My Real Story Fixing a Basement and Planning a Laneway House
If you had told me a few years ago that I'd be dealing with foundation work, water leaks, and planning a laneway house project all at once, I would have laughed. I bought my house thinking it was mostly move-in ready. But as time passed, things started showing. My basement started getting damp, and some cracks formed along the floor and walls. Then the idea of building something useful in the backyard came into my head, especially after hearing about other families doing the same. That’s when I started looking into all of it seriously.
After a lot of searching and hearing good feedback from a friend, I decided to reach out to Kome Waterproofing. This blog is just my own story, based on what I learned, what I did, and how things worked out. I hope it helps someone else who’s unsure where to start.
Basement Underpinning
The first major task was basement underpinning. I didn’t even know what underpinning meant at first. Basically, it’s digging below your current foundation and strengthening it with new concrete. It also allows you to lower your basement floor. My goal was to increase ceiling height and fix a couple of structural concerns. The team explained every step before starting. I had questions, and they answered without brushing anything off.
During the process, they worked in sections so the house stayed supported. It was loud and messy for a bit, but seeing that new concrete go in was reassuring. One thing I learned: never try to cut corners on structural stuff. If it needs fixing, do it right the first time. The basement is now more stable and no longer feels like a cave.
Laneway House Vancouver
My backyard has lane access, and I started thinking about adding a rental unit. I had no clue where to start, but the idea of a small home in the back, something modern and useful, really appealed to me. When I mentioned it to Kome, I found out they also work as laneway house Vancouver builders, even though I’m in Toronto.
They helped me think through what I needed. From zoning to foundation prep, they explained what needed to be ready. Even though I haven’t built it yet, I now have a full plan in place. They even poured a solid footing in my backyard so that I’m prepared when I do move ahead. Having that structure in place already is peace of mind. I’m not rushing the build, but I know the groundwork is there—literally.
Basement Waterproofing Etobicoke
Before I did any upgrades, I needed to solve one problem: water. There were small puddles showing up after rain. At first I ignored it, but over time it got worse. It didn’t smell great down there, and boxes got damp. Since my sister had a good experience with them, I brought in Kome to handle the basement waterproofing Etobicoke job.
They looked at both the inside and outside of my foundation. We went with an interior system because of access and cost. They broke the floor around the edge of the basement, added a drainage pipe, and directed it all to a new sump pump. Since the install, we’ve had a few heavy rains, and the basement stayed dry every time. I finally feel comfortable putting things back down there.
Basement Underpinning Mississauga
A friend of mine in Mississauga saw my progress and wanted to do something similar. Her basement had low ceilings and she wanted to create a usable space for her in-laws. I told her about my experience and gave her Kome’s info. She ended up working with them on her basement underpinning Mississauga project.
Her job took a little longer because of some older plumbing issues, but the results were worth it. Her in-laws moved into the new unit downstairs last month and are loving the space. It’s dry, bright, and has enough headroom to feel like a proper home. I went over there for dinner recently, and honestly, it was hard to believe it used to be their storage room.
Final Thoughts
Going through these home upgrades felt big and sometimes overwhelming. But when you find the right people to work with, it becomes manageable. Kome Waterproofing didn’t make promises they couldn’t keep. They just did the work and explained things in plain English.
I feel like I have a better home now. The basement isn’t just useable; it’s safe and solid. And I know that when I’m ready to build that laneway house, I won’t have to start from scratch. If you’re thinking about similar projects, I’d say ask around, talk to people, and start with small steps. Fixing your foundation might not sound exciting, but it opens up so many possibilities.
FAQs
Q1: What is basement underpinning and do I need it? Basement underpinning is reinforcing your foundation by digging below it and pouring new concrete. If your basement has low ceilings or cracking walls, it’s worth checking.
Q2: Can I build a laneway house in Vancouver or Toronto? Yes, both cities support laneway housing in many neighbourhoods. A qualified laneway house Vancouver builder can help you understand your zoning and start planning.
Q3: Is waterproofing needed if my basement only leaks during heavy rain? Yes, even occasional leaks can cause mold or damage. Getting proper basement waterproofing in Etobicoke done early can save bigger problems later.

My Basement Nightmare Turned Dream: How Kome Waterproofing Saved Our Home
When I bought my home, I thought I had finally found the perfect place for my family. It was an older house in Mississauga with charm and character, and the location couldn’t be better. But after a few months of living there, I noticed something that I couldn’t ignore. Our basement started to smell damp. At first, I thought it was just the rainy weather. But then I noticed dark spots on the walls, and I realized this wasn’t just a smell—it was moisture. My heart sank.
I’ve heard horror stories about basement issues before, but I never thought I’d be dealing with them myself. My biggest mistake was waiting too long. I tried using fans, dehumidifiers, and even sealing some cracks with store-bought products. But none of that worked. The moisture came back stronger every time it rained. That’s when I started searching online for professional help. I came across Kome Waterproofing, and that’s where everything started to change for the better.
The Problem Gets Real
It was one late spring evening when I came home from work and found a small puddle on the basement floor. That puddle turned into a stream the next day. It was clear that this wasn’t just humidity anymore—there was a real water issue. I panicked a little. I had family pictures stored down there, and we were planning to convert the basement into a playroom for our kids. That dream was now put on hold, and I had to focus on fixing this growing issue before it got out of control.
I made a few calls to local companies, but something about the way they answered felt rushed. Then I called Kome Waterproofing. The woman on the phone was kind and patient. She listened to me, asked thoughtful questions, and scheduled an inspection right away. I felt heard and, honestly, a bit relieved.
Meeting the Experts
When the Kome team came to our home, they were on time, polite, and extremely knowledgeable. They took the time to inspect the entire basement carefully. What I appreciated most was that they didn’t rush through anything. They explained what was happening in simple words I could understand, without making me feel dumb or overwhelmed.
They told me I had a problem with water entering from below the surface, and the solution they recommended was interior waterproofing Mississauga. I had never heard of that before. I asked tons of questions, and they answered all of them with patience. They told me this method involved adding a drainage system inside the basement, sealing it from the inside out, and making sure water never collects again. The way they explained everything gave me full confidence that they knew exactly what they were doing.
Starting the Work
We scheduled the work for the following week. I was nervous—having people working inside your home is always a little stressful. But from day one, the Kome team showed they respected our space. They covered everything, cleaned up at the end of each day, and even greeted my kids with a smile every morning.
The process took several days. They broke open the floor along the edges, installed new drainage channels, and laid a membrane over the walls. I could actually see the science behind it all. They explained every part as they worked, which made me feel involved in the process. I wasn’t just a homeowner waiting upstairs—I was part of the solution.
Thinking About the Future
While the team was finishing up, one of the crew members casually asked me if we had ever thought about adding a separate entrance to our basement. That’s when he mentioned something called basement walkout Toronto. I had never thought of that before, but it immediately sparked an idea in my mind.
We live in a neighborhood where rental units are in high demand. A walkout could turn our basement into a legal apartment and bring in extra income. Even better, it would add long-term value to our property. The idea stuck with me, and I asked Kome if that was something they could help with down the line. They said absolutely, and gave me a lot of useful information on the process, including permits and safety standards. It felt great to know I could dream bigger with the right team on my side.
A Friend’s Story from Toronto
A few weeks after our work was complete, I visited my cousin in Toronto. I told her all about our waterproofing experience, and to my surprise, she said she’d been dealing with water issues too. But unlike me, she had water coming through the foundation itself. She had worked with Kome Waterproofing as well and shared her story of how they provided interior foundation waterproofing Toronto for her old home in the city.
She said their work was flawless and that her basement had been bone dry ever since. What really stuck with me was that she used the word “trust” over and over again. When someone earns your trust by solving a hard problem like water damage, it really means something.
Scarborough and a Surprise Chat
Several months passed, and my basement was holding up perfectly. Dry, clean, and finally ready for the playroom we dreamed of. One day, while at a kid’s birthday party in Scarborough, I overheard two parents talking about water leaking into their basement after a heavy storm. Naturally, I chimed in and told them about our experience.
One of the moms nodded quickly and said, “We used basement waterproofing Scarborough services from Kome Waterproofing too.” She said their home had constant water issues due to sloping land outside and poor drainage. Kome fixed it all in under a week. Her story matched mine so closely, it almost felt like dĂ©jĂ  vu. It was yet another sign that this company wasn’t just helping one or two people—they were helping families all across the GTA.
Life Now: Peace of Mind
It’s been about a year since Kome Waterproofing completed our project, and I can honestly say I sleep better at night. There are no more surprises when it rains. I don’t rush downstairs to check for leaks. I don’t worry about mold growing behind the walls or ruining our stored items. And most of all, I don’t feel trapped in a home with problems I can’t fix.
We turned the basement into the playroom our kids dreamed of. Bright walls, safe floors, and dry air. And just recently, we started planning for that walkout entrance so we can turn the back portion into a guest suite for visiting family—or maybe even a small rental one day. Knowing that we started this whole journey with the right team gave us the confidence to keep dreaming and planning.
Why I Recommend Kome Waterproofing
If you’re dealing with moisture, leaks, or just want to protect your home for the long term, I can’t recommend Kome Waterproofing enough. Their team is not only skilled but also kind, honest, and professional. They didn’t just fix our basement—they changed the way we feel about our home. For me, that’s something you can’t put a price on.
Sometimes, when you’re going through a home problem, you feel alone. You feel like it’s your fault or like it’s going to take over your life. I felt that way too. But once I reached out to the right people, I realized it didn’t have to be a nightmare. It could be a new beginning.
If you’re reading this and facing a similar situation, don’t wait like I did. Take action now, and trust the team that helped turn our basement from a wet mess into one of the happiest places in our home.

How I Transformed My Basement with Komewaterproofing: A Real Experience
Last year, my wife and I decided that it was time to give our home in Toronto a big upgrade. With a growing family and limited space upstairs, the basement became the obvious solution. But it wasn’t a finished basement—it was dark, damp, and had a low ceiling that made it feel cramped. Still, the space had potential. I had heard about people turning their basements into amazing living areas or even rental units, so we began exploring options.
The more I researched, the more it became clear that lowering the basement was our best route. But I had no idea what kind of work or cost that would involve. My first question was: what’s the average basement lowering cost Toronto homeowners are dealing with these days? It was hard to get a clear answer online. Prices seemed to vary a lot depending on the house, the neighborhood, and the company. I decided the best way to find out was to talk to professionals directly. That’s when I found Komewaterproofing.
What caught my eye about Komewaterproofing wasn’t just the number of services they offered—it was the real stories I read from past clients. Everyone spoke about the team’s professionalism, transparency, and care. I reached out and was surprised to get a call back the same day. A friendly representative set up an in-home visit within the week.
When their crew arrived, I could tell right away they knew what they were doing. They weren’t rushing me or trying to sell anything. They walked through the basement with me, asked what I wanted, and carefully explained the process of basement lowering in a way I could understand. It sounded like a big job—and it was—but they made it feel manageable. Most importantly, they gave me a breakdown of the expected costs and timeline, and even talked about potential future upgrades I might want to consider if we were planning to rent out the space someday.
After reviewing their quote and comparing it with another local contractor, my wife and I agreed that Komewaterproofing felt right. Their pricing was fair—not the cheapest, but definitely competitive—and the level of trust we felt was worth every penny.
The work started the following month. Watching the transformation day by day was honestly exciting. The first step was excavation—digging down below the basement floor and removing soil to create more headroom. It was messy work, but they kept the job site organized and safe. They put protective coverings over our flooring upstairs to prevent damage, and the workers were always respectful of our home and schedule. Some days they worked long hours to stay on track, and not once did I hear complaints. They seemed to genuinely enjoy the challenge.
Lowering the basement floor was only one part of the process. To support the structure, they also had to reinforce the foundation. That’s where we worked closely with their basement underpinning contractors Toronto. The underpinning team was just as professional as the rest of the crew. They explained each step—how they dig out sections under the foundation walls in stages, pour new concrete, and slowly work their way around to avoid compromising the house’s stability.
This part took time and care, but it was done beautifully. Every time I went down to check the progress, I felt more confident that we had chosen the right team. Even when there were minor hiccups—like a delay in getting a city inspection—they handled everything smoothly and kept us informed. The communication was excellent from start to finish.
After a few weeks, the basement was completely transformed. The ceiling was higher, the space felt open, and suddenly we could imagine all the possibilities: a home gym, guest suite, maybe even a small rental apartment. That’s when the idea of adding an exterior entrance came up. I had seen it in other homes and loved how convenient it looked. More importantly, if we ever decided to rent out the basement, a private entrance would be a must.
I asked the Komewaterproofing team if they handled that kind of work, and sure enough, they did. They explained the process for building a walk out basement—excavating part of the yard, creating a staircase, and installing a secure, waterproof door that leads directly into the basement. It sounded like a major job, but after seeing how well they handled the underpinning and lowering, we felt confident moving forward.
This part of the project was the most visually dramatic. Within days, they had cut out the opening, carefully removed soil, and started forming the staircase. They also made sure that proper drainage was installed so that water wouldn’t pool at the entrance. I appreciated how they thought of everything—even the details I hadn’t considered. They chose materials that matched the look of our home and made the whole walkout look like it had always been there.
Once that was done, we finally had the space we dreamed of: a bright, tall-ceiling basement with its own private entrance, just steps away from becoming a legal suite. We haven’t rented it out yet, but we already use the space for guests and family, and everyone who visits comments on how beautiful it is. It feels nothing like the basement it used to be—it’s now the most modern part of the house.
Looking back, I feel incredibly lucky that we found Komewaterproofing. Every part of the project—from finding out the basement lowering cost to working with the underpinning contractors, to building the walkout—was done with skill, care, and total professionalism. They weren’t just there to do a job and leave. They took the time to understand our goals, made suggestions that added real value, and followed through on every promise they made.
If you're thinking about doing a similar project and you’re not sure where to start, I can honestly say that Komewaterproofing is the company to call. Don’t be afraid to ask questions, share your ideas, and take your time making decisions. They’ll guide you through every step, and you’ll feel supported the entire way.
We’re now considering doing waterproofing on our exterior walls next spring, and there’s no question who we’ll call. It’s rare to find a company that’s this reliable, this skilled, and this dedicated to customer satisfaction. Thanks to Komewaterproofing, we didn’t just renovate our basement—we made it one of the best parts of our home.

How Our Basement Became the Best Room in the House with Komewaterproofing
Tumblr media
When my wife and I bought our house in Toronto, we knew we were getting a great location, but we also knew the basement needed work. It was dark, the ceilings were low, and it had a slightly musty smell no matter how much we cleaned. We saw potential though. With a bit of effort, it could become an extra living space for our growing family or even a rental suite for extra income. But before we could do anything, we had to deal with the structure. That’s when we discovered Komewaterproofing.
We started with some research to find out how we could improve ceiling height and stop moisture from coming in. We had heard about basement lowering, but we didn’t really understand what it involved. After reading up on it, we realized it was exactly what we needed. The process involves digging down beneath the foundation to create more headroom. It's not something you want to try yourself—it needs experienced professionals. So we contacted Komewaterproofing, a company we found through recommendations and great online reviews.
Their team came to inspect our basement and gave us clear, honest advice. They walked us through every step of the process and gave us a detailed estimate of the basement lowering cost Toronto homeowners like us could expect. The price was fair for the amount of structural work involved, and there were no hidden fees. We knew right then we were in good hands.
We decided to move ahead with the project. Before the work started, the team explained exactly how it would go. First, they would dig down section by section to ensure the house stayed supported during the work. Then, they would install new footings and reinforce the foundation. It was a big job, but they worked so carefully and kept everything clean and safe. We were really impressed by how well they communicated and respected our home and schedule.
Once the digging and reinforcing were complete, the transformation was already visible. The ceiling felt higher, and the whole room started to feel more open. As they wrapped up the structural part, we started thinking bigger. If we were already doing this much work, why not add a separate entrance and make it a legal rental unit? The idea of a basement walkout Toronto project had always sounded complicated, but the team at Komewaterproofing made it sound easy.
They explained the process of building a basement walkout, how drainage and city permits worked, and how they could handle everything from digging to waterproofing. We gave the green light, and just like that, our project expanded into something even better. The new entrance added so much value to our home and gave us the flexibility to either rent out the space or use it for extended family.
Watching the transformation day by day was incredible. It wasn’t just about the height anymore. The room felt like a brand-new part of the house. With the new entrance, natural light began pouring in. We could finally see our basement not as a cold, dark storage space but as a potential guest suite or home office. And thanks to the team’s careful waterproofing work, we knew we wouldn’t have to worry about leaks or dampness.
The team at Komewaterproofing also helped us understand that lowering a basement does more than create more headroom. It also strengthens the entire structure of the house and makes the home more energy-efficient. Many people don’t realize how much air and heat is lost through an unsealed or uninsulated basement, but after this work, the space stayed warmer in winter and cooler in summer. It really helped with our heating bills too.
There was another benefit we hadn’t thought about—peace of mind. Knowing our basement was structurally sound, safe from leaks, and professionally sealed gave us the confidence to invest in finishing the space. We added a bathroom, a small kitchen, and even a laundry room. The possibilities opened up, and we never looked back.
One of the most exciting moments was seeing the walk out basement take shape. As the concrete steps were formed and the doorway framed, it started to look like a completely new part of the house. What was once a damp, forgotten room was now a modern, bright space with its own entrance, ready to be used however we wanted.
We’ve since used it as a guest room, a game room for the kids, and even rented it short-term to visiting professionals in the city. Everyone who visits compliments us on how it doesn’t even feel like a basement. And they’re right—it feels more like a condo unit than a lower level of our home.
We also appreciated how basement lowering Toronto specialists like Komewaterproofing knew all the local building codes and permit requirements. They took care of everything so we didn’t have to deal with the city or worry about whether the job was done to code. Their experience really made a difference and saved us a lot of time and stress.
In the end, the project turned out better than we imagined. We gained a whole new living area, increased the value of our home, and solved long-standing problems with moisture and space. More importantly, we found a company we could truly trust. Komewaterproofing didn’t just do a job—they gave us a solution that added comfort and value to our everyday life.
If you’re living in Toronto and thinking about how to make better use of your basement, I highly recommend starting with a call to Komewaterproofing. Whether you're worried about moisture, looking to create a rental unit, or just want more space, they’ll give you honest advice and professional service. Their work speaks for itself, and the results are long-lasting.
We’ve now been enjoying our finished basement for over a year. It’s the quietest, coziest place in the house. We sometimes forget it used to be the cold, damp room we avoided. The kids love it, our guests love it, and so do we. Every time we walk downstairs, we’re reminded of how far it’s come—and how glad we are that we trusted the right people to do the job.
To anyone who’s on the fence about taking on a big renovation project, we understand your hesitation. It’s a major decision, especially when it involves structural changes. But with the right team, it doesn’t have to be stressful. With Komewaterproofing, we felt supported every step of the way. They respected our budget, our timeline, and most importantly, our home.
Looking back, we now see the entire experience not as a renovation but as an upgrade to our way of living. Our basement no longer feels like a leftover space. It feels like a smart investment that added to our lifestyle, our comfort, and our home's future.
So, if you’re curious about how to get started or want to know what your options are, reach out to Komewaterproofing. They’re experienced, reliable, and committed to giving every homeowner the best results possible.
