Thanks to Curieously for sending this gorgeous, beautifully converted boiler room in an 1886 building in Providence, Rhode Island. 3bds, 2ba, $795K + a total deal-breaking $544mo. HOA fee. (Now, why does the $35M home I posted yesterday have a $34HOA and this $795K condo has a $544HOA?) What could they possibly do for you to warrant an extra $6,528 yr.?
Alongside the entrance area is cozy little sitting space.
This incredible. They left all the old details that made it a once-creepy boiler room. I love it.
I even love the old poles with the exposed wires.
The kitchen isn't huge, but it has all the appliances. I don't need a big kitchen, as long as it's well-equipped and has storage.
The 3rd bedroom is in the loft, up the spiral stairs. The bed area is so cozy, but you could put a little reading nook or desk in there, and put the bed elsewhere.
I guess they have display items on top of the closet in the primary bedroom. This is a maximalist's home for sure.
Convenient laundry/utility closet. Look at that original door with the ceramic knobs.
Love the en-suite. There's a built-in shelf and another great old door.
Bedroom #2 is on the main floor.
The 2nd bath is beautiful with a cool toilet, pedestal sink and relaxing stylized soaker tub.
Judging by the 2 BBQ areas, the courtyard must be shared by 2 units, but this unit has the larger space.
Parking right outside the unit.
These double doors open to the dining area, and the main entrance is next to them in the arch.

A 'potentially historic' heat wave is intensifying along the West Coast, with no relief expected for days.
An extremely dangerous and unusually prolonged heat wave is intensifying and spreading up the West Coast, with no relief expected for days.
Officials from California to Oregon, Washington, Nevada, and Arizona are bracing for potential wildfires, opening cooling centers, and warning residents to stay indoors and stay hydrated as the relentless heat wave brings sweltering temperatures well into the 100s and 110s, with highs possibly reaching the 120s in the Desert Southwest.
And it’s only getting hotter.

Death Valley, California, could reach 125 degrees by Sunday or Monday, setting a new daily record for those dates. Las Vegas, Nevada, could also surpass its all-time high temperature of 117 degrees on Sunday or Monday.
“Confidence is increasing that this potentially historic heatwave will last several days,” the National Weather Service in Portland warned, noting that the risk of heat-related illness will increase significantly.
Extreme heat is one of the leading weather-related killers in the United States, causing hundreds of deaths each year, according to the National Weather Service.
In San Jose, California, a homeless man died on Tuesday due to the extreme heat, Mayor Matt Mahan said. The man was 69, according to the mayor’s spokesperson, Tasha Dean, citing information from the Santa Clara Medical Examiner’s Office.
On the same day, a 10-year-old died in Arizona after experiencing a heat-related emergency while hiking with family in South Mountain Park and Preserve, the Phoenix Police Department reported.
“This is a DANGEROUS situation, especially for sensitive populations,” the National Weather Service in Los Angeles warned, reminding residents to never leave anyone in a car, to drink plenty of water, stay in the shade, and wear light, loose-fitting clothes.
Saturday is expected to be the hottest day in this prolonged heat wave, with temperatures in the 110s becoming common across California, excluding coastal areas and higher elevations, according to the National Weather Service.
“This level of heat throughout parts of the Mojave Desert and the Sacramento/San Joaquin valleys of California could pose a risk to anyone if proper heat safety is not followed,” the weather service warned.
Nationwide, nearly 140 million people remain under heat alerts, primarily in Western states, where the heat wave is expected to persist through the middle of next week.
Parts of Oregon will experience triple-digit temperatures on Friday, and the heat could last up to five days with poor overnight relief, the National Weather Service in Portland said.
A state of emergency has been declared in Multnomah County, Oregon’s most populous county, for this weekend as temperatures are expected to climb.
“I’m particularly worried about the thousands of people heading to music festivals and sporting events this weekend. They’ll be spending a long time outside, may have little access to shade and water, and may not recognize the risk,” Multnomah County’s health officer, Dr. Richard Bruno, said in a news release.

Bruno noted that the area has experienced few hot days so far this year, and residents’ bodies have not yet acclimated to the heat.
In 2021, a previous heat wave scorched Oregon, leaving dozens dead as power equipment buckled under the heat, triggering rolling blackouts for tens of thousands as temperatures soared above 100 degrees Fahrenheit.
While this heat wave isn’t expected to be as intense as the 2021 scorcher, forecasters are concerned about its prolonged duration, said Noah Alviz, a meteorologist with the National Weather Service in Portland, Oregon, speaking to CNN. “Temperatures are forecast to reach the upper 90s or even triple digits of 100 to 105 degrees for four to five days. That is very unusual for this location,” Alviz noted.
“The triple-digit heat will extend northward into the Pacific Northwest and parts of the central Great Basin, with widespread highs rising into the 90s and low 100s,” added the National Weather Service. “The extended duration of this heat is also worrisome as scorching above-average temperatures are expected to linger into next week.”
On July 4, over a dozen high-temperature records were either broken or tied, including multiple California cities, with Palmdale reaching 110 degrees and Madera hitting 109 degrees.
The conditions are ripe for wildfire spread as extreme heat combines with gusty winds and low humidity, facilitating rapid fire spread through already dry vegetation.
Red flag warnings are active across the West, including in the vicinity of the Thompson Fire, which has consumed over 3,700 acres in California’s Butte County since it was reported on Tuesday. The blaze has prompted thousands to evacuate and has drawn hundreds of firefighters to battle the flames in the Oroville area under scorching temperatures.

According to Chris Peterson, a spokesperson for the California Department of Forestry and Fire Protection (Cal Fire), 11 firefighters have been injured in the fire, including eight who suffered heat-related illnesses. As of Thursday night, the fire was 29% contained, as reported by Cal Fire.
California is experiencing an active fire season, with 144,940 acres burned so far in 2024 compared to 7,812 acres burned by the same time last year, according to Cal Fire.
Currently, nearly two dozen active wildfires of various sizes are burning across California, with the Thompson Fire among the largest, Cal Fire reported.
“We’re seeing fires from the coast in San Diego to the foothills in Butte,” said Cal Fire Deputy Director Nick Schuler in an interview with CNN on Wednesday. “Our firefighters are engaged in battles across California, often remaining on the frontlines for more than 24 hours. They face challenging conditions.”
In California’s Mariposa County, the French Fire triggered evacuation orders on Thursday night after scorching 400 acres just northwest of the small community of Mariposa, outside Yosemite National Park, according to a social media update from Cal Fire.
Due to the wildfire, the Mariposa County Sheriff’s Office issued a shelter-in-place order for two hotels near Yosemite National Park on Thursday evening.
On Wednesday, California Governor Gavin Newsom declared a state of emergency for the area affected by the Thompson Fire, enabling the deployment of additional resources, including the potential mobilization of the California National Guard for assistance.
As the West continues to endure sweltering conditions, oppressive heat and humidity are set to shift eastward towards the Mid-Atlantic and Southeast by the end of the week.
"Warm overnight temperatures in the upper 70s and low 80s will provide little relief, creating a potentially dangerous situation for those lacking access to adequate cooling," warned the National Weather Service.

New heat advisories have been issued for southeast Texas, extreme southern Florida, and parts of the Southeast extending northward to the Mid-Atlantic. High temperatures are expected to range between 95 and 105 degrees Fahrenheit in cities such as Houston, Miami, Atlanta, Raleigh, and Washington, DC.
In these areas, heat index values—how the air feels to the human body—will soar between 100 and 115 degrees.
"A cold front moving into the southern Plains is expected to bring cooler temperatures below average to Oklahoma, much of northern and western Texas, and the Mid-South by Friday," added the weather service.
