Disaster!!
Today is Saturday, but also midsummers day. That means a holiday in Sweden so our local bakery is closed and I’m stuck without my favourite croissant. Bummer.. Suppose I’ll have to drive into town later and get it on a gas station or something…
Tons of festivities all weekend that I have largely neglected. Don’t know why, but haven’t really been feeling like going out and getting drunk. Super motivated to work on my career and health at the moment, so suppose that takes me in another direction, away from the parties and stuff.
I have a very clear self image and idea of where I want to be within a near future. Being too drunk, flirting with 20 year olds in my old hometown is pretty much at the side opposite of where I’m heading so guess it’s good that I’m feeling and doing what I’m doing.
Super pumped about this surge of energy. Feels great. The only thing really bothering me at the moment is my hair. It’s time to cut it, just not sure how. Have a look at the images below and let me know if you have any thoughts or ideas on a proper hair style.. :)

Midsummer
Yep. It’s today. We celebrate the brightest day of the year in Sweden. Turns out my body wanted to make the most of it so I woke up at 3 a.m. Stayed in bed for half an hour then got up and went for a 90 minute walk. Very scenic outside.
According to the weather channel, sun goes up at 4 a.m. and down just after 10 p.m. where I live. Drive 8 hours north and it won’t go down at all. Pretty cool! So, how do we celebrate this spectacular day? Well, pretty much like this:

In search of motivation
It’s been a while where I have been lacking motivation. I haven’t been as hungry and energized as I want to be. There is nothing that makes me run out of bed and live my life to 100% like I would when I’m in my best mode.
I have had periods like this before, but not as long as this one. Back then I used to read a few chapters of Think and Grow Rich I’d be up and running again in no time. This time, I obviously need something more.
I know Tony Robbins is huge in the community of motivation, and I know lot’s of people who loves his stuff. I haven’t really gotten into it before as I have found my positive thinking in other places, but now, after struggling even after resorting to what has usually cured my lack of motivation and ambition, I have decided to dive into some of his stuff.
First things first. I started reading one of his most talked about books, “Awaken the Giant Within”. You can download your free copy HERE. If I like it, I suppose the next step is one of his seminars. Something like Business Mastery in Las Vegas, August 5th to 9th..?

And there it is.
Remember the post I wrote about “My Local Market“? Turns out my feeling of inflated prices were right. Global Propery Guide just published some statistics about changes in house prices during the first quarter of 2015. As I suspected Sweden has the fourth biggest increase in the whole world with a rise of 8,8 percent.
In one way this is great for me. That means I have made a few years salary from the increased value of the real estate I own. But it also means that it is not a good time to buy here right now, which makes me very, very bored as I felt like flipping something. Or. A flip can possibly be done, but it’s hard to find the bargains. If I come across something I still might buy it just to sell in a few months again.
Lot’s of cheap money and a demand way bigger than the supply will very likely keep prices higher for a while. Demand will probably remain high for a while, but the money looks like it might be getting a little bit more expensive the next year. That might help slow the market down a bit.
If we look globally the five hottest markets are: 1. Ireland with 17,6% 2. Hong Kong with 14,4% 3. Estonia with 9,6% (in their capital only) 4. Sweden with 8,8% 5. Israel with 8,3%
Today I’m going shopping and also plan to work a bit on my short game. Haven’t fancied playing golf in a while, but it’s coming back to me now. Hope to get a lot of rounds in the summer.

Bummer. I missed a potentially good deal in my hometown. A simple thing like adding a balcony to all apartments in a building like this is enough to increase the value of each unit with 30 percent without costing a fraction of that to install.

Water. I drink alot!
I have a friend (or, I think of him as a friend even though we only met once) who created this great way of helping people with their health through challenges.
I met Terry Givens on a flight from California to London a few years ago and we started talking a bit about what we were doing. Even though he was extremely humble, he eventually started telling me a bit about how he came from environments where people really trashed their bodies and how he wanted away from it all. The result from him breaking away from fast food and sugar was Reset Your Body. A bunch of challenges to help you live a healthier life.
As I love the challenges I have gone through them all just for the fun of it. Personally, I do prefer sticking to a diet that I know agrees with my body, so that’s what I usually do, but one of these challenges really did have a positive effect on me and is now part of my daily routine. I drink a ton of water. Approximately 2,5 litres a day.
Terry had come up with this calculation for knowing how much you should drink:
He says: “You should drink half an ounce for every pound you weigh”.
So. I found a converter from kilo to pound, did the calculations and then converted the ounces to litres. My result is 2,5 litres.

My local market
Extremely low interest rates, few properties for sale and me promoting the business of real estate too hard has resulted in a hot market that I don’t really fancy buying in. A good and simple rule to live by if you want to make the most of your real estate deals is to buy when nobody else wants to. During these times you usually win potential biddings at 20-30 percent below the realtors suggested price. When the market is hot, like now, you end up paying 20-30 percent above the realtors suggested price for the given property.
At my local market, there are very few properties for sale. Look at the yellow line that ends half way in the image below. That line represents the amount of houses for sale this year compares to earlier years. As you can see it’s considerably less.. That, plus the fact that there are more people that wants to and can afford to buy real estate makes for high prices. I don’t fancy high prices. I fancy bargains..

First a few hours of walking around in a beautiful Palma before a quick flight to Skåne where I stayed for a day to help my brother out at an Equestrian event in Österlen.  
         Good living. I love changing enviroments. And I love all the massiva castles in theese parts of Sweden. It’s very obvious that there has been a lot of money for a very long time.

Who knew?
Seriously? Who knew taking a break from having nothing on the agenda could be so nice. The good thing about it is that I got stimulated. When I’m stimulated I get ideas. My ideas make me money. So… Time to go make some money! Money buys me more time to enjoy lazy days that intrigues me to make more money :)

Swimming is the sh*t!!
Nothing beats a good swim. It feels like proper salty water flushes you completely clean on both inside and outside. You get rid of sand and dust on your body as well as stress on the inside. A nice swim in a salty ocean rules! The Mediterranean is one of the better places to go for a dip. If you are ever close by, make sure to dive in!!

The Euro is expensive :( Not because the Eurozone is doing well, but because the Swedish government sucks.  I guess the weak Swedish Krona makes for good exports and creates a fair bit of work, but for me who only wants to export money, disaster!! Luckily I have a fair bit of Dollars banked up in the states. Feels better using that card :)

Emotions. What? Why? How?
(wrote this a few days ago)
I’m on a flight from Sweden to Spain. It’s a charter to the sunny island of Mallorca. Not the kind of trip I’d usually go on but my emotions wanted me here so I let them take me.
Now. Here are my basic opinions about emotions. To me they are either warnings or promoters of what we do, think or plan to do. I believe they exist to help guiding us through life. Since positive emotions are nothing but awesome most of the time I haven’t paid them much attention and focused on dealing with negative emotions instead.
I have a feeling (☺️) that being in control of your negative emotions is crucial if you want control over your life. That does not mean you should ignore emotions, but rather learn to read the signals they are sending, deal with it and move on.
Whenever I feel something I stop, think about what that feeling is telling me, think about why and what I can do about it. I then address what I think might be the issue, try to fix it and finally put the emotion away (mentally). If the same feeling remains, I redo the same process again until I have solved the issue.
This knowledge is helping me tons and I bet it can help some of you too. Know that we are not letting emotions make our decisions. We just let them tell us if there is anything we should be aware of. If there is, we acknowledge it, solve it and move on using logic and science.
