New York has always attracted the wealthy and predatory, dating back at least to our most famous pirate, Captain Kidd. Coming here was seen as a sort of arrival, for individuals and businesses alike. Long a “headquarters town,” as early as 1901 New York was home to sixty-nine of the nation’s two hundred largest corporations. Their owners lined Fifth Avenue with their fairy-tale mansions—some of them later converted into museums or elegant stores—or filled luxury apartment houses such as the Dakota. They hired the most renowned architects to erect gigantic advertisements for their transformative, world-conquering enterprises, including many of the most memorable structures ever built in the city: Grand Central Terminal; the Chrysler, Woolworth, Empire State, and Seagram buildings, among others. Noxious as the old robber barons could be, they at least dropped vast amounts of money into the local economy in the form of property taxes and purchases in elite shops. They employed people in droves—small armies of domestics, vendors, and workers at all levels—to service their needs and businesses. They contributed to the city through their building and philanthropy—Rockefeller Center, Carnegie Hall, the Morgan Library, and the Frick Collection, to name just a few examples. The new rich infesting the city, by contrast, are barely here. They keep a low profile, often for good reason, and rarely stick around. They manufacture nothing and run nothing, for the most part, but live off fortunes either made by or purloined from other people—sometimes from entire nations. The New Yorker noted in 2016 that there is now a huge swath of Midtown Manhattan, from Fifth Avenue to Park Avenue, from 49th Street to 70th Street, where almost one apartment in three sits empty for at least ten months a year. New York today is not at home. Instead, it has joined London and Hong Kong as one of the most desirable cities in the world for “land banking,” where wealthy individuals from all over the planet scoop up prime real estate to hold as an investment, a pied-à-terre, a bolt-hole, a strongbox. For most of a decade now, like lava flowing inexorably from some deadly volcano, the residences of the superrich have moved east from the Time Warner Center to create Billionaires’ Row, the array of buildings on 57th Street and several adjoining streets and avenues that is already dominating much of the Manhattan skyline. These “supertall” skyscrapers are defined as buildings taller than 984 feet: One57, at 157 West 57th Street (1,004 feet); 432 Park Avenue (1,396 feet). Well on their way to being built: 53 West 53rd Street (1,050 feet), 111 West 57th Street (1,428 feet), and 217 West 57th Street (1,550 feet). Finished or not, many of the apartments were—at first—snapped up as soon as they went on the market. The Times used to tick off their record-setting sales in its Sunday real estate section, down to the absurdly exact dollar and cent: one recent lower-end example, $47,782,186.53! Nor are the records these sales set likely to remain for long. A triplex at the forthcoming 220 Central Park South will reportedly be sold for $200 million, and a four-story apartment at the same address is priced to move at $250 million. These would be the largest home sales ever recorded anywhere in the United States. Who spends this sort of money for an apartment? The buyers are listed as hedge fund managers, foreign and domestic; Russian oligarchs; Chinese apparel and airline magnates. And increasingly, to use a repeated Times term, a “mystery buyer,” often shielded by a limited liability company. This is not the benevolent “gentrification” that Michael Bloomberg seemed to have had in mind but something more in the tradition of the king’s hunting preserves, from which local peasants were banned even if they were starving and the king was far away. Or, to use a more urgent analogy, these areas are now the dead zones of New York, much like the growing oxygen-depleted dead zones of our oceans and lakes, polluted with pesticide runoff and deadly algae blooms.

St. Claire Butler, of Butler & Bosher Co., Richmond, Va., and a friend spent a day at No. 111 Fifth Avenue, New York, with Mr. Duke, Mr. Fuller, and one other trust representative. Mr. Duke wanted to buy and offered to buy 51 per centum of the capital stock of the Butler & Bosher Co., whose business for several years previously has been supplying the Navy Department with tobacco, and manufacturing and selling tobacco in the South and New England.

Mr. Duke, in offering to buy 51 per centum of the stock, told Mr. Butler that the business was to continue just as it had been managed, and their interest in it to remain a secret. Mr. Butler was to continue an independent manufacturer, continue to use the union [7564] label, and continue to associate with independent manufacturers. When Mr. Butler said that this would not be honest, Mr. Duke replied, “Plenty are doing it to-day, and if you do not do it, we will ruin you and drive you out of business.” Mr. Butler asked time to consider the proposition, and returning home consulted his lawyer, who, happily, was a lawyer of the old school, as he advised Mr. Butler he would not be able to do what was proposed and be honest. Then Mr. Butler declined to sell.

Thereupon the trust started out in its campaign against him. Mr. Butler had worked up quite a trade in New England on a smoking plug under the brand “Butler's Light and Dark.” which was much the same as Mayo's “Eglantine” and “Ivy,” brands owned by the trust, and which were large sellers, and on these the trust placed a deal, which so cut down Mr. Butler's business that he was greatly demoralized. Later the Navy contract was again awarded to Mr. Butler, and then the trust began bidding up the price of sun-cured tobacco, out of which the contract had to be made, and when Mr. Butler was thoroughly frightened, again offered to buy him. This time, however, they offered to buy his business outright, and finally they did so, continuing him as manager upon a salary.

The foregoing is a copy of the statement made January 20, 1905, to the Hon. James R. Garfield, Commissioner of Corporations. Mr. Butler was continued as manager of the business of Butler & Bosher Co., owned and controlled by the American Tobacco Co., from the time of its purchase, July 1, 1903, until March, 1906. Then the factory was closed, and Mr. Butler thrown out of employment. He, like 98 per cent of the manufacturers who have sold out, being under contract not again to enter into business, is now in the prime of life unable to engage in a business in which his whole life has been spent. It’s not clear when Butler & Bosher started as a business, but the earliest advertisements appeared in the Richmond Times and Richmond Dispatch in 1892. The 1893 edition of Richmond, Virginia: The City on the James (RVCJ) identifies Robert S. Bosher as President of the T. C. Williams Company but he must have found a way to dedicate time to this other enterprise. Regardless of they started, they were an independent tobacco firm, and not part of Duke’s voracious trust, the American Tobacco Company (ATC).

They started their business in a four-story brick tobacco factory on the west side of Twenty-Second Street, remarkably, a location that is also still standing [RT19020518]. The Navy tobacco deal they won in 1902 vaulted them into the big time, requiring them to produce 200,000 pounds of plug tobacco over the three-year contract [RD19020403], and it must have been with giddy anticipation that they announced the construction of a new six-story factory at Twentieth and Grace barely a month later [RD19020529].
It also effectively put themselves squarely in ATC’s crosshairs, and by September Butler & Bosher was in active denial of the inevitable [RD19020910]. However, Duke wasn’t about to let minor players gum up his grand schemes, and the darlings of the Navy capitulated in July the following year.

After the acquisition, ATC made good on its intention to have the “independent” Butler and Bosher continue to bid on the federal contract when it came up again for renewal in 1905. The truly independent tobacco manufacturers cried foul, but it appears to have changed no minds. ATC won and would continue to win until the 1911 smackdown by the Supreme Court forced its breakup. 
By then it was too late for Arthur Butler, whose non-compete ejected him from the industry. He bought a piece of land in Mathews County called Poplar Grove and got the hell out of Richmond.

W. 57th street has one of the highest concentrated real estate values in New York City. Many of these luxury skyscrapers measure similar height to the Empire State Building, like 432 Park Ave and 111 West 57th Street, each measuring around 1400 feet tall. 
Billionaire’s Row buildings have broken records, like One57, with the most expensive apartments to sell in NYC at the time, purchased by Michael Dell for $100.5 million. Meanwhile, Central Park Tower is the tallest residential building on the Manhattan skyline, not to mention the whole country. Meanwhile, the record for the most expensive home sold in NYC was broken again by Kenneth C. Griffin when he bought the top three floors of 220 Central Park South for a whopping $238 million.
It’s not just ultra-rich New Yorkers who are attracted to the lavish luxury skyscrapers on Billionaire’s Row. The top penthouse at 432 Park Avenue was sold to Saudi property developer Hawaz Al Hokair for a sale price of $87.7 million. Research rabbit hole
The evidence shows that I enjoy research more than the actual writing. Today's writing session is an instructive example.
My story takes place in 1911, and at the beginning of my writing session today I set up the situation where my main characters have to track down Nikola Tesla. But how would they look up his address?
A Google search for "New York telephone directory 1911" led me to the NYPL's online copy of Trow's general directory of the boroughs of Manhattan and Bronx, city of New York, whose 1911 edition was 3790 pages long. On page 2300 or thereabouts I found this listing:

No visible phone number, though there is a smudge after "The Waldorf-Astoria" which might possibly be a two-digit number. But my characters' cheap hotel would not likely have this monster phone directory (which was printed in multiple volumes, likely at least 8). So maybe they would have to go to the library to look it up?
Well, as it happens, this scene takes place on May 16, 1911 (nailed down by a newspaper story about Tesla) and the NYPL’s current location (at 476 5th Ave, just a few blocks from their hotel) had its grand opening on May 23, 1911, so it's not clear whether they would have found it open yet. Even if the new building was open, the directory might still be at one of the libraries it replaced, the Astor Library at 425 Lafayette Street (which closed to readers on April 15, 1911 and is now, as it happens, the Public Theatre) or the Lenox Library at Fifth Avenue between 70th (which was demolished in 1912; I haven't found a specific closing date).
I really don't want to send my characters running all over NYC -- the Astor is about four miles south of their hotel, the Lenox about four miles north -- in search of a phone directory, only to have them fail to find one. Or do I? "If your hero needs to get out of town fast, steal his car." It's also crunchy historical detail, which I for one find fascinating.
And how would they cover those distances? The Interborough Rapid Transit Company (subways and elevated trains) was up and running in 1911 and had a five cent fare (I think -- fares were limited to five cents by the Dual Contracts which merged the IRT and BRT in 1913). I really do need to scan in the 1911 New York guidebook I found on eBay.
Or could the hotel's telephone operator call Central and get the info from them? "Hello Central" was definitely a thing in 1911; "Hello Central, Give Me Heaven" was a popular Tin Pan Alley song first published in 1901. But would the telephone operator have given out that info? Maybe not Hello Central, but "Hello Information" definitely existed and might very well have been able to provide it.
The end result of all today's researches: "Our first stop was at the front desk. The clerk there asked the hotel telephone operator. She vanished into a back room, then returned a few minutes later with a piece of paper on which were written two addresses: the Tesla Electro-Therapeutic Co at 111 Broadway, and Nikola Tesla, Electrical Engineer, at the Waldof-Astoria."
Net 54 words for the day. Jeez. But I had fun!

New York has always attracted the wealthy and predatory, dating back at least to our most famous pirate, Captain Kidd. Coming here was seen as a sort of arrival, for individuals and businesses alike. Long a “headquarters town,” as early as 1901 New York was home to sixty-nine of the nation’s two hundred largest corporations. Their owners lined Fifth Avenue with their fairy-tale mansions—some of them later converted into museums or elegant stores—or filled luxury apartment houses such as the Dakota. They hired the most renowned architects to erect gigantic advertisements for their transformative, world-conquering enterprises, including many of the most memorable structures ever built in the city: Grand Central Terminal; the Chrysler, Woolworth, Empire State, and Seagram buildings, among others. Noxious as the old robber barons could be, they at least dropped vast amounts of money into the local economy in the form of property taxes and purchases in elite shops. They employed people in droves—small armies of domestics, vendors, and workers at all levels—to service their needs and businesses. They contributed to the city through their building and philanthropy—Rockefeller Center, Carnegie Hall, the Morgan Library, and the Frick Collection, to name just a few examples.
The new rich infesting the city, by contrast, are barely here. They keep a low profile, often for good reason, and rarely stick around. They manufacture nothing and run nothing, for the most part, but live off fortunes either made by or purloined from other people—sometimes from entire nations. The New Yorker noted in 2016 that there is now a huge swath of Midtown Manhattan, from Fifth Avenue to Park Avenue, from 49th Street to 70th Street, where almost one apartment in three sits empty for at least ten months a year. New York today is not at home. Instead, it has joined London and Hong Kong as one of the most desirable cities in the world for “land banking,” where wealthy individuals from all over the planet scoop up prime real estate to hold as an investment, a pied-à-terre, a bolt-hole, a strongbox.
For most of a decade now, like lava flowing inexorably from some deadly volcano, the residences of the superrich have moved east from the Time Warner Center to create Billionaires’ Row, the array of buildings on 57th Street and several adjoining streets and avenues that is already dominating much of the Manhattan skyline. These “supertall” skyscrapers are defined as buildings taller than 984 feet: One57, at 157 West 57th Street (1,004 feet); 432 Park Avenue (1,396 feet). Well on their way to being built: 53 West 53rd Street (1,050 feet), 111 West 57th Street (1,428 feet), and 217 West 57th Street (1,550 feet). Finished or not, many of the apartments were—at first—snapped up as soon as they went on the market. The Times used to tick off their record-setting sales in its Sunday real estate section, down to the absurdly exact dollar and cent: one recent lower-end example, $47,782,186.53! Nor are the records these sales set likely to remain for long. A triplex at the forthcoming 220 Central Park South will reportedly be sold for $200 million, and a four-story apartment at the same address is priced to move at $250 million. These would be the largest home sales ever recorded anywhere in the United States.
Who spends this sort of money for an apartment? The buyers are listed as hedge fund managers, foreign and domestic; Russian oligarchs; Chinese apparel and airline magnates. And increasingly, to use a repeated Times term, a “mystery buyer,” often shielded by a limited liability company.
This is not the benevolent “gentrification” that Michael Bloomberg seemed to have had in mind but something more in the tradition of the king’s hunting preserves, from which local peasants were banned even if they were starving and the king was far away. Or, to use a more urgent analogy, these areas are now the dead zones of New York, much like the growing oxygen-depleted dead zones of our oceans and lakes, polluted with pesticide runoff and deadly algae blooms....
