understanding the zoning ordinances, which dictate how the land can be developed or used, can significantly influence price. For instance, areas zoned for commercial use often carry a higher price tag than those zoned for residential or farmland use. It’s an important factor to keep in mind when appraising potential land investments.
Nevertheless, if you harbor a passion for outdoor adventures like hunting mule deer, quail, and elk, you might find value in Arizona’s extensive network of public lands. While these lands may not be available for purchase, they significantly contribute to the appeal of owning property in Arizona.
At the end of the day, Arizona offers a variety of land options that caters to different needs and budgets. Whether your vision is setting up a business, building a home, or farming, Arizona’s diverse real estate landscape allows you to turn that dream into a reality. Compass Land USA can guide you through this process and help match your needs and budget with the perfect plot of Arizona land.
Factors That Influence Land Price in Arizona
The cost of land in Arizona is influenced by a variety of factors. It can vary depending on the size of the land, location, the degree of development, and its intended use. Location is particularly significant and can greatly affect the value of your land. Urban areas, for instance, offer a higher land value than rural ones, mainly due to the presence of amenities and infrastructure.
Land in the vicinity of natural features such as mountains or bodies of water may also fetch higher prices due to their scenic appeal. Conversely, lands that are prone to natural calamities like floods or landslides are generally cheaper.
Desert land in Arizona is typically the most affordable but may require significant investment for development due to lack of water and harsh conditions.
The Benefits and Drawbacks of Recreational or Industrial Land
Beyond the basics of land types, each land offers unique benefits and drawbacks, depending entirely on your planned purpose for it. Let’s take a closer look into each land category to provide you with a well-rounded view.
Recreational Land:
If it’s adventure that you’re seeking, purchasing recreational land in Arizona could serve you well. This type of land is typically used for hunting, fishing, camping, or other outdoor activities. They often include landscapes that are pristine and untouched, ranging from forests to desert terrains. Since Arizona is home to diverse wildlife and landscapes, owning recreational land can provide you not just enjoyment but possibly a return of investment as well.
On the other hand, the downsides to owning recreational land include the potential distance from amenities and cities. Also, accessibility may be an issue, especially if the land is located in remote areas. It is essential to keep these things in mind before making a purchase.
Industrial Land:
For those looking for a business venture, industrial land might be a viable option. These lands are typically suited for warehouses, manufacturing plants, or storage facilities. They are often located near major transportation routes for seamless logistics.
However, industrial land can also bring about challenges. Some areas may have zoning restrictions, environmental rules, or other regulations. These lands can be more expensive to develop and maintain.

Excerpt from this press release from the Bureau of Land Management:
The Bureau of Land Management (BLM) today announced its proposed roadmap for solar energy development on public lands, designed to expand efficient and environmentally responsible solar project permitting on public lands across the West. Today’s release of the Final Utility-Scale Solar Energy Programmatic Environmental Impact Statement and Proposed Resource Management Plan Amendments (also known as the proposed updated Western Solar Plan), comes as the Biden-Harris administration releases new data to demonstrate how it has improved federal permitting processes to help deliver more projects, more efficiently, across the United States.
The proposed Western Solar Plan builds on President Biden’s Investing in America agenda, which is working to transition the nation to clean energy, lower energy costs for consumers, create good-paying union jobs, tackle the climate crisis, and advance clean air and environmental justice priorities, with the goal of achieving a 100-percent clean electricity grid by 2035. Earlier this year, BLM surpassed the goal of permitting more than 25 gigawatts of clean energy projects on public lands, and the updated Western Solar Plan will support continued progress on responsible permitting.
Developed with substantial public input, the proposed updated Western Solar Plan will guide BLM’s management of solar energy proposals and projects on public lands. It would make over 31 million acres of public lands across 11 western states available for potential solar development, driving development closer to transmission lines or on previously disturbed lands and avoiding protected lands, sensitive cultural resources and important wildlife habitat.
Steering project proposals away from areas where they may conflict with other resources or uses will help ensure responsible development, speed the permitting process, and provide greater predictability to the solar energy industry. The plan updates and expands the original 2012 Western Solar Plan in order to reflect changes in technology and meet the higher demand for solar energy development. This plan analyzes five additional western states (Idaho, Montana, Oregon, Washington, and Wyoming), in addition to the six states analyzed in the original plan. [The original states include California, New Mexico, Arizona, Colorado and Utah.]
No solar developments are authorized through this planning effort; proposed projects will still undergo site-specific environmental review and public comment. This Final Utility-Scale Solar Energy Programmatic Environmental Impact Statement follows a draft published in January 2024 for public comment, with input from a wide range of stakeholders helping BLM to make additional updates that will help protect wildlife habitats and migration corridors and other key resources, while providing clarity to industry about low-conflict areas and project design approaches to guide responsible development.
To date, the Biden-Harris administration has approved 40 renewable energy projects on public lands (9 solar, 13 geothermal, and 18 gen-ties) allowing for early achievement of the goal to permit 25 gigawatts by 2025. In total, BLM has now permitted clean energy projects on public lands with a total capacity of approximately 29 gigawatts of power – enough to power over 12 million homes. This year BLM also issued a final Renewable Energy Rule that will lower consumer energy costs and the cost of developing solar and wind projects, improve project application processes, and incentivize developers to continue responsibly developing solar and wind projects on public lands.
