It took maintenance 3 months to fulfill my tickets. Instead of replacing my kitchen spray hose as promised when they replaced the faucet, they removed it entirely and now there's a hole in my sink. Instead of fixing my bathtub faucet that was stuck in the shower position, it's now stuck in the bath position and they fucked up the caulking so there's a gap between the hardware and the wall. They marked the tickets as closed complete.

Ch. 6 of Echoes of You
Read on Ao3
Adrien waved to Nathalie as he sailed through the foyer but kept going for the stairs.
“I’ll eat in my room tonight,” he said. “Lots of, um, homework to catch up on.”
“Your father is waiting to have dinner with you.”
Adrien froze, one foot on the landing, and turned back around to face his father’s assistant.
“What?”
Nathalie cleared her throat, glancing toward the dining room doors. “Your father has cleared his schedule to have dinner with you.”
Adrien’s stomach dropped. After months and months of waiting for this father to wake up from his grief-wrapped cocoon, he’d finally accepted it wasn’t going to happen. He knew that could happen sometimes, but he’d never imagined his stoic father could be so affected.
If only he’d known it’d take several thousand dollars to get his attention, he thought bitterly.
He instantly regretted the thought. It wasn’t his fault. Without his friends, and school, and…without his Lady, he doubted he’d be much different. But it wasn’t like his father was without a heart. His father would understand why he’d called off the shoot.
“Thank you, Nathalie,” Adrien said, retracing his steps. She gave him a curt nod, checked something off on her clip board, and disappeared into the small office beside his fathers.
Adrien took a deep breath and turned to face the dining room doors.
He’d felt this anticipation before, but usually he was on the other side, wishing and hoping his father would join him. Now he found himself just hoping his father wouldn’t be too disappointed. That they could make the most of a long over-due dinner.
Still, he paused, his hand on the knob.
“Hurry up,” Plagg muttered from inside his jacket. “I’m starving!”
“You’re always starving,” Adrien said, but still, he smiled. “This was all I ever wanted, but now… I don’t know if I can make it through the meal. Not while…”
“You’ve got time, kid,” Plagg said, actually gentle for once. “You’ve got time.”
Adrien’s heart ached. “How do you know?”
“Like you said, she’s got a plan,” Plagg said. “Trust me - trust her.”
Adrien thought about it, then nodded. Panic wouldn’t get them anywhere. She’d once said he was a simple, straightforward guy who liked simple, straightforward solutions, but he had a feeling this wasn’t going to be one of those times. He needed to think of a plan.
Steeling himself, Adrien pushed open the door to the dining room.
His father was sitting at the head of the long table, swirling a glass of red wine as he waited for his son. Gabriel Agreste raised a single brow as his son approached the table, but otherwise his face was an unreadable mask.
It didn’t mean anything, Adrien knew, as he took the seat beside his father where his place setting had been laid out instead of his usual seat at the end of the table. His father had always been hard to read, but in the past year the same cold stone façade was all anyone ever saw. Whether he was concerned or angry, Adrien would never know until it was too late.
Gabriel broke the silence first. “Your behaviour today was unacceptable.”
Adrien’s hand twitched as he fought the urge to sink into his chair. He’d heard the posture lecture often enough to know he didn’t want it added to this one. “I know, father. I’m sorry.”
“Sorry?” Gabriel repeated. “I see. Sorry you cost my brand thousands of dollars in lost salary, rental space, and advertising space? Or sorry you snuck some nobody civilian into my shoot?”
“Marinette’s not a nobody,” Adrien said, his temper flaring. “She’s my friend.”
Gabriel’s fork had frozen halfway to his mouth. “What did you say?”
“Marinette’s my friend,” Adrien said even as visions of his father pulling him from school flashed through his head. “I’m sorry about the lost time, but I’m not sorry I brought her. She was the best part of this afternoon.”
“Miss Dupain-Cheng is proving to be quite the negative influence on you, Adrien,” Gabriel said, his eyes narrowing.
Adrien was surprised to find his heart breaking for the second time that day. He held his breath as he waited for his father to banish him from seeing her like he’d banished Nino, but it didn’t happen.
“You should spend more time with Miss Rossi,” his father said instead. “She’s a young lady with a good head on her shoulders and a bright future ahead of her.”
Adrien had to stop himself from shaking his head in disbelief. How Lila had won over his father, he’d never known, but he was quickly coming to realize letting her fibbing go unchecked had been a mistake, one he wished he could take back. It was just…after the akuma’s he’d faced every day, calling out some new girl who just wanted to make friends hadn’t been worth it. If only he’d seen in time how insidious those lies would turn out to be.
“Yes, father,” Adrien lied. Sometimes the only way to beat a liar was at her own game. “She’s a great co-worker. Very natural.”
Gabriel raised a brow, as though he didn’t quite believe his son, but let the matter drop. “Are you ok?”
It was Adrien’s turn to freeze. His broccoli fell off his fork and fell back onto his plate with a splat but he didn’t even notice. “Father?”
“That…thing,” Gabriel clarified - barely. “It didn’t hurt you?”
“No, father,” Adrien said, fighting against the warm bloom of hope in his chest. “No permanent damage. Or temporary damage, actually. I was changing when the set was attacked.”
“Good,” Gabriel said. Adrien thought he saw his father’s shoulder relax, but told himself he must be imagining it. “Good. Don’t forget to complete the Chinese lesson your tutor outlined for you..”
With that, Gabriel stood, dropped his napkin on his half-finished plate, and headed for the doors without looking back once. Adrien watched him go, at once disappointed and relieved. His father had always been stoic; it’d be stranger if he’d showed any real emotion.
He waited a few more moments before following his father out the door. “I’m done as well,” he said as he passed Nathalie in the hall while she collected the evening newspaper. “Thanks. I’m just going to go work on that Chinese lesson.”
His father’s assistant nodded, jotting down notes on her clipboard. Adrien struggled to not run up the stairs, to not let on that anything more exciting than verb conjugation might be on his mind. He paused outside his door and pulled off his phone, scrolling without seeing the screen just in case she was still watching. He wasn’t eager to escape for any particular reason. No, sir. It was going to be a long, boring night.
After a minute, Adrien put his phone away and slipped into his room.
“That went better than expected,” Plagg said, zipping out of Adrien’s jacket. “But a meal with no cheese? How depressing.”
“There’ll be cheese when we get back,” Adrien said, opening his window.
Plagg stopped mid-flight and paused to look at his owner. “You, uh, have a plan, then.?”
“Still working on it,” Adrien admitted as he set up his desk in case anyone came to check on him. It was amazing what you could get away with when your bathroom was ensuite. “But…I think there are probably things I know, things I’ve purposely ignored because we both agreed our identities needed to remain secret. Things I can remember if I try.”
Plagg drifted a little closer. “Like?”
“Like how she always seemed to know my friends’ names,” Adrien said as he shut his bathroom door, the light on inside. “Things like that. I was distracted when it happened, and didn’t think anything of it because I also knew their names, but…”
“You don’t mean -”
“I do,” Adrien said, finally turning to face his kwami. “I think I’ve met her. And I think I’ll be able to find her.”
“You’ve gotta be crazy,” Plagg said, swooping into Adrien’s face. “Two million people in Paris, and you think you’ve met this girl before?”
“It’s all I’ve got,” Adrien said with a confident smile. “But it’s somewhere to start. After all, she answered my poem.”
“It was unsigned!” Plagg reminded him. “I don’t want to dash your hopes, kid, but you’re looking for a Ladybug in a rose garden.”
“She needs us, Plagg,” Adrien said. “I won’t let her down. Claws out!”
Chat Noir breathed through the transformation as green light enveloped him. Seconds later he bounded for the open window and rooftops of his city.
Plagg had warned him about using the Miraculous for selfish reasons. He remembered because it had seemed so odd coming from the lazy, irresponsible and sometimes self-centred kwami, but Plagg had been emphatic. ‘The black cat is cursed enough. No need to invite destruction’.
But these weren’t strictly selfish reasons, Chat Noir reasoned. For one, he was due to patrol that night anyway. As unlikely as Hawkmoth was to attack twice in one day, it was becoming more and more frequent. Besides, the sentimental part of him was stubbornly clinging to what he did have left of his lady. She’d made the schedule, and he would follow it.
Secondly, it was part of her plan. Of that he was certain. She’d had to give up the box. She wouldn’t do it without a reason. He faltered and nearly missed the next gable as another thought crossed his mind, one he hadn’t considered before; what if…what if finding her wasn’t part of the plan. What if she’d given it all up, intending to let him finish the fight? What if that was the best she could manage?”
No. She’d said if love was enough she’d still be here. That had to mean he had to use other skills to make up the difference.
And…and…
Chat Noir came to a stop as her message finally, finally sank in. If love were enough, she’d still. “She…loves…me?”
No. No. He had to be misunderstanding. Maybe she’d meant if she’d loved him back, she’d still be there. Or that she did love him, but the way he loved Nino or Alya; or the way he loved her when he was trying not to be in love with her. Or maybe just love in general, as opposed to the dumpster fire of hatred Hawkmoth was usually spewing.
Was that it? Was she trying to tell him that hatred would win? That she had no interest in watching them continue to fight a losing battle?
No. That, he refused to believe. He might not know her, but he knew her. She’d never give up, not even when the odds weren’t in her favour. It was one of the things he loved and admired most about her, that tenacity to see right done. She hadn’t given up. Not yet. He wouldn’t either.
“You’re so lucky I’m not an akuma,” a voice said from behind him, “Or you’d be toast right now.”
Chat Noir spun and found himself face to face with the new Bug. He scowled and vaulted over her to another roof top without a word. He wanted answers, but he wanted peace more, and he couldn’t think when he was angry.
“Hey, hey!” The girl followed him, annoyingly adept with the yo-yo. “Don’t be like that. We have to work together! We’re a team!”
“Let’s get one thing straight,” Chat Noir said, stopping so abruptly she nearly crashed into him. “You and I aren’t anything. Me and my Lady, we’re a team. You’re an interloper, and you weren’t invited.”
“You need me,” she said, stomping her foot as he took off again. “Only Ladybug can purify akuma’s, and only the lucky charm can make everything right again.”
Chat Noir’s ears twitched, but he didn’t say anything. What was there to say, really? She was right. He might hate the truth, but it wasn’t any less the truth just because he didn’t like it. That had been his life for a long time now; why should this be any different?
He landed hard on top of the Notre Dame cathedral and waited for his new partner to catch up. He tried to practice some deep breathing, but he couldn’t quite put his his anger down. It bled into his voice when he spoke.
“I am not giving up on her,” he said as the girl skidded to a stop in front of him. “There’s something going on here, something we don’t know, and I am not abandoning her.”
The new girl actually rolled her eyes. “No one said you were abandoning her, Kitty Cat.”
Chat Noir was in her face before he even realized he’d moved, mere inches between them. In that moment he wanted nothing so much as to rip the Miraculous from her ears, to blot out the wrong shade of blue staring back at him from behind that mask. “Do. Not. Call. Me. That.”
“Ok, ok!” she snapped, backing up. “Whatever. But seriously. I’m not here to replace Ladybug. I know how it looks, but I’m not trying to be her, I’m just… I’m just a place holder, ok?”
Chat Noir frowned, watching as the new Bug swatted loose strands of hair out of her face. “What do you mean, a place-holder.”
“It’s not some kind of code, Ki - partner,” she said. “That’s what the guardian guy said to me when he gave me the earrings; that they’re not for me to keep, just to hold on to.”
“To hold on to…until what?” Chat Noir asked as his heart began to pound.
The new Bug threw up her hands. “Ugh! As if I know? The only thing he told me was the Ladybug wanted me to hold onto them for her.”
It was like being hit by a tonne of bricks. “She…she chose you?”
The girl shrugged uncomfortably. “Yeah, I guess? Don’t get excited, it’s not like she said why, but…yeah. She did.”
“That would have been nice to know a little earlier,” Chat Noir said wryly, but his mind was already a million miles away. He had been right; his lady did have a plan. She wasn’t abandoning him. She just needed a little help - and so did he. “How do I get in touch with the guardian?”
“How should I know?” the girl said as she glanced down at the street below. “It’s not like I got a tutorial, it was all ‘here’s the Miraculous, go fight that akuma!”
“So there wasn’t any time…” Chat Noir struggled to compile all this new information. It had been days since he’d last seen his Lady, but from the sounds of it she’d only given up the Miracle box in the last 48 hours.
Part of him ached at that, that she hadn’t come to him for help, but he tucked it away for later. What mattered was that he’d been right. He clung to that knowledge, that hope that everything - that she - was not as out of his reach as he’d feared.
“So,” he said considering his new, temporary partner, “What do I call you, then?”
“Ladybug’ is just fine,” she said. “After all, I imagine part of the point of giving the Miraculous to someone else is to not alarm the people of Paris.”
Chat Noir shook his head. “You’re not her,” he insisted stubbornly. “I won’t call you by her name.” Nevermind that he didn’t even know her real name. “How about ‘Red’?”
The girl shrugged, though he thought he could detect a current of annoyance. That, at least, was familiar, although it wasn’t tinged with the affection he’d never realized til then was usually there. “I guess that’s fine.”
Chat Noir was about to relent, to try to ease into a new partnership with this girl, but unfortunately, he never got the chance. His worst cat-themed pun yet was on the tip of his tongue when the night exploded with screams of terror.

On The Early Morning Train
Summary: Nobody likes having to commute to their job in a packed train in the morning. Dan was no exception to that rule: he hated it with a passion. ( Ok, maybe the gorgeous looking guy who always sat opposite him made it -slightly- more bearable and Dan might even enjoy that bit about his day. But still.)
Genre: Fluff, angst(?)
Word Count: 3.5K
TW: None? Are there actually none? What is happening to me?
A/N: Special thanks to @rosaflagephil and @auroraphilealis for helping me turn this fic into something actually written in the english language. Ily guys <3
This fic is just me cementing my train kink to be honest. I have no idea how that became my branding, but I decided to embrace it, so yeah. This is the result.
Read on AO3: X
Morning commutes used to be the thing Dan dreaded the most in his life.
Dan worked in a big law firm in central London that was slowly but surely draining his will to live out of him. But with the rental prices in the city centre being an arm and a leg, he couldn't quite afford to live anywhere near the big dark building he was employed in. Because of this, he had to rent an apartment on the outskirts of the city (that was still horribly overpriced if you asked him) and take the train to the centre every morning.
Of course, Dan wasn’t the only commuter who had this idea.
Every morning, when the train arrived in his station, it was awaited by an entire platform filled with men wearing dull suits and women carrying briefcase in their hands.
Dan used to take the train half an hour later, but he would have to spend the entire way trapped between other people. Being slightly agoraphobic, he'd started hating going to work even more than he had before.
But one day, when he was complaining about this to a coworker, she had told him that the earlier train was much less full. Ok, there were still a lot of people on it, but you could actually sit, and it was just a much more relaxing way to begin the day.
That was how Dan found himself at the train station every morning 40 minutes earlier than he would necessarily have to be. The getting up earlier was something he would gladly do in order to get rid of the overly stressful starts to his day.
And he had to say, his coworker had been right. Since he'd started taking the earlier train, he hadn't had to stay upright even once so far. He'd still had to sit next to a stranger, but at least now he could enjoy his cup of coffee (which he really needed in the morning - Dan was a bit of a night owl) without risking it being knocked out of his hands by someone.
Or at least, so he'd thought.
There he was one morning, just sipping from his coffee and checking his twitter, when all of a sudden the cup was launched from his hands and the contents splashed all over his white shirt.
"Oh no, oh no, oh no, I'm so sorry!" a deep voice exclaimed, but Dan wasn't really looking in front of him to address the person standing there. He was too busy searching for some tissues to try and contain the damage done to his clothes (thank god the coffee had had some time to cool down).
"I'm so sorry, I just wanted to sit down on the seat here, please, oh my god, I'm so sorry, oh no, your shirt, oh god what have I done? " the guy continued to babble, and in his peripheral vision Dan could see him sitting down and reaching out to give him some tissues to clean up.
Dan wasn't exactly angry with this guy though, a coffee stain on his shirt wasn't the end of the world. Besides, there was no point in holding a grudge against the guy, knowing this was something that Dan could've done to someone too - and honestly, Dan was quite surprised it hadn't happened yet.
"Don't worry about it too much, it's alright I suppose, I... " Dan looked up to take the tissues from the other guy, but felt the words getting stuck in his throat when he had a proper look at him.
Sitting in front of him, looking at him with a slight hint of panic in his eyes, was the prettiest guy Dan had ever had the pleasure of laying his eyes on. And Dan had gone home with a lot of beautiful men is his years, so that was saying something.
"Are you sure? Is there anything I can do, anything at all? Once again, I'm so so sorry, and I can't believe this happened. I mean, I know I'm clumsy and all that, but this is a new low, even for me," the guy spoke, smiling a bit, and Dan had to tell himself that no, he couldn't kiss those lips, no Dan, don't, you don't know him, stop.
"Yeah, it's alright, not really something you can do to help me anyway. And it's not like you intended to knock me over anyway. Or did you?" Dan smiled at the man, trying to show him that he really wasn't mad, maybe even trying to flirt a little bit - he wasn’t stupid enough to miss out on a chance like this.
"Well, ok then I guess, " the man said, oblivious to the flirtatious undertone (or maybe just not addressing it in an attempt to not have to turn Dan down. Of course, knowing Dan’s luck, he should’ve seen that coming). And with that, he had seemingly calmed down enough to look at his phone and relax for the rest of the journey, leaving Dan alone with his daydreaming about the gorgeous man.
***
The next morning, Dan was just sitting on the train again, sipping his coffee once more, when someone sat down opposite him again.
"How much do I owe you?"
Dan was a little bit confused at first, but when he looked up, he saw that the same guy from yesterday was sitting in the seat, holding his wallet open in his hands and looking at him expectantly.
"How much do you owe me? What do you mean?" Dan asked, not exactly sure what he was getting at.
"How much do I owe you?  How much do I have to pay you?" the man stated as if it was the most obvious thing ever.
"Wait, you want to pay me? Why?"
The man sighted. "Because I spilled coffee on you, coffee that you paid for. And I ruined your shirt, which you need to get cleaned somewhere, and I know that that's not cheap. So, because it's my fault you had to spend that money, I should be repaying you."
Dan started laughing at this, making the other guy look at him in confusion.
"Oh please, no, you don't have to pay me. The coffee was almost empty anyway, and I have a washing machine so cleaning the shirt didn't cost me a penny." Dan answered, because how the hell would he be able to take this guys money? He'd only feel bad about it.
But the man seemed to be determined.
"No, no, no. I ruined your morning yesterday and I made you walk around the office all day with a gigantic coffee stain on your shirt. You had every right to scream at me yesterday, but you didn't. Which I appreciate by the way, but still. And now you're over here making excuses as to why I shouldn't be paying you back, but I still should. So please, just tell me how much I owe you, if not for you then just to give me some peace of mind."
He had to say, Dan was impressed with this guy's determination to pay him back. Sensing that he wouldn't give up until he had gotten an answer, he decided to just allow him to pay him back.
"The coffee cost me £4. And as for the cleaning of the shirt, that will cost you to stop apologising and tell me your name, ok?"
It took the other man a few seconds to react to what Dan had said, but it was long enough to allow Dan to start overanalyzing the entire situation. Had he just made things really awkward? Was this something that he wasn't expected to say? Had he messed this up?
But then the guy started laughing, and pulled the money out of his wallet.
"Here you go, that'll be the coffee. And my repayment for the shirt; my name is Phil."
***
After that day, Dan and Phil became fast friends.
Every morning, Dan would sit down on one of the seats in the second-to-last wagon, and every day Phil would come sit opposite him when he got on the train as well.
Dan learned that Phil got on the train a stop later than he did, and that he worked as a technician for the BBC radio 1 Breakfast Show. He learned that Phil had a brother called Martyn, a dog called Buffy, that he was lactose intolerant, that he loved horror films but also had a soft spot for real estate shows, and a bunch more random facts that he honestly didn't know how ended up in their conversations.
In exchange, Dan told Phil all about his boring job as a lawyer and his wishes to change his profession and actually do something he enjoyed, his latest Netflix obsessions, the things he had read about on his 2AM wikipedia odysseys, and anything he felt passionate about really.
They didn't speak anywhere besides their morning commutes though. The moment the train stopped and Dan and Phil had to get off, they went their separate ways; no texting, calling, social media messaging. No contact.
Until the following morning, when they would start over again.
Dan had thought about giving Phil his number, because he was feeling things for Phil that might not have been strictly platonic anymore.
He started to want to text Phil about the things he saw in his day-to-day life that reminded Dan of him (which happened a lot nowadays). Send him a link to a funny video, a picture of a dog he saw on his walk to the office, anything really.
But then one day, Phil brought up how he and his girlfriend watched a certain Netflix show together, and Dan had to try his best to not let the disappointment and hurt show on his face.
After that, he decided that it would be easier not to get too attached and just keep his friendship with Phil contained within the walls of the train, where he would be able to control them better.
***
It had been 4 months since Dan and Phil had met on the train, and they had sat together every day since without ever skipping a trip.
Which is why it took Dan a minute to realise that Phil hadn't come in today.
Instead, there was a young woman sitting in his seat. Dan was about to tell the girl the seat was taken, when he saw that the station they were currently in was already the third one on their way to London, and Phil should've already gotten on.
Maybe he was sick? Maybe he overslept, and missed the train? Or maybe he had a day off?
Although Dan wasn't really all that happy about it, he had to remind himself about the fact that he couldn't possibly be mad at Phil about this. The guy had no way of contacting Dan, in the end. It had been his idea to keep their "thing" bound to the train and their morning commute.
Besides, Phil would probably be back on the train tomorrow.
Except he wasn't.
The next day, the seat in front of him was taken by a random person as well. And the day after that.
It had been 2 weeks since Dan had last seen Phil. And every day, he lost a bit more hope over seeing him again.
And even though he wouldn't admit it to himself at first, he really started to regret never giving Phil any way of contacting him.
***
Like every morning, Dan was sat down in the wagon he always took place in. He had toyed with the idea of moving into a different wagon a few times, but somehow he always ended up right here, where he used to see Phil every day.
The train had left the station a few minutes ago, and Dan was busy scrolling through Twitter, when out of the corner of his eyes he saw that someone sat down on the empty seat in front of him.
He looked up from his phone, out of curiosity more than anything, wanting to see who had taken so long to get from the door of the train to a seat - there were more than enough empty ones still, so it wasn’t like they had to roam down the entire train.
Dan was fully expecting a middle aged, grumpy looking man sitting opposite him, so he was extra surprised when he looked into two beautiful blue eyes, staring straight at him.
"Phil? Err, what, err... hi?" Dan stammered, not really sure what to say. This was the last thing he had been expecting when he had woken up this morning.
"Hi Dan, how are you?" Phil said, voice sounding apologetic, giving him a half smile.
But Dan wasn't in the mood for small talk. Honestly, he was trying his best to contain the urge to start shouting at Phil like he wanted to.
"What... what are you doing here? I haven't seen you in weeks!" Dan eventually managed to say, still feeling very mixed emotions over seeing Phil sitting there again.
Letting out a sigh, Phil looked down at his hands, which were toying with a loose thread on his jeans.
"I know I just disappeared, but I had no way to contact you and tell you what had happened. It's kind of a long story to be honest, and I don't think it's something we can talk about on the train either." Phil looked back up at Dan, giving him a half smile.
"Is there any possibility that we could meet up some time, so that I can explain everything to you?"
And of course, Dan agreed to that.
***
Which is how Dan found himself going from not having seen Phil in weeks to being invited to his apartment for dinner the next day.
They had in fact exchanged numbers this time, but Dan still felt like he shouldn't text Phil, however much he wanted to. He wanted to hear the reason why Phil had disappeared first.
Dan arrived at Phil's front door 15 minutes too early, but he was still in the process of knocking when the door swung open to reveal Phil standing there.
"Hi there Dan, did you manage to find it well? I'm cooking lasagna, but I still have to put it in the oven so it's gonna be another half an hour before we can eat. You can just go sit down in the lounge and I'll come join you in a bit," he said, stepping aside as to invite Dan in, before disappearing to go to what Dan assumed to be the kitchen.
Phil's apartment was, in a way, exactly how Dan had imagined the place would look, but also  completely different. There were pops of colours everywhere, nerdy trinkets scattered all around the lounge, a complete mismatch of patterns and materials that somehow still worked together. Basically, the place was Phil translated into furniture.
But what Dan hadn't been expecting was the sense of being at home that he immediately got when he walked through the door. The feeling of being safe and secure, the sense of not wanting to leave. A feeling he never got with his own place, even though he had been living there for 2 years already.
Dan had been sitting in the lounge on his own for about 5 minutes when Phil walked back in, carrying 2 cups of tea. He handed Dan a mug in the shape of Hello Kitty before sitting down on the couch next to him.
"So, how have you been?" Phil asked, attempting to make small talk, but his voice was laced with nervousness.
Not really in the mood to delay any longer, Dan decided to just get to the point immediately.
"Well, i've been alright really, except for the fact that you disappeared on me, but otherwise I've been doing fine." Dan said, being the sarcastic little shit he always was. But he did regret saying that a little when he saw Phil's facial expression fall, and he could see the guilt and hurt on his face. Maybe he had overdone it a little bit.
"I guess I owe you an apology for that, right? Oh well, might as well get to it." Phil said before putting his tea down and turning to face Dan.
"Long story short, I have had a few changes in my life recently. Things that I really didn't see coming, and which have made me have to switch a few things up. The first thing that happened is that me and my girlfriend broke up."
Phil paused for a moment, and Dan didn't know if he should be happy with this news or feel sad, because it meant that he might have a small chance of getting Phil, but it was clearly something that was hurting Phil.
"We hadn't really been together for that long, only a few months," Phil continued, "but the problem was that she was a coworker on the breakfast show. She was kind of my boss. And we didn't really end things... amicably, so to speak. She had been cheating on me pretty much the entire time we were together"
Dan, sensing that Phil was having troubles speaking about this, reached out and took Phil's hand in his, softly stroking his knuckles. He smiled up at Phil encouragingly, which caused Phil to smile a little bit back.
“I ended up being transferred away to the evening show, because she didn’t want me around anymore.” He continued. “It’s a nice job. My coworkers are much more fun, and I don’t have to come in as early anymore so commuting is a lot easier.”
“What do you mean, those early morning trains weren’t the best bit of your day? Full trains are the best thing there is, aren’t they?” Dan joked, hoping to get Phil to smile a little bit. But Phil only ended up looking at him with more intent, more seriously.
“That’s the problem here, Dan. Those early morning commutes were made a lot more bearable because of your presence. I even maybe looked forward to them a bit. To your fatalistic humour and the little facts you would tell me you only learned yourself the night before on one of your Wikipedia Odysseys.”
Phil took Dan’s hand in his this time, sitting up straighter, and looking Dan directly in the eyes.
“And at first I didn’t really think anything of it, I just thought I liked you as a friend. But then when I wasn’t on the early trains anymore and I couldn’t reach you anymore, I found that I missed you so much. More than I probably should have. More than can be considered strictly platonic missing, if that makes sense.”
Phil’s face had become clouded over by something Dan thought to be fear, so Dan flashed him a big smile, mirroring what he was feeling inside, what was going through his head. Had Dan heard that correctly? More than strictly platonic? Was there any hope for them after all?
The smile apparently helped Phil to continue his story, looking a bit less frightened.
“And when I realised that, I knew i had to find you again and talk to you. I tried looking for you on facebook, but do you have any idea how many people called Dan Howell there are on that site? So then eventually I just decided to get on a train yesterday, to see if you were still there. Because I simply couldn’t deal with not seeing you anymore. I had to talk to you, had to tell you how I feel.”
And Dan, still grinning like an idiot, actually giggled at that. Because he was finding it harder and harder to contain his feelings.
“So, what do you say Dan? Would you maybe consider forgiving me for abandoning you? Perhaps I could pay you back by taking you on a date sometime soon,” Phil asked, a smile slowly spreading on his face too, and Dan couldn’t contain himself anymore.
He launched himself forward, throwing his arms around Phil’s neck, and pulling them close.
“Of course I will, you idiot,” he whispered into Phil’s neck, before pulling back a bit to look into Phil’s eyes. Those beautiful blue eyes that he never wanted to miss looking into again for even a single day. And then those eyes were getting closer, and they eventually closed as Phil pressed a shy kiss to Dan’s lips.
Somehow, that one shy kiss turned into kissing on the couch for half an hour, before they were startled by an alarm on Phil’s phone reminding them to take the lasagna out of the oven.
(It ended up being slightly burned, because it took them another 5 minutes to stop kissing long enough for Phil to get it out of the oven).
Seated at Phil’s table, in Phil’s apartment, eating the lasagne Phil had made, Dan decided he didn’t hate his morning commute as much anymore.
Because if not for that, he wouldn’t have met this wonderful person he was currently holding hands with.

Classified advertising is one of the cornerstones of the Real Estate business. The classified ads are the place where many of us began to look for houses to buy when we first started out. I know I did. I opened the local newspaper and looked for the ads that hinted at motivation. This was something I had learned from a book and tape program I had purchased from a late night guru during a moment of weakness.
Tumblr media
   Unmotivated Sellers
I called the first few ads and soon found out several things about this method of procuring properties. The first thing I learned is when someone says they are a 'motivated seller' it means absolutely nothing. The people I spoke with who actually were selling their home this way were definitely not motivated (having a need to sell). The second thing I learned from calling the ads is that most of the ads that said 'motivated seller' were placed there by either Realtors or investors. The Realtor is just trying to pull in any and all calls for their ads and the investor is trying to do the same.
The bottom line is I kept going and called hundreds of ads over the next month. I was very diligent about it and shrugged off all the rejection. I finally realized that there had to be a better way to find the houses. That is when I realized that I needed to be the selling through the classifieds not the person trying to buy there.
 Classified Advertising for Investors
There is a great way to buy houses from the classifieds though. It is to get the truly motivated sellers calling you. That is by placing ads in the classified section of the newspaper letting people know that you buy houses.
Therefore, the first question you ask is.
"What should my ad say?"
My answer to that is simple.
 I BUY HOUSES
Tumblr media
Now the reason I print it that big is not to imply that you take out a full-page ad and spend thousands of dollars. It is merely to impress upon you that you have to get your message out, and your message is that you want to buy houses.
I often see people who get so caught up in making their ad perfect that they don't ever get their ad in the paper. The bottom line is you have to say that you buy houses and that is it. The person who is looking at the Real Estate Wanted section is someone who is looking for people like you. The person who starts calling those ads for the most part does not care what they say. They just start at the top and dial until they find the underlying cause of. The main thing is to get your ad in the paper.
 Fishing for Motivated Sellers
My father and I took fishing trips every year and I always had to have the perfect lure on my line and would change a dozen times a day. All the while, my father was catching fish with the same lure all day. He always told me you could not catch any fish if your line isn't in the water! In the same spirit, you will not buy any houses without an ad in the paper! You will buy many more houses with an ad than you will without one. So just get something in there and make it better as you learn what works best for you. In the meantime, the most powerful thing you can do is to make a call and place that first ad.
Now, that being said, I will give you some pointers on your content. The main things I try to place in my ads are my hook, my service, their benefit, and a catalyst.
 Hooking the Seller
Your hook is something that you will use to make you different. It can be something as simple as a nickname or your hobby or anything. You just want something that people will remember and something that will make them want to call you first.
Tumblr media
Many years ago, I became a father for the first time. I placed ads that said, "New Dad buys Houses". I got incredible response from the ads. About every other person that called asked about my new arrival. Some asked if it was true. Others just asked about the baby. Still others talked about their first-born. Now you say what is the point. The point is that having your first child is a very happy memory that everybody remembers. The average person attaches a great deal of pleasure to the whole process of having their first child. Now, this person is looking through the paper and sees tons of houses that say "We buy houses" or "I buy houses" or whatever and then they see something different; something that they personally have anchored a great deal of past pleasure and happiness to, who do you think they are going to call in this time of distress?
Think about their situation. They are about to lose their most important possession-their home. If I were in that position, anything that made that call a little easier would make a huge difference. So, if you can think of a good hook that people relate pleasure to then you will have one step up on the competition.
Tumblr media
The other reason you need a hook is just for credibility and differentiation long term. Nobody can tell one we buy houses ad from another because they are so similar, but if your ad is different enough that people notice it then you are in. For instance, there is an investor around here who places all of his ads like this: "Family Man Buys Houses". He has that in all of his advertising. Now the person who needs to sell looks at the ads one week and sees all the ads but does not call. Next week, again they see the ads but do not call. It goes on like this for a while, and when they finally do call, they call the ad that they recognize from all the weeks of looking in the paper. Unless they memorized the number, they do not recognize most of the ads from each other because there is no hook, but they see "Family Man buys houses" and it stands out. First, they see that he has had his ad in the paper every week. This gives him credibility and he is a pro. Second, he has a hook that hopefully puts people at ease. He did not choose "Jerk buys houses" or "New Investor buys houses" but again something, that people attach positive connotations to- A Family Man.
Therefore, without beating this horse any further, get a hook. Make it positive and memorable.
 Service to the Homeowner
The next thing your ad needs to say is what you can do for the seller. Obviously, the ad will convey that you buy houses, but you want to add a little detail about what you are looking for. You can say many things:
 All     Cash Offers
 Make     Your Payments
 Take     Over Payments
 Debt     Relief
 Cash in Hand
 Pay     top dollar
 Quick     Close
 Close     in 9 Days
    Offer     on the Spot
 Guaranteed     Offer
 Solve     Problems
 We     want to Help
 Stop     Foreclosure
In addition, you can put the situations that you are looking for in the ad.
Foreclosure  Tired Landlord  Out of State  Lost Job  Bills piling up  Inheritance  Divorce  Behind on payments  Need Repairs  Transferred
These are not all of the things to put in the ad just some examples. You get the idea. The reason you put this is twofold. One you want to weed out the person who just thinks you want to pay him cash and top dollar for his house. You still get some of these calls, but it really cuts them down if you let people know in your ad what you are looking for. The second thing is that if someone is in one of these situations and sees it in your ad then they are more likely to call because the fact that you have dealt with their problem before alleviates a little of the fear of making that first call.
Lastly, you want to get the seller's benefit in the ad. This is similar to your service, but it is like looking at your service from the seller’s eyes. It is a very important thing to do because if they see the benefit that they desire in your ad then they are likely to call. Some benefits include:
Get on with Your Life  Get rid of that unwanted Rental  Save your credit  Get a fresh start  Sell your house fast  Don’t make that payment anymore  Move by Friday  Cash to you now  No more tenants  No more Mortgage payments  Stop the Calls from Bill Collectors  Catch up your payments  Rebuild your credit
These are but a few. You can think of the benefits that you offer. You never know what a person is looking for. If your ad hits the benefit, they want and their need is strong, enough then they will be calling you shortly!
 Call to Action
A Call to Action is something that invokes action. The catalyst is something I try to put in all my ads just to try to let them know they need to call sooner rather than later. Some good catalysts include:
Call Today  Its Not Too Late  Top Dollar if you call by?  Don’t Wait!  The longer you wait?
Placement
One last thing. As I said earlier, many people are going to just start at the top of the list and work downward. Therefore, it is always helpful if your ad is at the top of the list. The first person to actually answer their phone will often buy the house. Therefore, you should begin your ad in such a way that you will be on top! Some papers place the ad near the top if you begin the first word with a special character like an asterisk or a dollar sign or any other special character. Others just do it alphabetically. You get the idea. Now that we have all the ingredients, here are some ads that I run weekly just so you see how it all fits together.
A New Dad Buys Houses! All Cash Offers or Take over Payments. Stop Foreclosure and put cash in your pocket. Call Today! 555-555-5555
$ELL YOUR HOUSE TODAY!!! Guaranteed OFFER. Close in 5 Days. All cash or Make your Payments. Top Dollar if you call by Monday! 555-555-5555

Where do I run my Ad?
Again, my answer is simple.
 Everywhere!
The more ads you have running, the more calls you will get from motivated sellers. I live in a suburb of a large city. There are literally a dozen local newspapers around the city, and one large metro paper that has a viewership of 1 Million people! Now where should I be advertising? The answer is in every paper I can afford. I was speaking with a friend the other day and he told me about a new investor who really decided to go for it. This person placed ads in thirteen papers! Now he had to pay for these with his credit cards. That is a scary proposition, but he was committed. He just bought a house that he stands to make $50,000 on after splitting the profits with a money partner! Now, I know most people cannot start out placing 12 ads a week, but you add more papers as you are able to afford it. In our area, there are three main types of newspapers. There is a Thrifty Nickel type paper, a large metro paper, and several smaller local papers.
The thrifty nickel paper is a great place to advertise because it is usually very cheap to place an ad but brings in some great calls. I get calls every week from the ad in the thrifty nickel. The smaller papers are usually fairly inexpensive to place ads in as well. These papers are good especially if you want to specialize and buy houses in only one area.  Then there is the large paper. It is more expensive, but it is worth it. I buy houses all over town. If I can drive to it in under an hour, I will buy it. Therefore, the large metro paper is where I need to be. If you are going to go for it in this business, you have to be in a paper like this-if there is one close by. You will be losing houses every month if you are not.
 Power of Consistency
There is one thing I would like to say about classified advertising. If you want to make it in this business long term, you must keep your ads running. I often see new investors having trouble and saying they are not getting the calls from motivated sellers. When I ask them about their ads, they invariably are running them inconsistently. I ask what does your ad say and they say well I think it just expired the other day.  I need to call and renew it. You do not get results from one week of advertising. You do not get results from one month of advertising. You need to set up a campaign that you can sustain for several months. Consistency is the key. If your ad is there every week then eventually you will get the calls.
  Bang for the Buck
The thing you must do in the beginning is figure out where you get the most bang for the buck! You have to see what you can afford then way the options. It is better to run an ad every day in a smaller paper if you can only afford to run it sporadically in the larger publications. The bargain paper in your area might be an alternative as well. Just make sure you always have that ad running! In addition, the ad should be the length that offers the best rate. Often this is three lines. Therefore, you are wasting your money if you have a six-line ad with wasted space. You would be better off running another three-line ad in a different paper. Earlier I spoke in depth about what your ad should say. You do not have to say everything in every ad though. Just choose enough to fill three lines in each ad.
  Testing Your Advertising
The last thing I would like to say about advertising is that you should always be varying your ads and trying to see what works best. Sometimes I run ads that focus more on pre-foreclosures. Sometimes I focus more on tired landlords or other times I just talk about selling fast and putting cash in your pocket. In any case, I run all kinds of different ads and I always ask which ad someone calls from so that I can find out what motivates people to pick up the phone! No matter what your ad says though, keep it running. Remember, you cannot catch any fish without having your hook in the water!
The last bit of wisdom I can give you about your classified ads is always run them with your cell phone number. Never, Never, Never run the ad with a voicemail set up to take the calls. You want to talk to the motivated sellers firsthand. In the large metro paper I spoke about earlier, there are often thirty to forty ads in the Real Estate Wanted section. This however is deceptive, because if you start calling the ads often four out of five of the ads is set up to be answered by an answering machine or voicemail. If you actually answer your phone in this business, you have the upper hand on seventy five percent of the people out there. Just answer your phone and get it under contract before the other person ever checks his messages.

The White Day Massacre
AO3 Link Rating: Mature Warnings: Gun violence, blood Relationships: Trip/Virus (DRAMAtical Murder) Additional Tags: White Day shenanigans + Yakuza bullshit (you’re welcome) Summary: Virus and Trip are laden up with gifts and ready to pursue somebody - but who will be their lucky recipient?
It was still March 14th for me when I posted this, shh. Read below or on AO3!
                                                                                                                  ♡  ♡  ♡
"If you eat all of those by yourself, you'll get sick again, won't you?"
"Don't care."
Trip was sitting slouched against the champagne-ivory cushioning of their sleek white rental limousine, his jacket open, his tie loose, untucked, coming out of its clip and dangling unattractively over his crotch. He stared straight ahead into nothing, lost in thought as he stuffed his face with one marshmallow after another. The decorative chiffon drawstring pouch was perched open upon his knee, already half empty.
Virus sat across from him at an angle, not quite as prim as he would normally be in the company of others but still somewhat more tightly held in demeanor when compared to Trip, who he had been watching for several minutes until he noted the speed with which the marshmallows were disappearing. Virus was very close to sighing in exasperation. Instead, he merely allowed his eyelids to flutter shut for the briefest instant.
"Don't you think that might not be such a good idea, on a special day like today of all days?"
Trip only paused for a second before offering the bag to Virus. "So help me."
"No thanks. I don't like marshmallows very much."
Trip put the pouch of marshmallows back on his lap and made a long, drawn-out, inarticulate noise of complaint. "We didn't even want these, did we? They just pushed it on us with everything else."
"Mm," Virus agreed. "Nothing sends a message like a generic, uncustomized White Day package. Although I suppose it's so extravagant that nobody should care. It's only a consideration, after all."
Having apparently been sated, Trip ceased snacking on the marshmallows and instead casually flipped the tag over on the enormous bouquet of flowers on the seat beside him to read the fancy hand-penned script off the back.
"They got the right names on, at least."
Virus hesitated a quiet moment, then reached forward to scoop his fingers into the abandoned bag of marshmallows still balanced on Trip's thigh.
"Maybe I will have one."
One turned out to be a couple, before they finally arrived at their destination: an office building towards the back of the Aqua Forest District of Platinum Jail. Stepping out of the limo, they carefully gathered their rather heavy sheaf bouquets of long-stemmed white flower arrangements from the backseat and Virus approached the security guard standing outside the glass front doors with a friendly smile.
"Good evening," Virus greeted him, bowing his head politely. "We're here to answer Suzuki-san's Valentine chocolate. It's to be a very special surprise for White Day, so could you please let us go up the back way? She works on the 10th floor."
The security guard, who by now had probably seen more than his fair share of White Day deliveries and seemed quite tired of it already, merely waved his hand for them to follow and directed them to the service elevator around the back of the building.
"Those are some big flowers," he commented as he unlocked the elevator for them. "Be careful swinging those things around, yeah? Might knock someone out." He shot them a cringe-worthy smile at his own joke before he left.
Trip chuckled lowly to himself the minute the doors closed, slinging his massive bouquet over one shoulder. "You think he got any Valentine's chocolate?"
Glancing sideways at Virus, something suddenly caught his attention.
"Oh. Shit," Trip muttered a curse, reaching out to rub his thumb over a gelatinous red substance that had stained the waist of Virus's white jacket in the mysterious shape of a fingerprint. "This blood?"
Virus twisted his body and pulled at the fabric to look, then clicked his tongue loudly in annoyance at his suit being ruined already.
"That's from you. Must've gotten some on your fingers from the jelly donuts you had this morning."
"Ahh.. Sorry," Trip grinned. "Those were good though."
"Mn," Virus responded noncommittally. He listened to the grinding of the elevator for a moment - no innocuous music playing for the service entrance - then looked down at his wide bouquet of flowers and buried his nose in one. "I used to be allergic to these flowers."
Trip was apparently thinking of something else entirely. "What do you like about doing this sorta thing?"
"Eh?" Virus looked up curiously.
"Like, what's your favorite part? I guess."
"Oh. I don't know." Virus folded his arms around the flowers. "I suppose it's fun to get dressed up and pretend. What about you, what do you think?"
Trip adjusted his stance slightly in anticipation, holding the bouquet over his shoulder with one hand and idly stroking the wrapping paper with the other. He both heard and felt it crinkle satisfyingly beneath his fingers.
"I like the way it slides right in.. and when it gets stuck."
"Fufu," Virus chuckled. "Really? Me too, I guess. But.. well, I don't like shooting inside."
The elevator dinged as it came to a halt and the doors opened.
"Here we are," said Virus. "Ready, Trip?"
"Yeah, yeah."
The inside of office buildings in Platinum Jail were brightly designed to promote better productivity; their digital holographic "windows" currently displayed a pleasant cloudless day, around 11 o' clock in the morning, which contrasted sharply with the permanent nighttime that encompassed the city outside. Virus and Trip moved past several glassy, new-age cubicles without attracting attention to themselves, silent but for the rustling of their suits and the flowers they held ready. They located the receptionist's desk in a matter of minutes.
"Hello," Virus greeted her brightly. "Suzuki-san? You are personal assistant to Ishikawa-sama, right? Is the head of the company in her office? We have a special White Day delivery surprise for her."
"And these are for you too," said Trip, reluctantly withdrawing a box of white chocolates from where it had been pinned inside the bouquet. "Here." He tossed it to the receptionist, who barely caught it. She was blushing harder than anyone he had ever seen.
"Oh my goodness, thank you.. May I ask who these are from? I've never heard of a White Day service like this before.."
"The names of our employers are on the cards," Virus explained, closing his eyes with a smile and tapping his bouquet. "But like we said, it's a surprise, so you'll have to wait and see."
"Of course! Come right this way."
The receptionist led them around the corner, where she knocked a few times on the tinted glass door to Ishikawa's office before entering and bowing to her superior, a stern-looking woman - visually in her mid-to-late thirties but probably older - with slight frown lines and her hair styled on top of her head in a neat black bun.
"Sorry for the interruption, but these men have White Day presents for you."
Surveying them with shrewd, glossy dark eyes, Ishikawa replied impatiently, "Did I not say to keep any gifts at your desk so I could come and get them later? I'm about to make a very important phone call to the mainland."
"Our instructions were to deliver this message in person. It won't take but a minute, we promise," Virus assured her smoothly. "Could you come stand over here so we can get your picture, please? Hold this too, if you don't mind."
Ishikawa seemed to be developing a smile in spite of herself. "Well, this is rather impressive.. I suppose I can humour you for just a moment," she said as she rose from her desk.
Virus pressed a white lily into the hands of both women and guided them closer together in front of the artificial window display. Once he had Suzuki and Ishikawa standing next to each other, flattering them with many briefly teasing, lingering brushes of his hands against their arms and waists, Virus stood aside to allow Trip to snap a picture on his temporary phone - the two women smiling against the faux digital backdrop of a sunny day - which he did while looking bored and balancing the cumbersome bouquet against his leg with one hand.
"Now, for the main event."
Virus and Trip knelt down before the two businesswomen, bowing their heads and holding out the bouquets lengthwise to present them by the base first, as if for the women to take hold of them, the heads of the white floral arrangements resting on their shoulders. Neither Suzuki nor Ishikawa noticed their other hands slipping into the flowers.
"Happy White Day." Virus and Trip glanced to the side to meet each other's eyes, then looked up at their victims. "From the Yakuza."
They waited just long enough to see the dawning horror in the women's eyes as they began to understand their situation, then squeezed their own respective triggers, having pushed the flowers apart and reached into the middle of the bouquets which disguised their weapons. Muffled by twin silencers, gunshots fired through the wrapping paper, which began to smoke.
Blood splattered backwards onto the white petals as the bodies crumpled to the floor.
The holographic window display behind them had also fractured violently, bathing the entire office in the calming artificial darkness from the coolly lit streets outside. Pieces of glass littered the carpet, some glimmering in the women's clothes and hair as the parts of digital screen that remained intact went haywire before shutting off.
Virus and Trip stood up, tugging their white camouflage rifles roughly out of the thick flower arrangements where they were hidden and sending sprays of loosened blossoms showering down around them. They carelessly dropped the rest of the bouquets to the floor.
"That should do it," said Trip, bending down to pick up the box of courtesy chocolates he had given the receptionist. "Shit, window wasn't s'posed to break though. Think anybody heard?"
"Most likely," Virus replied, suddenly sounding tired. "Although these buildings are designed to be pretty soundproof. Who knows?" He nodded to the woman Trip shot. "So, is there an exit wound or did it get stuck inside?" Virus asked, referencing what Trip had said he liked earlier.
"Dunno." Trip leaned back down to roll the body over. He took a minute to check for bullet holes. "Nope, looks like it went clean through. Must've been what broke the window."
"Oh well, that's a shame. Better luck next time."
"We've never shot anyone point blank with these before," said Trip. Wriggling out of his white jacket, the back of which was now covered in cherry-red droplets of varying size, he draped it over the deceased head of company and tucked it in around her shoulders. Apart from the stains, it made her look like someone who might have just passed out drunk after a night on the town. He snapped another picture on his phone. "More or less blood than you were expecting?"
"More," Virus grimaced in response. "C'mon, let's get out of here."
They got away by climbing through the broken window onto the fire escape, leaving the bodies behind amidst the mess of flowers, and hid their guns inside a dumpster behind the building, to be picked up later by one of their lower ranked yakuza associates.
"So, how should we celebrate?" Virus asked cheerily, back to his usual self now that he had divested himself of his own stained attire.
Celebrate what, Trip almost asked as he disposed of his tie and rolled up his sleeves, but then thought better of it and said instead, "Think that new cake shop will be crowded? We could grab one to go and think up a better story to tell the guys at the bar later."
"How can you even still think of eating," Virus began, his eyes narrowing accusatorily, "after consuming half an entire bag of marshmallows by yourself in one sitting?"
Trip shrugged, popping some of the white chocolate into his mouth.
"You've got blood in your hair, by the way," Virus pointed out.
Trip tried to do something about it, but only managed to rub it further into his scalp.
Virus chuckled. "Now you look like a red-head again."
"What? Nuh-uh."
"You do, your roots are showing."
Trip moved to catch his reflection in one of the nearby windows as they passed by, then rejoined Virus on his other side.
"Bullshit, shut up."
Virus laughed again, leaning closer for a brief moment. "You know for someone who eats a lot of sweets, you really have got a filthy mouth."
"I'll leave the sugar-coated words to you," said Trip as they rounded the corner. "So what are you going to tell the guys?"
"Well, we could pretend that it was harder for us to get in... Maybe you had to bribe someone with a kiss or two, hm?"
"What, and I kept them distracted while you did all the cool dirty work? Not a chance in hell."
"Okay, so maybe it was me who did the kissing."
"Better. Keep going." They had reached the busier street in front of the office building. "So what else did you do?"
Virus hesitated, looking for their car, then smirked when Trip poked him in the side. "I'll tell you the rest inside the limousine. You killed like six people though. It was a massacre."
"Sounds good. I wonder if the limo driver can supply us with popcorn."
"We'll probably have to kill him too."
THE END.

Who is Edward Sloan & Associates?

Edward Sloan & Associates Lawsuits
If you want to know just how unhappy consumers are with Edward Sloan & Associates, take a look at the lawsuits filed against the agency on the Public Access to Court Electronic Records (“PACER”). PACER is the U.S.’s federal docket which lists federal complaints filed against a wide range of companies. A search for the agency will display 11 lawsuits filed in the U.S., most of which involve violations of consumer rights and/or the Fair Debt Collection Practices Act (FDCPA).
Edward Sloan & AssociatesComplaints
The Fair Debt Collection Practices Act (FDCPA) is a federal law which applies to everyone in the United States. In other words, everyone is protected under the FDCPA, and this Act is a laundry list of what debt collectors can and cannot do while collecting a debt, as well as things they must do while collecting debt. If Edward Sloan & Associates is harassing you over a debt, you have rights under the FDCPA.
The Telephone Consumer Protection Act (TCPA) protects you from robocalls, which are those annoying, automated, recorded calls that computers make all day long. You can tell it’s a robocall because either no one responds on the other end of the line, or there is a delay when you pick up the phone before a live person responds. You can receive $500 per call if Edward Sloan & Associates violates the TCPA.Have you received a message from this agency that sounds pre-recorded or cut-off at the beginning or end? These are tell-tale signs that the message is pre-recorded, and if you have these messages on your cell phone, you may have a TCPA case against the agency.
The Electronic Fund Transfer Act (EFTA) protects electronic payments that are deducted from bank accounts. If Edward Sloan & Associates took unauthorized deductions from your bank account, you may have an EFTA claim against the agency. Edward Sloan & Associates, like most collection agencies, wants to set up recurring payments from consumers; imagine how much money it can earn if hundreds, even thousands, of consumers electronically pay them $50 – $100 or moreper month. If you agreed to this type of reoccurring payment, the agency must follow certain steps to comply with the EFTA. Did Edward Sloan & Associates continue to take electronic payments after you told them to stop? Did they take more money from your checking account than you agreed to?  If so, we can discuss your rights and potential case under the EFTA.
The Fair Credit Reporting Act (FCRA) works to ensure that no information reported to your credit report is false. In essence, it gives you the right to dispute those inaccuracies that you find on your credit report. We’ve handled many cases in which a debt collection agency reported debt on a consumer’s credit report to obtain leverage over the consumer. If Edward Sloan & Associates is on your credit report, they may tell you that they’ll remove the debt from your credit report if you pay it;this is commonly known as “pay for delete.”If the original creditor is on your report rather than the debt collector, and you pay off the debt, both entities should accurately report this on your credit report.
Several states also have laws to provide its citizens an additional layer of protection. For example, if you live in California, Florida, Michigan, Montana, North Carolina, Pennsylvania, Texas, or Wisconsin, you may be able to add a state-law claim to your federal law claim above.  North Carolina, for example, has one of the most consumer-friendly statutes in the country: if you live in NC and are harassed over a debt, you may receive $500 – $4,000 in damages per violation. We work with a local counsel in NC and our NC clients have received some great results in debt collection harassment cases. If you live in North Carolina and are being harassed by a debt collector, you have leverage to obtain a great settlement.
Howdo we Use the Law to Help You?
We will use state and federal laws to immediately stop Edward Sloan & Associates’s debt collection. We will send a cease-and-desist letter to stop the harassment today, and if Edward Sloan & Associates violates the FDCPA, EFTA, FCRA, or any state law, you may be entitled to money damages. For example, under the FDCPA, you may receive up to $1,000 in damages plus actual damages. The FDCPA also has a fee-shift provision, which means the debt collector will pay your attorneys’ fees and costs. If you have a TCPA case against the agency, we will handle it based on a contingency fee and you won’t pay us a dime unless you win.
THAT’S NOT ALL…
We have helped hundreds of consumers stop phone calls and we know how to stop the harassment and get you money damages. Once again: you will not pay us a dime for our services. We will help you based on a fee-shift provision and/or contingency fee, and the debt collector will pay your attorneys’ fees and costs.
What if Edward Sloan & Associates is on my Credit Report?
Based on our experience, some debt collectors may credit-report, which means one may mark your credit report with the debt they are trying to collect. In addition to or instead ofthe debt collector, the original creditor may also be on your credit report in a separate entry, and it’s important to properly identify these entities because you will want both to update your credit report if or when you pay off the debt.
THE GOOD NEWS IS…
If Edward Sloan & Associates is on your credit report, we can help you dispute it. Mistakes on your credit report can be very costly: along with causing you to pay higher interest rates, you may be denied credit, insurance, a rental home, a loan, or even a job because of these mistakes. Some mistakes may include someone else’s information on your credit report, inaccurate public records, stale collection accounts, or even being a victim of identity theft. If you have a mistake on your credit report, there is a process to dispute it, and my office will help you obtain your credit report and dispute any inaccurate information.
REMEMBER…
If a credit reporting agency violates its obligations under the Fair Credit Reporting Act (FCRA), you may be entitled to statutory damages up to $1,000, and the credit reporting agency will be required to fix the error. The FCRA also has a fee-shift provision, which means the credit reporting agency will pay your attorneys’ fees and costs. You won’t owe us a dime for our services. We have helped hundreds of consumers fix inaccurate information on their credit reports, and we’re ready to help you, too.
Complaints against Edward Sloan & Associates
If you’re on this page, chances are you are just like the hundreds of consumers out there being harassed by Edward Sloan & Associates. Here are some of the BBB reviews and complaints against Edward Sloan & Associates:
“Representatives of this company harass me with debt collection phone calls for a man deceased two years ago who happens to have my name. Wrong guy! There exist no accounts, orders, purchases, or payments that involve me with this company’s business.”
“Caller keeps repeatedly calling my number at least once a month, sometimes more. I’ve asked them once before to refrain from calling my number especially because my number is a cell phone. They continue to call. Occasionally they call from different numbers.”
“This company harasses me continuously about a bill I do not owe. Now they have expanded their harassment to my wife, my daughter and even my son. Every sentence that they speak is a violation of the FDCPA. There is [someone] calling all of my family saying it involves the IRS and I need to speak to an “Arbitrator” over the phone; no one conducts arbitration over the phone! It is all irrational and a violation of my rights under the FDCPA.”
Based on 10 reviews on Yelp, Edward Sloan & Associates receives a 1.5-out-of-5 rating. Here are some of the reviews on Yelp:
“Debt collectors who refuse to answer the phone and call you at 7 every morning with a prerecorded message.”
“Charged me for a debt in a state over 2000 miles away that was not mine. I found this on a credit report. I tried to dispute through Equifax, yet they came back and said they the debt was mine and paid two years late, yet I never paid it! Meaning it was someone else’s charge and they had satisfied it late. They would not work with me to resolve the issue.”
“An automated service called every day and when I try to call back, nobody will answer.”

Can Edward Sloan & Associates Sue Me?
Although anyone can sue anyone for any reason, we have not seen Edward Sloan & Associates sue consumers, and it’s likely that the agencydoes not sue because they don’t always own the debt they are attempting to collect, and would alsoneed to hire a lawyer, or use in-house counsel, to file a lawsuit. It’s also likely thatthe agency collects debt throughout the country, and it would be quite difficult to have lawyers, or a law firm, licensed in every state. However, there are collection agencies that do sue consumers; for example, Midland Credit Management is one of the largest junk-debt buyers, and it also collects and sues on debt. Still, it is less likely for a debt collector to sue you than for an original creditor to hire a lawyer or collection firm to sue you. If Edward Sloan & Associates has threatened to sue you, contact Agruss Law Firm, LLC as soon as possible.
Can Edward Sloan & AssociatesGarnish my Wages?
No, unless they have a judgment. If Edward Sloan & Associates has not sued you, then the agency cannot get a judgment. Barring limited situations (usually involving debts owed to the government for student loans, taxes, etc.), a company must have a judgment in order to garnish someone’s wages. In short, we have not seen this agency file a lawsuit against a consumer, so the agency cannot garnish your wages, minus the exceptions listed above. If Edward Sloan & Associates has threatened to garnish your wages, contact our office right away.

Woke kids up and got them ready to school
Drove Abe to school
Called the Alderman
Called the bank
Called Six Flags five times to inquire about Miles’s phone
Drove to Six Flags to get his phone
Drove to Evanston to pick up my old saxophone
Started this blog
Picked up Abe from school
Today I woke Miles up at 6.10 am for his first day of school, went back to sleep, woke back up, helped him get ready, including putting together his school supplies (e.g., slicing open the packages of college-ruled looseleaf paper and 5-tab divider sets and doling them out equally between four binders) that he hadn’t done yet despite their being in his room for the last two weeks and despite him not having done that last night when I reminded him and he said I’ll do it in the morning, even though there was getting dressed, tooth brushing, contact lens insertion, hair styling, breakfast eating and lunch making all scheduled for the morning.
I did not participate in his breakfast or lunch, but did retrieve his backpack from the basement, where it was in the dryer because Laura washed it out last night after I’d forgotten (and forgotten earlier that I’d put it in the basement sink last week because for some reason Miles had peppers in his bag that rotted and oozed all over the fabric, which also said in those European laundry symbols that are not immediately apparent do not wash, dry or iron) to do that myself even though I promised to when Laura was up half the night finishing her work for today and I was cleaning up the kitchen and putting the kids to bed (and Miles doing his homework, and obsessing about his phone and then arguing about putting together his school supplies), and then I just was deleting email on my computer (or maybe reading the New York Times) until I was over-exhausted and got into bed, where Laura woke me later to ask something about this morning which I don’t remember now. (I also woke up at 2.47 am because I heard the bathroom door creak so maybe some kid got up to go to the bathroom).
Miles and Laura left at 8 am (five minutes late because I was running around getting Miles a ruler, and graph paper, and post-it notes and highlighters to add to the binders I had already made) and I went upstairs to where Abraham’s radio alarm was blasting at maximum volume. He wanted to stay in bed and have a kiss and hug from me, but I asked him to get up. He came into my office in his underwear and pretended to fall down limp as I hugged him. “I’m so tired,” he said.
“Why don’t you go get dressed and brush your teeth and then let’s go downstairs to make breakfast and your lunch. We have to leave in 45 minutes.”
“Ok, dad.” First day excitement, not to be repeated.
He said since it’s the first day of school, can I have Dutch baby? But instead I made him bacon and scrambled eggs (I burned the bacon! Who does that?) and he made himself a ham (complained that Grandpa didn’t buy summer sausage because he apparently thought ham and turkey were fine), cheddar cheese and lettuce sandwich on a pretzel bun (no mayo because of the cheese), grapes, pretzels (complained that Grandpa didn’t buy pretzels because he apparently thought corn chips were a good substitute), two granola bars (best ever because they’re covered in caramel), watermelon, and a pack of seaweed snacks.
When we were ready to go, I opened the cabinet to get my keys and remembered that I didn’t have a car key because over the weekend, my inlaws Bill and Suzan had borrowed our car while they were taking care of the children because we were at Lara and Bobby’s wedding in Becket, Massachusetts, and they had lost (misplaced) the key. So I had to call Laura who had already been at work for 45 minutes because it was also HER first day of school and ask her to drive home to give me the key.
Abraham and I waited outside for Laura to arrive, chatted with Robert across the street and said hi to Leo and Jean. Laura dropped off the key and noted that we were going to be late. We got in the car and I plugged in Waze to see how long it would take-- it said we would arrive 3 minutes after the latest time we could arrive, at which point parents and kids are asked to wait outside for 15 minutes until Morning Meeting is over. Luckily, they were flexible on the first day and even though Morning Meeting was going as we arrived and Abe changed into his school shoes from his street shoes, we were allowed in.
On the way home, I called the Alderman to tell him about our lease and ask him to be on alert, ready to help and also ask about contacting planning and development. Then I called the bank but had to leave a message. When I got home, I had received an email from Six Flags saying they found Miles’s phone which he lost on his very first ride on Sunday when my inlaws took him and Abe to Great America. But Miles proved to be a sleuthing and persistent follow uper and managed to connect with Deborah at Lost and Found, and they found his phone. But I called and called and nobody answered and I didn’t want to drive an hour out to Six Flags if I couldn’t get the phone (I knew from the website that the park was closed today). I finally got hold of someone at about 11 and they said that I couldn’t come until September 16, but I asked if I could talk to someone else and then she said one of her co-workers was saying something to her, and she patched me into Security, who said they had the phone and I could come and get it.
I packed chips and mozarella cheese and grapes for the two hour ride and drove to Gurnee, Illinois, right under the wooden Goliath coaster in the employee parking lot and rolled up to the Security booth, where Keith was working and I said I was picking up a phone my son had lost, and he said is his name Miles? and he had his iPhone right there in the booth, making me realize that Miles getting his phone back was kind of a big deal because Deborah had told me last night that there were ten bags of stuff turned in, and yet this was just sitting waiting for me in the Security booth as if there were not a lot of people driving out today.
Then I drove back and went to Evanston where almost two years ago (for real), I had dropped off my Bundy alto saxophone (which had been a rental in 4th grade from Alto Music in Suffern and which at some point my parents had paid for, and I still have it) which I had brought in to get new pads and a tune up of sorts. They charged me $600, which was more than the sax is worth and more than they had quoted me, which was between $400 and $500. The guy behind the counter, Eli, who also had cool tattoos and gave me the name of his tattoo artist, called the repair person who said that $600 was too high and to do it for $500. Eli threw in a strap and a box of reeds, which was probably worth about $50. So.
Then I went home and started this blog. (What do you think? Isn’t it pretty? I just wanted a place to post about daily life so I picked their standard). Went to pick up Abraham. Waited outside with Doug and Andrea and we talked about my mom’s death, death with dignity in general, and carpools. Got Abe, negotiated ice cream as first day of school treat, drove home. Waited for Miles, worked on this post.
Then we went out to George’s for ice cream, missed the afterschool back to school special, spent $9 and won four games of Connect Four in a row against the kids, went to Blaze for dinner, and now Abe’s in the shower. I’m  missing band tonight because Laura has to work and it didn’t feel right to leave the kids alone.
That’s a day.

Well today was fairly good I suppose. My emotions were somewhat blah sometimes but other times they were ok, so that's something at least. But yeah, alarm went off at 7 and I convinced myself to get out of bed by 7:01 (okay, it just turned 7:02 when I stood up) and did the whole normal morning thing, got to my office and started on the work my boss gave me yesterday for today because she was gonna be out in the field for most of the day. It was two unfounded packets and then two permanency hearings for next week. The first unfounded packet was kind of questionable, it was against the natural mom who apparently let a cousin who has sexually abused the oldest daughter come to some visits, but they unfounded because he was supposedly never alone with the kids (which is shitty rationale IMO) and because the outcry wasn't completely trustworthy because the girl has developmental delays and couldn't come up with a set timeline. But at least hopefully that issue is dealt with. The second one was sadder, but not because of the actual situation, where two little girls were saying that their otherwise perfect record foster parents who they'd been with for two years out of nowhere started beating them, and everyone involved pretty much agreed their mother had put them up to that because she's disrupted the placements of her (apparently numerous) other kids in the system multiple times before just like that. And of course they got moved because of it and it just made me sad. So very selfish. But with those done I moved onto the permanency hearings, two older kids, one of which has been on run but is now considered to be off run but in an "unauthorized placement" because she's living with her boyfriend, but she's like, 17, so she really shouldn't be. We need to do a visit with her at some point before court so I tried calling the like 3 numbers listed on her sheet and got no answers, left a message at one at least. That was a dependency case coming in. The second came in as an abuse case but kind of became a dependency one, the younger kids were returned home but because of the older son's mental problems he wasn't and was given a goal of independence. Apparently he has a fairly low IQ (somewhere in the 70's I think) and very defiant behavior to just about everyone, but it looks like he managed to just graduate from high school, so that's good at least. So I prepped their forms depending on their cases and then sometime around then it became lunch time. It was one of the ladies on the calendars birthday, so we had ordered out from her favorite Greek place (she's like, hardcore Greek) and all ate in the lead attorney's office. My actual boss still wasn't there, but it was kind of nice to just sit and talk to the other attys, we have a women on our calendar which is kind of cool, and they were ragging on one of the ASA's who apparently has a bit of a sexist side, so that was good to now. But yeah, mostly we just laughed and had a good time and I enjoyed it. The gyro I got was pretty good, and only minimally hurt my stomach (unfortunately expected) but I just felt super full for the rest of the day, even though I didn't finish it. Back to work after lunch, just dealing with some other files and reading through the last reports on the TPR prep. There was apparently a rather in depth one I hadn't seen yet that was critical in changing the goal for the second kid, it was quite the insight into the parenting skills of the second father who looked half decent on paper but apparently had quite a ways to go in reality (he was asked like, if his kid was returned home to him (not that he ever lived with him to begin with) how he would deal with him being sick and he said something about his temperature would be office if it was like "in the 90s or 100s" because he thought normal was "in the 80s" so, yeah). So that was a good final piece to that puzzle. I looked through a big file twice trying to find an appointment order to attach to a criminal investigation unit request, but it was not in there, so I ended up having to request the paralegal fetch it for me tomorrow (I mean, I know how to do so myself, but the lawyer I was doing it for said to have the paralegal do it, and he's really cool, so it works). I might've worked on some other little things at some point but I think that was most of it. I played a little candy crush at the end of the day before heading out like 10 minutes early to hopefully catch the 5:03 bus to get home a little earlier, because I had a limited amount of time to get something done before I had PT at 7. So I knew my Amazon rental textbooks were due sometime at the end of this month, and it's been like in my mind this entire time, I'd been saving boxes for them, but never actually got around to just boxing them up, printing a label and bringing them to the UPS store. I know it's getting late in the month though so last night I checked online when the deadline was, and oh look, it's today, and the UPS store closes at 7. Well. I guess traffic was good because I actually managed to get off the bus by 6:08, which is impressive, and thankfully gave me more much needed time. I ended up having to use two boxes, one of which was a USPS flat rate box that somebody sent me something in but I was like you know what I'm just gonna slap the UPS label on it and hope nobody notices 😂 so I leave with the two boxes in my cart at like 6:45 (they weighed like 15 pounds between them, so I knew carrying them wouldn't end well cuz I've been down that path before), then walked to the UPS store in town and dropped them off quickly, then walked the rest of the way down the street to PT (I'm forever grateful to live so close to so many crucial places). I was back with my original guy today for the first time after his Europe trip, and he took a bit of a different approach today because some of my muscles were still super tight, so he asked if I would be willing to try this thing called dry needling, which is like sort of acupuncture but not but basically sets off a twitch response in the muscle and supposedly sets it back to its baseline if it was being under or over active (or at least that's how it was explained to me). I wasn't a huge fan of the idea, but my back has still been killing me after weeks of PT, like over a month now, so I said what the hell I've dealt with worse and went with it. It wasn't too bad actually, I couldn't really feel them going in but then when they hit the muscle there's like this dull achy cramp feeling that's not pleasant at all, but it doesn't last very long and you can like physically feel the muscle release. I think he only had to do it like 3 times and it really released, so that was good. We tried some slightly adjusted exercises after that and by the time I got out of there it was almost 8:30. I already had my cart with me and we ran out of toilet paper last night (again) so I ran over to jewel across the street, and also grabbed eggs and milk because I was out of those, a few yogurts, two frozen meals with meat in them, a bottle of Advil since I almost ran out, and of course a giant thing of toilet paper. I could like, barely shove it all into my cart but it just fit. I was pretty tired at this point but I wanted some damn ice cream so I walked back down the street and waited in line at the ice cream place. I was gonna get the peach Melba frozen yogurt again that I've been getting lately that's really good and makes me feel slightly less guilty, but then I saw that they had black cherry (it's one of their rotating flavors and I hadn't seen it in a while) which is like, one of my all time favorites, so at the last minute I switched and went with that). By the time I got home after that it was like, 9:10, but I made some eggs (now that I had more) and sat down to watch the second episode of the keepers, being that I said I'd keep with it, and holy shit, you can definitely say I'm hooked now. Like the episode was absolutely horrifying to watch because it mostly consisted of these women describing the heinous sexual abuse they were subjected to as children at the hands of the priests at their school, then ends with this giant bombshell that strongly indicates they had something to do with the murder of the nun who two of the girls had confided in, which was the tagline that originally got me interested in the series. Well, I'm all in now, for sure. And yeah, sometime after that I called it a night and got ready for bed. During the day I was of course obsessively checking my grades since tomorrow is the grade deadline, and at some point discovered I got an A- in crim pro II. I was slightly disappointed with this, but I also know I shouldn't be because that class was literally all ASA's and PD's and then there was just me, the person from juvenile court who just likes criminal law, so of course the curve was gonna be harder, and I still beat out a hell of a lot of people who intend on doing that for a living. So I know I shouldn't be disappointed with it, but I still can't help being a little bit. I'm just really hoping I pulled off that A in LARC now, but I really don't know. Still waiting on that damn grade. I would be surprised if I got less than an A-, but I'll probably be pretty mad if I do get an A- just because I worked so damn hard in that class and it was such a pain in my ass. Plus, going from last semester getting 3 A's and 1 A- to 3 A-'s and 1 A doesn't sit well with me as far as keeping my class rank, which was the goal here the whole time (I mean, top 10% just has such a nice ring to it.....sigh). But I guess we'll see. That grade just better get damn posted tomorrow, she's had our appellate briefs for over a month now and there's only like 13 of us in the class, you really have no excuse for blowing the grade deadline (especially with all the shit they supposedly hammer into us about the importance of meeting deadlines). So yeah, hopefully we'll find out on that tomorrow. Okay, that's all I got. Guess we'll see what tomorrow brings. Tonight was also officially 1 week since I started my new med, which means it was time to up it to 2 a day instead of 1, per my doctor's instructions, so hopefully that won't wreak too much havoc on my brain (I really hope so, anyway). Okay, really done now. Goodnight baes. Stay beautiful.

Lamont, Hanley & Associates, Inc. Lawsuits
If you want to know just how unhappy consumers are with Lamont, Hanley & Associates, Inc., take a look at the number of lawsuits filed against the agency on the Public Access to Court Electronic Records (“PACER”). PACER is the U.S.’s federal docket which lists federal complaints filed against a wide range of companies. A search for Lamont, Hanley & Associates, Inc. will display 15 lawsuits filed against the agency in several states, some of which involve direct violations of the Fair Debt Collection Practices Act (FDCPA).
Lamont, Hanley & Associates, Inc. Complaints
If Lamont, Hanley & Associates, Inc. is harassing you over a debt, you have rights under the FDCPA.
The Telephone Consumer Protection Act (TCPA) protects you from robocalls, which are those annoying, automated, recorded calls that computers make all day long. You can tell it’s a robocall because either no one responds on the other end of the line, or there is a delay when you pick up the phone before a live person responds. You can receive $500 per call if Lamont, Hanley & Associates, Inc. violates the TCPA. Have you received a message that sounds pre-recorded or cut-off at the beginning or end? These are tell-tale signs that the message is pre-recorded, and if you have these messages on your cell phone, you may have a TCPA case against the agency.
The Electronic Fund Transfer Act (EFTA) protects electronic payments that are deducted from bank accounts. If Lamont, Hanley & Associates, Inc. took unauthorized deductions from your bank account, you may have an EFTA claim against the agency. This agency, like most collection agencies, wants to set up reoccurring payments from consumers; imagine how much money it can earn if hundreds, even thousands, of consumers electronically pay them $50 – $100 or more per month. If you agreed to this type of reoccurring payment, the agency must follow certain steps to comply with the EFTA. Did Lamont, Hanley & Associates, Inc. continue to take electronic payments after you told them to stop? Did they take more money from your checking account than you agreed to?  If so, we can discuss your rights and potential case under the EFTA.
The Fair Credit Reporting Act (FCRA) works to ensure that no information reported to your credit report is false. In essence, it gives you the right to dispute those inaccuracies that you find on your credit report. We’ve handled many cases in which a debt collection agency reported debt on a consumer’s credit report to obtain leverage over the consumer. If Lamont, Hanley & Associates, Inc. is on your credit report, they may tell you that they’ll remove the debt from your credit report if you pay it; this is commonly known as “pay for delete.” If the original creditor is on your report rather than the debt collector, and you pay off the debt, both entities should accurately report this on your credit report.
Several states also have laws to provide its citizens an additional layer of protection. For example, if you live in California, Florida, Michigan, Montana, North Carolina, Pennsylvania, Texas, or Wisconsin, you may be able to add a state-law claim to your federal law claim above.  North Carolina, for example, has one of the most consumer-friendly statutes in the country: if you live in NC, and you’re harassed over a debt, you may receive $500 – $4,000 in damages per violation. We work with a local counsel in NC and our NC clients have received some great results in debt collection harassment cases. If you live in North Carolina and are being harassed by a debt collector, you have leverage to obtain a great settlement.
How do we Use the Law to Help You?
We will use state and federal laws to immediately stop Lamont, Hanley & Associates, Inc.’s debt collection. We will send a cease-and-desist letter to stop the harassment today, and if Lamont, Hanley & Associates, Inc. violates the FDCPA, EFTA, FCRA, or any state law, you may be entitled to money damages.
THAT’S NOT ALL…
We have helped hundreds of consumers stop phone calls from Lamont, Hanley & Associates, Inc., and we know how to stop the harassment and get you money damages. Once again: you will not pay us a dime for our services. We will help you based on a fee-shift provision and/or contingency fee, and the debt collector will pay your attorneys’ fees and costs.
What if Lamont, Hanley & Associates, Inc. is on My Credit Report?
Based on our experience, some debt collectors may credit-report, which means one may mark your credit report with the debt they are trying to collect. In addition to or instead of the debt collector, the original creditor may also be on your credit report in a separate entry, and it’s important to properly identify these entities because you will want both to update your credit report if or when you pay off the debt.
THE GOOD NEWS IS…
The good news is that if Lamont, Hanley & Associates, Inc. is on your credit report, we can help you dispute it.
Complaints against Lamont, Hanley & Associates, Inc.
If you’re on this page, chances are you are just like the hundreds of consumers out there being harassed by Lamont, Hanley & Associates, Inc. Below are some complaints from the Better Business Bureau (“BBB”) and various consumer websites.
“Lamont, Hanley & Associates have been calling over and over again. They are listed as spam on an app installed on my phone. On 12/9/16 at 5:45 pm I received a call from Lamont, Hanley & Associates. They called and demanded that I pay $118 dollars. I simply asked if they were licensed to collect debt in the state of Florida. I asked for written proof to verify they were a valid business. They refused to provide the requested information and demanded I pay $118 or they would close the account and put it on my credit report. A business should identify themselves when calling demanding money. I never heard of them and wanted to know who they were. The representative then hung up on me and when I called back nobody answers. This seems like an attempt to extort money.”
“This company is calling me every day leaving voicemails about a debt I do not owe and which has not been substantiated after multiple requests. I am receiving daily phone calls from a company called Lamont, Hanley & Associates, Inc. about a debt which I have asked them to validate and which I believe I do not owe. They are supposedly collecting for a company…on a “license fee” for an image they claim they have the exclusive licensing rights, which they do not as the license is available from multiple vendors. They leave me voicemails in which they demand I call them back and do not leave the FDCPA mini Miranda warning.”
“These people got my number trying to chase another person and were repeatedly told to remove my phone number.  The phone number that these people have is an old number for the person that they are chasing to collect from. Because of the cell service that our family chose, our phone numbers are routed through another phone number. When they called I would answer and tell them that “******” did not own the phone number and to remove the phone number from the list. This started back in August of this year and they have been calling at least twice a week.”
Based on 15 reviews on Google, Lamont, Hanley & Associates received a 2.3-star rating. Here is a snippet of the reviews on Google:
“Very very rude people who hang up on you while you’re genuinely trying to figure out a situation at hand. They were looking for a family member of mine and I got hung up on twice after asking simple questions about who they were any why they were calling, and then was accused of screening a phone call? Absolutely uncalled for and very bad phone manners. Very unprofessional and arrogant people. Do not let them push you around. They are bullies.”
“I hate when companies call me and refuse to identify themselves. If you want me to pay you, establish credibility! I’m not dodging my debts…but I want to do my due diligence before I make a payment to a company. It’s crazy to me that the person who called me wouldn’t identify the company and then spoke to me VERY unprofessionally and told me he will just call me next week and every week after that.”
“The woman who called me did not explain who she was and then demanded that I provide her credit card information to pay my “debt.” I understand these people are some type of collection agency but they can’t provide you any information regarding their debt claims to validate their accuracy, and their staff could be considerably less rude.”
Cases We’ve Handled against Lamont, Hanley & Associates, Inc.
I THINK YOU’LL AGREE WITH ME WHEN I SAY…
Threats and harassment from collection agencies can be pretty intimidating. However, we can stop the harassment and get you money damages under the law, and the collection agency will pay your attorneys’ fees and costs. Here is one case we’ve handled against Lamont, Hanley & Associates, Inc.:

Can Lamont, Hanley & Associates, Inc. Sue Me?
Although anyone can sue anyone for any reason, we have not seen Lamont, Hanley & Associates, Inc. sue consumers, and it’s likely that the agency does not sue because they don’t always own the debt they are attempting to collect, and would also need to hire a lawyer, or use in-house counsel, to file a lawsuit. It’s also likely that the agency collects debt throughout the country, and it would be quite difficult to have lawyers, or a law firm, licensed in every state. However, there are collection agencies that do sue consumers; for example, Midland Credit Management is one of the largest junk-debt buyers, and it also collects and sues on debt. Still, it is less likely for a debt collector to sue you than for an original creditor to hire a lawyer or collection firm to sue you. If Lamont, Hanley & Associates, Inc. has threatened to sue you, contact Agruss Law Firm, LLC as soon as possible.
Can Lamont, Hanley & Associates, Inc. Garnish My Wages?
No, unless they have a judgment. If Lamont, Hanley & Associates, Inc. has not sued you, then that agency cannot get a judgment. If Lamont, Hanley & Associates, Inc. has threatened to garnish your wages, contact our office right away.
