"My best Cheerleader"
Tumblr media Tumblr media
"How do you want your hair," Jack asked Grace that was sitting in front of him on the bathroom countertop facing the mirror.
"hmm" Grace put her finger on her chin "Two buns," she said excitedly after a few seconds, two fingers in the air. Jack smiled at her and nodded as he fixed her hair. After a few minutes, he finished her hair and changed her clothes. He grabbed her new balance sneakers, matching her outfit, and put them on and they were both ready to go. Jack was going to play soccer with the guys, taking Grace with him, while you had to go to the hospital to be with Nate.
"Babe, we're leaving now. Want me to drop you off?" Jack said walking to your bedroom, where you were getting dressed. You looked at him when he walked in and gave him a big smile. He was wearing his PG soccer clothes with a headband to push his curls out of the way.
"Yes please" you smiled before grabbing your phone and walking to the door. "You look hot by the way" You sent him a wink while the three of you were walking to the car.
"ahh, forgot how turned on you got by me playing soccer, you sure you don't want to come to see your sexy hubby?" He teased you as you sent him a death stare. "If I remember correctly, it was after a soccer game Nate was conceived" he continued, making you gasp and hit his arm. He did, in fact, remember correctly, months ago, Jack came home all sweaty and hot after a soccer game, making you go crazy, thanking God your daughter had just taken her nap. And two weeks after that, you found out you were pregnant.
"Behave, Your daughter is here" You tried to keep a straight face, but he saw how your lips twitched upwards. Grace was too busy paying attention to a butterfly to hear your conversation, which you were thankful for.
"I can see you trying to smile, just admit it, I'm sexy" he laughed as you rolled your eyes at him before giggling. He grabbed Grace and sat her in her car seat, before sitting down behind the steering wheel. He looked at you with a smirk and raised his eyebrows, clearly waiting for an answer.
"yeah yeah, you're sexy" you whispered before leaning in and kissing him. He laughed and started driving to the hospital before he and Grace continued to the sports hall they played indoor soccer at.
"Hey Gracie Bear" Urban yelled as he opened the car door to help her out. Jack had barely even parked the car before Urban opened the door, eager to grab Grace.
"Hi uncle Urby" Grace giggled and waited for him to undo her seatbelt before reaching her arms for him to carry her.
"Such a cute dress, who bought you that dress?" Urban exaggerated a bit receiving cute giggles from Grace. "dada" she laughed and pointed at Jack who just got out of the car.
"Uncle Lay Lay" Grace yelled and waved to Clay who walked towards them.
"Hi angel, wooow look at your hair" he commented, and Grace nodded as she put her hand on top of her head, clearly happy with her buns.
Urban put her down and held her hand as they all started to walk into the sports hall. Grace got to join them in the field as they all did their warm-ups. Jack was stretching, Urban was running around and Clay was kicking the ball with Grace.
When the game finally started, Clay picked Grace up and they went to the sidelines to watch. His knee was hurting so he wasn't going to play, which was perfect for Jack.
"Daddy, Daddy, Daddy" Grace was chanting at the top of her lungs while Jack was playing.
"Come on bro" Jack yelled at Urban, waiting for a pass. His eyebrows were scrunched and he had a serious look on his face.
"oh oh, daddy's angry" Grace noted and Clay laughed "Let's cheer for him"
"You gots dis daddy" Grace yelled while jumping up and down, excited for her dad. That made Jack laugh and send her a kiss.
Jack made a goal which made Grace and Clay yell "GOAAAL" at the top of their lungs with their arms up in the air. Jack ran to where they were standing to give Grace a high-five.
"My best cheerleader" He gently pinched her cheeks before giving her a big kiss.

I know I said Nate as well, but I wanted to put this out now hehe. Hope you like it.

Wynkoop, from Coors Field past Ball Arena to Empower Field, would be dubbed the “Sports Mile.” The Ball Arena development would serve as an urban gateway between the current downtown and the future River Mile development and include a massive 6,729 units of housing, 309 hotel rooms, and space for offices and retail.Ī map from Kroenke Sports and Entertainment, showing the proposed site of the Ball Arena redevelopment. If the project is built as planned, you’ll be able to walk from Downtown down Wynkoop Street, which currently dead-ends at Cherry Creek, over a bridge, to the proposed Wynkoop Promenade, which is being billed as “Denver’s greatest street,” with wide, tree-lined sidewalks, protected bike lanes, ground-floor retail, dining and art. That would include filling the 55-acres of parking lots with new housing, retail, parks, bike paths, pedestrian walkways, greenspace and even land for a school. “This site offers a once-in-a-lifetime opportunity to transform an underutilized area into a neighborhood built for the needs of a growing region.” “Imagine a 21st Century Denver,” the plan says. Speedo
I've always wanted to write something based on the beautiful pics of Robert playing soccer in his speedo. So here it goes! I want to thank @brownskinsugarplum76 and @firethatgrewsolow for taking the time to look over certain parts and for giving me their excellent feedback. Hope you enjoy Part 1 of Robert in the infamous speedo.
Tumblr media
Part 1
During the summer of 1977, the world’s greatest rock band set up camp on the 9th and 10th floors of the Hyatt Continental Hotel on Sunset Strip. Soon there were tales of wild parties circulating among the groupies and the press. Nothing like sex, drugs, and rock & roll in action to boost magazine sales, thought Robert wryly as he sat up in bed, naked amidst the tousled silk sheets; the comforter in a heap on the floor. A discarded bra hung from the lampshade in the opulent sitting area and the silver buckle of his belt peeped out from under the couch. He spotted the small vial that was on the dresser, got up and walked across the room to retrieve it, his cock swaying heavily with each step. He dipped his long pinky nail into it, scooped the white powder to his nose, and sniffed deeply. There, he thought, that should help me get going!
Feeling a bit more motivated, Robert ordered some tea. As he waited for room service, a wave of apprehension washed over him when he contemplated the six sold out shows that would take place at the Forum starting Tuesday evening. Would they be able to sustain their usual level of energy and intensity for six consecutive nights? he wondered.
Robert decided the best way to get rid of his anxieties was through a game of football, one of his favorite pastimes, second only to love making. Robert reached for the phone to invite his friend and fellow enthusiast, Rod Stewart.
That same morning, on the other side of town, Sandy had her own case of the jitters as she re-calculated her budget for the month. She’d wrestled with the decision to buy a new pair of Riedell Quad Rollers. She was caught up in the fascination with skating which was sweeping the nation. People of all ages were replacing their disco shoes with skates. Celebrities like Cher and Linda Rondstat graced the cover of various magazines, further endorsing the new fad. It wasn’t the traditional figure skating you saw in an indoor rink! This was a new type of roller skating, known as jam skating, that had come out of Venice Beach. Sandy was becoming quite skilled at it, however, having to rent skates every time was an expense she couldn’t afford. Thinking of the joy and freedom that she felt as she jam skated, she’d decided to splurge, paying $200 for the quad rollers with the blue wheels. The purchase essentially wiped her out for the rest of the month. But she was OK with that. Buying the skates was well worth the sacrifice of eating bologna sandwiches for the next two weeks straight.
Sandy pulled her favorite rainbow- colored tube socks up her shapely brown calves and laced up the leather Riedells before she left to meet up with her friends at Balboa park. Rolling past the pedestrians on the boardwalk, she looked up at the blue sunny skies on that Saturday morning. The air felt crisp and invigorating as she sped up the pace. She was running late, as usual, and hoped her friends had been able to claim their favorite courts.
Sandy always enjoyed the tennis court’s expanse of asphalt which provided the perfect surface for roller skating. But even better than that, it didn't cost anything. There had been a few skirmishes over territory between the preppies that showed up to play tennis and her long haired skater friends. Since there were only four courts available, it was sometimes the urban version of survival of the fittest, with two separate species vying for limited resources.
As she skated past the soccer fields, she noticed that despite it being early, there was already a fierce match underway. Her eyes were instantly drawn to a tall, athletic figure clad in a yellow jersey and little else. Instinctively, she slowed down, the better to take in the scene.
And what a scene it was! As she got closer, she confirmed that the man was indeed wearing only a speedo that clung to every inch. He had a veritable, mane of thick, golden curls that cascaded around his face as he ran up and down the length of the field.
Something about him seemed so familiar, she thought. She came to a stop by a bench, sat down and pretended to adjust her laces. Behind her dark sunglasses, she surreptitiously studied the blonde as he pranced around, his arms extended with hands clenched as if to remind himself to not handle the ball.
Even at a distance, there was no mistaking the sizable bulge between his toned thighs. Instinctively, she licked her lips as her eyes lingered. The speedo’s green and gold stripes converged at his crotch, drawing her eyes to his overabundant manhood. The long golden curls trailed behind him as he dribbled the ball with muscular tanned legs. When he turned to survey the situation downfield, she was finally able to get a good look at his face: blue eyes, dimples and a chiseled chin. She had the feeling that she’d seen him before!. …Oh my God! could it be...? Her heart skipped a beat and she almost leapt off the bench in surprise and disbelief as her initial impression gave way to absolute certainty. That was definitely none other than Robert Plant.

Abu Dhabi Ladies Club, UAE

Ladies Club in Abu Dhabi, UAE
8 May 2022
Design: UPAItalia
Location: Abu Dhabi, UAE

Abu Dhabi Ladies Club
The first club dedicated exclusively to women was built in the splendid setting of Abu Dhabi, overlooking a lagoon in the crystal clear sea of the Persian Gulf. The Ladies Club, luxury and comfort bear the signature of Urbanism Planining Architecture, an international architecture firm with offices in Milan and Abu Dhabi. The main architect of the studio and co-founder is the Italian architect Paolo Lettieri.
This elegant and luxurious structure represents an oasis of well-being and relaxation for women, but above all, it speaks to us of a culture, the Arab one, which sees women, by tradition and religion, strictly separated from men. It is well known that in Middle Eastern society the life of men and women is clearly divided and distinct: all houses have two living rooms, one for men and the other for women; at school, women study separately from the opposite sex and public places also have waiting rooms for women only.
If in everyday life the separation between the sexes could perhaps represent for the eyes of Westerners an exclusion of women from a male chauvinist society, the Ladies Club becomes a privileged place par excellence for women. A club where women from an elite by social and economic position can experience, in complete privacy and confidentiality, all the pleasures of luxury, body care and relaxation.
The project was started in 2008 with the first sketches of the concept of the architect Paolo Lettieri, who in addition to the Club House project, has been involved in the design of many internal areas over time. The designers of the entire complex also include the architect Aswan Zubaidi, the Interior Designer Sahar A. Yousif and australian architect Tony Owen.
The modern and organic architecture of the Club House (the 12,000 sqm main building) recalls the floral forms in plan: the client’s request was to have a unique building, highly iconic and with sinuous and non-rigid shapes. The sinuous forms have generated fluid and unusual spaces that make this architecture highly characterizing. The plant embraces a semi-covered central space is called Festival Space. In this space there are the outdoor swimming pool and the solarium area overlooking the park and the beach.
The cladding of the building is in stone, while the floors of the prestigious areas are in Carrara Calacatta marble.
The Club House includes a restaurant, a cafeteria, a lounge area and a VIP area, a fitness area and a VIP fitness area, a semi-Olympic indoor swimming pool with a relaxation area with whirlpools, a kindergarten, some shops and boutiques and finally a new one music school which will be inaugurated in 2021.
The Club House was inaugurated in June 2018 and the very strong success of the structure led UPA to design an extension of this: in particular, the extension of one of the petals of the structure was required to accommodate the extension of the fitness room (bringing it over 1800 sqm) and new gym and aerobics rooms for a total of an additional 2,500 sqm. The inauguration is scheduled for 2023.
The complex also has an area dedicated to outdoor sports such as a regular soccer field with related stands and changing rooms (500 sqm) surrounded by an athletics track, tennis courts and a shed for small boats and water sports equipment.
The entire complex is immersed in a park of 180,000 sqm overlooking the sea: in front of the Club beach a special lagoon has been created, between 120 and 150 meters wide, separated from the open sea with a series of strips of land and breakwaters : in the lagoon women are free to swim and sunbathe without the Abaya, the characteristic covering dress of the Persian Gulf region, far from any prying eyes and curious boats.
The Ladies Club represents the best of Made in Italy thanks to the prestigious Italian companies that have contributed to its realization with the excellence of their products. Sanitary ware and finishes were entrusted to: Nobili for taps, Fiandre Architectural Surface for wall decorating surfaces and tiles, Mirage for the tiles, Azzurra Ceramiche’s sanitary ware. The lights bear the signature of Guzzini, Targetti and Lamp. The furnishings were curated by Meritalia, DV home collection, MB chairs. The floors of the Entrance Hall and Corridors are in Calacatta Carrara marble.
In addition to landscape areas for festivals and special events and the beach to create special lagoon to maximize the privacy and safety for club members and guests, along with sufficient number of parking.
What was the brief? The client’s request was to have a New Iconic building that had feminine shapes and that could amaze the members of the Ladies Club. It was 2008, a period in which architecture in the Emirates was still very much oriented to amaze and to have something unique.
The new club was to have a main club house with restaurant, cafeteria, senior lounge, fitness area and gym, multifunctional indoor sports field, indoor and outdoor pool, SPA and massage area, Kindergarten, craft rooms, and VIP area with a reception room and some exclusive private areas.
In addition to the Club House, it was required to have other huge buildings in the park such as a 600-seat auditorium together with a 1000-seat ballroom, an art gallery and some villas by the sea for short stays for women only. All immersed in a park with a private lagoon where the diners could be far away immersed in a world of women only for whole days.
Key products used: The Ladies Club represents the best of Made in Italy thanks to the prestigious Italian companies that have contributed to its realization with the excellence of their products.
What building methods were used? The project was built with a reinforced concrete structure cast on site. The two large canopies above the entrance and the Festival Space are in metal and fabric. The facade is entirely covered in stone.
What are the sustainability features? The project started in 2008, it was subsequently refined with the sustainability requests to have the Estimada certification (the sustainability certification of Abu Dhabi). Sustainability is aimed at saving energy on air conditioning and above all at saving water: the most important thing in the area according to Estimada’s orientation.

7 Reasons to Buy a Home in Coconut Grove
If you’re looking to move to a warm and sunny place, Miami is the place to be. People from all around the globe dream of living in this coastal paradise. And out of its many neighborhoods, Coconut Groove has become one of the top attractions for homeowners in recent years. This is because it offers a wide range of amenities to satisfy every need. But if you haven’t made up your mind yet, here are the top 7 reasons to buy a home in Coconut Grove. Hopefully, they will help you make a decision.
No. 1 The neighborhood’s vibe
Coconut Grove gives a vibe of old and new. This is because it is the oldest neighborhood in Miami that has been constantly inhabited since 1825. If you walk the streets, you’ll be amazed by the mixture of old and new buildings. There are many beautiful houses from the 1800s and 1900s that have been transformed into chic inns. But if you’re looking to buy a property in Coconut Grove, you should check out the amazing condos in the area. The real estate market is so diverse that you can find everything from luxury condos to more budget-friendly ones.
No. 2 The community in Coconut Groove
When you move to a new place, the community is essential to make you feel at home. Therefore, it’s good to know that the community in Coconut Grove is very welcoming and diverse. This place is sought after by both young families and seniors. So, you will have no problem finding people to connect with. Furthermore, this neighborhood is considered one of the safest in Miami, making it a fantastic family-friendly option.
No. 3 The leisure activities
If you’re a boat enthusiast, you should buy a home in Coconut Grove because boating is one of the leading leisure activities here. There are several marinas in this area, and the social life revolves around these places. Here you’ll find sailing clubs and also yacht clubs.

In Coconut Grove, you’ll also enjoy streets full of chic boutiques, cafés, and restaurants. And if you want a more urban feel, you can always go shopping at the mall.
If you’re interested in some cultural activities, there are many museums close to Coconut Grove. And whatever you do, don’t skip the Vizcaya Museum and Gardens. This extraordinary villa was built in the Italian Renaissance style and still houses some of the original furnishings - not to mention the incredible gardens.

Empty malls are getting some surprising new tenants – Boston News, Weather, Sports
Tumblr media
(CNN) — Consumers will still be heading to malls in the future. But their trips might have little or nothing to do with shopping.
With mall vacancies accelerating at a rapid clip amid a surge in online shopping, landlords are quickly looking for other ways to reuse the glut of empty stores that will help boost traffic to shopping centers.
According to data from research firm (REIS) Moody’s Analytics, the rate of mall vacancies is at a historic high of 9.8% in early September, exceeding the previous peak of 9.3% in 2011.
“I suspect that this rate will continue to float upwards over the next five years,” said Victor Calanog, head of commercial real estate economics with (REIS) Moody’s Analytics.
“The coronavirus crisis kicked the long-simmering rise of e-commerce into high gear,” said Calanog. “As we start to recover from the pandemic, it is highly unlikely that vacancy trends will swing back to pre-Covid-19 levels” he said.
The stakes are high for mall developers, who are now repurposing the vacant space in a variety of ways.
Stores out. Doctor’s office in.
In this environment, replacing a shuttered store with another store could likely backfire.
Alternatively, mall developers say they’re scouting for businesses other than retailers to replace shuttered stores, anything from schools to doctors offices and short and long-term storage facilities both for residential and commercial customers.
“Pre-Covid there was an oversupply of retail space across the US,” said Ami Ziff, director of national retail for Time Equities, which owns and manages hundreds of retail properties across the United States, including enclosed malls, free-standing stores and open air malls.
“Now, supply of available space is up and retailer demand is softer. So you have to be nimble and creative with who to lease it to and go out there and pull in a different type of tenant,” he said.
At one of its properties — The Landings in Columbus, Georgia — Ziff said the company is signing leases with local retailers and restaurateurs but noted that there’s been an increase of doctors and dentist offices signing leases across Time Equities’ portfolio.
The Landings is a complex of three shopping centers in Columbus, Georgia encompassing approximately 300,000 square feet of open-air retail.
And at its indoor mall in Maryville, Tennessee, Ziff said a vacating JCPenney store is also drawing a lot of interest from non-retail businesses, including a tenant in the healthcare space.
“As mall operators, we can’t just sit on our hands and wait for people to come to us. We have to go out there and sell these ideas because supply is greatly outstripping demand for space right now.”
Wanted: Micro warehouses
The popularity of online shopping and same-day delivery has also boosted demand for spaces to serve as last-mile delivery fulfillment centers.
Ziff said retailers, including direct-to-consumer sellers, are racing to find empty spaces closer to their consumers in urban areas to create micro warehouses in order to speed up order deliveries.
“The empty stores in malls can be turned into these micro fulfillment centers,” he said.
According to a recent Wall Street Journal report, Amazon is looking to convert former or current JCPenney and Sears stores into distribution hubs to deliver packages. Amazon declined to comment on the report.
Using vacant mall space to stock inventory is a smart idea, said Dan Neiweem, co-founder of Avionos, which provides digital commerce expertise to companies.
“Retailers are struggling to become super local so they can more quickly deliver to their customers,” said Neiweem. Vacant stores in malls are already located near customers and they have the infrastructure set up.
What’s more, he said retailers can set up the micro warehouses to not only be fulfillment centers for shipping out orders, but because malls already have shoppers coming in, they can conceivably let shoppers order and pickup from the warehouse on the spot.
‘It’s about using the concept in multiple ways,” he said.
Sears left. A high school is moving in
Brookfield Properties, a subsidiary of Brookfield Property Partners and the second largest mall operator in the country, is bringing a school into one of its malls.
A former 70,000 square foot Sears anchor store at its Grand Teton Mall in Idaho Falls, Idaho is being repurposed to be a charter school set to open in fall of 2021.
Part of the mall’s parking lot will converted into an outdoor play and recreation area for students.
The Alturas International Academy in the Grand Teton Mall will house close to 600 students grades 6 to 12, said Michelle Ball, executive director of the school.
“We wanted to start to add a high school but we couldn’t afford to build a new one,” said Ball. “The option to take this big box space that used to be a Sears store and renovate it excited us.”
To maintain safety, she said any entry access into the renovated space through the mall will be closed, she said.
Ball said the new school’s location is a win-win because “we are supporting the community here that needs a high school and the businesses in the mall could get more traffic because of it,” she said.
Once completed, the school in the Grand Teton Mall won’t be the only mall school in the area. Gem Prep Pocatello, another charter school about an hour away from the Grand Teton Mall, opened in a former Sears store at the Pine Ridge Mall in Chubback, Idaho last year.
The deal for the Alturas school was set in motion pre-pandemic, said Jeffrey Aronoff, senior vice president of leasing with Brookfield Properties.
He said Brookfield is also exploring bringing in other tenants like self-storage services, and indoor sporting facilities such as soccer fields to its malls.
