DEVELOPING HOME REMODELING TIMELINE AND BUDGET
Most people have no idea how much to spend and what things to consider when they decide to go for a home remodel. And quite frankly, that’s completely normal. But you probably don’t want to spend more money than you can afford, and the best way to stay on your budget is to plan in advance. Make yourself a general timeline and an approximate budget that you think is appropriate for your remodeling project.
Here’s everything you need to consider while making your timeline:
Planning
Planning beforehand makes the process a lot smoother and you should give it at least a month before starting off. Make a list of things that you want to get done on an immediate basis and things that can be put off for a later time.
Visit different subcontractors to get an understanding of the budget you should have and make sure to get any plans and permits before you dive into the project.
Electrical and Plumbing
You want to look into the rough-ins before taking care of things like drywall, paint, and flooring. This way you won’t damage anything if there are any rewiring or plumbing repairs pending.
Your subcontractor will need a schematic of your bath and kitchen plans so they know what the end goal of your remodeling project is. They can also help you choose the right materials for a particular space and room. This should take around 4–5 days.
Framing, Drywall, and Paint
The same subcontractor can do both, framing and drywall, or you can get a different one to do each task. Once this is done, your walls are ready for embellishments like paint.
Make sure that anything you don’t want paint on is covered well. A period of 15 days should be good for these tasks.
Cabinets, Doors, and Windows
The house is now ready for your new cabinets and fixtures—get the cabinets installed and choose countertops to go with them, and then have the electrical and plumbing fixtures added in the appropriate spots. This is followed by the installation of any new doors and windows that you’ll want in place before you start with the carpeting. This will take around another 2 weeks.
Cleaning of Vents and Flooring
Construction work leaves a lot of dirt in the vents, so make sure you get rid of all the dust and debris that’s accumulated in your vents. This won’t take more than a day or two, and once the vents have been cleaned and all debris is removed, you can go ahead with flooring.
If you’re cutting any parts of the floor, make sure you cover the vents or you may have to get them cleaned again. Flooring will take 7–8 days.
A Rough Estimate for Your Budget
Here is what the breakdown of your budget should look like:
New appliances: $7000–8000
Electrical: $3000–4000
Plumbing: $5000–6000
Bathroom accessories: $150–200
Drywall materials and labor: $4000-5–5000
Doors and windows: $17,000–18,000
Paint: $800–950
Tiles and labor: $800–900
Carpeting: $1500–2000
Cabinets (kitchen and 2–3 bathrooms): $14,000–15,000
Cabinet hardware: $700–800
Concrete countertops: $6000–7000
This is only a rough estimate of how much you may have to spend. Your actual budget can be lesser or higher than the mentioned figures; and may also include additional expenses pertaining to supplies, masonry, air duct, etc.
Having a remodel budget and timeline will help you stay on track of the project and will keep you from deviating much from your budget. Consider everything that you want to remodel and plan accordingly.
